This page is the Creek Bed Estates section of our Eagle Creek guide, which sits inside our Naples homes for sale and communities guide. It covers what the county recorded for Creek Bed Estates sales, how the plat differs from the other single-family sections of the club, who governs a lot, what a buyer pays and signs, and the flood, school and distance facts that come with a Cormorant Cove address. The name is easy to confuse: Creek Bed Estates is not the same plat as Eagle Creek Estates, which lies on Eagle Creek Drive, so this page follows the county plat of 28 parcels and uses only that plat’s figures.

Key takeaways for Creek Bed Estates buyers
Creek Bed Estates is a very small plat where the county’s latest 12 months show 4 sales at a $790,000 median, a club membership comes with every purchase and no CDD assessment applies. These eight numbers frame a purchase, from plat size and price to fees, flood and distance. Data updated: October 2026.
- Creek Bed Estates has 28 parcels on the county roll: 25 single-family homes, 1 vacant residential parcel and 2 right of way parcels, with homes numbered 502 to 566 on Cormorant Cove.
- Collier County recorded 4 qualified sales in the 12 months to October 2, 2026, at a $790,000 median, from $720,000 to $939,800, against 2 sales in the prior 12 months and 6 sales at $894,900 over 24 months.
- Four sales are too few to call a trend, because one deed moves the median by tens of thousands of dollars, and 0 of the 4 were builder-direct sales.
- Every owner holds a golf or social club membership, the type varies from home to home, and the club’s website caps golf memberships at 370 while its bylaws say 385.
- No current dollar figure for association dues is published; the only fee schedule found is 5 years old, an estoppel certificate arrives within 10 business days under Florida Statutes 720.30851, and there is no CDD.
- FEMA’s effective map places 25 of 25 checked Cormorant Cove addresses in Zone AE with an 8 foot base flood elevation, and the county places all 25 in Evacuation Zone A.
- Club rules set rentals at a 30 day minimum and 6 month maximum, and the June 2025 architectural handbook allows 18 months for complete reconstruction of an Estate Home.
- All 25 tested addresses zone to Manatee Elementary (A), Manatee Middle (A) and Lely High (B), the clubhouse is about 0.35 mile away and Publix is about 1.5 miles.

How does the MLS label Creek Bed Estates homes?
The Southwest Florida MLS files Cormorant Cove homes under up to four labels: the county name, a shortened county name, “Eagle Creek Estates” and plain “Eagle Creek”. A search on “Eagle Creek Estates” also shows Eagle Creek Drive and Grey Wing Point homes, and a search on one label can miss homes filed under another. The test is the street name: if the address says Cormorant Cove, the home belongs to this plat. The links above search all the Cormorant Cove labels inside a map frame around the street.
What about the vacant parcel?
The county roll counts one vacant residential parcel among the 28, and which parcel it is has not been confirmed from public records. County lot numbers run from 51 to 76, which is 26 numbered sites, and lot 69 has no street address, so a buyer asking about a lot should ask the listing agent for the folio number and the survey. Any lot purchase brings the same club membership and architectural review as a home. For the wider picture, see the Eagle Creek guide, which maps every neighborhood inside the club.

What have Creek Bed Estates homes sold for?
Creek Bed Estates homes sold for a $790,000 median across 4 qualified Collier County sales in the 12 months to October 2, 2026, with prices from $720,000 to $939,800. Four sales are a very small sample, so one deed moves the median by tens of thousands of dollars. Data updated: October 2026.
What did the last 12 and 24 months show?
The county’s window runs from October 2, 2025 (exclusive) to October 2, 2026. We tracked every qualified, improved sale on the Creek Bed Estates plat, and the table gives the sales count with each result, because a median means little without its n. The prior 12 months had only 2 sales, so that row lists the two prices and shows no median.
| Window | Qualified sales | Median | Low | High |
|---|---|---|---|---|
| Last 12 months, to October 2, 2026 | 4 | $790,000 (mean of the middle pair) | $720,000 | $939,800 |
| Prior 12 months, October 2, 2024 to October 2, 2025 | 2 | Two sales, at $1,000,000 and $1,100,000 | $1,000,000 | $1,100,000 |
| Last 24 months, to October 2, 2026 | 6 | $894,900 (mean of the middle pair) | $720,000 | $1,100,000 |
Source: Collier County Property Appraiser public data bundle, qualified improved sales over $1,000, as indexed on October 28, 2026. All 4 sales in the latest window were resales; none was a builder-direct sale of a new home.
Which recent sales were recorded?
The list gives month, year and price only, newest first. Three of the six sales in the 24-month window fall in 2026, one in December 2025, one in May 2025 and one in December 2024.
- July 2026: $730,000
- June 2026: $850,000
- April 2026: $720,000
- December 2025: $939,800
- May 2025: $1,000,000
- December 2024: $1,100,000
What does the price spread reflect?
The county record shows the spread, not the reasons, so this paragraph relies on what listing remarks describe. Remarks describe lakefront homes, golf-view homes and interior homes, private pools on many, two-car garages, and updates to homes that listings date to the late 1980s. The three 2026 sales, $720,000, $730,000 and $850,000, sit below the three sales of December 2024 to December 2025, which ranged from $939,800 to $1,100,000, and the county record does not say why. With six sales in two years, a buyer is better served by a list of recorded sales for the street than by any single median. The Eagle Creek guide shows how the club’s other neighborhoods price.
How have Creek Bed Estates prices moved since 2017?
Creek Bed Estates recorded results moved from a single $425,000 sale in 2017 to a $1,100,000 sale in 2024, and the 2026 figure to date is a $730,000 median on 3 sales. No year has more than 4 sales, so the yearly numbers show direction and not precision. Data updated: October 2026.
| Year | Qualified sales | Median or sale price | Low | High |
|---|---|---|---|---|
| 2017 | 1 | One sale, at $425,000 | $425,000 | $425,000 |
| 2019 | 1 | One sale, at $325,000 | $325,000 | $325,000 |
| 2020 | 4 | $380,000 | $346,000 | $550,000 |
| 2021 | 4 | $539,500 | $294,000 | $805,000 |
| 2022 | 1 | One sale, at $775,000 | $775,000 | $775,000 |
| 2023 | 1 | One sale, at $885,000 | $885,000 | $885,000 |
| 2024 | 1 | One sale, at $1,100,000 | $1,100,000 | $1,100,000 |
| 2025 | 2 | Two sales, at $939,800 and $1,000,000 | $939,800 | $1,000,000 |
| 2026, to October 2 | 3 | $730,000 | $720,000 | $850,000 |
Source: Collier County Property Appraiser public data bundle, qualified improved sales by calendar year, as indexed on October 28, 2026. All were single-family resales. The county file shows no qualified sale for 2018, and none between October 2, 2016 and the end of 2016.
How should a buyer read the yearly table?
Only 2020 and 2021 have four sales, which is enough to quote a median, and those medians were $380,000 and $539,500. The other years show one, two or three recorded sales, so they list prices and not medians. The direction is up from the 2017 to 2020 prices of $325,000 to $550,000 to the $775,000 to $1,100,000 range of 2022 to 2025, and the 2026 sales came in below the 2024 and 2025 prices. A single deed can move any year, so ask for the recorded sales on Cormorant Cove before you price an offer.
Creek Bed Estates vs the other single-family sections of Eagle Creek
Creek Bed Estates is the third-largest of four single-family sections in Eagle Creek by parcel count, with 28 parcels, and its $790,000 median on 4 sales sits next to Eagle Creek Estates at $792,500 and well below Grey Wing Point at $1,412,500. All four use the same county method. Data updated: October 2026.
| Section | Homes and lots | Last 12 months | Last 24 months | Window |
|---|---|---|---|---|
| Creek Bed Estates | 25 homes and 1 vacant parcel on Cormorant Cove | 4 sales at a $790,000 median, from $720,000 to $939,800 | 6 sales at $894,900 | 12 and 24 months to October 2, 2026, Collier County qualified sales |
| Eagle Creek Estates | 60 homes and 8 lots on Eagle Creek Drive | 6 sales at a $792,500 median | 9 sales at $885,000 | 12 and 24 months to October 2, 2026, Collier County qualified sales |
| Grey Wing Point | 38 homes | 4 sales at a $1,412,500 median, from $1,050,000 to $1,700,000 | 6 sales at $1,300,050 | 12 and 24 months to October 2, 2026, Collier County qualified sales |
| Crestwood Estates | 21 homes and 3 vacant parcels on Crestwood Lane | 2 sales, at $490,000 and $545,000 | The same 2 sales | 12 and 24 months to October 2, 2026, Collier County qualified sales |
Source: Collier County Property Appraiser public data bundle, as indexed on October 28, 2026, one county run per section. Crestwood Estates has only 2 sales, so it shows the two prices and no median.
How do the four sections differ in product terms?
The differences are in lot supply, price spread and street setting. Creek Bed Estates has one vacant parcel and a small set of homes on a single cul-de-sac, while the Eagle Creek Estates page covers the largest plat, on Eagle Creek Drive, with the most vacant lots. The Grey Wing Point page covers homes on their own street with the highest 12-month median, and Crestwood Estates, on Crestwood Lane, recorded the lowest prices. The county names two of these plats with the word Estates, so confirm the plat by street before you compare any numbers.
Where do attached homes fit?
Buyers who want an attached home rather than a detached one can start with the Carriage Home Villas page, and the condominium buildings are covered in the Eagle Creek guide. Wider searches start with all Naples communities and Naples luxury homes for sale.
What are Creek Bed Estates homes like?
Creek Bed Estates homes are single-family homes on one cul-de-sac, Cormorant Cove, on lots that listings describe as about 0.19 to 0.29 acre. Listings describe homes from the late 1980s, many updated or expanded, with lake, golf or landscaped views. Data updated: October 2026.
What do the plat and the lots say?
The county names the plat Creek Bed Estates at Eagle Creek Country Club and lists 28 parcels: 25 single-family homes, 1 vacant residential parcel and 2 right of way parcels. The plat is cited as Plat Book 14, Page 60, as cited in recorded Collier County court judgments, and the recording date was not found in public text. County lot numbers run from 51 to 76, which is 26 numbered sites, and lot 69 has no street address. By county parcel geometry the median lot is about 0.21 acre, approximate, while listing lot sizes run about 0.19 to 0.29 acre, the larger one a corner lot.
What do listing remarks say about home styles?
Listing remarks describe one-story and two-story homes with three bedrooms, two-car garages and private pools, some with a screened lanai. One recent listing describes a two-story home with a first-floor primary suite and a loft, and another describes an oversized primary suite with vaulted ceilings. Remarks also mention a roof and air conditioning under six years old on one home. A listing describes one home, so a buyer asks for the survey and the permit history of the specific house and does not assume the next one is the same.
What is the setting on Cormorant Cove?
The club’s community map labels Cormorant Cove with house numbers 502 to 566 and the words “The Estates” beside the street, and names the connecting road Creek Bed Drive. The street runs south from Creek Bed Drive on the western edge of the club, with hole markers 16 and 17 along its southern half. Listing remarks describe lakefront homes, golf course views and landscaped views, and which lots have which is a per-lot fact that a survey settles. The map is labeled an artist’s rendition and is not to scale. Directions in one listing describe a first right after the tennis and fitness center onto Creek Bed.
Can a buyer renovate or rebuild a home here?
Yes, with Architectural Review Committee approval. The club’s handbooks set rebuild rules for Estate Homes: a new or rebuilt home must be compatible with adjacent homes in height, massing, materials and roof pitch, with no flat roofs and no unique styles such as Tuscany, Victorian or Modern, and the June 2025 edition allows 18 months for complete reconstruction. Whether the planned unit development’s Estate Home standards, a 6,000 square foot minimum lot, 55 feet of width and two living stories, govern this plat has not been confirmed, because those standards are written for the Estate Home product. Ask for the Collier permit history by address.
Who governs Creek Bed Estates?
Creek Bed Estates sits under three layers: the member-owned Eagle Creek Golf and Country Club, Inc., the master Eagle Creek Community Association, Inc., and a neighborhood association that court records tie to Cormorant Cove lots. No state record is named Creek Bed Estates, so confirm which association covers a lot before you rely on any name.
What does the club govern?
Eagle Creek Golf and Country Club, Inc. (Florida document N43890) is the member-owned club, with its office at 11 Cypress View Drive. The club sets membership, golf and amenity rules, and admission is by Board invitation after an interview under its bylaws. The Eagle Creek guide covers the club’s history, amenities and governance in full, and this page follows only what changes for a Cormorant Cove address.
What does the master association do?
Eagle Creek Community Association, Inc. (N11750) is the master association, active on the state register, with its address at 746 Eagle Creek Drive, Unit 103. Its Master Covenants date from January 18, 1986, and its governing documents were rewritten in 2008. The architectural handbook is published under the association, which holds review of exterior changes, and the association’s resale paperwork, including the purchase application, comes from the same office.
Which neighborhood association covers Creek Bed Estates?
Court records tie Creek Bed Estates lots to the Eagle Creek Estates Homes No. 1 Neighborhood Association, Inc. (N13589, active, annual report filed March 31, 2026); confirm for your lot in the declaration, the title commitment and the estoppel certificate. The ties come from recorded court filings from 2012 and 2014: two lender foreclosure records name the neighborhood association beside the master association on Creek Bed Estates lots, and a 2014 filing shows the neighborhood association itself as the party in a dues case over a Cormorant Cove home. These are routine filings and none alleges a defect in the community. The register has no entity named Creek Bed Estates or Cormorant Cove in Naples.
Who manages the community, and who staffs the gate?
Eagle Creek Property Management runs from an in-house office at 746 Eagle Creek Drive, and the Community Association’s property management page says the gatehouse is staffed 24 hours. The office receives architectural requests and resale paperwork. We print no staff, officer or owner names; the office is the contact for the current resale packet. Owners may inspect the declaration, bylaws, minutes and financial records under Florida Statutes 720.303, and the association has 10 business days to make them available.
What does it cost to own in Creek Bed Estates?
Creek Bed Estates owners pay for a required club membership, one or more association layers and county property tax, with no CDD assessment, and no source we could read publishes current dues in dollars. A five-year-old fee schedule exists, and the estoppel certificate gives the real number. Data updated: October 2026.
| Cost | Amount | Status as of October 28, 2026 |
|---|---|---|
| Club membership, golf or social | Not published | The club says pricing is available upon request |
| Club dues and initiation | Not published | Confirm current figures with the club in writing |
| Community Association assessment | Not published for today | A fee schedule posted for 2020 to 2021 exists; current figures come from the estoppel certificate and the club |
| Estates neighborhood association dues | Not published | Confirm the association, then request its budget |
| Transfer or application fee | Listed on a 2021 form | Request the current purchase packet from the association office |
| Estoppel certificate | Capped by statute when nothing is delinquent | Florida Statutes 720.30851 |
| CDD assessment | None | County CDD layer, October 28, 2026 |
| Special assessment | None found in public sources | Ask for the last 12 months of board minutes |
| Property tax | Set by the parcel’s taxable value | Collier County Tax Collector parcel lookup |
Source: club and association pages, Florida Statutes and county layers listed in Sources. No fee in this table is an estimate.
What does club membership cost?
Every owner must hold a golf or social membership, and the club’s membership page says pricing is available upon request. We print no initiation or dues figure, because the club does not publish one on a page we could read, and we found no initiation figure on a Cormorant Cove listing. Ask the membership office for the current schedule in writing before you offer, and ask whether the home carries a golf or a social designation.
What are the association dues?
No current figure is published for the Community Association or the Estates neighborhood association. A five-year-old Community Association fee schedule exists, and it bills “Eagle Creek Estates Homes” as a category, but what it covers is not confirmed and fees change, so we print none of its numbers. Two listing portals show fee fields for Cormorant Cove homes that cannot be reconciled with each other or with a first-party document, so they do not appear here. Ask for the budget itself and for estoppel certificates from both associations, and compare them.
Is there a CDD in Creek Bed Estates?
No. Collier County’s community development district layer returned no district at the Eagle Creek clubhouse on October 28, 2026, so no CDD assessment should appear on the tax bill. The layer is a county map and not a title search, and the check was made at one point inside the club, so read the non-ad valorem section of the parcel’s own bill before you commit.
How do property taxes work here?
A Creek Bed Estates tax bill has two parts. The ad valorem lines are the county, school district, fire district and other taxing authorities, each the taxable value times its millage divided by 1,000. The non-ad valorem block lists flat charges such as solid waste. A buyer’s first-year bill follows the county’s assessment of the new owner, so a seller’s bill is not a forecast, and this page prints no worked example. The Collier County Tax Collector’s parcel lookup shows a real bill.
Which documents should a buyer request?
Ask for the estoppel certificate from the Community Association and from the Estates neighborhood association, and compare the two. Florida Statutes 720.30851 requires delivery within 10 business days, and the certificate is effective 30 days if delivered by hand or electronically and 35 days if mailed. Under Florida Statutes 720.401 a seller must provide the homeowners association disclosure summary, and the buyer has a 3 day right to cancel when it arrives after signing. Also request the budget, reserves, declaration, rules, the last 12 months of minutes and the club bylaws. Under Florida Statutes 720.3085 a buyer can be liable with the prior owner for unpaid assessments that came due before title transferred, and under Collier custom the buyer pays the owner’s title policy.
Is golf included with a Creek Bed Estates home?
Golf is not automatically included with a Creek Bed Estates home: every owner holds a golf or social membership, the type varies by home, and the golf cap is 370 on the club’s website and 385 in its bylaws. A buyer gets the designation in writing from the club before making an offer.
What is the difference between golf and social membership?
A golf membership carries full course privileges. A social membership carries the clubhouse, dining, tennis, pickleball, fitness center and pool, plus use of the course from May 1 through November 30 and the practice facilities all year. The bylaws require an owner to keep one membership, and the Eagle Creek guide describes the club’s golf course, practice facilities and dining in more detail.
What is the cap on golf memberships?
The club’s website says golf memberships are capped at 370. The club’s bylaws, dated March 4, 2025, set an outer limit of 385 golf and non-resident golf memberships and let the board go lower. State both numbers when you ask, because the club confirms the current cap. Admission is by Board invitation after an interview, per the bylaws.
How do Cormorant Cove homes differ on membership type?
Listing remarks for Cormorant Cove homes show different memberships on different homes: one says social with an option to upgrade to golf in waiting, another says a desired golf membership is available, and a third lists golf equity. The club’s own pages say not all properties qualify for golf. Get the designation in writing from the club before you offer, and read the bylaw rule that a golf member who sells a property owned under three years automatically resigns unless buying again in Eagle Creek. For other golf communities, see Naples golf homes for sale.
What rules do Creek Bed Estates owners live under?
Creek Bed Estates owners live under club rules, the Master Covenants and an Architectural Review Committee handbook, with a 30 day minimum and 6 month maximum rental term set by the club. The rules below come from first-party documents dated November 2024 to June 2025, and the Estates declaration itself is not public.
What are the rental rules?
The club’s website says rentals must be a “minimum 30 days and maximum 6 months,” and the club rules add a maximum lease term of six months each calendar year, no subleasing and rental plans limited to three years. Renters join a club rental plan. Any extra limit in the Estates declaration is not public, so request that document before you plan to lease a home.
How does architectural review work?
Any exterior change needs prior Architectural Review Committee approval: roofs, pool cages, paint, driveways, trees, landscaping, lighting and construction. The committee decides within 30 days, and the November 2024 edition treats a silent request as approved. The 2024 and 2025 handbooks bar new flood lights that face properties across fairways or waterways east of Creek Bed Drive, and the 2025 edition adds the area along Crystal Lake. New flood lights are allowed only at the back of a property, and exterior lighting color temperature runs 2700K to 3000K in the 2025 edition.
What other rules do the documents set?
“For Sale” signs are prohibited by club rule, and one open house sign is allowed on open house days. Contractors work Monday to Saturday from 7:00 AM to 6:00 PM, with no work Sunday or holidays. Pets are not permitted on club facilities, and no dog walking is allowed on the golf course. Association pet and leasing text was not found, so request the declaration. Expect a purchase application and review before closing; request the packet at least 20 days before the closing date.
Is Creek Bed Estates gated, and is it 55+?
Creek Bed Estates is inside a gated community: the club describes a gated residential community, the gatehouse on Collier Boulevard is staffed 24 hours, and a resident rear gate opens toward US 41. We found no age restriction in the public pages we read and make no 55+ claim for this plat.
Where are the gates?
The club’s map shows a gatehouse and entry on Collier Boulevard (State Road 951) and a resident rear gate on the US 41 side near the Shops of Eagle Creek. From the center of Cormorant Cove the Collier Boulevard junction is under a mile by road, about 0.65 mile. Ask the property management office how guests and contractors are admitted, because gate procedures change.
What does the record say about age?
No 55 plus or all-ages rule appears in the club pages, the architectural handbooks or the state register entries we read. Age rules, if any, would sit in the recorded declaration, so confirm that document through the title commitment before you rely on any assumption.
Is Creek Bed Estates in a flood zone?
Creek Bed Estates addresses we checked sit in FEMA Zone AE with a base flood elevation of 8 feet: 25 of 25 Cormorant Cove addresses returned the same zone on the effective map on October 28, 2026. Zone AE is a special flood hazard area, so lenders and insurers treat it as high risk. Data updated: October 2026.
What does the effective flood map show?
FEMA’s effective map, dated February 8, 2024, shows Zone AE, coastal floodplain, base flood elevation 8 feet at all 25 tested addresses, and Collier County’s own flood layer agrees. A zone belongs to each address, and the street is one cul-de-sac, so the sample is the whole street, but it is still a map reading and not a survey, so ask for the elevation certificate for the specific home. The county’s open Elevation Certificates layer lists records for 11 Cormorant Cove addresses with no elevation values shown, so the buyer requests the certificate for the home. Collier County is a Community Rating System Class 5 community. The Eagle Creek guide reports the same zone across a much larger sample of the club.
Is the flood map changing?
FEMA released a preliminary flood map for Collier County on March 20, 2025. The 90 day appeal period began August 19, 2026, and the county’s target effective date is summer 2027, subject to change. The preliminary map also showed Zone AE at 8 feet at the same 25 of 25 addresses. Zones can still change before the map takes effect, so check FEMA’s preliminary viewer for your address.
What do Hurricane Ian claims show?
Flood insurance claims were filed in the census block group that includes Creek Bed Estates after Hurricane Ian; the group is larger than the community. Federal data show 20 claim records in that block group, all from Ian, and no count can be assigned to this street. The data do not say whether any particular home took on water. The club says Ian brought historic flooding of its golf course and calls Hurricane Irma in 2017 a direct hit, both statements about the course. Ask each seller for disclosures.
What are the evacuation zone and the wind speed?
Collier County’s evacuation layer places the Creek Bed Estates addresses we checked in Evacuation Zone A, which Florida emergency management calls typically the most vulnerable and most likely to evacuate first. Look up your address each season and follow county orders. The county’s building-code wind map shows 166 mph for the same addresses, a design value and not a forecast, and homes built earlier followed earlier code editions.
What does insurance cost, and what helps?
The Florida Office of Insurance Regulation reports a Collier County average homeowners premium of $5,534 a year including wind, as of March 31, 2026, a county average and not a quote. FEMA says homes in high-risk flood areas with government-backed mortgages must carry flood insurance. Florida law bars an insurer from refusing a policy solely because a roof is under 15 years old; for roofs 15 years or older, an inspection showing 5 or more years of useful life also blocks a refusal on age alone. My Safe Florida Home advertises free wind-mitigation inspections and grants, so check eligibility on the program site, which states no deadline.
Which schools serve Creek Bed Estates?
Creek Bed Estates addresses zone to Manatee Elementary School, Manatee Middle School and Lely High School: all 25 Cormorant Cove addresses tested in the Collier County Public Schools lookup returned the same three for 2026-27. The state’s 2026 grades are an A, an A and a B. Data updated: October 2026.
| School | 2026 grade | 2025 grade | 2024 grade |
|---|---|---|---|
| Manatee Elementary School | A | A | A |
| Manatee Middle School | A | A | B |
| Lely High School | B | A | B |

How did we check the zoning?
We ran all 25 Cormorant Cove addresses through the district’s address lookup for the 2027 year, and each returned the same elementary, middle and high school with no rezone values. Zoning can change, so confirm with the district before relying on it. The Eagle Creek guide tested a much larger set of addresses across the club with the same result.
Where are the schools?
Manatee Elementary is at 1880 Manatee Road, about 2.6 road miles and 7 minutes from the center of Cormorant Cove, and Lely High School is about 3.7 miles and 11 minutes away. Collier County Public Schools earned an A district grade in 2026. The grades above are the state’s letters; this page uses no third-party school score and no ranking.

What is close by?
Publix on Tamiami Trail East is about 1.5 road miles away, and the Shops of Eagle Creek sit near the resident rear gate. Physicians Regional is about 4.6 miles and 9 minutes away, NCH Baker Hospital is about 10 miles and 21 minutes away, and the Marco Island bridge area is about 7 miles and 13 minutes south. These are approximate road estimates.
How does a buyer reach I-75 and the airport?
Cormorant Cove connects through Creek Bed Drive to Eagle Creek Drive, which meets Collier Boulevard (State Road 951) at the gate. Collier Boulevard north reaches the I-75 Exit 101 ramp in about 8 miles, and RSW is about 38 miles and 50 minutes by free-flow estimate. Free-flow estimates ignore traffic, so check live conditions before a trip to the airport.
How does the street sit inside the club?
The club map shows Cormorant Cove on the western edge of the club, running south from Creek Bed Drive, with the club’s pool and tennis courts to the north up the road and the clubhouse to the east along Eagle Creek Drive. Cormorant Cove numbers 502 to 566 overlap the Eagle Creek Drive numbers, so any lookup by street number alone must include the street name. Condominium shoppers can start in the Eagle Creek guide, and wider searches begin with all Naples communities.

Thinking of selling a Creek Bed Estates home?
A lakefront home and an interior home sit at different price points, and a street with four recorded sales in a year gives a thin median to price against. Start with a Domain Realty Group home valuation and we will pull the recorded sales for Cormorant Cove.
Frequently Asked Questions about Creek Bed Estates homes for sale in Naples
These answers cover flood, schools, distances, club membership, fees, rules and prices for Creek Bed Estates in Naples. Figures come from the Collier County Property Appraiser, the club and association records, FEMA and county map layers and the state’s insurance regulator, dated in the sections above and listed in the sources below.
What flood zone is Creek Bed Estates in?
FEMA’s effective flood map placed all 25 Creek Bed Estates addresses on Cormorant Cove in Zone AE, with a base flood elevation of 8 feet, on October 28, 2026. AE is a special flood hazard area. A zone belongs to each address, so ask for the elevation certificate and confirm with your lender.
Do I need flood insurance to buy in Creek Bed Estates?
FEMA says homes in high-risk flood areas with government-backed mortgages are required to carry flood insurance. The Creek Bed Estates addresses we checked are in Zone AE, which is a high-risk zone, so a lender will likely require a policy. A cash buyer decides personally. Your lender and insurance agent confirm the rule for your loan.
Is the flood map for Creek Bed Estates changing?
FEMA released a preliminary Collier County flood map on March 20, 2025, and a 90 day appeal period began August 19, 2026, with a target effective date of summer 2027, subject to change. The preliminary map also showed Zone AE, 8 feet, at the 25 Creek Bed Estates addresses we tested. Zones can still change.
What is the evacuation zone for Creek Bed Estates?
Collier County’s evacuation layer placed the Creek Bed Estates addresses we checked in Evacuation Zone A on October 28, 2026. Florida emergency management says Zone A is typically the most vulnerable and the most likely to evacuate first. Look up your own address each season and follow county orders when they are issued.
Did Creek Bed Estates flood in Hurricane Ian?
Public records do not answer that for a single neighborhood. FEMA data show 20 flood insurance claim records, all from Hurricane Ian, in the census block group that includes Creek Bed Estates, and the block group is larger than the community. The club says only that its golf course had historic flooding. Ask sellers for disclosures.
What wind speed are homes in Creek Bed Estates built for?
Collier County’s building-code wind map shows a design wind speed of 166 mph for the Creek Bed Estates addresses we checked, and the county says Category II structures must meet at least 150 mph. Design speed is the strength a structure is built to resist, not a forecast. Homes built earlier followed earlier code editions.
How much is homeowners insurance in Collier County?
Florida’s Office of Insurance Regulation reports that, as of March 31, 2026, the average Collier County homeowners premium including wind was $5,534 a year, and the average condo unit owners premium was $2,271. These are countywide averages, not Creek Bed Estates quotes. Roof, wind features, coverage and carrier change the price, so get quotes.
Does roof age affect insurance in Florida?
Yes. Under Florida law an insurer may not refuse to issue or renew a homeowner’s policy on a roof under 15 years old solely because of its age. For older roofs, the owner may have an inspection, and the insurer may not refuse on age alone if the inspector finds five or more years of life left.
Is My Safe Florida Home still available?
The My Safe Florida Home site, updated September 16, 2026, advertises free wind-mitigation inspections and grants of up to $10,000. It does not state a deadline or whether applications are open, and a May 2026 report said last year’s money was still funding grants. Check the program site for current eligibility before planning around it.
What schools serve Creek Bed Estates?
Collier County’s 2026-27 address lookup zoned all 25 Cormorant Cove addresses we tested to Manatee Elementary, Manatee Middle and Lely High School. In the 2026 state release, the elementary and middle school each earned an A and the high school a B. Confirm your address with the district, since zones can change.
How far is Creek Bed Estates from shopping, hospitals and the beach?
Free-flow road estimates from the middle of Creek Bed Estates: Publix on Tamiami Trail East about 1.5 miles and 4 minutes, Physicians Regional Collier Boulevard about 4.6 miles and 9 minutes, Fifth Avenue South about 9 miles and 18 minutes, Naples Pier about 10 miles and 21 minutes. Approximate, not live traffic.
How far is Creek Bed Estates from the airport and I-75?
By free-flow road estimate, Southwest Florida International Airport (RSW) is about 38 miles and 50 minutes from Creek Bed Estates, and the I-75 Exit 101 ramp on Collier Boulevard is about 8 miles and 15 minutes. Marco Island’s bridge area is about 7 miles and 13 minutes south. Approximate, not live traffic.
Does Creek Bed Estates have an elevation certificate on file?
Collier County keeps an Elevation Certificate map, and its open layer lists records for 11 of the 25 Cormorant Cove addresses, but with no elevation values shown. Because a certificate is specific to a building, ask the seller or your insurance agent for the certificate for the home you want, and compare it with the 8 foot base flood elevation.
Is Creek Bed Estates part of Eagle Creek Country Club?
Yes. Creek Bed Estates is a small single-family plat inside the gated Eagle Creek Golf and Country Club, reached from Eagle Creek Drive by Creek Bed Drive, and the club’s own map labels Cormorant Cove and Creek Bed Drive. Homeowners hold a club membership, golf or social, so confirm the type for the home you want.
Is Creek Bed Estates the same as Eagle Creek Estates?
No. Eagle Creek Estates is a different county plat on Eagle Creek Drive with 68 parcels. Creek Bed Estates homes on Cormorant Cove are often listed under the “Eagle Creek Estates” label in the MLS, so search by street, Cormorant Cove, and confirm the plat on the title commitment before comparing prices.
What are the HOA fees in Creek Bed Estates?
No current figure is published. The Community Association posted a fee schedule for 2020 to 2021, but fees change and it may not cover the neighborhood association, so we print none of its numbers. Ask for estoppel certificates from both associations under Florida Statutes 720.30851 and request the current budget.
What are the membership fees at Eagle Creek?
The club says membership pricing is available upon request, and we found no initiation or dues figure on a page we could read. Every owner holds a golf or social membership, and the type varies by home on Cormorant Cove. Ask the membership office for the schedule and the home’s designation in writing before you offer.
Can I rent my home in Creek Bed Estates?
The club requires rentals of at least 30 days and at most six months, limits rental plans to three years, and requires renters to join a rental membership plan. Subleasing is prohibited. Any additional limit in the neighborhood association’s own declaration is not public, so request that document before you plan to lease.
Is there a CDD in Creek Bed Estates?
Collier County’s district map showed no Community Development District at the Eagle Creek clubhouse when checked on October 28, 2026, so no CDD assessment is expected. Read the non-ad valorem section of the parcel’s own tax bill before you commit, because that bill is the final word on every assessment.
How many homes are in Creek Bed Estates?
The Collier County roll shows 28 parcels in the Creek Bed Estates plat as of October 2026: 25 single-family homes, 1 vacant residential parcel and 2 right of way parcels. The homes are numbered 502 to 566 on Cormorant Cove. County lot numbers run from 51 to 76, or 26 numbered sites.
What have homes sold for in Creek Bed Estates?
Collier County records show 4 qualified sales in the 12 months ending October 2, 2026, with a median of $790,000 and a range from $720,000 to $939,800. The prior 12 months had 2 sales, at $1,000,000 and $1,100,000. With so few sales, one deed moves the median, so read the list of recorded sales too.
Can I build on the vacant parcel in Creek Bed Estates?
The county roll counts one vacant residential parcel, and which parcel it is has not been confirmed. Any plan needs Architectural Review Committee approval and a Collier County building permit, and a buyer needs club membership. Ask the listing agent for the folio number, the survey and the association’s rules before you offer.
Is Creek Bed Estates gated, and is there golf on the street?
Yes to the gate: the club describes a gated community and says the gatehouse is staffed 24 hours. Golf is not on the street itself, but listing remarks describe golf course views from some Cormorant Cove homes and lake views from others, and the club map puts holes 16 and 17 along the southern half of the cove.
Does Creek Bed Estates have an age restriction?
We found no age restriction in the club pages, handbooks or state register entries we read, and we make no 55 plus claim for this plat. Age rules, if any, would be in the recorded declaration, so confirm that document through the title commitment before you rely on any assumption.
What is Cormorant Cove in Naples?
Cormorant Cove is the single street of Creek Bed Estates, a cul-de-sac inside Eagle Creek Golf and Country Club with homes numbered 502 to 566, reached by Creek Bed Drive. Its numbers overlap Eagle Creek Drive numbers, so always include the street name when you look up a sale, a school zone or a flood zone.
Which association governs a home in Creek Bed Estates?
Court records tie Creek Bed Estates lots to the Eagle Creek Estates Homes No. 1 Neighborhood Association, Inc., which the state lists as active with a 2026 annual report, alongside the master Eagle Creek Community Association, Inc. Confirm for your lot in the declaration, the title commitment and the estoppel certificate.
Do I have to join the club to buy in Creek Bed Estates?
Yes. The club states that all homeowners at Eagle Creek hold a membership, golf or social, and pricing is available upon request. Listings on Cormorant Cove describe social, golf-available and golf equity memberships on different homes, so confirm the designation and the fees in writing before you make an offer.
How have Creek Bed Estates prices changed since 2017?
County records show single sales of $425,000 in 2017, $775,000 in 2022, $885,000 in 2023 and $1,100,000 in 2024, a $380,000 median on 4 sales in 2020, a $539,500 median on 4 sales in 2021 and a $730,000 median on 3 sales in 2026 to October 2. The small counts make the direction clearer than the precise numbers.
How do Creek Bed Estates prices compare with Eagle Creek Estates?
In the 12 months to October 2, 2026, Collier County recorded 4 Creek Bed Estates sales at a $790,000 median and 6 Eagle Creek Estates sales at $792,500. Over 24 months the figures were 6 sales at $894,900 and 9 sales at $885,000. They are separate plats, so never mix their sales.
Which documents should I request before buying in Creek Bed Estates?
Request the estoppel certificate from the Community Association and any separate Estates neighborhood association, the current budget and reserves, the recorded declaration and rules, the last 12 months of board minutes, the club bylaws and membership guide, the home’s golf or social designation in writing and the elevation certificate for the home.
