What are the key facts on Eleven Eleven Central condos for sale in Naples?

Eleven Eleven Central is one resale condominium of 206 residences in three buildings finished from 2020 to 2023 on Central Avenue in downtown Naples. Its key facts come from two records that this page keeps apart: qualified deeds on the county roll and rows in the October 29, 2026 MLS export, each in its own window.

Eleven Eleven Central county and MLS figures

The six rows below put the county lines first and the MLS lines second, and each row names its own source and window.

Source and window Count Price
County qualified deeds, September 2025 through August 2026 13 median $2,390,000, $1,150,000 to $3,400,000
County qualified deeds, September 2024 through August 2025 13 median $1,925,000, $1,175,000 to $3,200,000
County resales, 60 months, September 2021 through August 2026 72 median $1,892,500, $1,150,000 to $3,495,000
MLS closings, October 29, 2026 export 12 median $2,487,500, $1,150,000 to $3,400,000
MLS Active rows, October 29, 2026 export 13 median list $2,495,000, $1,324,000 to $3,495,000
MLS Pending rows, October 29, 2026 export 0 none

Read each row on its own terms. The county rows and the MLS rows are never added together on this page, and the MLS counts describe rows in one export, not a tally of every sale.

One condominium on Central Avenue

The legal shape of the place is short to state. Eleven Eleven Central is one condominium on Central Avenue between 10th Street North and 12th Street North in downtown Naples, east of US 41, in ZIP 34102 and inside the City of Naples. The 2026 county roll lists 206 residences at Eleven Eleven Central, and every county sale from September 2024 through August 2026 was a resale. The roll places those residences in three buildings by year built: 1111 Central Ave, built in 2020 with 62 residences, 1115 Central Ave, built in 2022 with 72, and 1125 Central Ave, built in 2023 with 72. The roll also lists three street-level commercial units in the condominium, and this page counts none of them as homes. One residence carries a site address error on the roll and is counted with its building.

That makes one association, one set of governing documents and one name on every deed, even though the residences carry three different street numbers. A buyer comparing two listings here is comparing residences inside the same condominium, so the building, the unit level and the size on the roll do most of the work in explaining a price gap.

Where these numbers come from

Two record sets feed every figure in this part of the page. We tracked the county's qualified deeds on the Eleven Eleven Central condominium from September 2021 through August 2026, 60 months in all. We tracked the MLS rows filed under the Development name ELEVEN ELEVEN CENTRAL in the October 29, 2026 export, 25 rows in all.

Here is how a single record is counted on each side. A county deed counts when the Collier County Property Appraiser marks it as a qualified sale of a residence in this condominium and its sale date falls inside the window being read, so a qualified deed dated in the spring of 2026 lands in the September 2025 through August 2026 line. That same deed counts as a resale when it is not the residence's first recorded deed; a first recorded deed is a first sale from the developer. An MLS closing counts when its row in the October 29, 2026 export carries the condominium's Development name and the status Sold, and the closing price on that row is the figure used. Nothing the MLS recorded after that export date is in the MLS lines.

An earlier report on this condominium used a twelve-month window that ended in mid August. Its latest twelve-month total did not reproduce when the deeds were recounted, so this page drops that window entirely and reads the county in September through August windows, the same windows used across our Naples pages.

What this page leaves out

Some figures stay off this page on purpose. The street-level commercial units sit outside every count, every price and every size line. Other condominiums on Central Avenue west of US 41 carry their own names in the MLS and on the roll, and none of their sales are mixed into these figures.

Prices the developer published while the buildings were being sold are dated history, not current prices, so none of them appear. No price on this page is divided by size, and no figure here is offered as a forecast. Where a source does not state a fact, such as the association's own published dues, the page says so and points to the document that holds it.

Can you buy an Eleven Eleven Central condo in downtown Naples today?

Yes, from an owner who is selling, not from the developer. The October 29, 2026 export held Active rows at Eleven Eleven Central in downtown Naples, and the live search below shows what is listed now. Each building sold its residences to first owners years ago, so every purchase today is a resale between owners.

Rows in the October 29, 2026 export

One export date anchors every MLS figure in this section. The October 29, 2026 MLS export held 12 Eleven Eleven Central closings at a median of $2,487,500, from $1,150,000 to $3,400,000, plus 13 Active rows at a median list price of $2,495,000 and 0 Pending rows.

Search the live listings

These four searches open the current MLS feed for this one condominium.

The search reads the live feed, so a residence it shows may have changed status since the export described above. For listings across the wider area, open the Naples property search.

One Development name in the MLS

A listing is only found if it is filed under the right label. The MLS files Eleven Eleven Central under one Development name, ELEVEN ELEVEN CENTRAL, and the live search on this page uses that label. All 25 rows in the export carry the same spelling, and the same label sits in the sub condominium field on every row.

Rows on the same avenue filed under another Development name, such as the older condominiums west of US 41, do not show up in the search above or in any MLS line on this page. If a listing at 1111, 1115 and 1125 Central Ave is missing from the search, ask the listing agent which Development name it was entered under.

Before you tour a residence

A short list of checks saves time at a showing. Match the unit number to its building, since the three addresses share one association but were finished in different years. Ask for the size on the county roll and the MLS living area side by side, since the two fields differ and the size section further down explains how. Ask whether the resale packet from the association is ready, and pull the flood record for that exact address rather than relying on a neighbor's.

A Domain Realty Group agent can pull the deed history on a single residence before you go, so you know what it last sold for and when. To set up a showing or ask a question first, contact our team.

Where is Eleven Eleven Central in Naples, FL 34102?

Eleven Eleven Central sits on Central Avenue in downtown Naples, east of US 41 and north of the Fifth Avenue South shops, in ZIP 34102. It is inside the City of Naples, so the City provides its local services, and it lies a short distance from the Design District, Baker Park and the Gordon River Greenway.

Central Avenue east of US 41

At this stretch of downtown, US 41 runs along 9th Street North, and Eleven Eleven Central lies east of that line. The address range on the avenue is 1111 to 1125, and every residence in the condominium carries one of three street numbers in that range.

That side of US 41 matters when you read listings. Olde Naples is a separate district with its own streets, its own page and its own sales record, and this page treats it that way.

Inside the City of Naples

The residences sit inside the City of Naples limits rather than in the county outside them. The county tax roll shows the City of Naples general fund line on every residence, and the tax section further down lists each line of the rate. City departments, not a county district, handle fire and police service here, and the services section names them.

Downtown Naples around the condominium

Several downtown destinations sit close by, and the route table measures each trip. The Naples Design District at the 10th Street roundabout is about 0.1 free-flow route miles from the centre of Eleven Eleven Central, with 0.16 walking miles on foot. Baker Park and the south trailhead of the Gordon River Greenway are about 0.3 free-flow route miles, or 0.47 walking miles, from the centre of Eleven Eleven Central. By the same table, Fifth Avenue South at 9th Street South lies about 0.7 free-flow route miles, or 0.71 walking miles, from the centre of Eleven Eleven Central.

Further out by road, NCH Baker Hospital sits about 0.7 free-flow route miles and Cambier Park about 0.9 free-flow route miles from the centre of Eleven Eleven Central. The Gulf at the Naples Pier is about 1.9 free-flow route miles from the centre of Eleven Eleven Central, a trip made by car, and the full Domain Realty Group route table appears in the section on nearby places.

What have Eleven Eleven Central condos sold for in county deeds?

Recorded sale prices at Eleven Eleven Central come from qualified county deeds, read in three windows and by calendar year. In the latest window, September 2025 through August 2026, the deeds show 13 sales with a middle price of $2,390,000. Every one of those sales was a resale, and the counts are small.

The latest twelve months

The most recent full window ends with August 2026. County deeds show 13 Eleven Eleven Central sales from September 2025 through August 2026 at a median of $2,390,000, from $1,150,000 to $3,400,000.

Eight of those 13 deeds were recorded at 1115 Central Ave, the only building with enough sales in the window for a median of its own. The building table further down lists the rest price by price, so you can see which address each deed came from.

The twelve months before

The window before it gives a second reading of the same condominium. In the twelve months before, September 2024 through August 2025, county deeds show 13 Eleven Eleven Central sales at a median of $1,925,000, from $1,175,000 to $3,200,000.

The two windows hold the same number of county sales but a different mix of buildings and sizes. With so few deeds in each, which residences happened to sell shapes the middle price as much as anything else, so the page sets the two lines side by side and draws nothing from the gap.

Resales over 60 months

The longer window answers a different question: what owners have paid other owners. Over the 60 months from September 2021 through August 2026, county deeds show 72 Eleven Eleven Central resales at a median of $1,892,500, from $1,150,000 to $3,495,000, with first sales from the developer left out. These are small counts, so this page reads no market direction from them.

A resale in the 60 months line is any qualified deed that was not a residence's first recorded deed. That rule keeps the 60 months figure to sales between owners, the same kind of sale a buyer makes today.

County deeds by calendar year

The yearly table groups the same qualified deeds by the calendar year they were recorded.

County calendar sale year County qualified deeds County median Low to high
2020, mostly first sales 63 $805,000 $540,000 to $1,185,000
2021 10 $1,469,500 $890,000 to $1,965,000
2022, mostly first sales 77 $1,175,000 $675,000 to $2,200,000
2023, mostly first sales 71 $1,855,000 $980,000 to $3,375,000
2024 18 $2,250,000 $1,230,000 to $3,495,000
2025 14 $2,025,000 $1,175,000 to $2,900,000
2026, January to August 10 $2,637,500 $1,150,000 to $3,400,000

The 2020, 2022 and 2023 rows are mostly first sales from the developer, recorded as each building was finished, so those years mix opening prices with a few resales. The other yearly counts are small, the 2026 row stops at August, and the table carries no trend; read each year as its own record.

Every recent sale a resale

Each qualified deed recorded at Eleven Eleven Central in 34102 from September 2024 through August 2026 passed from one owner to another. None of those deeds was a residence's first recorded deed, so both twelve-month lines describe owners selling to buyers.

The 60 months window reaches back further and does hold first sales from the developer: 126 of its deeds were first sales from the developer as the later buildings were finished. The resale line above leaves out the first sales from the developer, which is why it is the 60 months figure this page prints.

How do county deeds split by building and size band?

Split by building, the latest county window gives only 1115 Central Ave enough sales for a median. Split by size band, two bands reach five sales. The other rows list a count and each price, and the 60 months columns hold all deeds, first sales from the developer among them, so they read differently from the resale line.

County deeds by building

Each row below is one street number in the same condominium.

County building September 2025 through August 2026 September 2024 through August 2025 60 months, September 2021 through August 2026, all deeds
1111 Central Ave 1, $1,150,000 4, $1,175,000, $1,230,000, $1,625,000, $2,125,000 35, median $1,625,000, $1,150,000 to $2,750,000
1115 Central Ave 8, median $2,532,500, $1,199,800 to $3,050,000 6, median $2,150,000, $1,200,000 to $3,200,000 86, median $1,197,400, $675,000 to $3,200,000
1125 Central Ave 4, $1,450,000, $2,375,000, $2,600,000, $3,400,000 3, $1,925,000, $2,525,000, $2,675,000 77, median $1,995,000, $980,000 to $3,495,000

By building in those twelve months of county deeds, 1115 Central Ave shows 8 sales at a median of $2,532,500, 1125 Central Ave shows 4 sales, at $1,450,000, $2,375,000, $2,600,000 and $3,400,000, and 1111 Central Ave shows 1 sale, at $1,150,000, too few for a median in either.

Reading the building rows

The two twelve-month columns are resales only, so they compare like with like across the three addresses. The building finished first, 1111 Central Ave, recorded a single qualified deed in the latest window, and that one price is all its row can show.

The last column needs more care. In the 60 months column, the 1111 Central Ave row holds resales only, while the 1115 Central Ave and 1125 Central Ave rows also hold their buildings' first sales from the developer, so those two medians over 60 months are not resale prices. Read that column for the size of each building's record, and use the 60 months resale line in the section above for what owners have paid.

County deeds by size band

Three bands sort each residence by the area the county gives it, and the band labels name that area.

County roll area band Residences on the roll September 2025 through August 2026 September 2024 through August 2025 60 months, September 2021 through August 2026, all deeds
under 1,500 sq ft 43 3, $1,150,000, $1,199,800, $1,200,000 4, $1,175,000, $1,200,000, $1,230,000, $1,625,000 33, median $1,200,000, $675,000 to $2,045,000
1,500 to 1,999 sq ft 100 5, median $2,390,000, $1,450,000 to $2,675,000 4, $1,300,000, $1,650,000, $2,125,000, $2,650,000 99, median $1,355,000, $775,000 to $2,750,000
2,000 sq ft and over 62 5, median $2,900,000, $2,375,000 to $3,400,000 5, median $2,675,000, $1,925,000 to $3,200,000 66, median $2,110,000, $1,195,000 to $3,495,000

Where a building or size band has fewer than five county sales in a twelve-month window, its row shows the count and the prices and no median.

The bands are drawn on the area the roll records, not the MLS living area, so a listing's own size may place it in a different band than the one shown here. The 60 months column again holds all deeds, first sales from the developer among them.

Why some rows show counts

A middle price taken from three or four deeds depends almost entirely on which residences happened to sell. One deed on a larger plan or one on a smaller plan can move such a figure far more than any change in the condominium itself, so a row under five sales lists every price and lets you read them directly.

The same rule runs across every Domain Realty Group community page, so a short row here means the record is thin, not that something is missing. When the record is that thin, the most useful next step is the deed history on the exact residence you are weighing, which an agent can pull for you.

What does the MLS show for Eleven Eleven Central condos?

The October 29, 2026 MLS export filed 25 rows under the Eleven Eleven Central Development name in downtown Naples: 12 closings, 13 Active rows and none Pending. The fields below come from that export alone, and nothing in this section is mixed with the county deeds or adjusted to match them.

MLS fields, October 29, 2026 export

The table below lists the fields that describe the rows rather than their prices.

MLS field, October 29, 2026 export MLS value MLS rows
MLS Development name ELEVEN ELEVEN CENTRAL 25
MLS rows by building 1115 Central Ave 13
MLS rows by building 1125 Central Ave 7
MLS rows by building 1111 Central Ave 5
MLS bedrooms field 2+Den 10
MLS bedrooms field 3+Den 8
MLS bedrooms field 2 Bed 6
MLS bedrooms field 3 Bed 1
MLS Building Design band, entered by listing agents, not a story count Mid Rise (4-7) 25
MLS days on market, closings, median 103 days 12

The Building Design band is a field that listing agents fill in, and it is not a count of floors in any of the three buildings. The bedroom labels, such as 2+Den and 3 Bed, are the export's own field as agents entered it, not a plan name from the developer and not a reading of the roll.

Days on market in the export

The days on market line reads 103 days for the closings in the October 29, 2026 export. Two of the 12 closing rows leave that field blank, so the figure rests on the other 10 rows.

Days on market is an agent entry tied to one listing record. A residence taken off the market and entered again can start a fresh count, so treat the figure only as a guide to how long recent closings sat listed, not as a promise about the next one.

Why county and MLS records differ

The two record sets are kept by different people for different jobs. The county records a deed when it is filed and later marks whether the sale was qualified, while the MLS records a closing when the listing agent changes the row to Sold. A sale arranged without a listing never reaches the MLS, and a closing can fall on one side of a window edge in one set and the other side in the other.

The MLS export also looks back only 365 days from the day it was pulled, while the county windows run September through August. This page prints each set under its own label and leaves the two apart. If you own a residence here and want a figure for your own unit, ask for a home valuation built from both records.

What are the buildings at Eleven Eleven Central?

Eleven Eleven Central in downtown Naples, FL 34102 is three residential buildings on one condominium parcel, numbered 1111, 1115 and 1125 Central Ave and finished in 2020, 2022 and 2023. The 2026 county roll counts 62, 72 and 72 residences in them, 206 residences in all, with the street-level commercial units counted apart.

The buildings by street number

Each row below is read from the 2026 roll for one street address.

County building County roll year built Residences Unit levels on the roll County roll area mix, sq ft
1111 Central Ave 2020 62 2xx x14, 3xx x16, 4xx x16, 5xx x16 1,192 x8, 1,366 x8, 1,460 x16, 1,653 x16, 1,918 x14
1115 Central Ave 2022 72 2xx x18, 3xx x18, 4xx x18, 5xx x17 1,318 x11, 1,585 x20, 1,922 x16, 1,923 x1, 1,970 x8, 2,306 x3, 2,310 x4, 2,347 x4, 2,356 x4
1125 Central Ave 2023 72 2xx x18, 3xx x18, 4xx x18, 5xx x18 1,603 x12, 1,830 x8, 1,831 x1, 1,858 x4, 2,073 x4, 2,123 x4, 2,130 x4, 2,133 x8, 2,136 x4, 2,162 x3, 2,249 x4, 2,386 x4, 2,451 x4, 2,585 x4, 2,612 x4

The unit level column groups residence numbers by their leading digit, and the area column pairs each recorded size with the number of residences that carry it. So 1,192 x8 means eight residences share that one recorded size. Neither column is a floor plan, and neither one tells you how many floors a building has.

The 2020 building at 1111 Central Ave

The first of the three to open, 1111 Central Ave, holds 62 residences, and all 62 carry that street address on the roll, which gives 2020 as its year built. Its residence numbers fall into four series: 14 in the 2xx series and 16 each in the 3xx, 4xx and 5xx series. Sizes there run from 1,192 to 1,918 square feet, as the roll records them, in five recorded sizes. Two of those sizes, 1,460 and 1,653 square feet of county roll area, each appear on 16 residences, and 14 residences sit at the top size of 1,918.

Sales at this address were sparse in the latest window. County deeds show 1 sale at 1111 Central Ave from September 2025 through August 2026, too few to summarize, and its price sits in the deed table by building earlier on this page. Over 60 months, September 2021 through August 2026, county deeds at this address number 35 in all.

The 2022 building at 1115 Central Ave

The middle address, 1115 Central Ave, holds 72 residences, and the roll gives 2022 as its year built. The roll ties 71 of them to that street address, and one more residence there carries an address error in the appraiser's file, so this page counts it with this building. Residence numbers run 18 each in the 2xx, 3xx and 4xx series and 17 in the 5xx series.

Sizes here run from 1,318 to 2,356 square feet, as the roll records them at 1115 Central Ave, across nine recorded sizes. The 1,585 size appears on 20 residences and the 1,922 size on 16, and the four largest sizes appear in small groups of three or four residences.

This address recorded more deeds in the latest window than the other two. County deeds show 8 sales at 1115 Central Ave from September 2025 through August 2026, enough for the building row in the deed table to print a county median. Over 60 months, September 2021 through August 2026, county deeds here number 86 in all, a count that holds the first sales from the developer as well as later resales.

The 2023 building at 1125 Central Ave

The third building, 1125 Central Ave, holds 72 residences, all of them at that street address on the roll, which gives 2023 as its year built. Its residence numbers run 18 each in the 2xx, 3xx, 4xx and 5xx series.

Sizes at this address run from 1,603 to 2,612 square feet, as the roll records them, more recorded sizes than either older building shows. The 1,603 size appears on 12 residences and the 2,133 size on 8, while most other sizes recur on three or four residences each. Many residences here sit above 2,000 square feet of county roll area.

County deeds show 4 sales at 1125 Central Ave from September 2025 through August 2026, too few for a median, so the deed table by building lists each price on its own. Over 60 months, September 2021 through August 2026, county deeds here number 77 in all, again counting the first sales from the developer with the resales that followed.

Street-level commercial units

Along the Central Avenue frontage, the condominium also holds a small amount of commercial space at street level. Those units are business premises, not residences, and they sit outside every count, size and price on this page. We print no owner, no tenant and no size for them. A buyer with a question about how that space is used can raise it with the condominium association while reviewing the resale documents. How large are Eleven Eleven Central condos, and what are the plans?

Size at Eleven Eleven Central in Naples depends on which record you read. The county roll, the MLS export and the developer's 2022 description each measure a residence in their own way, so every size figure on this page names its source, and none of the three is treated as the final word on any one residence.

Sizes on the county roll

The 2026 county roll records 29 residence sizes at Eleven Eleven Central, from 1,192 to 2,612 square feet with a median of 1,858 square feet, and the three commercial units are left out of those figures.

By address, the recorded sizes run 1,192 to 1,918 at 1111 Central Ave, 1,318 to 2,356 at 1115 Central Ave and 1,603 to 2,612 at 1125 Central Ave, all in square feet as the roll lists them. Five sizes belong to the first building, nine to the second and the rest to the third, which is why the count reaches 29. The appraiser measures for tax purposes, and that area can differ from a listing figure or a marketing figure for the very same residence.

MLS living area beside the roll

MLS living area in the October 29, 2026 export runs above the county roll area on all 25 matched rows, so this page labels every size figure with its source.

Listing agents type the living area field, and a listing may measure to different lines than the appraiser does. The gap in one row says nothing firm about another. When a listing and the roll disagree on a residence you are weighing, ask the listing agent which measurement the figure uses and request the plan drawing behind it. Owners who want a figure for their own residence can request a home valuation, which sets the roll size and the listing size side by side and says which one it relies on.

Plans the developer described

The developer published its own plan figures while the last building was being finished.

The Ronto Group's 2022 description of the third building lists plans from 1,705 to 2,733 square feet under air, with two bedrooms plus a den or three bedrooms plus a den.

Those under-air figures are the developer's, given for 1125 Central Ave in 2022, and they describe plans as marketed rather than residences as the appraiser later measured them. We carry no developer plan figures for 1111 Central Ave and 1115 Central Ave. Read the developer's range as a guide to the layouts it offered, and confirm the layout of a specific residence from its own plan drawing.

Bedroom labels in MLS rows

The MLS bedrooms field in the October 29, 2026 export uses four labels, 2+Den, 3+Den, 2 Bed and 3 Bed, and the MLS fields table earlier on this page gives the row count for each one.

Each label is what a listing agent entered for one row, and we do not match labels to roll sizes. A den in one listing may be described as a third bedroom in another, so read the plan drawing rather than the label.

No first-party source we found states a story count for the three buildings, so this page gives none.

Who developed Eleven Eleven Central, and when?

Eleven Eleven Central in downtown Naples was a Ronto Group project from land purchase to final first sale. The developer's news pages, a regional business newspaper and county deeds give the outline: land bought in 2017, first sales from the developer in May 2020, a sellout announced in May 2022, and the third building's first sales recorded in 2023.

The Ronto Group

The Ronto Group developed and built Eleven Eleven Central, according to its own news pages on ronto.com, read November 5, 2026.

We read those pages for what the developer said it built and sold. Its plan and shared space descriptions appear on this page as the developer's own words, dated 2022, and not as a current inventory of the condominium.

Land and first deeds

Ronto bought the Central Avenue land in 2017, as Business Observer reported that March.

The county deed file takes over from there.

County deeds record the first sales at 1111 Central Ave in May 2020, at 1115 Central Ave from June 2022 to January 2023 and at 1125 Central Ave from July to September 2023.

Those first sales from the developer are dated history now. Each building moved from the developer to individual owners in its own season, and every later deed on the condominium is an owner selling to a buyer. The deed tables earlier on this page leave the first sales out of the resale figures so the two kinds of sale are never blended.

The 2022 sellout

The developer marked two milestones in the spring of 2022.

Ronto reported 72 sales in 12 months worth more than $135,000,000 in April 2022, and it announced on May 13, 2022 that the community had sold out.

Those are the developer's own announcements about contracts, and the deeds for the third building recorded later, in 2023. We give no developer price list and no share of residences sold at any date before the sellout. For a buyer today, the useful part of that history is simple: the developer no longer holds residences here, and every purchase runs through a resale.

What no source names

None of the sources we read names an architect or a general contractor for the three buildings, and none gives a count of floors. Where a listing or an older article names a design or construction firm, we do not repeat it without a first-party record behind it. A buyer who needs the design and construction team on record can ask the condominium association for the building records it keeps.

What shared spaces did the developer describe?

The Ronto Group's 2022 description of Eleven Eleven Central at 1111 Central Ave lists a courtyard amenity deck, indoor rooms, storage and assigned parking. Those are the developer's words from before the third building finished, not a current inventory, so the condominium association is the place to confirm what is open today, how it runs and on what terms.

The courtyard deck

The developer placed its outdoor shared spaces on a deck in the courtyard formed by the three buildings.

The Ronto Group's 2022 description lists a courtyard amenity deck of about 60,000 square feet, a pool of about 3,200 square feet with a beach entry and 90-foot lap lanes, two spas, cabanas and a cabana bar, a grilling area, fire pits, a putting green and two bocce courts, so confirm current operation with the association.

We carry no photo or count from a current visit, and we make no claim about hours, reservations or any charge for that space. Read the description as a record of what the developer planned and marketed in 2022.

Indoor rooms the developer listed

Indoor rooms make up the second half of the same description.

The same developer description lists a clubroom, a fitness center with massage rooms, a game room, a theatre room, six guest suites for visitors, resident storage, bike storage, the ground-level Courtyard Park with dog runs and an access-controlled entry, so confirm current operation with the association.

Ask how the developer's guest suites and storage rooms are booked or assigned today, and confirm current operation with the association before counting on any one of them.

Spaces the developer assigned

The developer's description also covers vehicle spaces for owners.

The developer described two assigned parking spaces with each residence, one with 40-amp charging power, so confirm the spaces for any one residence with the association.

Assignments are set in the condominium documents and the association's records, and the arrangement for a given residence can differ from the developer's 2022 description. Ask for the assignment for the specific residence in writing before you sign.

Confirming what runs today

Ask the condominium association which shared spaces are open today, how each one is booked and on what terms, and get the answer in writing before you sign. The resale packet described later on this page is the natural place for that request. Domain Realty Group agents can request it alongside the other resale documents for a residence at Eleven Eleven Central in Naples.

What is near Eleven Eleven Central, and how far by road?

Eleven Eleven Central sits in downtown Naples, FL 34102, east of US 41, and the Domain Realty Group route table measures each trip from the centre of the condominium. The Design District, Baker Park and Fifth Avenue South come first in that table, and the Gulf beaches, the airports and the interstate follow by road.

The route table

Each row is a free-flow road route from the centre of the condominium, and the second figure column is filled on the short rows only.

Design District and Baker Park

The first two destinations in the table are a design corridor and a city park.

The Naples Design District at the 10th Street roundabout is about 0.1 free-flow route miles, or 0.16 walking miles, from the centre of Eleven Eleven Central in the Domain Realty Group route table.

Baker Park, at the south trailhead of the Gordon River Greenway, is about 0.3 free-flow route miles, or 0.47 walking miles, from the centre of Eleven Eleven Central.

The Design District gathers art, design and food businesses along the 10th Street corridor. Baker Park is a city park that opens onto the Gordon River Greenway, a path that continues north from the trailhead along the river.

Fifth Avenue South and Cambier Park

Downtown's main shopping street and its central park come next in the table.

Fifth Avenue South at 9th Street South is about 0.7 free-flow route miles, or 0.71 walking miles, from the centre of Eleven Eleven Central.

Cambier Park is about 0.9 free-flow route miles, or 0.89 walking miles, from the centre of Eleven Eleven Central.

Fifth Avenue South holds downtown shops and dining west of its crossing with US 41, and Cambier Park sits on 8th Avenue South.

The Gulf beaches and the Naples Pier

The Gulf is a drive from Eleven Eleven Central in Naples, and the table measures two beach stops and a shopping street near the shore.

Shoreline Foundation began rebuilding the Naples Pier in January 2026 and describes about 18 months of work, and the pier sits about 1.9 free-flow route miles from the centre of Eleven Eleven Central.

Lowdermilk Park, a Gulf beach access park on Gulf Shore Boulevard North, is about 2.0 free-flow route miles from the centre of Eleven Eleven Central. Third Street South, a street of shops and dining, is about 2.1 free-flow route miles from the centre of Eleven Eleven Central. While the pier work continues, check the City of Naples website for the current pier schedule before you plan a visit.

Hospitals, airports and shopping

Health care, air travel and errands fill the longer rows of the table.

NCH Baker Hospital is about 0.7 free-flow route miles, or 0.82 walking miles, from the centre of Eleven Eleven Central.

NCH North Naples Hospital, on Health Park Boulevard, is about 9.2 free-flow route miles from the centre of Eleven Eleven Central. The Naples Airport (APF) terminal is about 3.5 free-flow route miles from the centre of Eleven Eleven Central by road.

For errands, Publix on Tamiami Trail North is about 1.8 free-flow route miles and Coastland Center about 1.9 free-flow route miles from the centre of Eleven Eleven Central. Waterside Shops is about 4.9 free-flow route miles and Mercato about 7.7 free-flow route miles from the centre of Eleven Eleven Central. The Naples Botanical Garden on Bayshore Drive is about 3.9 free-flow route miles from the centre of Eleven Eleven Central.

I-75 and the way out

Trips out of town start on the interstate.

The I-75 on-ramp at Golden Gate Parkway, exit 105, is about 5.5 free-flow route miles from the centre of Eleven Eleven Central.

From that ramp the interstate runs north toward Southwest Florida International Airport (RSW), which is about 35.4 free-flow route miles from the centre of Eleven Eleven Central.

Parcel lines around the condominium

The appraiser's parcel map shows what borders the condominium.

County parcel lines put Central Avenue on the south side of Eleven Eleven Central, 12th Street North on the east and commercial parcels on 10th Street North and 1st Avenue North on the west, and the parcel does not touch Goodlette-Frank Road, which runs further east.

The whole condominium sits on one county footprint parcel of about 8.73 acres.

The residences, the shared courtyard and the street-level commercial units all sit within that one parcel, so a single set of condominium documents covers the whole site. For other condominiums and neighborhoods around the city, see our Naples communities guide.

Which schools and public services reach Eleven Eleven Central?

Public school assignment for Eleven Eleven Central in Naples, FL 34102 comes from a Collier County Public Schools district lookup, and the state publishes a grade for each school it returned. City departments answer fire and police calls. The lookup ran on a commercial address on the parcel, so check the exact residence before relying on the result.

The district lookup

A district assignment lookup carried from October 21, 2026 returned Lake Park Elementary, Gulfview Middle and Naples High for the 2026-27 school year, and the state graded all three A for 2025-26.

Gulfview Middle is about 0.5 free-flow route miles, Lake Park Elementary about 1.5 free-flow route miles and Naples High about 2.3 free-flow route miles from the centre of Eleven Eleven Central.

The district draws its attendance boundaries itself, and a boundary can change from one school year to the next.

Published state grades

The grades below are the state's 2025-26 letter grades for the three schools the district lookup returned.

Level School 2025-26 state grade
Elementary Lake Park Elementary A
Middle Gulfview Middle A
High Naples High A

A state grade is one published yearly measure, and the district's own pages carry the detail behind it. We print the grades as published and draw no ranking from them.

Confirming one address

Assignment turns on the exact street address.

That lookup used a commercial unit address on the condominium parcel, so confirm the assignment with Collier County Public Schools for the address.

Enter the residence's own street address, with its building number, in the district's lookup tool, and call the district office if the result differs from the one shown here. Our team can run that check with you; contact Domain Realty Group with the residence you have in mind.

Fire and police service

Both emergency services here are city departments.

The Naples Fire-Rescue Department and the Naples Police Department serve the City of Naples, and the 2026 roll shows no separate fire district line on these residences.

We list no individual location for either department. Each department lists its locations and non-emergency contacts on the City of Naples website, and that is the place to check for any change in service.

Who runs Eleven Eleven Central, and what fees are published?

Owners at Eleven Eleven Central, the three-building condominium on Central Avenue in downtown Naples, share one governing body. Nothing about its dues is posted in a public place, so a buyer works from two sources: fields that listing agents typed into the MLS, and the documents the condominium association releases during a resale.

The condominium association

Every residence in the three buildings belongs to one condominium, and that condominium has one board. The condominium association runs Eleven Eleven Central, and we found no public website for it on November 5, 2026. Without a website, the practical route to its records runs through the listing agent on a given residence, who can request documents for a buyer, and later through the closing agent once a contract is signed. The documents Florida law hands to a resale buyer are set out in the next section, and the board's own budget, rules and meeting records are what a buyer should read before any figure on this page.

Dues and the public record

A public search on November 5, 2026 turned up nothing the condominium posts for outside readers. The association does not publish its dues publicly, checked November 5, 2026. The October 29, 2026 MLS export lists Total Annual Recurring Fees with a median of $16,280, from $16,076 to $18,324, on 25 Eleven Eleven Central rows, an MLS figure and not the association's own. Quarterly fee entries on those 25 rows of the October 29, 2026 MLS export run from $4,019 to $4,581 a quarter. Listing agents type those entries, the board does not, and a field can lag behind a budget adopted after the listing went live. Treat the export as a set of questions to ask, not as the amount a buyer would be billed, and match every entry against the current budget before an offer.

MLS fee fields, October 29, 2026 export

The table below lists each distinct entry in that export and the number of rows that carry it.

MLS fee field, SUPPORTING, October 29, 2026 MLS rows with the figure Figure
MLS total annual recurring fees field 7 $16,076
MLS total annual recurring fees field 6 $18,204
MLS total annual recurring fees field 5 $16,080
MLS total annual recurring fees field 3 $16,280
MLS total annual recurring fees field 2 $16,284
MLS total annual recurring fees field 1 $18,324
MLS total annual recurring fees field 1 $16,300
MLS application fee field 11 $100 to $150

Seven distinct annual entries appear across the rows, and no single entry shows up on every row. The export does not explain why entries differ from one row to the next, and this page draws no link between an entry and a residence size or a building. Ask the listing agent which row belongs to the residence in question, then hold that entry up against the budget the condominium association provides. Where the two disagree, the budget wins.

Application fee in MLS rows

A second field in the export concerns the paperwork step that can come before a sale closes. The October 29, 2026 MLS export shows $100 to $150 in its application fee field on 11 rows, an MLS field and not an association figure. The other rows leave that field empty, so a blank entry tells a buyer nothing either way. Whether an approval step exists, who reviews it and how long it takes are questions for the declaration and the board's rules, which the next heading covers. A buyer who wants a clean timeline asks the listing agent for the application packet early, so that a board step does not collide with a closing date written into the contract.

Rules to request before an offer

Governing documents sit behind every sale in a Florida condominium. Leasing, pet and approval rules are not published publicly; they are set by the declaration and the association's rules, so ask for both before you write an offer. A Florida condominium declaration is a recorded document, while rules adopted by a board are usually held by the association itself. Read both for the topics that shape daily use: occupancy, leasing terms, animals, vehicles, renovation approvals, move-in steps, deliveries and any limit on how often a residence can be leased or sold. Where a clause is unclear, a Florida real estate attorney can explain it before the offer is signed rather than after, and our Domain Realty Group agents can request the documents through the listing side.

What to request in the resale packet

A resale contract can name the documents a buyer expects to receive and the date by which they arrive. Ask the seller or the listing agent for these items:

  • The recorded declaration of condominium and every amendment
  • The current rules and any board resolution that changes them
  • The adopted budget for the current year
  • The reserve schedule and the latest reserve funding figures
  • The association's insurance declarations
  • The turnover inspection report
  • An estoppel certificate for the residence

Each line above is a request, and this page has not seen or read any of those documents. No special assessment had been announced publicly as of November 5, 2026. Records of board meetings from the past year are worth asking for as well, since they show what owners discussed, voted on or deferred, and they often flag repairs before a budget does. Keep each document with the date it arrived, since the next section turns on dates.

What Florida condominium law matters on an Eleven Eleven Central resale?

Four parts of Florida's condominium statute shape a resale at Eleven Eleven Central in downtown Naples, ZIP 34102: a buyer's right to cancel after the documents arrive, the certificate that states what a seller owes, the inspection and reserve study rules for condominium buildings, and the split of insurance between the association and each owner.

The resale cancel window

Florida gives a resale buyer a set period to read the condominium's documents. Under s. 718.503, a resale buyer who did not receive the required documents more than 7 days before signing may cancel in writing within 7 days, excluding weekends and legal holidays, after signing and receipt, and that right ends at closing. The statute's resale list covers the declaration, the articles of incorporation, the bylaws, the rules, the year-end financial statement, the budget and a frequently asked questions sheet, along with inspection and reserve study papers where they exist. Keep a dated record of when each document arrives, and send any cancellation in writing within the period the statute sets. A buyer who received the full set well ahead of signing stands in a different position, so the contract and a closing attorney should settle which case fits a given sale.

Estoppel certificates

A closing agent needs a written statement of what the seller owes the condominium. Florida caps the fee an association may charge for an estoppel certificate under s. 718.116, with $250 in the statute text, and the cap is adjusted every 5 years. The same section makes a buyer share liability with the seller for unpaid assessments at the transfer, which is the reason a closing agent orders the certificate and clears any balance from the seller's proceeds. The certificate is good for a limited period, so its date should line up with the closing date. A buyer reads it for unpaid amounts, any approved assessment not yet billed, and any open violation the association has noted against the residence.

Milestone inspections and reserve studies

Two newer state laws reach the buildings themselves rather than any one residence. Florida's milestone inspection law (s. 553.899) and structural integrity reserve study law (s. 718.112) reach condominium buildings of three or more stories, with a first milestone inspection due by December 31 of the year a building turns 30, or earlier if the local building official requires it, so ask the association for the turnover inspection report and the latest structural integrity reserve study before you sign. This page does not say which deadline governs any of the three buildings, and it states no date for a past or future study. The turnover report is the record the developer delivered when owners took control of the board, and it describes the condition of the roof, structure, waterproofing, plumbing, electrical and other major parts at that point. Read it beside the reserve schedule to see whether the reserve lines track the items the report named.

Who insures what in a Florida condominium

Insurance in a condominium is split between the building policy and each owner. Under s. 718.111(11), the association insures the buildings under a master policy and each owner carries coverage for the unit, so ask for the master policy declarations. The association has not published its carrier, deductible or policy period, checked November 5, 2026. A buyer's own insurance agent quotes the unit policy after reading the declarations and the declaration of condominium, and the two documents together show where the board's obligation stops and the owner's begins. Ask the agent how a large deductible on the building policy could be passed on to owners after a claim.

What are property taxes at Eleven Eleven Central, with worked rows?

Property tax at Eleven Eleven Central, at 1111 to 1125 Central Ave in Naples, is one ad valorem bill per residence, built from a single millage rate and a taxable value the Collier County Property Appraiser sets each year. The parts below give the rate lines, the absence of extra charges, the roll figures by building and two worked rows.

Millage lines for area 259

Every residence on the condominium sits in one taxing area. The 2026 roll puts all 205 residential units in millage area 259 at 8.9752 mills, a rate that includes the City of Naples general fund line of 1.2900, with no fire district, MSTU or CDD line. Nine separate lines make up that rate, from the Collier County general fund to Conservation Collier, and the table gives each one.

County 2026 millage line Area 259
County line: Collier County general fund 3.0107
County line: South Florida Water Management District 0.0948
County line: Big Cypress Basin 0.0978
County line: City of Naples general fund 1.2900
County line: School board, state law 1.8990
County line: School board, local board 2.2480
County line: Collier Mosquito Control District 0.1331
County line: County water pollution control program 0.0246
County line: Conservation Collier 0.1772
County millage, every line 8.9752

The two school board lines sit beside each other in the table, and they are set by different bodies, one under state law and one by the local school board. Each taxing body adopts its own line every year, so the total can move from one tax year to the next even when a residence's taxable value stays flat.

City lines and non-ad valorem charges

Some Florida tax bills carry flat charges on top of the millage, so this line is worth checking. The 2026 roll shows no non-ad valorem charges on Eleven Eleven Central residences and no CDD levy. The roll places the residences in the City of Naples Community Redevelopment Area, which is a tax increment area and not a separate fee. City services reach these residences through the City of Naples general fund line in the millage table rather than through a separate assessment. A buyer who sees an unknown line on a prior owner's bill can ask the Tax Collector what it is.

Roll tax figures by building

The appraiser's roll gives each building its own row. The median 2026 county tax across the 205 residential units is $13,388.74, or $11,509.72 among homestead units, and the roll marks 67 of the 205 as homestead.

County building Residential units on the roll Homestead on the roll Median 2026 county tax Median 2026 county just value
1111 Central Ave 62 25 $11,346.61 $1,345,600
1115 Central Ave 71 22 $12,770.36 $1,595,820
1125 Central Ave 72 20 $15,545.15 $1,766,730

The row for 1115 Central Ave shows 71 residential units, as one residence there carries a site address error and falls outside that address count; the three rows add to the 205 on the roll. A homestead owner's bill reflects years of capped assessed value, so a neighbour's bill is a poor guide to a new owner's first bill. Match a residence to its street number before reading any row, and ask the seller for the most recent tax bill on that exact unit.

Worked tax rows

Two rows show the arithmetic a buyer can repeat on any residence. The worked rows are INFERRED estimates: ad valorem only at 8.9752 mills in millage area 259, with taxable value set by the appraiser and the tax bill governing.

Example value Value Millage area Mills Ad valorem estimate, no exemption Ad valorem estimate, with homestead
Per $1,000,000 of taxable value $1,000,000 259 8.9752 $8,975.20 $8,623.30
Eleven Eleven Central county T12 median sale $2,390,000 259 8.9752 $21,450.73 $21,098.83

A mill is one dollar of tax for every thousand dollars of taxable value, so the rate is multiplied by the taxable value and then divided by a thousand. The first row runs that arithmetic on one million dollars of taxable value with no exemption, then runs it again with the homestead exemption taken off the taxable value first.

The second row repeats both steps on $2,390,000, the county deed median for September 2025 through August 2026, treated as if it were the taxable value. A sale price and a taxable value are not the same figure, since the appraiser sets just value from market data as of January 1 and a homestead residence carries a capped assessed value in later years. The second row is a scale check, not a forecast of any bill. For a real figure, ask the seller for the latest bill and run the property appraiser's own estimator for the residence, and our team can go over the result on a call through the contact page.

What do flood records show for Eleven Eleven Central?

Flood records for Eleven Eleven Central in downtown Naples, 34102, rest on one carried map point, and that point sits on a commercial unit address rather than on any of the three residential buildings. The sections below give that point, the federal insurance rule, the city's rating and the checks a buyer runs by address.

The carried flood point

The research for this page carried one map reading on the condominium parcel. The one carried FEMA point on Eleven Eleven Central land, 1101 Central Ave, a commercial unit address on the condominium parcel, shows Zone AE with a static base flood elevation of 9 feet, checked October 21, 2026, and Collier County's evacuation layer places that point in Zone A. None of the three residential building addresses was checked by us, and zones can vary, so confirm by address. A single point on a large parcel does not describe every building on it, and this page reads nothing about any residence from it.

Lenders and flood insurance

Mortgage terms can turn on the federal flood map. The City of Naples notes that a federally backed mortgage on property in a special flood hazard area requires flood insurance. In a condominium, the building policy and each owner's own cover are separate questions, so a buyer financing a purchase asks the loan officer early what the bank will want to see for the building and for the unit.

Community Rating System

The city takes part in a federal program that grades local floodplain work. The City of Naples reports Class 5 in FEMA's Community Rating System (CRS), which lowers premiums on eligible NFIP flood policies, so confirm at quote time. The city's rating is a citywide figure and says nothing about the condition or elevation of any one building at Eleven Eleven Central. An insurance agent uses it when quoting a federal flood policy, and a policy written outside the federal program may price the risk on its own terms.

Checking each address

Each of the three street numbers, 1111, 1115 and 1125 Central Ave, should be looked up on its own. Start with the FEMA Flood Map Service Center and the county's online flood map, entering the exact building address rather than the parcel or a nearby commercial unit. Ask the condominium association whether it holds an elevation certificate for each building, since that surveyed form is what an insurance agent prices from. Ask the mortgage company for its own flood determination on the specific unit address, as that document, not a map screenshot, decides whether the loan carries a flood insurance condition. Keep all three records with the resale packet, so that the insurance quote, the loan file and the association's documents describe the same building.

What do storm records and building codes show?

Storm records for downtown Naples and the build years of the three Eleven Eleven Central buildings at 1111, 1115 and 1125 Central Ave give a buyer context, not a guarantee. The public record names no event at this condominium, and the buildings' design details sit in permits and association files a buyer requests directly.

Storm records for downtown Naples

Public storm reports for the city describe areas, not individual condominiums. Hurricane Ian's storm surge in September 2022 flooded streets across low parts of Naples, and no public report we found names Eleven Eleven Central. That gap in the reporting is not evidence either way about any building or residence. A buyer who wants a building's own record asks the condominium association for any storm claims filed on the building policy since the first sales from the developer, and asks the seller about any claim on the unit.

Code era of the three buildings

Construction dates on the roll place all three buildings in recent years. The three buildings were built from 2020 to 2023, in the era of the statewide Florida Building Code. This page names no code edition, design figure or permit number for any of the three addresses, since none is in the records we hold. Permits for each building sit with the City of Naples building division, and a buyer's inspector can ask to see the permit file for the address and for any work inside the residence since the first owner took title.

What to ask about storm preparation

A short written list keeps the storm questions in one place. Ask the condominium association for its written hurricane plan, including how owners are told to prepare a residence before a storm and who handles the shared spaces. Ask when the reserve schedule last updated its roof, waterproofing and exterior lines, and whether the turnover inspection report flagged any of them. Ask for the wind mitigation report on each building, since that is the association's document rather than an owner's. Ask how the board would fund a large deductible on the building policy after a storm, and read the answer beside the budget and the meeting records. Finally, ask the seller what the unit's own policy has paid out, if anything, and when.

Which other places carry a similar name?

Several condominiums in Naples share a number pattern or a street with Eleven Eleven Central, so a name search can surface the wrong building. This page covers only the 206 residences at 1111, 1115 and 1125 Central Ave in downtown Naples.

The name on this page

Eleven Eleven Central at 1111 to 1125 Central Ave in 34102 is not Eleven Hundred Gulf Shore or the other Central Avenue condominiums west of US 41, such as Eight Fifty Central, Park Central and Central Garden.

Look-alike labels in the MLS

The other Central Avenue condominiums file under their own MLS Development names, in a different MLS area, so check a look-alike listing's street number against 1111, 1115 and 1125 Central Ave.

How do Eleven Eleven Central county prices sit beside nearby Naples condominiums?

Five condominium communities in Naples give the Eleven Eleven Central figures context. The table sets out their newer units on the county record over the same deed window, September 2025 through August 2026, as a reference, never a value for one residence.

County peer table

Community Straight-line miles County condominium units built 2000 or later Year built County deeds, September 2025 through August 2026 County median
County peer Olde Naples 0.65 1,324 2000 or later 63 $1,800,000
County peer Coquina Sands 1.27 41 2000 or later 3 too few for a median
County peer Park Shore 3.67 201 2000 or later 4 too few for a median
County peer Pelican Bay 5.92 698 2000 or later 29 $2,650,000
County peer Mercato 7.33 92 2000 or later 13 $975,000

The peer table lists county condominium figures for units built in 2000 or later, with straight-line miles from the centre of Eleven Eleven Central, and it does not rank them.

Pages for nearby communities

Olde Naples is a separate district west of US 41. Coquina Sands and Park Shore lie further north in the city, and Pelican Bay and Mercato sit in North Naples.

How the peers were picked

Each peer needed a live Domain Realty Group page and recent county deeds on condominium units built in 2000 or later. The Moorings, Aqualane Shores and Port Royal were among the communities tested and not picked.

What should a buyer check before an offer at Eleven Eleven Central?

Three checks shape an offer on an Eleven Eleven Central residence in downtown Naples: the condominium documents, a flood answer for the exact building address and the written rules. Each can move your price, your insurance or how you use the residence.

Ask for the resale packet

Ask the seller in writing for the declaration, the bylaws, the association's rules, the budget, the latest financial statements, recent board meeting records and the insurance declarations.

Check flood by address

Order a determination and an insurance quote for the exact street number before the inspection period ends, since the point on this page sits on a commercial unit address.

Read the rules before you sign

The declaration and the association's rules set what an owner may do, so read both before your offer binds you, and allow time for any approval step the association runs.
