What are the key facts on Twin Dolphins I condos for sale?

Twin Dolphins I is one condominium building on Isles of Capri, built in 2002, whose county roll lists 37 residences and 17 cabana units. County deeds since 2002 supply some figures below. One MLS export, pulled October 29, 2026, supplies the rest, and each is labelled by source. The Isles of Capri page covers the wider island.

Twin Dolphins I county and MLS figures

The first four lines of the table come from county deeds, and the last three come from the MLS export.

Source and window Count Prices
County residence deeds, September 2025 through August 2026 1 $1,269,000
County residence deeds, September 2024 through August 2025 2 $1,550,000 and $1,650,000
County residence deeds, 60 months, September 2021 through August 2026 3 $1,269,000, $1,550,000 and $1,650,000
County cabana-only deeds, 60 months, September 2021 through August 2026 1 $25,000
MLS Closed rows, October 29, 2026 export 1 $1,269,000
MLS Active rows, October 29, 2026 export 3 $1,000,000, $1,325,000 and $1,400,000
MLS Pending rows, October 29, 2026 export 0 none

Each county line counts a deed once, by the month it was recorded, and the windows stop with August 2026. The MLS lines tally listing rows by status as of the export date. A row in one set is never added to a row in the other.

One building at 700 La Peninsula Blvd

At 700 La Peninsula Blvd on Isles of Capri, Twin Dolphins I at La Peninsula stands as a single condominium building in Naples, FL 34113, an unincorporated Collier County address taxed on millage area 91.

Every roll row for this record carries that one street address, and the unit number sits in a separate field of the county roll. When you look up a size, a deed or a tax bill, add the unit number, such as 306, so the figure you read belongs to the right row. A search by street number alone cannot tell one unit from another.

37 residences and 17 cabana units

The 2026 county roll lists 54 rows for this one condominium record, built in 2002: 37 residences, 33 numbered units and 4 penthouses, plus 17 separately deeded cabana units of 461 square feet on the roll.

Every size, sale, homestead and tax figure here covers the 37 residences, and the six La Peninsula condominiums next door are a separate group this page never counts.

The numbered units run from 101 to 606, and the penthouses are labelled PH 1 to PH 4 on the roll. The cabana units are the smaller roll rows, labelled Cabana 1 to Cabana 17. Every question about size, price or tax on this page starts from the 37 residences, and a cabana unit is named only where a deed or a roll row mentions one.

Where these numbers come from

This page draws on two sets of records, and every figure carries the name of its set.

We tracked the Twin Dolphins I record back to its first closings of 2002, reading each qualified county deed, and the 60 months from September 2021 through August 2026 one deed at a time.

We tracked 4 MLS rows for the building, every one carrying the Sub Condo Name TWIN DOLPHINS, in the October 29, 2026 export.

Each set has its own counting rule. The county side takes a deed into a window only when the property appraiser has screened the transfer as qualified, and the deed's recording month decides the window. The one residence deed in the twelve months from September 2025 through August 2026 was recorded on June 12, 2026.

On the MLS side, the closing date a listing agent typed into a Closed row dates the sale, and a row missing from the file on export day is never seen. The export of October 29, 2026 holds one Closed row for the same residence, dated June 15, 2026.

The same dollar amount therefore appears in both sets, and both describe that one residence sale. It is one sale seen in two records, and the two lines are never added together.

The number 4 is a different kind of count. It tallies MLS rows on file, 1 Closed and 3 Active, and it never stands for a number of closings.

What this page leaves out

The six La Peninsula condominiums next door are separate records on the same street, and none of their deeds, sizes or taxes appears in these counts.

Association dues, rules on leases, pets and vehicles, and the use of a cabana unit beyond its roll row are not published for Twin Dolphins I. A milestone inspection report and a structural reserve study are not public either, and neither are the names of the firms that designed and built the building or the water and sewer provider. Where a topic has no public source, this page says so and gives the question to ask instead of a guess.

A reader who needs one of those missing items has three routes. The seller's resale papers carry the declaration, the budget and the written rules. The association can answer in writing on fees, on any assessment under discussion and on what a cabana unit on the roll conveys. An inspector, an insurer and a title agent fill in the rest, each for the part of the file that belongs to them. Ask for every answer on paper and note the date it arrived.

Can you buy a Twin Dolphins I condo on Isles of Capri today?

Listings change often, and the MLS export pulled October 29, 2026 shows 3 Active rows for Twin Dolphins I, with no Pending row. The live search below reads the current feed, so it can differ from that snapshot. Domain Realty Group can set up a showing for any listed unit through our contact page.

Rows in the October 29, 2026 export

The MLS export pulled October 29, 2026 holds 1 Closed row for Twin Dolphins I, at $1,269,000, 3 Active rows asking $1,400,000, $1,325,000 and $1,000,000, and no Pending row.

Those rows are listings in a file, dated the day it was pulled, and the export says nothing about any listing that reached the market after that day. A unit that shows Active in the file may have changed status since, so use the live search for the current picture.

Search the live listings

Each link opens a live list drawn from the same listing feed that powers the rest of our site.

A fresh list opens with each search, which is why it can differ from the dated rows above. To compare other buildings, browse Naples condos for sale, or use our full property search for every property type.

One label in the MLS

A single MLS name covers this building, and that keeps its search short.

Listings in the live search come from a filter on TWIN DOLPHINS, the single Sub Condo Name this building uses in the MLS, plus a box around its parcel that stops short of the La Peninsula buildings outside it.

That pairing keeps the neighboring buildings out of the list, so a row that appears in it belongs to Twin Dolphins I. If a listing ever carries a different name or an unusual address format, a search by the building's street address is the second way to find it.

Before you tour a unit

A showing goes better when the paperwork is in hand, so these requests are worth making early:

  • the condominium documents for the building, with the declaration and its amendments
  • the unit's elevation certificate, if one exists
  • the association's latest financial statement and budget
  • confirmation of whether a cabana unit is part of the sale, since each cabana is a separate roll row

Matching the unit number to the county roll comes first. That step ties the size, the homestead mark and the tax bill you read online to the unit you tour.

Where is Twin Dolphins I on Isles of Capri, Naples, FL 34113?

Twin Dolphins I stands at 700 La Peninsula Blvd on Isles of Capri, in unincorporated Collier County, carrying a Naples, FL 34113 address. County records place it on a single parcel, and the January 2023 aerial shows that parcel at the island's western end, reached by La Peninsula Blvd from Capri Boulevard.

700 La Peninsula Blvd

The address 700 La Peninsula Blvd is the one site address carried by every roll row for this record, with the unit number held in its own field on the county roll.

With the street number shared by every unit, a lookup by address alone returns the whole record rather than one residence. Pair the address with the unit number whenever you request a document, a flood reading or a tax bill from a county office or a title company.

Unincorporated Collier County

No city boundary encloses the address. It lies in unincorporated Collier County, so the county roll, the county millage lines and the county's records are the ones to read.

The word Naples in the address is a postal name, and it does not mark a city limit. A buyer comparing this building with places inside a city should expect different taxing lines and a different set of local offices.

Isles of Capri around the building

Isles of Capri is the island setting, and the building sits at its western end, with La Peninsula Blvd serving as the road out to Capri Boulevard.

Road distances from the parcel centre to shops, schools, hospitals and the interstate appear later on this page, measured by the Domain Realty Group route table. The island's other streets and condominium buildings are covered on the island's own page, and this page stays with one building.

What have Twin Dolphins I condos sold for in county deeds?

Over the 60 months ending August 2026, county deeds show 3 qualified residence sales at Twin Dolphins I, so every window below lists its deeds one by one. Dollar amounts come from the county record, each with its recording date, and no window here reaches the five sales needed for a median.

The latest twelve months

County records show one qualified residence deed at Twin Dolphins I in the twelve months from September 2025 through August 2026: unit 306 at $1,269,000, recorded June 12, 2026.

Set against that unit's 3,039 square feet of county roll area, the deed works out near $418 for each square foot, an INFERRED figure from one sale.

That figure describes one residence alone and carries no reading of the building as a whole.

The twelve months before

One window earlier, from September 2024 through August 2025, the county recorded two residence deeds: unit 504 at $1,550,000 and unit 604 at $1,650,000.

By unit number, the two sit on different floors, 504 on the fifth and 604 on the sixth, a reading from unit numbers and not from a county story field.

Sales over 60 months

Over the 60 months from September 2021 through August 2026 the county recorded 3 qualified residence deeds at Twin Dolphins I, the three listed above, and one cabana-only deed of $25,000 in April 2023.

With three residence deeds in 60 months, no median is given for any recent window, and no market direction is read from them.

Each of these deeds appears on its own line in the table that follows.

County deeds listed by value

The table lists each deed recorded in the 60 months from September 2021 through August 2026, highest price first, with the cabana-only deed last.

County deed recorded Roll row Price Window
March 18, 2025 unit 604 $1,650,000 September 2024 through August 2025
October 29, 2024 unit 504 $1,550,000 September 2024 through August 2025
June 12, 2026 unit 306 $1,269,000 September 2025 through August 2026
April 13, 2023 cabana unit 2 $25,000 60 months, September 2021 through August 2026

A window with fewer than five county sales lists each sale and its price, never a median.

Cabana deeds kept apart

A cabana-only deed is a county deed whose only roll row is a cabana unit, so it stays out of the residence deeds above. The one such deed in the 60 months from September 2021 through August 2026 sits on its own line in the table, dated April 13, 2023.

Cabana units are listed apart, since their roll area and tax differ from those of the residences. Reading them separately keeps each residence figure honest, and it keeps the cabana record from standing in for a home.

What do county deeds since 2002 show for Twin Dolphins I?

Reading back to the first closings of 2002, the county deed record for Twin Dolphins I runs across more than two decades, and several years carry no qualified deed at all. The table below gives each year's counts, split between residence deeds and cabana-only deeds.

County deeds by year since 2002

Since its first sales in 2002 the county has recorded 78 qualified deeds on the record, 62 for residences and 16 for cabana units alone.

Year Qualified county deeds Residence deeds Residence prices Cabana-only deeds
2002 27 22 median $805,500 5
2003 10 6 median $1,084,100 4
2004 8 8 median $957,500 0
2005 6 5 median $1,075,000 1
2006 1 1 $1,300,000 0
2007 1 0 none 1
2008 2 1 $980,000 1
2010 2 2 $595,000 and $800,000 0
2012 1 1 $610,000 0
2013 3 3 $680,000, $852,500 and $1,450,000 0
2014 1 1 $900,000 0
2016 1 1 $840,000 0
2019 3 1 $850,000 2
2020 8 7 median $950,000 1
2023 1 0 none 1
2024 1 1 $1,550,000 0
2025 1 1 $1,650,000 0
2026 1 1 $1,269,000 0

Years missing from the table, namely 2009, 2011, 2015, 2017, 2018, 2021 and 2022, have no qualified deed on the county record. Each row counts qualified deeds only, one per transaction.

The first sales, 2002 to 2005

The earliest deeds on the record date from 2002, the same year the county roll gives for the building. Those four years hold the largest share of the history, and the table above keeps their yearly figures in one place.

Cabana-only deeds appear in three of the four years, alongside the residence deeds. The record does not say who the sellers were, and this page does not guess. It reads those years as history, and nothing in them stands in for a current price.

Years with five or more residence deeds

Only 2002, 2003, 2004, 2005 and 2020 reached five or more residence deeds in a single year, so only those years carry a median in the table below.

From 2006 onward, 2020 is the only year with a median. Every other year lists its residence prices outright, or shows none, since the count is too small for a middle price to mean anything.

Residences with no qualified deed

Two of the 37 residences show no qualified deed on the county record since 2002.

A transfer that the appraiser does not mark as a qualified sale falls outside this count, so those two units may have changed hands in other ways. The record cannot settle the question, and a title search on the specific unit can.

What does the MLS show for Twin Dolphins I condos?

The MLS export pulled October 29, 2026 holds 4 rows filed under the one name for this building. Those rows are listings, not deeds, and each carries the status entered by its listing agent. The table gives the row counts, and the sections after it set the closed row beside the county record.

MLS rows, October 29, 2026 export

Two fields describe all of the rows in the file.

MLS field, October 29, 2026 export MLS rows
Sub Condo Name TWIN DOLPHINS 4
MLS Building Design band, entered by listing agents: Mid Rise (4-7) 4

Listing agents typed the Building Design band themselves, so it records how the rows were entered and does not settle how the building is built.

The closed row and the county deed

That MLS closing, dated June 15, 2026, is the same unit 306 sale as the county deed recorded June 12, 2026, so the two records describe one sale, not two.

The dates differ: one is a recording date and the other a closing date. Neither record is wrong, and each answers the question it was built to answer.

Active rows by asking price

An asking price is what a seller has chosen to ask, so the Active rows are offers to sell and never completed sales. Each row lists one unit at the price its seller set.

The file shows no activity after the day it was pulled. A buyer who likes one of these units should check the live search above for its current status before drawing any conclusion.

Why county and MLS records differ

The two sources answer different questions. A county deed records a transfer of title once the appraiser screens it, while an MLS row records a listing and the status its agent entered.

Rows therefore appear in the MLS before any deed exists, and a deed can exist for a sale that was never listed. Read the two sets side by side, and never add them together.

What is the Twin Dolphins I building?

Twin Dolphins I is one condominium building on Isles of Capri, with 37 residences on the county roll and 17 cabana units listed beside them. The address is in unincorporated Collier County, Naples, FL 34113, and the roll dates every row to 2002. The sections below take the record one piece at a time.

One condominium record

Collier County carries the building as one condominium record, 677560, named Twin Dolphins I at La Peninsula, A Condominium, on a parcel of 2.806 acres. The 37 residences are the 33 numbered units from 101 to 606 and the four penthouses labelled PH 1 to PH 4. Every figure for a residence on this page comes from those 37 rows, and the cabana roll rows are kept apart.

Year built and the certificate of occupancy

The county roll gives 2002 as the year built, and the county milestone list records a certificate of occupancy dated November 5, 2002. The roll shows the same year on every one of the 54 rows, so it gives no separate date for a cabana unit or a penthouse. A buyer who wants later repair or renovation history should ask the association for its records, since the roll carries a single year for each row.

The 2.806-acre parcel

All 54 roll rows sit on one parcel that the county parcel map sizes at 2.806 acres, and every row shares the site address 700 La Peninsula Blvd. The same parcel boundary is the line used for each side measured later on this page. The roll does not say how the land is divided among owners, so the declaration and the recorded survey are the documents to request.

Cabana units on the roll

The 17 cabana units are separately deeded rows of 461 square feet on the roll, and this page reads nothing about their use beyond the county roll. Cabana 1 to 17 are the labels on those rows, and each one carries 461 square feet on the roll. A cabana unit on the roll stays outside every residence count here, whether the count is of sizes, homestead marks or taxes. What a cabana conveys to its owner is not stated on the roll, so a buyer should ask the association, in writing, what it covers.

Homestead marks on the roll

The roll marks 14 of the 37 residences with a homestead exemption, and none of the 17 cabana units carries one. A homestead mark is a tax exemption entry set by the property appraiser for the owner of record in the 2026 roll. It tells a buyer how the roll treats a unit for tax purposes and nothing about the unit itself. The count stays a count of marks and is never turned into a share of the building. Owners curious about a unit's current value can start with a home valuation request.

How large are Twin Dolphins I condos, and how are they stacked?

Twin Dolphins I condos run from 2,579 to 4,713 square feet on the roll, and the unit numbers show how those sizes repeat from floor to floor. The sections below give the mix, a table by floor, the pattern of each stack and the penthouse level. Floors are read from unit numbers and labelled as INFERRED.

Five sizes on the county roll

Five residence sizes appear on the 2026 county roll for Twin Dolphins I, running from 2,579 to 4,713 square feet, and 2,925 square feet is the middle value of the 37. Read from the smallest, the roll counts 11 residences at 2,579 square feet, 8 at 2,925, 12 at 3,039, 2 at 3,807 and 4 at 4,713. The middle value belongs to the residence in the center of the sorted list of 37, and the cabana roll rows never enter that list. On every one of the 54 rows the roll's base area and adjusted area agree, so either figure gives the same size. Bedroom and bathroom counts do not appear in the county bundle at all. A listing's own size line is entered by the listing agent, so set it beside the roll figures while you browse the live search.

Sizes by floor

Roll area (sq ft, county roll) Residences Floor 1 Floor 2 Floor 3 Floor 4 Floor 5 Floor 6 Penthouse level
2,579 11 1 2 2 2 2 2 0
2,925 8 0 2 2 2 2 0 0
3,039 12 2 2 2 2 2 2 0
3,807 2 0 0 0 0 0 2 0
4,713 4 0 0 0 0 0 0 4

Every floor column in that table is read from unit numbers, which makes the floor placement INFERRED rather than recorded.

Reading unit numbers

The county roll has no story field, so unit numbers suggest six numbered floors and a penthouse level, an INFERRED reading of 3 residences on the first floor, 6 on each of floors 2 to 6 and 4 penthouses. In this reading the first digit of a numbered unit names its floor, and the last two digits name its position, from 01 to 06. The first floor is the exception, with only 101, 102 and 106 on the roll and no 103, 104 or 105. Penthouses carry the label PH and a number from 1 to 4. A floor in this reading is not a confirmed level of the building. To check a floor against the recorded plans, our agents can pull the condominium documents for a specific unit.

Stacks by unit position

A stack is a column of units that share the last two digits of their numbers, so 201, 301, 401, 501 and 601 form one stack in this INFERRED reading. In the x01 and x06 positions every unit reads 3,039 square feet on the roll, and in the x02 and x05 positions every unit reads 2,579 square feet on the roll. The x03 and x04 positions read 2,925 square feet on the roll from floor 2 through floor 5, while units 603 and 604 on floor 6 read 3,807 square feet on the roll. Floor 1 has no x03, x04 or x05 position on the roll, which is why it holds 3 residences instead of 6. Read this way, the building repeats one pattern of six positions from floor 2 through floor 5, and floor 6 changes only at 603 and 604. A floor plan from the association is the way to confirm any of it.

The penthouse level

The four penthouse residences each read 4,713 square feet on the roll, the largest size in the building. With every penthouse at the same size, only the label PH 1, PH 2, PH 3 or PH 4 tells them apart on the roll. To set the building beside other Naples condominiums, see Naples condominium listings.

What does the Twin Dolphins I parcel face?

Measured on a January 2023 aerial and the county parcel polygons, the Twin Dolphins I parcel meets open water on its north, northwest and west sides and neighboring parcels on the rest. This section gives each side in turn. It reports land and water as measured and makes no claim about any individual unit.

What the January 2023 aerial shows

The January 7, 2023 USDA aerial image shows the Twin Dolphins I building with a small pool at its southwest end and a larger free-form pool on a deck at its northeast end. The image is a photograph, so it records what lay on the ground when it was taken and nothing that changed afterward. Roofs, decks and open ground show on a photograph, while ownership, use and access do not.

Open water on three sides

Measured from the parcel edge on that January 2023 aerial, open water meets the Twin Dolphins I parcel on the north, northwest and west sides. The water on the north, northwest and west was found by sampling the aerial just beyond the parcel line on each compass side. No county layer names that water, and this page does not supply a name of its own. Water beside a parcel is a fact about the parcel line only. It says nothing about boating use or water depth, and this page claims neither. Whether any owner holds a right to use the water edge is a question for the association.

The neighboring parcels to the south

The 600 La Peninsula parcel lies to the southwest and the 400 La Peninsula parcel to the south and southeast, both in a separate condominium group, with club common land to the east and land held by Dolphin Point LLC to the northeast. Those two parcels are what the measurement found on the southwest, south and southeast sides of the Twin Dolphins I parcel. They carry the buildings of a separate condominium group with its own county records, so none of their figures enter any count here. A buyer comparing Twin Dolphins I with those buildings should treat them as different condominiums with different documents.

Club land and the northeast parcel

East of the parcel lies common land that the county roll lists under the name Club at La Peninsula, Inc., and that is an entry on the roll and nothing more here. To the northeast lies land that the county map shows under the name Dolphin Point LLC. This page makes no claim about use, access or amenities on either parcel, and neither parcel is among the 54 roll rows of Twin Dolphins I. Owners should ask the association what rights, if any, the declaration gives over those two parcels.

What shared spaces show on the aerial and the roll?

Only two sources speak to shared spaces here: the January 2023 aerial, which shows two pools, and the county roll, which lists 17 cabana rows. Neither source names any other shared facility, and the association runs no website that a November 6, 2026 search could find. Anything beyond those two sources has to come from the association.

Grounds on the January 2023 aerial

The January 2023 aerial can show the outline of a pool, a deck or open ground, and it cannot show who may use any of them. The aerial does not say whether a pool is open to every owner, reserved for some units or shared with a neighbor. Anything built, removed or renamed since January 7, 2023 would not appear on it. Treat the two pools as what the January 2023 aerial showed on one day, and ask the association what exists today.

The cabana rows

The roll lists 17 cabana rows, and the county names them without defining them. Each row reads 461 square feet on the roll. The roll does not say whether a cabana is a roofed room, an open structure or a place to keep equipment, how it relates to a residence, or whether an owner may sell one on its own. The county does record cabana-only sales in some years, which shows these units can change hands apart from the residences, and the deed history earlier on this page lists them in their own column. A buyer should ask which cabana unit on the roll, if any, is paired with a residence, and whether the association has recorded that pairing.

Questions to ask about shared spaces

Ask the association which shared spaces its declaration of condominium names, and ask for that declaration in writing. Ask whether the two pools on the aerial are common elements of Twin Dolphins I or belong to another owner, since a photograph cannot settle ownership. Ask the same about the club common land to the east and the Dolphin Point LLC land to the northeast. Ask what each owner may use and on what terms, and ask for any written policies adopted since the declaration was recorded. A buyer who wants help drafting those questions can reach our team.

From the centre of the Twin Dolphins I parcel, the one road out runs La Peninsula Blvd to Capri Boulevard, about 0.5 free-flow route miles, or 0.51 walking miles. The table measures each later destination as a continuation of that first stretch, so the one road out is the first leg of every trip listed. Capri Boulevard carries the label CR 952 in the table.

Collier Boulevard and the Jolley Bridge

Heading off the island, Collier Boulevard at Capri Boulevard is about 3.1 free-flow route miles by the Domain Realty Group route table, the county boating park on Collier Boulevard about 3.3, and the Jolley Bridge where it reaches Marco Island about 4.7. Collier Boulevard carries the label SR 951 in the table, and the bridge row marks where that road reaches Marco Island. The boating park is a county facility, listed as a place on the route and not as anything tied to Twin Dolphins I.

Beaches and the learning center

Tigertail Beach is about 7.2 free-flow route miles away, Residents' Beach about 7.4 and the South Marco Beach access about 9.3, with the Rookery Bay Environmental Learning Center about 8.4 free-flow route miles out. The three beaches are labelled Gulf beach in the table, and each is a row on Marco Island. Parking, hours and access terms are set by the managers of each beach and are not measured here.

Groceries and Fiddler's Creek

By the table, shoppers drive about 5.7 free-flow route miles to reach the Marco Island Publix on its northern Collier Boulevard stretch, and about 8.2 to the entry road of Fiddler's Creek. The Fiddler's Creek row marks a parkway entrance, and Fiddler's Creek is a separate community that this page uses only as a point on the table.

Downtown Naples and hospitals

Driving north toward Naples, the table puts the US 41 turn at Collier Boulevard about 8.7 free-flow route miles out, downtown's Fifth Avenue South about 17.1 and the pier at the foot of 12th Avenue South about 18.2. The table lists two hospitals by road: about 12.0 free-flow route miles to Physicians Regional on Collier Boulevard and about 17.9 to NCH Baker, downtown.

I-75 and the airports

The I-75 on-ramp at Collier Boulevard, exit 101, is about 15.7 free-flow route miles from the parcel, while the airports run about 5.9 to Marco Island Executive, 16.9 to Naples Municipal and 48.6 to Southwest Florida International. Exit 101 is the only interchange the table lists. Marco Island Executive is the shortest airport trip in the table and Southwest Florida International is the longest.

Which schools and public services reach Twin Dolphins I?

The school district's locator returned an elementary, a middle and a high school for the building's address, and county agencies cover fire and law enforcement. This section lists each result with its road distance, then says how to confirm an assignment for one unit and who answers emergency calls at the address.

The district lookup

For 2026-27, the district's school locator, checked October 21, 2026 for Isles of Capri addresses, returned Tommie Barfield Elementary, Manatee Middle and Lely High. Measured by road from the parcel centre, the trip is about 6.7 free-flow route miles to Tommie Barfield Elementary, 9.1 to Manatee Middle and 11.9 to Lely High. The locator works from the street address, so every unit in the building receives the same three results. Road distance measures the trip and nothing else; it is not a rating of any school.

Confirming one address

School zones can be redrawn, so get the district's written confirmation for the unit you are buying. A buyer who needs certainty can ask the district to confirm the assignment in writing and keep that answer with the purchase file. Check again before closing, since a result read on October 21, 2026 reflects only that day.

County fire and law enforcement

Fire and rescue calls at Twin Dolphins I go to the Greater Naples Fire Rescue District, and law enforcement to the Collier County Sheriff's Office, because the address sits in unincorporated Collier County. Neither agency is a city department here, and the table above does not measure any response distance. A buyer who wants response details for a specific unit can ask the fire district and the Sheriff's Office directly.

Who runs Twin Dolphins I, and what costs are published?

Twin Dolphins I is run by a condominium association that Florida's state corporate record names and numbers, and no dues schedule, budget or assessment notice for it is public. What a buyer learns about costs comes from listing fields in the MLS and from the papers a seller delivers once a contract is signed.

The association on the state record

The state corporate record lists Twin Dolphins I Condominium Association, Inc., document number N99000001999, as active when read October 21, 2026.

That entry gives the association's legal name, its document number and its filing status. It says nothing about budgets, board decisions or the declaration. An active status tells a buyer the corporation exists on the state's books, and it does not say how the building is run from one month to the next. This page ties no other association's papers to Twin Dolphins I, since the building stands as its own record on the county roll.

Dues and the public record

Twin Dolphins I posts no dues schedule anywhere public as of November 6, 2026, so this page treats association fees as not published.

A dues figure for a unit therefore reaches a buyer through the seller's resale papers, and the number on a listing is only a field an agent typed. Ask for the current budget and for the amount the association collects from each unit at the time a contract is signed, so the answer arrives while the inspection period is still open. Our agents can send that request to the seller's agent as soon as both sides sign.

MLS fee fields, October 29, 2026 export

In the October 29, 2026 MLS export, the Condo Fee field on the 4 Twin Dolphins I rows runs $9,561 to $11,997 a quarter, and a separate Master HOA Fee field reads $1,250 on some rows and $1,290 on others, figures entered on listings and not published by the association.

MLS fee field, SUPPORTING, October 29, 2026 MLS rows with the figure Figure
MLS Condo Fee field, quarterly, range 4 $9,561 to $11,997
MLS Master HOA Fee field, quarterly 4 $1,250 and $1,290
MLS Total Annual Recurring Fees field, range 4 $43,244 to $52,988
MLS application fee field 4 $150 and $250

These four rows are MLS entries from the October 29, 2026 export, typed by listing agents, so a stale or blank entry can shift a range. The same export shows no transfer fee entry on any of the 4 rows. None of the rows names the association's budget or says whether an assessment sits inside a figure, so read the table as a prompt for questions and not as a bill.

Special assessments

As of November 6, 2026, any special assessment at Twin Dolphins I was not published in a source we could find, so put the question to the association directly, adopted or proposed. The board's written records tend to show an assessment taking shape well before a vote, often after a reserve study or a repair plan, so read the last two years of them. Ask the seller to state in writing any assessment already adopted and any installment still to come, and ask the title agent to confirm the balance at closing.

What rules does Twin Dolphins I publish?

Twin Dolphins I publishes no owner papers on a public site that we could read. The November 6, 2026 search found no website for its association, so what governs leases, pets, vehicles and shared spaces sits in the declaration and with the association's board. Ask for those papers before an offer, not after.

What the association has not posted

A search on November 6, 2026 found no website run by the Twin Dolphins I association, so its rules on leases, pets, vehicles and shared spaces are not published here; ask the association.

The state record described above names the entity and its status, and it carries no declaration, bylaws or rules. Listing remarks are no substitute for those documents either, and we have used none of them for a statement about leases, pets, vehicles or shared spaces. Where this page is silent on a point of use, the point is not published and the association holds the answer.

Leases, pets and vehicles

Whether leasing is allowed, how long a lease must run, whether pets are accepted, how many vehicles a household may keep and where they park: none of it is published, so ask the association and read the declaration before relying on any answer from a listing, an agent or a neighbor. Ask for each answer in writing and for the page of the declaration it rests on.

Put the 17 cabana units on the same list of questions, since the county roll says nothing about how they may be used. The papers of the neighboring La Peninsula condominiums bind those buildings alone, and none of them is read here as Twin Dolphins I's own. If an approval step exists for a sale or a lease, its timing belongs in the contract calendar, so the closing date does not land before the association has answered.

Questions for the association

A short written list keeps the answers comparable from one seller to the next.

  • Which papers make up the declaration, the bylaws and any amendment recorded since?
  • Does the association keep a records website, and how does a buyer reach it?
  • What do the declaration and rules say about leases, pets and vehicles, and who approves an exception?
  • How may a cabana unit on the roll be used, and does it carry its own approval or paperwork?
  • Where do reserves stand, and has the board discussed a special assessment?

Send each question in writing and keep the dated answers with your contract file.

What Florida condominium law matters on a Twin Dolphins I resale?

Chapter 718 of the Florida Statutes shapes a Twin Dolphins I resale: the papers a buyer receives, the window to cancel, the estoppel certificate, the association's records and the split of insurance. The points below come from the statute text and not from any Twin Dolphins I document, since none is public.

The resale cancel window

Under s. 718.503, a buyer of a resale unit who gets the condominium documents fewer than 7 days before signing, weekends and legal holidays excluded, may cancel in writing until 7 such days have passed, and the right ends at closing.

Write down the date each document reaches you, since the cancel window starts from that day. It sits beside any inspection or financing periods in the contract, and those run on their own dates, so read both clocks together. Your attorney or our team can help line them up before you sign.

Estoppel certificates

On a sale, the closing agent orders an estoppel certificate from the association, and s. 718.116 sets a $250 ceiling on that fee in the statute text, indexed every 5 years.

Ask your title agent to send you a copy when it arrives, and read it beside the closing statement before you sign.

Records the association keeps

Since January 1, 2026, s. 718.111(12)(g) has required a records website of condominium associations with 25 or more units, so a Twin Dolphins I buyer can ask where owners sign in to see official records.

Twin Dolphins I has 37 residences, which clears that line on residences alone, so ask the association whether a records website exists and where it sits. Any unit owner, in a building of any size, has a written right to see the official records, from the budget and the board's meeting notes to contracts and insurance, and a buyer can ask the seller to use it.

Who insures what in a Florida condominium

Under s. 718.111(11) the association insures the building under its master policy and each owner insures the unit, so ask for the master policy declarations to read the coverage and the deductible.

The master policy and a unit owner's policy are separate contracts, so the two declarations pages should be read side by side before closing. A buyer's insurance agent can say which items fall to the unit owner under the policy being quoted.

What milestone date does Collier County list for Twin Dolphins I?

Collier County's milestone list carries a row for Twin Dolphins I, with a certificate of occupancy date and a next milestone year. It is a schedule kept by the county, and it records no inspection finding. Read the table below as a calendar entry and nothing more, and read the statute notes after it as law by its terms.

The county milestone schedule

Collier County's milestone list includes Twin Dolphins I, and two state laws apply by their terms to condominium buildings of three or more habitable stories: s. 553.899 on milestone inspections and s. 718.112(2)(g) on structural integrity reserve studies.

That county list, as of January 2026, records a certificate of occupancy of November 5, 2002 and a next milestone year of 2027 for Twin Dolphins I, a schedule that says nothing about any inspection result.

County milestone list, as of January 2026 Certificate of occupancy Next milestone year on the list
County list: Twin Dolphins I November 5, 2002 2027

That row is a date on a county schedule as of January 2026, not a finding about the structure.

What the statute allows

By its terms, s. 553.899 asks for a milestone inspection by a licensed design professional once a covered building reaches 30 years from its certificate of occupancy, with a repeat every 10 years after that. Section 553.899(3)(b) also lets the local enforcement agency use 25 years where local conditions, such as proximity to salt water, call for it. That is what the statute allows. The county's list gives no reason for any date on it, and this page offers none for Twin Dolphins I.

A deeper second phase follows only if the first phase finds substantial structural deterioration, and the association then owes owners a summary of the inspector's report. The statute's deadline for the first phase runs from the county's written notice to the association, so ask the association whether a notice has arrived.

Reserve studies under state law

By its terms, s. 718.112(2)(g) asks an association for a structural integrity reserve study at least every 10 years for a building of three or more habitable stories. The study looks at the roof, the structure, fireproofing and fire protection systems, plumbing, electrical systems, waterproofing and exterior painting, windows and exterior doors, and any other item whose replacement cost passes a set amount.

A budget may not waive or reduce the reserves that a required study covers, so those reserves reach owners through the association's budget. This page states the duty and reports no study, since none is public as of November 6, 2026.

Building codes and the 2002 roll year

The 2002 roll year and the certificate of occupancy do not show which building code the permit was issued under, so ask for the permit file before you rely on any wind rating.

The roll year and the certificate are the only dates the county records give for the building. The date a permit application was filed is not in any record we read, so this page makes no statement about the code the building was designed to. For wind questions, ask for the roof and window permit records and for any wind mitigation inspection on the unit.

Documents to ask for

Request any milestone report and the latest structural integrity reserve study from the Twin Dolphins I association, because neither was public as of November 6, 2026.

Add to that request any phase two report, the board's notes from the meetings that took up its findings, and any repair contract signed after it. The current budget's reserve schedule is worth a look too, as it lists the money set aside against each item a study identifies. Where a seller has no copy of a paper, an attorney can write the missing item into the purchase contract.

What are property taxes at Twin Dolphins I, with worked rows?

No city taxes Twin Dolphins I: every row of the record falls in Collier County millage area 91, so the 2026 roll applies one shared list of levy lines. Beyond that list, a unit's bill depends on its taxable value and on any homestead exemption, and the two worked rows closing this section compare both cases.

Millage lines for area 91

Every one of the 54 Twin Dolphins I roll rows sits in millage area 91, where ten 2026 levy lines total 10.3696 mills, among them 2.0000 for the Greater Naples Fire Rescue District and 0.6844 for the unincorporated area MSTD, and no CDD line appears.

County 2026 millage line Area 91
County line: Collier County general fund 3.0107
County line: South Florida Water Management District 0.0948
County line: Big Cypress Basin 0.0978
County line: School board, state law 1.8990
County line: School board, local board 2.2480
County line: Collier Mosquito Control District 0.1331
County line: Greater Naples Fire Rescue District 2.0000
County line: Unincorporated area MSTD 0.6844
County line: County water pollution control program 0.0246
County line: Conservation Collier 0.1772
County millage, every line 10.3696

The county general fund line is the largest single entry in the table, and no city line appears in it. Every levy line is reset by its taxing body each year, so next year's bill may not match this table.

Homestead on the roll

Fourteen of the 37 residences carry a homestead mark on the 2026 county roll, and the cabana units are counted apart.

The median 2026 county tax across the 37 residences is $9,943.92, and for residences without a homestead mark the median is $10,203.16.

No non-ad valorem charge shows on the 2026 roll for Twin Dolphins I: each of the 54 rows reads $0.00.

The exemption belongs to the owner, not to the unit: a buyer who will live there full time files for it in their own name once the deed is recorded, before the county's deadline. Under Save Our Homes, assessed value on a homesteaded unit can rise only so fast each year, and that capped figure goes back toward market value once the unit sells. For that reason the seller's bill says little about what a new owner will pay, and the roll's market value is a better place to begin.

Tax rows for residences and cabanas

The county roll reports a few figures separately for the two kinds of rows, and the table keeps them apart.

County 2026 roll row Roll rows Figure
Residences with a homestead mark 37 14
Median 2026 just value, residences 37 $991,100
2026 just value, each cabana unit 17 $22,000
2026 county tax, each cabana unit 17 $228.15

Just value is the property appraiser's estimate of market value for the roll year. Residence figures cover the 37 residences, and the cabana units sit on their own roll lines, so no cabana figure enters a residence count or a middle figure.

Worked tax rows

Treat both worked rows as INFERRED: they apply 10.3696 mills for millage area 91 to ad valorem tax alone, the second uses the single county residence deed of the latest twelve months instead of a median, and the appraiser's taxable value and the actual bill decide what is owed.

Example value Value Millage area Mills Ad valorem estimate, no exemption Ad valorem estimate, with homestead
Per $100,000 of taxable value $100,000 91 10.3696 $1,036.96 $613.37
The one T12 county residence sale (unit 306) $1,269,000 91 10.3696 $13,159.02 $12,735.44

The first row scales the area 91 rate to a round amount of taxable value: each further slice of that size adds the same ad valorem amount shown in the no-exemption column. The second row applies the same arithmetic to the single county residence deed of September 2025 through August 2026, $1,269,000, recorded June 12, 2026. It treats the deed price as taxable value, a simplification, since the appraiser sets taxable value on its own schedule, and it rests on one deed, never a median.

The homestead column subtracts the exemption before any mills are applied, which is why the difference between columns stays the same, within a cent of rounding, from one row to the next. For a second opinion on the value of a specific unit, our home valuation page can help.

What do flood and hurricane records show for Twin Dolphins I?

This section draws on three sources: a single point checked against FEMA's current flood map at the building's address, the county's evacuation planning, and the county's place in FEMA's Community Rating System. The news reports on past storms that we found discuss the island in general terms and never name this building.

The tested flood point

FEMA's flood map is the starting point for any flood question on a condominium purchase.

At the point tested, 700 La Peninsula Blvd reads Zone AE with a base flood elevation of 9 feet on panel 12021C0826J, effective February 8, 2024, and it sits in evacuation Zone A.

For the tested point, FEMA sets a height that water is expected to reach in a flood with a one percent chance in a given year, and an insurer measures a unit's lowest floor against it. The tested point is one location, so this page counts no part of the building's footprint on either side of a map line.

Checking each unit

One parcel can carry more than one flood reading, so check the unit itself by address and ask for its elevation certificate before relying on any figure.

Ask the seller or the association for any elevation certificate on file for the building, and ask an insurer to quote the specific unit, since floor level can change a quote under FEMA's current rating method. A certificate prepared by a surveyor records a building's measured heights, and it is the document an insurer asks for first.

Lenders and flood insurance

Because Zone AE is a special flood hazard area, a lender making a federally backed loan will generally require flood insurance on a Twin Dolphins I unit.

The lender decides which policies it accepts, so ask early which ones it wants to see before closing, and ask whether the association's building policy meets its requirement for a condominium.

Building and unit policies

A condominium association may buy a Residential Condominium Building Association Policy (RCBAP) through the National Flood Insurance Program, written for the building and its common property, and it leaves owner contents out. Each owner then carries a separate unit policy for the inside of the unit and its contents, and flood cover for the unit is a separate policy again.

Ask the association whether it carries flood cover on the building and ask for the declarations page, then ask an insurer how a unit policy would sit beside it. No coverage amount is printed here, since limits depend on the policy and the building.

Community Rating System

In FEMA's Community Rating System (CRS), Collier County lists its unincorporated area at Class 5, which can mean up to a 25 percent discount on eligible NFIP flood policies, so confirm at quote time.

That class is earned by the county's whole floodplain program, never by a single building. Only National Flood Insurance Program policies receive it, and a private flood insurer sets its price by its own rules.

Hurricane coverage of the island

Reporting on Hurricane Ian in September 2022 and Hurricane Milton in 2024 speaks of Isles of Capri broadly, and no published account we found names Twin Dolphins I.

Island-level coverage is not building-level information, and this page draws no conclusion about Twin Dolphins I from it. Board notes and insurance correspondence from September 2022 onward, requested from the association, will show what repairs, if any, followed those storms. Ask the seller, too, to state in writing whether they know of past flood claims or federal flood aid on the property, as Florida's flood disclosure law asks. To compare other listings, browse our Naples condos for sale page or current listings.

Which other places carry a similar name?

A handful of nearby condominium names resemble Twin Dolphins I closely enough that listings, deeds and search results confuse them. Only one building in ZIP 34113 is covered here, so confirm the record name on any listing, deed or tax bill.

The name on this page

Twin Dolphins I at La Peninsula is not the six La Peninsula condominiums, The Peninsula at Treviso Bay, Marco Towers, Tarpon Village or the Dolphin Club, and a brokerage marketing site that uses the La Peninsula name is not its association.

On a deed or tax bill, look for Twin Dolphins I at La Peninsula, A Condominium.

The La Peninsula condominiums next door

The six La Peninsula condominiums, the 100 to 600 buildings, are separate records on the same street with their own page, and none of their sales, sizes or taxes is counted here.

How do Twin Dolphins I county prices sit beside nearby condominiums?

Seven condominium records built in roughly the same years sit beside Twin Dolphins I in the table below, measured by county deeds recorded between September 2025 and August 2026. Their figures stay in the table, and the rows run by straight-line distance, not by merit.

County peer table

Community City and ZIP Straight-line miles County units Roll years County deeds, September 2025 through August 2026
County peer Lesina at Hammock Bay Naples side, 34114 2.78 116 2007 to 2007 3, no median
County peer Menaggio Naples side, 34114 5.71 60 2007 to 2007 1, no median
County peer Royal Marco Point II Marco Island, 34145 0.35 112 1995 to 1996 5, median $2,450,000
County peer Pier 81 Marco Island, 34145 0.84 76 2001 to 2002 5, median $1,050,000
County peer Esplanade I Marco Island, 34145 1.69 22 2004 to 2004 1, no median
County peer Marco Courtyard Towers Marco Island, 34145 4.55 49 2000 to 2001 7, median $1,165,000
County peer Monterrey Marco Island, 34145 4.62 136 1996 to 1996 10, median $1,550,000

Each peer row gives county condominium figures for buildings of similar build years and size with the straight-line miles from Twin Dolphins I, listed by distance and not ranked; Lesina at Hammock Bay and Menaggio are the Naples-side peers, and the Marco Island rows are labelled by city.

The street neighbor

Street neighbor, never counted here County deeds, 60 months, September 2021 through August 2026
La Peninsula, six separate condominium records 35 deeds, median $675,000

That row is a separate condominium group, La Peninsula, with its own page.

How the peers were picked

The search kept large-unit condominium records within about 6 straight-line miles of the parcel, built from 1995 through 2007.

What should a buyer check before an offer at Twin Dolphins I?

The public record leaves gaps that only documents can fill. Before an offer, ask for the resale packet, a flood reading for the exact unit, any milestone and reserve papers, and a written answer on what a cabana unit on the county roll conveys.

Ask for the resale packet

Ask the seller for the declaration, bylaws and current budget, and note the arrival date for the s. 718.503 cancel window.

Check flood by address

Every flood reading here comes from one tested point, so get the unit's own elevation certificate and an insurance quote for that unit.

Ask for the milestone and reserve documents

A year on the county's list says nothing about condition, so ask for any milestone report and the latest reserve study.

Ask what a cabana unit conveys

Each cabana unit has its own roll row, so ask in writing what owning one carries, from its boundaries to who may use it.

Frequently Asked Questions about Twin Dolphins I condos for sale on Isles of Capri

How many condos are at Twin Dolphins I on Isles of Capri?

Twin Dolphins I holds 37 residences on the 2026 county roll: 33 numbered units and 4 penthouses. A further 17 cabana units sit on separate roll rows outside the residence count, and the six La Peninsula condominiums are never counted here.

Why does the county roll show 54 rows for Twin Dolphins I?

The roll lists 54 rows since it records the 17 cabana units on their own lines beside the 37 residences. Each cabana measures 461 square feet on the roll and carries its own tax row, so the cabana rows never shift a residence figure.

Where is Twin Dolphins I in Naples, FL?

Twin Dolphins I stands at the western end of Isles of Capri, in Naples, FL 34113, in unincorporated Collier County rather than a city. From the parcel centre, the one road out, La Peninsula Blvd, reaches Capri Boulevard in about 0.5 free-flow route miles.

What is the street address of Twin Dolphins I?

The street address is 700 La Peninsula Blvd, Naples, FL 34113, and the county carries it as record 677560 on a single parcel. Units add their own numbers after it, and a listing for this building should carry the record name Twin Dolphins I.

Are Twin Dolphins I condos for sale right now?

The MLS export dated October 29, 2026 shows 3 Active rows for Twin Dolphins I and no Pending row. Listings change daily, so the live search is the current picture of what is available, and our team can arrange showings for any unit.

What have Twin Dolphins I condos sold for in county deeds?

County deeds list 3 qualified residence deeds in the 60 months from September 2021 through August 2026: $1,550,000, $1,650,000 and $1,269,000. The sections above list each sale by unit and date, and three sales are too few for a median.

What does the MLS show for Twin Dolphins I closings?

The MLS export of October 29, 2026 holds 1 Closed row for Twin Dolphins I, at $1,269,000 and dated June 15, 2026. That row is the same residence sale that the public deed record carries, so the two sources describe one sale.

How large are Twin Dolphins I condos?

Residences come in five sizes, from 2,579 square feet to 4,713 square feet, and the middle value of the 37 is 2,925 square feet, all read from the county roll. The most common size, held by 12 of the 37, is 3,039 square feet on the roll.

How many floors do the unit numbers suggest at Twin Dolphins I?

The roll has no story field, so the floor count is read from unit numbers and is INFERRED. Numbers in the 100 series through the 600 series suggest six numbered floors, with the 4 penthouses forming a level above them.

How large are the Twin Dolphins I penthouses?

The four penthouse residences are the largest in the building, and all read the same 4,713 square feet on the roll. They are numbered PH 1 to 4, and each counts among the 37 residences, never among the 17 cabana units on the roll.

When was Twin Dolphins I built?

The county roll gives 2002 as the year built for every row, and the county milestone list dates the certificate of occupancy to that year. The permit date is not public, so the year alone does not show which building code applied.

What is a cabana unit at Twin Dolphins I?

Each of the 17 cabana units measures 461 square feet on the roll and has its own row, separate from the 37 residences. None carries a homestead mark, and the association's documents are the place to learn how one is used.

How many Twin Dolphins I residences carry a homestead mark?

On the 2026 county roll, 14 of the 37 residences carry a homestead mark, and none of the 17 cabana units does. The count is a one-year tax entry that can change, and it says nothing about how any unit is used.

What ZIP code is Twin Dolphins I in?

Mail for Twin Dolphins I goes to ZIP code 34113, with Naples as the postal name. The postal name does not set the local government, so check that every document you receive for a unit shows 34113 and the building's street address.

Which local government covers Twin Dolphins I?
