Key takeaways for Seven Lakes buyers

  • Seven Lakes is 100 percent condominium: all 1,094 county-matched homes are condominiums (DOR use 04) with a median of 1,064 heated square feet, 833 of them two-bedroom, 195 one-bedroom and 66 three-bedroom, built 1971 to 1991 (Lee County parcel file, October 25, 2026).
  • Lee County recorded 68 qualified sales in the 12 months through September 25, 2026, at a $108,550 median ($35,000 to $254,250, $103 per heated square foot), against 50 sales at $157,500 in the 12 months before that: more sales, and a median down 31.1 percent.
  • One association governs all of it: Seven Lakes Association, Inc. (Sunbiz document 719590, filed October 27, 1970) operates 29 declared condominiums. No master or sub-association, golf entity or community development district was found.
  • Monthly dues run from $674.13 to $1,334.15 by condominium and floor plan for the fiscal year ending March 31, 2026, per the association's 2025 FAQ; cable ($78.55 a month) and golf cart space are billed extra, and fiscal 2026-27 dues were not published in the documents we read.
  • The association disclosed three association-wide special assessments: $3,900,000 for the golf course (January 22, 2020), $1,471,268.46 for Hurricane Ian repairs (September 1, 2023) and $1,100,000 for irrigation (February 28, 2025). Unpaid balances come due when title transfers.
  • The 18-hole golf course is owned by the association and bundled in the dues: no green fees, no separate membership, and the FAQ answers no to paying rent or land-use fees for recreation facilities.
  • The association's published rules (2025 FAQ and rental procedures dated December 1, 2023) require at least one permanent occupant aged 55 or older in each unit, verified in odd-numbered years. We did not review the recorded declarations for this page.
  • Leasing needs Board approval of each tenant, a 120-day minimum term, paperwork 30 working days before arrival and a $150 lease fee. Pets are limited to one dog under 25 pounds or one cat, plus birds and fish.
  • Taxing district 047 (South Trail Fire) has a 2026 adopted rate of 13.3623 mills, about $1,336.23 per $100,000 of taxable value, and no city millage because Seven Lakes is unincorporated.
  • Flood: of 1,096 condominium parcels checked against FEMA's flood map (panel 12071C0417G, effective November 17, 2022), 621 (56.7 percent) are in Zone AE with a 9.0 foot base flood elevation and 475 (43.3 percent) in shaded Zone X. Lee County places Seven Lakes in Evacuation Zone A.

The newest recorded Seven Lakes sale in the file is September 15, 2026. There were no single-family and no builder-direct sales in either window: every sale was a condominium resale. The median moved down 31.1 percent, from $157,500 to $108,550, while the number of sales rose from 50 to 68.

The Seven Lakes price trend by year

The county record shows a steady climb from 2016 to 2022, a peak in 2022 and a decline since. Every year in the series is condominium resale: no single-family or builder-direct sale was recorded in any year from 2015 to 2026.

Year Sales Median Median $ per heated sq ft
2015 104 $90,750 $90
2016 107 $86,000 $86

2018 100 $91,734 $87

2025 44 $135,000 $127
2026 (to date) 58 $108,550 $106

Source: Lee County Property Appraiser sale files by calendar year, DOR-qualified sales, index built October 27, 2026. The 2022 median of $213,200 is the high point of the series and the 2016 median of $86,000 the low; 2021 had the most sales (147) and 2025 the fewest (44). The 2026 year to date already has 58 sales, more than all of 2025. From the 2022 peak to the 2026 year to date the median is about 49.1 percent lower, a figure we derived from the two medians above.

What the county record shows about the decline

The county record shows the median falling every year after 2022, but it cannot show why. The association's 2025 FAQ discloses three association-wide special assessments dated January 22, 2020, September 1, 2023 and February 28, 2025, totaling $6,471,268.46 (our sum of the three amounts), and the sales window includes the years after Hurricane Ian in September 2022. We do not claim any of these caused the change: a deed record carries a price and a date, not a reason. The cost section below sets out each assessment with its terms.

Price bands in the last 12 months

Of the 68 recorded sales, 6 closed under $50,000, 25 between $50,000 and $99,999, 15 between $100,000 and $149,999, 13 between $150,000 and $199,999 and 9 between $200,000 and $300,000. No Seven Lakes sale in the window reached $300,000. The $50,000 to $99,999 band was the busiest, with a $67,000 median. Band counts are our tally of the 68 sales in section 7 of the county file.

Price per square foot in Seven Lakes

County dollars per square foot on this page use heated (living) area from the Lee County roll, not total area under roof. On that basis the 12-month median was $103 per square foot, against $151 in the prior 12 months and $121 across 24 months. The calendar-year peak was $198 in 2022, and the 2026 year to date sits at $106.

Seven Lakes sales by month

Lee County recorded sales in every month of the 12-month window, from a single sale in December 2025 to 14 in April 2026, the busiest month. Monthly medians ranged from $59,900 (December 2025, one sale) to $150,000 (February 2026, three sales). Months with fewer than five sales are a handful of deeds, not a trend, so we show the monthly counts only as context.

What the county record cannot show

The county file records the price and the date a deed was recorded. It does not record the asking price, how long the home was listed, how many homes are for sale today or whether a sale included furniture or a remaining special-assessment balance. Those are MLS or closing fields, and the MLS ones are being added in our next data refresh; the listing links above show current inventory now.

Seven Lakes buildings and streets compared

Seven Lakes is 1,094 condominium homes in buildings of one to six stories, and the street and building age decide most of the price. The 12-month county sales show a clear split: 1979 Pine Glade Circle and Bent Tree Circle sales ran $150,000 to $254,250, while Pine Valley Drive sales ran $35,000 to $155,000. Data updated: October 2026.

Street (12-month county sales) Sales Median Low High Built Median $ per heated sq ft
Pine Valley Dr 33 $75,000 $35,000 $155,000 1971 to 1975 $84
Lake Breeze Dr 13 $119,000 $50,000 $185,000 1984 to 1989 $129
Pine Glade Cir 9 $224,900 $150,000 $254,250 1979 $164
Augusta Dr 4 $140,650 $63,000 $155,000 1971 to 1981 $125

Oakmont Dr 3 $225,000 $195,000 $245,000 1989 to 1991 $169

Source: Lee County Property Appraiser qualified sales, 12 months to September 25, 2026, grouped by street name from the county site address; the group is our tally of the 68 sales in section 7 of the county file. A median of three or four sales is a range, not a price.

Pine Valley Drive

Pine Valley Drive is the busiest street on the record: 33 of the 68 sales in the window, at a $75,000 median, from $35,000 at 1828 Pine Valley Dr 209 to $155,000 at 1740 Pine Valley Dr 116. The buildings were built 1971 to 1975, and four of the five lowest sales of the year were on this street. Heated area on those sales ran from 699 to 1,514 square feet.

Pine Glade Circle and Bent Tree Circle

Pine Glade Circle and Bent Tree Circle are the 1979 buildings behind the highest prices of the window. Pine Glade recorded 9 sales at a $224,900 median ($150,000 to $254,250) and Bent Tree 3 sales at $225,000 ($175,000 to $240,000). Heated areas on those sales ran 1,140 to 1,695 square feet, and the $ per square foot medians were $164 and $154.

Lake Breeze Drive

Lake Breeze Drive recorded 13 sales at a $119,000 median, from $50,000 to $185,000, in buildings built 1984 to 1989. Nine of the 13 sales were units of 722 to 950 heated square feet, which explains the low end of the range; the median came to $129 per heated square foot, higher than Pine Valley Drive's $84.

Augusta Drive and Pebble Beach Drive

Augusta Drive recorded 4 sales at a $140,650 median ($63,000 to $155,000) in buildings from 1971 to 1981, and Pebble Beach Drive 3 sales at $88,500 ($45,000 to $99,000) in 1976 buildings. With so few deeds, treat both as ranges. The highest sale anywhere in the county file, $415,000 in March 2023, was at 1777 Augusta Dr.

Oakmont Drive and the Seven Lakes 47 group

Oakmont Drive holds the newest buildings in the window, built 1989 to 1991, and recorded 3 sales at a $225,000 median ($195,000 to $245,000). The Seven Lakes 47 legal group has 16 homes built in 1989 with a 1,359 square foot median heated area; it recorded 2 sales in 24 months at a $246,500 median, led by 13170 Oakmont Dr 7 at $245,000 on April 20, 2026.

The county roll splits Seven Lakes into three short legal names. The main group, Seven Lakes, holds 1,003 homes with a 1,063 square foot median and recorded 105 sales in 24 months at a $140,000 median. Seven Lakes Cond holds 75 homes built 1971 to 1975 (1,064 square feet median), with 11 sales at $65,000. Seven Lakes 47 holds 16 homes (see above).

Sales by year built

Building age sorts the price. The 12-month sales of 1971 to 1974 buildings (28 sales) had a $75,000 median at $84 per heated square foot, 1975 to 1979 buildings (23 sales) $155,000 at $132, 1980 to 1984 buildings (5 sales) $112,000 at $120 and 1985 to 1991 buildings (12 sales) $162,250 at $158. The 1980 to 1984 group is only five deeds.

Sales by heated size

Size sorts the price even more cleanly. Units under 900 heated square feet (17 sales) had a $63,000 median at $84 per square foot, units of 900 to 1,199 square feet (37 sales) $108,100 at $108, and units of 1,200 square feet or more (14 sales) $224,950 at $156. Bands are our tally of the 68 recorded sales.

One, two and three bedrooms

The county roll lists 195 one-bedroom, 833 two-bedroom and 66 three-bedroom condominiums, a total of 1,094. Two-bedroom homes make up about 76 percent of the stock (833 of 1,094, our arithmetic). Heated area runs from 609 to 1,695 square feet with a median of 1,064, and the roll shows a garage on 18 percent of parcels.

Building heights

Story counts on the county roll run from one to six: 417 parcels carry four stories, 268 three, 169 one, 115 two, 87 five and 38 six. A total of 810 parcels (417 plus 268 plus 87 plus 38, our sum) carry a story count of three or more, which matters for the Florida milestone inspection and reserve study rules covered below.

Floor plan names

The association lists floor plans by name and sets dues by plan: Antigua, Aruba, Martinique, Montserrat, St. Croix and St. Maarten in Condominiums 1 and 47 to 52; Augusta, Berkshire, Greenbriar, Pebble Beach and Pine Valley in Condominiums 2, 3 and 46; Ambassador, Diplomat, President I and II and Senator in Condominiums 4, 7 and 8; and Biscayne, Coronado, Lido and Valencia in Condominiums 39 and 41 to 45, among others.

Land view and ownership mix

The county roll lists a golf land view on all 1,094 Seven Lakes parcels. On the 2026 roll, 682 of 1,094 owner mailing addresses (62.3 percent, our arithmetic) are in Florida and the rest elsewhere, a signal of seasonal ownership rather than residency. The roll's median just value is $122,863 and median taxable value $89,628.

Is Seven Lakes a 55+ community?

Seven Lakes publishes an age rule in its own documents: the association's 2025 Condominium FAQ says at least one person aged 55 or older must be a permanent occupant of each unit, and the association's rental procedures, current as of December 1, 2023, repeat the rule for tenants. The recorded declarations were not reviewed for this page.

See also our guide to 55+ communities in Fort Myers.

What the association publishes

The association's home page calls Seven Lakes "a vibrant and dynamic 55 plus community." The 2025 FAQ (as of April 1, 2025) answers the question about restrictions in the condominium documents with "Housing for Older Persons: At least one person aged 55 or older must be a permanent occupant of each unit." The same sentence appears in all 29 condominium sections of the FAQ. The association's published rules are the source we cite; we do not describe the age rule as recorded.

How the association verifies age

The December 1, 2023 rental procedures include a Fair Housing Act form that cites the 80 percent standard and says Seven Lakes is required to verify its status in every odd-numbered year, by a signed form stating whether each occupant is 55 or older. The next odd-numbered year is 2027 (our arithmetic from the stated cycle). Federal rules at 24 CFR 100.304 and Florida Statutes section 760.29 set the 80 percent test for housing for older persons.

Occupants under 18 and permanent occupancy

The association's published rules say no one under 18 may reside in a unit more than 30 days in any 12 months, and the rental procedures limit permanent occupancy to three persons unless a condominium's declaration says otherwise, with guests allowed up to 30 days. These are the association's published rules, cited from the FAQ and the rental procedures, and they apply to owners and tenants alike.

What the Articles and Bylaws say about age

The association's Second Amended and Restated Articles and 2013 Bylaws say nothing about age; we searched the Bylaws text for "55," "older person" and "Housing for Older" and found only unrelated hits. Articles 4.2.6 and Bylaws 4.6 give the Board power to approve leases and transfers "as may be provided by the respective Declarations." The age wording therefore sits in the declarations, in recorded amendments, or in association policy.

The recorded declarations, by book and page

The association's Articles list each condominium's declaration by Lee County Official Records book and page. We cite these references as the association publishes them; we did not retrieve or read the instruments, so we cannot say what any of them says about age. The Lee County Clerk's official records search is where each can be pulled.

The Articles say 29 condominiums but the list shows 30 names, because Condominiums 21 and 21B are separate declarations and Building 35 appears in the list but has no FAQ section; the count of 29 is the association's.

Who runs Seven Lakes?

Seven Lakes is run by one Florida not-for-profit corporation, Seven Lakes Association, Inc. (Sunbiz document 719590, FEI 59-1309141, filed October 27, 1970, active), which operates 29 declared condominiums at 1965 Seven Lakes Blvd, Fort Myers, FL 33907. No separate master association, golf club entity or community development district was found in the records we read.

One association, 29 condominiums

The association's FAQ calls itself a "multi-condominium association," with some votes taken by condominium and some association-wide. Sunbiz records amended and restated articles on July 12, 2013; the Articles document lists a March 6, 2013 adoption date. The marketed name is Seven Lakes Golf & Tennis Community. The association runs its own staff and recreation department, and we found no outside management company in the documents we read.

Documents the association publishes

The association posts its Rules and Regulations (revised March 24, 2021, behind the resident login), the 2013 Bylaws and Articles, a Maintenance Fees Includes sheet, open house rules, rental procedures dated December 1, 2023, waste guidelines, the 2025 FAQ and e-bike guidelines. The first-party documents index is the association's rules page. We cite those documents by name and date throughout this page.

Units: 1,094 or about 1,100

The county roll matches 1,094 condominium homes, the association's 2013 Bylaws define 1,096 residential units, and our flood count below tests 1,096 condominium parcels. The two-unit gap comes from how each source classifies common elements and parcels, so we say "about 1,100 units" when a single number is needed and keep each figure with its own source.

What the Sunbiz record shows

The Sunbiz record shows the association's filing date (October 27, 1970), its active status, its address and its annual reports filed on May 15, 2025, March 4, 2026 and an amended report on August 28, 2026. We do not print the names of its officers, counsel or agents. Other Sunbiz entities with "Seven Lakes" in the name, including a family limited partnership and a funding company, are unrelated names.

No community development district

No CDD or other special assessment district was found on the Seven Lakes tax roll. The association itself levies assessments on its owners, so those assessments are a private obligation under the condominium documents, not a line on the county tax bill. Fire and solid waste assessment lines on the tax bill were not checked for this page.

What does it cost to own in Seven Lakes?

Seven Lakes ownership costs stack in three layers: the association's monthly assessment, which varies by condominium and floor plan; any special assessment balance that transfers with the unit; and Lee County property tax in taxing district 047. Cable and golf cart space are extra. We print only figures with a dated source. Data updated: October 2026.

Source: Seven Lakes Association, Frequently Asked Questions (2025), as of April 1, 2025; each range is the lowest and highest floor-plan rate in that condominium. Third-party sites quote different ranges that do not match this first-party table, so we do not use them. Dues for the fiscal year starting April 1, 2026 were not found; the association posts them in its owner portal and the resale package.

What the dues include

The association's Maintenance Fees Includes sheet (posted 2022) lists water, sewer, trash pickup, building structure insurance and maintenance, lawn maintenance, a private bus service, reserve funding, a full-time recreation department, an auditorium, a gated community with a roving security patrol, an 18-hole executive golf course with no green fees or trail fees, six pools, Har-Tru clay and hard tennis courts, shuffleboard, bocce, billiards, a fitness room, a library, craft shops, card rooms and the Tee Room restaurant.

The cable conflict

The 2022 dues sheet lists cable TV as included, while the 2025 FAQ bills cable at $78.55 a month in addition to the assessment. The 2025 FAQ is newer and more specific, so we treat cable as an extra charge. Confirm what a given unit pays on the resale estoppel certificate, which is the document that states the current monthly charges.

Special assessments the association disclosed

The 2025 FAQ discloses three association-wide special assessments, each weighted by the unit's share of common expenses and each with a payment option and an interest rate.

Date levied Amount Purpose Terms
January 22, 2020 $3,900,000.00 Renovate the golf course Lump sum or 10 years at 3.75 percent
September 1, 2023 $1,471,268.46 Hurricane Ian repairs to common areas Lump sum or 24 months at 7 percent
February 28, 2025 $1,100,000.00 Repair the common-area irrigation system Lump sum or 24 months at 6.95 percent

Source: Seven Lakes Association 2025 FAQ, as of April 1, 2025. Condominium 24 also lists a separate $287,451 assessment for its owners to repay condominium reserves, in its own FAQ section only. Any unpaid balance becomes due when title transfers.

What the special assessment terms imply

If a payment option ran to term, the 10-year golf option from January 2020 would end about 2030, the 24-month Ian option from September 2023 about September 2025 and the 24-month irrigation option from February 2025 about February 2027. These dates are our arithmetic from the stated terms, not published payoff dates. Per-unit balances are not published, so ask for an estoppel certificate showing any balance on the exact unit.

Capital contribution and transfer fees

No capital contribution, initiation or resale transfer fee figure is published in the documents we read. Bylaws section 4.6 lets the Board charge a preset approval fee "not to exceed the maximum permissible by law" and require a lease security deposit, and Florida Statutes section 718.112 and section 718.116 limit what may be charged. The current fee is not published; ask for it in the resale condominium documents package.

Property taxes in taxing district 047

Every Seven Lakes home is in Lee County taxing district 047, South Trail Fire, in unincorporated Lee County, so there is no city millage. The 2026 adopted total is 13.3623 mills, down from 13.4125 in 2025, a drop of 0.0502 mill (our subtraction). Each $100,000 of taxable value costs $1,336.23 at that rate.

The 2026 proposed column on the same page read 13.3738 and the rollback column 13.3601; the actual column is the adopted rate. The water management line sums three SFWMD lines (0.0948, 0.0327 and 0.1026).

A worked yearly cost example

Take the county roll's median Seven Lakes taxable value of $89,628. Property tax at 13.3623 mills is $1,197.64. For a Condominium 21B Chelsea unit at $674.13 a month, the assessment is $8,089.56 a year; with cable at $78.55 a month ($942.60 a year) the yearly total is $10,229.80. For a Condominium 39 Biscayne unit at $1,334.15 a month, the assessment is $16,009.80 and the total with cable and the same tax is $18,150.04. This is an illustration, not a quote.

Line Chelsea (Condo 21B) Biscayne (Condo 39)
Property tax ($89,628 x 13.3623 / 1,000) $1,197.64 $1,197.64
Association assessment (monthly x 12) $8,089.56 $16,009.80
Cable ($78.55 x 12) $942.60 $942.60
Yearly total $10,229.80 $18,150.04

The example leaves out any special assessment installment, golf cart space, carport charges, insurance on the contents of the unit, utilities other than water and sewer, and homestead or other exemptions, all of which change the real figure. Run it with the exact unit's tax bill and estoppel certificate.

What do Florida's condo safety laws mean for Seven Lakes buyers?

Seven Lakes buildings of three or more stories fall under Florida's milestone inspection and structural integrity reserve study rules, and the county roll shows 810 parcels with a story count of three or more. Section 553.899 sets the milestone inspection and section 718.112 the reserve study. Data updated: October 2026.

The milestone inspection rule

Florida Statutes section 553.899 requires a milestone inspection of condominium buildings of three or more habitable stories at 30 years, or 25 years if the building is within three miles of the coastline, then every 10 years. Reports go to the association, unit owners and the building official. Every Seven Lakes building on the county roll was built 1971 to 1991, so each is 35 or more years old in 2026. Whether the 25-year coastline test applies is not resolved here, so we state both thresholds.

The structural integrity reserve study

Section 718.112(2)(g) requires a structural integrity reserve study (SIRS) for condominium buildings of three or more stories, due by December 31, 2025, or by December 31, 2026 where a milestone inspection is due by then. Budgets adopted on or after December 31, 2024 may not waive or reduce reserves the SIRS requires. The Florida Division of Condominiums keeps a reporting page for inspections and studies.

The published Condominium 23 study

The association posts a SIRS for Condominium 23 only among the files we found: 56 units, built 1981, dated January 10, 2025, recommending reserve contributions of $71,100 for 2025 rising about 3 percent a year to $73,233 for 2026, covering roofing, walls and primary support, plumbing, electrical, fire protection, waterproofing and paint, and common windows and doors. Spread over 56 units, $71,100 is about $105.80 a month per unit (our unweighted arithmetic).

What to request for the building you want

Ask for the building's current SIRS, its milestone inspection report if one is due, the current budget and reserve schedule, the last year of Board minutes, the estoppel certificate and any special-assessment balance. Submission status of the SIRS and milestone reports for each of the 29 condominiums is not available to us without a login, so we do not state it. The 2025 FAQ's reserve-waiver wording should be read with the current statute.

Is the golf course included at Seven Lakes?

Yes. The 18-hole Seven Lakes course is owned by the association, and golf is bundled in the monthly dues with no green fees or trail fees. The 2025 FAQ answers no to being required to pay rent or land-use fees for recreational facilities and no to being required to join any other association. There is no separate membership.

The Seven Lakes course

The Seven Lakes course is an 18-hole executive layout. The golf.com course finder lists par 60, 3,515 yards, a 58.6 course rating and slope 96, opened in 1971 (a secondary listing, 2026). The county roll shows a golf land view on all 1,094 Seven Lakes parcels. The association's golf page lists 9-hole and 18-hole leagues, scrambles and a pro shop with a PGA professional.

The 2020 redesign

The association's golf page says architect Kipp Shulties redesigned the course, and the architect's own site gives 2020. The redesign was financed by the $3,900,000 special assessment levied January 22, 2020, with a 10-year payment option at 3.75 percent. The exact reopening date and a first-party yardage and par were not found, so we cite the golf.com figures with attribution.

Ownership and operation

The golf course, the Tee Room, the pro shop, the golf cartports, the pools and the tennis courts are association property, and their operation is a common expense under the Bylaws. The Board may lease or license the Tee Room and pro shop to outside operators. Public play was not confirmed, so access rules are the association's to state.

Golf for tenants

A tenant takes the owner's use rights under the association's Transfer of Use Rights form, which means the owner then uses the amenities as a guest, with guest fees. A buyer planning to lease a unit should read that form first.

What amenities does Seven Lakes have?

Seven Lakes lists six outdoor pools including an Olympic-size pool, Har-Tru clay tennis courts, pickleball, bocce and shuffleboard, a fitness center with group classes, and a 40,000 square foot Pavilion with card rooms, billiards and an auditorium, plus the Tee Room restaurant and bar and a 24-passenger bus, all per the association's pages read October 28, 2026.

The Pavilion

The Pavilion is 40,000 square feet and holds an atrium, hobby rooms, two billiards tables, two card rooms, a poker room, a library, conference rooms, an auditorium with a stage, and a bar and kitchen. The dues sheet also lists ceramics, pottery, lapidary and woodworking shops and a full-time recreation department.

Pools and fitness

The association lists six outdoor pools including an Olympic-size pool, with tiki huts, gas grills and restrooms. The 2022 dues sheet calls the pools heated, while the pool page does not state heating; depths and hours were not published. The fitness center has aerobic machines, weight machines and free weights, with yoga, stretch and tone, water aerobics and HIIT classes listed. Class schedules and fees were not published.

Tennis, pickleball, bocce and shuffleboard

The tennis page lists Har-Tru clay courts renovated in 2022 and a USPTA professional. We do not print a court count because the association's pages and its documents disagree. Pickleball, bocce and shaded shuffleboard courts have their own association pages; counts were not published.

The Tee Room and the bus

The Tee Room is the association's restaurant and bar; hours and menu were not captured. The association runs a 24-passenger bus with an on-site driver for weekly grocery and retail trips, and the dues sheet lists a private bus service to shopping, the beach, events and restaurants.

Is Seven Lakes gated?

Seven Lakes describes itself as a gated community. The association's Maintenance Fees Includes sheet says "gated community with roving security patrol," and its why-seven-lakes page says gated. Round-the-clock guard staffing is not stated in any association document we read, so we do not claim a manned gate.

What the association says about the gate

The first-party wording is "gated community" and "roving security patrol," and nothing more specific. A 24-hour manned gate appears only in search summaries and secondary sources, which we do not rely on. Gate procedures for guests, vendors and tenants are in the rental procedures document, and the office is the place to confirm them.

Security and access for owners and tenants

The rental procedures require vehicle barcode decals for tenants, which expire at lease end ($10 per vehicle), one parking space per lease and a $50 fee for a name change. Smoking is prohibited on common walk areas under the lease terms. E-bike guidelines and a registration form are published. These are the association's documents, dated December 1, 2023 unless noted.

Can you lease a home in Seven Lakes?

Yes, with Board approval. Seven Lakes requires a minimum rental period of 120 days, Board approval of each tenant, rental paperwork in the office 30 working days before arrival, and a $150 non-refundable lease processing fee, per the association's rental procedures dated December 1, 2023 and the 2025 FAQ. How often an owner may lease per year is not published.

Lease terms and fees

The lease processing fee is $150 and a name change costs $50, with a $10 vehicle decal per car. The lease form sets a $35 late fee on rent paid more than five days late. The form also notes sales tax on rentals under 183 days, which does not arise with a 120-day minimum. Forms are dated 2021, 2022 and 2023, and the procedures are current as of December 1, 2023.

The 55+ rule applies to tenants

The rental procedures require at least one tenant to be 55 or older as a permanent occupant, and the Board approves each tenant individually. The association's rental procedures also state that it verifies 55+ status in odd-numbered years. The association's published rules, not the Declaration text, are our source for this, and the frequency limit on leasing was not found in readable documents.

Pets

The 2025 FAQ allows one dog under 25 pounds, one cat, caged birds, and any number of fish in one tank of 50 gallons or less. Pets must be registered with Lee County Animal Services and may not run loose. The rental form summarizes the limit as one pet under 25 pounds, so use the FAQ and confirm in the current Rules and Regulations, revised March 24, 2021.

Is Seven Lakes in a flood zone?

Seven Lakes is partly inside a FEMA special flood hazard area. A parcel-by-parcel check of 1,096 condominium parcels against FEMA's National Flood Hazard Layer (panel 12071C0417G, effective November 17, 2022) found 621 (56.7 percent) in Zone AE with a 9.0 foot base flood elevation and 475 (43.3 percent) in shaded Zone X. The zone depends on the building.

How the flood count was made

We tested each parcel's center point against FEMA's effective flood zone polygons on October 28, 2026, using the Lee County parcel service for the points. No parcel returned Zone VE, the coastal high hazard zone. A center-point test classifies each parcel by one point, so a building footprint can straddle a boundary; an earlier 30-parcel sample returned 17 AE and 13 X, consistent with the full count. Floodway status was not separately queried.

The FEMA panel and the base flood elevation

The effective panel is 12071C0417G, effective November 17, 2022, part of Lee County's countywide flood insurance rate map (12071C). The base flood elevation shown for the AE parcels is 9.0 feet (NAVD88). A different Lee County panel, 12071C0587F, appears in some search results and does not cover Seven Lakes. An elevation certificate for the exact building is what an insurer or lender uses. Search any address at the FEMA Flood Map Service Center.

The March 2, 2027 map revision

FEMA's Letters of Final Determination page lists a Florida revision with an effective date of March 2, 2027 and a letter date of September 2, 2026, and its community list names Lee County (Unincorporated Areas), community 125124. Seven Lakes is unincorporated Lee County. The affected panel numbers were not independently fetched, so we cannot say whether panel 12071C0417G changes. Confirm on the Flood Map Service Center before relying on the 2022 zones.

Seven Lakes evacuation zone

Lee County's evacuation zone layers return Evacuation Zone A at the community's median point and at all four corners of its bounding box, checked October 28, 2026 (layer last edited March 11, 2025). Florida emergency management lists Zone A as the first zone called. An evacuation zone measures storm surge exposure and is separate from a FEMA flood zone, and whether an order covers Zone A depends on the storm. Check the Florida Know Your Zone tool.

Hurricane Ian in September 2022

The National Hurricane Center's report on Hurricane Ian describes catastrophic storm surge on the southwest Florida coast, with analyzed inundation of about 10 to 15 feet above ground in the hardest-hit area. For Seven Lakes itself, the association's 2025 FAQ discloses a $1,471,268.46 special assessment levied September 1, 2023 for Ian repairs to community common areas. Unit-level water depth in Ian is not in any public document we found.

A dispute over post-Ian unit releases

Local news reported in December 2025 that some owners in certain buildings disputed the association's post-Ian procedure for returning unit keys, which involved a release form. The legal question is whether a release of repair claims can be required before access is restored. No docket reference was found. The association's 2025 FAQ, as of April 1, 2025, states it is not a party to any case with liability over $100,000. Ask the association for the current status.

Hurricanes Helene and Milton in 2024

Lee County impacts from Helene and Milton were limited relative to Ian. Florida DEP's March 2025 post-storm report lists a Blind Pass, Lee County storm tide of +5.86 feet NAVD and seven major-structure damages in the Coastal Building Zone countywide. No Seven Lakes-specific damage report from either storm was found in the public records we reviewed on October 28, 2026, and absence of a report is not a finding of no damage.

Insurance notes for Seven Lakes buyers

The association's master policy and flood coverage terms were not found in any document we read, and premium levels were not researched. The Maintenance Fees Includes sheet lists building structure insurance in the dues. A lender's flood requirement depends on the zone, so ask the seller for the building's flood zone, the association's insurance certificate and any elevation certificate before you make an offer.

Which schools serve Seven Lakes?

Seven Lakes is in Lee County elementary proximity zone O (Heights, Rayma C. Page, Tanglewood and Villas), middle proximity zone MM (Cypress Lake Middle and Lexington Middle) and high school choice zone South 1 for 2026-27, under the School District of Lee County's enrollment plan. Families rank choices and seats are not guaranteed.

How 2026-27 school choice works

The district's 2026-27 Student Enrollment Plan, approved December 1, 2025, uses proximity zones for elementary and middle schools and choice zones with sub-zones for high schools. Lottery preference applies to students living within two miles of a school, and Sanibel, Pine Island and Fort Myers Beach schools can be requested from any zone without district transportation. Confirm an address on the district's MapNet tool; this is not a statement that any child is assigned to a school.

Source: Florida Department of Education school grades file SchoolGrades26, read October 28, 2026; School District of Lee County 2026-27 Student Enrollment Plan. Grades describe schools, not neighborhoods.

Contiguous high school sub-zone options

The plan also lets families rank schools in a contiguous sub-zone, S2, which lists Bonita Springs High (2026 grade B) and Estero High (B) among its schools. The exact sub-zone wording should be re-read in the plan before relying on it. The district's elementary and middle school layers on its GIS service are dated differently, so the 2026-27 plan text is the controlling source.

Cypress Lake Middle rebuild

Lee County's development records show a Cypress Lake Middle School rebuild of 149,338 square feet for about 1,000 students, record DOS2024-00178, status Development Order, 1.48 miles from the Seven Lakes median point. The construction schedule was not published in the records we read. Capacity context from the state's 2024-25 work plan puts Villas at about 97 percent and Tanglewood at about 99 percent, dated context, not a promise of seats.

Where are the hospitals near Seven Lakes?

Seven Lakes is about 2.7 road miles from Gulf Coast Medical Center, a 699-bed Lee Health hospital, and about 5.2 road miles from HealthPark Medical Center, a 326-bed Lee Health hospital, by OpenStreetMap routing from the community center point in October 2026. Emergency department status and trauma designation were not captured from first-party pages.

Facility Operator Road miles Free-flow minutes Detail

HealthPark Medical Center Lee Health 5.2 12 326 beds; opened 1991

Source: Lee Health Fast Facts for beds and dates; OSRM routing for road miles (secondary, OpenStreetMap-derived). Lee Health lists an adjacent Rehabilitation Hospital of Fort Myers of 60 beds next to Gulf Coast Medical Center.

Why we print road miles only

Straight-line distances to the two hospitals differ between our two measurement passes (3.4 and 2.9 miles in one, about 1.8 and 3.6 in the other, depending on the coordinates used for the hospital buildings), and straight-line distance is not a drive. Road miles from the community center point are the figures to plan with, and times vary with season and traffic.

Where is Seven Lakes?

Seven Lakes is in south Fort Myers, ZIP 33907, in unincorporated Lee County, reached from South Cleveland Avenue (US 41) by way of Seven Lakes Boulevard. Downtown Fort Myers is about 6.8 road miles and Southwest Florida International Airport about 9.2 road miles from the community center point. Data updated: October 2026.

Straight-line distances

Measured straight-line from the median Seven Lakes parcel point, the Shops at Bell Tower are 1.2 miles, downtown Fort Myers 6.5 miles, Gulf Coast Town Center 7.3 miles, RSW 7.7 miles, Fort Myers Beach 8.2 miles, FGCU 9.0 miles and the Sanibel Causeway toll plaza 9.2 miles. Straight-line figures are shorter than any drive; use the road table for planning.

Is Seven Lakes in the City of Fort Myers?

No. The mailing city is Fort Myers for all 1,094 homes, but the parcels are in unincorporated Lee County, taxing district 047, with the South Trail Fire District as the fire district (1,078 parcels; 16 blank) and ULC zoning on the county roll. That decides the millage, the permitting office and the absence of a city rate.

What is changing near Seven Lakes

Lee County's development records show commercial and residential projects within about a mile, each with a record number, read October 28, 2026. The nearest are not public road projects.

County and state road projects

Lee County capital projects within about 1.25 miles include a completed Canal H-7 drainage improvement and the completed South Fort Myers Transfer and Park and Ride Facility at Bell Tower ($7.4 million, planned end about mid 2024), and Brantley-Dover Canal and L Canal improvements in construction, planned end about 2027. FDOT's US 41 at Six Mile Cypress Parkway study (project 444328-1) and the Six Mile Cypress Parkway, Gladiolus Drive and US 41 intersection design (project 430886-1) are in the area, and their distance from Seven Lakes was not measured.

How Seven Lakes compares with nearby communities

How to read the comparison table

The four counts use each community's short legal names on the county roll, so they can differ from association totals. Product mix moves the overall median: Seven Lakes has no single-family homes, while the other three include single-family homes whose medians are higher. Compare the condominium row as well. For other nearby Fort Myers communities, see Whiskey Creek homes for sale.

The history of Seven Lakes

Seven Lakes began in the early 1970s as a development of Leisure Technology of Florida, Inc. The association was filed with the state on October 27, 1970, and its Articles list each condominium's declaration in Lee County Official Records. The county roll shows a median build year of 1976.

Leisure Technology and the first parcel

The association's Our Story page names Leisure Technology Corporation of Florida as the developer from the early 1970s, and its Articles list deeds from Seven Lakes Corp. and Leisure Technology of Florida, Inc., beginning with a first parcel at OR Book 771, Pages 180 to 183. The earliest condominium declaration listed is Building 2, OR Book 636, Page 503.

Build years on the county roll

By five-year band, the county roll counts 372 homes built 1970 to 1974, 284 built 1975 to 1979, 238 built 1980 to 1984, 156 built 1985 to 1989 and 44 built 1990 to 1994. Condominium 23 was built in 1981 per its reserve study. We do not state a build-out year for the last buildings; that would need the recording dates of the later declarations.

Turnover, drainage and roads

The association says it had 1,096 units at turnover, that control passed to owners with an owner-elected board, and that drainage has been replaced and roads resurfaced since. County capital records show a completed drainage improvement on Canal H-7 upstream of Summerlin Road. The association's own history does not give dates for these projects.

A county land taking

The association's Articles list a conveyance and a Lee County eminent domain proceeding, Case No. 81-45-CA-RWP, with its judgment recorded at OR Book 1990, Page 2247. We cite it as listed and did not read the judgment. Deeds back to Leisure Technology and later deeds from a Summerlin Pointe development partnership are also listed in the Articles, at the same Official Records.

Thinking of selling a Seven Lakes home?

Seven Lakes sellers can price against their own street's recorded sales rather than the community median, and the association's approval and age verification steps shape the timeline. Start with a Domain Realty Group home valuation, or see McGreevy and Comisar's guide to what a Fort Myers home is worth.

Frequently Asked Questions about Seven Lakes homes for sale

These are the questions Seven Lakes buyers ask most, answered from the Lee County record, the association's published documents, FEMA's flood map, the Lee County property appraiser's millage book and the Florida Department of Education. Each answer carries the same dates as the sections above, so every figure can be checked against its source below.

Is Seven Lakes a 55+ community?

The association's published rules say so: its 2025 Condominium FAQ requires at least one permanent occupant aged 55 or older in each unit, and its December 1, 2023 rental procedures repeat it for tenants and say status is verified in odd-numbered years. We did not review the recorded declarations, so we cite the association's published rules.

How many homes are in Seven Lakes?

The Lee County parcel file of October 25, 2026 matches 1,094 condominium homes, built 1971 to 1991. The association's 2013 Bylaws define 1,096 residential units, and our flood count tests 1,096 condominium parcels. The two-unit gap reflects how each source classifies parcels, so about 1,100 units is the safe summary across 29 condominiums.

What is the median price of a condo in Seven Lakes?

Lee County recorded 68 qualified Seven Lakes sales at a $108,550 median in the 12 months through September 25, 2026, from $35,000 to $254,250. Every sale was a condominium resale. The 24-month median was $123,750 on 118 sales, and the 12 months before that recorded 50 sales at a $157,500 median.

How many condos sold in Seven Lakes last year?

Lee County recorded 68 qualified sales in the 12 months through September 25, 2026, up from 50 in the 12 months before that. By calendar year, the county recorded 44 sales in 2025 at a $135,000 median and 58 in 2026 through mid-September at $108,550. The busiest month in the window was April 2026, with 14 sales.

Have Seven Lakes prices gone down?

On the county record, yes. The 12-month median fell 31.1 percent, from $157,500 to $108,550, while sales rose from 50 to 68. The calendar-year median peaked at $213,200 in 2022 and was $108,550 in 2026 to date. A deed record shows price and date, not the reason, so the record cannot explain the change.

What are the HOA fees at Seven Lakes in Fort Myers?

Monthly assessments depend on the condominium and floor plan: from $674.13 to $1,334.15 for the fiscal year ending March 31, 2026, per the association's 2025 FAQ. They include water, sewer, building insurance, reserves and golf. Cable ($78.55 a month) and golf cart space are billed separately. Fiscal 2026-27 dues were not published in documents we read.

What do Seven Lakes dues include?

The association's Maintenance Fees Includes sheet lists water, sewer, trash pickup, building structure insurance and maintenance, lawn maintenance, reserves, a private bus service, a recreation department, the 18-hole golf course with no green fees, six pools, tennis, shuffleboard, bocce, a fitness room and craft shops. The 2025 FAQ bills cable separately at $78.55 a month.

Does Seven Lakes have special assessments?

The association's 2025 FAQ discloses three association-wide special assessments: $3,900,000 for the golf course (January 22, 2020), $1,471,268.46 for Hurricane Ian repairs (September 1, 2023) and $1,100,000 for irrigation (February 28, 2025). Condominium 24 lists an additional $287,451 reserve repayment. Per-unit balances are not published, so request an estoppel certificate.

Do special assessment balances transfer when I buy a Seven Lakes condo?

Under the association's 2025 FAQ, any unpaid balance of a special assessment becomes due when title transfers. A balance is therefore a closing and pricing item, not a surprise to discover later. The estoppel certificate for the exact unit shows what remains, and the sale contract should say who pays it.

Is golf included in Seven Lakes fees?

Yes. The association owns the 18-hole golf course and lists golf with no green fees or trail fees in its Maintenance Fees Includes sheet. There is no separate mandatory club membership, and the 2025 FAQ answers no to paying rent or land-use fees for recreation facilities. A tenant takes the owner's use rights during a lease.

Who owns the Seven Lakes golf course?

Seven Lakes Association, Inc. owns it. The golf course, Tee Room, pro shop, cartports, pools and tennis are association property, and their operation is a common expense under the Bylaws. The course was redesigned by architect Kipp Shulties, funded by the $3,900,000 special assessment levied January 22, 2020.

Is there a transfer or capital contribution fee at Seven Lakes?

No figure is published in the documents we read. Bylaws section 4.6 lets the Board charge a preset approval fee not to exceed what Florida law permits, and Florida Statutes sections 718.112 and 718.116 govern what may be charged. Ask for the current fee in the resale condominium documents package before you write an offer.

What is the property tax rate in Seven Lakes?

Seven Lakes is in Lee County taxing district 047, South Trail Fire, at an adopted 2026 total of 13.3623 mills, down from 13.4125 in 2025. That is $1,336.23 per $100,000 of taxable value. The county roll's median taxable value is $89,628, which at that rate gives $1,197.64, before exemptions.

Is Seven Lakes in the City of Fort Myers?

No. Seven Lakes has a Fort Myers mailing address and ZIP 33907, but its parcels are in unincorporated Lee County, taxing district 047, with South Trail Fire as the fire district and ULC zoning on the county roll. There is no City of Fort Myers millage on a Seven Lakes tax bill.

What ZIP code is Seven Lakes?

All 1,094 Seven Lakes homes are in ZIP 33907, Fort Myers, Florida, on the Lee County roll. The association is at 1965 Seven Lakes Blvd, Fort Myers, FL 33907. ZIP 33907 also covers other nearby addresses, so search by community name to avoid pulling in unrelated listings.

Does Seven Lakes have a CDD?

No community development district or other special assessment district was found on the Seven Lakes tax roll. The association itself levies the monthly assessment and any special assessments under the condominium documents, and those are private obligations, not a line on the county tax bill. Fire and solid waste assessment lines were not checked.

Who runs Seven Lakes?

One Florida not-for-profit corporation, Seven Lakes Association, Inc. (Sunbiz document 719590, filed October 27, 1970), operates all 29 declared condominiums from 1965 Seven Lakes Blvd. It runs its own staff, a recreation department and the golf operation. No separate master association or golf entity was found in the records we read.

Is Seven Lakes gated?

The association describes Seven Lakes as a gated community with a roving security patrol. Round-the-clock guard staffing is not stated in any association document we read, so we do not claim a manned gate. Guest, vendor and tenant gate procedures are in the rental procedures, and the association office can confirm them.

Can I rent out a condo in Seven Lakes?

Yes, with Board approval. The minimum rental period is 120 days, the Board approves each tenant, paperwork is due 30 working days before arrival and the lease processing fee is $150, per rental procedures dated December 1, 2023. At least one permanent occupant must be 55 or older. An annual cap on leases was not found.

Are pets allowed in Seven Lakes?

Yes, with limits. The association's 2025 FAQ allows one dog under 25 pounds, one cat, caged birds and fish in one tank of up to 50 gallons. Pets must be registered with Lee County Animal Services and may not run loose. Confirm the current limits in the Rules and Regulations, last revised March 24, 2021.

Who may stay in a Seven Lakes unit?

The association's published rules limit stays by anyone under 18 to 30 days in any 12 months, cap permanent occupancy at three persons unless a declaration says otherwise, and allow guests up to 30 days. These come from the 2025 FAQ and the December 1, 2023 rental procedures. The recorded declarations were not reviewed.

Is Seven Lakes in a flood zone?

Partly. Of 1,096 condominium parcels checked against FEMA's flood map, 621 (56.7 percent) are in Zone AE with a 9.0 foot base flood elevation and 475 (43.3 percent) in shaded Zone X, with no coastal V zone. What hurricane evacuation zone is Seven Lakes in?

Lee County's evacuation layers place Seven Lakes in Evacuation Zone A, checked at the community's median point and all four corners of its bounding box on October 28, 2026. Zone A is the first zone Florida emergency management calls. The evacuation zone is separate from the FEMA flood zone, so confirm an address on the state map.

Did Hurricane Ian affect Seven Lakes?

The association's 2025 FAQ discloses a $1,471,268.46 special assessment, levied September 1, 2023, for Hurricane Ian repairs to community common areas. The National Hurricane Center describes catastrophic surge on the southwest Florida coast. Unit-level water depth is not public, and no Seven Lakes-specific damage report from Helene or Milton was found.

What amenities does Seven Lakes have?

The association lists six outdoor pools including an Olympic-size pool, Har-Tru clay tennis courts, pickleball, bocce and shuffleboard, a fitness center with classes, a 40,000 square foot Pavilion with card rooms, billiards and an auditorium, the Tee Room restaurant and bar, and a 24-passenger bus. Hours and class fees were not published.

Does Seven Lakes have tennis courts?

Yes. The association's tennis page lists Har-Tru clay courts, renovated in 2022, and a USPTA professional. Its pages and documents disagree on the number of courts and on how many are hard courts, so we print no count. Pickleball, bocce and shaded shuffleboard have their own association pages.
