The Lee County roll counts 61 homes on Longleaf Trail Drive, built 2003 to 2005 with a median year of 2004, from 1,920 to 2,624 heated square feet, a median of 2,287. Bedrooms and floor plans in Longleaf

On the county roll, 17 have 2 bedrooms, 40 have 3 bedrooms, 4 have 4 bedrooms. Floor plan names and sizes above come from the SWCA's own guide to its neighborhoods; ask for the floor plan and permit history of the exact home.

The Longleaf association and setting

Longleaf has its own neighborhood association, managed by Newell Property Management, under the Shadow Wood Community Association. The SWCA roster dated October 2, 2025 lists 14 neighborhoods administered by the SWCA itself and 20 run by seven management companies.

Who built Shadow Wood

Bonita Bay Group developed Shadow Wood from 1998, as part of The Brooks it built with Long Bay Partners, LLC. The owners took over the SWCA in January 2006, and the members bought Shadow Wood Country Club and the Commons Club from the developer in a sale that closed January 15, 2010.

What does it cost to own in Longleaf?

A Longleaf home pays the Shadow Wood Community Association, its own Longleaf association, the Brooks CDD on the tax bill and Lee County property tax. The SWCA and CDD figures are published; the Longleaf association does not post its fee, so we read it from recent listings at the MLS pull. Club membership is optional. Data updated: October 2026.

The Shadow Wood assessment

The SWCA's 2026 base assessment is $4,687 a home: $4,617 for operations, which includes Hotwire fiber TV and internet, and $70 for common-area capital. Longleaf owners pay that base to the SWCA. No 2027 budget was posted on October 21, 2026.

The Longleaf association fee

Longleaf owners also pay their own association, managed by Newell Property Management, which does not publish its budget on a public page. As entered on MLS listings at our October 22, 2026 pull, the Longleaf association fee is typically $1,165 a quarter, from $950 to $1,165. Ask the seller for the last two statements and the estoppel certificate.

The CDD line on the tax bill

The FY2027 adopted CDD charge is $1,716.73 a home: $1,017.25 for operations and maintenance plus $699.48 of debt on the Brooks of Bonita Springs II CDD, Series 2017 bonds, final payment May 1, 2031. The payoff balance after the FY2027 payment is $2,522.68 a home. The CDD collects on the Lee County tax bill, so it is paid with property tax each November.

Resale capital contribution at closing

Since January 1, 2026, a buyer pays the SWCA a one-time resale capital contribution of $3,500 on a price up to $1,250,000, plus 1 percent of the amount above that, capped at $8,500. Estoppel certificates and resale packages are ordered through CondoCerts.

At the Longleaf 12-month MLS median of $1,100,000, that works out to $3,500.

Club memberships

Shadow Wood Country Club membership is optional and not bundled with the home. The club offers Golf and Lifestyle categories, keeps a waiting list for Golf, gives residents priority and says certain homes carry transferable golf. The club does not publish its initiation or dues, so we do not print them. The Commons Club at The Brooks is a separate, optional club, and it does not publish current prices either.

Property taxes

Shadow Wood is inside the Village of Estero, so the tax bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County, the fire district and the CDD line above. Ask for the seller's last tax bill; a buyer's bill resets to the purchase price.

What a year costs in Longleaf before taxes

For a Longleaf home, the published charges are the $4,687 SWCA base plus $1,716.73 of CDD, $6,403.73 a year, before the Longleaf association fee (typically $1,165 a quarter on MLS listings), property tax, insurance and any club. That is the sum of two published figures, not a quote; the estoppel certificate is the final word.

What to ask for before an offer

Ask for the seller's last tax bill, the estoppel certificate, the last two association statements from the Longleaf association, any special assessment notice and, if golf matters to you, whether this home carries a transferable golf membership.

Can you rent out a Longleaf home?

Yes, within the SWCA rental policy. Longleaf homes can be leased for a minimum of 30 days, with up to three leases in a year. Nearly every Shadow Wood neighborhood uses a 30-day minimum; Ginger Pointe (90 days, one a year) and Sweet Bay (six months, one a year) are the strictest. Data updated: October 2026.

Leasing compared across Shadow Wood

No Shadow Wood neighborhood allows a lease shorter than 30 days, so this is a seasonal and annual rental market, not a nightly one. The SWCA rental policy sets the minimum term and the number of leases a year neighborhood by neighborhood; ask the SWCA for the current registration steps before you sign a tenant.

Is Longleaf at Shadow Wood in a flood zone?

Our FEMA flood map sample of Longleaf returned Zone X on 3 of 3 sampled addresses. Shadow Wood is a mosaic: across 101 sampled points in all 34 neighborhoods, 81 mapped to minimal-hazard Zone X, 10 to shaded X and 10 to Zone AH, shallow flooding with a base flood elevation of 15 feet. That is a sample, not a determination for any single lot. Data updated: October 2026.

Address sampled FEMA zone
21960 Longleaf Trail Dr X (minimal hazard)
21750 Longleaf Trail Dr X (minimal hazard)
22181 Longleaf Trail Dr X (minimal hazard)

Source: FEMA National Flood Hazard Layer, point queries run October 21, 2026 on US Census geocodes of county roll addresses (address-range geocodes can fall a few lots off). The panels covering Shadow Wood are 12071C0591H, 0592G and 0593H.

How to check one address

Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the seller for the elevation certificate, and get an insurance quote before the inspection period ends. A lender is likely to require flood insurance in Zone AH and unlikely to in Zone X, and the Village of Estero's Class 6 Community Rating System rating cuts National Flood Insurance Program premiums by 20 percent.

Storms and insurance

The Village of Estero's FEMA narrative for Hurricane Ian in 2022 describes damage east of US 41, where Shadow Wood sits, as minor and mostly wind damage to roofs, lanais and pool enclosures. Shadow Wood was built from 1998 to 2013, so many original roofs are now more than 20 years old and roof age drives insurability; ask for the roof permit date and the wind mitigation report.
