55+ Communities in Fort Myers
55+ communities in Fort Myers are housing for older persons: communities where at least one occupant of each home must be 55 or older under recorded documents or published rules. We found four with a recorded age restriction we could read, Pelican Preserve, Heritage Cove I, Lee Plantation and Valencia Harbor, and ten more that state a 55 and over rule in their own association, park or operator documents. Lee County recorded 159 qualified Pelican Preserve sales at a $425,000 median in the 12 months through September 25, 2026, the largest age-restricted community on the county record. This guide is one section of our Fort Myers homes for sale and communities guide. Updated October 2026.

This page lists every age-restricted community with a Fort Myers address that we could support with a document, and grades the evidence for each: a recorded declaration we read, or a first-party association, park or builder statement. It shows what each community's homes sold for on the Lee County record, what a buyer actually owns in a cooperative or a land-lease park, the fees each community publishes, how Florida taxes a manufactured home, senior property tax relief, FEMA flood samples, storm claims and straight-line miles to the hospitals. On this page, Fort Myers means the City of Fort Myers plus unincorporated Lee County with a Fort Myers mailing address. North Fort Myers, Fort Myers Beach, Cape Coral, Estero and Bonita Springs are separate places, so their 55+ communities are not counted here. This is a guide to age-restricted housing for sale; assisted living, independent-living rentals and life plan communities are retirement care settings with their own rules and are not covered.

Key takeaways for Fort Myers 55+ buyers
- Fort Myers has four communities whose recorded documents we read with a 55+ rule: Pelican Preserve (Lee County Instrument 5303163), Heritage Cove I (Instrument 4853046), Lee Plantation (Section 8.1 of its amended declaration) and Valencia Harbor (Instrument 2025000237791).
- Ten more state a 55+ rule in their own association, park or operator documents, including Seven Lakes, Jamaica Bay Village and five resident-owned cooperative parks.
- Florida has no 55+ registry: the state filing was repealed effective July 1, 2020, and HUD keeps no list. A community qualifies by meeting the 80 percent test, publishing its policies and verifying ages at least every two years.
- Lee County recorded 159 qualified Pelican Preserve sales at a $425,000 median in the 12 months through September 25, 2026, against 68 Seven Lakes condominium sales at a $108,550 median.
- In the co-op parks a buyer purchases a share or membership certificate, not a deed: Coach Light Manor's certificate is valued at $60,000 with a $196 monthly fee, and Orange Harbor lists shares from $70,875 to $129,150.
- Valencia Harbor by GL Homes is the only new-construction 55+ community with a Fort Myers address: on October 28, 2026 the builder listed 16 plans from $352,900 to $600,900, and Lee County recorded 75 builder first sales there at a $490,202 median in the 12 months through September 25, 2026.
- On a $350,000 home in the City of Fort Myers, 2026 property tax is $5,939.57 with no exemption and $5,206.33 with homestead; the 65-and-older senior exemptions carry a 2026 household income limit of $38,686.
- FEMA samples put every sampled home in Zone AE at Heritage Cove, Lee Plantation, Coach Light Manor, Plantation Estates, Orange Harbor and Granada Lakes, and none in Zone AE at Crystal Lakes, Poinsettia Park, Whiskey Creek Village Green or Valencia Harbor.
- Several large communities are called 55+ online without a first-party age rule we could read, so we list them separately and do not call them 55+.

Listing data refreshes from the MLS throughout the day, and a listing shown may already be under contract. Days on market, sale-to-list ratios and active-listing counts come from the MLS and are being added in our next data refresh. Co-op shares, manufactured homes in parks and land-lease homes are often marketed outside the usual MLS property types, and new Valencia Harbor homes are sold by the builder, so ask us for those directly.
How to search a Fort Myers 55+ listing
Start with the address line. A North Fort Myers or Fort Myers Beach address is a different place, even when the listing title says Fort Myers. Then check the community name against the tables below, and read what the buyer receives at closing: a deed to a house or condominium unit, a cooperative share, or a home on a rented lot. Each one is financed, taxed and approved differently.

Gate and golf entries are only what those first-party pages state. Whiskey Creek Village Green figures cover all fourteen Village Green sections, not only the two that publish a 55+ rule.
How to read the community table
Grade A means we read the recorded declaration or amendment that sets the 55+ rule and can cite its instrument or section. Grade B means the community's own association, park operator or builder states the rule in a page or rules document, but we have not read a recorded declaration. Either way, a buyer confirms the rule in the recorded documents and the association's age-verification policy before closing. Home counts are county parcels unless the community's own count is given in parentheses; a land-lease park's homes are titled like vehicles and do not appear as parcels at all.
How does a Fort Myers community qualify as 55+?
A Fort Myers community qualifies as 55+ housing under federal and Florida law when at least 80 percent of its occupied homes have at least one occupant 55 or older, it publishes and follows policies showing it intends to operate as 55+ housing, and it verifies ages by surveys and affidavits updated at least once every two years. No state or federal registry exists.
The three-part federal test
The federal Fair Housing Act's familial-status rules do not apply to "housing for older persons" (42 U.S.C. 3607(b)). For the 55 and over type, HUD's regulations at 24 CFR 100.304 to 100.307 set three parts, all required. First, at least 80 percent of occupied units must have at least one occupant 55 or older; vacant units do not count against the test. Second, the community must publish and adhere to policies and procedures showing its intent, judged by factors such as its rules, covenants, advertising, lease provisions and actual practices. Third, it must verify occupancy by reliable surveys and affidavits, updated at least once every two years.
What counts as a 55+ home under the rule
The test is per home, not per person. A home counts toward the 80 percent if at least one occupant is 55 or older, so a household with one member 55 or older and another younger qualifies (24 CFR 100.305(a)). The regulation also allows homes occupied by employees who perform substantial management or maintenance duties, and by people under 55 who are necessary to provide a reasonable accommodation to a disabled resident. What a community allows in the remaining 20 percent of homes is set by its own documents (100.305(h)).
Florida's version of the rule
Florida mirrors the federal standard in section 760.29(4) of the Florida Statutes. It adds one rule for older documents: if the recorded governing documents provide for housing for older persons and cannot be amended, and the community meets the 80 percent and verification parts, it is deemed housing for older persons. A recorded ban on residents "16 years of age or younger" in such documents is read as 18 or younger.
No registry, no state approval
Florida once required 55+ communities to file with the Florida Commission on Human Relations and renew every two years. Chapter 2020-153, Laws of Florida, deleted that requirement effective July 1, 2020, and the Commission's filing rule, 60Y-9.007, was repealed on May 25, 2021. HUD's own notice says the federal law does not require HUD to approve or list communities. So the evidence for any Fort Myers community is its recorded declaration, its published age policy and its occupancy surveys, not a database entry or an MLS field.
The survey summary any buyer can request
The federal rule requires each community to keep reliable age records, and it says a summary of the occupancy surveys "shall be available for inspection upon reasonable notice and request by any person" (24 CFR 100.307(i)). Acceptable age documents include a driver's license, birth certificate, passport or a signed statement by an adult household member that at least one occupant is 55 or older. A buyer can ask the association, in writing, for that survey summary along with the age-verification policy.
What 55+ wording does not prove
HUD's rule says that phrases such as "adult living" or "adult community" in advertising are not consistent with an intent to operate as 55+ housing (24 CFR 100.306(b)). A marketing page, a directory label or an MLS checkbox is not evidence either. That is why this page grades every community by the document behind it, and why several communities that appear on 55+ lists online sit in a separate table below.
55+ communities with a recorded age restriction
Four Fort Myers communities have a recorded age restriction that we read in the document itself: Pelican Preserve, the Heritage Cove I neighborhood of Heritage Cove, Lee Plantation and Valencia Harbor. Each requires at least one occupant 55 or older in a home and ties the rule to the federal 55+ exemption, and each sets its own limits on younger occupants and visitors.
Pelican Preserve
Pelican Preserve, in ZIP 33913 inside the City of Fort Myers, is age restricted by Article 5 of its Community Declaration, recorded in Lee County as Instrument 5303163, OR Book 3535, Page 4531, in December 2001 under the community's original name, Sun City Center Ft. Myers. Section 5.1 requires at least one occupant 55 or older in every occupied home. The declaration lets the board admit a household whose oldest member is 50 to 54 only while 80 percent of homes keep a 55+ occupant, and the Portofino neighborhood declaration (Instrument 5306409) repeats the restriction. The association counts about 2,498 homes, and the county roll matches 2,342 home parcels: 1,600 single-family homes and 742 condominiums. Lee County recorded 159 qualified sales at a $425,000 median in the latest 12 months, from $209,500 to $950,000. Our full Pelican Preserve homes for sale page covers every neighborhood, the club and the costs.
What Pelican Preserve owners pay
Pelican Preserve sits inside the Gateway Services Community Development District. Its FY2027 assessment is $1,187.25 per single-family home ($1,153.88 operations plus $33.37 debt) and $1,050.19 per multifamily unit, billed on the county tax bill. A buyer pays a $2,660 resale capital fee at closing. The 27-hole golf club has been owned by Heritage Golf Group since February 2022 and is optional: its January 2026 rate card lists golf initiation at $25,000 refundable or $15,000 non-refundable, with annual dues of $11,600 for a couple or $9,720 for an individual, and social membership at $2,000 plus $3,180 a year.
Heritage Cove
Heritage Cove, in ZIP 33919 in south Fort Myers, has a recorded age restriction for its Heritage Cove I neighborhood. The Declaration of Covenants, Conditions and Restrictions for Heritage Cove I, made by U.S. Home Corporation and recorded April 11, 2000 as Instrument 4853046, OR Book 3242, Page 2406, has an Article 17 titled "55 or Over Age Community." Section 17.1 states the intent to meet the 55 or over housing exemption under 24 CFR 100.304. Section 17.4 requires at least 80 percent of occupied units to have a permanent occupant 55 or older, and defines a permanent occupant as one who lives there more than eight weeks in a calendar year. Section 17.3 bars permanent occupancy by anyone under 18 and limits visits to 30 days a year, no more than 15 in a row. Heritage Cove has other neighborhoods with their own declarations, which we have not read, so confirm the rule for the exact address.
Heritage Cove homes on the county record
The Lee County roll shows 529 Heritage Cove homes built from 1999 to 2004: 289 single-family homes and 240 condominiums, all in unincorporated Lee County in the Iona McGregor fire district. The county recorded 29 qualified sales in the latest 12 months at a $260,000 median, from $165,000 to $560,000: 18 single-family homes at a $372,500 median and 11 condominiums at $205,000. The prior 12 months recorded 18 sales at $342,500. Association dues, the gate and pet rules are not published on any first-party page we could use, so ask for the resale certificate.
Lee Plantation
Lee Plantation, in ZIP 33908 in unincorporated Lee County, is a community of manufactured homes on individually owned lots. Section 8.1 of its Amended and Restated Declaration, titled "55 and Over Community" and amended March 18, 2026, requires permanent occupancy "by at least one person who is fifty-five (55) years of age or older." The original declaration was recorded May 15, 1987 in OR Book 1917, Page 107, and plats 150 lots. Section 8.1 cites 24 CFR 100.304, requires an age survey under 24 CFR 100.307 at least every two years, lets a surviving occupant 45 or older remain, and allows board hardship exceptions only where the 80 percent test still holds.
Lee Plantation rules and recorded prices
The Lee Plantation association's 2025 rules allow one dog up to 25 pounds or one cat, and leases of at least three months and at most one year for the entire home, with board approval. The association describes a gated community with a clubhouse, heated pool, fitness center, tennis courts and library. The county roll shows 148 manufactured-home parcels built from 1984 to 2004, and 15 qualified sales in the latest 12 months at a $202,000 median, from $150,000 to $271,000, against 6 sales at $202,050 the year before. Dues are not published on the pages we read.
Valencia Harbor
Valencia Harbor, the GL Homes community at 3534 Primrose Hill Way, Fort Myers 33905, in unincorporated Lee County, is age restricted by its Amended and Restated Declaration, recorded September 4, 2025 as Lee County Instrument 2025000237791. Article X, Section 2 requires at least one occupant 55 or older in each home, and lets the board allow up to 20 percent of homes to be occupied only by people under 55, the federal and Florida 80 percent structure. It is the only new-construction 55+ community with a Fort Myers address; its prices, amenities and county record are in its own section below.
55+ communities by association, park or operator rule
Ten Fort Myers communities state a 55+ rule in their own association rules or park and operator pages rather than in a recorded declaration we read. Most are condominiums or manufactured-home parks. The rule is real housing policy, but the recorded document behind it is the one a buyer should read before closing.
Seven Lakes
Seven Lakes, in ZIP 33907 between McGregor Boulevard and US 41, is a condominium community built from 1971 to 1991 under the Seven Lakes Golf and Tennis Community Association. Its Rental Procedures, current as of December 1, 2023, require at least one occupant 55 or older as a permanent occupant, cite the 80 percent test, limit anyone under 18 to 30 days in 12 months, cap permanent occupancy at three people and verify ages every odd-numbered year. Tenants sign a minimum 120-day lease, pay a $150 non-refundable lease fee and $10 per vehicle, and may keep one pet under 25 pounds. The association lists six outdoor pools including one Olympic size, six Har-Tru tennis courts renovated in 2022, pickleball, a golf course redesigned by Kipp Shulties, a fitness center, bocce, shuffleboard, a woodshop and a shopping bus.
Seven Lakes on the county record
The Lee County roll shows 1,096 Seven Lakes condominium parcels, built from 1971 to 1991 with a median year of 1976, in unincorporated Lee County in the South Trail fire district. Seven Lakes recorded 68 qualified sales in the latest 12 months, the most of any resale community here after Pelican Preserve, at a $108,550 median, from $35,000 to $254,250. The prior 12 months recorded 51 sales at $160,000. Each condominium section has its own association and declaration, so confirm the age rule for the exact building.
Jamaica Bay Village
Jamaica Bay Village, at 15235 S. Tamiami Trail, Fort Myers 33908, is a gated manufactured-home community run by Cove Communities, which calls it a "55+ community" and an "age-qualified community." The operator counts 1,400 homes on 230 acres around three lakes, with three clubhouses, heated pools, a fitness center, a jacuzzi, pickleball and tennis courts, a putting green, 12 shuffleboard courts and boat storage. It is a land lease: "Jamaica Bay Village is a land lease community," the operator says, so a buyer owns the home and rents the lot. The operator sells new homes "starting in the mid-$200,000s" and lists pre-owned and brokered homes below that. Lot rent is not published on the operator's pages; ask for the current prospectus.
Crystal Lakes
Crystal Lakes, at 5010 Country Lakes Drive, Fort Myers 33905, is a gated manufactured-home community whose operator, MHC, calls it "age-qualified" and "Active 55+ Living." The operator lists tennis courts, a pool, shuffleboard, pickleball and a clubhouse, and offers new homes, pre-owned homes and annual rentals. The county roll carries 283 Crystal Lakes parcels under a manufactured home community condominium legal name, built from 1973 to 2023, and recorded 16 qualified sales in the latest 12 months at a $147,500 median, from $60,000 to $370,000. Whether a given home sits on an owned parcel or a leased site is not stated by the operator, so confirm it in the recorded documents.
Poinsettia Park
Poinsettia Park, around Poinsettia Drive and Granada Street in ZIP 33905, is a resident-owned cooperative that its association describes as an "over-55+ resident-owned and managed manufactured home community" of 312 homes, run by a seven-member board elected by shareholders. It is a gated, pet-friendly park with a heated pool, a tiki hut over a lake, two pickleball courts, bocce, six shuffleboard courts, billiards and a library. It is one of two communities here inside the City of Fort Myers. The county recorded 16 qualified sales in the latest 12 months at a $106,000 median, from $55,000 to $160,000, up from 18 sales at $90,000 the year before.
Whiskey Creek Village Green
Whiskey Creek Village Green, near McGregor Boulevard and College Parkway in ZIP 33919, is a group of fourteen condominium villa sections, each with its own association. Two publish a 55+ rule: Section One's rules, revised March 28, 2019, say the section "is a 55+ community" and limit anyone 18 or under to 90 days of residence, with two pets under 25 pounds; Section Eleven, 32 villas on 8 acres with a heated pool, calls itself "a special 55+ condominium community." Village Green is not gated. Whiskey Creek as a whole is not a 55+ community; see our Whiskey Creek homes for sale page for the rest of the neighborhood.
Coach Light Manor
Coach Light Manor (spelled Coachlight Manor in county records), in ZIP 33908 off Park Road just west of S. Tamiami Trail, is a resident-owned cooperative of 179 manufactured-home sites. The association calls it a "resident owned 55+ mobile home park," and its sales process requires at least one buyer to be 55 or older, with applications, a background check, a membership interview and a board vote. Owners hold a membership certificate, not a deeded lot, and pay no lot rent. The park has a marina with a ramp and dock on Mullock Creek, a heated pool and a clubhouse.
Plantation Estates
Plantation Estates, at Birch Boulevard and Raintree Lane in ZIP 33908, is a resident-managed cooperative that calls itself a "Mobile Home 55+ Co-Operative Park." The park says "the price includes the lot and 1 share in the co-op," allows one pet up to 35 pounds and is "continuing its recovery from Hurricane Ian," with its pool reopened and a clubhouse planned. Plantation Estates is not The Plantation in east Fort Myers and not Lee Plantation, two other communities with similar names.
Orange Harbor
Orange Harbor, at 5749 Palm Beach Boulevard in ZIP 33905 on the Caloosahatchee and Orange River, is a resident-owned, professionally managed cooperative whose site describes it as 55+ and pet friendly, with 364 homes and 127 RV spaces. The park says it is governed by Chapter 719, the Florida cooperative law, and that a buyer holds a share in the cooperative and a specific share representing the lot.
Sun-N-Fun
Sun-N-Fun, at 5558 Palm Beach Boulevard in ZIP 33905, is a resident-owned park of about 250 manufactured-home lots and 39 RV lots. Its rules, effective November 18, 2025, require at least one person 55 or older to occupy each home, and its notice of January 24, 2023 says "We are a 55+ Community and a Pet Free Park." New owners may not lease or rent their lot for five years. The park lists a heated pool, a 4,800 square foot clubhouse, pickleball, shuffleboard, bocce, a boat launch, a fishing pier and a par-3 practice course. Sun-N-Fun is a resident-owned park, not a Sun Communities property.
Granada Lakes RV Resort
Granada Lakes RV Resort Condominium, at 7010 Granada Lakes Drive in ZIP 33967, is a member-owned resort of 151 sites, most occupied by park models. Its rules, last updated March 4, 2022, require "at least one person fifty-five (55) years of age or older" as a permanent occupant of each unit and 80 percent of units with a 55+ resident. Permanent living requires a park model of 33 to 45 feet, occupancy is limited to two people, guests may stay 60 days a year, leases run at least 30 consecutive days to a renter 55 or older, and no owner may rent for 24 months after taking title.
Is Valencia Harbor the only new 55+ community in Fort Myers?
Valencia Harbor by GL Homes is the only new-construction 55+ community with a Fort Myers address that we found. Its age rule is recorded: the Amended and Restated Declaration, Instrument 2025000237791, requires at least one occupant 55 or older per home. On October 28, 2026 the builder listed 16 plans from $352,900 to $600,900. Data updated: October 2026.
Where Valencia Harbor is
Valencia Harbor's sales office is at 3534 Primrose Hill Way, Fort Myers 33905, in unincorporated Lee County east of I-75, in taxing district 066 (Fort Myers Shores Fire), not the City of Fort Myers. The builder's directions run from I-75 exit 141 east on SR 80 for about 2.3 miles, then about 2.9 miles on Buckingham Road. Valencia Harbor sits farther east than any other community on this page: 12.7 miles in a straight line to Gulf Coast Medical Center and 10.1 miles to Lee Memorial Hospital.
Valencia Harbor prices and collections
GL Homes sells three collections: Shoreline from the $350s, Marina from the $420s and Bayside from the $550s. On October 28, 2026 its 16 floor plans were listed from $352,900 for the Montserrat to $600,900 for the Bahama, as base prices before options and lot premiums. An October 2026 builder update advertised homes "from just $352,900." The builder opened the Montserrat and Nassau models in March 2026 and the Cayman model in May 2026, and added the Aruba floor plan in September 2026. These are builder prices on the date read and change with each release, and they are not part of the county record.
What is open at Valencia Harbor and what is still being built
The Community Center opened in March 2026 with a full-time lifestyle director. The builder's gallery shows tennis, pickleball and bocce, and a "staffed gatehouse" caption. The 33,000 square foot Harbor Club clubhouse and the Racquet Club were still under construction in the builder's October 2026 update, and there is no golf course. Ask the builder for the expected completion date of each amenity before you rely on it.

GL Homes said in an April 2025 update that Valencia Harbor has "no CDD fee." The homeowners association fee is not published by the builder, so ask for the current budget and the HOA disclosure summary, which Florida law requires a buyer to receive before signing a contract in an HOA community.
Valencia Harbor on the county roll
Valencia Harbor is recorded on the Lee County roll under two legal names, Valencia Harbor and its Phase One plat, "Buckingham 345 Plat One," with 624 parcels in all. The county file counts 95 finished single-family homes through its September 2026 roll, and more homes are under construction. Lee County recorded 75 qualified sales in the 12 months through September 25, 2026 at a $490,202 median, from $345,400 to $955,057, and every one was a builder first sale; one sale was recorded in the 12 months before that. No resale has been recorded yet. The county recorded 44 sales at a $497,456 median in calendar 2025 and 32 at $489,051 in 2026 through September 25.
55+ manufactured-home and co-op communities in Fort Myers
Fort Myers 55+ manufactured-home communities come in four ownership types: resident-owned cooperatives, where a buyer gets a share or membership certificate; land-lease parks, where the buyer owns the home and rents the lot; deeded lots with an owners association; and RV resort condominiums. What you buy decides your financing, taxes, approval process and monthly cost. Data updated: October 2026.
| Community | Ownership type | What the buyer receives | Published cost (first-party, dated) | Age wording (first-party) |

What you own in a Fort Myers co-op park
In a cooperative, legal title to the land sits with the association, and the buyer receives an ownership interest in the association plus a proprietary lease or occupancy right, under Chapter 719 of the Florida Statutes. The statute says "an interest in a unit is an interest in real property." Approval and first-refusal terms are set by each co-op's own documents, and a buyer becomes jointly liable with the seller for any unpaid assessments up to the transfer (719.108). Coach Light Manor, Orange Harbor, Plantation Estates, Poinsettia Park and Sun-N-Fun are cooperatives on the county roll, recorded under the cooperative use code.
Coach Light Manor costs in detail
Coach Light Manor's own page values a membership certificate at $60,000 and says the certificate is typically part of the purchase price. The $196 monthly fee covers grass cutting, tree care, trash, the heated pool, the boat ramp and the clubhouse, and includes $16.29 a month toward an SBA loan (360 months at 1.87 percent) the park took for Hurricane Ian repairs. The park's home page states fees "under $200" a month and no lot rent, and that is $2,352 a year at $196 a month. Homes may be rented 180 days a year with a two-month minimum, dogs of 30 pounds or less are allowed on perimeter streets only, and each home may keep two vehicles.
Orange Harbor shares
Orange Harbor's "what is a share" page explains two kinds of ownership: a share in the cooperative that owns the community and a specific share for the lot under the home, and it says a buyer can buy the home first and the share later. It lists share prices from $70,875 for an interior lot to $129,150 for a waterfront lot. The page is undated, so confirm the current share price with the association. The monthly fee is not published on a first-party page.
Plantation Estates after Hurricane Ian
Plantation Estates' Buyer FAQ, updated June 9, 2024, sets the fee at $86.00 per lot per month, or $1,032 a year, covering lawn mowing, the dumpster, water and wastewater, clerical work, property maintenance, insurance and legal costs and reserves. New owners wait two years before renting, and the board must consent. The county record shows how much Ian changed this park: the roll's median year built is 2025, and no qualified home sale was recorded in the latest 12 months, against one at $150,000 the year before. The park's own page lists lots for sale with a share, including one where the owners say their home "was destroyed by Ian and has been removed."
Land-lease parks and Chapter 723
In a land-lease park the buyer owns the home and rents the lot from the park owner, under Chapter 723, the Florida Mobile Home Act. The park owner must give at least 90 days' written notice before any lot rent increase, rule change or service reduction (723.037), and parks with 26 or more lots must file a prospectus with the state and deliver the approved prospectus before a lot rental agreement is enforceable (723.011). A buyer may become a tenant if qualified under the park rules, with approval not unreasonably withheld, and may cancel the home purchase if tenancy is not approved 5 days before closing (723.059). Chapter 723 has no age rule of its own; a park's 55+ status is in its prospectus and rules.
Homeowner protections when a park is sold or closed
If a park owner offers the park for sale, the homeowners' association has 45 days to contract on the same terms, plus 10 more days if the price drops (723.071). A change in the use of the land requires at least 6 months' notice to the homeowners (723.061). A homeowner forced to move by a change in use may receive the actual cost of moving the home within 50 miles, up to $3,000 for a single-section or $6,000 for a multisection home, from the Florida Mobile Home Relocation Corporation (723.0612).
How a manufactured home is taxed
A manufactured home on land the same owner owns, tied down and connected to utilities, is real property: the owner buys a one-time RP sticker and may claim homestead. A home on a rented lot is not real property; the owner pays an annual mobile home license tax by buying an MH decal, priced by length from $20 up to 35 feet to $80 over 65 feet, and decals expire December 31 (320.08). A rented-lot home without a current decal on January 1 can be taxed as tangible personal property. A cooperative member can claim homestead up to $25,000 per mobile home (196.031).
RV resort condominiums with a 55+ rule
Granada Lakes RV Resort is an RV resort condominium, not a mobile home park: owners hold condominium sites, and the rules require a park model of 33 to 45 feet for permanent living. Its assessment is $300.00 per unit per quarter, effective November 1, 2024, or $1,200 a year, with two pets allowed and no docks. The county roll carries 132 Granada Lakes parcels and recorded 4 qualified sales in the latest 12 months at a $147,500 median. Pure RV resorts that rent sites to travelers are not homes for sale and are not listed here.
Communities labelled 55+ online that we could not confirm
Several large Fort Myers communities appear on 55+ lists online, but none of them publishes an age rule on a first-party page we could read, and we have not read their recorded declarations. Until a document confirms it, this page does not call them 55+. Ask each association for its recorded declaration and age-verification policy.

Communities where no age restriction was found
These Fort Myers communities show up in some 55+ searches, but the documents and pages we read set no age restriction. Two are confirmed by a recorded document; the others have no first-party age rule, and a national 55+ directory's own data field reads "No Age Restrictions" for several of them.

What do 55+ homes in Fort Myers sell for?
55+ homes in Fort Myers sold at medians from $60,000 at Coach Light Manor to $425,000 at Pelican Preserve and $490,202 for new Valencia Harbor homes on the Lee County record in the 12 months through September 25, 2026. Source: Lee County Property Appraiser parcel roll and sale files, DOR-qualified improved sales over $1,000 on home parcels (single family, mobile home, condominium and cooperative uses), 12 months ending September 25, 2026; a deed covering two or more homes in the same community is excluded as a bulk deed. Valencia Harbor's 75 sales are all builder first sales of new homes, its prior-12-month figure is a single sale, and its heated areas are not yet on the roll, so it has no dollars per square foot; Jamaica Bay Village's homes are not on the county roll, so it has no row. Five-year counts run from September 25, 2021.
Why the medians are not comparable across types
A county "sale" means something different in each ownership type. At Pelican Preserve, Heritage Cove and Seven Lakes it is a deed to a house or condominium. At the five cooperatives it is the transfer of a share or membership certificate, with or without a home: Coach Light Manor's $60,000 median matches the value its own page gives its membership certificate. At Crystal Lakes, Lee Plantation and Granada Lakes it is a manufactured home or park model with its parcel. Never average these together; compare each community with itself over time.
How prices moved in the latest 12 months
Pelican Preserve's median moved down 6.8 percent, from $456,000 to $425,000, while its sales rose from 131 to 159. Seven Lakes moved down 32.2 percent, from $160,000 to $108,550, on 68 sales against 51. Heritage Cove moved down 24.1 percent, from $342,500 to $260,000, and Whiskey Creek Village Green 12.9 percent, from $287,000 to $250,000. Poinsettia Park moved up 17.8 percent, from $90,000 to $106,000. Small counts swing medians: a community with fewer than ten sales a year can move a long way on one or two homes.

Price bands in the latest 12 months
Pelican Preserve and Valencia Harbor are the only communities here with sales above $600,000 in the window: 45 of Pelican Preserve's 159 sales closed between $500,000 and $750,000 and 12 between $750,000 and $1,000,000, and Valencia Harbor's 75 new-home sales split 7 under $400,000, 34 between $400,000 and $500,000, 25 between $500,000 and $750,000 and 9 between $750,000 and $1,000,000. Heritage Cove recorded 17 of its 29 sales between $200,000 and $300,000 and 3 between $500,000 and $750,000. At Seven Lakes, 59 of 68 sales, 86.8 percent, closed under $200,000. Every recorded sale at Poinsettia Park, Coach Light Manor, Sun-N-Fun and Granada Lakes, and 14 of 16 at Crystal Lakes, closed under $200,000.
Price per square foot in Fort Myers 55+ communities
County dollars per square foot on this page use heated (living) area from the Lee County roll, not total area under roof. On that basis the 12-month medians ran from $55 at Coach Light Manor, where the price is mostly the membership certificate, to $244 at Pelican Preserve. Granada Lakes' $210 reflects small heated areas on only four sales. Heritage Cove sat at $198, Whiskey Creek Village Green at $158, Lee Plantation at $148 and Seven Lakes at $103.
What the county record cannot show
The county file records the price and the date a deed or share transfer was recorded. It does not record the asking price, how long a home was listed or how many homes are for sale today. Those are MLS fields, and they are being added in our next data refresh. It also cannot show new-home prices before closing, homes in land-lease parks, or the share-only transfers some cooperatives record as vacant land, so ask the association or operator for its own sales history.
What does it cost to own in a Fort Myers 55+ community?
Owning in a Fort Myers 55+ community costs property tax plus one of three community charges: an association fee, a cooperative maintenance fee or land-lease lot rent, and in Pelican Preserve a CDD assessment. Only a few communities publish their figures. We print only first-party figures with a date, and say plainly where a fee is not published. Data updated: October 2026.

Association fees, co-op fees and lot rent are different things
An association fee in a deeded community pays the association's budget and is secured by a lien on the home under Chapter 720 or 718. A cooperative maintenance fee pays the co-op's budget, which owns the land, so it can include costs an HOA would not carry, such as the park's land and a loan; Coach Light Manor's $196 includes $16.29 a month for a storm repair loan. Land-lease lot rent is rent to a park owner, can rise only after 90 days' written notice, and pays for land the buyer does not own. Searching for low HOA fees means comparing each of these on the same yearly basis.
Yearly charges on the published figures
On the published figures alone, Plantation Estates' fee comes to $1,032 a year, Granada Lakes' assessment to $1,200 a year, Pelican Preserve's FY2027 CDD to $1,187.25 a year for a single-family home before its association fees, and Coach Light Manor's fee to $2,352 a year. These are the only yearly community charges a first-party source lets us compute, and none of them includes property tax, insurance or utilities.
What to ask for before you sign
For a homeowners association, Florida requires a disclosure summary before the contract, and the buyer may cancel within 3 days after receiving it (720.401). The association must issue an estoppel certificate within 10 business days of a request, for a fee of up to $250 when the account is current (720.30851). For a cooperative, ask for the budget, the proprietary lease and the approval steps. For a land-lease park, ask for the approved prospectus and the last lot rent increase notice.
Unpaid assessments follow the home
In an HOA, the buyer is jointly and severally liable with the seller for unpaid assessments up to the transfer of title (720.3085), and a cooperative buyer in exclusive possession is liable the same way (719.108). The estoppel certificate is the document that shows what is owed, so it should be in hand before closing.
Property taxes and senior exemptions in Fort Myers
Property taxes in a Fort Myers 55+ community depend on the taxing district, not the mailing address: a $350,000 homestead home costs $5,206.33 a year in the City of Fort Myers and $3,975.54 to $4,203.70 in three unincorporated fire districts at 2026 rates. Turning 55 does not lower a tax bill; Florida's senior exemptions start at 65 with an income limit. Data updated: October 2026.

Source: Lee County Property Appraiser 2026 Taxing District Millage Book (actual rates) and 2026 exemption amounts. Assumptions: a $350,000 assessed value equal to just value (true in the first homestead year), ad valorem taxes only, no Save Our Homes cap, portability, senior or other exemption, and no non-ad valorem assessments such as a CDD or solid waste charge. Homestead removes $25,000 from all levies and a further $26,411 from non-school levies in 2026. An illustration, not a tax bill.
Which district is a community in?
Pelican Preserve and Poinsettia Park are in district 090, the City of Fort Myers. Heritage Cove, Lee Plantation and Plantation Estates are in 068, Iona McGregor Fire; Coach Light Manor and Granada Lakes in 071, San Carlos Fire; and Orange Harbor and Valencia Harbor in 066, Fort Myers Shores Fire. Seven Lakes is in 047 (South Trail Fire), Crystal Lakes and Sun-N-Fun in 046 (Tice Fire) and Whiskey Creek Village Green in 127; their rates are on the county's millage book. Each parcel's district is on its Lee County Property Appraiser record.
Homestead, Save Our Homes and portability
Homestead needs title and permanent residence on January 1 and a filing with the Property Appraiser by March 1, so a buyer's first year is usually taxed without it. After the first homestead year, the assessed value can rise by no more than the lower of 3 percent or the change in the consumer price index; the 2026 figure is 2.7 percent. A buyer leaving another Florida homestead can move up to $500,000 of that capped difference to the new home if the new homestead is set up within three years of January 1 of the year the old one was given up.
The senior exemptions at 65
Florida lets a county or city grant extra homestead relief to an owner 65 or older whose household income is at or under a limit, $38,686 for 2026. The City of Fort Myers grants $25,000 under Ordinance 3763, and it applies only to taxes levied by the City. Lee County's Ordinance 21-07 removes up to $50,000 of assessed value from County levies, and offers a version equal to the full assessed value for an owner of 25 years' permanent residence whose home had a just value under $250,000 when first eligible. School, independent fire district and water management levies are not reduced by either.
How to file for the senior exemption
The owner files a sworn statement of household adjusted gross income with the Lee County Property Appraiser by March 1, with the prior year's return and W-2s by June 1, or proof of age and IRS Form 4506 for non-filers. The exemption renews only while income stays under the limit, and the Property Appraiser must be told by May 1 if it does not.
Homestead on a co-op share or a manufactured home
A cooperative member who lives in the unit can claim homestead up to $25,000 per apartment or mobile home under section 196.031. A manufactured home on a lot the owner also owns is real property and can carry full homestead. A home on a rented lot pays the yearly license decal instead of a property tax on the home, and the land tax is paid by the park owner and may be passed on in lot rent only as Chapter 723 allows.
Gates, golf and amenities in Fort Myers 55+ communities
Gates, golf and amenities differ widely across Fort Myers 55+ communities. Pelican Preserve has a staffed gatehouse and an optional 27-hole club; Seven Lakes has its own golf course; the cooperative parks offer heated pools, clubhouses and, at Coach Light Manor and Sun-N-Fun, boat access. No community publishes gate staffing hours.

Is golf included in a Fort Myers 55+ home?
Not at Pelican Preserve: its recorded declaration says association membership does not include membership in the golf club, which Heritage Golf Group owns, so golf and social memberships are separate purchases. Whiskey Creek's golf club next to Village Green is a separate club open to public play. Seven Lakes has its own course run through the community association, and the terms of what the association includes are not published on its public pages, so ask for them in writing.
Boat access in Fort Myers 55+ parks
Two cooperative parks publish boat access. Coach Light Manor has a ramp and dock on Mullock Creek behind lots 99 to 115, boat storage at $200 a year, and private docks on 17 homes on the south side of Windjammer Way. Sun-N-Fun has a private boat launch through a canal to the Orange River, two canals with docking in its RV section, and a fishing pier. Navigable depth is not published by either park, so check it for your boat.
Pets in Fort Myers 55+ communities
Pet rules range from none to two animals. Sun-N-Fun calls itself a "Pet Free Park." Lee Plantation allows one dog up to 25 pounds or one cat; Plantation Estates one pet up to 35 pounds; Seven Lakes tenants one pet under 25 pounds; Whiskey Creek Village Green Section One two pets under 25 pounds; Granada Lakes two pets; and Coach Light Manor dogs of 30 pounds or less on perimeter streets only. Orange Harbor and Poinsettia Park say "pet friendly" without publishing a rule. Service and support animals are governed by fair housing law, not by these limits.
Leasing, guests and pets in 55+ communities
Leasing in a Fort Myers 55+ community is set by each community's recorded declaration and rules, not by the federal 55+ law, and every tenant household counts in the age surveys. Minimum lease terms we found run from 30 days at Granada Lakes to 120 days at Seven Lakes, and several communities bar new owners from renting for two to five years.
| Community | Minimum lease and other leasing rules (first-party) | Under-18 and guest rules (first-party) |
|---|---|---|
| Seven Lakes | 120 days; $150 lease fee; tenants pre-register 30 working days ahead | Under 18 not more than 30 days in 12 months; permanent occupancy capped at three |
| Lee Plantation | 3 months minimum, 1 year maximum, entire home, board approval | Survivor 45 or older may remain (Section 8.1) |
| Heritage Cove I | Not published first-party | Under 18 may visit 30 days a year, no more than 15 in a row (Section 17.3) |
| Pelican Preserve | See our Pelican Preserve page; every occupant household meets the recorded age rule | No permanent occupant under 18; visits up to 30 days a year (Article 5) |
| Granada Lakes RV Resort | 30 consecutive days; renter 55 or older; no owner rental for 24 months after taking title | Guests 60 days a year; occupancy two persons |
| Coach Light Manor | Rentals up to 180 days a year, 2-month minimum; renters pass a background check | Not published |
| Plantation Estates | Two-year wait for new owners; board consent | Under-50 occupants are guests up to 30 days a year; occupants aged 50 allowed in up to 10 percent of units |
| Sun-N-Fun | New owners may not lease or rent the lot for five years | Not restated here |
| Whiskey Creek Village Green, Section One | Not published | No one 18 or under resides more than 90 days |

How tenants fit the 55+ rule
The federal rule measures who occupies each home, not who owns it, so a leased home counts toward the 80 percent test only if a tenant 55 or older lives there. That is why communities such as Seven Lakes and Granada Lakes require the tenant to meet the age rule and verify ages in their surveys. A community may still allow homes without a 55+ occupant within the 20 percent margin, but only on the terms its own documents set.
Under-55 spouses and caregivers
A home where one occupant is 55 or older and another is younger counts as a 55+ home under 24 CFR 100.305. The regulation also expressly allows a person under 55 who is necessary to provide a reasonable accommodation to a disabled resident. Beyond those federal rules, each community's documents decide who may live in a home without a 55+ occupant, which is why a buyer should read the declaration's occupancy section rather than rely on a listing description.
Flood and hurricane history in Fort Myers 55+ communities
Flood exposure splits Fort Myers 55+ communities sharply. FEMA flood map samples put every sampled home in Zone AE, a special flood hazard area, at six communities, from Heritage Cove to Granada Lakes, and none at Crystal Lakes, Poinsettia Park, Whiskey Creek Village Green or Valencia Harbor. Lee County reports that new FEMA flood maps take effect March 2, 2027. Data updated: October 2026.
| Community | Sampled homes in Zone AE | Zones sampled | Base flood elevation seen (NAVD88) |
|---|---|---|---|
| Pelican Preserve | 7 of 60 | Zone X 53, Zone AE 7 | None published on the sampled points |

Source: FEMA National Flood Hazard Layer, sampled at 30 random home parcels per community (60 at Pelican Preserve and Valencia Harbor) from the Lee County parcel layer, October 2026. A sample is a screen, not a determination: the FEMA map panel and an elevation certificate for the exact address decide flood insurance. Jamaica Bay Village was not sampled.
What the flood samples mean for a buyer
Zone AE is a special flood hazard area, and the base flood elevations the samples show, from 8.0 to 11.0 feet, are the heights a home's elevation is compared with. For a manufactured home, ask how high the home sits and how it is tied down, not only which zone it is in. Pelican Preserve's 7 of 60 is a screen; its own page has a full parcel overlay. Search any address at the FEMA Flood Map Service Center, and ask the seller for an elevation certificate.
New Lee County flood maps in 2027
Lee County reports that new FEMA flood insurance rate maps for the county take effect March 2, 2027. A home's zone or base flood elevation can change on that date, which can change whether flood insurance is required and what it costs. Check both the current map and the new map for any address you are considering, and ask the insurance agent which one the quote uses.

Source: OpenFEMA National Flood Insurance Program claims, by reported ZIP code and date of loss, queried October 28, 2026. These are ZIP-level counts, not community totals: each ZIP spans many neighborhoods and flood zones, and the program counts only insured buildings, so many manufactured homes and condominium units are not in the data.
What the claim counts show
ZIP 33908 had 6,700 Ian flood claims, the most of any ZIP on this page, and four of the 55+ communities here sit inside it. ZIP 33913, home to Pelican Preserve, had 17. Plantation Estates says it is still recovering from Ian, and Coach Light Manor carries an SBA loan for Ian repairs in its monthly fee. Ask any seller in these ZIPs for the home's claim history and repairs.
Hurricane evacuation zones
Lee County's hurricane evacuation zones measure storm surge exposure and are separate from FEMA flood zones. Every Pelican Preserve home parcel is in Evacuation Zone D, the storm surge category 4 zone. Check the county's evacuation zone map for any other address before you buy, and keep the zone with your storm plan.

Hospital addresses
Gulf Coast Medical Center is at 13681 Doctors Way, Fort Myers 33912, and Lee Health lists it with 699 licensed beds and a Level II trauma center. HealthPark Medical Center is at 9981 S HealthPark Dr, Fort Myers 33908, with 326 beds. Lee Memorial Hospital is at 2776 Cleveland Ave, Fort Myers 33901, Lee Health's first hospital, opened in 1916. 55+ communities near Fort Myers that are not in Fort Myers
Several well-known 55+ communities use a Fort Myers name or appear in Fort Myers searches but sit in North Fort Myers, Babcock Ranch or another place. They have different taxing districts, flood communities and records, so they are not on this page. North Fort Myers is a separate place from Fort Myers.
Del Webb and the North Fort Myers name traps
Del Webb Oak Creek is in North Fort Myers, though the builder files it under its Fort Myers region; Del Webb's community at Babcock Ranch is outside Fort Myers too. Tara Woods (Hometown America), Serendipity (Sun Communities), Bayshore, Herons Glen, Lake Fairways, Buccaneer Estates, Windmill Village, Lazy Days Village, Southwind Village and Horizon Village are all North Fort Myers addresses. No Sun Communities, Equity LifeStyle, Hometown America or Del Webb property has a Fort Myers address.
Similar names inside Fort Myers
Three Fort Myers names are easy to confuse. Plantation Estates is a 55+ cooperative park in ZIP 33908; Lee Plantation is a 55+ manufactured-home community in the same ZIP; The Plantation is a separate east Fort Myers community in ZIP 33913 with no age restriction found. Sun-N-Fun is a resident-owned park, not a Sun Communities property. Pine Ridge North Village IV, whose 55 or over form circulates online, is in Greenacres, Palm Beach County.
What to check before you buy in a 55+ community
Before you buy in a Fort Myers 55+ community, read the recorded declaration's age and occupancy sections, get the association's age-verification policy and survey summary, and learn exactly what you will own: a deed, a co-op share or a home on a rented lot. Then check fees, leasing rules, flood zone and taxing district for the exact address.
Age and occupancy documents
Ask for the recorded declaration or covenants and the section that sets the 55+ rule, the written age-verification policy, and the summary of the latest occupancy survey, which the federal rule makes available to any person on request. Confirm how the community treats a household whose younger member would live there alone, and whether visitors under 18 have a day limit.
Ownership and approval
Confirm what transfers at closing. For a cooperative, get the proprietary lease or membership certificate terms, the approval steps and any interview. For a land-lease park, get the approved prospectus, the lot rental agreement and the last rent increase notice. For a deeded home, get the title commitment and the HOA disclosure summary. Each one changes financing: lenders treat a co-op share or a home on a rented lot differently from a deeded home.
Money, rules and the property itself
Get the estoppel certificate, the current budget and any special assessment notice, and the leasing and pet rules if either matters to you. Check the FEMA flood zone on today's map and the 2027 map, the evacuation zone, and the taxing district on the Property Appraiser's record. For a manufactured home, ask for its year, the tie-down and wind zone details, and the title or RP sticker status.
A buyer's checklist
- Recorded declaration with the 55+ section, and the association's age-verification policy.
- Latest occupancy survey summary.
- What you own: deed, cooperative share or membership certificate, or home on a rented lot.
- Approval steps, interview and background check, with the timeline.
- Estoppel certificate, budget, reserves and any special assessment.
- Lot rent and the last 90-day increase notice, for a land-lease park.
- Leasing minimums, rental waiting periods and pet limits.
- FEMA flood zone now and under the March 2, 2027 maps, plus an elevation certificate.
- Taxing district, homestead filing by March 1 and, at 65, the senior exemption filing.

Frequently asked questions about 55+ communities in Fort Myers
These are the questions Fort Myers 55+ buyers ask most, answered from the recorded declarations, the communities' own rules and pages, the Lee County record, Florida and federal law, FEMA data and the Lee County Property Appraiser. Each answer carries the same dates as the sections above, and every source is listed below.
What are the 55+ communities in Fort Myers?
We found fourteen with a document behind the age rule. Pelican Preserve, Heritage Cove I, Lee Plantation and Valencia Harbor have recorded restrictions we read. Seven Lakes, Whiskey Creek Village Green Sections One and Eleven, Jamaica Bay Village, Crystal Lakes, Poinsettia Park, Coach Light Manor, Plantation Estates, Orange Harbor, Sun-N-Fun and Granada Lakes state the rule themselves.
How many 55+ communities in Fort Myers have a recorded age restriction?
Four, on the documents we read: Pelican Preserve (Instrument 5303163), the Heritage Cove I neighborhood (Instrument 4853046, Article 17), Lee Plantation (Amended and Restated Declaration, Section 8.1) and Valencia Harbor (Instrument 2025000237791). The other ten state the rule in association rules or park and operator pages, and their recorded declarations are the next documents to read.
What does 55 and over mean in a Fort Myers community?
It means at least 80 percent of occupied homes have at least one occupant 55 or older, the community publishes and follows a 55+ policy, and it verifies ages at least every two years, under 24 CFR 100.304 to 100.307 and Florida Statute 760.29(4). It does not require every resident to be 55 or older.
Is there a registry of 55+ communities in Florida?
No. Florida removed the state filing for housing for older persons by Chapter 2020-153, effective July 1, 2020, and repealed the related rule in 2021. HUD keeps no list either. A community's 55+ status rests on its recorded documents, its published age policy and its occupancy surveys, which a buyer can ask the association to show.
What is the 80/20 rule in a 55+ community?
At least 80 percent of occupied homes must have one occupant 55 or older; the other 20 percent may be occupied as the community's own documents allow. Vacant homes do not count against the test. Pelican Preserve's declaration, for example, lets its board admit a household aged 50 to 54 only while 80 percent of homes keep a 55+ occupant.
Can someone under 55 live in a Fort Myers 55+ community?
Often yes, as a spouse or household member of someone 55 or older, because the federal test counts homes with at least one 55+ occupant. The regulation also allows a younger caregiver needed to accommodate a disabled resident. Each community's declaration decides the rest, so read its occupancy section; Lee Plantation lets a surviving occupant 45 or older remain.
Can visitors under 18 stay in a Fort Myers 55+ home?
Yes, within each community's limits on visitors under 18. Pelican Preserve's declaration allows visits of up to 30 days per calendar year, and Heritage Cove I's allows 30 days a year with no more than 15 in a row. Seven Lakes limits under-18 stays to 30 days in 12 months, and Whiskey Creek Village Green Section One to 90 days.
What is the largest 55+ community in Fort Myers?
On the county record, Pelican Preserve, with 2,342 home parcels and about 2,498 homes by the association's count. By the operator's count, Jamaica Bay Village has 1,400 manufactured homes on 230 acres, but its homes sit on leased land and are not on the county roll. Seven Lakes has 1,096 condominium parcels.
What is the median home price in Fort Myers 55+ communities?
There is no single median, because the communities sell different things. Lee County recorded a $490,202 median for new Valencia Harbor homes, $425,000 at Pelican Preserve, $260,000 at Heritage Cove and $108,550 at Seven Lakes in the 12 months through September 25, 2026. Cooperative medians ran from $60,000 at Coach Light Manor to $156,500 at Orange Harbor.
What is the least expensive way into a Fort Myers 55+ community?
A cooperative share. Coach Light Manor's own page values its membership certificate at $60,000, and its county median was $60,000 on 10 sales. Orange Harbor lists shares from $70,875 for an interior lot, and Sun-N-Fun's median was $75,000 on 7 sales. Monthly fees, approval rules and financing for a share differ from a deeded home.
Are there new construction 55+ homes in Fort Myers?
Yes, at one community we found: Valencia Harbor by GL Homes, at 3534 Primrose Hill Way, Fort Myers 33905. On October 28, 2026 the builder listed 16 plans from $352,900 to $600,900. The county recorded 75 builder first sales at a $490,202 median in the 12 months through September 25, 2026.
Does Valencia Harbor have a CDD fee?
GL Homes said in an April 2025 update that Valencia Harbor has "no CDD fee." The homeowners association fee is not published by the builder. Ask for the current association budget and the disclosure summary Florida requires before a buyer signs, which can be cancelled within 3 days after the buyer receives it.
Which Fort Myers 55+ communities have low HOA fees?
The published figures are lowest at the cooperative and RV parks: Plantation Estates charges $86.00 per lot per month (June 2024), Granada Lakes $300.00 per unit per quarter (November 2024) and Coach Light Manor $196 a month with no lot rent. Most deeded 55+ communities do not publish dues, so compare estoppel certificates on a yearly basis.
What is a 55+ co-op park?
A cooperative park is owned by its residents' association. A buyer purchases a share or membership certificate with the right to occupy a home site, rather than a deed to a lot, under Chapter 719 of the Florida Statutes. What is a land-lease community?
In a land-lease community the buyer owns the manufactured home and rents the lot from the park owner under Chapter 723. Jamaica Bay Village is the land-lease 55+ community with a Fort Myers address that we found. Lot rent can rise only after 90 days' written notice, and parks of 26 or more lots must file a prospectus.
How much is lot rent at Jamaica Bay Village?
Cove Communities does not publish lot rent on its Jamaica Bay Village pages. It does say new homes start "in the mid-$200,000s" and that Jamaica Bay Village is a land lease community. Ask the operator for the current approved prospectus and lot rental agreement, which must be delivered before a lot rental agreement is enforceable.
Can a park raise lot rent in a Fort Myers mobile home park?
Yes, with notice. Chapter 723 requires at least 90 days' written notice to each affected homeowner and the homeowners' association before any lot rent increase, rule change or service reduction. A committee of homeowners can meet the park owner about the increase, and a court, not the state agency, decides whether an amount is unreasonable.
What protections do manufactured-home owners have if a park is sold?
The homeowners' association gets 45 days to contract on the same price and terms when the owner offers the park for sale, plus 10 more if the price drops. A change in the land's use needs at least 6 months' notice, and displaced owners may receive up to $3,000 or $6,000 in relocation payments.
Are there 55+ mobile home communities in Fort Myers?
Yes. Lee Plantation, Crystal Lakes, Jamaica Bay Village and the five cooperative parks are 55+ manufactured-home communities with a Fort Myers address, and Granada Lakes is a 55+ RV resort condominium for park models. Several other Fort Myers mobile home parks state no age rule, so they are not on our 55+ list.
Do I pay property tax on a manufactured home in a 55+ park?
It depends on the land. A home on land you own, tied down and connected to utilities, is real property and can take homestead. A home on a rented lot pays an annual license decal priced by length, from $20 to $80, and the land tax belongs to the park owner. A co-op member can claim homestead up to $25,000.

How much are property taxes on a $350,000 home in a Fort Myers 55+ community?

When do the new Lee County flood maps take effect?
Lee County reports that new FEMA flood insurance rate maps take effect March 2, 2027. A home's flood zone or base flood elevation can change on that date, which can change whether insurance is required and its price. Is Del Webb Oak Creek in Fort Myers?
No. Del Webb Oak Creek is in North Fort Myers, a separate place with its own taxing districts and records, even though the builder lists it under its Fort Myers region. Tara Woods, Serendipity, Bayshore and Herons Glen are North Fort Myers addresses too, so none of them is on this Fort Myers 55+ page.
Is Cinnamon Cove a 55+ community?
We could not confirm it. Cinnamon Cove's own association site describes a gated community but states no age rule, and we have not read its recorded declarations. Pine Ridge at Fort Myers Village and Brandywine are in the same position. Until a recorded document confirms a 55+ rule, ask the association for its declaration and age-verification policy.
Is Whiskey Creek a 55+ community?
Not as a whole. Whiskey Creek's single-family homes have no age restriction, and its Village Green villas are fourteen separate condominium sections. Two of them publish a 55+ rule: Section One, in rules revised March 28, 2019, and Section Eleven, a 32-villa section. Confirm the rule for the exact section before you make an offer.
