How Contessa compares inside Pelican Bay

Contessa sells below the Biltmore, the other Bay Colony tower we track ($5,050,000 county median), and below Bay Colony as a whole ($4,600,000 across 35 county sales), which makes it one of the lower-priced ways onto the Bay Colony beach. Off the beach, Montenero sold at a $2,995,000 county median.

Recorded sales on the county file

We tracked Contessa's sales on both the county file and the MLS. The county figure counts qualified sales Collier County recorded under the building's own condominium name, and none of them was builder-direct: every Contessa sale is a resale.

The Contessa building

Contessa was the first residence built on the beach of Bay Colony, and it sits directly on the Gulf of Mexico, south of The Ritz-Carlton Naples. The tower has 76 residences, four per floor, with two penthouses per floor on each of the top two levels, according to the Bay Colony Community Association; the county roll counts 74 condominium parcels. Collier County's certificate of occupancy is dated January 11, 1991.

Residences and common areas

Residences have imported cabinets, built-in appliances, crown molding in the great rooms and large screened terraces with Gulf and Naples views, and many have been remodeled. The building has a board room, a social room with a kitchen, an equipped exercise room and two furnished guest suites, and its interior common areas were recently renovated in full.

Pool, beach and private tennis

Terrace gardens overlook a heated pool, spa and beachside cabanas, and a private boardwalk leads to the sand. Contessa is the only high-rise in Bay Colony with its own private tennis facility, on the east side of the property.

Security and management

Full-time security guards and on-site management staff the building, and a five-member board governs the Contessa Condominium Association.

Bay Colony

Bay Colony is about 200 acres inside Pelican Bay, with 11 condominium communities and 5 residential neighborhoods behind a private, staffed entry. Bay Colony residents have membership privileges at the private Bay Colony Beach Club, Bay Colony runs a six-court clay tennis club, and residents can apply to the Bay Colony Golf Club.

The association and milestone date

Contessa Condominium Association, Inc. was filed October 4, 1988 (document N28696), is active, and has been at 8111 Bay Colony Drive since 1997. Collier County's milestone list, current as of January 2026, shows the next milestone inspection due January 1, 2034. Ask the association for the inspection report and the structural integrity reserve study.

What does it cost to own in Contessa?

Owning in Contessa means four layers of cost: the Contessa association's own assessment, the Pelican Bay Foundation assessment of $3,435 a year for fiscal 2026-27, the county Pelican Bay Services Division assessment of $1,250 on the tax bill, and a one-time $15,000 Resale Capital Assessment the buyer pays at closing on any Pelican Bay deed recorded on or after October 1, 2026. There is no CDD. Data updated: October 2026.

Neither the Contessa association nor Bay Colony publishes its assessment on a public page, so we do not print a number for either.

Cost Amount
Contessa association Set by the Contessa association, plus the Bay Colony Community Association; ask for current budgets
Pelican Bay Foundation $3,435 per unit, fiscal 2026-27
Pelican Bay Services Division (county) $1,250 on the tax bill
Resale Capital Assessment $15,000 once, paid by the buyer
CDD None

What to ask for before you make an offer

Ask the association for its current budget, the last two assessment statements, the milestone inspection status, the structural integrity reserve study and any special assessment voted or proposed. Florida's milestone inspection law (section 553.899, Florida Statutes) and the reserve study rules (section 718.112) apply to Pelican Bay condominiums of three stories or more. For Jesse and Marc's full guide to living in Pelican Bay, fees and all 95 associations, see McGreevy and Comisar's Bay Colony community guide.

Leasing and pets

Contessa's own leasing and pet rules are in its documents, not on a public page, and Bay Colony is carved out of the Foundation's two-lease rule and sets its own. The Pelican Bay Foundation allows at most two leases per calendar year per unit, charges a $500 lease processing fee, requires every lease to be filed with the Foundation at least 30 days ahead with the association's approval, and keeps pets off the beach and leashed on the berm.

Contessa and Pelican Bay amenities

Every Contessa owner shares the Pelican Bay Foundation's amenities, paid for by the yearly Foundation assessment, on top of whatever the building itself provides. Contessa's own pool, spa, cabanas, private tennis and boardwalk are described above, and Bay Colony adds the Beach Club and tennis club.

Through the Pelican Bay Foundation, every Contessa owner also has:

  • About three miles of private beach reached by a tram through the mangrove preserve, with eight tram stations.
  • Marker 36 on North Beach and Sandbar on South Beach, two members-only beachfront restaurants, plus The Nest.
  • 26 tennis courts and 20 outdoor pickleball courts at three locations, a fitness center and the Community Center.
  • Kayaks, canoes and sailboats for use in the Gulf and Clam Bay.

Golf is separate: Club Pelican Bay is a private, member-owned club with 27 Arthur Hills holes, joined by application.

Is Contessa in a flood zone?

Contessa sits inside Pelican Bay, where FEMA flood zones change from the beach to the interior, so the zone is a building-by-building question. Contessa is on the beachfront inside Bay Colony, where FEMA's 2024 maps place the beachfront band in Zone VE and the Gulf-side corridor and Bay Colony in Zone AE. We did not confirm the building's exact zone, so ask the association for its elevation certificate. Data updated: October 2026.

Pelican Bay sits on FEMA's coastal flood maps for Collier County effective February 8, 2024: Zone VE on the beachfront band, Zone AE through the Gulf-side corridor, Bay Colony and the mangrove belt, and Zone X across most interior neighborhoods. Collier County holds Community Rating System Class 5. Ask the association for the building's elevation certificate and current flood policy before you insure.

Schools for Contessa

All of Pelican Bay, Contessa included, is zoned for the same three Collier County public schools for the 2026-27 school year, with no split zoning anywhere inside the community, so every Pelican Bay address feeds the same elementary, middle and high school. Each school calls itself A-rated on its own site:

  • Sea Gate Elementary, 650 Seagate Drive
  • Pine Ridge Middle, 1515 Pine Ridge Road
  • Barron Collier High, 5600 Cougar Drive

Confirm the address with the district's zone tool before you rely on it.
