What should Royal Palm Golf Estates home buyers in Naples, FL know first?
Start with how the numbers are cut. Royal Palm Golf Estates is one product sold in two segments, and every price on this page names its segment, its source and its window. The county roll and the MLS count different things, so we keep them apart and show the counting rules.
Two segments of one product
The county roll treats the neighborhood as three plats, and the roll tallies every parcel it holds there.
The 2026 county roll lists 343 parcels on three plats, Unit 1, Unit 1 Replat and Replat 3: 253 single-family homes, 83 vacant lots, 3 golf course parcels, 3 common parcels and 1 other parcel.
We group the homes into segments, and the split looks like this.
This page reads the homes as two segments and never blends them: 166 homes on Unit 1 and Unit 1 Replat, and 87 homes on Replat 3.
A buyer comparing prices should always ask which segment a number belongs to. A median for Unit 1 and Unit 1 Replat says little about Replat 3, and the reverse holds too. The vacant lots are a third line and stay outside every home figure.
Royal Palm Golf Estates county and MLS figures at a glance
The table puts the two segments side by side. Each row names its source and its window, and each cell describes one segment only. Read across a row to compare segments, never down to combine county and MLS.
| Set | Unit 1 and Unit 1 Replat | Replat 3 |
|---|---|---|
| County single-family homes on the 2026 roll | 166 | 87 |
| County deeds, September 2025 through August 2026 | 15 at a median of $640,500 | 5 at a median of $850,000 |
| County deeds, September 2021 through August 2026 | 66 at a median of $712,500 | 70 at a median of $684,500 |
| MLS closings, October 29, 2026 export | 18 at a median of $660,213 | 5 at a median of $875,000 |
| MLS active listings, October 29, 2026 export | 5 | 5 |
The Replat 3 counts are small, and the longer county window for that segment reaches back to when its homes were first being sold. Later sections give the range beside each median so a single sale cannot pass for a pattern.
How we counted Royal Palm Golf Estates
Two sets of records feed this page. The first is the county: the 2026 roll for parcels, homes and lots, and recorded deeds for sales.
We tracked 15 qualified county deeds on Unit 1 and Unit 1 Replat and 5 on Replat 3 from September 2025 through August 2026.
Qualified deeds are the ones that stand as home sales in our counts. That screening is why a deed count can differ from a count of every recorded transfer.
The second set is the MLS, which records closings and listings as agents report them.
We tracked 35 MLS rows filed under Royal Palm Golf Estates in the October 29, 2026 export.
County deeds carry a recording month. MLS closings carry the closing and listing dates the agents entered. The two sets overlap in time but are not copies of one another, which later sections explain.
What this page leaves out
Some things stay off every home figure here. The 83 vacant lots have their own line. The 3 golf course parcels, the 3 common parcels and the 1 other parcel are land lines on the roll, not homes for sale, so they are not counted as houses.
We also leave out sales that cannot be placed on one of the two segments. A price we cannot tie to a plat does not enter a segment median.
Nothing here is a forecast. The medians describe sales that already recorded or closed. If you want an opinion on a specific street or home, ask an agent on our team to pull the comparable sales for that address.

Active listings in the October 29, 2026 export
The export shows 5 active listings on Unit 1 and Unit 1 Replat and 5 on Replat 3. Those counts are a snapshot of one day, so they will not match the live search a week later.
Replat 3 also had 1 listing pending on that date. The MLS files that listing as pending with contingencies, meaning a contract is accepted but conditions are still open, so the active count is the better guide to what a buyer can still see.
Two active listings are not the same as two choices. A house on Royal Hammock Blvd and a house on Lake Hammock Dr can differ by plat, by year built and by lot, so compare them on those terms before you compare asking prices.
What the search label returns
The MLS search label Royal Palm Golf Estates cannot split Unit 1 from Replat 3, and it also returns Broadview Estates listings, so read the street and plat of each result.
That means the number of results is not a clean count of homes in this neighborhood. Check each address against the streets in the next section, and look at the plat on the listing detail where the MLS shows it.
If a result sits on Broadview Dr, it belongs to a separate plat and not to the set this page describes.
Questions to ask before a showing
A few questions save a trip and keep the comparison honest.
- Which plat is the home on, Unit 1, Unit 1 Replat or Replat 3?
- What year was it built, and was it a first sale of a new home or a resale?
- Which association documents apply, and can the seller provide them early?
- Has the roof been replaced, and when?
- What does the county roll show for the lot and the base area, and how does that compare with the listing?
- Which flood and evacuation details apply to this exact address?
Bring the answers to your agent, and ask for the comparable sales on the same plat. Our home valuation page is the place to start if you also own a home you may sell.
What is Royal Palm Golf Estates in Naples, FL, and where is it?
Royal Palm Golf Estates is a neighborhood of single-family homes and vacant lots in unincorporated Collier County, with a Naples address in ZIP 34114. It lies off Tamiami Trail East around the public Eagle Lakes Golf Club. The county roll groups it into three plats.
Unit 1, Unit 1 Replat and Replat 3
The roll names three plats: Unit 1, Unit 1 Replat and Replat 3. Together the three hold every parcel counted on this page.
Unit 1 and Unit 1 Replat carry 166 homes. Replat 3 carries 87. The 83 vacant lots appear on the roll beside the homes and are tracked on their own line.
Homes on the two segments differ in year built and size, so a buyer should look at the plat first and the price second. The deed tables later on this page show the plat, the year built and the base area for each recorded sale.
Streets in Royal Palm Golf Estates
The deed tables on this page show where recent sales recorded. On Unit 1 and Unit 1 Replat, the streets are Royal Hammock Blvd, Royal Tree Pkwy, Greenwood Dr and Bluewater Dr. On Replat 3, they are Royal Hammock Blvd, Lake Hammock Dr and Ensenada Dr.
Vacant lot deeds in the same twelve months recorded on Royal Tree Pkwy, Kensington Dr, Royal Hammock Blvd, Greenwood Dr and Baywood Dr.
That is a list of streets seen in the records we tracked, not a complete street directory. Royal Hammock Blvd turns up in both home segments, so the street name alone will not tell you the plat.
Off Tamiami Trail East in unincorporated Collier County
The neighborhood takes Naples as its postal city, but it lies outside the city limits of Naples. County government, not the city, is the local authority for the land. The ZIP code is 34114.
That affects where you look for records. Parcel data, deeds and the tax roll come from Collier County offices, and the millage and flood questions are county questions. Our Naples communities page lists other areas we cover if you are comparing locations.
For a driving picture, the page on nearby places later in this guide gives route miles from the centre of the neighborhood to parks, stores and hospitals.
The plat next door that is not counted
Broadview Estates, a separate plat of three parcels on Broadview Dr, is not part of this page's set.
It matters, as the MLS label for this neighborhood can pull in listings from Broadview Estates, a separate plat. If you see Broadview Dr in a result, set it aside when you compare prices with the segments here.
We do not print figures for that plat. Three parcels are too few to support a median, and mixing them in would blur both segments.
What have Unit 1 and Unit 1 Replat homes sold for in county records?
Unit 1 and Unit 1 Replat homes sold at a county deed median of $640,500 on 15 deeds from September 2025 through August 2026. Recorded home sales cluster in a middle band, with a few sales well above it. The sections below give the latest twelve months, the twelve before, and a sixty-month view, each with its count and range.
County deeds on Unit 1 and Unit 1 Replat, September 2025 through August 2026
County deeds show 15 Unit 1 and Unit 1 Replat home sales from September 2025 through August 2026 at a median of $640,500, from $465,000 to $1,195,000.
The table lists each recorded deed with its month, price, year built, county base area and street.
| Recorded month | Price | Year built | Base area | Street |
|---|---|---|---|---|
| County deed, October 2025 | $1,195,000 | 2025 | 3,287 sq ft | Royal Hammock Blvd |
| County deed, January 2026 | $680,000 | 1987 | 2,072 sq ft | Royal Tree Pkwy |
| County deed, January 2026 | $530,000 | 1985 | 1,525 sq ft | Royal Hammock Blvd |
| County deed, February 2026 | $780,000 | 2002 | 2,411 sq ft | Royal Tree Pkwy |
| County deed, February 2026 | $615,000 | 2005 | 1,799 sq ft | Royal Hammock Blvd |
| County deed, February 2026 | $575,000 | 2004 | 2,474 sq ft | Greenwood Dr |
| County deed, March 2026 | $575,000 | 2005 | 1,871 sq ft | Royal Hammock Blvd |
| County deed, March 2026 | $840,000 | 2016 | 2,538 sq ft | Bluewater Dr |
| County deed, March 2026 | $1,100,000 | 2024 | 2,703 sq ft | Royal Hammock Blvd |
| County deed, March 2026 | $690,000 | 2022 | 2,196 sq ft | Royal Hammock Blvd |
| County deed, April 2026 | $990,000 | 2023 | 2,281 sq ft | Greenwood Dr |
| County deed, April 2026 | $640,500 | 2005 | 2,457 sq ft | Royal Hammock Blvd |
| County deed, May 2026 | $535,000 | 2004 | 1,856 sq ft | Royal Hammock Blvd |
| County deed, May 2026 | $605,000 | 2001 | 1,837 sq ft | Royal Hammock Blvd |
| County deed, July 2026 | $465,000 | 2005 | 1,806 sq ft | Royal Hammock Blvd |
The top price in the table is a 2025 home of 3,287 square feet on Royal Hammock Blvd. The bottom price is a 2005 home of 1,806 square feet on the same street. Size and year built explain much of the spread, and the table lets you check that for yourself.
The prior twelve months on Unit 1 and Unit 1 Replat
In the prior twelve months, September 2024 through August 2025, county deeds show 13 Unit 1 and Unit 1 Replat home sales at a median of $689,000.
The county range for that window runs from $550,000 to $1,190,000. Set it beside the latest window and the median for Unit 1 and Unit 1 Replat sits lower in the more recent twelve months, with two more recorded deeds.
A change in a median across two windows of this size can come down to which homes happened to sell. A few larger or newer homes in one window will lift it. So read the change as a description of those sales, not as a verdict on every home in the segment.
Sixty months on Unit 1 and Unit 1 Replat
Over the 60 months from September 2021 through August 2026, county deeds show 66 Unit 1 and Unit 1 Replat home sales at a median of $712,500.
The county range across that longer window runs from $443,200 to $1,400,000. Sixty months captures several years of the market, so it smooths out a single quarter. It also includes sales that recorded long before today's listings, which is why the latest twelve months carry more weight for a buyer setting a budget.
Older homes and newer infill on Unit 1
Unit 1 and Unit 1 Replat hold homes from many decades. In the table above, county deeds include a 1985 home at $530,000 and a 1987 home at $680,000, alongside a 2022 home at $690,000, a 2023 home at $990,000 and a 2024 home at $1,100,000.
Newer homes on Unit 1 lots are infill, built on lots that stayed open after the original wave of building. They sell next to homes from the 1980s and 2000s on the same streets.
For a buyer, that means two homes a few doors apart can be priced very differently. Compare year built and base area, then ask an agent to explain what a roof, an interior and a lot can add or take away. The properties page is a good place to start browsing.
What have Replat 3 homes sold for in county records?
Replat 3 homes sold at a county deed median of $850,000 on only 5 deeds from September 2025 through August 2026, so each price carries more weight and the count matters. Its homes appear on the roll with build years from the 2020s, and the county records show a median above the Unit 1 segment in the same window.
County deeds on Replat 3, September 2025 through August 2026
County deeds show 5 Replat 3 home sales from September 2025 through August 2026 at a median of $850,000, from $782,000 to $899,000.
Five deeds are all there is for the window, so the table prints every one of them.
| Recorded month | Price | Year built | Base area | Street |
|---|---|---|---|---|
| County deed, December 2025 | $875,000 | 2022 | 2,585 sq ft | Royal Hammock Blvd |
| County deed, December 2025 | $850,000 | 2021 | 2,284 sq ft | Lake Hammock Dr |
| County deed, April 2026 | $899,000 | 2022 | 2,225 sq ft | Ensenada Dr |
| County deed, April 2026 | $782,000 | 2020 | 2,219 sq ft | Lake Hammock Dr |
| County deed, August 2026 | $805,000 | 2021 | 2,419 sq ft | Lake Hammock Dr |
Every home in the table was built between 2020 and 2022, and base areas run from 2,219 to 2,585 square feet. With five sales, one deed moves the median, so treat the figure as a marker and read the rows.
The prior twelve months on Replat 3
In those prior twelve months, county deeds show 4 Replat 3 home sales at a median of $927,500, from $757,000 to $1,100,000.
Four deeds are a very small base. The prior window ends higher than the latest window on both the median and the top price, but the counts are too thin to call that a direction. What the two windows show is that Replat 3 sales are infrequent enough that a single closing shifts the picture.
Sixty months and first sales of new homes
Over the same 60 months, county deeds show 70 Replat 3 home sales at a median of $684,500, and 44 of those 70 were first sales of new homes.
That note matters. A first sale of a new home and a resale are different transactions, and the sixty-month window mixes them. The county range for the window runs from $530,300 to $1,150,000.
Use the twelve-month figures for a current budget and the sixty-month figure for history.
Vacant lot deeds, September 2025 through August 2026
Vacant lots sell on their own line. County lot deeds for the twelve months show 6 vacant lot sales, set out row by row in the table below and summed up in the lot row of the window table later on this page, and none of them enters a home figure.
| Recorded month | Price | Lot size | Street |
|---|---|---|---|
| County lot deed, December 2025 | $259,000 | 14,810 sq ft | Royal Tree Pkwy |
| County lot deed, January 2026 | $183,500 | 18,295 sq ft | Kensington Dr |
| County lot deed, February 2026 | $241,300 | 23,522 sq ft | Royal Hammock Blvd |
| County lot deed, March 2026 | $155,000 | 13,504 sq ft | Greenwood Dr |
| County lot deed, April 2026 | $135,000 | 13,939 sq ft | Royal Tree Pkwy |
| County lot deed, May 2026 | $141,500 | 25,700 sq ft | Baywood Dr |
Most of the vacant lots on the roll sit on Unit 1 and Unit 1 Replat, so this table is not a Replat 3 sample. We place it here only to keep lots visibly apart from homes.
Lot size does not track price neatly in these six deeds. The largest lot in the table sold near the bottom of the range, and the highest price was for a smaller lot on Royal Tree Pkwy. Location on the street and what a lot allows can matter as much as area.
What does the MLS show about Royal Palm Golf Estates homes in Naples?
The October 29, 2026 MLS export shows 18 Unit 1 and Unit 1 Replat closings at a median of $660,213 in its twelve-month window. On Replat 3 that export shows 5 closings at a median of $875,000. MLS figures come from agent entries, so they stay in their own lane and never merge with the deed figures.
MLS closings in the October 29, 2026 export
The October 29, 2026 MLS export shows 18 Unit 1 and Unit 1 Replat closings in its twelve-month window at a median of $660,213, with 5 listings active on October 29, 2026.
The same MLS export shows 5 Replat 3 closings at a median of $875,000, from $782,000 to $1,400,000, with 5 listings active and 1 pending.
Five closings are few, so the range matters as much as the median, and the top of that range rests on a single closing.
Active and pending listings
On the export date, Unit 1 and Unit 1 Replat showed 5 active listings and Replat 3 showed 5 active listings and 1 pending. These are counts for one day.
Active listings tell you what a buyer could see on that date. They do not tell you what will sell or at what price. For asking prices today, use the live search in the earlier section, and read the plat and street on each result.
The MLS export is also where agent-entered fields live, such as lot details and listing remarks. Those fields are only as complete as the entries behind them, so confirm important details against county records.
Sales that sit in both records
A home that closed in the window can appear in both the county deeds and the MLS closings. That is why some prices show up in both sets. A shared price is the same sale seen through two records, not a second sale.
For that reason we never add county and MLS counts together, and no sentence on this page mixes the two sets. When you read a price, check the label first: county deed or MLS closing.
Why county and MLS figures differ
Several things pull the two sets apart. The windows are not identical. A county window runs by recording month, and the MLS window is the export's own twelve months. A deed records after a closing, so a sale can fall in one window and not the other.
Filters differ too. The MLS includes the search label's reach and agent-entered fields, while our county counts use qualified deeds screened to home sales on two named segments. The label also returns Broadview Estates listings, so the segment counts do not add up to the 35 rows.
Neither set is wrong. They answer slightly different questions, and a careful buyer reads both, one at a time.
What do county deeds by window show for Royal Palm Golf Estates?
One table gathers every county deed window on this page, with the count and the range beside each median. Read each row as its own segment and window. The windows overlap in time, so the rows are not additive and must not be combined.
County deeds by window
| County set | Window | Deeds | Prices |
|---|---|---|---|
| County Unit 1 and Unit 1 Replat | September 2025 through August 2026 | 15 | median $640,500 ($465,000 to $1,195,000) |
| County Unit 1 and Unit 1 Replat | September 2021 through August 2026 | 66 | median $712,500 ($443,200 to $1,400,000) |
| County Replat 3 | September 2025 through August 2026 | 5 | median $850,000 ($782,000 to $899,000) |
| County Replat 3 | September 2021 through August 2026 | 70 | median $684,500 ($530,300 to $1,150,000) |
| County Unit 1 and Unit 1 Replat | September 2024 through August 2025 | 13 | median $689,000 ($550,000 to $1,190,000) |
| County Replat 3 | September 2024 through August 2025 | 4 | median $927,500 ($757,000 to $1,100,000) |
| County vacant lots | September 2025 through August 2026 | 6 | median $169,250 ($135,000 to $259,000) |
The sixty-month rows contain the twelve-month rows inside them. That is why the long windows hold more deeds and wider ranges.
Reading thin counts
A median from 4 or 5 deeds is a thin figure. One unusual sale can move it by tens of thousands of dollars, and a different mix of homes next year would give a different answer. For Replat 3, the range beside each median shows how far apart the sales were.
For the larger Unit 1 and Unit 1 Replat windows, the median is steadier, though 13 to 15 deeds is still modest. Look at the rows in the deed tables, then ask what kind of home each one was.
Homestead counts on the 2026 roll
The 2026 roll shows a homestead exemption on 112 of the 166 homes on Unit 1 and Unit 1 Replat and on 57 of the 87 homes on Replat 3. Vacant lots carry none.
A homestead exemption is a Florida property tax benefit claimed by an owner for a primary home. The count describes who filed on the roll. It does not measure how many homes are lived in full time, and it does not describe rentals.
For a buyer, the practical point is that tax bills on a home that carries the exemption differ from bills on one that does not. Ask the seller and the county which applies to the home you are considering.
Where the windows end
The county windows end in August 2026. The MLS export is dated October 29, 2026. That leaves a gap of about two months in which closings can appear in the MLS and not yet in our county counts.
The latest county deed in the tables recorded in August 2026 on Replat 3. A sale that closed after that, or recorded late, would not be in the deed tables yet.
If you need the most recent comparable sale, ask your agent to check the MLS for closings after the windows end, and to confirm recordings with the county. You can also reach our team through the about page to see who covers this part of Naples.
What homes are in Royal Palm Golf Estates, Naples?
The 2026 county roll counts 253 homes in Royal Palm Golf Estates: 166 on Unit 1 and Unit 1 Replat, and 87 on Replat 3. A further 83 vacant lots sit on their own line. The two home segments differ in build years and size, so we read them one at a time.
Unit 1 and Unit 1 Replat homes
This is the larger segment, with 166 Unit 1 and Unit 1 Replat homes on the county roll. Its homes span a wide range of build years, which the next section sets out. Streets such as Royal Hammock Blvd, Royal Tree Pkwy, Greenwood Dr and Bluewater Dr show up in the county deed rows for this segment. When a listing names one of those streets, start from the Unit 1 and Unit 1 Replat figures, not the Replat 3 ones.
The county roll files Unit 1 and Unit 1 Replat on one line, so this page does too. If an agent or an ad quotes a figure without naming the plat, ask which segment it covers. A number that mixes the two segments says little about either one.
Replat 3 homes
Replat 3 holds 87 homes on the same roll, and every one of them carries a 2020s build year. Deed rows put Lake Hammock Dr and Ensenada Dr on this segment, alongside Royal Hammock Blvd. Its sales counts are small, so a single closing can move a median, and we show counts and ranges beside every Replat 3 price on this page.
Thin counts call for caution. A median built on a handful of closings can swing on one sale, which is why a range and a count always travel with it here. When you compare a Replat 3 home with a Unit 1 home, compare like with like: a similar year built, a similar base area and the same source, county or MLS.
Segment lines on the 2026 roll
The table below sets the county's lines side by side. Homestead means a home carries that exemption on the 2026 roll. The tax column is the median county tax bill for the line.
| County line | Parcels | Year built | Median year | Median base area, sq ft | Median lot, sq ft | Homestead | Median 2026 tax |
|---|---|---|---|---|---|---|---|
| County Unit 1 and Unit 1 Replat homes | 166 | 1982 to 2025 | 2005 | 2,348 | 14,810 | 112 of 166 | $5,438.64 |
| County Replat 3 homes | 87 | 2020 to 2024 | 2022 | 2,419 | 13,068 | 57 of 87 | $6,117.74 |
| County vacant lots | 83 | no residence row | none | none | 15,246 | none | $1,329.88 |
The median year column shows how far apart the segments sit, 2005 against 2022. The median tax column is the 2026 county bill for each line, and the tax section of this page works through it with examples. Neither column is a price.
Vacant lots on their own line
The 83 vacant lots, 82 of them on Unit 1 and Unit 1 Replat, are counted on their own line and never inside a home figure. One lot sits on Replat 3. A lot has no residence row on the roll, so it has no build year or base area, and its median tax bill is far lower than a home's. If you are weighing a lot, ask your agent to pull lot deeds apart from home deeds. You can start a search from our properties page and filter by property type.
Before you buy a vacant lot, ask for the survey, any recorded restrictions and the county's current rules for that address. Lot figures here never feed a home median, and a lot price is not comparable with a home price.
When were Royal Palm Golf Estates homes built, and how large are they?
County build years run from 1982 to 2025 on Unit 1 and Unit 1 Replat and from 2020 to 2024 on Replat 3. Median base area is 2,348 square feet on the first segment and 2,419 on the second. Median lots are 14,810 and 13,068 square feet. Each figure below names its segment.
Year built on the county roll
On the county roll, Unit 1 and Unit 1 Replat homes were built from 1982 to 2025 with a median of 2005, and 42 of those 166 homes were built in 2020 or later on remaining Unit 1 lots. Replat 3 homes on the county roll were built from 2020 to 2024, with a median of 2022. So the 2020s are not confined to one plat. A buyer comparing two homes should match the year built, not just the street.
Put plainly, Unit 1 and Unit 1 Replat spans four decades of building plus a recent run, while Replat 3 is a single recent stretch. The two medians, 2005 and 2022, are seventeen years apart. Neither median describes a particular home.
Decades on the county roll
The decade table counts homes, not parcels, so vacant lots are absent. The 2000s hold the most Unit 1 and Unit 1 Replat homes by a wide margin. Replat 3 has nothing before the 2020s. Read the 2010s row as a thin band, with only 13 homes, between the older stock and the recent infill.
| County decade built | Unit 1 and Unit 1 Replat | Replat 3 |
|---|---|---|
| County 1980s | 8 | 0 |
| County 1990s | 7 | 0 |
| County 2000s | 96 | 0 |
| County 2010s | 13 | 0 |
| County 2020s | 42 | 87 |
Together the five rows account for all 166 Unit 1 and Unit 1 Replat homes and all 87 Replat 3 homes. A decade is a loose guide to the generation of a roof, windows and systems, but only an inspection tells you what is actually in place.
County base area
The county's base area, the roll's measure of a home's main living space, has a median of 2,348 square feet on Unit 1 and Unit 1 Replat and 2,419 square feet on Replat 3. Base area is the appraiser's measure. A listing may use a different measure, so ask which one a quoted size follows before you compare two homes side by side.
A median is a middle value, so half the homes in a segment sit above it and half below. The two medians here, 2,348 and 2,419 square feet, are close, yet the build years behind them are far apart, so the homes are not alike in other respects.
Lot sizes on the plats
Median lot size is 14,810 square feet for Unit 1 and Unit 1 Replat homes, 13,068 for Replat 3 homes and 15,246 for the vacant lots. These are county land-area figures, not a survey. A lot's shape, its easements and any setback limits are not in the roll, so request the survey and the plat page for an address you like. Medians also hide wide gaps from one lot to the next.
The vacant-lot median, 15,246 square feet, is higher than either home median, and Replat 3 homes sit on the smallest median lot of the three lines. That is a roll fact, not a ranking of lots.
Who built the newer homes in Royal Palm Golf Estates?
A 2020 trade-press report describes a purchase of about 70 homesites and a plan line, and the county roll shows homes dated 2020 or later on both segments. The roll does not name who built any given home. This section keeps to what was reported and what the county shows, and it leaves the rest to address-level records.
The 2020 homesite purchase
D.R. Horton bought about 70 homesites in Royal Palm Golf Estates in 2020, Business Observer reported on September 10, 2020. The report counts homesites, not finished homes, and it predates the county's 2026 roll. We do not match those homesites to specific addresses, since no source we read lists them lot by lot.
A report like this helps with context, not with counting. The county roll, not a news story, is our count of homes, and the roll is what the segment tables on this page rest on.
The 2020 plan line
In 2020, Business Observer reported that D.R. Horton planned five one-story plans of 2,197 to 2,540 square feet, priced then from the low $400,000s to the mid $500,000s. Those were launch-era plan figures from a news report. They are not sales prices, and they are not today's prices. For what recent homes actually sold for, use the county deed sections of this page.
That is the plan type the report named. We do not know how many homes on either plat follow those plans, and the roll figures we use carry no plan names, so do not assume a given home matches that description.
Infill on Unit 1 lots
Unit 1 and Unit 1 Replat has recent homes too: 42 of its 166 are dated 2020 or later. The roll does not say who built them or under which plan. Replat 3 is therefore not the only place to find a recent build, and Unit 1 is not all older stock. For a specific home, the permit history and the seller's disclosures are the places to ask.
The count of 42 is a county roll count of homes with a build year of 2020 or later on Unit 1 and Unit 1 Replat. It counts homes, not sales, and it does not say how many of those homes have changed hands.
Zoning on Replat 3
Replat 3 lies in the Boyne South PUD under Ordinance 04-60, and the PUD's acreage is a zoning figure, not the size of this neighborhood. A planned unit development sets its own use and design rules in its ordinance and documents. If a plan for a pool, a fence or an addition matters to you, ask Collier County for the PUD document that governs that address.
Ask the county for that ordinance by number, and ask the county or the association which of its terms apply to your lot. Our reading stops at the name and number on the record, so verify the rest at the source.
How does Eagle Lakes Golf Club relate to Royal Palm Golf Estates?
The neighborhood is laid out around Eagle Lakes Golf Club. The club is public, and the club's own site ties no membership to the homes. The course land is a separate ownership from the homes. Buying here and playing there are two different decisions.
A public daily-fee course
Eagle Lakes Golf Club at 18100 Royal Tree Pkwy is a public daily-fee course, and the club's own site, checked November 4, 2026, ties no membership to the homes. A daily-fee course takes paying players from any address. A home purchase in Royal Palm Golf Estates is therefore a separate matter from any play arrangement with the club.
The distinction matters when you read a listing. A remark that mentions the course describes a nearby public course. It does not describe a right that comes with the home, so ask for recorded documents if a remark says otherwise.
Who owns the course land
The three golf course parcels, 168.18 acres on the 2026 roll, are privately owned and are not association land. The land is not association property, so a homeowner here does not hold a share of it through the association. Ask a title company to confirm any recorded rights or limits that touch a specific home, since the roll alone will not show them.
Private ownership means the owner, not the neighborhood, decides what happens on that land, within Collier County's rules. We know of no plan for the parcels, and this page reports none. Land can change hands, so a current title search shows who owns it today.
What the club offers the public
For hours, booking, play options and prices, go to the club's own site or call the club. We print none of its prices, since they change and the club is the only first-party source. This page also lists no amenities for the association, and it adds nothing about the club beyond its public status and its address on Royal Tree Pkwy.
If a listing or an ad names a course benefit, ask where it is written down. A benefit worth paying for appears in a contract or a recorded document, and the club's own site is the first stop for anything about play.
Questions to ask about the course
Ask the seller whether any membership, social program or play arrangement exists apart from the home, and whether any recorded document ties the home to the course. Ask whether a recorded restriction touches the lot. Ask your agent to read the plat page. Then confirm every answer in writing before you rely on it, since a listing remark is not a document.
Also ask whether the lot line of the home runs to a course parcel or to a road, and who maintains the land beside it. A survey answers the first question, and the seller or the association may answer the second.
What is near Royal Palm Golf Estates in Naples, and how far is it?
Collier-Seminole State Park is about 3.4 free-flow route miles from the centre of Royal Palm Golf Estates, Publix on Tamiami Trail East about 6.4, and Marco Island about 13.5. The route table below lists ten places, each measured from one centre point. Your own address will sit a little nearer or farther from that point.
The route table
Each row is a free-flow route measure from the centre point, taken from the Domain Realty Group route table. The note column says what kind of place each row is. The I-75 on-ramp row is a table reference only, so we do not repeat it in prose.
| Place | Free-flow route miles | Note |
|---|---|---|
| Collier-Seminole State Park entrance | 3.4 | state park |
| Publix, Tamiami Trail East | 6.4 | grocery, labelled by its road |
| Physicians Regional Medical Center, Collier Boulevard | 9.2 | hospital campus |
| I-75 on-ramp at exit 101 | 12.9 | table only: the first I-75 ramp on the free-flow path toward RSW |
| Marco Island | 13.5 | city point; the road crosses the Marco River |
| Tigertail Beach, Marco Island | 14.3 | public beach park |
| Fifth Avenue South, downtown Naples | 14.3 | downtown |
| NCH Baker Hospital, downtown Naples | 15.1 | hospital campus |
| Naples Pier, 12th Avenue South | 15.4 | public pier |
| Southwest Florida International Airport (RSW) | 45.8 | regional airport |
Ten rows cover a state park, a grocery, two hospital campuses, an interstate ramp, an island city, a beach park, downtown, a pier and the airport. Tigertail Beach and Fifth Avenue South share one figure, 14.3, only by coincidence.
Collier-Seminole State Park and Marco Island
Collier-Seminole State Park is about 3.4 free-flow route miles and Marco Island about 13.5 free-flow route miles from the centre of Royal Palm Golf Estates, per the Domain Realty Group route table. Tigertail Beach on Marco Island is about 14.3 free-flow route miles from the centre of Royal Palm Golf Estates, and it is a public beach park. The road to the island crosses the Marco River.
Of the places in the table, the state park has the smallest figure. The Marco Island row is a city point, not a street address, so a trip to a specific beach or restaurant on the island will differ from it.
Groceries and hospitals
Publix on Tamiami Trail East is about 6.4 free-flow route miles from the centre of Royal Palm Golf Estates in the Domain Realty Group route table. We label that store by its road, not by a shopping center name. Physicians Regional Medical Center on Collier Boulevard is about 9.2 free-flow route miles from the centre of Royal Palm Golf Estates. NCH Baker Hospital downtown is about 15.1.
One grocery row and two hospital rows do not describe all services. Pharmacies, urgent care and other stores sit outside the table. If a hospital's services matter to you, ask the hospital, since this page lists campuses and distances, not departments.
How the distances were measured
Every figure is a route distance along roads from one centre point, with no traffic delay assumed. It is not a trip time, and a real trip can run longer. Fifth Avenue South is about 14.3 free-flow route miles from the centre of Royal Palm Golf Estates, the Naples Pier about 15.4, and Southwest Florida International Airport about 45.8. Measure from your own address with a map before you decide. If you want help weighing a location, contact our team.
The table was built once, from a single centre point, so every row carries the same assumption. Road work, a closed lane or a new intersection can change a route, and the table will not show it.
Which schools does the district list for an address in Royal Palm Golf Estates?
Collier County Public Schools assigns students by exact address, and this page carries a single lookup, not one for every home. That lookup was done at one vacant lot, so it is a sample, not a promise. Check any home you are considering with the district for the current school year.
The carried school lookup
Manatee Elementary, Manatee Middle and Lely High were the assigned schools in a carried district lookup at one vacant Unit 1 lot on Royal Tree Pkwy, for the 2026 to 27 school year. A lot with no home on it is not a student address, and the result may not match every other street in the neighborhood. Treat it as a starting point for your own check.
A lookup also changes by school year, which is why the year is named. We did not run a lookup at a home address, and a lookup at a home could differ from the result for this lot.
Confirming by address
Assignment goes by exact address, so confirm the schools for any home with Collier County Public Schools. Use the district's address lookup, or call its enrollment office, with the full street address of the home. Keep the date of the answer, since an answer is tied to a school year. Your agent can add the result to your file. You can also browse our Naples communities for other areas to compare.
Ask the district how transportation and start times work for your address as well. Those details are not on this page, and they can matter as much as the school name.
School choice in Collier County
The district, not this page, decides assignments, boundary changes and any choice or transfer options. Boundaries can be revisited from year to year, so a lookup from a past school year may differ from the next one. If a particular school matters to your decision, ask the district what applies to your address and put the question to it before you make an offer.
Private and charter options, where they exist, have their own admission steps and sit outside this page. The district's own pages are the right place to read about any program open to an address like yours.
What we do not print
We print no school ratings, test scores, rankings, school distances or bus details. Those figures change, they come from sources outside this page, and they say little about a given student's day. Names appear only in the carried lookup above. For a seller's or buyer's walkthrough of the local picture, meet one of our agents.
A buyer who wants school quality data can read the state's published reports and the district's own pages, then weigh them against the rest of the move. This page leaves that judgment to you.
Does Royal Palm Golf Estates in Naples have an HOA, and what does it cost?
Yes, an association appears on the state record, but no dues figure is published for it. The records we read show two association names, no list of amenities and no fee schedule. Any cost is a question for the seller, the estoppel certificate and the association's current budget, not a number printed on this page.
Two association names on the record
Buyers often assume one neighborhood means one association with one set of documents. The records here do not show that. The state corporate record lists a homeowners' association under the neighborhood's own name, while the recorded plat for the newest section points to a different property owner's association. Both appear below in the way the sources print them.
The state corporate record lists Royal Palm Golf Estates Homeowners' Association, Inc., and the Replat 3 plat document names Boyne South Property Owner's Association; how the two relate is unknown in the sources we checked.
That sentence is a gap, not a finding. It does not say the two are the same body, and it does not say they are separate. If you are looking at a Replat 3 home, ask the seller which association sends the invoices and which one holds the governing documents. If you are looking at a Unit 1 or Unit 1 Replat home, ask the same two questions and write down the answers.
Dues are not published online
A listing can be silent on dues while the association still has a budget and a collection process. Silence on a website is not the same as no charge, and this page never reads it that way. What we can report is what the sources did and did not show on the date of our check.
Neither association publishes its dues online as of November 4, 2026, and no recorded document we read sets a fee, so ask the seller for the estoppel certificate and the association's current budget.
The budget matters as much as the certificate. A certificate shows what a particular home owes on a particular day. A budget shows how the association plans to spend, what it keeps in reserve and whether a special charge is being discussed. Ask for both before you sign, and ask your agent to read them with you.
The association publishes no list of community amenities, so this page names none beyond the public golf course.
MLS fee fields by segment, October 29, 2026 export
Agents fill in fee fields when they enter a listing, and those fields sit in the MLS record, not in an association document. The table below reports what the fields held in the October 29, 2026 export, one row per segment. The rows count listing records, which can include the same home more than once over time.
| MLS listing fields, October 29, 2026 | Rows | Median annual recurring fees | Range |
|---|---|---|---|
| MLS Unit 1 and Unit 1 Replat | 23 | $1,412 | $1,308 to $1,836 |
| MLS Replat 3 | 10 | $1,402 | $1,308 to $1,488 |
Read this table as a listing-entry snapshot only. It is not a published assessment, it does not say what any association charges today, and it does not say what the fee covers. A field entered by a listing agent can be stale, rounded or copied from an older listing. The estoppel certificate is the document that states what a home actually owes.
Common parcels on the roll
The county roll carries three common parcels among its 343 parcels. They are separate lines from the 253 homes, the 83 vacant lots and the 3 golf course parcels, and they carry no home in any figure on this page.
A common parcel on a tax roll tells you that land is set aside as a separate parcel. It does not tell you what the land is used for, who maintains it or whether any home has a right to use it. We did not find a recorded document in our sources that answers those questions, so we make no claim about them.
If a listing mentions shared land, ask the seller for the recorded document that creates the right, and ask the title company to confirm it. A phrase in a listing is a lead to verify, not a document to rely on.
What Florida laws apply when you buy in Royal Palm Golf Estates?
Florida's homeowners' association statute, Chapter 720, is the law that matters most here. It gives a buyer a disclosure summary before signing and a way to ask what a home owes through an estoppel certificate. This page cites only those two provisions and leaves rule questions to the documents.
The disclosure summary
When a home sits in a homeowners' association, the seller or the developer must hand the buyer a short summary of what membership means. The summary is meant to arrive before you commit, so that a contract signed in a hurry does not lock in a surprise.
Under s. 720.401, a buyer of a home in a homeowners' association is to receive a disclosure summary before signing, and a buyer who did not may cancel in writing within 3 days after receiving it or before closing, whichever comes first.
Practical step: when an offer is being written, ask your agent whether the summary is attached or is coming later, and keep the date you receive it. If you are not sure whether a home you are viewing is in an association at all, the title company can confirm that from the recorded documents.
Estoppel certificates
An estoppel certificate is a statement from the association about the status of one home. It is requested by the owner or a buyer's representative, and it is usually ordered through the title or closing office once a contract is in place.
A homeowners' association estoppel certificate under s. 720.30851 states what the home owes the association, and Florida law caps its fee.
We do not print the cap here; the dollar amount is set by statute and can change. Ask the title company what the certificate costs and who pays under your contract. Also note the date on the certificate. A figure from last month can be out of date by the closing table, so ask whether an update is needed.
Rules that are not published
A buyer is bound by the recorded declaration and any rules the association adopts under it. For this neighborhood we did not find a published rulebook, and this page makes no claim about what any rule says or whether any home meets it.
That leaves a list of questions for the seller. Ask for the declaration, the bylaws, the current rules and any amendments. Ask whether exterior changes need approval, whether vehicles, signs, pets or landscaping are covered, and how a violation notice is handled. The answers belong in your file before closing, not after.
If something in the documents is unclear, an attorney who handles Florida real estate can read it for you. Your agent can point you to the right questions, but cannot give legal advice.
Rentals and leases
Whether a home can be leased, for how long and how often is a question for the recorded documents. We did not find a published rental or lease rule for this neighborhood in the sources we checked, so this page states none.
If renting out the home matters to you, make it a condition of your search from the first showing. Ask the seller for the governing documents, ask the association in writing how it handles leases, and ask whether any approval process or waiting period applies. Also check Collier County for anything it requires of a rental in unincorporated areas.
Do not rely on a listing remark or an oral answer. A written answer from the association, kept with your closing file, is the version that counts.
What are property taxes in Royal Palm Golf Estates, Naples, with worked examples?
Every parcel in the neighborhood sits in one county millage area, so the rate is the same for all of them. The 2026 roll shows area 223 at 10.3696 mills. Your own bill depends on taxable value and any exemption, so the worked rows below are arithmetic at the county medians, not a quote.
One millage area
A millage area is a set of taxing authorities that apply to a parcel. Parcels in the same area share the same total rate, which is stated in mills, meaning dollars per thousand dollars of taxable value.
The 2026 roll puts all 343 parcels in millage area 223 at 10.3696 mills, including 2.0000 mills for the Greater Naples Fire Rescue District, with no community development district levy.
One area for all parcels keeps the comparison simple within this neighborhood. Unit 1, Unit 1 Replat and Replat 3 are taxed at the same rate, so a difference between two bills comes from taxable value and exemptions, not from a different district. The taxable value, not the sale price, is what the rate is applied to.
Millage lines for area 223
The total in area 223 is the sum of ten county lines, listed below as the roll prints them. The fire rescue line is the third largest, behind the general fund and the local school board line. Add the ten lines and the table's final row is the result.
| County 2026 millage line | Area 223 (343 parcels) |
|---|---|
| County line: General Fund | 3.0107 |
| County line: Water Management Fund-South FL | 0.0948 |
| County line: Big Cypress Basin | 0.0978 |
| County line: School Board State Law | 1.8990 |
| County line: School Board Local Board | 2.2480 |
| County line: Collier Mosquito Control | 0.1331 |
| County line: Greater Naples Fire Rescue District | 2.0000 |
| County line: Unincorp Gen MSTD | 0.6844 |
| County line: C.C. Water Pollution Control Program | 0.0246 |
| County line: Conservation Collier | 0.1772 |
| County millage, all lines | 10.3696 |
Millage rates are set each year, and the roll for a later year may differ. Check the Collier County tax collector's notice for the year you are buying in.
Worked tax rows at county medians
A worked row takes a price, multiplies by the millage in mills and shows the result with and without a homestead exemption. It is a way to see the order of magnitude, nothing more.
The worked rows below apply 10.3696 mills in millage area 223 to the county twelve-month medians, $640,500 for Unit 1 and Unit 1 Replat and $850,000 for Replat 3; they are arithmetic only, and the appraiser sets taxable value.
| Example | Price | Millage area | Mills | No exemption | With homestead | Non-ad valorem |
|---|---|---|---|---|---|---|
| County T12 Unit 1 + Unit 1 Replat median | $640,500 | 223 | 10.3696 | $6,641.73 | $6,218.14 | $269.77 |
| County T12 Replat 3 median | $850,000 | 223 | 10.3696 | $8,814.16 | $8,390.57 | $269.77 |
| Round-number illustration | $500,000 | 223 | 10.3696 | $5,184.80 | $4,761.21 | $269.77 |
| Round-number illustration | $750,000 | 223 | 10.3696 | $7,777.20 | $7,353.61 | $269.77 |
| Round-number illustration | $1,000,000 | 223 | 10.3696 | $10,369.60 | $9,946.01 | $269.77 |
The first two rows use county deed medians for the twelve months from September 2025 through August 2026. Replat 3 rests on only 5 deeds in that window, so treat its row as a thin sample. The last three rows are round numbers to help you scale in your head.
The homestead column assumes an owner who qualifies and files. A buyer who does not qualify, or who has not yet filed, sees the no-exemption column. The non-ad valorem column repeats one county line, explained below.
All 253 homes on the 2026 roll also carry a $269.77 non-ad valorem charge, a county line on the tax bill.
That charge is a county roll line. It is not an association fee, and it is not a figure we can explain beyond what the roll shows, so ask the tax collector or your closing agent what the line covers.
Median tax bills by segment
The roll also reports what owners were billed in 2026, which is a different measure from the worked rows. Billed amounts reflect taxable values set over earlier years, exemptions and any caps, so they can sit well away from a calculation made at today's prices.
The median 2026 county tax bill is $5,438.64 for Unit 1 and Unit 1 Replat homes; for Replat 3 homes it is $6,117.74.
Do not use those two figures as a forecast of your own bill. A buyer's taxable value is set by the appraiser after the sale, and a buyer who moves in will not carry an earlier owner's exemption. Use the roll medians to see what the neighborhood's owners paid, and use the worked rows to see roughly what a purchase at a given price could look like. Ask your agent to pull the current figures for any home you plan to offer on.
Is Royal Palm Golf Estates in Naples in a flood zone?
Flood zones are set by map, and they vary from lot to lot, so there is no single answer for the whole neighborhood. We checked a few addresses and report them once, below. Treat any buyer's flood question as an address check: look up the FEMA map, and ask for an elevation certificate.
Flood zones by address
FEMA's flood map assigns each point a zone, and two lots on the same street can fall in different ones. A neighborhood name does not change that, and no listing remark can stand in for the map.
FEMA map point checks carried from October 21, 2026 found Zone AE with a base flood elevation of 7 feet and Evacuation Zone A at the addresses checked, two vacant lots and one Replat 3 home; zones vary by lot, so check each address on the FEMA map and ask for an elevation certificate.
Three addresses are a sample, not a survey. The sample holds one home, on Replat 3, and no Unit 1 or Unit 1 Replat home, and it does not cover every street. The result tells you what the three points showed on that date, and nothing about the other homes. Use the FEMA map service for the exact address you are considering, and save a copy of the result for your file.
Evacuation zones by address
An evacuation zone is a county emergency management designation, separate from a FEMA flood zone. The two are published by different bodies, for different purposes, and a home can be treated differently in each.
Collier County publishes a lookup you can use by street address. Run it for every home you are considering, since the answer is tied to the point, not to the neighborhood name. If you are buying from outside Florida, run the lookup before you travel, so you know the answer when you first see the home.
We do not print any other evacuation zone here, since the only checks we carry are the ones in the sentence above. Your agent can help you find the county's current lookup and keep the result with your notes.
Community Rating System
FEMA's Community Rating System rewards communities that go beyond minimum floodplain rules by lowering flood insurance costs for policyholders. A class number summarizes the community's score, and a lower number means a larger reduction.
Unincorporated Collier County is a Class 5 community in FEMA's Community Rating System (CRS), worth a reduction of up to 25 percent on eligible policies, per FEMA's list effective April 1, 2025.
This neighborhood sits in unincorporated Collier County, so the county's class is the one that applies. The reduction is a ceiling for eligible policies, not a promise for every policy. Ask the insurance agent who quotes the home how the class is applied to the policy and whether any reduction is already built into the quote.
Elevation certificates
An elevation certificate is a document prepared by a licensed surveyor or engineer that records a building's elevation measurements against the flood map. Insurers can use it to rate a policy, and a buyer can use it to compare homes on the same footing.
Ask the seller whether one exists for the home. If one does, read the date, the measured elevations and the zone it lists, and send a copy to your insurance agent before you finish due diligence. If none exists, ask your agent and the insurance agent whether ordering one makes sense for that home.
An elevation certificate describes one building on one lot. It says nothing about the house next door, so do not carry its numbers to another address.
How do storms and insurance work for a home in Royal Palm Golf Estates?
Insurance is priced by home, not by neighborhood, so the useful step is to ask for quotes early. The records we read name no storm and make no claim about past damage here. Ask each insurer about the roof, the wind features and the flood coverage for the exact address.
What the records show about storms
The records behind this page's figures are county records, a state corporate record, one MLS export and public news. None of them is a storm damage report for this neighborhood, and we do not read one into them.
That means this page names no storm, gives no loss count and offers no claim about how any home performed. If a seller or a listing makes such a claim, ask for the paperwork behind it, such as repair invoices, permits and inspection reports.
A home inspection and a separate roof inspection are the usual way to learn about condition. Order them early in your option period, and share the reports with your insurance agent so quotes reflect the home as it is.
Insurance questions to ask
Coverage for a Florida home often comes from more than one policy. Homeowners insurance, wind coverage and flood insurance can be separate, and each has its own deductible. Ask your insurance agent to walk you through how the pieces fit before you commit to a price.
Questions worth asking:
- Can I get a quote for the exact address before the end of my option period?
- Is flood coverage required by my lender, and which type is quoted?
- How are deductibles stated, as a dollar amount or a percentage of the home's insured value?
- Does the policy cover the roof at its replacement cost or at a reduced amount based on how old it is?
- Which documents does the insurer need from the seller?
If the seller carries a policy now, ask for a copy of the declarations page. A current policy is not guaranteed to transfer, but the page shows what an insurer wrote for the home.
Wind and roof questions
The roof is where insurers often look first. How old it is, its material and its condition can change what a policy costs and whether an insurer will write one at all.
Ask the seller when the roof was last replaced and for the permit that went with it. Ask whether a wind mitigation inspection has been done and request the report. The report documents roof shape, roof-to-wall connections, opening protection and similar features, and an insurance agent can use it in a quote.
Windows and doors matter too. Ask what kind of opening protection the home has and whether it was installed under a permit. This page does not cite a rule on shutters or coverings, and does not claim any home here meets one. The permit and the inspection report are the evidence to ask for.
Newer homes and older homes
The county roll shows homes built from 1982 to 2025 in Unit 1 and Unit 1 Replat, and homes built from 2020 to 2024 in Replat 3. That is a wide span, and it is natural to ask whether a home's year built changes insurance. It can, but it varies by home.
A home's year built is one input. The roof, the wind features, any renovations and the claims history of the property are others. Two homes of the same year can be quoted very differently. This page does not say that a newer home is easier or cheaper to insure, and does not say an older one is harder.
Ask for quotes on every home on your short list, and compare the same coverage types and deductibles side by side. Your agent can help you request them in a consistent way.
What is new around Royal Palm Golf Estates in Naples in 2026?
The one item we carry is an apartment project on Tamiami Trail East that a local newspaper covered. It is area news, not news about this neighborhood, and it does not change a home's records. Use it as background and check the county's planning pages for anything that could affect a specific address.
Area news on Tamiami Trail East
Tamiami Trail East is the main road the neighborhood sits off, so news along it can reach buyers here. News is a snapshot, though, and a headline can run ahead of an approval or a construction schedule.
We carry one report for this page. A different story on a different day may say something new, so the page labels the item with its date and its source, and it does not draw a conclusion about home values or traffic. If you are weighing a purchase, ask your agent what the county's current agendas show for the road.
Apartments planned nearby
The project we carry is a rental apartment community on the same road.
Naples Press reported on December 4, 2025 that Cassia Naples, 328 apartments at 15061 Tamiami Trail East, expects first move-ins in February 2027; this is area news, not news about Royal Palm Golf Estates.
A move-in date in a news report is an expectation, not a certificate. Construction dates move, and we have not seen a later update in the sources we checked. We do not cite a distance from the neighborhood to the address, and we do not describe any effect on a home here.
What area news does not tell you
A story about a project on a nearby road does not say what happens to a particular home's price, taxes, insurance or association charges. It does not say how long a sale takes or what a buyer will pay.
For decisions like those, the record is county data and the documents for the home. Use news to know what to ask, and use records to answer the question. If a listing agent cites area news as a reason to buy now or wait, ask them to point you to the source, and read it yourself.
This page also does not forecast. Its figures are from county rolls, county deeds and one MLS export, each with a stated date.
Where to watch for updates
For public projects, the best sources are the agencies that review them. Collier County's published agendas and planning pages show what has been requested and what has been approved. A local newspaper summarizes the same activity in plainer language.
If you are working with us, ask your agent to check those sources again when you are ready to make an offer, since a month can change what is on a county agenda. You can start a search on our properties page, browse other areas through the Naples communities guide, or contact the team with a question. You can also read about Domain Realty Group and meet our agents.
How is Royal Palm Golf Estates in Naples different from look-alike names?
Several names near Royal Palm Golf Estates look alike but point to other places. This page counts only the 343 parcels on Unit 1, Unit 1 Replat and Replat 3 in Naples, FL 34114. A club, a plat and a few neighboring communities share part of the name or the map, so check each result against its street and plat.
Royal Palm Golf Club is a separate place
Royal Palm Golf Estates is not Royal Palm Golf Club, a separate club in the Lely area of Naples in ZIP 34113.
A map pin, club website or listing that says Royal Palm Golf Club does not describe a home on Royal Hammock Blvd or Royal Tree Pkwy. Check the ZIP first: the neighborhood on this page is 34114, and every figure here belongs to it alone.
Other places named Royal Palm
Royal Palm is a common name, and the county roll carries other, separate plats that use it, such as Royal Palm Club and Royal Palm Court. None of them is part of this page's set. Royal Wood, Royal Harbor, Eagle Creek, Fiddler's Creek and Lely Resort are also separate communities. On this page, Eagle Lakes names the golf course only.
Neighbors that are separate
Broadview Estates is a separate plat that a search label can pull in. The communities in the peer table below, plus Naples Lakes, are separate places with their own records. A shared road or map edge does not make two communities one set.
Streets shared with a separate plat
Broadview Dr belongs to the separate Broadview Estates plat. The search box drawn around Royal Palm Golf Estates also covers the golf course, that plat and acreage on Lockhart Dr, so a result on Broadview Dr is not a Unit 1, Unit 1 Replat or Replat 3 home.
How do Royal Palm Golf Estates prices compare with nearby Naples communities?
The peer table sets Royal Palm Golf Estates beside nearby single-family communities that have their own pages on this site. It reads county deed figures only, over twelve months, with straight-line miles from the centre. It gives context rather than a ranking, and Replat 3 is best read on the newer-build line.
County peer table
The peer table lists county figures for single-family communities with their own Domain Realty Group pages, with straight-line miles from the centre of Royal Palm Golf Estates, and it does not rank them. T12 means the twelve months from September 2025 through August 2026.
| Community | Line | Straight-line miles | Homes | T12 deeds | T12 median |
|---|---|---|---|---|---|
| County peer Esplanade by the Islands | Single-family line | 1.50 | 386 | 96 | $1,093,200 |
| County peer Reflection Lakes of Naples | Single-family line | 3.34 | 482 | 28 | $475,000 |
| County peer Naples Reserve (with Coral Harbor, Parrot Cay, Savannah) | Single-family line | 3.70 | 859 | 49 | $875,000 |
| County peer Copper Cove Preserve | Single-family line | 3.90 | 216 | 15 | $700,000 |
| County peer Esplanade by the Islands | Newer-build line | 1.50 | 386 | 96 | $1,093,200 |
| County peer Naples Reserve (with Coral Harbor, Parrot Cay, Savannah) | Newer-build line | 3.70 | 859 | 49 | $875,000 |
| County peer Enbrook | Newer-build line | 4.64 | 298 | 12 | $416,500 |
| County peer Winding Cypress | Newer-build line | 4.70 | 766 | 46 | $825,000 |
Peer pages on this site
Three peers have their own pages here. Read Domain Realty Group's Esplanade by the Islands page, the Naples Reserve page and the Winding Cypress page for each separate community's own records. Reflection Lakes of Naples, Copper Cove Preserve and Enbrook appear in the table by name only, and all Naples communities lists the rest.
How the peers were chosen
We took single-family communities that have their own Domain Realty Group page and sit within the straight-line distances shown. Those distances are inferred from community centres, not measured along roads, and they say nothing about drive times.
Reading the peer table
Enbrook and Winding Cypress sit only on the newer-build line of the peer table, the line to read beside Replat 3.
Esplanade by the Islands and Naples Reserve, two separate communities, appear on both lines. Deed counts differ widely between rows, and a median built on few deeds moves more than one built on many. The table offers context, not a verdict on value.
How do you buy a home in Royal Palm Golf Estates, Naples, step by step?
Buying here comes down to four steps: choose the segment, collect the association papers, check flood and insurance for the exact address, and confirm the records before closing. Each address needs its own check, since plats, lots and homes differ from one street to the next.
Set the search
Pick the segment before the price. Unit 1 and Unit 1 Replat holds 166 homes from 1982 to 2025, while Replat 3 holds 87 homes from 2020 to 2024. Then open the current listings and read the street and plat on each result. Vacant lots are a separate search with separate records.
Ask for the association documents
Ask the seller for the estoppel certificate, the association's current budget and the disclosure summary that s. 720.401 describes. Dues are not published online, so these papers are the way to learn what a home owes. Ask which association applies to the address, since the sources we checked name two and do not say how they relate.
Check flood and insurance by address
Look up the exact address on the FEMA map, ask the seller for an elevation certificate and request an insurer's quote early. Flood zones are set lot by lot, and wind and roof questions belong with the insurer as well. The county's CRS rating can lower eligible flood policy costs, and an insurer can say by how much.
Close with the right records
Before closing, compare the recorded county deed history for the street with the claims in the listing, confirm the plat name on the survey and read the estoppel certificate against the budget. Our agents can pull county deeds and the MLS record for the address, each labelled by its source, before you settle on an offer.
Frequently Asked Questions about Royal Palm Golf Estates homes for sale in Naples
These thirty answers repeat the key facts about Royal Palm Golf Estates in Naples, FL 34114 in short form. Each one names its source, county or MLS, and its window, and the two Unit 1 and Replat 3 segments are never blended.
How many homes are in Royal Palm Golf Estates in Naples?
The 2026 county roll lists 253 single-family homes: 166 on Unit 1 and Unit 1 Replat and 87 on Replat 3. A further 83 vacant lots sit on their own line and are never counted inside a home figure. Broadview Estates is a separate plat and is left out of every count on this page.
Are there homes for sale in Royal Palm Golf Estates right now?
The October 29, 2026 export showed 5 active MLS listings on Unit 1 and Unit 1 Replat, and 5 active plus 1 pending on Replat 3. Those counts move daily, so use the live search for today's list, and read the street and plat on each result before comparing it with the figures on this page.
What do Unit 1 and Unit 1 Replat homes sell for in county records?
County deeds recorded from September 2025 through August 2026 show 15 Unit 1 and Unit 1 Replat home sales at a median of $640,500. Unit 1 and Unit 1 Replat county deeds for the prior twelve months show 13 at a median of $689,000, and the 60-month record shows 66 at a median of $712,500. These are county figures only.
What do Replat 3 homes sell for in county records?
County deeds recorded from September 2025 through August 2026 show 5 Replat 3 home sales at a median of $850,000, from $782,000 to $899,000. With so few deeds, one sale moves the median, so read the range and the count beside it. The 60-month record of 70 sales includes 44 first sales of new homes.
What does the MLS show for Royal Palm Golf Estates sales?
The October 29, 2026 export shows 18 Unit 1 and Unit 1 Replat closings at a median of $660,213 in its twelve-month window. For Replat 3 the MLS export shows 5 closings at a median of $875,000, from $782,000 to $1,400,000. These are MLS figures for each segment on its own, never blended into one number.
Why do county and MLS figures for Royal Palm Golf Estates differ?
County deeds cover a fixed September 2025 through August 2026 window of recorded sales, while the MLS export covers its own twelve months under one search label that also returns Broadview Estates, a separate plat left out of the segment figures. Each figure names its own set, and the sets are never added together.
What ZIP code is Royal Palm Golf Estates in?
Royal Palm Golf Estates is in ZIP code 34114, with Naples as the postal city. All 343 parcels on three plats carry that ZIP on the 2026 roll. Royal Palm Golf Club, a separate place, sits in ZIP 34113, so check the ZIP on any listing before reading it as this neighborhood.
Is Royal Palm Golf Estates inside Naples city limits?
No. Royal Palm Golf Estates sits off Tamiami Trail East in unincorporated Collier County, so Collier County is the local government for the address. Naples is the postal city on addresses in ZIP 34114. For permitting or zoning questions about one address, ask the county.
What is the difference between Unit 1 and Replat 3?
On the county roll, Unit 1 and Unit 1 Replat hold 166 homes built from 1982 to 2025, with a median year of 2005. Replat 3 holds 87 homes built from 2020 to 2024, with a median of 2022. Base area medians are 2,348 and 2,419 square feet, and this page keeps the segments apart.
When were Royal Palm Golf Estates homes built?
On the county roll, Unit 1 and Unit 1 Replat homes run from 1982 to 2025, and 42 of the 166 date from 2020 or later on remaining Unit 1 lots. Replat 3 homes run from 2020 to 2024. The decades table in the build section shows 96 Unit 1 and Unit 1 Replat homes from the 2000s.
How large are Royal Palm Golf Estates homes on the county roll?
Base area is the roll's measure of a home's main living space. Medians are 2,348 square feet for Unit 1 and Unit 1 Replat homes and 2,419 for Replat 3 homes. Individual homes vary widely around those medians, so confirm living area for any address from the listing and the county record.
Are there vacant lots in Royal Palm Golf Estates?
Yes. The roll lists 83 vacant lots, 82 on Unit 1 and Unit 1 Replat and 1 on Replat 3. Lots are counted on their own line. Six county lot deeds were recorded from September 2025 through August 2026, and their prices sit in the lot table in the sales section, never inside a home figure.
Who built the Replat 3 homes?
The county roll gives year built, not a company name, and Replat 3 homes date from 2020 to 2024. A 2020 trade report on a homesite purchase is summarized in the section above on who built the newer homes. For any one home, ask for the permit record and the plan name by address.
Is Eagle Lakes Golf Club open to the public?
Yes. Eagle Lakes Golf Club is a public daily-fee course, open to the public on the club's own terms. Confirm current details with the club directly, since hours and terms can change. This page prints no course rates, and the course is a public business rather than a feature attached to each purchase.
Does buying a home in Royal Palm Golf Estates come with a golf membership?
No. The club's own site, checked November 4, 2026, ties no membership to the homes, so a purchase does not carry golf privileges by itself. The three golf course parcels are privately owned and are not association land. Ask the club directly about any play terms before assuming anything.
Does Royal Palm Golf Estates have a homeowners' association?
The records we read name an association: one appears on the state corporate record and another in the Replat 3 plat document, and how the two relate is unknown in the sources we checked. Ask the seller which association applies to the address, and request its current budget.
Does the association publish its dues?
Not online. As of November 4, 2026, neither association publishes dues, and no recorded document we read sets a fee. Some MLS listings carry a fee entry, shown in its own table in the association section. For a real figure, ask the seller for the estoppel certificate and the current budget.
What are property taxes like in Royal Palm Golf Estates?
The 2026 roll puts every parcel in millage area 223 at 10.3696 mills. Median 2026 county tax bills are $5,438.64 for Unit 1 and Unit 1 Replat homes and $6,117.74 for Replat 3 homes. The appraiser sets taxable value, so a purchase price is not a tax bill.
Is there a community development district in Royal Palm Golf Estates?
No community development district levy appears on the 2026 roll for Royal Palm Golf Estates. Millage area 223 lists county, school, fire, mosquito control and conservation lines, with the Greater Naples Fire Rescue District at 2.0000 mills. Check the bill for the exact address.
What is the $269.77 line on a Royal Palm Golf Estates tax bill?
It is a non-ad valorem charge, a county line on the tax bill, carried by all 253 homes on the 2026 roll. It is not billed by an association and it is not a dues figure. It sits apart from the 10.3696 mills of millage area 223.
Is Royal Palm Golf Estates in a flood zone?
Flood zones are set lot by lot, so no single answer covers the whole neighborhood. Check each address on the FEMA map, ask the seller for an elevation certificate and get an insurer's quote before you commit. The flood section earlier on this page carries our map point checks.
What flood insurance rating does unincorporated Collier County carry?
It carries a Community Rating System class worth a reduction of up to 25 percent on eligible policies, per FEMA's list effective April 1, 2025, and that county class applies here. The flood section above prints the class number. Whether a policy qualifies, and by how much, is a question for the insurer at the address.
What is a homeowners' association disclosure summary in Florida?
It is the disclosure summary that s. 720.401 says a buyer in a homeowners' association is to receive before signing. A buyer who was not given it has a right to cancel in writing, with the timing set out in the statute. Ask your agent to confirm it is in the contract package.
What is an estoppel certificate for a Royal Palm Golf Estates home?
An estoppel certificate is the association's written statement of what a home owes it, issued under s. 720.30851, and Florida law caps its fee. Request it early so the amount owed is clear well before closing, and read it beside the association's current budget.
Which schools serve Royal Palm Golf Estates addresses?
Assignment goes by exact address, so no school list can be read from the neighborhood name. A carried district lookup at one vacant Unit 1 lot on Royal Tree Pkwy, for the 2026 to 27 school year, is printed in the schools section above. For any home, confirm the schools with Collier County Public Schools.
How far is Royal Palm Golf Estates from Marco Island?
Marco Island is about 13.5 free-flow route miles from the centre of Royal Palm Golf Estates, and Tigertail Beach on Marco Island is about 14.3 free-flow route miles, per the Domain Realty Group route table. These are free-flow route distances, not drive times, so allow for traffic and for the road across the Marco River.
How far is Royal Palm Golf Estates from Southwest Florida International Airport?
Southwest Florida International Airport is about 45.8 free-flow route miles from the centre of Royal Palm Golf Estates, the longest distance in the same route table. Distances are free-flow route miles, not drive times, so check a live route and allow for traffic before planning a flight.
Is Royal Palm Golf Estates separate from Royal Palm Golf Club?
Yes. The names look alike, but they belong to different places. Royal Palm Golf Club is a separate club in the Lely area in ZIP 34113, while this neighborhood sits off Tamiami Trail East in ZIP 34114. A listing, map pin or review that names the club says nothing about the homes counted on this page.
Why can a Broadview Estates listing appear in a Royal Palm Golf Estates search?
The MLS search label reads more than one plat, and the box drawn around Royal Palm Golf Estates also covers the golf course, the separate Broadview Estates plat and acreage on Lockhart Dr. Broadview Estates is a separate plat, so a result on Broadview Dr is not a home in this set. Read the street and plat on every result.
How do I start a home search in Royal Palm Golf Estates?
Pick the segment first, Unit 1 and Unit 1 Replat or Replat 3, then open the live search and read each result's street and plat. For a walkthrough, contact our Naples team and ask for county deeds on the exact street.
