Vista WildBlue homes for sale right now

Live Vista WildBlue listings from the Southwest Florida MLS are linked below. Vista listings carry a Fort Myers city on the MLS, so these links search by the subdivision name rather than by Estero, and the price filters split the collections roughly by size.

Executive, Manor and Estate homes: what is the difference?

Lennar sold Vista WildBlue in three collections that differ by size, bedroom count and price. Over 15 models were offered in all, from 1,800 to 3,800 square feet with two to five bedrooms, starting in the $400s at the 2019 launch and from the $600s by early 2023, according to Stock Development's launch release and Lennar's own archived pages.

Manor 139 5 3 to 5 2,245 to 3,332 sq ft $599,999 to $688,999
Estate 95 6 3 to 5 2,395 to 3,800 sq ft $906,999 to $1,085,999

How the collections map to lot widths

The Blue Lake CDD assesses Vista lots in three widths: 182 lots of 50 feet, 148 of 60 feet and 93 of 75 feet. Lennar's archived pages do not say which collection sits on which width. The 93 lots of 75 feet are the closest match in number to the 95 Estate homesites, which suggests but does not prove the pairing. Lennar's 2022 homesite counts add to 395, against 423 homes recorded.

Which collection fits you

Executive suits a buyer who wants two or three bedrooms or the lowest Vista price, Manor is the family collection with four and five bedroom plans, and Estate holds the largest plans, up to 3,800 square feet. The county record does not tag homes by collection, so every Vista sales figure on this page covers all three, and the MLS does not tag them either: each search below is a price band, so check the floor plan name in each listing.

Executive collection floor plans

Lennar's archived pages list 6 Executive models on 161 homesites. By May 2023, near the end of the sellout, Lennar's Southwest Florida site marketed the collection from the mid $600s. The prices below are Lennar's new-home prices from 2022 and 2023, not today's resale values.

The Victoria and the Angelina are the only two-bedroom plans in Vista WildBlue, and the Catalina, at 2,805 square feet, is the largest Executive plan and a two-story design, per Lennar's Southwest Florida page. Lennar did not state Executive lot widths on the archived pages; the Blue Lake CDD's narrower classes, 182 lots of 50 feet and 148 of 60 feet, assess at $4,017.43 and $4,283.43 for fiscal 2027. Search Vista WildBlue homes listed under $1,000,000.

Manor collection floor plans

Lennar's archived pages list 5 Manor models on 139 homesites; the collection page was archived again in June 2023 near the end of the sellout. The prices below are Lennar's new-home prices from 2022 and 2023, not today's resale values.

Four of the five Manor plans have four or five bedrooms, which makes this the family collection; The Cornell is a two-story five-bedroom plan with a split three-car garage, per Lennar's plan page. Lennar did not state Manor lot widths on the archived pages. Earlier research placed the collection on 60 foot lots, which the Blue Lake CDD assesses at $4,283.43 for fiscal 2027, but Lennar's own text does not confirm it. Search Vista WildBlue homes from $1,000,000 to $1,500,000.

Estate collection floor plans

Lennar's archived pages list 6 Estate models on 95 homesites. By May 2023 Lennar's Southwest Florida site marketed the collection from the low $900s. The prices below are Lennar's new-home prices from 2022 and 2023, not today's resale values, and the plan-level dates differ from the collection-page range in the table above.

The Chapel Hill, at 3,800 square feet with five bedrooms, is the largest plan Lennar built in Vista WildBlue, and the Estate collection holds the most expensive Lennar homes in the enclave. The Blue Lake CDD assesses 93 lots of 75 feet, its widest class, at $4,682.43 for fiscal 2027. Lennar's 95 Estate homesites are the closest match in number, which suggests the Estate homes sit on the 75 foot lots; Lennar's archived text does not say so outright. Search Vista WildBlue homes listed at $1,200,000 and up.

What does it cost to own a home in Vista WildBlue?

Vista WildBlue homes pay the Blue Lake CDD $4,017.43 to $4,682.43 a year for fiscal 2027, by lot width, on the Lee County tax bill, plus VistaBlue Homeowners Association dues. On the October 22, 2026 MLS pull, 26 of 43 Vista listings also showed a mandatory club fee of about $660 a quarter, as entered by listing agents, so confirm with the association whether it applies to the home you choose.

Why Vista assessments fell for fiscal 2027

The fiscal 2027 totals are about 6 to 7 percent below fiscal 2026. The district still carries $9,195,000 of Series 2019 bonds and, in its fiscal 2027 budget, $400,000 for legal costs on the retaining wall plus a line of credit for lake bank repairs; its construction-defect claim over the lake banks was in court-ordered mediation on September 16, 2026. A settlement or a new repair plan could change the assessment.

HOA dues in Vista WildBlue

The VistaBlue Homeowners Association sets the dues. As entered on MLS listings at our October 22, 2026 pull, Vista association dues typically run about $1,190 a quarter; the MLS does not say which budget year a fee belongs to, so confirm the current amount with the association. For a guide to living in Vista WildBlue, including how the Blue Lake CDD and the master association fit together, see McGreevy and Comisar's Vista WildBlue guide.

Is Vista WildBlue in a flood zone?

All 12 Vista WildBlue addresses we checked map to FEMA Zone X, an area of minimal flood hazard. We queried them on Blue Bay Circle against FEMA's National Flood Hazard Layer on October 21, 2026, three in each VistaBlue plat; that is a sample, not a survey of every lot.

Vista Lake and Hurricane Ian

Hurricane Ian in September 2022 damaged lake banks across WildBlue, and the Blue Lake CDD added a lake bank repair line of $62.60 a home to its fiscal 2027 assessment. The WildBlue CDD's engineering report on Ian recorded no home flooding in the community.

Insuring a Vista WildBlue home

Every WildBlue home was built in 2019 or later under the current Florida Building Code, and unincorporated Lee County earns a Community Rating System discount on National Flood Insurance Program policies. A Zone X home has no federal flood insurance mandate, but a lender or Citizens policy can still require coverage, so price a policy before you write an offer.

How Vista WildBlue differs from core WildBlue

Vista WildBlue and core WildBlue share the gate and The Club at WildBlue but have different builders, districts and price levels. Vista's 30 resales had a $1,182,000 median in the last year, against $1,799,500 for the 36 core sales, and Vista's district assessment tops out at $4,682.43 where core runs to $8,827.61.

When core WildBlue is the better fit

Buyers who want a wider lot, a pool deck on the main lake or a home over 4,000 square feet usually end up in core WildBlue: the Pulte homes near the entrance, the WildBlue estate homes along WildBlue Boulevard, the Stock Signature homes or The Peninsula. Lakefront options on both sides are compared in our WildBlue lakefront and boating homes section.

Where is Vista WildBlue, and is it in Estero?

WildBlue sits in unincorporated Lee County with a Fort Myers 33913 mailing address, outside both the Village of Estero and the Estero postal area, on the north side of Corkscrew Road east of I-75; it is marketed and searched as Estero, so we cover it with our Estero communities. Vista WildBlue surrounds Vista Lake and is reached through the same WildBlue Boulevard gate as the rest of the community.
