Heated living area on the county roll runs from 1,689 to 2,428 square feet, a median of 1,999, the largest of the attached villages, with 24 two-bedroom and 24 three-bedroom homes.
The Lost Creek association
Lost Creek Village at Vines Country Club, Inc. runs the village, and the Vines Community Association is the master. At a $133 median per square foot on the MLS in 12 months, Lost Creek is the lowest-priced space in The Vines, which usually reflects age and updating.
Leasing rules in Lost Creek
Leasing in Lost Creek follows the village and master association documents. Ask the association for its current leasing rules and approval process before you buy to rent.
What does it cost to own in Lost Creek?
The yearly cost of a Lost Creek home is the village association, the Vines Community Association, the mandatory Estero Country Club membership and the property tax; there is no CDD. None of the three publishes its current amounts on a public page we could cite, so the table shows what comes from the MLS and the club at the build-day pull rather than a figure we cannot source. Data updated: October 2026.
| Cost | Amount | Source |
|---|---|---|
| Lost Creek association dues, as entered on MLS listings | Typically $1,935 a quarter | Southwest Florida MLS (Matrix) listings, October 22, 2026 |
| Estero Country Club fees, as entered on MLS listings | Typically $4,080 a year (entries from $3,164 to $4,380), plus a one-time $15,000 | Southwest Florida MLS (Matrix) listings, October 22, 2026; dues vary by membership class |
| Community development district | None | No CDD in The Vines |
The club requirement
The Vines' recorded master declaration requires every owner to join Estero Country Club, an equity, member-owned club, and the buyer chooses the class: the club lists Golf, Executive Golf, Sport, Social, Annual Racquets and Summer memberships. Golf is optional; the lowest-cost class that satisfies the declaration is the one to price first. Club dues are billed by the club, not the association, and do not show in a listing's HOA field.
Property taxes
The Vines is inside the Village of Estero, so the bill carries the Village's millage along with Lee County, the school district and the fire district, and no CDD line.
What to ask for before an offer
Ask for the seller's last tax bill, the last two Lost Creek association statements, the master association's current budget, and the club's current fee schedule for the class you plan to join.
Is Lost Creek Village at The Vines in a flood zone?
All three Lost Creek Village addresses we sampled mapped to FEMA Zone X, in the shaded 0.2 percent annual chance area. The Vines' only Zone AE homes sampled are on a stretch of Vintage Trace Circle in Palmbridge, not in this village. Check the exact address before you buy. Data updated: October 2026.
| Addresses sampled | FEMA zone |
|---|---|
| 19480, 19602 and 19662 Lost Creek Dr | X, shaded (0.2% annual chance), 3 of 3 |
Source: FEMA National Flood Hazard Layer, point queries run October 21, 2026 on US Census geocodes of county roll addresses (street-range points, so a point can land in a band the building itself is outside). Zone X means a lender is unlikely to require flood insurance, not that a home cannot flood. The Vines is in Lee County evacuation Zone B.
How to check one address
Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the seller for the elevation certificate, and get an insurance quote before the inspection period ends. The Village of Estero's Community Rating System class earns NFIP policyholders a 20 percent discount.
