Back to Fort Myers

Marina Bay homes for sale sit in a gated GL Homes community of single-family homes and twin villas inside the City of Fort Myers, ZIP 33913, just east of I-75 near the Daniels Parkway interchange (Exit 131). Lee County records show the homes were built from 2015 to 2021, and both the association and the Arborwood Community Development District count 796 homes. Lee County recorded 43 qualified Marina Bay sales at a median of $490,000 in the 12 months through September 25, 2026 (the newest sale in the county file), from $375,000 to $772,500. Key takeaways for Marina Bay buyers

  • Marina Bay has 796 homes on three recorded plats: Botanica South (Marina Bay Plat One, 371 homes), Marina Bay Plat Two (293) and Marina Bay Plat Three (132), per the live Lee County parcel layer read October 28, 2026, which matches the association and the Arborwood CDD.
  • Lee County recorded 43 qualified sales in the 12 months through September 25, 2026, at a $490,000 median and $234 per heated square foot, against 38 sales at $487,500 in the 12 months before that.
  • Every one of the 43 sales was a single-family resale. Builder-direct sales on the county record ended in 2021, the last year GL Homes delivered new homes here.
  • The product mix is 550 detached single-family homes and 246 deeded twin villas (123 two-home buildings). Each villa half is a platted lot with its own parcel, not a condominium.
  • The Arborwood CDD bills Marina Bay homes by lot width for FY2026/27: $349.72 for a villa, $442.72 for a 45 foot lot, $465.72 for a 52 foot lot and $505.72 for a 62 foot lot. The Series 2018 bonds behind most of that line mature in May 2036.
  • The latest published association dues are from the 2023 budget: $954 a quarter for a single-family home and $1,350 a quarter for a twin villa. Current dues come from the estoppel certificate.
  • No capital contribution, transfer fee or resale fee appears in the recorded 2015 Declaration or the 2023 budget, and there is no golf course and no club membership.
  • The 2026 property tax rate for taxing district 090 (City of Fort Myers) is 16.9702 mills, about $1,697.02 per $100,000 of taxable value.
  • A full overlay of all 796 home parcels on FEMA's flood map put every home in Zone X with no base flood elevation, and Lee County's layer places every home in Evacuation Zone D.
  • No age restriction appears in the recorded Declaration, so Marina Bay is not a 55+ community on the documents read.

Marina Bay homes for sale are linked below, filtered to the Marina Bay development and sorted by price, with searches for single-family homes, the lowest-priced homes first, and listings that carry the Botanica South plat name. Data updated: October 2026. Days on market, sale-to-list ratios and active-listing counts come from the MLS and are being added in our next data refresh.

Listing data refreshes from the MLS throughout the day, and a listing shown may already be under contract. Every Marina Bay home carries a Fort Myers mailing address in ZIP 33913, so searches for homes for sale in Marina Bay Fort Myers FL and Marina Bay Fort Myers homes for sale return the same set. Because county records call the first plat Botanica South, a Plat One home can appear under either name; the fourth link catches those listings.

What do homes in Marina Bay sell for?

Marina Bay homes sold at a median of $490,000 on the Lee County record across 43 qualified sales in the 12 months through September 25, 2026 (the newest sale in the county file), from $375,000 to $772,500, or $234 per heated square foot. The 12 months before that recorded 38 sales at $487,500. Data updated: October 2026. We tracked every qualified Marina Bay sale on the Lee County file, plat by plat and street by street, to build the tables below.

The 12-month window runs September 26, 2025 to September 25, 2026; the newest Marina Bay sale in it was recorded September 14, 2026. Every sale in both windows was a single-family parcel, because the county classes each twin villa half as a single-family home (DOR use 01), and the file holds no condominium sales. The median moved up 0.5 percent, from $487,500 to $490,000, while the number of sales rose from 38 to 43.

The county sales figures on this page come from the 788 Marina Bay home parcels in the county sales index. The live parcel layer counts 796 homes; the 8 parcels missing from the index carry a withheld site address, and the research file notes they do not move the medians materially. We use 796 as the community count and 788 for every county sale figure, each with its source.

The Marina Bay price trend since 2015

The county record shows the build years and the resale years clearly. From 2015 through 2021 most recorded sales were GL Homes closings on new homes; from 2022 on, every recorded sale was a resale. The resale years opened at a $600,000 median in 2022 and 2023 and have since settled near $490,000.

Source: Lee County Property Appraiser sale files by calendar year; every row is single family. Builder-direct is estimated as the first qualified sale within one year of the year built. Across 2015 to 2021 the county recorded 933 qualified sales, 758 of them builder-direct, which is close to the full 796-home build. The 2026 year-to-date median of $492,500 is 17.9 percent below the $600,000 median of 2022 and 2023, and 41.4 percent above the $348,348 median of 2015, the first sales year.

Price bands in the last 12 months

Of the 43 recorded sales, none closed at or below $300,000, 6 closed between $300,000 and $400,000, 18 between $400,000 and $500,000, 18 between $500,000 and $750,000, and 1 between $750,000 and $1,000,000. No Marina Bay sale in the window reached $1,000,000. The $400,000 to $500,000 band and the $500,000 to $750,000 band were tied as the busiest, and the six sales under $400,000 were all homes of 1,646 or 2,242 heated square feet.

The highest qualified Marina Bay sale anywhere in the county file is $1,054,000 for 10059 Chesapeake Bay Dr, recorded May 26, 2023, a single-family home of 4,190 heated square feet built in 2017. The lowest sale in the prior 12 months was $230,000 and the highest $850,000.

Marina Bay sales by home size

Floor plan size drives most of the spread in Marina Bay prices. The ten 12-month sales of 1,646 square foot homes, the plan that dominates Five Waters Circle and part of Lakewood Preserve Place, ran from $375,000 to $435,000 at a $397,500 median. The twelve sales of 2,242 square foot homes, the most common size in the community, ran from $390,000 to $585,000 at a $490,000 median. The seven sales of homes of 2,900 square feet or more ran from $520,000 to $772,500 at a $670,000 median.

Price per square foot in Marina Bay

County dollars per square foot on this page use heated (living) area from the Lee County roll, not total area under roof. On that basis the 12-month median was $234 per square foot, up from $224 in the prior 12 months, and the 24-month median was $228. The calendar-year peak was $267 in 2022, and the 2026 year to date sits at $237. Larger homes sell for less per square foot: the seven sales of 2,900 square feet or more had a median of about $200 per heated square foot, against about $241 for the 1,646 square foot homes.

What the county record cannot show

The county file records the price and the date a deed was recorded. It does not record the asking price, how long the home was listed, concessions or how many homes are for sale today. Those are MLS fields, and they are being added in our next data refresh; the listing links above show current inventory now. A recorded deed can also lag a closing by days, so a very recent sale may not yet be in the county file.

Marina Bay neighborhoods and home types compared

Marina Bay is one association over three recorded plats: Botanica South (Marina Bay Plat One, 371 homes), Marina Bay Plat Two (293) and Marina Bay Plat Three (132). The plats are a recording sequence rather than separate neighborhoods, and each mixes products. Lot width and home size decide most of the price. Data updated: October 2026.

Botanica South: Marina Bay Plat One

Botanica South is the first Marina Bay plat, recorded as Instrument 2014000185347, and county records still use that name. It holds 371 homes, built 2015 to 2021, on Meadowrun Circle, Five Waters Circle, Stonecreek Circle, Summerview Way, Smokebush Court and Gulfstone Court, with a median heated area of 2,242 square feet. In the latest 12 months it recorded 17 sales at a $460,000 median, from $375,000 on Five Waters Circle to $772,500 on Stonecreek Circle. Its 24-month median was $489,500 on 38 sales. The recorded 2015 Marina Bay Declaration names this plat in its Exhibit A ("ALL OF BOTANICA SOUTH"), so these homes are governed by the Marina Bay association.

Marina Bay Plat Two

Plat Two holds 293 homes, built 2016 to 2021, on Chesapeake Bay Drive, Riverstone Lane, Oakwood Preserve Place, Kati Falls Lane, Windy Pointe Court, Foxbriar Lane, Spicebush Lane, Crepe Myrtle Court, Seyward Street and the first 26 homes of Lakewood Preserve Place. It has the largest floor plans of the three plats, a 2,484 square foot median, and the highest 24-month median, $582,500 on 26 sales. Its 12-month sales numbered 18 at a $527,500 median, from $390,000 on Riverstone Lane to $700,000 for two homes on Chesapeake Bay Drive.

Marina Bay Plat Three

Plat Three is the last and smallest plat: 132 homes built 2018 to 2021, 130 of them on Lakewood Preserve Place, with a 1,857 square foot median heated area. It recorded 17 sales in 24 months at a $425,000 median and 8 sales in the latest 12 months at a $423,500 median, from $410,000 to $535,000. Its smaller median size gives it the highest 12-month price per square foot of the three plats, about $251.

Twin villas in Marina Bay

Marina Bay has 246 deeded twin villas in 123 two-home buildings, according to the association's public page and the Arborwood CDD roll. The Declaration defines a twin villa as a home attached to another home that shares common walls and a roof. Each half is a fee-simple platted lot with its own county parcel, classed as single family, and there is no condominium declaration. The association's page places villas on Five Waters Circle, Meadowrun Circle and Lakewood Preserve Place. Villa owners pay a twin villa assessment on top of the general dues, covered in the cost section below.

45 foot lot homes

The Arborwood CDD roll counts 269 single-family homes on 45 foot lots, plus 6 villas built on 45 foot lots and 1 lot whose bonds are paid off. This is the largest single-family class in Marina Bay, and GL Homes marketed it as the Baltic collection at launch, according to its archived January 2015 website. The CDD bills every 45 foot lot $442.72 for FY2026/27, and the paid-off lot pays only the $52.72 operations share.

52 foot lot homes

The CDD roll counts 247 homes on 52 foot lots, which GL Homes marketed as the Coastal collection. These lots carry the $465.72 FY2026/27 CDD assessment. The county sale file does not record lot width, so the CDD line on a seller's tax bill is the quickest way to confirm which class a given home is in.

62 foot lot homes

Only 33 Marina Bay homes sit on 62 foot lots, the widest lots in the community and GL Homes' Pacific collection at launch. They carry the highest CDD assessment, $505.72 for FY2026/27. The largest heated area on any Marina Bay parcel is 4,192 square feet, and the file record sale of $1,054,000 at 10059 Chesapeake Bay Dr was a 4,190 square foot home, though the CDD budget notes that its charge is "based on the size of the lot, not the structure."

Marina Bay floor plans

GL Homes' archived January 2015 website listed 19 designs in four collections by lot width: twin villas (Atlantic), 45 foot homes (Baltic), 52 foot homes (Coastal) and 62 foot homes (Pacific). On the county roll today the single-family heated area runs from 1,442 to 4,192 square feet with a median of 2,242. The bedroom mix across 796 homes is 267 two-bedroom, 288 three-bedroom, 143 four-bedroom, 46 five-bedroom and 52 six-bedroom homes. Of the 788 homes in the sales index, 585 are one story and 203 are two stories, and every one has a garage.

Lake lots and pools

The county's land-use field marks 525 of the 796 Marina Bay home parcels as single-family residential on a lake, about 66 percent, and the association counts 16 lakes in the community. The county flags 188 homes with a pool, 23.6 percent. The median lot is 0.15 acre. A lake lot in Marina Bay also carries a recorded right: only lake lot owners may launch non-motorized or electric watercraft, up to 18 feet, from their own lot.

Is Marina Bay a 55+ community?

No recorded age restriction was found for Marina Bay. A full-text search of the recorded 2015 Declaration (Instrument 2015000153826) for 55, older persons, years of age and occupancy limits found none; the document describes each home as designed for use as a single-family residence. Two 2015 and 2016 amendments were listed but not readable.

What a 55+ rule would require

A Florida community can restrict occupancy by age only through a recorded instrument that meets the federal Housing for Older Persons exemption, 42 U.S.C. 3607(b)(2)(C), which requires at least 80 percent of occupied units to have at least one occupant 55 or older. Nothing of that kind appears in the Marina Bay Declaration text read for this page. The First Amendment (Instrument 2015000207812, recorded September 24, 2015) and the Second Amendment (Instrument 2016000197634, recorded September 16, 2016) are listed in the Declaration's table of contents but their text was not available, so the estoppel package and the Lee County Clerk's official records are the place to confirm that no age rule was added later.

Is Marina Bay gated?

Yes. Marina Bay is a gated community: the recorded 2015 Declaration makes the gatehouse, entranceway and entry gates association property. The gate is staffed part of the day per the association's 2023 budget; current hours are not published. The Declaration says the gatehouse "may or may not be staffed" at the association's discretion.

What the recorded Declaration says about the gate

The Declaration treats the gatehouse, entranceway and entry gates as association property and leaves staffing to the association's sole discretion. It also says the gates are designed only to restrict vehicular access and will not be able to prevent crime, and Article XIV, Section 14 states that the association may, but need not, provide security and makes no representation that it prevents crime. Those are the recorded terms; anything beyond them comes from the association's current rules.

What the 2023 budget funds at the gate

The association's 2023 budget funds 3,752 gate guard hours a year, made up of 104 sixteen-hour weekend shifts and 261 eight-hour weekday shifts, about 10.3 staffed hours a day on average. It also funds 2,912 virtual guard hours, 1,825 clubhouse guard hours and a 2,080 hour supervisor. The 2023 proposed budget lists gate access and clubhouse security at $211,580, alongside gate maintenance and repairs of $7,500, gate traffic control of $12,000 and $15,000 for closed-circuit security monitors. Budgets after 2023 were not published, so ask for the current gate schedule with the estoppel package.

Gate access, stickers and fobs

The 2023 budget carries a $2,000 line for gate stickers, $4,000 of gate access income and $2,000 of clubhouse key fob income, which shows that residents use stickers and fobs, but the per-item charges were not published. The City of Fort Myers issued the guardhouse permit on November 20, 2014, according to the City permit records carried in our research, and the association's address is the clubhouse at 10100 Silver Ridge Boulevard.

Leasing, pets and community rules in Marina Bay

Marina Bay's recorded Declaration allows only whole-home leases, requires the owner to notify the association within 5 days of signing with a copy of the lease, and bans subleases and assignments. It limits pets to common household animals, bans several named dog breeds, and keeps boats, trailers and commercial vehicles out of sight. Current rules come from the association.

Leasing rules

Article X, Section 5 of the Declaration says no portion of a home other than the entire home may be rented. Every lease must include the association's addendum, and the owner must give the association the tenant names and a copy of the lease within 5 days of signing or the lease is void. Subleases and assignments are banned, an owner who is delinquent may not lease unless the association consents, and the owner and tenant are jointly liable. The Declaration text read sets no minimum lease term. The association's Rules and Regulations, last revised November 9, 2017, describe three rental periods of at least 30 days and a fourth of at least six months within the period the rule defines; current rules were not published. The 2023 budget carries $1,500 a year of lease screening fees. Florida Statutes section 720.306 covers how later rental amendments apply.

Pets

The Declaration allows only common domesticated household pets, never kept for breeding or commercial purposes. Pets must be leashed outside the home or a fenced area, may not be tied out unless someone is present, and owners must remove waste. The Declaration bans Pit Bulls (as it defines them), Rottweilers, Doberman Pinschers, Presa Canarios and any "Dangerous Dog" from the property. A limit on the number of pets would sit in the Rules and Regulations, which were not published in a current version. The 2019 sale application asks buyers to list pets with breed and weight.

Vehicles and parking

Article X, Section 3 limits parking to driveways, garages and designated lots, with no street or swale parking unless the rules allow it. Commercial vehicles, trailers, recreational vehicles, boats and boat trailers must be kept inside a garage. Motor homes, buses, tractor-trailers and trucks larger than a full-size pickup are allowed only temporarily, and repairs lasting more than 24 hours must happen in a closed garage.

Fences, driveways and architectural review

Fences need committee approval before installation and are not allowed between the front of the house and the street, on a lake or in a drainage easement (Article X, Section 16). The association's 2018 architectural review form calls for bronze aluminum rail fencing four feet high and says driveways must be brick pavers. That form charged $50 to process a request, a $350 review and inspection fee for patios, pools, additions and major landscaping, and a $5,000 security deposit returned after final inspection. Check the current form before planning a pool or addition.

Lakes and fishing

Article II of the Declaration makes fishing on the Marina Bay lakes catch and release only. Only lake lot owners may operate watercraft, which must be non-motorized or electric, no longer than 18 feet and launched from the owner's own lot. With 16 lakes and 525 lake parcels, these rules touch a majority of Marina Bay homes.

How the Declaration can be changed

After turnover from the developer, an amendment to the Marina Bay Declaration needs the approval of two-thirds of all lots and a majority of the board, and a change that affects only the twin villas needs 67 percent of villa owners (Article XIV, Section 8). The board can fix scrivener's errors on its own. Article XIV, Section 12 requires owner approval before the association brings a lawsuit, and treats the legal fees as special assessments.

What does it cost to own in Marina Bay?

Marina Bay ownership costs stack in four layers: association dues, the Arborwood CDD assessment on the county tax bill, property tax at the City of Fort Myers rate, and three City non-ad valorem charges for fire, solid waste and stormwater. There is no golf or club fee. We print only figures with a dated source. Data updated: October 2026.

Marina Bay association dues (2023 budget)

The latest Marina Bay association figures published in a document we could read are the 2023 budget, approved by the board in November 2022: $954 a quarter for a single-family home and $1,350 a quarter for a twin villa, or $3,816 and $5,400 a year. Dues are billed quarterly in advance on January 1, April 1, July 1 and October 1 (Declaration Article VII, Section 2). The 2024, 2025 and 2026 budgets were not public, so current dues come from the estoppel certificate the association must issue under Florida Statutes section 720.30851. Do not assume the 2023 figure still applies.

Source: Marina Bay of Fort Myers Homeowners Association approved budgets, 2021 to 2023. The 2022 villa revision followed the villa windstorm insurance renewal and added $178.14 per villa per quarter for the second half of the year. Single-family dues rose 9.5 percent from 2021 to 2022 and 10.0 percent from 2022 to 2023.

How the 2023 dues break down

The 2023 dues have three parts. Every home pays the general assessment, $685 a quarter ($2,740 a year). Single-family homes add a special service assessment for home landscaping of $269 a quarter ($1,076 a year), for a total of $954. Twin villas add twin villa operating expenses of $665 a quarter ($2,659 a year), for a total of $1,350. The budget spreads the general expenses across all 796 homes, the single-family services across 550 homes and the villa services across 246 villas.

What the dues pay for

The 2023 budget's revenue lines total $3,427,040 in maintenance assessments: $2,181,182 general, $591,835 single-family services and $654,023 villa services. Selected annual spending lines include single-family lawn service of $501,410 and mulch of $90,425, common-area landscaping of $227,054, gate access and clubhouse security of $211,580, insurance of $119,553, pools, splash pad and fountains of $46,200, janitorial of $48,000, tennis court maintenance of $32,000, fitness center equipment of $27,500 and legal fees of $50,000. Irrigation from the valve out is now included in the landscape contract. Cable and internet are not bundled for homes: the budget carries cable only for the clubhouse and fitness center.

Twin villa assessments

Twin villa owners pay the twin villa assessment on top of the general dues (Declaration Article XIII). In return the association pressure-washes villa exterior walls and driveway pavers, treats for exterior pests and subterranean termites, repaints exterior walls, doors, garage doors, fascia and soffits on the board's schedule, and insures the common structural elements of the buildings at full replacement cost, windstorm included, excluding interiors, land and foundations. The 2023 villa budget was $654,023, and insurance alone cost $349,208. Owners maintain everything else and must restore a damaged villa to its original plans.

One-time costs when you buy

No capital contribution, transfer fee or resale fee appears in the recorded 2015 Declaration text or in the 2023 budget's revenue lines. The association's 2019 sale application lists a $100 processing fee and $75 for a set of association documents if the seller does not provide one, and asks for the signed contract, a signed receipt for the documents and a list of occupants and pets. Florida Statutes section 720.30851 caps the estoppel certificate fee at $250 when nothing is owed, plus $100 for delivery within 3 business days and up to $150 more if an amount is delinquent, and requires delivery within 10 business days. The 2015 and 2016 amendments were not readable, so confirm one-time charges on the estoppel certificate.

The Arborwood CDD assessment

Marina Bay is inside the Arborwood Community Development District, an independent special district under Chapter 190 of the Florida Statutes, established in 2004. Its assessment appears as one line in the non-ad valorem section of the November Lee County tax bill, and its fiscal year runs October 1 to September 30. The FY2026/27 final budget bills Marina Bay by lot width, and the budget notes the assessments are "based on the size of the lot, not the structure."

Source: Arborwood CDD Final Budget FY2026/2027. Every Marina Bay rate fell $3.70 from FY2025/26, mainly because $21,000 of carryover (up from $17,000) was applied to reduce assessments and the DRI traffic monitoring line fell to $0. The gross figures include a gross-up for early payment discounts of up to 4 percent; net of that buffer the villa rate is $335.73, the 45 foot rate $425.01, the 52 foot rate $447.09 and the 62 foot rate $485.49.

The Series 2018 bonds and when the debt ends

The debt column pays the Series 2018 A-1 and A-2 Capital Improvement Revenue and Refunding Bonds. Series A-1 was issued at $24,465,000 at an average rate of 3.02 percent, with $16,360,000 outstanding on January 1, 2026; Series A-2 was issued at $8,740,000 at 4.65 percent, with $5,670,000 outstanding. Both mature in May 2036. Absent prepayment or refunding, the last Marina Bay debt assessment falls in the fiscal year ending September 30, 2036, on the November 2035 bill, after which only the operations share remains. An owner can end a lot's debt share early by prepayment through the district manager's payoff request. One Marina Bay lot has already paid off.

What the CDD does and does not cover

The district's shared operations allocation for Parcel A, which is Marina Bay and Botanica Lakes together, is $78,080 gross across 1,481 units, or $52.72 a unit, and Marina Bay holds 796 of those 1,481 units. The district is governed by a five-member board of supervisors and collects through the Lee County Tax Collector. The Arborwood CDD budget also carries a golf course line, but it belongs to Somerset at the Plantation, a different neighborhood in the same district, not Marina Bay. Section 190.048 of the Florida Statutes requires a CDD disclosure in the contract for an initial sale; on a resale, the tax bill shows the line.

Property taxes in taxing district 090

All 834 Marina Bay parcel records carry Lee County taxing district 090, City of Fort Myers. The 2026 actual total is 16.9702 mills, up from 16.5034 in 2025, mainly because the City raised its operating rate from 6.5000 to 6.9000 mills and a new City parks voted debt levy of 0.1170 mill appears. Each $100,000 of taxable value costs $1,697.02 at that rate, before the early payment discount.

The book notes that the listing does not include non-ad valorem special assessments. There is no fire district millage: the City funds fire through a per-unit assessment instead.

Marina Bay assessed values on the 2026 roll

On the 2026 Lee County roll the median Marina Bay home has a just value of $411,345 and a taxable value of $345,736. By plat, median just value is $407,953 in Botanica South, $448,803 in Plat Two and $331,116 in Plat Three. On the roll, 576 of the 796 homes carry a homestead exemption amount, about 72 percent. A buyer's taxable value resets after purchase, so the seller's bill is a guide, not a forecast.

City of Fort Myers fire, solid waste and stormwater charges

Three City charges sit on the same November bill. The fire rescue assessment is $239.80 per residential dwelling unit for FY2027, up 10 percent from $218.00, and funds about 45 percent of Fire Department expenditures; Resolution 2026-71 went to a public hearing on September 9, 2026. Residential solid waste is $240.55 per unit ($20.05 a month), set by Resolution 2024-93, with no change in the FY2026 and FY2027 budgets. Stormwater is $2.16 a month per 500 square feet of impervious area, so five units cost $129.60 a year; the FY2027 Budget in Brief shows no change. County GIS places Marina Bay in Solid Waste Area 9.

A worked yearly cost example for a 52 foot home

Take a single-family home on a 52 foot lot at the 2026 roll's median taxable value of $345,736. Property tax at 16.9702 mills is $5,867.21. Add 2023-rate association dues of $3,816, the FY2026/27 CDD assessment of $465.72, the City fire assessment of $239.80, solid waste of $240.55 and stormwater on an assumed 2,500 square feet of impervious area, $129.60. The yearly total is $10,758.88 before insurance, utilities and exemptions.

LineYearly amount
Property tax ($345,736 x 16.9702 / 1,000)$5,867.21
Association dues (2023 budget, $954 x 4)$3,816.00
Arborwood CDD, 52 foot lot, FY2026/27$465.72
City fire assessment, FY2027$239.80
City residential solid waste$240.55
City stormwater (5 units x $2.16 x 12, assumed)$129.60
Total$10,758.88

This is arithmetic on stated assumptions, not a quote. On a 45 foot lot the same home's total would be $10,735.88, and on a 62 foot lot $10,798.88. For a twin villa, dues run $1,584 a year higher at the 2023 rate ($5,400) while the CDD line is $116 lower ($349.72), and villa taxable values are generally lower. Homestead and other exemptions change the taxable value, so run the numbers with the exact home's tax bill and estoppel certificate.

No special assessment appears in the 2021 to 2023 association budgets. The 2023 budget adds a non-statutory reserve contribution of $30 a quarter per home ($95,520 a year) and a twin villa reserve for painting and roof cleaning of $83,640, and it notes that no reserve study was completed. Operating lines for specified projects ($120,000 in 2023) and deficit funding ($100,000 in 2022 and 2023) are not special assessments. Legal fees rose from $20,000 to $50,000 in 2022 and stayed at $50,000 in 2023; no docket reference for an association lawsuit was found in the sources we read, and the Lee County Clerk's civil case search is where one would appear. Assessments or notices after 2023 were not published, so ask for board minutes.

What amenities does Marina Bay have?

Marina Bay's amenities center on an association-owned clubhouse on the Recreation Tract at 10100 Silver Ridge Boulevard. GL Homes' 2019 description lists a resort-style pool, a separate lap pool, a splash park, a fitness center, an indoor air-conditioned sports court, tennis, pickleball and basketball courts and a playground. There is no golf course, and amenities are paid through association dues.

The Marina Bay clubhouse

The recorded Declaration describes one recreation area, owned and maintained by the association and used by owners and their families, guests, invitees and tenants. GL Homes' archived 2019 amenities page names a social hall, catering kitchen, multi-purpose room, card room and game room, and the association's budget references a billiards room. City permit records carried in our research show the clubhouse construction permit issued June 13, 2016, and monument signs reading "The Club at Marina Bay" permitted March 28, 2017. We publish no clubhouse square footage, because the builder and the county roll measure it differently.

Pools and the splash park

City permit records show a single October 27, 2016 permit for a "play pool, main pool and lap pool" at the clubhouse. The builder's 2019 page describes the resort-style pool with a luxury fountain and shade cabanas, the separate lap pool, an interactive splash park and a fire pit. The association's 2023 budget funds pool, splash pad and fountain maintenance at $46,200 a year.

Tennis, pickleball, basketball and the indoor court

The builder's 2019 page lists tennis courts, pickleball courts, an outdoor basketball court and an indoor air-conditioned sports court. City permit records show awnings and fencing for four tennis courts permitted in September 2016, and the 2023 budget carries $32,000 of tennis court maintenance with a relining planned for 2024. The association has not published a court count, so the number of pickleball courts is not stated here.

Fitness, social events and the playground

The fitness center has its own budget lines, including $27,500 for equipment in 2023, and the clubhouse runs ticketed social events: the 2023 budget shows $27,000 of clubhouse activities offset by $17,000 of event income, and $7,000 of clubhouse rental income. A playground with a shade structure was permitted in January 2017.

Amenity hours

The association's Rules and Regulations, last revised November 9, 2017, set hours for the pools, the tennis, pickleball and basketball courts and the clubhouse, and leave fitness center and indoor court hours to the board. Those rules are about nine years old and current hours were not published, so we do not print clock times here; ask the association for the current schedule.

Is there a golf course at Marina Bay?

No. Marina Bay has no golf course and no club membership requirement in its recorded Declaration or its association budgets. The golf course line in the Arborwood CDD budget, 116 units at $190,989.02 gross, belongs to Somerset at the Plantation, not Marina Bay. Golf near Marina Bay means a separate public or private club.

Is Marina Bay in a flood zone?

No home in Marina Bay is in a FEMA special flood hazard area. A full overlay of all 796 home parcels on FEMA's National Flood Hazard Layer on October 28, 2026 placed every one in Zone X, an area of minimal flood hazard, with no base flood elevation and no A or V zone. Zone X is not flood-proof, so check each address.

FEMA map panels for Marina Bay

Two effective flood insurance rate map panels cover Marina Bay. Panel 12071C0433G, effective December 7, 2018, covers 779 homes; panel 12071C0434F, effective August 28, 2008, covers 17 homes, all on Meadowrun Circle in Botanica South (11587 to 11632 Meadowrun Cir). Both panels map those homes in Zone X. A parcel centroid is not a building footprint, so a lender's flood determination or an elevation certificate for the address controls insurance and mortgage requirements. Search any address at the FEMA Flood Map Service Center.

The March 2, 2027 Lee County map revision

FEMA issued a Letter of Final Determination on September 2, 2026 that makes revised flood maps effective March 2, 2027 for unincorporated Lee County and the Village of Estero. The City of Fort Myers is not on that list, so the revision does not change the panels that cover Marina Bay. FEMA's revision process includes a 90-day appeal and comment period, a Letter of Final Determination and a six-month compliance period, and any future change would follow the same steps.

Marina Bay evacuation zone

Lee County's evacuation zone layer places all 796 Marina Bay home parcels in Evacuation Zone D (surge zone 4). An evacuation zone measures storm surge exposure and is separate from a FEMA flood zone. For Hurricane Milton in October 2024 the county ordered Zones A and B under Resolution 24-10-16, and for Hurricane Ian it expanded the order to all of Zones A and B plus portions of a further zone; Zone D was not named in either order. Confirm any address in the county's evacuation zone tool.

Hurricanes Ian and Milton at Marina Bay

Hurricane Ian made landfall in Lee County on September 28, 2022 as a Category 4 storm with 155 mph winds, according to Lee County's Ian progress report. City permit records carried in our research show a September 20, 2023 permit for the Marina Bay clubhouse described as "Replacing 2 French doors ripped off by Hurricane Ian." No association storm notice or damage statement was published, and community-level effects of Ian, Helene and Milton are not documented in the public records we read.

Flood insurance claims

National Flood Insurance Program claim counts for Marina Bay are not published in any source we could read: FEMA's open claims data did not return results for this research on October 28, 2026, and the dataset reports by ZIP code, not by community. Ask the seller for any claim history and the insurer for a loss run on the address.

Insurance notes for Marina Bay buyers

Marina Bay homes were built 2015 to 2021, so the oldest roofs are about 11 years old in 2026, and a current wind mitigation report and four-point inspection are the documents an insurer will ask about. Florida Statutes section 689.302 requires a seller of residential property to complete and give a buyer a flood disclosure at or before contract. The City of Fort Myers takes part in FEMA's Community Rating System; ask the insurer which class and discount apply to a Zone X policy at the address. City permit records list 289 shutter permits under a Marina Bay keyword search, a lower bound, so ask the seller which openings have protection.

Schools and healthcare near Marina Bay

Marina Bay homes fall in Lee County elementary Proximity Zone J, middle Zone EE and the East high school zone, sub-zone 2, for 2026-27. Lee County assigns students by ranked choice among the schools in a zone, not to one neighborhood school. Gulf Coast Medical Center, a Lee Health Level II trauma center, is 6.6 road miles from the community.

School zones for Marina Bay addresses

The School District of Lee County's 2026-27 zone layers place all 796 Marina Bay home parcels in Elementary Zone J (Colonial, Gateway, Ray V. Pottorf and Treeline), Middle Zone EE (Fort Myers Middle and P.L. Dunbar Middle) and High School East sub-zone 2 (Dunbar, East Lee County, Gateway, Lehigh Senior and Riverdale). Families rank the schools in their zone and placement follows the district's choice process. The district's Plan for Student Enrollment defines Proximity 1 as residence within two miles of a school, and students who live in Proximity 1 are not provided district transportation. Treeline Elementary, at 10900 Treeline Avenue, is 1.1 miles in a straight line from the median Marina Bay home. Confirm any address with the district's SchoolSite Locator.

Straight-line distances from the center of Marina Bay

Measured in a straight line from the median Marina Bay home, the RSW terminal is 4.0 miles, Gulf Coast Medical Center 4.5 miles, Bell Tower Shops 5.4 miles, Edison Mall 5.7 miles, Gulf Coast Town Center 5.8 miles, downtown Fort Myers 7.1 miles, FGCU 7.5 miles, Coconut Point 11.6 miles and Fort Myers Beach 13.3 miles. The clubhouse sits 0.1 mile from the median point. Straight-line figures are shorter than any drive; use the road table for planning.

Is Marina Bay in the City of Fort Myers?

Yes. All 834 Marina Bay parcel records carry Lee County taxing district 090 and the City of Fort Myers fire district, and the county layer shows City zoning of MDP-3 (Master Development Plan 3) on the home parcels. That decides the millage, the building department, the flood insurance community and the City fire, solid waste and stormwater charges. The mailing city is Fort Myers for every home.

What is changing near Marina Bay

FDOT is rebuilding the I-75 interchange at Daniels Parkway as a diverging diamond, project 446296-2, at about $42.8 million, with construction from early 2026 to an expected completion in summer 2028; the project center is about 1.7 miles south of the median Marina Bay home. Lee County's Three Oaks Parkway Extension expects Phase 1 complete in 2027 and Phase 2 in spring 2028, including conversion of part of Daniels Parkway from six to eight lanes. The News-Press and WGCU have reported turn-lane and signal work at Daniels Parkway and Treeline Avenue. Construction can lengthen drive times through 2028.

City Ordinance 4068 near Daniels Parkway

On November 17, 2025 the Fort Myers City Council adopted Ordinance 4068, rezoning about 21 acres on Chana Court, Intrepid Lane and Vision Lane, plus two unaddressed parcels, from Light Industrial (IL) to Commercial Intensive Non-Residential (CI-NR). The parcels are about 1.6 miles from the median Marina Bay home. Gulfshore Business described the use as dense commercial. No zoning case within one mile of the Marina Bay gate was found in the City records we read.

Southwest Florida International Airport

RSW is the closest major anchor to Marina Bay, 4.0 miles in a straight line from the median home and 6.8 road miles. The Lee County Port Authority posts its Phase 2 terminal expansion and parking garage procurement on its projects and news pages, with advisories running through July 2026, so check those pages for work that affects the terminal approach roads.

Botanica Lakes next door

Botanica Lakes is the neighboring, separate community of 685 homes that shares Arborwood CDD Parcel A with Marina Bay; it has its own association and is not part of Marina Bay. Eight Marina Bay common tracts carry Botanica Lakes Plat One legal descriptions in county data, so a county search for "Botanica Lakes" can return some Marina Bay common land.

How Marina Bay compares with nearby communities

Marina Bay has the youngest homes of these three Fort Myers communities by median year built and the highest overall median sale price of the three in the latest 12 months. The table compares Paseo homes for sale and Pelican Preserve homes for sale on one yardstick: Lee County qualified sales in the same 12-month window. Data updated: October 2026.

How to read the comparison table

The three counts use each community's legal names on the county roll, so they can differ from association totals: Marina Bay's association and CDD count 796 homes against 788 in the sales index. Each community's mix of condominiums and single-family homes moves its overall median. Marina Bay has no condominiums, so its overall and single-family medians are the same; compare the single-family and price per square foot rows across all three. The table states facts from one record and makes no judgment about which community fits any buyer.

The history of Marina Bay

Marina Bay was built by GL Homes through its affiliate Lee County Homes Associates III, LLLP, inside the Arborwood master plan in the City of Fort Myers. The first plat, Botanica South, was recorded in 2014, the Declaration on July 15, 2015, and the county record shows homes built from 2015 to 2021, with builder-direct sales ending in 2021.

Arborwood and the CDD, 2004

The Arborwood Community Development District was established in 2004 and today assesses Marina Bay, Botanica Lakes, Somerset at the Plantation and other Arborwood neighborhoods. The district's FY2026/27 budget still reflects that history: Marina Bay and Botanica Lakes share Parcel A, 560.38 gross acres with 207.90 acres of preserve and lake, and the Series 2018 bonds refinanced earlier district debt. The association that governs Marina Bay was incorporated on January 5, 2006 (Sunbiz N06000000149), and filed an amendment and name change with the state on January 7, 2015.

GL Homes and the three plats, 2014 to 2017

City permit records carried in our research show a site-work permit for 373 single-family lots in Botanica South issued May 2, 2014; the recorded plat holds 371 lots. Plat One was recorded in 2014 (Instrument 2014000185347), the guardhouse permit followed on November 20, 2014, and GL Homes' January 2015 website showed 19 designs in four collections. The Declaration of Covenants, Restrictions and Easements for Marina Bay was recorded July 15, 2015 (Instrument 2015000153826, 187 pages). Plat Two followed in 2016 with an infrastructure permit for 293 lots on March 2, 2016, and Plat Three's site work for 132 homes was permitted April 24, 2017.

The build years, 2015 to 2021

The county record shows 74 homes built in 2015, 201 in 2016, 124 in 2017, 136 in 2018, 130 in 2019, 95 in 2020 and 36 in 2021, a total of 796. The clubhouse was permitted June 13, 2016 and its pools October 27, 2016. GL Homes posted "Over 700 homes sold" in August 2020 and "Countdown to Sellout" in October 2020, according to its archived website, and 2021 was the last year of builder-direct sales on the county record.

Resident control

The association's 2021 and 2022 budgets carry turnover expenses of $20,000 and $30,000, consistent with the move from developer control to owner control; the exact turnover date was not published. By 2022 and 2023 the budgets show on-site management personnel and a management services contract. The current management company was not published in a public document we read, so the estoppel certificate is the place to find it. The association filed its latest annual report on April 28, 2026.

Thinking of selling a Marina Bay home?

Marina Bay buyers compare floor plans and lot widths closely, and a listing priced against recorded sales of the same size of home sells faster than one priced against the community median. Current staffed hours are not published, so ask the association.

The 2017 Rules describe minimum rental periods. Rentals of rooms are not allowed, and current rules come from the association.

Are pets allowed in Marina Bay?

Yes. The Declaration allows common domesticated household pets, not kept for breeding or commercial use, leashed outside the home or a fenced area. It bans Pit Bulls as defined, Rottweilers, Doberman Pinschers, Presa Canarios and any Dangerous Dog. A limit on the number of pets would be in the current Rules.

Will the 2027 flood map change affect Marina Bay?

No. FEMA's revised Lee County maps take effect March 2, 2027 for unincorporated Lee County and the Village of Estero only; the City of Fort Myers is not on that list. Marina Bay stays on panels 12071C0433G, effective December 7, 2018, and 12071C0434F, effective August 28, 2008.
