Does The Plantation have an age restriction?
The Plantation's recorded documents that we read show no age restriction. Bridgetown's recorded declaration, Lee County Instrument 2007000062257, and its 2009 to 2015 amendments contain no 55+ or older-persons language. Somerset's recorded declaration was not available to read, so this page states nothing about Somerset age terms. Lee Plantation, ZIP 33908, is a separate community.
What the Bridgetown documents say about age
We searched the 182-page 2007 declaration, the 104-page unsigned form declaration posted by the association and the 2009, 2010, 2013 and 2015 amendments for 55+, older persons and age-limit language and found none. A recorded 55+ restriction is a fact a buyer can check; none was found in the Bridgetown instruments.
The federal and Florida rule for 55+ housing
Federal law (42 U.S.C. 3607(b)) and section 760.29(4) of the Florida Statutes exempt housing for older persons only when a recorded or published policy exists and at least 80 percent of occupied units have one occupant 55 or older. Neither was found for Bridgetown. To close the Somerset question, request the Somerset declaration and each condominium declaration from the Lee County Clerk of Courts Official Records.
Who governs The Plantation: two associations and one district
The Plantation has no master association. Two homeowner associations, Somerset at The Plantation Community Association, Inc. and Bridgetown at The Plantation Community Association, Inc., govern the two halves, four condominium associations sit inside Somerset, and the Arborwood Community Development District is the layer both halves share.
Somerset at The Plantation Community Association
Florida's Division of Corporations lists Somerset at The Plantation Community Association, Inc. as active (document N06000009186, filed August 29, 2006). Its principal address is 10401 Dartington Drive, Fort Myers 33913. Somerset's declaration, leasing rules, dues and resale fees are not published where we could read them, and the association's resident portal needs a login.
Bridgetown at The Plantation Community Association
Bridgetown at The Plantation Community Association, Inc. is active (document N07000000985, filed January 22, 2007), with its principal address at 11741 Kingsbridge Boulevard. The association posts its governing documents publicly. Its design trademark T25000000215 was registered February 27, 2025.
The condominium associations inside Somerset
Four condominium associations hold Somerset's 220 condominium units: Glastonbury at The Plantation Condominium Association (N11000010748, filed November 17, 2011, active), Barbados I at Somerset (N06000006322), The Islands at Somerset (N06000006331) and Antigua I at Somerset (N09000002744). Condominium owners pay their association on top of the Somerset association, so ask for both budgets.
Why there is no master association
Searches of the Florida corporation registry for Somerset at, Bridgetown and The Plantation return only the two community associations. Bridgetown's declaration calls the community "part of an established uniform community development district" (Article XXI, Section 21.1), so the Arborwood CDD, not a master association, ties the halves together.
The Bridgetown declaration
Centex Homes signed the Bridgetown declaration on February 2, 2007, and it was recorded February 23, 2007 as Lee County Instrument 2007000062257 (182 pages). Amendments followed: Instrument 2009000148449 (June 1, 2009), 2010000143994 (June 8, 2010), 2013000216179 (September 19, 2013), 2015000015922 (January 26, 2015) and 2025000005220 (recorded January 7, 2025, adding the resale reserve fee).
What does it cost to own in The Plantation?
Plantation ownership costs stack in four layers: the Arborwood CDD assessment on the tax bill, the City of Fort Myers fire assessment, property tax at the district 090 rate, and quarterly association dues set by each board. Golf club membership is separate. We print only figures with a dated source. Data updated: October 2026.

The Arborwood CDD assessment in Bridgetown
Every Bridgetown home pays the CDD on the November tax bill. The district's FY2026/27 table sorts lots by width and bond status. The lowest amounts, $89.45, are operations and maintenance only: those lots have no remaining bond debt. Amounts below are gross, before the early-payment discount Florida allows on the combined tax bill.
| Bridgetown class (lot width, bond tier) | Units | FY2026/27 gross per unit |

Source: Arborwood CDD Regular Board Meeting and Public Hearing book, August 3, 2026. The tier number is a bond-status code, not a quality grade. The CDD books 985 Bridgetown assessment units against 883 built homes on the county roll because 102 planned multifamily units (66 plus 36) were never built; these are assessment units, not homes.
The Arborwood CDD assessment in Somerset
Somerset's 954 assessment units pay the same district at higher typical amounts, because Somerset also carries its own operations line. The lowest tier, $247.04, is operations only.

The CDD bonds and the golf course line
The Series 2018 A-1 bonds were issued at $24,465,000 (average rate 3.02 percent) with $15,110,000 outstanding as of June 30, 2026, and the Series 2018 A-2 bonds at $8,740,000 (4.65 percent) with $5,270,000 outstanding; both mature in May 2036. The golf course owner pays its own line: 116 units at $190,989.02 gross for FY2026/27 ($67,433.02 operations plus $123,556.00 debt).
How the CDD is collected
The CDD charge is a non-ad valorem assessment collected on the November Lee County tax bill under section 197.3632 of the Florida Statutes, using the assessment authority in chapter 190. Bridgetown's declaration discloses the district and its lien power in Articles X and XXI. No special assessment appears in the FY2026/27 hearing book or in the Bridgetown documents list.
Property taxes in taxing district 090
Every Plantation home is in Lee County taxing district 090, City of Fort Myers. The 2026 total is 16.9702 mills, up from 16.5034 in 2025, mainly because the City raised its rate from 6.5000 to 6.9000 mills for FY2027 and a new City parks voted debt levy of 0.1170 mill appears. Each $100,000 of taxable value costs $1,697.02 at that rate.
| Taxing authority, district 090 | 2026 mills | 2025 mills |
|---|---|---|
| City of Fort Myers | 6.9000 | 6.5000 |
| Lee County general revenue | 3.7623 | 3.7623 |

The City fire assessment
The City of Fort Myers FY2027 budget highlights raise the fire assessment 10 percent to $239.80 per dwelling unit. It is a non-ad valorem line on the tax bill, separate from the millage. The City's stormwater and residential solid waste assessments are listed as unchanged for FY2027.
The Bridgetown resale reserve fee
A Bridgetown buyer pays a $2,000 Resale Reserve Fund Conveyance Fee at closing into the association's reserve account (Declaration Section 8.12, adopted by owner vote on September 19, 2024 and recorded January 7, 2025 as Instrument 2025000005220). Use rights do not transfer until it is paid. Transfers between Bridgetown lots, foreclosure to the association, inheritance and estate-planning transfers without a change of occupancy are exempt. No equivalent Somerset fee was found.
Association dues in The Plantation
Neither association publishes its dues. Bridgetown says assessments are shared equally by lot and billed quarterly on January 1, April 1, July 1 and October 1, with no mailed reminders, and that lawn pest control, grounds care and irrigation water are included. Request the association budget and the Chapter 720 disclosure summary (section 720.401) before you write an offer; we print no dues figure because none is published.
A worked yearly cost example
Take a single-family home at the 2026 roll's median taxable value of $397,234. Property tax at 16.9702 mills is $6,741.14. Add the City fire assessment of $239.80 and a Bridgetown 55 foot lot at the $743.45 CDD tier, and the yearly total is $7,724.39. Swap in a Somerset 67 foot lot at $1,523.04 and the total is $8,503.98. Both exclude association dues, insurance and utilities. This is an illustration: homestead and other exemptions change taxable value.
| Line | Bridgetown example | Somerset example |
|---|---|---|
| Property tax ($397,234 x 16.9702 / 1,000) | $6,741.14 | $6,741.14 |
| Arborwood CDD, FY2026/27 | $743.45 | $1,523.04 |
| City fire assessment, FY2027 | $239.80 | $239.80 |
| Total before association dues | $7,724.39 | $8,503.98 |
For a condominium at the 2026 roll's median taxable value of $302,282, property tax is $5,129.79; with Somerset's multifamily (2) CDD amount of $1,523.04 and the $239.80 fire assessment, the total is $6,892.63 before condominium and Somerset association dues.
Estoppel certificates and the disclosure summary
Florida caps estoppel certificate fees by statute (section 720.30851): the Department of Business and Professional Regulation schedule lists a $299 base fee, plus $119 if expedited. Sellers in a chapter 720 association must give the buyer the disclosure summary under section 720.401; condominiums fall under chapter 718 instead.
Is the golf club required at The Plantation?
The Plantation's golf club is not required in Bridgetown. Bridgetown's recorded declaration contains no golf or club membership obligation or right, and the course is held by HGC Plantation LLC, not by either association. The Plantation Golf and Country Club is private and membership is by application. Somerset's declaration was not available to read, so this page does not state Somerset's rule.
The Hurdzan and Fry course
The course has 18 holes, par 72, designed by Dr. Michael Hurdzan and Dana Fry. The club's scorecard dated November 21, 2025 lists 7,141 yards from the blue tees (rating 73.7, slope 139) and six more tee sets down to 4,467 yards. Golf directories date the opening to 2007, while the scorecard footer reads "established 2008". The clubhouse is The Great House on Dartington Drive.
Who owns the club
Lee County's record shows a 20-parcel tract of about 115 acres plus the clubhouse parcels transferred on October 28, 2025 for $18,500,000 to HGC Plantation LLC (Lee County Instrument 2025000292063). Heritage Golf Group announced the acquisition on October 29, 2025, and the club's site reads "Owned and Operated by Heritage Golf Group."
The 2026 course renovation
The club's capital improvements page describes a multi-million-dollar renovation beginning April 1, 2026, replanting Bimini Bermuda throughout except the greens, with reopening anticipated in the fourth quarter pending grow-in weather. As of October 28, 2026 the club's home page still read "Multi-Million-Dollar Golf Course Renovation in Process!" Dates for play are the club's to confirm.
Membership categories and fees
The club publishes two categories, Full Golf and Social, with an optional Heritage Plus reciprocal upgrade, and says "Membership is by application." Its home page was also accepting golf waiting list memberships. Initiation fees, dues and any food minimum are not published, so request the fee schedule from the club's Membership Department in writing.
What amenities does The Plantation have?
The Plantation's amenities sit in each half's own centers plus the golf club. Bridgetown's association lists a lap pool, a main pool and spa, bocce, tennis and pickleball courts, and Somerset's amenity center is at 10401 Dartington Drive. Amenity numbers below are first-party for each half and are not added into a community total.
Bridgetown amenities
Bridgetown's association site lists a lap pool, a main pool, a spa, 3 bocce courts, 5 tennis courts, 4 pickleball courts, a tot lot, restrooms, a storage building, a fire pit and a Tiki Bar. Grounds care, pest control and irrigation water are covered in the dues. The pages are undated, so confirm hours before you visit.
Somerset amenities
A management announcement dated October 15, 2019 described a resort-style pool, a community spa, six tennis courts, a fitness center, billiards and card rooms, a library and an internet lounge in Somerset. Current hours and rules need a resident login, so confirm what is available with the association before you tour.
Bridgetown amenity hours
Bridgetown's FAQ lists management office hours Monday to Friday 8:30 a.m. to 5:00 p.m., the fitness center daily 4:00 a.m. to 11:00 p.m., social rooms daily 8:30 a.m. to 11:00 p.m., pools and spa sunrise to sunset, and tennis and pickleball daily 7:00 a.m. to 10:00 p.m. Hours can change.
Is The Plantation gated?
Yes. The Plantation is gated, and Bridgetown's association describes the system: residents open the gates with an RFID device on the car, guests use a homeowner-issued code or the kiosk, and large commercial vehicles must enter through Plantation Gardens Drive. Bridgetown's declaration says the gates "may or may not be manned," so no guard hours are promised, and Somerset's gate staffing is not published.
How guests enter Bridgetown
Owners create guest passes in the association's resident app, and guests without a pass call the homeowner from the kiosk. Residents' RFID tags are bought through management by owners and by renters with a rental agreement. There are two entrances, the Treeline Avenue gate and the Plantation Gardens Drive entrance.
Planned signal at Treeline and Plantation Gardens
The City of Fort Myers five-year capital plan lists design and construction of a traffic signal at Treeline Avenue and Plantation Gardens Drive: $150,000 for design in FY2027 and $1,500,000 for construction in FY2028, funded by future debt. It is a planned line, not a built signal.
Can you rent out a home in The Plantation?
Yes, within limits in Bridgetown at The Plantation. Its recorded declaration requires leases to be in writing for at least one month, a copy delivered to the association before the lease starts, and no more than three leases of a lot in any 12-month period. Somerset's and the condominium associations' leasing rules were not available to read.
Bridgetown leasing rules in detail
A home may be leased only in its entirety. The owner notifies the association within ten days of signing, and each lease must acknowledge the governing documents. The limits do not apply to lots the declarant still owned. The fine schedule lists $100 per day after a 30-day cure, up to $1,000, for lease violations.
Pets, parking and shutters in Bridgetown
The association FAQ sets no limit on the number of pets, bars New Guinea singing dog, pit bull and Presa Canario breeds and crosses, and bars venomous or exotic animals. Overnight street parking and RV or commercial vehicle violations carry $100 fines. Hurricane shutters are permitted; panels put up after a watch or warning need not match the home color if removed within 14 days.
Is The Plantation in a flood zone?
No mapped special flood hazard area touches The Plantation. A FEMA National Flood Hazard Layer query over the whole community footprint returned only Zone X, an area of minimal flood hazard, with no base flood elevation, and Lee County's Zone A and floodway layers returned nothing inside it. A map zone is not a guarantee, so the exact address and an elevation certificate still decide flood insurance. Data updated: October 2026.
| Hazard layer | Result for The Plantation | Source and date |
|---|---|---|
| FEMA flood zone, whole footprint | Zone X, minimal flood hazard (2 polygons), no base flood elevation | FEMA NFHL, queried October 28, 2026 |
| FEMA effective panels | 12071C0434F and 12071C0445F (August 28, 2008); 12071C0433G (December 7, 2018, west edge) | FEMA FIRM panel layer |

FEMA map panels for The Plantation
The footprint sits on three FEMA flood insurance rate map panels: 12071C0434F and 12071C0445F, effective August 28, 2008 and labeled "no special flood hazard areas," and printed panel 12071C0433G, effective December 7, 2018, on the west edge. Search any address at the FEMA Flood Map Service Center.
The March 2, 2027 map revision
FEMA's Letters of Final Determination page lists a Florida map revision effective March 2, 2027, and the community list names Estero and Lee County's unincorporated areas; the City of Fort Myers (community 125106) is not on it. FEMA's pending data for Lee County shows the same panels 0434F and 0445F at The Plantation with no special flood hazard areas. Check the address again after March 2, 2027.
The City of Fort Myers flood insurance discount
The Plantation is in the City of Fort Myers, a Community Rating System Class 6 community since October 1, 2025. That class earns a 20 percent premium discount inside special flood hazard areas and 10 percent outside them, so the 10 percent figure is the one that applies to Zone X addresses. It applies to National Flood Insurance Program policies only.
The Plantation evacuation zone
Lee County's layer places every point tested in Evacuation Zone D, the storm surge category 4 zone, and its storm surge layer reads Category 5 at the community's median point and Category 4 near the Somerset golf area. An evacuation zone measures surge exposure and is separate from a FEMA flood zone, so a home can be in Zone D and Zone X together. In both Helene and Milton the mandatory orders in Lee County covered Zones A and B only.
Hurricanes Ian, Helene and Milton
Hurricane Ian made landfall near Cayo Costa on September 28, 2022; the National Hurricane Center measured 5 to 8 feet of surge above ground up the Caloosahatchee at downtown Fort Myers and 52,514 impacted structures in Lee County. Helene (September 26, 2024) brought gusts of 55 to 65 mph (63 mph at RSW) and Milton (October 9, 2024) gusts of 70 to 80 mph and an EF-2 tornado that began about 6 miles southwest of the community and did not cross it. These are county and city records. No association notice, City damage assessment or news report naming The Plantation was found, so the community's own storm record is not documented here.
Wind, shutters and flood disclosure
Lee County's design wind speed for Risk Category II buildings is 160 mph in a wind-borne debris region, so Zone X says nothing about wind. County year-built data (median 2014) means roofs are original on most homes; whether any association replaces roofs was not found in the documents we read. Section 689.302 of the Florida Statutes requires the seller to provide a flood disclosure at or before contract execution.
Which schools serve The Plantation?
For 2026-27, The Plantation is in Lee County elementary choice zone J, middle choice zone EE and the East high school choice zone, sub-zone 2. The School District of Lee County uses a choice process with a lottery and preferences, not a single assigned school. Treeline, Gateway, Ray V. Pottorf and Colonial are the zone J elementary choices.
School choice zones for 2026-27
The Student Enrollment Plan approved December 1, 2025 lists zone J elementary schools Colonial, Gateway, Ray V. Pottorf and Treeline; zone EE middle schools Fort Myers Middle and P.L. Dunbar Middle; and East sub-zone 2 high schools Dunbar, East Lee County, Gateway, Lehigh Senior and Riverdale. Preferences run special programs, siblings, Proximity 1 (residence within two miles of the school) and Proximity 2 (the nearest school in the zone). All five test points across the community returned the same three zones.

Charter and future schools
Gateway Charter Elementary, Intermediate and High are 2.2 road miles away but are not part of the district's choice zone lists; check each charter school's own enrollment page. The district's new construction list shows a K-8 project coded BBBB with anticipated completion April 5, 2028, status permitting and no location on the page, so we do not place it.
Hospitals and healthcare near The Plantation
Gulf Coast Medical Center, a Lee Health hospital at 13681 Doctors Way, is the nearest full-service hospital to The Plantation at 6.7 road miles and about 13 minutes. It has 699 beds. Lee Health's new Fort Myers hospital is planned, not open: it is anticipated to open in 2028.

Emergency and fire service
Fire Station 18, a micro station off Treeline Avenue, appears in the City of Fort Myers capital plan as serving Arborwood, Pelican Preserve, Marina Bay, Bridgetown and Plantation Gardens neighborhoods, funded in FY2026 with $550,000 in fire impact fees and a $1,570,200 line of credit. Every Plantation home is in the City of Fort Myers fire district.
Where is The Plantation?

Straight-line distances from the center of The Plantation
Measured straight-line from the community's median parcel, RSW is 2.4 miles, Gulf Coast Medical Center 4.8, Bell Tower Shops 5.7, Gulf Coast Town Center 5.5, FGCU 7.1, downtown Fort Myers 8.1, HealthPark Medical Center 8.3, Fort Myers Beach 13.6 and the Sanibel Causeway 15.5. Use the road table for planning.
Is The Plantation in the City of Fort Myers?
Yes. All 1,834 home parcels are in Lee County taxing district 090 and the City of Fort Myers fire district, with City zoning (area code CFM). That decides the millage, the building department, the flood insurance community and the City's Community Rating System class. The mailing city is Fort Myers for every home.
What is changing near The Plantation
FDOT's I-75 at Daniels Parkway (Exit 131) project, about $42.8 million, rebuilds the interchange as a diverging diamond with construction early 2026 to summer 2028. Lee County began intersection work at Treeline Avenue and Daniels Parkway on May 4, 2026, with reported end dates that vary, so check the county roadwatch. The Three Oaks Parkway extension's second phase is expected to complete in spring 2028. On November 17, 2025 the City Council approved commercial zoning on about 21 acres at the northeast corner of Daniels and Treeline by a 4 to 3 vote; residential use is barred there. Schedules change.
Other things worth knowing about the area
Lee Plantation (ZIP 33908) and Plantation Preserve (ZIP 33966, Lee County district 047) are separate communities, and an address on Plantation Road is not in this community. The Arborwood Preserve and Botanica Lakes communities near The Plantation also share the Arborwood CDD but are separate neighborhoods with their own pages.
How The Plantation compares with nearby communities
The Plantation is the largest of these four Fort Myers communities by home count and recorded the most sales in the latest 12 months. The table compares it with Arborwood Preserve homes for sale and Botanica Lakes homes for sale, which share the Arborwood CDD, and with Marina Bay, on one yardstick: Lee County qualified sales over 12 months. Data updated: October 2026.

How to read the comparison table
Each count uses the plat names on the county roll, so totals can differ from association counts. The Plantation's roster is the 1,834 homes under the Somerset and Bridgetown plat names, excluding Arborwood Preserve and Plantation Preserve. Each community's mix of condominiums and single-family homes moves its overall median, so compare the single-family and condominium rows as well. The table states facts and offers no verdict.
The history of The Plantation
The Plantation began in the early 2000s on land held by Worthington Holdings Southwest, LLC, a Florida company formed April 10, 2002. The Arborwood CDD was established on June 14, 2004, Centex Homes first used the Somerset and Bridgetown marks on August 23, 2005, and homes were built from 2006 to 2021. Centex joined PulteGroup in 2009, and the golf club changed hands on October 28, 2025.
Worthington, the CDD and the annexed land
The Florida corporation registry shows Worthington Holdings Southwest, LLC (L02000008589) as landowner and original applicant, administratively dissolved on September 27, 2019. The Arborwood Community Development District came first among the public layers, established by Florida Administrative Code Rule 42RR-1.001 effective June 14, 2004, under chapter 190 of the Florida Statutes.
Centex and the Somerset and Bridgetown names
Centex Homes, a Nevada general partnership, registered the Florida marks for Bridgetown and Somerset on March 7, 2006, stating first use on August 23, 2005; the last of those registrations expired March 7, 2016. The Somerset association was incorporated August 29, 2006 and the Bridgetown association January 22, 2007, and the 2007 Bridgetown declaration was made by Centex Homes.
Pulte, the build years and the golf sale
After the Pulte and Centex merger was approved in August 2009, later homes were marketed under the Pulte name, and a 2020 report said the builder released "nearly 70" final Bridgetown homesites. The county roll's last year built is 2021, and every recorded sale since 2022 has been a resale. On October 28, 2025 the course and clubhouse tract sold to HGC Plantation LLC, which announced a renovation starting April 1, 2026.

Talk to our team about a Plantation home
Contact Domain Realty Group or call 239-441-2816, tell us the half, home type and budget you have in mind, and an agent will send matching Plantation listings, the recent recorded sales on that street, and the association documents to request before you write an offer. You can also search current listings any time.
Thinking of selling a Plantation home?
Plantation buyers compare plats closely, and a listing priced against its own plat's recorded sales sells faster than one priced against the community median. Start with a Domain Realty Group home valuation, or see McGreevy and Comisar's guide to what a Fort Myers home is worth.
Frequently Asked Questions about The Plantation homes for sale
These are the questions The Plantation buyers ask most, answered from the Lee County record, the recorded Bridgetown declaration, the Arborwood CDD hearing book, the club's published terms, FEMA's flood map and the Florida Department of Education. Each answer carries the same dates as the sections above, so every figure can be checked against its source below.
Is The Plantation in Fort Myers gated?
Yes. Bridgetown's association describes an RFID device for resident vehicles and an access code or kiosk call for guests, with large commercial vehicles directed to the Plantation Gardens Drive entrance. Its declaration says the gates may or may not be manned, so no guard hours are promised. Somerset's gate staffing is not published.
How many homes are in The Plantation?
The October 25, 2026 Lee County parcel file counts 1,834 homes in The Plantation: 1,614 single family and 220 condominium units, built 2006 to 2021. Bridgetown accounts for 883 single-family homes and Somerset for 731 single-family homes plus 220 condominiums. The county's live parcel layer shows about 11 newer parcels than that file.
What is the median home price in The Plantation?
$562,500 on the Lee County record, across 108 qualified sales in the 12 months through September 25, 2026, from $315,500 to $1,180,000. The 24-month median was $575,000 on 204 sales, and the 12 months before that recorded 96 sales at $580,000, so the 12-month median moved down 3.0 percent.
How many homes sold in The Plantation last year?
Lee County recorded 108 qualified Plantation sales in the 12 months through September 25, 2026, up from 96 in the 12 months before that. In calendar 2025 the county recorded 102 sales at a $545,000 median, and 82 sales were recorded in 2026 through the latest file date. Every sale in the latest window was a resale.
What are condo prices in The Plantation?
Plantation condominiums sold at a $445,000 median across 15 recorded sales in the latest 12 months, from $325,000 to $520,000, at $225 per heated square foot. All 220 condominium units are inside Somerset, in the Glastonbury, Barbados I, Islands and Antigua I groups. Median heated areas run from about 1,802 to 2,244 square feet.
What are single-family home prices in The Plantation?
Single-family homes sold at a $610,000 median across 93 recorded sales in the latest 12 months, from $315,500 to $1,180,000. Plat medians over 24 months run from $375,000 in the Clarendon, Glenhurst and Moorhouse plat to $950,000 in Somerset Parcel Four-A, so the plat decides most of the price of houses for sale in The Plantation.
What is the difference between Somerset and Bridgetown?
They are two separate associations on one tax district. In the latest 12 months Somerset recorded 54 sales at a $665,000 median and Bridgetown 54 at $520,000. Somerset holds all 220 condominiums and larger floor plans; Bridgetown is all single family. Each has its own declaration, dues and amenity centers, and both share the Arborwood CDD.
Is Bridgetown at The Plantation part of The Plantation?
Yes. Bridgetown is one of the two halves of The Plantation, alongside Somerset, and its 883 single-family homes sit in the same City of Fort Myers tax district, ZIP 33913. It has its own association, Bridgetown at The Plantation Community Association, Inc. (Sunbiz N07000000985), and its own recorded declaration, Instrument 2007000062257.
Is The Plantation a 55+ community?
No age restriction appears in Bridgetown's recorded declaration (Instrument 2007000062257) or its 2009 to 2015 amendments. Somerset's declaration was not available to read, so we state nothing about Somerset's age terms. Lee Plantation in ZIP 33908 is a separate community, and a recorded declaration, not a portal label, decides any age rule.
Does The Plantation have a master HOA?
No. The Florida corporation registry shows two active community associations, Somerset (N06000009186) and Bridgetown (N07000000985), plus four condominium associations inside Somerset, and no master association. The shared layer is the Arborwood Community Development District, which bills every home on the tax bill. Ask for the budget of each association that governs the home.
What are the HOA fees at The Plantation?
Neither Somerset nor Bridgetown publishes its dues. Bridgetown bills assessments quarterly, shared equally by lot, covering grounds care, pest control and irrigation water. Separately, the Arborwood CDD adds an annual line to the tax bill. Request the association budget and the Chapter 720 disclosure summary for the exact home; condominium owners also pay their own association.
What is the Arborwood CDD fee at The Plantation?
It is an annual assessment on the Lee County tax bill, set by lot width and bond history. For FY2026/27 it runs $89.45 to $1,621.45 in Bridgetown and $247.04 to $1,779.04 in Somerset, gross before the early-payment discount. The lowest tiers are operations only, and the district adopted the figures in its August 3, 2026 hearing book.
When do the Arborwood CDD bonds mature?
The Series 2018 A-1 and A-2 bonds mature in May 2036. The August 3, 2026 hearing book shows $15,110,000 outstanding on the A-1 bonds and $5,270,000 on the A-2 bonds as of June 30, 2026. Lots in the lowest assessment tiers have no remaining bond debt and pay operations and maintenance only.
What is the property tax rate in The Plantation?
Every Plantation home is in Lee County taxing district 090, City of Fort Myers. The 2026 total ad valorem rate is 16.9702 mills, up from 16.5034 in 2025, mainly because the City rate rose from 6.5000 to 6.9000 mills. Each $100,000 of taxable value costs about $1,697, plus non-ad valorem lines such as the CDD and City fire assessment.
Is there a capital contribution or resale fee in Bridgetown?
Yes. Bridgetown charges a $2,000 Resale Reserve Fund Conveyance Fee, paid by the buyer at closing into the reserve account, with exemptions for transfers between Bridgetown lots, inheritance, foreclosure and estate planning. It was adopted September 19, 2024 and recorded January 7, 2025 as Instrument 2025000005220. Somerset's resale fee was not available to read.
Is the golf membership mandatory at The Plantation?
Not in Bridgetown: its recorded declaration has no golf or club membership obligation or right. The Plantation Golf and Country Club is private, owned by HGC Plantation LLC (Heritage Golf Group), and membership is by application. Somerset's declaration was not available to read, so request it to settle the question for a Somerset home.
How much does a Plantation Golf and Country Club membership cost?
The club does not publish its initiation fee, dues or food minimum. It lists Full Golf and Social categories, an optional Heritage Plus reciprocal upgrade, and says membership is by application. Its home page also accepted golf waiting list members during the renovation. Request the current fee schedule from the Membership Department in writing.
Who owns The Plantation Golf and Country Club?
HGC Plantation LLC, a Heritage Golf Group entity, bought the 20-parcel course tract and clubhouse parcels on October 28, 2025 for $18,500,000 (Lee County Instrument 2025000292063). Heritage Golf Group announced the acquisition on October 29, 2025, and the club's site names Heritage as owner and operator.
Is The Plantation golf course open right now?
A renovation began April 1, 2026, replanting Bimini Bermuda throughout except the greens, and the club anticipated reopening in the fourth quarter of 2026, pending grow-in weather. As of October 28, 2026 its home page still announced the renovation in process. Contact the club for tee-time dates before you plan on play.
Who built The Plantation?
Centex Homes began Somerset and Bridgetown, using the names from August 23, 2005 and making the Bridgetown declaration in February 2007. After Centex joined PulteGroup in 2009, later homes were marketed under the Pulte name. The land came from Worthington Holdings Southwest, LLC, and the county roll shows homes built from 2006 to 2021.
Are there condos in The Plantation?
Yes. The county record counts 220 condominium units, all in Somerset: Glastonbury at The Plantation (108 units including 8 recorded as Glastonbury at Somerset), Barbados I (44), the Islands groups (44) and Antigua I (24), built 2007 to 2018. Bridgetown has none, and no villas or coach homes appear on either half of the county roll.
Can you rent out a home in The Plantation?
In Bridgetown, yes within limits: leases must be written, run at least one month, and a lot may be leased no more than three times in any 12-month period, with a copy to the association before the lease starts. Somerset's and the condominium associations' leasing rules were not available to read, so request those declarations.
What flood zone is The Plantation in?
The effective FEMA map shows Zone X, an area of minimal flood hazard, across the whole community on panels 12071C0434F, 12071C0445F and 12071C0433G, with no base flood elevation. A map zone is not a guarantee, so check the FEMA Map Service Center and ask for an elevation certificate for the exact address.
What evacuation zone is The Plantation in?
Lee County's evacuation layer places every point tested in Zone D, the storm surge category 4 zone. That is a hurricane evacuation zone, separate from a FEMA flood zone. In Hurricanes Helene and Milton the mandatory orders in Lee County covered Zones A and B only. Check the county's Know Your Zone lookup for an address.
Did The Plantation flood in Hurricane Ian?
No flood event inside The Plantation is documented in the records we found, and no association notice or City damage assessment naming it was located. What is documented is regional: Ian's surge reached 5 to 8 feet above ground up the Caloosahatchee at downtown Fort Myers. The community's own storm record is not published.
What is the flood insurance discount in Fort Myers?
The City of Fort Myers is a Class 6 community in FEMA's Community Rating System, effective October 1, 2025. That gives a 20 percent discount on National Flood Insurance Program premiums inside special flood hazard areas and 10 percent outside them. The Plantation is mapped Zone X, so the 10 percent figure applies, and only to NFIP policies.
What schools serve The Plantation in Fort Myers?
For 2026-27 the area is in elementary choice zone J (Colonial, Gateway, Ray V. Pottorf, Treeline), middle choice zone EE (Fort Myers Middle, P.L. Dunbar Middle) and East high school sub-zone 2. The district uses a choice process with a lottery and preferences. FLDOE's 2026 grades for those schools range from A to C.

How far is The Plantation from the airport?

Is road construction affecting access to The Plantation?
In places. FDOT is rebuilding the I-75 and Daniels Parkway interchange (Exit 131) as a diverging diamond, about $42.8 million, with completion shown as summer 2028. Lee County began intersection work at Treeline Avenue and Daniels Parkway on May 4, 2026. The City also plans a signal at Treeline and Plantation Gardens Drive. Dates shift.
Are hurricane shutters permitted in The Plantation?
In Bridgetown, yes. The association FAQ permits hurricane shutters, and panels put up after a watch or warning need not match the home color if removed within 14 days. Exterior changes still go through architectural review. Somerset's shutter rules were not available to read. Lee County's design wind speed is 160 mph in a wind-borne debris region.
Do sellers have to disclose flooding in Florida?
Yes. Section 689.302 of the Florida Statutes requires a residential seller to provide a flood disclosure at or before the time the sales contract is executed, including any knowledge of flooding. Ask for it early, and review it with the FEMA map, the elevation information and the insurance history for the property.
Is The Plantation the same as Lee Plantation or Plantation Preserve?
