What are the key facts on Naples Square condos for sale in downtown Naples?
Naples Square is four finished condominium buildings on 3rd Avenue South in downtown Naples, plus Encore at Naples Square under construction. Every recorded county sale in the past two years was a resale between owners. The table below sets the county record beside the MLS export, and our Naples homes and communities guide places it among other neighborhoods.
Naples Square county and MLS figures
The rows below keep each source on its own line, with its window or export date written into the row.
| Source and window | Count | Price |
|---|---|---|

| County qualified deeds, September 2024 through August 2025 | 15 | median $1,900,000, $1,360,000 to $4,550,000 |
| County resales, 60 months, September 2021 through August 2026 | 88 | median $1,986,800, $780,000 to $4,550,000 |
| MLS closings, October 29, 2026 export, four resale buildings | 27 | median $2,300,000, $1,020,000 to $4,550,000 |
| MLS Active rows, October 29, 2026 export, all five buildings | 12 | median list $3,112,500 |
| MLS Pending rows, October 29, 2026 export, all five buildings | 4 | none |
Read the table across each row rather than down a column, since a county count and an MLS count describe two separate records.
Four built condominiums and one under construction
Five buildings carry the Naples Square name, and this page treats four of them as one resale set. The 2026 county roll counts 285 residences in the four Naples Square condominiums, and each county sale recorded from September 2024 to August 2026 was a resale. By the roll, Naples Square I at 1030 3rd Avenue South was built in 2015 with 72 residences, Naples Square II at 1035 3rd Avenue South in 2017 with 72, Naples Square III at 1135 3rd Avenue South in 2019 with 77 and Quattro at Naples Square at 1130 3rd Avenue South in 2023 with 64. Encore at Naples Square, a fifth building of 15 homes per the developer at 233 12th Street South, is under construction and is not on the 2026 roll, so its homes are never added to the 285 on the roll.
The four finished buildings opened in stages from 2015 to 2023, with Quattro at Naples Square last. Each holds its own condominium association, its own declaration and its own records, so a rule, a cost or a document from one building never stands in for another on this page. Encore at Naples Square is a separate project in its developer's hands; we report its figures only where the developer, the press or the MLS state them, and each carries a date.
Where these numbers come from
Two record sets feed this page, and each keeps its own label. We tracked every qualified county deed on the four Naples Square condominiums for 60 months, September 2021 to August 2026, and read the latest twelve months and the twelve before them on their own. We tracked the 43 MLS rows that carry the Development name NAPLES SQUARE in the October 29, 2026 export.
Here is how a single county deed enters the count. When a residence in one of the four buildings changes hands and the county marks the deed as qualified, that deed counts once, in the month it was recorded, at the price written on it.
Here is how a single MLS row enters the count. A closed listing in the October 29, 2026 export counts once in the listing set, under the subdivision label its agent chose, at the closed price that row shows.
The same sale can sit in both sets, so this page never adds the two together. Older write-ups on the community sometimes quote a count from a shorter or earlier window, or fold first sales from the developer in with resales; we carry none of those counts, since their windows do not line up with the ones used here. Every price sentence below names its source and its window.
What this page leaves out
The site holds more than homes, and the count is kept to residences. This page leaves out the Naples Square commercial lots, the theatre and hotel parcels and the hotel's commercial condominium, which are not homes. Encore at Naples Square appears only where its developer or the MLS gives a dated figure, never inside a county total. Costs, rules and taxes for each building come later on the page, each with its source and date.
Can you buy a Naples Square condo today?
Yes. Resales come up in the four finished Naples Square buildings, and Encore at Naples Square residences are offered by its developer. The search below reads the MLS directly, and the October 29, 2026 export gives a fixed snapshot of closed, active and pending rows across all five buildings in downtown Naples, ZIP 34102.
Rows in the October 29, 2026 export
One export date anchors every listing figure in this section. In the MLS export of October 29, 2026, Naples Square I, II, III and Quattro at Naples Square show 27 closings with a median of $2,300,000, ranging from $1,020,000 to $4,550,000, and all five buildings show 12 Active rows with a median list price of $3,112,500 and 4 Pending rows.
Search the live listings
The links below refresh from the MLS, so their rows can differ from the snapshot above.
- Every condo listed at Naples Square in downtown Naples
- Naples Square condos new to the market this month
- Naples Square condos priced under $2,440,000
- Naples Square condos priced at $2,440,000 or more
Each link opens a list filtered to the Naples Square labels, and a listing that closes drops out of the search on its own. For other parts of the city, our wider property search covers every active listing we can show.
Three MLS subdivision labels
Listing agents pick one of three labels when they enter a residence here. The MLS files every Naples Square row under one Development name, NAPLES SQUARE, with three subdivision labels, NAPLES SQUARE, QUATTRO AT NAPLES SQUARE and ENCORE AT NAPLES SQUARE, and the live search on this page uses those labels. A search on one label alone would miss rows filed under the other two. Naples Square I, II and III share the plain Naples Square label, so telling those three buildings apart takes the street address in each row.
Before you tour a residence
A short set of papers saves time before a showing on 3rd Avenue South. Start by asking which of the five buildings the residence sits in, by street number, since documents and records differ from one building to the next. Ask the listing agent for that building's declaration, rules and latest budget, and read the leasing and pet sections before you book a second showing. Check flood records for the exact address, not the community as a whole, and ask whether the association holds recent inspection reports. Our buyer team can pull the deed record for a single residence before you go.
Where is Naples Square in Naples, FL 34102?
Naples Square is in downtown Naples, ZIP 34102, inside the city limits and north of the Fifth Avenue South shopping street. Its four finished condominiums carry 3rd Avenue South addresses. A theatre and a hotel sit on the same recorded plats, and the route table later on the page measures each building by road.
North of Fifth Avenue South
The shopping street lies to the south of the community. Naples Square sits on 3rd Avenue South in downtown Naples, east of US 41, in ZIP 34102 and inside the City of Naples, a short distance north of Fifth Avenue South. By road, the Domain Realty Group route table puts the corner of Fifth Avenue South and 9th Street South about 0.3 free-flow route miles from the centre of Naples Square, and each building's own row follows in a later section.
Fifth Avenue South is its own street of shops and restaurants, with its own records, and this page reports no figure for it. For the neighborhoods around downtown, our Naples communities guide lists each one with its own page.
Inside the City of Naples
City limits shape services and the tax bill. All four finished buildings sit within the City of Naples, so city departments answer for fire and police calls, as the services section explains. The city also adds its own line to the property tax on each residence, and the tax section lists every line on the 2026 roll. Encore at Naples Square sits within the same site, and its street address appears with the buildings above.
The theatre and the hotel on the same plats
Two neighbors without residences share the recorded plats with the condominiums. Gulfshore Playhouse unveiled its Baker Theatre and Education Center at 100 Goodlette-Frank Road South on October 17, 2024, with a 368-seat Mainstage, according to the Playhouse. AC Hotel Naples 5th Avenue opened on December 15, 2023 at 455 12th Street South, on a Naples Square plat, according to its developer, OTO Development.
Neither building holds residences, and neither appears in any count on this page.
Parcel sizes on the county map
The county parcel map shows how the residential land splits from the rest of the site. County parcel lines give each of the four condominium parcels about 1.9 acres, 7.68 acres together, inside a Naples Square site of about 19.9 acres. The rest of the site is held in separate parcels, among them the theatre, the hotel, the commercial lots and the Encore at Naples Square parcel. Parcel area measures land, not any residence; residence sizes appear in the buildings section.
What have Naples Square condos sold for in county deeds?
County deeds give the firmest price record for the four buildings on 3rd Avenue South, since every qualified sale is recorded. This section reads three windows: the latest twelve months, the twelve before them and 60 months of resales, plus a calendar-year table. Each figure names its window, and none is mixed with a listing figure.
The latest twelve months
The most recent window runs a full year to the end of August 2026. From September 2025 to August 2026, county deeds record 29 Naples Square sales with a median of $2,225,000, ranging from $1,020,000 to $4,550,000, across the four resale buildings. The low and high ends of that range come from different buildings, as the building table shows.
The twelve months before
The earlier year ends where the latest one begins. For the prior twelve months, September 2024 to August 2025, county deeds record 15 Naples Square sales with a median of $1,900,000, ranging from $1,360,000 to $4,550,000. Three of the four buildings had fewer than five deeds in that year, so the building table lists each of their prices in place of a median.
Resales over 60 months
The longest window covers 60 months of resales between owners. In county deeds over 60 months, September 2021 to August 2026, Naples Square shows 88 resales with a median of $1,986,800, ranging from $780,000 to $4,550,000, leaving out the 47 first sales from the developer at Quattro at Naples Square in 2023. These are small counts, and the median moves with which building sold, so this page reads no market direction from them.
County deeds by calendar year
The calendar table counts every qualified deed, first sales and resales alike, year by year.
| County calendar sale year | County qualified deeds | County median | Low to high |
|---|---|---|---|
| 2016, mostly first sales | 53 | $895,000 | $495,000 to $1,525,000 |
| 2017, mostly first sales | 80 | $841,250 | $580,000 to $1,495,000 |
| 2018 | 12 | $1,116,150 | $620,000 to $1,475,000 |
| 2019, mostly first sales | 89 | $995,000 | $695,000 to $1,654,000 |
| 2020 | 24 | $982,000 | $647,000 to $1,850,000 |
| 2021 | 29 | $1,240,000 | $735,000 to $2,525,000 |
| 2022 | 21 | $1,725,000 | $900,000 to $2,832,500 |
| 2023, mostly first sales | 61 | $2,300,000 | $1,350,000 to $4,395,000 |
| 2024 | 10 | $2,762,500 | $1,750,000 to $3,825,000 |
| 2025 | 17 | $1,900,000 | $1,289,000 to $4,550,000 |
| 2026, January to August | 23 | $2,100,000 | $1,020,000 to $4,550,000 |
The rows for 2016, 2017, 2019 and 2023 are mostly first sales from the developer, closed as each building was finished, so they are not resale prices. Counts in the other years are small, and the table is a record of what closed in each year, not a forecast of what comes next.
First sales and resales
Two kinds of deed appear in the county record. A first sale is the deed from the developer to the first owner of a residence on 3rd Avenue South; a resale is any later deed from one owner to the next. Every county sale in the two most recent twelve-month windows was a resale between owners. The 60 months of deeds also hold the first sales from the developer at Quattro at Naples Square in 2023, and the resale line above sets those aside so that it compares owner with owner. The building table below keeps them in its last column, which is labelled all deeds.
How do county deeds split by building and size band?
County deeds split four ways by building and three ways by size band. Quattro at Naples Square, the newest of the four on 3rd Avenue South, has the largest middle roll size and the highest deed median, while the three older buildings sit closer together. Thin rows list each price in place of a median.
County deeds by building
Each building's deeds stay on their own row, so no figure from one building describes another.
| County building | September 2025 through August 2026 | September 2024 through August 2025 | 60 months, September 2021 through August 2026, all deeds |
|---|---|---|---|
| Naples Square I | 5, median $1,560,000, $1,289,000 to $2,800,000 | 4, $1,360,000, $1,380,000, $1,900,000, $2,700,000 | 20, median $1,707,500, $780,000 to $2,832,500 |
| Naples Square II | 8, median $1,612,500, $1,020,000 to $2,950,000 | 1, $1,900,000 | 24, median $1,762,500, $1,020,000 to $2,950,000 |
| Naples Square III | 9, median $2,100,000, $1,325,000 to $2,790,000 | 6, median $1,643,750, $1,525,000 to $4,000,000 | 29, median $2,060,000, $900,000 to $4,000,000 |
| Quattro at Naples Square | 7, median $3,125,000, $2,225,000 to $4,550,000 | 4, $3,250,000, $3,525,000, $3,675,000, $4,550,000 | 62, median $2,675,000, $1,350,000 to $4,550,000 |
By building in those twelve months of county deeds, Naples Square I shows 5 sales at a median of $1,560,000, Naples Square II 8 at $1,612,500, Naples Square III 9 at $2,100,000 and Quattro at Naples Square 7 at $3,125,000.
Reading the building rows
Three columns hold three windows. The first two columns are twelve-month windows, and their rows add up to the totals in the opening table. The last column covers 60 months and counts all deeds, so the Quattro at Naples Square row in that column holds its first sales from the developer in 2023 along with its later resales. The other three rows in that column hold resales only, since their first sales closed before that 60-month window opened.
Read each row as that building's own record.
County deeds by size band
The bands group residences by their area as the county roll lists it.
| County roll area band, sq ft | September 2025 through August 2026 | September 2024 through August 2025 | 60 months, September 2021 through August 2026, all deeds |
|---|---|---|---|
| under 1,800 | 6, median $1,382,500, $1,020,000 to $1,450,000 | 6, median $1,577,500, $1,360,000 to $1,900,000 | 24, median $1,525,000, $780,000 to $2,060,000 |
| 1,800 to 2,499 | 17, median $2,225,000, $1,450,000 to $2,950,000 | 4, $1,380,000, $1,900,000, $1,900,000, $2,700,000 | 52, median $1,897,500, $1,340,000 to $2,950,000 |
| 2,500 and over | 6, median $3,412,500, $2,425,000 to $4,550,000 | 5, median $3,675,000, $3,250,000 to $4,550,000 | 59, median $2,900,000, $1,650,000 to $4,550,000 |
A building or size band with under five county sales in a twelve-month window shows its count and each price in the table, and no median.
The three bands are under 1,800, 1,800 to 2,499 and 2,500 or more square feet, using each residence's area as the appraiser lists it. A band says nothing about a residence's bedroom count, its layout or which building it sits in, and every band mixes residences from more than one building.
Why some rows show counts
A middle price drawn from two or three deeds says very little. When a building or band has fewer than five county deeds in a window, the table lists the count and every price instead, as it does in the twelve months before for Naples Square I, Naples Square II, Quattro at Naples Square and the middle band. The middle band in that year holds four deeds, two of them at the same price, a detail a single middle figure would hide.
What does the MLS show for Naples Square condos?
The October 29, 2026 MLS export carries 43 rows under the Naples Square Development name, covering closed, active and pending listings across all five buildings in downtown Naples. Its fields add bedroom labels, a building design band and Encore at Naples Square listings that the county record cannot show yet.
MLS fields, October 29, 2026 export
The field table lists what the export holds, line by line.
| MLS field, October 29, 2026 export | MLS value | MLS rows |
|---|---|---|
| MLS Development name | NAPLES SQUARE | 43 |
| MLS subdivision label | NAPLES SQUARE | 27 |
| MLS subdivision label | QUATTRO AT NAPLES SQUARE | 10 |
| MLS subdivision label | ENCORE AT NAPLES SQUARE | 6 |
| MLS bedrooms field, closed resale rows | 2 Bed | 3 |
| MLS bedrooms field, closed resale rows | 2+Den | 9 |
| MLS bedrooms field, closed resale rows | 3+Den | 12 |
| MLS bedrooms field, closed resale rows | 4+Den | 3 |
| MLS Building Design band, entered by listing agents, not a story count | Mid Rise (4-7) | 37 |
| MLS Building Design band, entered by listing agents, not a story count | Low Rise (1-3) | 6 |
| MLS living area, Encore at Naples Square rows | 2,693 to 4,657 sq ft | 6 |
The building design band is entered by listing agents and is not a count of floors, and the bedroom labels are the export's own field, so neither is a measured fact about a building. In the bedrooms field of the October 29, 2026 export, the closed resale rows read 3 as 2 Bed, 9 as 2+Den, 12 as 3+Den and 3 as 4+Den. A den label is the listing agent's entry and may not match the floor plan in the condominium declaration.
MLS rows by building
The building split follows the street address on each row.
| MLS rows by building, October 29, 2026 export | Closed | Active | Pending |
|---|---|---|---|
| MLS rows, Naples Square I | 4 closed, too few for a median | 2 | 0 |
| MLS rows, Naples Square II | 7 closed, median $1,775,000 | 1 | 1 |
| MLS rows, Naples Square III | 9 closed, median $2,250,000 | 3 | 0 |
| MLS rows, Quattro at Naples Square | 7 closed, median $3,700,000 | 3 | 0 |
| MLS rows, Encore at Naples Square | 0 closed | 3 | 3 |
The Naples Square I row has four closings in the export, too few for a middle price, so it shows none. Building figures in this table come from listing rows only, and the deed tables above remain the price record this page leans on.
Encore rows in the export
Encore at Naples Square has its own label in the export. Of those rows, 3 Active and 3 Pending are Encore at Naples Square listings from the developer, filed with a 2026 year built in the October 29, 2026 MLS export, and none is a resale. The export lists MLS living area of 2,693 to 4,657 square feet on those six Encore rows, figures entered for homes that are not yet finished. Since none has closed, the export holds no Encore closing price, and the appraiser's roll holds no Encore residence yet.
Why county and MLS records differ
The two records answer different questions. A county deed is the legal record of a transfer, and it covers every qualified sale whether or not a listing agent ever entered it. An MLS row is a listing record: it can carry a sale that closed outside the windows used here, and it misses any sale that was never listed. The export files rows by the subdivision label an agent picked, while the county files deeds by parcel. Neither record is wrong; they count different things, so this page prints each with its own label and never blends them. For a single residence, our home valuation team reads both records side by side.
What are the buildings at Naples Square?
Naples Square is four finished condominium buildings with addresses on 3rd Avenue South in downtown Naples, ZIP 34102, plus a fifth building, Encore at Naples Square, that the developer lists as under construction. The county roll holds the four finished buildings only, so the sizes and counts below cover those four and leave Encore to its own section.
The buildings by street number
Each finished building has one roll address, one year built and one count of residences, and the table sets them side by side in that order.
| County building | Roll address | County roll year built | Residences | County roll area mix, sq ft |
|---|---|---|---|---|
| Naples Square I | 1030 3rd Ave S | 2015 | 72 | 1,268 x7, 1,529 x15, 1,832 x17, 2,175 x2, 2,264 x18, 2,469 x8, 3,038 x4, 3,361 x1 |
| Naples Square II | 1035 3rd Ave S | 2017 | 72 | 1,268 x7, 1,529 x16, 1,843 x18, 2,175 x1, 2,264 x9, 2,286 x7, 2,470 x8, 2,854 x4, 3,808 x1, 5,016 x1 |
| Naples Square III | 1135 3rd Ave S | 2019 | 77 | 1,460 x8, 1,593 x8, 1,698 x8, 1,883 x20, 2,274 x2, 2,375 x19, 2,859 x8, 3,238 x4 |
| Quattro at Naples Square | 1130 3rd Ave S | 2023 | 64 | 2,032 x8, 2,230 x2, 2,370 x1, 2,733 x8, 2,748 x7, 2,853 x2, 2,898 x11, 2,952 x8, 3,358 x8, 3,437 x8, 4,536 x1 |
Read the mix column as a size followed by the number of residences that share it, so 1,529 x15 at Naples Square I means fifteen residences of that one size. Quattro at Naples Square, with a 2023 roll year, lists eleven different sizes, against eight at Naples Square I and Naples Square III and ten at Naples Square II. The street numbers are the ones the appraiser uses, and a unit number follows each of them on a deed.
Sizes on the county roll
Area on the county roll is one figure per residence, and residences of the same plan tend to share it, which is why the mix column groups them.
Sizes at Naples Square run from 1,268 to 5,016 square feet on the 2026 county roll, with building medians of 1,832 square feet at Naples Square I, 1,843 at Naples Square II, 1,883 at Naples Square III and 2,898 at Quattro at Naples Square.
The range opens at 1,268 square feet, a size the roll lists at both Naples Square I and Naples Square II, and closes at 5,016 square feet, the roll figure for one residence at Naples Square II. At Quattro at Naples Square the mix starts at 2,032 square feet on the roll, above the middle value of each of the three earlier buildings. Naples Square III opens at 1,460 square feet as the roll records it, and its mix holds neither the 1,268 nor the 1,529 sizes found at the first two buildings. A size on the roll is a tax record, so treat it as a starting point and measure the residence itself if the figure matters to your offer.
MLS living area beside the roll
Listing agents type living area into each listing, and that entry can differ from the area the appraiser carries.
MLS living area in the October 29, 2026 export matches the county roll area on 35 of the 37 rows matched to a roll unit, so this page labels every size figure with its source.
Where the two disagree, a figure on this page keeps its own label, roll or MLS, and the two are never blended into one size. Encore at Naples Square has no roll line yet. Its six MLS rows in the October 29, 2026 export show living area from 2,693 to 4,657 square feet, entries the developer's listings supplied. When a listing and the roll part ways on one residence, the plan drawings in the condominium documents are a third place to check.
Bedroom labels in MLS rows
This page takes bedroom labels from a single field, the bedrooms entry in each MLS listing.
In the October 29, 2026 export, the 27 closed resale rows read 2 Bed on 3 rows, 2+Den on 9, 3+Den on 12 and 4+Den on 3, the same counts the MLS fields table above prints. A label reflects how a listing agent described the plan at that sale, and a later listing of the same residence can describe it another way. For that reason no bedroom label here is tied to a roll size, so ask one of our agents for the floor plan of the residence you are weighing. A den can be a closed room with a door or an open nook, and only the plan or a visit settles which.
What should a buyer know about Naples Square I?
Naples Square I, at 1030 3rd Avenue South in downtown Naples, carries a 2015 year built and 72 residences on the 2026 roll. This section gives its roll sizes, its county deeds over three windows, what we could find on its shared spaces and its route distances, so a buyer can read the building on its own terms.
Naples Square I on the county roll
The roll gives Naples Square I the same count of residences as Naples Square II, though the two buildings differ in their mix of plans.
Sizes run from 1,268 to 3,361 square feet, as the roll records them at Naples Square I, with a middle value of 1,832 square feet. Eighteen residences share 2,264 square feet and seventeen share 1,832 square feet, while four sit at 3,038 square feet and a single residence at 3,361, all figures from the roll mix. Fifteen residences hold the 1,529 size and seven the 1,268 size, which together form the compact end of the building.
Naples Square I in county deeds
The county records each sale as a deed, and the counts below use only the deeds the appraiser treats as qualified sales.
From September 2025 to August 2026, county deeds record 5 Naples Square I sales with a median of $1,560,000, ranging from $1,289,000 to $2,800,000.
In the twelve months before that, September 2024 to August 2025, county deeds show 4 Naples Square I sales, at $1,360,000, $1,380,000, $1,900,000 and $2,700,000.
In county deeds over 60 months, September 2021 to August 2026, Naples Square I shows 20 resales with a median of $1,707,500, ranging from $780,000 to $2,832,500.
With counts this small, each window reflects the particular residences that changed hands, and a single sale of a large plan can move it. Compare a residence you like with sales of the same size, not with the building as a whole.
Shared spaces at Naples Square I
Each building at Naples Square keeps its own association, and what one association offers does not carry over to its neighbors.
The shared spaces at Naples Square I are not published by a first-party source we found, so ask its association what runs today.
Ask the seller for the current rules, any schedule of common areas and the declaration, which together say what belongs to the building and who may use it. If you would like help gathering those papers, contact the team before you write an offer.
Distances from 1030 3rd Avenue South
These distances are measured from this building's own address, so they differ a little from the figures for the other buildings.
From Naples Square I at 1030 3rd Avenue South, Fifth Avenue South at 9th Street South is about 0.3 free-flow route miles, or 0.27 walking miles, Third Street South about 1.9 free-flow route miles and the Naples Pier about 1.7 free-flow route miles.
The longer route table, with shopping, schools and the airports, follows later on this page.
What should a buyer know about Naples Square II?
Naples Square II sits at 1035 3rd Avenue South in downtown Naples, with a 2017 year built and 72 residences on the 2026 roll. Its mix spans ten sizes, its deeds are set out over the same three windows, and its shared spaces and route distances follow in the order used for Naples Square I above.
Naples Square II on the county roll
Ten different sizes appear in the Naples Square II mix, two more than at Naples Square I.
Naples Square II begins at 1,268 square feet and reaches 5,016 square feet, both roll figures, and its middle value sits at 1,843 square feet. In the roll mix, eighteen residences share 1,843 and sixteen share 1,529, and a size of 2,286 held by seven residences appears at no other Naples Square building. At the top of the mix, one residence is listed at 3,808 and one at 5,016, each a single entry.
Naples Square II in county deeds
Sales at Naples Square II are read here in the same three windows used for every building, each from recorded deeds.
From September 2025 to August 2026, county deeds record 8 Naples Square II sales with a median of $1,612,500, ranging from $1,020,000 to $2,950,000.
Only one Naples Square II sale appears in county deeds for September 2024 to August 2025, at $1,900,000.
In county deeds over 60 months, September 2021 to August 2026, Naples Square II shows 24 resales with a median of $1,762,500, ranging from $1,020,000 to $2,950,000.
Read the three windows together, and keep in mind that eight sales in a year at a building of 72 residences is a small sample. Owners at Naples Square II can request a home valuation that starts from these recorded sales.
Shared spaces at Naples Square II
We found no list of common areas published by the Naples Square II association, and we do not borrow another building's list to fill the gap.
The shared spaces at Naples Square II are not published by a first-party source we found, so ask its association what runs today.
The declaration and the current rules, both of which a seller can request from the association, are where that answer will be written.
Distances from 1035 3rd Avenue South
Naples Square II is measured from its own street number, which gives it figures close to those of Naples Square I.
From Naples Square II at 1035 3rd Avenue South, Fifth Avenue South at 9th Street South is about 0.3 free-flow route miles, or 0.29 walking miles, Third Street South about 1.8 free-flow route miles and the Naples Pier about 1.7 free-flow route miles.
Each figure is a route on public streets from the building address, not a straight line between two points.
What should a buyer know about Naples Square III?
Naples Square III, at 1135 3rd Avenue South in downtown Naples, has a 2019 year built and 77 residences on the 2026 roll. It is the one resale building whose association has posted its rules, a lease form and a reserve study, so this section can say more about its shared spaces and its finances than the sections before it.
Naples Square III on the county roll
With 77 residences, Naples Square III holds five more than either earlier building.
Its sizes run from 1,460 to 3,238 square feet as the roll records them, and the middle value is 1,883 square feet. Two sizes stand out in the roll mix, twenty residences at 1,883 and nineteen at 2,375, while eight residences each sit at 1,460, 1,593, 1,698 and 2,859. Four residences hold the 3,238 size and two the 2,274 size.
Naples Square III in county deeds
Naples Square III shows more recorded resales than the other three buildings across the longer window, though the counts stay small.
From September 2025 to August 2026, county deeds record 9 Naples Square III sales with a median of $2,100,000, ranging from $1,325,000 to $2,790,000.
The twelve months before, September 2024 to August 2025, hold 6 Naples Square III sales in county deeds, at a median of $1,643,750. Those deeds range from $1,525,000 to $4,000,000.
In county deeds over 60 months, September 2021 to August 2026, Naples Square III shows 29 resales with a median of $2,060,000, ranging from $900,000 to $4,000,000.
The two twelve-month windows and the longer record are printed separately so that no single figure stands in for another.
Shared spaces the association names
The association at Naples Square III publishes its rules, which makes it the source for what this building lists.
Naples Square III's association rules, revised April 20, 2026, name a pool and spa, a grill area on the terrace, a reservable club room, storage lockers and bicycle racks, so confirm current operation with the association.
The Naples Square III lease form, dated 2025, lists entry fobs among the items its association issues, so confirm current operation with the association.
Rules can change after a revision, so compare the copy in the resale packet with the April 20, 2026 version named above.
The 2025 reserve study
A reserve study is an engineer's estimate of what a building's major parts will cost to repair or replace and how much an association should set aside each year.
Naples Square III's 2025 reserve study, posted by its association, describes one five-story building of 77 condominium units over a tucked-under parking garage.
That study, dated October 28, 2025 and prepared by Florida Engineering LLC, recommends $156,073.33 a year in reserve contributions for Naples Square III.
A recommendation is not a budget, so ask the association what its current budget sets aside for reserves and whether the board has adopted the study's figure. Read the study's component list too, since it shows which parts of the building the engineer expects to replace first.
Distances from 1135 3rd Avenue South
The figures from Naples Square III run a little longer than those from the other three addresses.
From Naples Square III at 1135 3rd Avenue South, Fifth Avenue South at 9th Street South is about 0.5 free-flow route miles, or 0.36 walking miles, Third Street South about 2.1 free-flow route miles and the Naples Pier about 1.9 free-flow route miles.
Use these numbers as a guide to the trip, then try the route yourself before you decide.
What should a buyer know about Quattro at Naples Square?
Quattro at Naples Square, at 1130 3rd Avenue South in downtown Naples, carries a 2023 year built and 64 residences on the 2026 roll. Its middle roll size is larger than that of any of the three earlier buildings, and The Ronto Group published plan names and a list of shared spaces for it in 2022. The building at 1130 3rd Avenue South has its own page, Quattro at Naples Square condos for sale, with its county sales by size band and floor, the developer's dated plans and both association layers.
Quattro on the county roll
Quattro's mix holds eleven sizes, with none near the compact plans found in the first three buildings.
Eleven residences at Quattro share 2,898 square feet, and eight residences each sit at 2,032, 2,733, 2,952, 3,358 and 3,437, according to the roll mix. Seven residences hold the 2,748 size, while 2,230, 2,370, 2,853 and 4,536 appear only once or twice each.
Quattro in county deeds
Quattro closed its first sales from the developer in 2023, so its resale record is shorter than that of the other three buildings.
From September 2025 to August 2026, county deeds record 7 Quattro at Naples Square sales with a median of $3,125,000, ranging from $2,225,000 to $4,550,000.
Four Quattro at Naples Square sales appear in county deeds for September 2024 to August 2025, at $3,250,000, $3,525,000, $3,675,000 and $4,550,000.
In county deeds over 60 months, September 2021 to August 2026, Quattro at Naples Square shows 15 resales with a median of $3,550,000, ranging from $1,850,000 to $4,550,000.
Resales and first sales from the developer are counted apart, so the longer window above reflects owners selling to later buyers only.
Plans Ronto described
The Ronto Group gave plan names for Quattro when it marketed the building, and those names can help when you match a listing to a floor plan.
The Ronto Group's 2022 description of Quattro at Naples Square lists the Dario plan at 3,189 square feet of living space and the Dante and Giada 1 plans at 2,853 and 2,733 square feet under air.
The roll mix for Quattro lists 2,853 and 2,733 among its sizes, matching two of Ronto's plan figures, and has no entry at 3,189. A developer's plan figure and a roll figure measure different things, so keep each with its source when you compare residences.
Shared spaces Ronto described
This list is the developer's, written in 2022 while Quattro was still being sold, so treat it as a starting point.
The Ronto Group's 2022 description of Quattro at Naples Square lists an amenity deck with a pool, a hot tub, a firepit, two grilling areas and a covered bar, plus a club room with billiards, so confirm current operation with the association.
Ask whether those spaces belong to Quattro's association alone and what its rules say about using them.
Distances from 1130 3rd Avenue South
Quattro's address puts its figures close to those of Naples Square I.
From Quattro at Naples Square at 1130 3rd Avenue South, Fifth Avenue South at 9th Street South is about 0.3 free-flow route miles, or 0.28 walking miles, Third Street South about 1.9 free-flow route miles and the Naples Pier about 1.7 free-flow route miles.
The broader route table later on this page uses the centre of Naples Square rather than any one building. To see what is offered in the four finished buildings right now, browse current listings.
What should a buyer know about Encore at Naples Square?
Encore at Naples Square is a fifth building at 233 12th Street South in downtown Naples, and the developer lists it as under construction. It has no county roll line, no county sale and no county size yet, so every figure in this section comes from the developer, Ronto, the press or the MLS, each with its date.
Approvals and construction
Encore's record so far is a set of announcements and one city approval, each dated below.
Encore at Naples Square is the last building of the Naples Square plan, developed by a Wheelock Street Capital and Ronto venture with BCBE Construction as general contractor, according to Ronto.
Gulfshore Business reported that the Naples City Council approved the Encore site plan in September 2024 and that Encore rises three stories, with 15 homes on its second and third floors.
The Ronto Group announced in July 2025 that Encore construction was under way, with residences priced from $3.6 million at that time.
Prices a developer quotes on one date can change, so ask the sales office for its current price sheet on any residence you consider.
Sizes the developer gave
Without a roll line, Encore's sizes come only from the developer and from its listings.
The Ronto Group's 2025 releases describe Encore at Naples Square residences from 2,700 to more than 4,600 square feet under air, with two, three or four bedrooms.
The Encore living area entries in the MLS, set out in the building overview above, are listing figures and stay apart from Ronto's.
Shared spaces the developer lists
Encore's shared spaces are described by the developer before the building is finished, so they are plans on paper today.
The Encore at Naples Square developer site and Ronto's October 2025 release list a lap pool of about 100 feet, a spa, a pavilion, a fire table, a social room, a fitness center and a yoga studio, so confirm current operation with the association.
The rules Encore's association adopts will set how those spaces are used, so read them in the developer's documents before you sign.
Encore sales from the developer
Every Encore sale so far is a contract with the developer, and none has closed in county deeds yet.
In an October 6, 2025 release, Ronto reported Encore at Naples Square more than 60 percent sold, with six residences left.
The developer site, read November 5, 2026, lists Encore at Naples Square as under construction with delivery in the fourth quarter of 2026.
In the October 29, 2026 export, the MLS carried six Encore rows filed by the developer, split evenly between Active and Pending. A buyer from the developer signs under different Florida rules from a resale buyer, which the law section of this page explains.
Distances from the Encore parcel
Encore is measured from its own parcel address rather than from the four 3rd Avenue South street numbers.
From the Encore parcel at 233 12th Street South, Fifth Avenue South at 9th Street South is about 0.4 free-flow route miles, or 0.40 walking miles, Third Street South about 1.9 free-flow route miles and the Naples Pier about 1.8 free-flow route miles.
These are road measures from the parcel, and the finished entrance may sit at a slightly different point.
Who developed Naples Square, and when?
Naples Square grew out of a vacant downtown Naples tract that Wheelock Street Capital bought with The Ronto Group as partner, and the four finished buildings sold their first residences between 2015 and 2023. The dated record below comes from the partners, the business press and county deeds, and it adds no figure of our own.
The land before Naples Square
The ground under Naples Square has an earlier record that a title search will show.
Before Naples Square, the land was a vacant downtown tract of about 19 acres once known as Grand Central Station, where a 2005 approval called Renaissance Village stalled before lenders foreclosed in May 2012.
A title company can trace the chain of ownership from that period, and the title commitment for any residence will list each recorded matter that still binds the land.
Wheelock Street Capital and The Ronto Group
Two firms put Naples Square together, one supplying capital and the other serving as local partner.
Wheelock Street Capital bought the land in March 2013 with The Ronto Group as its local partner, according to Wheelock.
The Ronto Group reported in April 2022 that Quattro at Naples Square was 95 percent sold.
That figure counted contracts at the time, while county deeds record a sale only when it closes, which is why Quattro's first deeds date from 2023.
The 2014 plan
Early press reports give a sense of the scale the partners had in mind.
Business Observer reported on April 4, 2014 that the land had sold for $21.5 million about a year earlier and that Wheelock and The Ronto Group planned about 300 condominium residences in four buildings.
The count on this page comes from the 2026 roll instead, and Encore's homes are counted apart from it.
First sales from the developer
First sales are the deeds from the developer to the first owner of each residence, and they mark when each building was handed to buyers.
County deeds record the first sales from the developer at Naples Square I from January 2015 to April 2016, at Naples Square II from February 2017 to July 2018, at Naples Square III from April 2019 to February 2020 and at Quattro at Naples Square from March to October 2023.
Any later deed on the same residence is a resale, and the resale windows in the building sections above count only those. For condominium records in other parts of the city, see other Naples communities.
What is near Naples Square, and how far by road?
Naples Square sits on 3rd Avenue South in downtown Naples, 34102, and every distance in this section comes from one measured route set, run from the centre of the site and from each building address. The figures are free-flow road distances, with a second figure on foot where one was measured. Places without a row carry no distance here.
The route table
The rows below run from the shortest road distance to the longest.
| Place | Free-flow route miles | Walking miles | Note |

| NCH North Naples Hospital | 9.4 | not measured | hospital |
| Southwest Florida International Airport (RSW) | 35.5 | not measured | airport |
A free-flow figure assumes open roads, so it reads as a road distance and never as a travel time.
Route rows by building
Five starting points share the same plats, so the table repeats three places for each address.
| Building address | Place | Free-flow route miles | Walking miles |
|---|---|---|---|
| 1030 3rd Ave S | Fifth Avenue South at 9th Street South | 0.3 | 0.27 |
| 1030 3rd Ave S | Third Street South | 1.9 | 1.56 |
| 1030 3rd Ave S | Naples Pier | 1.7 | 1.74 |
| 1035 3rd Ave S | Fifth Avenue South at 9th Street South | 0.3 | 0.29 |
| 1035 3rd Ave S | Third Street South | 1.8 | 1.57 |
| 1035 3rd Ave S | Naples Pier | 1.7 | 1.75 |
| 1135 3rd Ave S | Fifth Avenue South at 9th Street South | 0.5 | 0.36 |
| 1135 3rd Ave S | Third Street South | 2.1 | 1.64 |
| 1135 3rd Ave S | Naples Pier | 1.9 | 1.82 |
| 1130 3rd Ave S | Fifth Avenue South at 9th Street South | 0.3 | 0.28 |
| 1130 3rd Ave S | Third Street South | 1.9 | 1.57 |
| 1130 3rd Ave S | Naples Pier | 1.7 | 1.75 |
| 233 12th St S | Fifth Avenue South at 9th Street South | 0.4 | 0.40 |
| 233 12th St S | Third Street South | 1.9 | 1.68 |
| 233 12th St S | Naples Pier | 1.8 | 1.86 |
Read these rows by address. The four resale buildings and the Encore parcel each start from the centre of its own parcel, so one destination can differ by a few tenths from row to row.
Fifth Avenue South and the Bayfront shops
Two shopping districts head the list of places measured from the site. Fifth Avenue South at 9th Street South is about 0.3 free-flow route miles, or 0.29 walking miles, from the centre of Naples Square in the Domain Realty Group route table. The Bayfront shops are about 0.3 free-flow route miles, or 0.26 walking miles, from the centre of Naples Square. Fifth Avenue South and Bayfront are separate districts with their own records, and this page reports nothing about their homes or prices.
Design District, Tin City and Baker Park
Three more places fall in the same short band of road distance. The Naples Design District on the 10th Street North corridor is about 0.3 free-flow route miles, or 0.31 walking miles, from the centre of Naples Square. Tin City is about 0.5 free-flow route miles, or 0.34 walking miles, from the centre of Naples Square. Baker Park is about 0.5 free-flow route miles, or 0.52 walking miles, from the centre of Naples Square. The table labels Tin City as shops by the river and Baker Park as a city park, and those labels are all this page says about either place.
Cambier Park and NCH Baker Hospital
A second city park and the downtown hospital follow in the table. Cambier Park is about 0.6 free-flow route miles, or 0.59 walking miles, from the centre of Naples Square. NCH Baker Hospital is about 1.0 free-flow route miles, or 0.98 walking miles, from the centre of Naples Square. The hospital row ends at 350 7th Street North, so check which campus entrance you would use before you rely on the figure.
The Gulf beach and the Naples Pier
The Gulf shore lies west of downtown, and the route set measured three points on it. The beach access at the west end of Fifth Avenue South is about 1.2 free-flow route miles, or 1.06 walking miles, from the centre of Naples Square. Shoreline Foundation began rebuilding the Naples Pier in January 2026 and describes about 18 months of work, and the pier sits about 1.7 free-flow route miles from the centre of Naples Square. Lowdermilk Park, a Gulf beach park, is about 2.3 free-flow route miles from the centre of Naples Square. Third Street South, with its shops and dining, is about 1.8 free-flow route miles from the centre of Naples Square.
Airports, shopping and I-75
Longer trips by road fill the bottom of the table. The I-75 on-ramp at Golden Gate Parkway, exit 105, is about 5.6 free-flow route miles from the centre of Naples Square. The Naples Airport (APF) terminal is about 3.2 free-flow route miles from the centre of Naples Square, and Southwest Florida International Airport (RSW) is about 35.5 free-flow route miles. For groceries, the Publix on Tamiami Trail North is about 2.1 free-flow route miles from the centre of Naples Square, with Coastland Center about 2.2 free-flow route miles and Waterside Shops about 5.3 free-flow route miles. Naples Botanical Garden is about 3.6 free-flow route miles from the centre of Naples Square, Mercato about 8.0 free-flow route miles and NCH North Naples Hospital about 9.4 free-flow route miles. To compare other parts of town, start with our list of Naples communities.
Which schools and public services reach Naples Square?
Public school assignment, fire service and police service at Naples Square follow the address, and the site sits inside the City of Naples in ZIP 34102. This section reports one carried district lookup, the state's published letter grades and the city departments that answer calls, then names the office that confirms each school assignment.
The district lookup
The lookup below was run on two of the four resale addresses. A carried district assignment lookup at 1035 and 1130 3rd Avenue South returned Lake Park Elementary, Gulfview Middle and Naples High for the 2026-27 school year, and the state graded all three A for 2025-26. Gulfview Middle is about 0.5 free-flow route miles, or 0.47 walking miles, from the centre of Naples Square, Lake Park Elementary about 1.6 free-flow route miles and Naples High about 2.5 free-flow route miles. The lookup did not cover Naples Square I, Naples Square III or the Encore parcel, so no assignment is shown here for those buildings.
Published state grades
The state publishes a letter grade for each public school once a year.
| Level | School | 2025-26 state grade |
|---|---|---|
| Elementary | Lake Park Elementary | A |
| Middle | Gulfview Middle | A |
| High | Naples High | A |
These are the state's letters for 2025-26 on the three schools in the district lookup, and a grade can change from one school year to the next.
Confirming one address
Attendance lines are drawn by the school district and can be redrawn. Confirm the assignment for the exact address with Collier County Public Schools. Ask for the district's answer in writing for the exact unit address before you sign, and note the school year it covers.
Fire and police service
Fire and police service here come from the city rather than a county district. City of Naples residents are served by the Naples Fire-Rescue Department and the Naples Police Department, and the 2026 roll carries no separate fire district line on Naples Square residences.
Who runs the Naples Square associations, and what fees are published?
Ownership at Naples Square on 3rd Avenue South in downtown Naples runs through one condominium association for each building and a master association over the residential buildings. None publishes its dues, so this section can show only fields typed into MLS rows, the written rules published for two buildings and the documents to request for the rest.
Six associations, one master
The six are five building associations, Encore's among them, and the master over them. Each Naples Square building has its own condominium association, and a master association, Naples Square Residential Property Owners Association, Inc., covers the residential buildings. The state's corporate record shows Encore at Naples Square Condominium Association, Inc. filed in 2026.
Dues and the public record
We looked for a posted budget or dues schedule for every association. None of the Naples Square associations publishes its dues publicly, checked November 5, 2026. Any dues number on this page is an MLS field entered on a listing and labelled that way, and the association's adopted budget is the document that settles it.
MLS fee fields by building
The rows below copy fields from the October 29, 2026 export, one row for each building.
| MLS fee fields, SUPPORTING, October 29, 2026 export | MLS Condo Fee, quarterly | MLS Total Annual Recurring Fees | MLS Master HOA field |
|---|---|---|---|
| Naples Square I | median $3,603, $3,588 to $3,603 (n 6) | median $15,564, $15,504 to $15,564 (n 6) | $288 quarterly |
| Naples Square II | median $4,646, $3,854 to $4,646 (n 8) | median $19,736, $16,568 to $20,036 (n 8) | $288 quarterly |
| Naples Square III | median $2,975, $2,975 to $2,975 (n 8) | median $13,052, $13,052 to $14,852 (n 12) | $288 quarterly |

| Encore at Naples Square | none entered | median $38,490, $28,848 to $47,508 (n 6) | $288 quarterly |
The October 29, 2026 MLS export lists a Condo Fee quarterly median of $3,603 (n 6) and a Total Annual Recurring Fees median of $15,564 (n 6) on Naples Square I rows, MLS fields and not the association's own figures. The October 29, 2026 MLS export lists a Condo Fee quarterly median of $4,646 (n 8) and a Total Annual Recurring Fees median of $19,736 (n 8) on Naples Square II rows, MLS fields and not the association's own figures. The October 29, 2026 MLS export lists a Condo Fee quarterly median of $2,975 (n 8) and a Total Annual Recurring Fees median of $13,052 (n 12) on Naples Square III rows, MLS fields and not the association's own figures. The October 29, 2026 MLS export lists a Condo Fee quarterly median of $5,583 (n 9) and a Total Annual Recurring Fees median of $23,484 (n 9) on Quattro at Naples Square rows, MLS fields and not the association's own figures. Listing agents type these fields by hand, so two rows in one building can disagree, and the association's budget is the number to rely on at contract.
Encore entries in the MLS
The fifth building appears in the export only as listings from the developer. On the 6 Encore at Naples Square rows (n 6), the October 29, 2026 MLS export shows HOA entries from $2,308 to $3,863 a month, MLS listing entries from the developer and not an association figure. Ask the developer for the proposed budget in its offering documents and set it beside these entries.
Rules Naples Square III publishes
One resale building posts its rules and lease form where a buyer can read them. Naples Square III's association rules, revised April 20, 2026, and its 2025 lease form set a 30-day minimum and a 1-year maximum lease, at most 3 leases in a calendar year, $150 for each lease or purchase application, two pets per unit for owners only with none in leased units, and no construction from December 15 to April 15. Those terms belong to Naples Square III alone, and its board can revise them, so read the version in force on your contract date.
Rules Encore's developer states
The developer answers a few rule questions on its own site. Encore's developer FAQ, read November 5, 2026, states a 180-day minimum for rentals, two domestic pets and a private garage of 2 to 4 spaces for each residence. Those are the developer's statements about Encore at Naples Square, and the recorded declaration for that building is the text that binds owners.
Rules to request for the other buildings
Three buildings keep their rules off any public page we found. At Naples Square I, Naples Square II and Quattro at Naples Square, leasing, pet and approval rules are not published publicly, so ask for the declaration and rules before you write an offer. Approval steps, lease terms and pet terms at those three may differ from Naples Square III, so treat no figure from another building as theirs.
What to request in the resale packet
A resale packet gathers the papers a buyer needs from the seller and the association. Ask for these by name:
- The declaration of condominium and every amendment
- The current rules and regulations
- The adopted budget for the current year
- The reserve schedule
- The insurance declarations page for the master policy
- The latest structural integrity reserve study
- The estoppel certificate from the association
Writing each item into the contract puts its timing on paper. No special assessment at any Naples Square association had been announced publicly as of November 5, 2026. Current Naples Square rows sit in our property search, and each listing names the building whose packet you would request.
What Florida condominium law matters on a Naples Square purchase?
A Naples Square purchase on 3rd Avenue South in downtown Naples falls under Chapter 718 of the Florida Statutes. Five points matter most at contract: the resale cancel window, the separate window for a buyer from the developer, the closing letter on what a unit owes, building inspection and reserve rules, and the split of insurance duties.
The resale cancel window
The resale window turns on when the buyer received the documents. A resale buyer who did not get the condominium documents more than 7 days before signing may cancel in writing within 7 days after signing and receipt, excluding weekends and legal holidays, until closing, under s. 718.503. Keep a dated record of when each document arrived, since the window runs from the later of signing and receipt.
Buying from the developer at Encore
A contract with the developer follows a different part of the same section. A buyer from the developer at Encore at Naples Square has a separate 15-day cancellation window under s. 718.503, so read the developer's documents before you sign. That window covers purchases from the developer; a later resale of an Encore residence falls under the resale rule above.
Estoppel certificates
Before closing, the association states in writing what the unit owes. Section 718.116 of the Florida Statutes sets a ceiling on what an association may charge for an estoppel certificate, $250 in the statute text, and that ceiling is adjusted every 5 years. The title company usually orders the certificate, and the contract says which side pays for it.
Milestone inspections and reserve studies
Two inspection and reserve rules reach condominium buildings across the state. Two Florida laws, the milestone inspection rule in s. 553.899 and the structural integrity reserve study rule in s. 718.112, cover condominium buildings of three or more stories, and the first milestone inspection falls due by December 31 of the year a building reaches 30, or earlier if the local building official requires it, so ask each association for its latest structural integrity reserve study and any inspection report before you sign. The packet list above names the reserve study, and the inspection report, where one exists, belongs beside it in your file.
Who insures what in a Florida condominium
Insurance at a condominium is split between the association and each owner. Florida's s. 718.111(11) puts the buildings on the association's master policy while each owner insures the unit, so ask for the master policy declarations page. Hand that page to your own insurance agent so the unit policy picks up where the master policy stops.
What are property taxes at Naples Square, with worked rows?
Property tax at Naples Square on 3rd Avenue South in downtown Naples comes from one millage rate on the 2026 county roll, set against each residence's taxable value. This section lists the lines inside that rate, the charges that do not appear, the roll's tax figures by building and worked rows that show the arithmetic.
Millage lines for area 282
Each taxing body adds its own line to the rate.
| County 2026 millage line | Area 282 |
|---|---|
| County line: Collier County general fund | 3.0107 |
| County line: South Florida Water Management District | 0.0948 |
| County line: Big Cypress Basin | 0.0978 |
| County line: City of Naples general fund | 1.2900 |
| County line: School board, state law | 1.8990 |
| County line: School board, local board | 2.2480 |
| County line: Collier Mosquito Control District | 0.1331 |
| County line: County water pollution control program | 0.0246 |
| County line: Conservation Collier | 0.1772 |
| County millage, every line | 8.9752 |
The 2026 roll puts all 285 residences in millage area 282 at 8.9752 mills, a rate that includes the City of Naples general fund line of 1.2900, with no fire district, MSTU or CDD line.
City lines and non-ad valorem charges
Some addresses in the county carry flat charges on top of millage. No non-ad valorem charge and no CDD levy appear on Naples Square residences in the 2026 roll. On the roll the residences sit in the City of Naples Community Redevelopment Area, a tax increment district that adds no separate fee.
Roll tax figures by building
The table sets the roll's tax figures side by side for the four resale buildings.
| County building | Residences on the roll | Homestead on the roll | Median 2026 county tax | Median 2026 county just value |
|---|---|---|---|---|
| Naples Square I | 72 | 37 | $11,397.22 | $1,453,352 |
| Naples Square II | 72 | 33 | $11,905.12 | $1,455,448 |
| Naples Square III | 77 | 36 | $12,773.28 | $1,484,888 |
| Quattro at Naples Square | 64 | 31 | $20,393.47 | $2,440,850 |
The median 2026 county tax across the 285 residences is $12,982.44, from $11,397.22 at Naples Square I and $11,905.12 at Naples Square II to $12,773.28 at Naples Square III and $20,393.47 at Quattro at Naples Square, and the roll marks 137 of the 285 as homestead. Encore at Naples Square has no row here, as its homes are not yet on the roll. A current owner's bill reflects that owner's exemptions and assessment history, so a buyer's first bill can differ from the seller's.
Worked tax rows
The rows below run sample values through the same rate.
| Example value | Value | Millage area | Mills | Ad valorem estimate, no exemption | Ad valorem estimate, with homestead |
|---|---|---|---|---|---|
| Per $1,000,000 of taxable value | $1,000,000 | 282 | 8.9752 | $8,975.20 | $8,623.30 |
| Naples Square county T12 median sale | $2,225,000 | 282 | 8.9752 | $19,969.82 | $19,617.92 |
| Naples Square I county T12 median sale | $1,560,000 | 282 | 8.9752 | $14,001.31 | $13,649.41 |
| Naples Square II county T12 median sale | $1,612,500 | 282 | 8.9752 | $14,472.51 | $14,120.61 |
| Naples Square III county T12 median sale | $2,100,000 | 282 | 8.9752 | $18,847.92 | $18,496.02 |
| Quattro at Naples Square county T12 median sale | $3,125,000 | 282 | 8.9752 | $28,047.50 | $27,695.60 |
Read the worked rows as INFERRED estimates of ad valorem tax only, at 8.9752 mills in millage area 282; the appraiser sets taxable value and the tax bill governs. Start with the first row: a taxable value of $1,000,000 at 8.9752 mills in millage area 282 gives the figure in the no exemption column, and the last column shows the same value after the homestead exemption comes off before the rate is set against it. Then read the second row the same way, where the value is the county median sale of $2,225,000 for September 2025 through August 2026, the four resale buildings together. For the parcel you are weighing, ask the Collier County Tax Collector for an estimate, and owners can request a home value estimate from our team before they compare rows.
What do flood and storm records show for Naples Square?
Flood records for Naples Square come from carried FEMA map points at the four resale addresses on 3rd Avenue South in downtown Naples, checked in October 2026. This section gives those points, the missing check at Encore, the insurance rule for federally backed loans, the city's rating program and the storm record for the area.
The carried flood points
The points were read from the effective FEMA map at each building address. The carried FEMA points at 1030, 1035, 1130 and 1135 3rd Avenue South show Zone AE with a static base flood elevation of 9 feet on panel 12021C0393J, effective February 8, 2024 and checked October 21, 2026, and Collier County's evacuation layer places those points in Zone A.
Checking the Encore address
The fifth building was left out of the map check. The Encore at Naples Square address was not checked by us, and flood mapping can vary by address, so confirm by address.
Lenders and flood insurance
Loan terms often turn on the flood map. A federally backed mortgage on property in a special flood hazard area requires flood insurance, the City of Naples flood page notes. Ask your loan officer early whether a flood policy will be a closing condition for the unit you choose.
Community Rating System
The city takes part in a federal program that rates local floodplain work. The City of Naples says it holds Class 5 in FEMA's Community Rating System (CRS), which lowers premiums on eligible NFIP flood policies, so confirm at quote time.
Storm records for downtown Naples
Public storm reports for this part of the city describe streets and districts rather than single buildings. Hurricane Ian's storm surge in September 2022 flooded streets across low parts of downtown Naples, and no public report we found names a Naples Square building. This page draws no conclusion about any one building's storm history from that report.
What to ask about storm preparation
Each association plans for hurricane season in its own way. Ask the board for the current insurance declarations page, the master policy deductible, the written hurricane plan and the dates of any storm repair work since the building was finished. Ask how the plan handles the parking garage, shutters and window coverings, and owner contact lists during a storm watch. Our buyer agents can request these papers on your behalf, and you can contact the team for a checklist built around the building you are weighing.
Which other places carry a similar name?
The words Naples Square turn up on more than one map layer and in more than one record set, so this page pins the name down before any figure. Here it means the residential condominiums on 3rd Avenue South in downtown Naples, ZIP 34102, plus the Encore building that the developer is still finishing.
The name on this page
Naples Square is the condominium community on 3rd Avenue South in downtown Naples, 34102, and not the city of Naples in general or the commercial lots, the hotel and the theatre that share its plats. Olde Naples is a separate district with its own page, and its sales never enter a figure here.
Look-alike labels in the MLS
Several other Naples condominium developments carry the word Square in their names, and each one files under its own MLS name, not under the Development name this page reads. Those developments are not part of this page, and none of their sales or listings sits in any figure here.
How do Naples Square county prices sit beside nearby Naples condominiums?
Five Naples communities with their own Domain Realty Group pages sit within reach of Naples Square on 3rd Avenue South, and the county peer table sets their newer condominium sales beside one another for one twelve-month window. Read it as context for a buyer, not as a price for any residence in these buildings.
County peer table
| Community | Straight-line miles | County condominium units built 2000 or later | Year built | County deeds, September 2025 through August 2026 | County median |
|---|---|---|---|---|---|
| County peer Eleven Eleven Central | 0.29 | 209 | 2000 or later | 13 | $2,390,000 |
| County peer Olde Naples | 0.51 | 1,180 | 2000 or later | 50 | $1,862,500 |
| County peer Coquina Sands | 1.53 | 41 | 2000 or later | 3 | too few for a median |
| County peer Park Shore | 3.96 | 201 | 2000 or later | 4 | too few for a median |
| County peer Mercato | 7.62 | 92 | 2000 or later | 13 | $975,000 |
Peer rows give county condominium figures for units built in 2000 or later and straight-line miles from the centre of Naples Square; the table is not a ranking.
Pages for nearby communities
Eleven Eleven Central is a separate community with its own page and the peer at the shortest straight-line distance in the table. Olde Naples is a separate community with its own page, and it carries the largest count of newer condominium units among the five peers. Coquina Sands and Park Shore are separate communities with their own pages, and both rows show a count of county deeds that is too small to summarise. Mercato is a separate community with its own page and the farthest peer by straight-line distance.
How the peers were picked
A peer needed a live Domain Realty Group page, at least ten condominium units built in 2000 or later inside its county footprint, at least three county deeds on those units from September 2025 through August 2026 and a location within eight straight-line miles of the centre of Naples Square. The Moorings and Aqualane Shores were tested as well and left out under the same rule.
What should a buyer check before an offer at Naples Square?
Before an offer on a residence at Naples Square in downtown Naples, three checks carry the most weight: the resale packet from the building's own association, the flood record for the exact address, and the rules that govern that one building. Each of the five buildings keeps its own papers, so a check on one never answers for another.
Ask for the resale packet
Ask the association for the declaration, bylaws, rules, current budget, latest financial report and latest reserve study for your building. Florida law gives a resale buyer a set time to review those papers, laid out in the condominium law section of this page, so request them early.
Check flood by address
Flood mapping is read point by point, so pull the record for the exact unit address rather than leaning on a record from a neighboring building. Ask the seller for any flood policy and elevation certificate they hold, and get a quote on that address before you write the offer.
Read the rules for your building
Leasing, pet and renovation rules at Naples Square are set building by building, never once for the whole community on 3rd Avenue South. Naples Square III posts its rules and forms on its association site, the Encore developer answers rule questions in a published FAQ, and the other three buildings keep theirs with their associations. Read the version for your building and ask whether the board has a change pending.

What does the MLS show for Naples Square closings?
The October 29, 2026 MLS export shows 27 closings at Naples Square I, II, III and Quattro at Naples Square with a median of $2,300,000. MLS rows and recorded deeds cover different sets of sales, so read each figure against its own source rather than blending the two sets.
How large are Naples Square condos?
Residences at Naples Square run from 1,268 to 5,016 square feet as the 2026 roll records them, and Quattro at Naples Square carries the largest middle value of the four buildings. What ZIP code is Naples Square in?
Every Naples Square residence sits in ZIP code 34102 in downtown Naples, Florida, and so does the Encore at Naples Square parcel at 233 12th Street South. The four resale buildings carry 3rd Avenue South addresses in that ZIP, and the whole community sits inside the City of Naples limits.
Is Naples Square inside the City of Naples?
Yes. Naples Square is inside the City of Naples, so the 2026 roll carries a City of Naples general fund line in its millage, and the Naples Fire-Rescue Department and the Naples Police Department serve it. Ask the City of Naples about permits before work inside a residence.
When were the Naples Square buildings built?
The 2026 county roll gives Naples Square I a year built of 2015, Naples Square II 2017, Naples Square III 2019 and Quattro at Naples Square 2023. Encore at Naples Square is not on the roll yet and is still under construction at 233 12th Street South, the last building of the plan.
How many buildings does Naples Square have?
Naples Square has four built condominium buildings on the 2026 roll, Naples Square I, Naples Square II, Naples Square III and Quattro at Naples Square, plus a fifth, Encore at Naples Square, under construction in downtown Naples. Each building runs its own condominium association, and a master association sits over the residential buildings.
Who developed Naples Square?
Wheelock Street Capital bought the downtown Naples land in March 2013 and worked with The Ronto Group as its local partner, according to Wheelock. Ronto's 2025 releases name the same venture as the developer of Encore at Naples Square, the last building of the plan, with BCBE Construction as its general contractor.
What is Encore at Naples Square?
Encore at Naples Square is the fifth and last building of the Naples Square plan, at 233 12th Street South in downtown Naples. The developer describes 15 homes, and the October 29, 2026 MLS export carried 6 Encore rows, all of them from the developer and none of them a resale.
When will Encore at Naples Square be finished?
The Encore at Naples Square developer site, checked November 5, 2026, still shows the building under construction and names the fourth quarter of 2026 for delivery. Dates from a developer can move, so ask the sales office for the current schedule and read the completion terms in the purchase contract before you sign.
What is Quattro at Naples Square?
Quattro at Naples Square is the fourth built condominium, at 1130 3rd Avenue South, with 64 residences and a 2023 year built on the 2026 roll. County deeds record its first sales from the developer from March to October 2023, and The Ronto Group described its Dario, Dante and Giada 1 plans in 2022.
What are the condo fees at Naples Square?
None of the Naples Square associations posts its dues on a public site, so the only public fee entries are MLS fields that listing agents type in. The fee table in the associations section sets those fields out by building; ask the association for the current budget and the quarterly figure on your unit.
Can a Naples Square condo be leased?
Leasing rules differ by building. Naples Square III publishes its leasing terms in its association rules and lease form, and the Encore developer FAQ states a rental minimum, while Naples Square I, Naples Square II and Quattro at Naples Square do not publish theirs. Ask for the declaration and rules of the exact building before you plan a lease.
Where are the Naples Square pet rules written?
Pet rules sit in each building's own documents. Naples Square III sets them out in its association rules, revised April 20, 2026, and the Encore developer FAQ covers pets for that building. For Naples Square I, Naples Square II and Quattro at Naples Square, ask the association for the declaration and the current rules.
What shared spaces do the Naples Square buildings list?
Each building lists its own shared spaces, and the lists come from different sources: the Naples Square III association rules, The Ronto Group's 2022 description of Quattro at Naples Square and the Encore developer site. No first-party list turned up for Naples Square I and Naples Square II, so confirm current operation with the association for any building.
What does Florida law give a condominium resale buyer?
Florida's condominium statute, chapter 718, gives a resale buyer the association's governing documents and a short window to cancel in writing if they arrive late, under s. 718.503. The law section on this page sets out that window, the separate window for a sale from the developer at Encore and the statute on association certificates.
Do the SIRS and milestone rules reach Naples Square?
Florida's building inspection and reserve study laws reach condominium buildings by height, and the condominium law section of this page sets out the thresholds and the timing. For any Naples Square building on 3rd Avenue South, ask its association for the latest study and any inspection report, and read both before you sign.
What are property taxes at Naples Square?
The 2026 roll places every Naples Square residence in millage area 282 at 8.9752 mills, with no separate special district charge on the roll. The tax section lists the median 2026 county tax by building and worked rows at the county median sale prices, read as estimates of ad valorem tax only.
Is Naples Square in a flood zone?
Flood records for the four resale buildings come from carried FEMA points, set out in the flood section with the map panel and its dates. Mapping can change from one address to the next, and the Encore at Naples Square address was not checked, so confirm the flood map entry for the exact address before you close.
Which schools did the district lookup return for Naples Square?
A carried district lookup returned Lake Park Elementary, Gulfview Middle and Naples High for two Naples Square addresses for the 2026-27 school year, and the grades table lists each school's 2025-26 state grade. What is the theatre next to Naples Square?
The theatre is the Gulfshore Playhouse Baker Theatre and Education Center, which the Playhouse unveiled in October 2024 on a Naples Square plat in downtown Naples. It is a performing arts building, not housing, so its parcel is left out of every count and every price on this page.
Is there a hotel at Naples Square?
Yes. AC Hotel Naples 5th Avenue sits on a Naples Square plat and opened in December 2023, according to its developer, OTO Development. Its rooms are a commercial use, not residences, so the hotel parcel stays out of the 285 residences on the roll and out of every price on this page.
