The Crescent buildings and Covington Row

The Crescent has four mid-rise buildings on Abbington Circle: Building A at 8410 (certificate of occupancy June 16, 1992), B at 8420 (October 8, 1993), C at 8430 (April 4, 1994) and D at 8440 (February 7, 1995). A structural engineering firm that assessed them describes four nearly identical buildings, each four stories with three stories of residences over one level of parking. Covington Row, 32 residences, is a separate condominium inside the same neighborhood.

Three associations

  • The Crescent at Pelican Bay Condominium Association, Inc., filed December 4, 1991 (document N46300), active.
  • The Crescent at Pelican Bay Recreation Association, Inc., filed October 16, 1996 (document N96000005306), active. It serves all 148 owners.
  • Covington Row at the Crescent at Pelican Bay Condominium Association, Inc., filed October 16, 1996 (document N96000005304), active.

The Crescent declaration of condominium is recorded in Collier County Official Records Book 1675, Page 902.

Shared amenities

The Recreation Association runs the clubhouse, pool, spa and exercise room, Abbington Circle and its lampposts, the two community entrances, the lake and fountain, and the hedges along Pelican Bay Boulevard.

Management and applications

The association moved its management to Advanced Property Management, which provides a full-time on-site maintenance technician. Since October 15, 2025, sale and lease applications go through the online Tenant Evaluation platform, with a background check where applicable.

Milestone inspection

Collier County's list shows the four Crescent mid-rises with their next milestone inspection due January 1, 2034; Covington Row is not on the list. The engineering firm's pre-milestone structural assessment covered all four buildings. Ask the association for the report and the reserve study.

What does it cost to own in the Crescent?

Owning in the Crescent means four layers of cost: the the Crescent association's own assessment, the Pelican Bay Foundation assessment of $3,435 a year for fiscal 2026-27, the county Pelican Bay Services Division assessment of $1,250 on the tax bill, and a one-time $15,000 Resale Capital Assessment the buyer pays at closing on any Pelican Bay deed recorded on or after October 1, 2026. There is no CDD. Data updated: October 2026.

Neither the Crescent nor Covington Row publishes its assessment on a public page, so we do not print a number for it.

Cost Amount
the Crescent association Set by the Crescent or Covington Row association, plus the Recreation Association; ask for current budgets
Pelican Bay Foundation $3,435 per unit, fiscal 2026-27
Pelican Bay Services Division (county) $1,250 on the tax bill
Resale Capital Assessment $15,000 once, paid by the buyer
CDD None

What to ask for before you make an offer

Ask the association for its current budget, the last two assessment statements, the milestone inspection status, the structural integrity reserve study and any special assessment voted or proposed. Florida's milestone inspection law (section 553.899, Florida Statutes) and the reserve study rules (section 718.112) apply to Pelican Bay condominiums of three stories or more. For Jesse and Marc's full guide to living in Pelican Bay, fees and all 95 associations, see McGreevy and Comisar's Pelican Bay community guide.

Leasing and pets

Crescent leases and sales are screened through Tenant Evaluation; the association's own minimum term and pet rules are in documents for owners, not on a public page. The Pelican Bay Foundation allows at most two leases per calendar year per unit, charges a $500 lease processing fee, requires every lease to be filed with the Foundation at least 30 days ahead with the association's approval, and keeps pets off the beach and leashed on the berm.

The Crescent and Pelican Bay amenities

Every the Crescent owner shares the Pelican Bay Foundation's amenities, paid for by the yearly Foundation assessment, on top of whatever the building itself provides. The Crescent's shared clubhouse, pool, spa and exercise room are described above. It is about a third of a mile from the Pelican Bay Community Center and the North Tennis Center.

Through the Pelican Bay Foundation, every the Crescent owner also has:

  • About three miles of private beach reached by a tram through the mangrove preserve, with eight tram stations.
  • Marker 36 on North Beach and Sandbar on South Beach, two members-only beachfront restaurants, plus The Nest.
  • 26 tennis courts and 20 outdoor pickleball courts at three locations, a fitness center and the Community Center.
  • Kayaks, canoes and sailboats for use in the Gulf and Clam Bay.

Golf is separate: Club Pelican Bay is a private, member-owned club with 27 Arthur Hills holes, joined by application.

Is the Crescent in a flood zone?

The Crescent sits inside Pelican Bay, where FEMA flood zones change from the beach to the interior, so the zone is a building-by-building question. The Crescent is in Pelican Bay's interior. We did not confirm its FEMA zone from a primary source, so check the exact address on FEMA's map service; the association keeps elevation certificates for owners. Data updated: October 2026.

Pelican Bay sits on FEMA's coastal flood maps for Collier County effective February 8, 2024: Zone VE on the beachfront band, Zone AE through the Gulf-side corridor, Bay Colony and the mangrove belt, and Zone X across most interior neighborhoods. Collier County holds Community Rating System Class 5. Ask the association for the building's elevation certificate and current flood policy before you insure.

Schools for the Crescent

All of Pelican Bay, the Crescent included, is zoned for the same three Collier County public schools for the 2026-27 school year, with no split zoning anywhere inside the community, so every Pelican Bay address feeds the same elementary, middle and high school. Each school calls itself A-rated on its own site:

  • Sea Gate Elementary, 650 Seagate Drive
  • Pine Ridge Middle, 1515 Pine Ridge Road
  • Barron Collier High, 5600 Cougar Drive

Confirm the address with the district's zone tool before you rely on it.
