Key takeaways for Summit Place townhome buyers in Naples
Summit Place in Naples, FL, trades only as resales, since every platted townhome on the county roll is already built and no builder has homes for sale. The short notes below each carry their source and date range, and the deed table and MLS tables further down let you trace every number back to where it came from.
What the county recorded
- In the 12 months to August 31, 2026, Collier County recorded 17 Summit Place townhome sales at a $405,000 median, from $362,500 to $465,000, and every one was a resale on the county test.
The window before
- The county's earlier window, September 2024 to August 2025, held 20 Summit Place sales at a $419,650 median, and this page sets the two windows side by side without reading a direction into either.
What the MLS export showed
- In the October 29, 2026 export, 13 Summit Place townhomes sold at a $395,000 median in the export's own 12-month window, with 8 active listings and 1 pending on the export date.
County deeds and the MLS export
- Summit Place has two record sets on this page, and they never share a sentence: Collier County deeds qualified through August 31, 2026, and the October 29, 2026 MLS export, each with its own window and its own rule for counting a sale.
Townhomes on the 2026 roll
- By plat, Summit Place holds 410 townhomes with no platted townhome site left vacant, and the roll dates them from 2004 to 2014.
No new homes from a builder
- On the county builder-direct test, 0 of the 17 sales in the latest 12 months were flagged builder-direct, so every recorded sale was a resale.
What a buyer pays beyond the price
- The association does not post its assessment on its public pages (checked 2026-11-03), so the estoppel certificate is where a buyer reads the current figure.
- The 2026 roll shows no community development district line on any Summit Place parcel, and the costs section sets out the taxes, the one-time charges and the rules for leasing, pets and parking.
How this page counts
- Every price sentence names its record set, county or MLS, and its window, and a median prints in a sentence only where at least six sales stand behind it, so a smaller group is listed deed by deed or left to a table.
What happens before closing
- Summit Place Community Association, Inc. approves each sale in writing before closing, so a buyer builds the application into the contract timeline.
- Browse other Naples communities as you build a shortlist.
What Summit Place homes are for sale in Naples right now?
Summit Place homes for sale in Naples appear in the live searches below, each of which reads the MLS label Summit Place inside a map box drawn around the community. Any count printed on this page carries its export date, while a search shows the market as it stands when you open it.
Search every Summit Place listing
This search returns every listing that carries the Summit Place label inside the map box, across all three phases, in a single list.
Listings new in the last 30 days
Only listings posted within the past 30 days show up here, which makes it the search worth checking again every week during your hunt.
Listings by price
One search stops just under the price line and the other starts at it, so between them they cover every listing with the label.
Active and pending on October 29, 2026
The October 29, 2026 export held 8 active Summit Place listings and 1 pending, counting contingencies. Of the 8 active listings, 2 were in Phase 1, 5 in Phase 2 and 1 in Phase 3, and the pending listing was in Phase 1. Contact us to hear about new listings by email.
How to read a listing in Summit Place
A listing names its development in one field and its subdivision in another. The October 29, 2026 export counted a row when the development field read Summit Place in ZIP 34119 or when the address joined a Summit Place parcel on the county roll. Check the street against Summit Place Circle, Pinnacle Place and Sutherland Avenue, then ask an agent to confirm the phase before you compare prices.
Saved searches for Summit Place
A saved search turns the label into an alert. Ask an agent to save the Summit Place label with your own price line and your own phase preference, so that a new listing reaches you the day it enters the MLS rather than the day you next look. Pair the alert with the deed table below to judge each new listing against recorded sales.
Name checks before you search
Other places carry similar names in other ZIP codes and other states, and the searches above read only the label Summit Place inside the map box. When you search elsewhere, type the full name with Naples and ZIP 34119, and confirm that ZIP on every listing. The look-alike names section later on this page sorts out the places a search can mix up.
Where else to look
The searches above stay inside Summit Place. For the rest of Naples, browse every listing we show and filter by ZIP code, price band and home type. When you line up two communities, hold the price ceiling and the home type steady in both searches so the comparison stays fair.
What is Summit Place in Naples, FL, and where is it?
Summit Place in Naples is a built-out community of 410 townhomes in three platted phases on the Collier Boulevard corridor in ZIP 34119, governed by one homeowners' association under Chapter 720 of the Florida Statutes. The sections below place the community on the map, count its parcels and explain how the county records its three plats.
Collier Boulevard and North Naples
Summit Place sits on the Collier Boulevard (CR 951) corridor in North Naples, ZIP 34119, in unincorporated Collier County. Naples is the postal name on each address, and Collier County, not a city, governs the land.
Three recorded plats
The county roll records Summit Place on three plats named Summit Place in Naples Phase 1, Phase 2 and Phase 3. Phase 1 carries 222 roll parcels, Phase 2 carries 195 and Phase 3 carries 20, and each plat includes tracts and common parcels as well as townhome sites.
Townhomes and tracts on the 2026 roll
The 2026 Collier County roll shows 437 parcels in the three Summit Place plats in ZIP 34119: 410 townhomes, Phase 1 208, Phase 2 186 and Phase 3 16, plus 27 tracts and common parcels. The 27 tracts and common parcels include the amenity tract, and none of them is a home.
Why a listing count can differ from the roll
Listing pages sometimes state a different number of units for Summit Place than the county does. This page counts only parcels on the 2026 county roll, because the roll lists each parcel by plat and by use, and a count taken from a listing page cannot be checked against a parcel.
The amenity tract
The county's amenity tract on Summit Place Circle carries roll rows for a pool, a spa, a tennis court and paving. It is a shared parcel, not a home, and it is one of the 27 tracts and common parcels in the count above.
Streets by phase
Phase 1 townhomes sit on Summit Place Circle, Pinnacle Place and Sutherland Avenue, Phase 2 townhomes on Summit Place Circle and Sutherland Avenue, and Phase 3 townhomes on Summit Place Circle alone. The deed table below names no house numbers, so match a deed to a street and a phase rather than to a lot.
One association, no district
Summit Place Community Association, Inc. governs all three phases as one homeowners' association under Chapter 720, so a buyer in Phase 1 and a buyer in Phase 3 answer to the same board and the same rules. The 2026 roll carries no community development district on any Summit Place parcel, and the governance section sets out the rules and charges.
Distances from a Summit Place Circle street point
On the Domain Realty Group route table, measured free-flow from a Summit Place Circle street point, Publix at Pebblebrooke Center on Collier Boulevard is 2.2 route miles away and Oakridge Middle School is 2.0 route miles away. The neighborhood section lists the schools, the other shopping and the hospitals, each with its own row from the same table.

Across all Summit Place townhomes
In the 12 months to August 31, 2026, Collier County recorded 17 Summit Place townhome sales at a $405,000 median, from $362,500 to $465,000, and every one was a resale on the county test. The 17 deeds sit on Summit Place Circle, Pinnacle Place and Sutherland Avenue, and the table leaves out house numbers and buyer names.
Deeds by street
Ten of the 17 deeds sit on Summit Place Circle, four on Sutherland Avenue and three on Pinnacle Place. Summit Place Circle also holds the most townhomes of the three streets, and its deeds fall in both Phase 1 and Phase 2.
The lowest and highest deeds
The lowest deed in the window was $362,500, on Pinnacle Place in July 2026, and the highest was $465,000, on Summit Place Circle in September 2025. The lowest was a Phase 1 townhome and the highest a Phase 2 townhome, and the deed table shows each in its month.
Phase 1 and Phase 2
Phase 1 recorded 9 of the 17 deeds and Phase 2 recorded 8, each at a $405,000 county median, and Phase 3, the smallest phase, recorded none in the window. Phase 3 has only 16 townhomes, so a full year can pass there without a single deed.
Where the 17 deeds fall by month
October 2025 holds 4 of the deeds, November 2025 holds 3 and July 2026 holds 3, while the table shows no deed recorded in December 2025, January 2026 or April 2026. The months describe when deeds recorded, and they carry no message about what the next month will bring.
What the deed table does not show
A deed records a price and a date. It does not record condition, upgrades, the install year of a roof or air conditioner, or any credit the buyer and seller agreed to at closing. Two deeds at the same price can describe very different townhomes, which is why an agent compares by phase, street and install dates before comparing price.
How the builder-direct test works
Seller names are not in the county sales file, so the page cannot see who sold a given townhome. Instead, the county test treats a sale as builder-direct if it is a parcel's first improved qualified sale during the year built or the next year, or a parcel's first improved sale before any residence row shows on the roll.
Every sale a resale
On that county test, 0 of the 17 sales in the window were builder-direct, and all 17 were resales. The test is a heuristic that infers a builder sale rather than proving one, but with every townhome built and the last dated 2014, the result matches what the roll shows.
The prior 12 months
For September 2024 to August 2025, the prior 12 months, the county recorded 20 Summit Place sales at a $419,650 median, and this page reads no price change into the gap between that median and the latest window's $405,000. That earlier window held 10 Phase 1 deeds and 10 Phase 2 deeds, and Phase 3 recorded none in either window.
County sales by calendar year
| Year | Sales | Builder-direct | Resale | Median |
|---|---|---|---|---|
| County 2022 | 31 | 0 | 31 | $430,000 |
| County 2023 | 17 | 0 | 17 | $470,000 |
| County 2024 | 10 | 0 | 10 | $448,250 |
| County 2025 | 26 | 0 | 26 | $413,500 |
| County 2026 (Jan to Aug) | 9 | 0 | 9 | $405,000 |
Each calendar year above counts qualified improved deeds for all Summit Place townhomes, and the builder-direct column reads 0 in every year on the county test. A calendar-year median depends on which phases and floor plans happened to sell, so read each median beside its sale count rather than on its own.
Why the window ends in August
Collier County qualifies a deed some weeks after it records, and in the county data of October 27, 2026, August 2026 was the last fully qualified month. The latest qualified deed on a Summit Place parcel in that data recorded on August 28, 2026.
Reading a single deed
The county marks a deed as qualified when it treats the transfer as an arm's-length sale, and the price on it is the amount paid at closing rather than a list price. Ask an agent for the complete record behind any deed you want to hold against a listing: phase, street and recording date all come with it, which keeps the comparison like for like.
What does the MLS show about Summit Place townhomes in Naples?
Summit Place in Naples also shows up in the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026. That record set uses its own rules and its own dates, so this section holds the MLS sold, active and pending counts and none of them crosses into a county sentence.
MLS by phase
The October 29, 2026 MLS export, a separate record set, shows 13 Summit Place townhomes sold at a $395,000 median from October 29, 2025 to October 29, 2026, with 8 active listings and 1 pending on the export date.
| Phase | Sold | Median sold | Active | Pending |
|---|---|---|---|---|
| MLS Phase 1 | 7 | $405,000 | 2 | 1 |
| MLS Phase 2 | 6 | $394,000 | 5 | 0 |
| MLS Phase 3 | 0 | none sold | 1 | 0 |
Sold figures cover closings from October 29, 2025 up to the export date; active and pending figures are a snapshot of that day. The 13 sold rows closed between $362,500 and $450,000.
Days on market and sale to list
In the October 29, 2026 export, the 13 sold rows show a median of 82 days on market and a median sale-to-list ratio of 96.8 percent, each sale measured against its own list price. The 8 active listings showed a median of 86 days on market on the export date.
Active listings on the export date
The 8 active listings asked from $369,999 to $489,000 in the October 29, 2026 export, spread across all three phases. An asking price is an owner's opening position rather than a sale price, so compare it with the sold rows, not with the asking prices of other listings.
Phase mix of the MLS rows
Of the 22 counted rows, 10 joined Phase 1, 11 joined Phase 2 and 1 joined Phase 3. Phase 3 holds only 16 townhomes, so a single listing there is the whole of its presence in the export, and the phase table above shows no Phase 3 sale.
Reading a sale-to-list ratio
A sale-to-list ratio under 100 percent means a row closed below its final list price. The median across 13 sold rows is one summary figure, and individual rows sit on both sides of it, so use it to frame a negotiation and not to predict the price of one townhome.
How MLS rows differ from deeds
We tracked each row of the October 29, 2026 export to the 2026 roll by street address, and every one of the 22 counted rows matched exactly one Summit Place parcel. A deed is a transfer the county has recorded and qualified; an MLS row is an agent's listing entry with its own sold date. The MLS window also starts and ends roughly two months later than the deed window.
What the export leaves out
Only townhomes marketed through the MLS appear in the export, so a private sale that never reached it is missing. Listing agents type its fee fields by hand, and the costs section keeps them in a single labelled table, separate from anything the association publishes.
Product in the export
On most rows the MLS design field describes an attached townhome. Bedroom count and living area are entered by the listing agent, so confirm both on the floor plan and the listing sheet, and use the townhome section to see what the export records for each.
New construction in the export
Because the export has no field for new construction, this page applies a test of its own: a row counts as new if its year built is recent or its parcel has no residence on the roll. None of the 22 counted rows meets that test, so each one is a resale.
Look-alike names in the export
No row in the export named a look-alike community outside the counted set, so no row was dropped as a name trap, and every counted row carries the Summit Place development name and ZIP 34119.
Is anyone still building new homes in Summit Place?
No builder is selling new homes in Summit Place, Naples, today. The 2026 county roll shows every platted townhome built, the roll dates them from 2004 to 2014, and every listing in the October 29, 2026 export is a resale, so a buyer here compares resale townhomes, resale contracts and the condition of each one.
Build-out on the roll
The 2026 roll counts the 410 built townhomes on platted sites with 0 vacant, and the other 27 parcels are tracts and common parcels, not townhome sites. No new townhome site can come to market inside the three plats.
No builder named
This page names no builder. Every townhome site on the roll is built, so a buyer is not dealing with a sales office, and the only party across the table is an owner.
When the last townhomes were finished
The roll dates the earliest townhomes to 2004 and the latest to 2014. Phase 1 runs from 2004 to 2013, and Phases 2 and 3 run from 2007 to 2014, so the phases were built across a decade.
What a resale contract means
Each sale here is an owner resale, typically written on a Florida resale contract that sets an inspection period, financing and appraisal terms and a slot for association approval. The seller will negotiate the price, any credits and the closing date.
What a buyer checks on a 2004 to 2014 townhome
With build years of 2004 to 2014, some of these townhomes may still have the roof and air conditioner they were built with. Request the install date for both and the permit file for the address. Carriers often want a 4-point report, and a wind mitigation report may earn premium credits, so check with your insurer which ones to schedule while the inspection period is open.
Changes an owner has made
The association requires architectural review approval before exterior work, so ask a seller for the approval on any change to windows, doors or the exterior of the townhome. A change made without approval can become the next owner's problem, and a direct question to the management company can confirm the file.
Comparing resale townhomes
Compare Summit Place resales by phase, by street and by install dates for the roof and air conditioner, and weigh the recorded deed history beside the asking price. Two townhomes on the same street can differ in condition, in upgrades and in what the seller will include.
The association step before closing
Summit Place Community Association, Inc. reviews each resale buyer before closing, and the costs section lists its published charges, dated. Build the review time into the contract, and ask the listing agent for the current application packet early.
Before your first showing
Ahead of any tour, contact us or meet the agents, and an agent will gather the deed history, the MLS record and the flood map for the address. The phases were built in different years, so carry the phase and street into every comparison you make.
If you own in Summit Place
Own a Summit Place townhome already? Request a home valuation, and an agent will set your phase and street against the most recent recorded sales. To learn how the team operates, read about Domain Realty Group.
What are the three Summit Place phases in Naples?
Summit Place in Naples has three platted phases on the 2026 Collier County roll: Phase 1 with 208 townhomes, Phase 2 with 186 and Phase 3 with 16. All three share one product, townhomes, and one homeowners' association. This section describes each phase with its streets and county sales, then gives a county table.
Phase 1
Phase 1 is the first and largest phase, with 208 townhomes on the 2026 roll, built from 2004 to 2013 with a median year built of 2004. The roll lists 222 parcels under the Phase 1 plat, and the 14 that are not townhomes are tracts and common parcels. By street, 112 Phase 1 townhomes are on Summit Place Circle, 52 on Pinnacle Place and 44 on Sutherland Avenue.
Collier County recorded 9 Phase 1 deeds in the 12 months to August 31, 2026, at a $405,000 county median, from $362,500 to $441,000. By the county builder-direct test, none of the 9 was builder-direct, so every one was a resale.
Phase 2
Phase 2 is the second platted phase and holds 186 townhomes, built from 2007 to 2014 with a median year built of 2007. The roll lists 195 parcels under its plat, and 9 of them are tracts and common parcels. Its townhomes are on two streets: 142 on Summit Place Circle and 44 on Sutherland Avenue.
Collier County recorded 8 Phase 2 deeds in the same window at a $405,000 county median, from $370,000 to $465,000. The county test again classed all 8 as resales.
Phase 3
Phase 3 is the smallest phase, with 16 townhomes built from 2007 to 2014 and a median year built of 2007. All 16 are on Summit Place Circle. The roll lists 20 parcels under the Phase 3 plat, and 4 of them are tracts and common parcels.
The county recorded no qualified deed in Phase 3 in the 12 months to August 31, 2026, and none in the 12 months before, so this page prints no county price for it. The October 29, 2026 export lists one Phase 3 townhome as active, and the MLS by phase table in the sales section shows that row.
County figures by phase
Each row below is one county plat on the 2026 roll. T12 is the 12 months to August 31, 2026, and Phase 3 shows no sale because the county recorded none.
| Phase | Townhomes built | Year built | Median base area (square feet) | T12 sales | T12 median or prices |
|---|---|---|---|---|---|
| County Phase 1 | 208 | 2004 to 2013 | 2,002 | 9 | $405,000 |
| County Phase 2 | 186 | 2007 to 2014 | 1,869 | 8 | $405,000 |
| County Phase 3 | 16 | 2007 to 2014 | 1,956 | 0 | no sale |
That column comes from the county roll of October 27, 2026. The MLS publishes living area, which a later table here gives, and the two measures are kept apart on purpose.
Parcels, tracts and common land
Beyond the townhomes, the roll lists 27 tracts and common parcels, and most are held under Summit Place community owner names. Together with the townhomes that makes 437 parcels, and none of them is a vacant townhome lot, so the community is built out.
What are Summit Place townhomes like?
Summit Place in Naples is a community of attached townhomes: the 2026 county roll lists 410 of them, and brokerage listing descriptions call them two-story. Garages are attached, and the October 29, 2026 export records three bedrooms on most rows. This section covers the roll count, layout, sales by phase, bedrooms and living area.
Townhomes: 410 built on the 2026 county roll
The 2026 county roll lists 410 townhomes across the three phases, each with one building row, and no vacant townhome lot remains. On the 2026 county roll, the median recorded base area of a Summit Place townhome is 1,869 square feet, within a range of 1,467 to 2,276 square feet.
Brokerage listing descriptions read for this page call the townhomes two-story. The county roll records no story count, so that detail is supporting evidence and not a county fact.
What listing descriptions say about layout
Listing descriptions commonly describe a first-floor great room that opens to a screened lanai, bedrooms upstairs and an attached one-car or two-car garage, depending on the plan. They also list 2.5 to 3 bathrooms on typical plans and one listing describes a larger end plan with two upstairs primary suites.
Treat those as marketing descriptions. A buyer confirms the plan on a tour and from the floor plan in the seller's documents.
Townhome sales by phase
Collier County recorded 17 Summit Place townhome sales in the 12 months to August 31, 2026: 9 in Phase 1, 8 in Phase 2 and none in Phase 3. The county figures table above gives each phase's median, and the county classed every sale in every phase as a resale.
The October 29, 2026 export is a separate record set with its own window and its own counting rule. Its sold, active and pending rows by phase, and its phase medians, sit in the MLS by phase table in the sales section.
Bedrooms the MLS records
The county roll has no bedroom field, so bedrooms come from the October 29, 2026 export, which counted 22 Summit Place rows of every status.
| MLS field | Counted rows |
|---|---|
| MLS 3 bedrooms | 19 of 22 rows |
| MLS 3 bedrooms plus den | 1 of 22 rows |
| MLS 4 bedrooms | 2 of 22 rows |
Three bedrooms is the usual entry. One row adds a den to three bedrooms, and two rows record four bedrooms. Listing agents type these fields, so a buyer confirms the bedroom count and any den on the floor plan.
Living area the MLS records
The MLS records a living area for each row, and the median for the sold rows is in the table below. The county's building area is a different measure, so this page does not set one beside the other.
| MLS field | Sold rows | Median |
|---|---|---|
| MLS sold rows, median living area (square feet) | 13 | 1,956 |
The sold rows are the townhomes that closed in the October 29, 2025 to October 29, 2026 window of the export.
What a townhome buyer asks first
Start with the phase and street, then ask for the association's documents and the seller's floor plan. Next, browse current Summit Place and Naples listings and compare each home's plan with the bedroom and living area tables above. Buyers who want a second opinion on a specific townhome can contact Domain Realty Group.
How does the county roll record Summit Place townhomes?
Summit Place in Naples appears on the 2026 Collier County roll as 437 parcels, and every townhome carries the same tax-roll use code. That is a tax-roll classification, not the community's legal form, which the recorded declaration places under Chapter 720. This section explains the code and what else the roll records and leaves out.
What DOR use code 004 means on the roll
The 2026 Collier County roll codes all 410 Summit Place townhomes under DOR use code 004, the condominium code, a tax-roll classification, while the recorded declaration cites Chapter 720.
The Florida Department of Revenue publishes the land-use codes that county appraisers apply to every parcel, and that code sits among the department's residential codes. A buyer reads the recorded declaration and the association's rules for the real obligations, because the roll code does not set them. This page calls the homes townhomes and the governing body a homeowners' association for that reason.
What the roll records for each townhome
For each townhome the roll carries the owner of record, the site address, the year built, the county's building area, the millage area and the sales history. It carries no bedroom field and no bathroom field, which is why this page takes bedrooms from the MLS and labels them that way.
Tracts and the amenity parcel
The 27 parcels that are not townhomes carry other use codes and are shared land of various kinds. One of them is the amenity tract, whose building rows list a pool, a spa, a tennis court, decking and paving.
Roll date and sales window
The roll is the 2026 county roll as of January 1, 2026, taken from the county's public data bundle of October 27, 2026. Sales are qualified deeds in the 12 months to August 31, 2026, because August 2026 is the last month the county's qualified-deed file is complete.
When were Summit Place townhomes built, and what should a buyer check?
Summit Place in Naples townhomes were built from 2004 to 2014, and a buyer of a townhome that old checks the roof, the air conditioning, the permits and the insurance reports before closing. The association's exterior duties decide who pays for which repair. This section gives the build years and a checklist.

On the 2026 county roll, Summit Place townhomes date from 2004 to 2014, with a median year built of 2007.
The build years cluster in a few seasons: 161 townhomes carry a 2004 year built, 41 carry 2005, 110 carry 2007, 66 carry 2013 and 28 carry 2014, and the remaining 4 carry 2012. A buyer reads the install year of each system separately from the year built, because roofs and air conditioners are replaced on their own schedule.
Build years by phase
Phase 1 townhomes date from 2004 to 2013 with a median of 2004, and Phases 2 and 3 date from 2007 to 2014 with a median of 2007. Two rows in the October 29, 2026 export type a year built that the roll does not support, so this page treats the roll as the record and a buyer asks for the permit history.
Roof condition and who pays for it
Ask for the roof's install year, any repair records and the association's records on the building. The association's FAQ, read on November 3, 2026, says owners report roof leaks to management at once, and may hire a licensed and insured roofer with approved materials after notifying management.
By the FAQ's own wording, roof damage that falls below the master policy's deductible, or is not covered, may fall to the owners in that building. Ask management in writing how a given roof repair would be allocated.
The association's exterior duties
The FAQ says a master policy covers the exterior of the building. It also assigns the association's contractor the trees on association property. Which repair is the association's and which is the owner's depends on the declaration, so a buyer asks for the maintenance responsibility section and reads it before making an offer.
Owner items and the sewer line
The same FAQ lists items the owner maintains: windows, the garage door, exterior lights on the home, the home's own sewer line, the mailbox, roof vent caps and pressure washing of the driveway and lanai. A pre-offer inspection should cover each of them, and a sewer line scope is worth asking an inspector about.
Air conditioning
Ask for the air conditioner's install year, the service records and the manufacturer's plate data, and ask the seller whether the system was replaced under a permit.
Permits and open permits
Ask the seller for the permit history on roof, window, door, air conditioner and electrical work. Collier County keeps building permit records by address, and an open or unclosed permit can become the new owner's task. The county's records and the seller's documents should agree.
4-point and wind mitigation reports
Some insurers ask for a 4-point inspection report, which reviews roof, electrical, plumbing and air conditioning, and a wind mitigation report, which records roof shape, roof deck attachment and opening protection. Ask an insurance agent which reports a carrier wants, and order them early so the quote does not delay closing.
Questions for the association before closing
Ask management for the current association documents, the rules, any open projects on the building and the estoppel certificate, which states the account's status at closing. A buyer who wants help sequencing those requests can meet the Domain Realty Group agents.
What amenities does Summit Place have, and how does the entry gate work?
Summit Place in Naples lists a pool with cabanas, a second, smaller fenced pool, a spa, a fitness center, a tennis and pickleball court, a basketball court, a BBQ and picnic area and a rentable social room, and the entry gate uses resident barcodes and a call box. The association's Rules of October 13, 2026 set the hours.
Pool, cabanas and patio
The association lists a pool with cabanas and a patio. The pool is open sunrise to sunset, and the association's Facilities page says no parties are allowed in the pool area, which includes the cabanas and patio. An AED sits at the covered pool seating area.
A second, smaller fenced pool
The association also lists a second, smaller fenced pool. It follows the same sunrise to sunset hours as the main pool. A buyer who cares about pool access asks management how the two pools are scheduled and maintained.
Spa beside the pool
The Rules of October 13, 2026 list a spa beside the pool, open sunrise to sunset like the pools. Hours can change, so the association's current Rules govern over this page.
Private pools on the roll
The 2026 county roll carries a private pool row on none of the 410 Summit Place townhome parcels, and the association lists its pools and spa as shared amenities.
Fitness center and saunas
The fitness center has equipment, men's and women's saunas and showers. It is open from 4:30 AM to 8:00 PM, with access from 8:00 to 10:00 PM by special request, as the association publishes.
Tennis and pickleball court
The Rules list a tennis and pickleball court, open Monday to Thursday from 8:00 AM to 9:00 PM and Friday to Sunday from 8:00 AM to 10:00 PM. An older association facilities page shows shorter tennis hours, and this page follows the newer Rules.
Basketball court, BBQ and picnic area
The association lists a basketball court, open sunrise to sunset, with a one-hour limit when others are waiting and no glass or alcohol on the court. The Rules also list a BBQ and picnic area, open sunrise to sunset.
Social room
The social room can be rented, holds up to 45 people, and comes with tables and chairs for 45. A rental application and fees are required, and a reservation is confirmed only when both are received. Events end by 11:00 PM. The rental fee: Information not available at time of publishing (checked 2026-11-03).
Fishing in the lakes
The recorded declaration allows catch-and-release fishing in the lakes, according to the association's governing documents. A buyer who plans to fish reads the declaration section on lakes, and asks management about any lake-use rules.
Guests at the amenities
The association's Facilities page requires every guest to be accompanied by a resident at every amenity. A buyer who expects frequent visitors asks management how the guest rule is applied.
Entry gate
The association's Rules of October 13, 2026 describe an electronic entry gate with resident barcodes and a call box for visitors.
Visitors use the call box, and residents use barcodes. The barcodes belong to the association and are issued through the management office. This page describes the gate only as the Rules do, and a buyer who wants more asks the office how many entrances there are and how a new owner receives barcodes.
Golf and marina
Summit Place has no golf course and no marina.
What is the zoning and development history of Summit Place?
Summit Place in Naples is zoned as a planned unit development, which the county lists under two names and shows as built out. The community sits in unincorporated Collier County, and no public record reviewed names its original builder. This section covers the zoning entry, the second name, the plats and where to read more.
The county's PUD entry
The county's PUD list names the zoning as the Summit Place in Naples PUD (also listed as Hibiscus Village), Ordinance 04-49, approved July 27, 2004.
The county's PUD master list of June 11, 2026 carries the entry. A PUD ordinance sets the approved uses and standards for the land, so the ordinance is the primary document for zoning questions.
The second name on the PUD list
A buyer searching county records may find this PUD under either of its two names, and the Summit Place entry is the one that applies to the townhomes on this page. A zoning district elsewhere in Collier County with a similar name is a different place, and its records do not apply to Summit Place.
Built out
The county's PUD master list shows the Summit Place entry as built out, and the 2026 roll agrees: no vacant townhome lot remains. A buyer shops existing townhomes. New townhomes sold directly by a builder are not an option here.
Unincorporated Collier County
Summit Place is in unincorporated Collier County and not inside a city, so Collier County handles its zoning and building permits. A buyer asks the county, and not a city office, about permits, code questions and zoning confirmation.
The original builder
No public record reviewed for this page names the original builder of Summit Place, so this page names none.
A buyer who wants the declarant of record can read the recorded declaration in the county's official records. This page does not fill the gap from listing copy or brokerage blogs, because neither is a public record.
Reading the PUD for yourself
Ask Collier County for the ordinance and any amendments, and ask the association for its declaration and rules. A buyer who prefers a summary can start with the Naples communities guide and then ask Domain Realty Group to check the zoning entry against the buyer's own questions.
What is near Summit Place: schools, shopping and hospitals?
Summit Place in Naples is on the Collier Boulevard corridor, with Publix at Pebblebrooke Center at 2.2 route miles and Oakridge Middle School at 2.0 route miles from a Summit Place Circle street point. The Domain Realty Group route table gives every distance below, free-flow and in route miles.
How the distances are measured
Each distance is a free-flow route mile figure from the Domain Realty Group route table, run on November 3, 2026, from a street point on Summit Place Circle. Signals and peak-season traffic add time that route miles do not show. Points that were placed by hand, and venues the table could not place exactly, carry no mileage on this page.
Schools by address
Collier County Public Schools assigned a Summit Place Circle address to Vineyards Elementary, Oakridge Middle and Barron Collier High for 2026 to 2027, and assignment can change, so confirm with Collier County Public Schools.
Florida's school grades list each of the three schools at an A for every year from 2021-22 through 2025-26, according to the Collier County Public Schools accountability brief of July 1, 2026. School assignment is by address, so a buyer confirms the exact townhome's assignment with the district.
Vineyards Elementary School
Vineyards Elementary School is 4.2 route miles from the Summit Place Circle street point. It is the elementary assignment for the 2026 to 2027 school year at the address checked, and a buyer confirms assignment for any other address in the community.
Oakridge Middle School
Oakridge Middle School is 2.0 route miles from the street point and sits on Collier Boulevard. It is the middle school assignment at the address checked for 2026 to 2027, and the district's tool confirms the assignment for a specific townhome.
Barron Collier High School
Barron Collier High School is the high school assignment at the address checked for 2026 to 2027. This page prints no distance for it, because the route table could not place the school exactly.
Publix at Pebblebrooke Center
Publix at Pebblebrooke Center, on Collier Boulevard, is 2.2 route miles away, and the Shoppes at Pebblebrooke center also has a pharmacy, a bank, a drugstore and service tenants, according to the center's owner and Publix on November 3, 2026.
Mercato, Waterside Shops and Fifth Avenue South
Mercato is 8.2 route miles away, Waterside Shops is 10.6 route miles away and Fifth Avenue South in downtown Naples is 14.9 route miles away. Mercato and Waterside Shops are shopping centers in North Naples, and their own sites publish current hours and events.
Retail at Immokalee Road and Collier Boulevard
Trade news has reported two retail projects at the corner of Immokalee Road and Collier Boulevard, Founders Square and Tree Farm Plaza, to the north of Summit Place. This page gives no tenant list or opening status, because no 2026 source confirms one.
North Collier Regional Park
North Collier Regional Park is a county park with a fitness complex, soccer and softball fields and a water park, according to the county's tourism site. The route table has no row for it, so this page prints no distance.
NCH Emergency Department, Northeast
NCH's own location page lists the NCH Emergency Department, Northeast at 15420 Collier Boulevard, on the same Collier Boulevard corridor as Summit Place.
NCH describes it as a freestanding emergency department, and a 2015 trade article reported its completion. No route-table row covers it, so no distance prints here. In an emergency, call 911.
NCH North Naples Hospital
NCH North Naples Hospital is 8.1 route miles from the street point. NCH's own page lists an emergency department there, along with separate obstetric and pediatric emergency departments.
Physicians Regional Medical Center, Collier Boulevard
Physicians Regional Medical Center, Collier Boulevard, is 11.0 route miles away. This page prints no size or service list for it, so a buyer checks the hospital's own page for services.
Delnor-Wiggins Pass State Park and Vanderbilt Beach
The Vanderbilt Beach public access sits at the west end of Vanderbilt Beach Road, and its point was placed by hand, so it carries no distance here. Parking rules and fees are set by the operator, so check before a visit. Delnor-Wiggins Pass State Park is 11.1 route miles away.
Airports and the interstate
Naples Airport is 12.6 route miles away, and Southwest Florida International Airport is 28.0 route miles away. The Interstate 75 interchange at Immokalee Road is the freeway access point on this list, though its point was placed by hand and carries no distance.
Roads and the Vanderbilt Beach Road Extension
The Vanderbilt Beach Road Extension, Phase I, east of Collier Boulevard, opened to traffic on June 12, 2026, according to local news reports, and Gulfshore Business reported that Phase II may start at the beginning of 2027. The county's 2025 capacity report rates Immokalee Road between Logan Boulevard and Collier Boulevard as over capacity. Island Walk is a separate community nearby.
For the wider picture, see Naples communities and the Naples guide.
Who governs Summit Place in Naples, and what are the HOA fees?
Summit Place in Naples answers to one homeowners' association, Summit Place Community Association, Inc., and a professional management company runs daily operations from an on-site office. The association does not publish its assessment on its public pages, so a buyer confirms the current figure with the association before closing.
Summit Place Community Association, Inc.
Summit Place Community Association, Inc. governs all three phases under the Third Amended and Restated Master Declaration of Covenants and Restrictions, recorded May 13, 2026 at OR 6587 PG 402, and each of the 410 townhomes carries a 1/410 share of assessments. The declaration cites Chapter 720, Florida Statutes, the homeowners' association law, and owners voted to adopt the restated document on April 29, 2026. The original declaration dates from July 25, 2003.
The management company
KW Property Management and Consulting manages the association, and the association's own pages name the company. It keeps an on-site management office at 14955 Summit Place Circle in Naples. The association describes the company's duties as accounts payable and receivable, financial records, contractor oversight and helping the board enforce the rules.
The board and the budget
Under the bylaws, the board sends each member the budget, or notice that it is available, at least 45 days before the fiscal year starts. A published budget or reserve study: Information not available at time of publishing (checked 2026-11-03). Ask the title agent to request the current budget with the contract.
The published assessment
Summit Place Community Association, Inc. does not publish its assessment on its public pages (checked 2026-11-03), so the estoppel certificate is the source for the current figure. The association's pages list governing documents, rules and a purchase and lease guide, but no assessment amount, and the newsletter page was empty when checked. A buyer can confirm with the association, through the estoppel request, what the quarterly assessment is on the day of the request.
MLS fee field from the October 29, 2026 export
We tracked the HOA fee field on every Summit Place row in the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026. The only fee figures from listing agents on this page are the MLS fee field, 2026-10-29 entries in the MLS fee table, shown as supporting data and never as the association's assessment.
| Field | Rows | Entry |
|---|---|---|
| MLS fee field, 2026-10-29, quarterly HOA entries | 12 of 22 rows | $1,492 to $1,500 a quarter |
| MLS fee field, 2026-10-29, other HOA entries | 2 of 22 rows | $1,451 entered monthly; $1,540 entered a quarter |
| MLS fee field, 2026-10-29, HOA entry blank or $0 | 8 of 22 rows | not filled |
How to read the MLS fee table
Most filled rows carry a quarterly entry in a narrow band, one row was typed as a monthly entry and one sits slightly above the band. Eight rows leave the field blank or at zero, and a blank row is counted as missing, never as a zero. Listing agents type these entries by hand, so the association's own certificate is the number to rely on for any home under contract.
What the assessment pays for
The association's FAQ and the 2026 declaration list periodic exterior painting, roof maintenance, repair and replacement, common-area landscaping and trees, common-area pest control and a bulk Xfinity internet and TV package among the common expenses. Roof repairs after a casualty are handled differently, as the insurance section below explains.
What does a Summit Place buyer pay at closing and to the association?
A Summit Place buyer in Naples pays three kinds of one-time charge on a resale: the association's capital contribution, the association's application fee and the certificate charge that Florida law caps. The table below lists each charge with its source, and the closing statement confirms what is owed.
One-time charges at a Summit Place closing
| Charge | Amount or rule | Source |
|---|---|---|
| Association capital contribution | Two quarters of assessments, paid by the buyer at transfer of title | 2026 declaration, Section 3.14 |
| Association application | $100 per applicant | Association purchase and lease guide, posted July 24, 2026 |
| Estoppel certificate, standard | Up to $299 | s. 720.30851, as adjusted by DBPR |
| Estoppel certificate, 3-business-day delivery | Up to $119 more | s. 720.30851, as adjusted by DBPR |
| Estoppel certificate, account delinquent | Up to $179 more | s. 720.30851, as adjusted by DBPR |
The capital contribution
The 2026 restated declaration sets a capital contribution of two quarters of assessments, paid by the buyer at transfer of title and held in the reserve account. The association's FAQ words the same charge as one-half of the annual assessment. Transfers between existing co-owners, to heirs or a surviving spouse, to an owner's wholly owned estate-planning entity and to the association or a foreclosing mortgagee are exempt.
The application fee
The association's purchase and lease application guide, posted July 24, 2026, sets a $100 fee per applicant. The guide covers a first purchase, a first lease and lease renewals, and the board may ask for screening reports with the file. A renewal with the same lessee carries no approval fee under the declaration.
The estoppel certificate caps
Under s. 720.30851, as adjusted by DBPR, an estoppel certificate costs no more than $299, plus no more than $119 for delivery within 3 business days, plus no more than $179 if the account is delinquent. The statute's own text reads $250, $100 and $150, and the Department of Business and Professional Regulation adjusts those base amounts for inflation every 5 years.
Board approval of every sale
The declaration requires prior written board approval of every sale of a lot in Summit Place. A sale without approval is not a closing a buyer wants to rely on, so the purchase contract should make approval a condition. The Domain Realty Group agents build that condition into a Summit Place contract and track the dates.
Seller notice and the board's decision
The seller gives the board notice at least 20 days before the intended closing. The board decides within 20 days of a complete file, or within 60 days after notice, whichever comes first, and then issues a Certificate of Approval. Build those windows into the contract dates, because a late file moves the closing.
Special assessments
No special assessment notice appears on the association's public pages (checked 2026-11-03). A Florida association can adopt one later under its documents, and the certificate lists any special assessment that is due. The purchase contract should say who pays one adopted before closing.
What are the leasing, pet and parking rules in Summit Place, Naples?
Summit Place in Naples allows leasing under tight limits: a two-year ownership wait, a cap on how many homes lease at once, and 6 to 12 month terms. Household pets are allowed in reasonable numbers under leash and registration rules, and vehicle rules keep boats and work vehicles in garages.
Leasing under the 2026 declaration
The 2026 restated declaration at OR 6587 PG 402 requires 2 years of ownership before leasing, allows at most 25 percent of homes leased at one time with a waitlist, and sets lease terms of 6 to 12 months, one lease per calendar year. The association's Rules of October 13, 2026 repeat those limits for owners and tenants.
The two-year wait and the waitlist
A buyer who plans to lease starts the two-year clock at closing. When the leased share is full, the next applicant joins a waitlist, and the board may grant hardship waivers. A leasing plan for a Summit Place townhome therefore depends on the waitlist position as well as on the owner's timing.
Lease terms and approval
Every lease is for the whole home, in writing, to a natural person, and approved by the association before it starts. Unapproved leases are void, and subleasing is not allowed. A second lease in one calendar year needs a board-approved hardship. Applications and renewals go to the association at least 30 days before occupancy or lease end.
No short-term rentals
The Rules prohibit room rentals, transient rentals and other short-term use of a home. A Summit Place townhome is a long-term lease candidate only, within the 6 to 12 month window, and a buyer who wants nightly or weekly use will not find it here.
What a leasing owner gives up
An owner whose home is leased may not use the recreation or parking facilities during the lease. Guests in a leased home are limited to a short stay once per lease term. A guest who stays over 30 days must be reported to the association, and over 90 days the guest is treated as a lessee.
Leasing and Florida's rental amendment rule
Under s. 720.306(1)(h), a rental restriction adopted after July 1, 2021 binds owners who acquire title afterward or who consent. The 2026 leasing rules apply to a buyer who takes title now, so a buyer reads them as the rules of the home being bought.
Pets as published
The declaration allows household pets such as cats and dogs in reasonable numbers. A pet is leashed or carried outside the owner's lot, waste is picked up, and there are no permanent kennels or dog runs without approval. Commercial breeding and boarding are not allowed. Service animals follow the law. Every pet is registered with the management office and wears a current association tag, and tenants and guests need prior written approval to keep an animal.
Parking, overnight street rules and golf carts
The declaration bars boats, trailers, campers, recreational vehicles and commercial vehicles from parking outside garages, except vehicles on site to provide a service. Vehicles must be operable and currently registered, and major repairs happen inside the garage. These rules are dated October 13, 2026 in the Rules. The Rules also bar overnight street parking from midnight to 4:30 a.m. every day, with towing at the owner's cost, and golf carts are allowed when registered with management and stored in garages.
What are property taxes on a Summit Place townhome in Naples?
Summit Place townhomes in Naples all fall inside a single Collier County millage area, which means one 2026 tax rate applies across the community. What a new owner actually pays turns on three things: the taxable value set after closing, whether homestead is claimed, and a flat non-ad valorem charge. The 2026 roll lists no community development district.
One millage area
Every Summit Place parcel sits in Collier County millage area 36 at 10.3696 mills for 2026, with no municipal millage, and the Greater Naples Fire Rescue District line is 2.0000 mills of that total. The county roll lists ten taxing authority lines for the area, and Summit Place lies in unincorporated Collier County, so no city rate is added.
Taxes table: the 2026 authority lines
| Taxing authority | Area 36, mills |
|---|---|
| Collier County general fund | 3.0107 |
| South Florida Water Management District | 0.0948 |
| Big Cypress Basin | 0.0978 |
| School board, state law | 1.8990 |
| School board, local board | 2.2480 |
| Collier Mosquito Control District | 0.1331 |
| Greater Naples Fire Rescue District | 2.0000 |
| Unincorporated general MSTD | 0.6844 |
| Water pollution control program | 0.0246 |
| Conservation Collier | 0.1772 |
| Total 2026 millage | 10.3696 |
No community development district
Summit Place lies in no community development district, and the 2026 roll shows the same $269.77 non-ad valorem total on 409 of its 410 townhomes. Association dues come as their own bill from the association, and the county tax notice leaves them off, so plan for each on its own line.
The homestead exemption
On the 2026 roll, 230 of the 410 Summit Place townhomes carry a homestead exemption, and the median 2026 total tax bill on Summit Place townhomes is $3,258.27. Those figures describe current owners, and the median is the county roll's total including the non-ad valorem line.
What the exemption takes off
Florida's s. 196.031 lets an owner who holds title and lives in the home as a permanent residence on January 1 exempt the first $25,000 of assessed value from every tax. An additional exemption covers assessed value from $50,000 to $75,000 against non-school levies only, indexed to a 2026 maximum of $26,411. For school levies, only the first $25,000 comes off.
The reset after a sale
The seller's capped assessment stays with the seller. On the January 1 that follows the purchase, the assessed value goes back to market value, and a buyer who qualifies applies for a fresh exemption with the Collier County Property Appraiser. A listing's tax line reflects the seller's history, so plan from the worked examples instead.
What do worked tax examples show for a Summit Place townhome?
Summit Place worked tax examples for Naples apply the 2026 area 36 millage to the county's recorded median sale price for the 12 months to August 31, 2026, with and without homestead. Each row illustrates the arithmetic and is not a bill, because the property appraiser sets a buyer's real taxable value after the purchase.
How the examples are built
| Example | Market value | Taxable (non-school) | Homestead exemptions | Ad valorem | Non-ad valorem (roll total) | Total | Area |
|---|---|---|---|---|---|---|---|
| County median-value townhome non-homestead | $405,000 | $405,000 | $0 | $4,199.69 | $269.77 | $4,469.46 | 36 |
| County median-value townhome homestead | $405,000 | $353,589 | $51,411 | $3,776.10 | $269.77 | $4,045.87 | 36 |
Market value in each row is the county's recorded median sale price for the 12 months to August 31, 2026, treated as if it were the assessed value.
The example without homestead
Without homestead, a townhome valued at the county's recorded median has a taxable value equal to its market value. Apply 10.3696 mills and the ad valorem tax is $4,199.69; the non-ad valorem roll total brings the bill to $4,469.46. An owner who files no homestead claim would see a first bill of roughly that shape.
The example with homestead
Add homestead to that same townhome and $51,411 of exemptions come off the non-school taxable value, which falls to $353,589; the school levies see only the first $25,000 removed. In this illustration the ad valorem tax is $3,776.10 and the total is $4,045.87. The owner gets the exemption starting with the first January 1 on which they qualify and have filed.
The Save Our Homes cap after the first homestead year
| Example | Market value | 2026 cap | Highest next-year assessed value |
|---|---|---|---|
| County median-value townhome homestead, next-year assessed value at the 2026 Save Our Homes cap | $405,000 | 2.7 percent | $415,935 |
After the first homestead year, the assessed value can rise by no more than the cap. The row applies the 2026 cap to the county median-value townhome and shows the highest assessed value the cap allows for the following year.
Per $100,000 of taxable value
The ten area 36 lines add up to 10.3696 mills, or $1,036.96 of 2026 ad valorem tax for every $100,000 of taxable value. Multiply that by your own taxable value to adapt the examples, then add the flat non-ad valorem charge. The appraiser's taxable value may not equal the price you paid, so treat the answer as an estimate only.
What the examples leave out
Left out of both rows: the association assessment, the capital contribution, insurance premiums and any escrow cushion a lender holds. The rows also take the appraiser's market value to equal the median sale price, and for a particular home it may not. For the exact parcel, ask the closing agent or use the appraiser's estimator.
Is Summit Place in Naples in a flood zone, and how do storms and insurance work?
Summit Place in Naples has one carried FEMA point check rather than a community-wide flood zone, so the lender's flood determination on the exact address governs. A buyer also prices wind coverage and flood coverage separately, and asks the association about its master policy, before the inspection period ends.
The effective FEMA map point
A carried point check on FEMA panel 12021C0214H, effective May 16, 2012, places 15338 Summit Place Circle in Zone X, one address rather than a community count, so the lender's flood determination on the exact address governs. The point was queried against FEMA's national flood hazard layer on October 21, 2026.
What Zone X means
Zone X is FEMA's label for areas outside the mapped 1 percent annual chance floodplain, and it does not mean flooding is impossible. A lender can still ask for flood insurance on its own loan terms, and flood policies are priced on the building, not only on the zone.
The preliminary map
FEMA's preliminary flood maps, including preliminary panel 12021C0214J issued March 20, 2025, are in Collier County's 90-day appeal period that began on August 19, 2026, with a target effective date of summer 2027. The effective map governs until then, and a lender uses the effective map at closing.
Evacuation zone
Neighboring communities on the Collier Boulevard corridor map in Evacuation Zone E. Summit Place itself was not queried, so confirm the address with Collier County Emergency Management before each hurricane season. Evacuation zones address storm surge and come from the county, while flood zones come from FEMA, so the two answer different questions.
Storm history
No source reviewed for this page reports named wind or water damage from Hurricane Ian in 2022 or Hurricane Milton in 2024 at Summit Place. The National Weather Service placed Ian's Collier storm surge south and west of US 41 and along the Gordon and Cocohatchee rivers. That Summit Place sits east of those corridors is an inference, not a record.
After a named storm
The association's FAQ tells owners to contact their homeowners insurance carrier promptly after a named storm, and to report exterior, roof and common-area damage to management. The page is undated and was read on November 3, 2026.
Storm shutter rules
The Rules of October 13, 2026 allow hurricane shutters to be closed no earlier than 2 weeks before a named storm and require them to be opened within 2 weeks after. Plywood is prohibited. A buyer who wants opening protection plans for a shutter product that meets these rules and gets approval first. Window film must be neutral gray or smoke, at least 35 percent visible light transmission, and approved by the Architectural Review Board, and owners maintain their own windows and garage doors.
The master policy
The association's FAQ and the 2026 declaration list exterior building insurance under a master policy among the costs the assessment covers, and the owner's own policy type is set by the lender and the documents. The declaration also lets the association buy flood coverage on common areas at its discretion, plus general liability and directors and officers coverage. The association's FAQ describes the owner's walls-in policy as covering interior finishes, contents and liability.
Roof damage and the master deductible
The FAQ's roof rule, in paraphrase: roof damage below the master deductible, or not covered, may fall to the owners in that building. Interior damage from a roof leak, such as drywall, flooring and cabinets, is generally the owner's own claim, so the owner's policy matters even though the association insures exteriors.
Flood and wind are separate policies
A standard homeowners policy generally excludes flood, so a flood policy from the National Flood Insurance Program or a private carrier is a separate purchase. Get a wind quote and a flood quote during the inspection period, and ask whether the building has an elevation certificate.
Wind mitigation credits
Under s. 627.0629, Florida insurers credit wind-mitigation features: roof strength, roof covering, roof-to-wall strength, wall-to-floor-to-foundation strength and opening protection. In a master-insured townhome, ask the insurer which of those items it rates on the owner's policy and which sit with the association.
What Florida rules apply when you buy in Summit Place?
Summit Place buyers in Naples run into three Florida statutes first: s. 720.401 on the homeowners' association disclosure summary, s. 720.30851 on the certificate of amounts owed, and s. 193.155 on how the homestead assessment resets after a sale. State law also makes a new owner share liability for unpaid assessments and limits how rental amendments apply.
The HOA disclosure summary, s. 720.401
Under s. 720.401, a buyer who did not receive the disclosure summary before signing may cancel in writing within 3 days after receiving it, or before closing if that comes first. The right cannot be waived, and it ends at closing. The seller supplies the summary on a resale.
What the disclosure summary says
The summary states that membership in the association is mandatory, that the covenants are recorded and that assessments may change. It also covers special assessments, the lien risk for nonpayment and where the documents can be read.
The certificate of amounts owed, s. 720.30851
Under s. 720.30851, the association issues the certificate within 10 business days of a written or e-mail request, and it must name on its website a person to receive requests. If delivery runs past 10 business days, no fee may be charged. The certificate stays effective for 30 days when hand delivered or e-mailed and 35 days by mail.
Relying on the certificate
Under s. 720.30851(3), the association waives amounts above the certificate against a good-faith buyer or lender who relies on it. An amended certificate carries no fee and starts a new 30 or 35 day period, so a buyer asks for an amendment if a closing date moves.
Unpaid assessments, s. 720.3085
Under s. 720.3085(2)(b), a new owner is jointly and severally liable with the previous owner for assessments due up to the transfer of title. The certificate fixes that number, which is why a buyer reads it before closing and does not rely on a seller's statement of what is owed.
The homestead assessment limit, s. 193.155
Florida's Save Our Homes rule in s. 193.155 caps how fast a homesteaded home's assessed value can climb each year: the lesser of 3 percent and the change in the consumer price index, which works out to 2.7 percent for 2026. A sale ends the seller's cap, and on the following January 1 the buyer starts again from market value.
Recent law changes
House Bill 1203 of 2024 changed s. 720.3085 among the pages read for this check. The history lines on the disclosure summary, certificate and rental pages show no 2024 to 2026 change to the 3-day right or the certificate caps, as read on November 3, 2026.
Chapter 720 beside the recorded declaration
Read Chapter 720 together with the recorded declaration and the association's Rules, and treat the three as one set of obligations. If you are weighing Summit Place against other choices, look through Naples communities and homes for sale, request a home valuation on the place you own now, or contact the team. For the city as a whole, start with the Naples guide.
Summit Place in Naples vs Summit House, Summit Lakes and other look-alike names: which is which?
Summit Place in Naples is the 410-townhome community on Collier Boulevard in ZIP 34119, and several other places share part of its name. Search results, listings and county records can mix them, so the checks below separate the Naples community from its look-alikes before you compare a price, a fee or a rule.
The Marco Island building and the other look-alikes
Summit House on Marco Island, Summit Lakes and any Summit Place outside Collier County are different places, and Island Walk is a separate neighbor, so none of their sales, fees or rules is a Summit Place in Naples figure. A Marco Island address carries ZIP 34145, while every Summit Place address in Naples carries ZIP 34119.
A planning name that is not this community
Other Florida counties and other states have their own places called Summit Place, each with its own deeds, association and rules. Collier County also lists a Hibiscus RPUD as a separate planned development. The county's PUD list gives Summit Place in Naples the alias Hibiscus Village, so read the full name before you assume two records describe one place.
How to tell them apart on a listing
Read three lines before you book a showing. The ZIP for Summit Place in Naples is 34119, the association is Summit Place Community Association, Inc., and the streets are Summit Place Circle, Pinnacle Place and Sutherland Avenue. If any line differs, the home is somewhere else.
How do Summit Place prices compare with nearby Naples communities?
Summit Place prices in Naples sit among eight nearby communities that differ in product, size and build year, so the fair comparison puts every community on one county basis. The peer table below does that, and the prose around it carries no neighbor figure, so nothing here reads as a Summit Place number.
County peer table
Each row counts qualified Collier County deeds in the 12 months to August 31, 2026, and the distance runs in a straight line, not along a road.
| Community | Straight-line miles | Homes compared | T12 sales | T12 median |
|---|---|---|---|---|
| County The Cove, Vanderbilt Beach Road | 1.75 | County use 4 and 5 homes | 5 | $420,000 |
| County Fairway Preserve at Olde Cypress | 2.17 | County use 4 and 5 homes | 3 | $310,000 |
| County Heritage Bay Terrace, Veranda and Coach Homes | 2.82 | County use 4 and 5 homes | 56 | $417,500 |
| County Indigo Lakes | 0.49 | All homes | 16 | $807,500 |
| County Bristol Pines | 0.52 | All homes | 10 | $382,500 |
| County Island Walk | 1.14 | All homes | 111 | $520,000 |
| County Mockingbird Crossing | 1.52 | All homes | 10 | $1,016,250 |
| County Saturnia Lakes | 1.67 | All homes | 27 | $815,000 |
How to read the peer table
In the table, T12 is the 12 months ending August 31, 2026, and the T12 median is the qualified deed in the middle of a community's sales for that period. The label County use 4 and 5 homes means only parcels with roll use codes 4 and 5 were counted, a rule used where a community has 20 or more of them; All homes means every home on the roll was counted for the rest. One closing can move a thin row a long way, so give the low-count rows less weight. Summit Place's own county figures stay in the sales section and are never mixed into these rows.
Why no neighbor figure carries over
Each peer, from The Cove and Bristol Pines to Mockingbird Crossing and Indigo Lakes, is its own development with its own association, and its deeds, dues and rules stay with it. The communities differ in product, size, build year and association structure, so a gap between two rows is not a like-for-like comparison.
Peer pages on this site
Four of the peers have Domain Realty Group pages: Heritage Bay, Island Walk, Saturnia Lakes and Indigo Lakes. The other peers are not linked from this page, and you can browse all Naples communities for the rest.
How do you buy a townhome in Summit Place, Naples, step by step?
Buying a townhome in Summit Place, Naples, means buying from an owner, since the community is fully built. The seven steps that follow take you from signing the contract to closing day, placing the association's sale approval, the estoppel certificate and the flood papers where each one belongs. Treat this as general information, not legal advice.
Step 1: Pick a phase and a price band
Phase 1 has 208 townhomes, Phase 2 has 186 and Phase 3 has 16, and the phases differ in year built. Decide which phase and which price band you want before you tour, then ask us to watch new listings for you.
Step 2: Write the resale contract
A resale contract sets the inspection period, financing terms and closing date. Ask for the statutory homeowners' association disclosure summary before you sign, because Florida s. 720.401 gives a buyer who received it late a short written right to cancel, and that right ends at closing.
Step 3: File the association application
Every sale needs the Board's prior written approval, and the seller gives notice at least 20 days before the intended closing. The application costs $100 per applicant, and the Board decides within 20 days of a complete file. Ask the association for its current purchase guide, posted July 24, 2026, and file as soon as the contract is signed. A complete file is what starts the Board's 20-day clock, so gather every form first.
Step 4: Order the estoppel certificate
Florida s. 720.30851 governs the certificate that states what the seller owes the association at closing, and the association must deliver it within 10 business days of a written request. The seller or the closing agent usually orders it. Because Summit Place publishes no assessment, this certificate is where a buyer reads the current figure.
Step 5: Inspect the townhome
Book your own inspector before the inspection period runs out. The county roll dates these townhomes to 2004 through 2014, so get the install years for the roof and the air conditioning, pull the permit history, and order the 4-point and wind mitigation reports your insurer will want. Then sort out the exterior split: windows, garage doors and the sewer line serving the home belong to the owner, so confirm what the association keeps.
Step 6: Get the flood determination
The lender orders a flood determination on the exact address, and that determination decides whether flood insurance is required. A map answers one address at a time, so ask the seller for an elevation certificate if one exists and keep it with your closing papers.
Step 7: Gather insurance quotes and close
Get wind and flood quotes before the inspection period ends. The association insures building exteriors under a master policy, and the lender and the documents set the owner's own policy type, so give each insurer the association's coverage description and ask which roof documents it wants from management. At closing the buyer also pays the capital contribution of two quarters of assessments.
Frequently Asked Questions about homes for sale in Summit Place, Naples
How many townhomes are in Summit Place in Naples?
The 2026 Collier County roll shows 410 townhomes in three phases: Phase 1 has 208, Phase 2 has 186 and Phase 3 has 16. The roll also carries 27 tracts and common parcels, which brings the total to 437 parcels. One homeowners' association governs all three phases.
Where is Summit Place located in Naples?
Summit Place lies in unincorporated Collier County, Naples ZIP 34119, on the Collier Boulevard corridor, with streets named Summit Place Circle, Pinnacle Place and Sutherland Avenue. The association's on-site management office is on Summit Place Circle. Because the name repeats elsewhere, check the ZIP and the full name on every listing.
Does Summit Place have a golf course?
No. There is no golf course or marina in Summit Place. The shared amenities belong to the association and are open to owners and their accompanied guests, from the pools and fitness center to the courts and the social room, so a buyer deals with the one association and no separate club.
Who governs Summit Place in Naples?
Summit Place Community Association, Inc. governs all three phases as one homeowners' association, and KW Property Management and Consulting manages it from an on-site office. The recorded declaration cites Chapter 720 of the Florida Statutes, and each of the townhomes carries an equal share of the association's assessments.
Can you buy a new construction townhome in Summit Place?
No. Summit Place is built out, and every listing comes from an owner. On the county builder-direct test, none of the 17 qualified sales in the 12 months to August 31, 2026 was builder-direct, so every one was a resale. A buyer here purchases from a current owner, and the association approves each sale.
What have Summit Place townhomes sold for in county records?
Collier County recorded 17 Summit Place townhome sales in the 12 months to August 31, 2026, at a $405,000 median, and every one was a resale. The deed list in the sales section of this page shows each recorded price, month and phase, so you can read the spread yourself.
What does the MLS show for Summit Place townhomes?
The October 29, 2026 MLS export, a separate record set, shows 13 Summit Place townhomes sold at a $395,000 median from October 29, 2025 to October 29, 2026. Listing agents enter those rows, so the MLS counts closings differently from the county deeds, and the two sets never combine.
Why do the county and MLS sale counts differ?
They measure different things over different dates. The county figure covers qualified deeds recorded September 1, 2025 to August 31, 2026, and the MLS figure covers closings that listing agents logged October 29, 2025 to October 29, 2026. Because the two windows only partly overlap, one sale may appear in a single set.
What did Summit Place townhomes sell for in the year before?
For September 2024 to August 2025, the prior 12 months, the county recorded 20 Summit Place sales at a $419,650 median. This page states that window only and reads no price change into the gap with the latest 12 months, because a median reflects the particular homes that sold.
What are the HOA fees in Summit Place?
Summit Place Community Association, Inc. publishes no assessment figure on its public pages. Information not available at time of publishing (checked 2026-11-03). Each townhome pays an equal share, so the certificate ordered before closing is where a buyer reads the current amount. Fee entries from listing agents appear in a labelled table in the closing-costs section.
What does a Summit Place buyer pay at closing?
A Summit Place buyer pays the association's capital contribution of two quarters of assessments at transfer of title, a $100 application charge per applicant, and the usual title, lender and inspection costs. The closing-costs section of this page lists each association charge with its source and date.
How much can an estoppel certificate cost in Summit Place?
Under Florida s. 720.30851, as adjusted by the state's Department of Business and Professional Regulation, the certificate costs no more than $299, with up to $119 more for delivery within 3 business days and a further $179 at most if the account is delinquent. A certificate delivered late carries no fee.
How long does association approval take in Summit Place?
The seller gives the association notice at least 20 days before closing, and the Board decides within 20 days of a complete file, or within 60 days of notice if that comes first. The Board then issues a Certificate of Approval. File the application as soon as the contract is signed, because a missing page restarts the review.
Can you rent out a Summit Place townhome?
Only after owning it for 2 years. Leases need association approval, run 6 to 12 months and are limited to one per calendar year, with a cap on how many homes are leased at once and a waitlist when it is full. Short-term rentals are prohibited, and the 2026 rules bind a buyer who takes title now.
Are pets allowed in Summit Place?
Yes. The documents allow household pets such as cats and dogs in reasonable numbers, leashed outside the owner's lot, registered with the management office and wearing a current association tag. Tenants and guests need prior written approval, and the published documents set no weight or breed limit.
Can you park a boat, RV or work truck in Summit Place?
Not outside a garage. The documents bar boats, trailers, campers and recreational or commercial vehicles from parking outside garages, and the Rules dated October 13, 2026 prohibit overnight street parking from midnight to 4:30 a.m. Golf carts must be registered with management and stored in garages.
How does the entry gate work in Summit Place?
The association's Rules dated October 13, 2026 describe an electronic entry gate that residents open with barcodes, while visitors use a call box. The barcodes belong to the association, and management can suspend them for a delinquent account, an expired lease or an unapproved occupant.
What amenities does Summit Place have?
The Rules list a pool with cabanas and patio, a second, smaller fenced pool, a spa, a fitness center with saunas, a tennis and pickleball court, basketball, a BBQ and picnic area and a social room for up to 45 people. The pools and basketball run sunrise to sunset, and the fitness center opens 4:30 AM to 8:00 PM.
Does Summit Place have a CDD?
No. Summit Place lies in no community development district. The 2026 roll shows one non-ad valorem total of $269.77 on 409 of its townhomes, and that roll line is separate from the association's assessment. A buyer should read both the tax bill and the association certificate.
What are property taxes on a Summit Place townhome?
Every Summit Place parcel sits in Collier County millage area 36 at 10.3696 mills for 2026. The county roll shows a $3,258.27 median total tax bill on townhomes, and 230 of the townhomes carry a homestead exemption. After a sale the assessed value resets, so a seller's bill is not a buyer's bill.
Is Summit Place in a flood zone?
A flood zone is set address by address, so no single answer covers every townhome. The lender orders a flood determination on the exact address, and a buyer can ask the seller for an elevation certificate. The flood section of this page reports the one address checked and the map panel behind it.
Which hurricane evacuation zone covers Summit Place?
Neighboring communities on the same corridor map in Evacuation Zone E, but Summit Place itself was not queried, so confirm your address with Collier County Emergency Management. The association's Rules let owners close storm shutters no earlier than 2 weeks before a named storm, and plywood is prohibited.
What insurance does a Summit Place buyer need?
The association's master policy covers building exteriors, and the lender and the recorded documents set the owner's own policy type, so ask both before you request quotes. Roof damage below the master deductible, or not covered, may fall to the owners in that building. Have wind and flood quotes in hand before the inspection period ends.
Which schools serve Summit Place?
The district's 2026 to 2027 assignment for a Summit Place Circle address names Vineyards Elementary, Oakridge Middle and Barron Collier High, each graded A by the state for every year from 2021-22 through 2025-26. Assignment follows the exact address and can change, so confirm it with Collier County Public Schools before you write an offer.
How far is Summit Place from Publix, Mercato and Waterside Shops?
From a Summit Place Circle street point, Publix at Pebblebrooke Center, Collier Boulevard is 2.2 route miles on the Domain Realty Group route table, measured free-flow. Mercato is 8.2 and Waterside Shops 10.6 on the same table. Distances follow roads and change with construction, so treat them as planning figures.
What hospitals are near Summit Place?
NCH lists an emergency department, Northeast, on the same Collier Boulevard corridor as Summit Place. NCH North Naples Hospital is 8.1 route miles from a Summit Place Circle street point on free-flow roads, and Physicians Regional Medical Center on Collier Boulevard is at 11.0 on the same table. Each system lists its own sites.
Has any recent news named Summit Place?
No dated news item names Summit Place in Naples as of November 3, 2026, across six searches. Nearby, the first phase of the Vanderbilt Beach Road Extension opened to traffic on June 12, 2026. Corridor news is context only, so it appears here without any claim about a Summit Place sale or price.
What does the Summit Place assessment cover?
The association's FAQ and declaration list exterior building insurance under a master policy, periodic exterior painting, roof maintenance, common-area landscaping and trees, common-area pest control and a bulk internet and cable package. Owners maintain windows, garage doors, mailboxes, exterior light fixtures and the sewer line serving their own home.
Can buyers tour Summit Place without an appointment?
The Rules dated October 13, 2026 allow open houses on Saturdays and Sundays from 1:00 PM to 5:00 PM with notice to management, and the association currently arranges walk-in buyer entry on the first Saturday of each month from 10:00 AM to 2:00 PM. For-sale signs may not exceed 4 square feet.
How do I buy a townhome in Summit Place?
Pick a phase, write a resale contract with the disclosure summary, and file the association application. Order the association certificate, inspect the townhome, get the lender's flood determination, then gather wind and flood quotes before the inspection period ends. The steps section above walks through each one, and we can set a listing search for you.
