Recorded sales on the county file
Collier County recorded 201 qualified Pelican Bay sales in the 12 months to August 17, 2026, at a median of $1,920,000, from $412,000 to $12,125,000: 173 condominiums at a $1,700,000 median and 28 single-family homes at $3,650,000. The prior 12 months carried 196 sales at a $1,860,000 median. Bay Colony alone recorded 35 sales at a $4,600,000 median, from $1,930,000 to $9,865,000. Not one sale was builder-direct.
We tracked both records because they disagree: the county counts fewer sales than the MLS because Collier marks fewer Pelican Bay sales as qualified, so treat the county total as a floor and the MLS figures above as the market count. These county figures leave out the Registry Resort hotel condominium units and the Glenview life-care cooperative, which are not ordinary residences.
Which Pelican Bay neighborhood fits you?
Pelican Bay holds about 95 associations, from 1980 villas to 22-story Gulf-front towers. County figures are qualified improved sales in the 12 months to August 17, 2026; MLS figures are the 12 months to September 30, 2026. Data updated: October 2026.
| Neighborhood | Product | Residences | Built | County sales, median | MLS sales, median |
|---|---|---|---|---|---|
| Laurel Oaks | Low-rise garden condo | 160 | 1990 to 1991 | 8 at $650,000 | 11 at $645,000 |

Residences are county roll counts, except the Marbella, where the association counts 118. "Not separable" means the county files those homes inside a larger Pelican Bay plat, so a building-level county figure would mix in other homes.

Gulf-front towers there include the Biltmore and Contessa above. Bay Colony recorded 35 county sales at a $4,600,000 median in the 12 months to August 17, 2026.

What Florida's condo safety law means here
Pelican Bay's buildings date from 1980 onward, with a median build year in the early 1990s on the county roll, so its condominiums fall under Florida's milestone inspection law (section 553.899, Florida Statutes) and the structural integrity reserve study rules for condominiums (section 718.112). Before you make an offer on any Pelican Bay condo, ask the association for its milestone inspection report, its latest reserve study and any special assessment that has been voted or proposed. Collier County publishes its list of milestone buildings by year.
Pelican Bay single-family homes for sale
Single-family homes are about 8 percent of Pelican Bay, which is why they sell at more than twice the condo median: 47 single-family homes and detached villas closed at a $3,100,000 median in the 12 months to October 7, 2026. Oakmont, in the interior, is one of the single-family neighborhoods, and Bay Colony holds estate homes behind its gate. On the county file, 28 single-family homes sold at a $3,650,000 median in the 12 months to August 17, 2026.
What does it cost to own in Pelican Bay?
Owning in Pelican Bay means four layers of cost: the Pelican Bay Foundation assessment of $3,435 a year, the county Pelican Bay Services Division assessment of $1,250 on the tax bill, your own building or neighborhood association's dues, and a one-time $15,000 Resale Capital Assessment the buyer pays at closing. There is no CDD. Data updated: October 2026.
| Cost | Amount | When |
|---|---|---|
| Pelican Bay Foundation assessment | $3,435 per unit (fiscal 2026-27; was $3,295) | Yearly |
| Pelican Bay Services Division (county) | $1,250 ($789.07 operations, $460.93 capital) | Yearly, on the tax bill |
| Resale Capital Assessment | $15,000 for deeds recorded on or after October 1, 2026 (was $10,000) | Once, paid by the buyer at closing |
| Building or neighborhood association | Varies by each of the 95 associations | Monthly or quarterly |
| CDD | None |
The Resale Capital Assessment rises 3.5 percent a year from October 1, 2027. Each association sets its own dues and none of them are published centrally, so ask for the building's budget and the last two statements before you write an offer. For Jesse and Marc's full guide to living in Pelican Bay, fees and all 95 associations, see McGreevy and Comisar's Pelican Bay community guide.
Can you rent out a Pelican Bay condo?
The Foundation allows at most two leases per calendar year per unit, with a $500 lease processing fee; Bay Colony is carved out of that rule and sets its own. Each building can be stricter, so read the building's own documents before you buy for rental income.
Is golf membership required in Pelican Bay?
No. Club Pelican Bay is a private, member-owned club that opened in 1980, with 27 holes designed by Arthur Hills played as three nine-hole courses on nearly 240 acres, and a 50,000-square-foot clubhouse completed in 2017. Membership is separate and by application, and the club does not publish its initiation or dues. Bay Colony Golf Club, a separate private equity club, sits beside Bay Colony and no longer requires members to own Bay Colony property. Your Foundation assessment covers the beach, tram, beach restaurants, racquet sports and fitness center, not golf.
Pelican Bay amenities and daily life
Pelican Bay's amenities are owned and run by the Pelican Bay Foundation and paid for by the yearly assessment, so every owner in all 95 associations uses the same beach, tram, restaurants, courts and fitness center, whether the home is a $650,000 garden condo or a Gulf-front tower. Golf is the one amenity that is separate. What the Foundation provides:
- About three miles of private beach, reached by a tram through the mangrove preserve with eight stations.
- Marker 36 on North Beach and Sandbar on South Beach, two members-only beachfront restaurants, plus The Nest, a snack and drink stop just south of Sandbar.
- 26 tennis courts and 20 outdoor pickleball courts at three locations, with pro shops.
- A fitness center and a Community Center with an art studio, card rooms and meeting rooms.
- Six single and six double sea kayaks, canoes and four Hobie Wave sailboats for use in the Gulf and Clam Bay at no extra fee; sailing needs a one-time $100 fee and members must be 18 or older.
Waterside Shops, Artis-Naples, the Naples Grande Beach Resort and The Ritz-Carlton Naples all sit on Pelican Bay land, and a Publix is about four minutes from the center of the community.
Is Pelican Bay gated?
Not as a whole. Pelican Bay's main roads are public county roads, and residents use the amenities with a Foundation photo card. Gated enclaves sit inside it: Bay Colony, Georgetown, Bay Colony Shores and several individual buildings.
Is Pelican Bay a 55+ community?
No. Pelican Bay is not an age-restricted community. The Marbella runs as a full-service condominium with in-house assisted living, but that is a building's service model, not a community age rule.
Is Pelican Bay in a flood zone?
It depends on the address. FEMA's coastal flood maps for Collier County, effective February 8, 2024, put the beachfront band in Zone VE with base flood elevations of 14 to 15 feet, the Gulf-side tower corridor, Bay Colony and the mangrove belt in Zone AE at 10 to 11 feet, and most interior and eastern neighborhoods in Zone X, with AH pockets near interior lakes. Collier County holds Community Rating System Class 5, which lowers flood insurance premiums county-wide. Data updated: October 2026.
The panels are 12021C0193J (north), 12021C0377J (north beachfront and Bay Colony) and 12021C0381J (central and south). Hurricane Ian's damage in Pelican Bay concentrated on the beachfront. The county's $7.5 million renourishment spread sand across 2.9 miles of Vanderbilt Beach and Pelican Bay Beach, finishing in January 2026; the Pelican Bay Services Division pays for the Pelican Bay portion because it is not a public beach. Check the exact address on FEMA's map service before you insure, and ask a tower's association for its elevation certificate.
Schools for Pelican Bay
All of Pelican Bay is zoned for the same three Collier County public schools for the 2026-27 school year, with no split zoning anywhere inside the community, so every Pelican Bay address, from Bay Colony to Laurel Oaks, feeds the same elementary, middle and high school. Each was graded A by the Florida Department of Education:
- Sea Gate Elementary, 650 Seagate Drive
- Pine Ridge Middle, 1515 Pine Ridge Road
- Barron Collier High, 5600 Cougar Drive
Confirm any address with the Collier County Public Schools zone tool before you rely on it.

What Pelican Bay backs onto
On the west, Pelican Bay backs onto Clam Bay and a 570-acre mangrove preserve, which Collier County designated a natural resource protection area in 1982, then the Gulf. The county's Pelican Bay Services Division is solely responsible for maintaining Clam Bay and planned a maintenance excavation of Clam Pass for the health of the preserve. Clam Pass Park, a county beach park with a three-quarter-mile boardwalk, sits at the south end. US 41 runs along the east side. Vanderbilt Beach Road, the north edge, is being widened from four to six lanes for about 1.8 miles east of US 41; the county issued the notice to proceed in June 2026 and expects about two years of construction.

- The Foundation is appealing a proposed waterpark at the Naples Grande Beach Resort.

- Epique, a 19-story tower of 68 residences by Gulf Bay, is the last building planned in Pelican Bay, anticipated in early 2028. Gulf Bay has built 16 luxury properties in Pelican Bay since 1986. After Epique, there is no developable land left.
How Pelican Bay was built
The land was known as Clam Bay until it was renamed Pelican Bay in 1974. Pelican Bay was developed from 1972 by Westinghouse, through Coral Ridge Properties, with the Collier family, under a planned unit development Collier County approved in 1977. It later passed through Westinghouse Communities of Naples and then WCI, which Lennar acquired in 2017, and Gulf Bay built most of the Gulf-front towers. In 1986 Westinghouse Communities deeded a 6.65-acre Pelican Bay site for the Philharmonic Center, which opened in November 1989 and is now Artis-Naples. The county capped the community at 7,800 units; 6,623 were built, on 2,104 acres that include the 570-acre preserve and 171 acres of golf. The Pelican Bay Foundation, the master association, was filed in 1979.
