The Peninsula at WildBlue: Estate Homes for Sale

The Peninsula at WildBlue is 46 custom estate homes on Blue Eye Loop, on 102 and 140 foot lakefront lots beside The Club at WildBlue, built by Stock Custom Homes from 2019 to 2024. Only one recorded sale closed on the Peninsula in the 12 months to September 25, 2026, at $4,278,500; the seven sales of the last 24 months had a $4,278,500 median and topped out at $5,475,000, the highest WildBlue price in five years of county records.

This page shows every Peninsula listing we can search, the full recorded sale history, what Stock Custom Homes still offers and the district assessment on the widest lots in the community. It sits under our WildBlue homes for sale page, part of Estero homes for sale. Updated October 2026.

Key takeaways for Peninsula buyers

The Peninsula is the estate tier of WildBlue: the largest homes, the widest lots and the highest assessment, with thin and lumpy sale history because so few homes trade. The points below come from the county roll and sale files, the WildBlue CDD budget, Stock's own releases and the flood sample.

  • 46 homes, every one coded lakefront, with heated area from 3,595 to 6,254 square feet and a 4,369 square foot median.
  • 1 recorded sale in 12 months ($4,278,500) and 7 in 24 months, from $3,300,000 to $5,475,000.
  • The median sale has climbed from $1,761,278 in 2020 to $4,550,000 in 2025 as the custom homes were finished.
  • WildBlue CDD assessment for fiscal 2027: $6,794.75 on a 102 foot lot and $8,827.61 on a 140 foot lot.
  • Stock Custom Homes still offers "a select few residences on Estate lots in the exclusive Peninsula."
  • The Peninsula is not a separate plat, association or district; it shares the core WildBlue CDD and master association.

Live listings for WildBlue estate homes are linked below. The MLS files Peninsula homes under the WildBlue subdivision with a Fort Myers city, and the search cannot filter by street, so the estate-price search can also show a few core WildBlue homes off Blue Eye Loop.

On October 22, 2026, 1 home on Blue Eye Loop was listed for sale, at $5,699,500. Ask us for Stock's current releases as well as the resales.

What do Peninsula estates sell for?

Peninsula estates sold at a $4,278,500 median across the seven recorded sales of the 24 months to September 25, 2026, from $3,300,000 to $5,475,000; in the last 12 months there was a single sale, at $4,278,500, recorded in February 2026. Over five years the county recorded 45 sales at a $3,300,000 median, 32 of them first sales by the builder.

Data updated: October 2026.

The Peninsula, county record (to September 25, 2026) Sales Median Low High Builder-direct Resale median
12 months 1 $4,278,500 $4,278,500 $4,278,500 0 $4,278,500
24 months 7 $4,278,500 $3,300,000 $5,475,000 2 $4,100,000
60 months 45 $3,300,000 $1,820,985 $5,475,000 32 $3,700,000

Source: Lee County Property Appraiser parcel roll and sale files, qualified improved single-family sales over $1,000. Builder-direct means the first qualified sale within a year of the year built, our estimate of a new home sold by its builder. The Peninsula is counted as the single-family parcels on Blue Eye Loop in the WildBlue Phase 1A plat.

Peninsula sales by year

The yearly medians track the move from early production homes to finished custom estates more than market swings: the 2020 median was $1,761,278 and the 2025 median $4,550,000. With five or fewer sales a year since 2024, one sale moves the median.

Year Recorded sales Median
2020 8 $1,761,278
2021 9 $2,153,360
2022 15 $2,416,980
2023 15 $3,300,000
2024 5 $4,299,143
2025 5 $4,550,000
2026 to September 25 1 $4,278,500

How the Peninsula compares with the rest of WildBlue

The Peninsula's 24-month median of $4,278,500 is more than double the $1,799,500 12-month median of core WildBlue and three times the $1,417,500 WildBlue-wide median. That premium buys the lot more than the house: every Peninsula home is lakefront, and the 140 foot lots are the widest in the community.

Stock Custom Homes on the Peninsula: what is still available?

Stock Custom Homes is the last builder still selling new homes in WildBlue. Its own WildBlue page says it "offers a select few residences on Estate lots in the exclusive Peninsula," and the county recorded 2 builder sales on the Peninsula in the last 24 months, both before February 2026.

Recent Stock releases on Blue Eye Loop

Stock's own news releases of August 15, 2024 and April 4, 2025 named three Peninsula estates: the Savannah at 18280 Blue Eye Loop, reported sold at $4,895,000; the Alexandria at 18300 Blue Eye Loop; and the Calista at 18384 Blue Eye Loop, listed at $5,945,000. Those are builder-published prices, not recorded sales; the top recorded Peninsula sale in 24 months was $5,475,000. See Stock Custom Homes at WildBlue for how buying new from Stock compares with a Peninsula resale.

Buying a resale estate instead

A resale Peninsula home comes finished, with its pool and landscaping in place and a known tax bill, and five of the seven sales of the last 24 months were resales, at a $4,100,000 median.

Lot sizes and the 140 foot estate lots

The WildBlue CDD assesses 34 lots of 102 feet and 12 of 140 feet, and those 46 lots match the 46 homes on Blue Eye Loop, so the Peninsula holds all of the community's widest lots; the county roll does not label lot width by address, so the pairing is our inference from the two records. The median Peninsula lot is about 0.6 acre on the county roll.

What the wider lot changes

A 140 foot lot carries the highest district assessment in WildBlue, $8,827.61 for fiscal 2027, against $6,794.75 on a 102 foot lot. The extra width buys more lake frontage and more room for the house and pool deck, and it is reflected in both the price and the assessment.

What does it cost to own a home on the Peninsula?

Peninsula homes pay the WildBlue CDD $6,794.75 or $8,827.61 a year for fiscal 2027, the two highest classes in the district, plus the WildBlue master association dues and the mandatory club fee that every core home pays. Ask for the last tax bill on the home you choose.

The Series 2026 bond on Peninsula lots

The Series 2026 bonds, $17,050,000 issued to repair Ian-damaged shoreline and retaining walls and maturing in 2056, add $2,488.81 a year to a 102 foot lot and $3,416.01 to a 140 foot lot.

Association dues and the club fee

As entered on MLS listings at our October 22, 2026 pull, core WildBlue homes, the Peninsula included, typically carry about $1,270 a quarter in master association dues and a mandatory club fee of about $660 a quarter, with a one-time club fee of $4,500 at closing. The MLS does not say which budget year a fee belongs to, so confirm the current amounts with the association. For a guide to living on the Peninsula, including how Stock's custom homes compare with the resales, see McGreevy and Comisar's Peninsula guide.

Flood and storm record on the Peninsula

Both Peninsula addresses we checked, 18100 and 18280 Blue Eye Loop, map to FEMA Zone X, an area of minimal flood hazard, queried on October 21, 2026; so did 19141 WildBlue Boulevard in the same plat. All 27 addresses sampled across WildBlue returned Zone X.

Hurricane Ian and the main lake shoreline

Ian damaged the lake banks and retaining walls on WildBlue's main lake in September 2022; the district's engineering report recorded no home flooding. Repairs are financed by the Series 2026 bonds.

Insuring a Peninsula estate

Every WildBlue home was built in 2019 or later under the current Florida Building Code, and unincorporated Lee County earns a Community Rating System discount on National Flood Insurance Program policies. A Zone X home has no federal flood insurance mandate, but a lender or Citizens policy can still require coverage, so price a policy before you write an offer.

Where is The Peninsula, and is it in Estero?

WildBlue sits in unincorporated Lee County with a Fort Myers 33913 mailing address, outside both the Village of Estero and the Estero postal area, on the north side of Corkscrew Road east of I-75; it is marketed and searched as Estero, so we cover it with our Estero communities. The Peninsula is reached through the WildBlue Boulevard gate and sits next to the 20-acre club peninsula at 18721 WildBlue Boulevard.

Getting around from The Peninsula

Straight-line distances from The Club at WildBlue, 18721 WildBlue Boulevard: Florida Gulf Coast University 1.6 miles, Miromar Outlets 2.1, Gulf Coast Town Center 2.7, the I-75 interchange at Corkscrew Road 3.0, the RSW airport terminal 4.4, Coconut Point 5.6 and Lovers Key State Park 9.2. The I-75 Alico Road interchange is closer on the map but has no direct access; the only gate is on Corkscrew Road.

Schools for The Peninsula

At the club address, the School District of Lee County's 2026-27 proximity zones return elementary Zone Q, middle Zone GG and high Zone South 2, queried October 21, 2026. Zone Q lists Bonita Springs, Pinewoods, San Carlos, Spring Creek and Three Oaks Elementary; a zone is a choice list, not a guaranteed seat.
