The Biltmore building and its 2026 budget

The Biltmore is a 22-story tower on the Gulf of Mexico with 75 condominium apartments, four of them penthouses, plus two guest suites and a manager's unit. WCI, the builder and developer, started the condominium in May 1997; WCI described Bay Colony's homes as estates, villas and tower residences, most of which it designed and built. Collier County's certificate of occupancy is dated June 11, 1998.

How the building is run

The Biltmore manages itself. Its own staff run a front desk around the clock and train every year for security and medical emergencies, its own mechanical team maintains the building, and a resident manager runs operations with an administrative assistant. The common areas and owners' lobbies have been fully renovated and the fitness room re-equipped. The building also has 22 cabanas, which carry their own assessment.

The 2026 budget

The Biltmore's final 2026 operating and reserve budget, dated November 10, 2025, raises $3,676,570 from owners: $2,722,691 for operations and $953,879 for capital reserves, a reserve contribution 27.18 percent higher than 2025. Yearly assessments by residence type:

Bay Colony

Bay Colony is about 200 acres at the north end of Pelican Bay, with 11 condominium communities, six of them beachfront including the Biltmore, and 5 residential neighborhoods behind a private, staffed entry. Residents can apply to the Bay Colony Golf Club, an 18-hole Robert von Hagge course.

The association

The Biltmore at Bay Colony Condominium Association, Inc. was filed May 8, 1995 (document N95000002301) and is active, with amended and restated articles filed in 2020.

Leasing and pets

The Biltmore and Pelican Bay amenities

Every the Biltmore owner shares the Pelican Bay Foundation's amenities, paid for by the yearly Foundation assessment, on top of whatever the building itself provides. The Biltmore's pool deck, billiard room, conference room, fitness room, guest suites and cabanas are its own, and Bay Colony adds the Beach Club and tennis club.

Through the Pelican Bay Foundation, every the Biltmore owner also has:

The Biltmore is on the beachfront inside Bay Colony, where FEMA's 2024 maps place the Gulf-side corridor and Bay Colony in Zone AE and the beachfront band in Zone VE. The Biltmore budgets $29,944 for flood insurance in 2026; ask the association for the building's elevation certificate. Data updated: October 2026.
