This page shows live Oasis listings, what Oasis condominiums actually sold for on the Lee County record, how the eleven floor plans differ in size and price, and the dues, taxes, condo safety rules, flood facts, schools and drive times that come with a 3000 Oasis Grand Boulevard address. It also settles the name traps: the second tower at 3040 Oasis Grand Boulevard is a rental parcel, not a condominium. Every figure names its record and date, and every source is listed at the bottom of the page.

  • Florida law requires a structural integrity reserve study for the building by December 31, 2026 (section 718.112(2)(g)), and a milestone inspection at 30 years, which is 2038 for a 2008 building (section 553.899).
  • FEMA maps the tower in Zone AE with a 10.0 foot base flood elevation (panel 12071C0288H, effective November 17, 2022), and Lee County places it in Evacuation Zone A. The City of Fort Myers holds a Class 6 Community Rating System rating, a 20 percent discount on special flood hazard area policies.
  • No age restriction is recorded in the association documents we read, and the leasing and pet rules are not published by a primary source: they sit in the recorded declaration and the association's rules.

We tracked every qualified Oasis sale on the Lee County file to build the tables below.

Lee County recorded sales Sales Median Low High Median $ per heated sq ft
12 months, all units (all condominium) 18 $289,450 $160,000 $420,000 $212

The newest recorded Oasis sale in the file is August 14, 2026. Every sale in both windows was a condominium resale: there were no builder-direct sales. The median moved up 10.1 percent, from $263,000 to $289,450, while the number of sales rose from 8 to 18.

The Oasis price trend by year

The county record shows a long flat stretch from 2015 to 2020, a sharp rise in 2021 and 2022, and a decline since. Every year in the series is condominium resale: no builder-direct sale was recorded in any year from 2015 to 2026.

Year Sales Median Median $ per heated sq ft
2015 27 $274,000 $203
2016 11 $235,000 $188

2026 (to date) 10 $291,950 $210

Source: Lee County Property Appraiser sale files by calendar year, DOR-qualified sales, index built October 28, 2026. The 2022 median of $478,000 is the high point of the series and the 2016 median of $235,000 the low; 2021 had the most sales (46) and 2024 the fewest (9).

What the county record shows about the 2022 peak

The 12-month median of $289,450 is about 39.4 percent below the 2022 calendar-year median of $478,000, a figure we derived from the two medians. The 2022 year also carried the highest median price per heated square foot, $325, against $212 in the latest 12 months. The county record holds a price and a date for each deed, not a reason, so we do not say why the median moved. The 2024 year, with 9 sales, is the thinnest year in the series.

Price bands in the last 12 months

Of the 18 recorded sales, 12 closed at $300,000 or less, 5 between $300,000 and $400,000 and 1 between $400,000 and $500,000. No Oasis sale in the window reached $500,000. The under-$300,000 band was the busiest and holds every two-bedroom sale in the window, from $160,000 to $299,000. Band counts are from section 5 of the county file.

The highest qualified Oasis sale anywhere in the county file is $659,000 for unit 1004, recorded August 9, 2023, a 1,609 square foot three-bedroom unit. The same unit sold again for $420,000 on August 10, 2026, the top sale of the latest 12 months.

Price per square foot at the Oasis

County dollars per square foot on this page use heated (living) area from the Lee County roll, not total area under roof, balconies or marketing sizes. On that basis the 12-month median was $212 per square foot, against $234 in the prior 12 months and $215 across 24 months. The calendar-year peak was $325 in 2022, and the 2026 year to date sits at $210.

Oasis sales by month

Lee County recorded Oasis sales in nine of the twelve months of the window: 2 in October 2025, 3 in November, 3 in December, none in January or February 2026, 2 in March, 3 in April, 1 each in May, June and July, 2 in August and none in September through the file date. Month counts are our tally of the 18 sales in section 7 of the county file. A building with 18 sales a year moves a few deeds a month, so a single month is not a trend.

Does a higher floor sell for more at the Oasis?

Not on its own, on the latest county record. Unit numbers at the Oasis are floor based, and the two highest-floor sales of the window, units 3002 ($248,000) and 2903 ($299,000), sold below the 12-month median for all units, while the top sale, unit 1004 ($420,000), is on the tenth floor. Floor plan size explains more of the spread than floor height in these 18 sales.

What the county record cannot show

The county file records the price and the date a deed was recorded. It does not record the asking price, how long the unit was listed, how many units are for sale today, the view, the condition, furniture included in the sale or any special-assessment balance paid at closing. Those are MLS or closing fields, and the MLS ones are being added in our next data refresh; the listing links above show current inventory now.

Oasis floor plans compared

Oasis Tower One has eleven floor-plan sizes on the Lee County roll, from a 777 square foot one-bedroom unit to a 1,689 square foot three-bedroom unit, with a median of 1,388 heated square feet. The floor plan decides most of the price. The table pairs each size with its unit count and its sales in the latest 12 months. Data updated: October 2026.

Source: Lee County Property Appraiser parcel roll (export of October 25, 2026), floor plans by county heated area; 12-month sales are our tally of the 18 qualified sales in section 7 of the county file, September 26, 2025 to September 25, 2026. The table lists 198 of the 199 units: the roll counts 14 one-bedroom units, and one of them is not in the floor-plan size table. A median of one to five sales is a range, not a price.

The 777 square foot one-bedroom units

The smallest Oasis plan is a one-bedroom, one-and-a-half-bath unit of 777 heated square feet, with 13 units of that size on the roll and 14 one-bedroom units in all. One sold in the latest 12 months: unit 1606, recorded October 29, 2025 at $210,000, the second-lowest price of the window and the highest price per square foot of any sale, about $270.

The 898 square foot two-bedroom units

Fifteen two-bedroom, two-bath units measure 898 heated square feet, the smallest two-bedroom plan at the Oasis. None of them sold in the latest 12 months on the county record, so there is no recent recorded price for this size. Use the listing links above and ask for the most recent closed sale of the same plan before you offer.

The 1,168 and 1,180 square foot two-bedroom units

Twenty-five units measure 1,168 heated square feet and four measure 1,180. The 1,168 plan was the most traded size in the window: 5 sales at a $240,000 median, from $160,000 (unit 1702, May 28, 2026) to $275,000 (unit 2502, April 23, 2026), about $205 per square foot. It holds four of the five lowest Oasis sales of the latest 12 months.

The 1,249 square foot two-bedroom units

Twenty-eight units measure 1,249 heated square feet. One sold in the window: unit 2205, recorded July 14, 2026 at $270,000, about $216 per square foot. A single sale is a data point, not a plan price, so compare it with the 1,168 and 1,388 plans on either side.

The 1,388 square foot two-bedroom units

Twenty-eight units measure 1,388 heated square feet, the county median size for the building. Four sold in the window at a $289,950 median, from $245,000 (unit 2803, December 30, 2025) to $299,000 (unit 2903, August 14, 2026, the newest Oasis sale in the file), about $209 per square foot.

The 1,584 square foot three-bedroom units

Twenty-eight three-bedroom, two-and-a-half-bath units measure 1,584 heated square feet. Two sold in the window: unit 901 at $315,000 (April 1, 2026) and unit 1101 at $360,000 (April 23, 2026), a $337,500 median of the two and about $213 per square foot. Both appear in the five highest sales of the latest 12 months.

The 1,609 and 1,611 square foot three-bedroom units

Twenty-seven units measure 1,609 heated square feet and one measures 1,611. The 1,609 plan recorded three sales in the window at a $350,000 median: unit 2604 at $307,000, unit 2104 at $350,000 and unit 1004 at $420,000, the top sale of the year. Unit 1004 also holds the all-time file high of $659,000, recorded in 2023.

The 1,646, 1,651 and 1,689 square foot three-bedroom units

The largest plans are 1,651 heated square feet (24 units), 1,646 (4 units) and a single 1,689 square foot unit. Two 1,651 square foot units sold in the window: unit 1507 at $294,000 (December 15, 2025) and unit 2107 at $395,000 (November 13, 2025), the second-highest sale of the latest 12 months.

Oasis sales by bedroom count

On our tally of the 18 sales, the 10 two-bedroom sales closed at a $259,000 median, from $160,000 to $299,000, and the 7 three-bedroom sales at a $350,000 median, from $294,000 to $420,000. The single one-bedroom sale was $210,000. Every two-bedroom sale fell at or under $300,000, and every three-bedroom sale at or over $294,000.

Penthouse suites and unit numbering

Oasis unit numbers follow the floor: three digits on the lower floors (for example 504 or 901) and four digits above (for example 1004 or 3002), plus suites labeled MPH and UPH, which run from UPH1 to UPH7, per the county roll. The roll's story field is not uniform across parcels, so ask for the floor of a penthouse suite from the listing and the condominium plat.

Assessed and taxable values on the 2026 roll

The 2026 Lee County roll gives the 199 Oasis units a median just value of $238,900 (from $146,428 to $304,639), a median assessed value of $237,113 and a median taxable value of $221,105. Just value is the county's mass-appraisal figure, not a sale price, and it sits below the $289,450 median of recorded sales.

Homestead and ownership on the roll

Sixty-four of the 199 Oasis units (32 percent) carry a homestead exemption on the 2026 roll, and 135 do not. About 15 units are titled to a company or trust, by the owner names on the roll. Homestead status changes the tax bill, since non-homestead units fall under a different assessment cap, so read the exact unit's tax bill rather than an average.

Which building is the Oasis condominium?

Oasis condominium units are in Oasis Tower One at 3000 Oasis Grand Boulevard and nowhere else. A scan of the Lee County roll for Oasis Grand and Oasis Tower names returned 199 Tower One condominium units, one rental apartment parcel at 3040 Oasis Grand Boulevard and six land and recreation parcels. Three similar names belong to different places or businesses.

Oasis Tower One at 3000 Oasis Grand Boulevard

Oasis Tower One holds every condominium unit a buyer can purchase at the Oasis: 199 units, DOR use 04 (condominium), all built in 2008, each with a legal description that reads "Oasis Tower One desc in Inst# 2008000287371" and a unit number. The county roll codes a river land view and a pool on all 199 units.

3040 Oasis Grand Boulevard is a rental parcel, not a condominium

The second tower at 3040 Oasis Grand Boulevard is one parcel on the Lee County roll: DOR use 03 (multi-family, 10 or more units), 265 units, 30 stories, built 2008, owned by a single company, with a just value of $49,911,410 and a last sale of $71,000,000 recorded August 23, 2021. There are no individual condominium units at 3040 to buy. Business Observer reported in August 2021 that the tower moved from condominium to fee-simple ownership in December 2020, and the Tower Two condominium association (Sunbiz N08000001796) is inactive. The building is now marketed as rental apartments under another name.

Oasis Key is a different community

Oasis Key is a separate community in ZIP 33908, with no connection to the Oasis towers on Oasis Grand Boulevard in ZIP 33916. Searches for Oasis Fort Myers can mix the two, so check the ZIP code on any listing before you compare prices.

The Oasis restaurant is a different business

Searches for Oasis Fort Myers also return a restaurant of that name. It is a separate business with no connection to the Oasis condominium or its association, and nothing on this page describes it.

How many stories is the Oasis?

Thirty stories, on the Lee County roll for 163 of the 199 units. The roll's story field is not uniform: other unit parcels carry 33, 18 and 4 stories in the same field, and marketing descriptions use other counts. We use the roll's 30-story figure and treat the building plans and condominium plat as the record for a given unit's floor.

The recreation parcel and the land tracts

Six non-unit Oasis parcels sit on the roll beside the condominium. A recreation parcel at 3000 Oasis Grand Boulevard (DOR use 97, legal "less airspace condo Inst# 2008000287371") and five land tracts along East Riverside Drive, Frierson Street and Palm Beach Boulevard each changed hands on August 26, 2021 for $25,000, a non-market transfer, to Miami companies. Business Observer reported in 2021 that Westside Capital Group affiliates bought the rental tower and would keep control of the Oasis Grand Master Association.

Who runs Oasis Tower One?

Oasis Tower One is governed by Oasis Tower One Condominium Association, Inc., a Florida not-for-profit corporation, Sunbiz document N08000001799, filed February 21, 2008 and active, with 2026 annual reports on file. The Declaration of Condominium is Lee County Instrument 2008000287371. A separate master association for the wider Oasis Grand site is reported, not published.

The association's Sunbiz record

The Florida Division of Corporations lists Oasis Tower One Condominium Association, Inc. as active, with its principal address at 3000 Oasis Grand Boulevard since April 17, 2012. Its last recorded event is an amendment filed April 19, 2021, and 2026 filings include an annual report on January 5 and amended annual reports on April 22 and August 4, 2026. Board members change at each election, so we cite the entity, not the people.

The Declaration of Condominium

Every Oasis unit's legal description cites Lee County Instrument 2008000287371, the Declaration of Condominium, and the tower land parcel's legal also refers to the "airspace condo" under the same instrument. The recording book and page and any later amendments were not in the records we read; the Lee County Clerk's official records hold the declaration and its amendments.

Voting and amendments under the Articles

The 2008 Articles of Incorporation give one vote for each unit, and an owner of more than one unit casts the votes of all of them. Articles of Amendment No. 1, adopted by member vote on March 18, 2021 and filed April 19, 2021, set amendments to need the affirmative vote of at least a majority of the entire voting interests, proposed by the board or by one-third of unit owners.

The association's powers over leasing and the water system

Article 5.2(g) of the Articles gives the association the power to approve or disapprove the leasing, transfer, ownership and possession of units as the Declaration provides, and Article 5.2(k) requires it to operate the surface water management system under the water management district permit. The actual leasing rule sits in the Declaration, which is covered in the leasing section below.

The master association and shared facilities

Business Observer reported on August 26, 2021 that Westside Capital Group would keep control and management of the Oasis Grand Master Association after buying the rental tower. A Sunbiz record under that exact name was not found, and the master declaration's charges to Tower One owners are not published in the sources we read. Ask for the master declaration and any shared-facilities or cross-easement agreement before you buy.

Is the Oasis a 55+ community?

No age restriction is recorded in the association documents we read. The 2008 Articles and the 2021 amendment set no age rule, and nothing in the county or state records reviewed points to one. The Declaration of Condominium itself was not read for this page, so confirm occupancy rules in the Declaration and the association's rules.

Developer control and turnover

The Related Group, a Miami developer, built the Oasis: the association's 2008 Articles list its incorporator and first directors at 315 South Biscayne Boulevard, Miami, and Article 10.4 lets the developer appoint the first board. The 2011 annual report still lists Miami officers, and the principal address moved to the tower on April 17, 2012, which places owner control at about 2012. A turnover date is not published.

The elevator license

Florida's Department of Business and Professional Regulation lists a traction passenger elevator at the Oasis, "Elevator #5," license 93776, installed May 29, 2007, held by the association, with a certificate of operation that expires August 1, 2027 and fire key compliance verified September 26, 2026. Only that elevator's record was read for this page.

What does it cost to own at the Oasis?

Oasis Tower One ownership costs stack in three layers: the monthly association dues, which differ by unit; any special assessment or master association charge; and Lee County property tax in taxing district 322 at the City of Fort Myers rate. We print only figures with a dated source and label the MLS-reported ones. Data updated: October 2026.

The association does not publish its dues on a public page. 2026 MLS listing data shows $1,238 to $1,634 a month by unit: $1,447 for unit 1002 (1,168 square feet, listed August 10, 2026), $1,634 for unit 1007 (1,646 square feet, listed September 28, 2026) and $1,238 for unit 2802 (about 1,180 square feet, listed September 1, 2026). Two units of about the same size show $1,447 and $1,238, so confirm the figure for the exact unit with an estoppel certificate.

What the dues include

The same 2026 MLS listing data lists the services each dues figure covers, and they differ by listing: cable TV, insurance, management, security and trash on unit 1007, and cable TV, pool and escrow reserves on unit 2802. These are agent-entered MLS fields, not an association statement. The association's current budget is the document that lists what the dues pay for.

Special assessments and reserves

No special assessment appears in any Oasis listing or public record we read, which is silence, not a finding that none exists. The reserve balance, the structural integrity reserve study and any assessment tied to it are not published. Ask for the estoppel certificate, which states any assessment balance on the exact unit, and the current budget with its reserve schedule.

Capital contribution and transfer fees

No capital contribution, initiation or transfer fee figure is published for the Oasis. Florida's resale disclosure rules require these charges to appear in the documents a seller provides, and section 718.116 of the Florida Statutes governs assessments and the estoppel certificate. Ask for the fee in the resale package before you set a closing budget.

Property taxes in taxing district 322

Every Oasis unit is in Lee County taxing district 322, FM East Fort Myers Redevelopment Area, inside the City of Fort Myers. The 2026 adopted total is 16.9702 mills, up from 16.5269 in 2025, mainly because the City's rate rose from 6.5000 to 6.9000 mills and a City parks voted debt levy of 0.1170 mill was added. Each $100,000 of taxable value costs $1,697.02 at the 2026 rate.

The 2026 proposed total on the same page was 17.4449 and the rollback total 16.8275; the actual column is the adopted rate. The millage book does not include non-ad valorem special assessments.

The East Fort Myers Redevelopment Area

The Oasis is in the East Fort Myers redevelopment area, not the Downtown redevelopment area, on the county roll. The millage book lists the East Fort Myers Redevelopment Area (authority 421) as a tax-increment line with no separate millage, so it adds nothing to the rate. The Fort Myers Community Redevelopment Agency says the East Fort Myers plan was adopted in May 2010 and the area sunsets in May 2050.

Paying the tax bill

The Lee County Tax Collector gives a 4 percent discount for payment in November, 3 percent in December, 2 percent in January and 1 percent in February, with the full amount due March 31. Taxes are usually prorated at closing, so ask your closing agent which year's figures the proration used.

A worked yearly cost example

Take the 2026 roll's median Oasis taxable value of $221,105. Property tax at 16.9702 mills is $3,752.20. At the low end of the 2026 MLS-reported dues, $1,238 a month, the dues are $14,856 a year and the total is $18,608.20. At the high end, $1,634 a month, the dues are $19,608 and the total is $23,360.20. This is an illustration, not a quote.

Line Low dues example High dues example
Property tax ($221,105 x 16.9702 / 1,000) $3,752.20 $3,752.20
Association dues, MLS-reported (monthly x 12) $14,856.00 $19,608.00
Yearly total $18,608.20 $23,360.20

The example leaves out any special assessment, master association charge, the unit owner's own HO-6 insurance and flood contents cover, utilities the dues do not cover, and homestead or other exemptions, all of which change the real figure. Run it with the exact unit's tax bill and estoppel certificate.

Insurance costs for an Oasis unit owner

Several 2026 listings list insurance among the services the dues cover, which suggests a master policy for the building; the association's carrier, limits, deductible and premium are not published. A unit owner adds an HO-6 policy for the interior and contents; Citizens says its HO-6 includes loss assessment coverage up to $2,000 as a base. Ask for the association's insurance certificate in the resale package.

What do Florida's condo safety laws mean for Oasis buyers?

Oasis Tower One is a condominium building of three or more stories, so Florida's structural integrity reserve study and milestone inspection laws apply to it. The reserve study must be completed by December 31, 2026, and the first milestone inspection falls in 2038, or 2033 where local conditions set a 25-year trigger. Neither filing is public. Data updated: October 2026.

The structural integrity reserve study

Section 718.112(2)(g) of the Florida Statutes requires a structural integrity reserve study (SIRS) for each condominium building three habitable stories or higher, repeated at least every 10 years, and the statute says the study may not be completed after December 31, 2026. For budgets adopted on or after December 31, 2024, a board may not waive or reduce the reserves the study requires. The study covers the roof, structure, fireproofing, plumbing, electrical, waterproofing and painting, and windows and doors.

The milestone inspection

Section 553.899 sets a milestone structural inspection for condominium buildings of three or more habitable stories at 30 years after the certificate of occupancy, or 25 years where local environmental conditions apply, then every 10 years. For a building finished in 2008 that is 2038, or 2033 on the 25-year test. Whether the 25-year test applies to the Oasis is not settled in the records we read.

Your seven-day cancellation right

Section 718.503 gives a buyer of a resale condominium unit the right to cancel within seven days after receiving the governing documents and disclosures, which include the most recent structural integrity reserve study or a statement that one has not been completed. Read the study inside that window. A Domain Realty Group agent can show you where each document sits in the resale package.

What to request for an Oasis unit

Ask for the association's structural integrity reserve study or its status, the current budget and reserve schedule, the last year of board minutes, the estoppel certificate, the insurance certificate, the Declaration (Instrument 2008000287371) with its amendments and rules, and the master declaration and any shared-facilities agreement. A public directory lists no study on file for the association, but a directory is not the association's record, so we do not treat it as one.

Can you lease or keep pets at the Oasis?

Oasis Tower One leasing and pet rules are not published by a primary source: the recorded Declaration (Lee County Instrument 2008000287371) and the association's rules set them, and the secondary sources we read disagree with each other. The Articles confirm the association has the power to approve or disapprove leases. Ask the association for the current rules before you buy.

Leasing rules

The Articles give the association the power to approve or disapprove the leasing of units as the Declaration provides. The minimum lease term, the number of leases allowed a year and any approval fee are in the Declaration and the rules, which were not read for this page, so we print no figures. Ask for them in writing before you buy a unit to lease.

Pet rules

Pet limits at the Oasis are set by the association's rules. The secondary sources we read give different numbers and weight limits, and one 2026 MLS listing notes only that a size limit applies, so we print none of them. Ask the association for the current pet rule and any approval step, and read it in the resale package.

Citizens and investor-heavy condominiums

Citizens Property Insurance announced in September 2023 that residential condominiums would be ineligible for new wind-only coverage if 50 percent or more of the units are rented more than eight times in a calendar year. Whether the Oasis meets or misses that test is not published, and the association's carrier is not public. Confirm the current rule on the Citizens bulletin.

What amenities does the Oasis have?

Oasis amenities, as listing records describe them, include pools, a fitness center, a sauna, tennis and pickleball courts, a clubhouse, assigned garage parking and gated entry. No first-party association amenity page was found, and whether Tower One owners share these facilities with the rental tower at 3040 is not published. The roll codes a pool on all 199 units.

What the listing records describe

2026 MLS amenity fields for Tower One units list a clubhouse, elevators, a fitness center, a pool, a sauna and a spa or hot tub, and another listing adds an outdoor grill, a playground and sidewalks. Listing descriptions also mention tennis and pickleball courts, a riverfront setting and gated entry. These are agent-entered fields, not an association list, so confirm current amenities with the association.

Shared facilities with the rental tower

The recreation parcel at 3000 Oasis Grand Boulevard belongs to a company affiliated with the rental tower's owner on the county roll, and Business Observer reported in 2021 that the same group controls the Oasis Grand Master Association. Which pools, courts and decks Tower One owners use, and on what terms, is set by the master declaration and any shared-facilities agreement. Neither is published.

Parking at the Oasis

Listing records describe assigned parking in the tower garage, and one 2026 listing assigns one inside space to its unit. The county roll codes no garage on the unit parcels because the garage is a common element. The number of spaces assigned to a unit is a resale-certificate item, so confirm it for the exact unit.

Is the Oasis in a flood zone?

Yes. FEMA's National Flood Hazard Layer places the Oasis Tower One parcel in Zone AE, a coastal special flood hazard area, with a base flood elevation of 10.0 feet NAVD88 on map panel 12071C0288H, effective November 17, 2022. A 30-parcel sample of Oasis units returned Zone AE on all 30. Lee County places the tower in Evacuation Zone A.

Zone AE, the base flood elevation and the map panel

We tested the tower parcel's center point against FEMA's effective flood zones on October 28, 2026: Zone AE, coastal floodplain, base flood elevation 10.0 feet (NAVD88), panel 12071C0288H, a countywide panel effective November 17, 2022. No letter of map revision returned at the point. An elevation certificate for the building is the document an insurer or lender uses. Search any address at the FEMA Flood Map Service Center.

The March 2, 2027 map change

FEMA's list of Florida flood map changes taking effect March 2, 2027 names only the Village of Estero and unincorporated Lee County. The City of Fort Myers (community 125106), where the Oasis sits, is not on it, so the tower's 2022 panel does not change on that date. Whether any later preliminary map is pending for the City was not settled in the sources we read.

Ground elevation at the tower

The USGS 3DEP elevation service returns about 8.0 feet (NAVD88) of bare-earth ground elevation at the tower parcel's center point, about 2 feet under the 10.0 foot base flood elevation. That is a one-meter terrain model value at one point, not an elevation certificate, and it says nothing about the floor height of any unit. The lowest floor and garage elevations are documented only in the elevation certificate and the building plans.

The Oasis evacuation zone

Lee County's evacuation zone layer places the Oasis parcel in Zone A, surge zone 1, the first zone the county orders out when a storm threatens, checked October 28, 2026 against a layer last edited March 11, 2025. Lee County's zones run A to E by surge risk and are no longer tied to storm category. An evacuation zone measures storm surge exposure and is separate from a FEMA flood zone. Check the Florida Know Your Zone tool each season.

Hurricane Ian at the downtown river gauge

NOAA's downtown Fort Myers tide gauge (station 8725520) peaked at 7.53 feet NAVD88 during Hurricane Ian at 6:30 p.m. on September 28, 2022, 7.26 feet above mean higher high water, the same figures the National Hurricane Center lists for the gauge. That peak sits about half a foot under the 8.0 foot ground estimate at the tower and 2.5 feet under its base flood elevation. Gauge height is not depth at the building.

What Ian did in Fort Myers and Lee County

The National Hurricane Center reports 5 to 8 feet of inundation above ground up the Caloosahatchee River in Fort Myers, where the surge reversed the river's flow and flooded city streets, and a USGS high-water mark of 4.4 feet above ground on the south bank downtown. In Lee County at least 52,514 structures were impacted, 5,369 destroyed and 14,245 with major damage. Damage inside Oasis Tower One is not documented in any public record we found; that is an absence of a record, not a finding of no damage.

Source: NOAA CO-OPS verified water levels, Fort Myers station 8725520, local time; National Hurricane Center reports for Ian, Helene and Milton. Helene and Milton peaked below the tower's estimated ground elevation. The Helene report counts at least 102 damaged structures in Fort Myers, 52 with major damage.

First Street flooding outside hurricanes

Downtown First Street floods when high tides meet heavy rain. During Tropical Storm Debby the river peaked at 3.54 feet on August 4, 2024, and FDOT said road elevations near the Edison Bridge approach are about 2.5 feet, as NBC2 reported. The City is now procuring engineers for a FEMA hazard-mitigation-funded drainage project along about one mile of First Street, covered under what is changing nearby.

Flood claims in ZIP 33916

FEMA's open flood claims data lists 146 National Flood Insurance Program claims with a 2022 loss date in ZIP 33916, 144 of them tagged Hurricane Ian, with $10,119,444 in net building payments and $1,893,158 in contents payments. ZIP 33916 is much larger than one tower, and the only two high-rise condominium master-policy claims in the set belong to a different, three-story 1980 building, so these counts are context, not Oasis figures.

How flood insurance works in a condominium tower

A condominium tower is usually insured for flood under one Residential Condominium Building Association Policy (RCBAP) from the National Flood Insurance Program. FEMA's 2024 coverage summary caps building coverage at $250,000 times the number of units, which is $49,750,000 for 199 units by that formula, excludes owners' contents, and applies a coinsurance penalty below 80 percent of replacement cost. The Oasis association's policy in force is not published.

The City of Fort Myers flood insurance discount

The Oasis is in the City of Fort Myers' flood insurance community (NFIP 125106), in the regular program since April 16, 1979. FEMA's Community Status Book lists the City at Community Rating System Class 6, a 20 percent discount on special flood hazard area policies and 10 percent on others, effective October 1, 2025. The discount does not change a building's zone.

Wind cover and Citizens

Citizens Property Insurance requires its personal residential policies that include wind coverage to carry flood insurance, and it writes condominium unit-owner policies on HO-6 and wind-only HW-6 forms. For 2026 Citizens announced average changes of plus 7.7 percent for condominium association multiperil policies and plus 14.1 percent for condominium association wind-only policies. The Oasis association's wind carrier is not public.

Which schools serve the Oasis?

Oasis Tower One falls in Lee County elementary proximity zone H, middle zone EE and the East high school zone, sub-zone East 1, on the School District of Lee County's 2026-27 enrollment layer. Lee County assigns students by choice among the schools in a zone, so no single school is assigned to the address. The 2026 state grades for these schools run from C to A.

How 2026-27 school choice works

The district's 2026-27 Student Enrollment Plan lets families rank schools inside their proximity zone, with distance to the school (within two miles) and the nearest school as assignment factors, and five recognized waiver grounds. Open enrollment for 2026-27 began online January 20, 2026. Confirm any address with the district's School Site Locator.

The schools in the Oasis zones

The district's plan lists five elementary schools in zone H: Allen Park, Edgewood Academy, Edison Park Creative and Expressive Arts, Franklin Park and Orangewood. Middle zone EE lists Fort Myers Middle and Paul Laurence Dunbar Middle. The East high school zone lists Dunbar, East Lee County, Gateway, Lehigh Senior and Riverdale, and the East 1 sub-zone lists Dunbar, Gateway, Lehigh Senior and Riverdale.

Fort Myers High School and the Oasis address

Fort Myers High School is not in the East zone list the district returns for the Oasis address, even though it is a downtown-area school. We name only the schools in the district's own list for the zone. Check the School Site Locator before you count on any high school.

Where are the hospitals near the Oasis?

Oasis Tower One is about 2.7 road miles from Lee Memorial Hospital on Cleveland Avenue, the nearest Lee Health hospital, and about 8.9 road miles from Gulf Coast Medical Center, Lee Health's Level II trauma center. HealthPark Medical Center is about 13.0 road miles away. Distances are free-flow routing estimates from the tower.

Straight-line distances from the Oasis

Measured straight-line from the tower parcel, downtown Fort Myers at First and Hendry streets is 1.3 miles, Centennial Park 1.4 miles, Edison and Ford Winter Estates 2.1 miles, Lee Memorial Hospital 2.2 miles and RSW about 10 miles. Straight-line figures are shorter than any drive; use the road table above for planning.

Is the Oasis in the City of Fort Myers?

Yes. All 199 Oasis units sit in Lee County taxing district 322, the City of Fort Myers fire district and City zoning on the county roll. That decides the millage, the building department, the flood insurance community and the City's Class 6 flood insurance discount. The mailing city is Fort Myers for every unit.

Buses and the downtown trolley

LeeTran's 2026 Transit Development Plan lists downtown routes including 10, 15, 20, 70, 100 and 140, and the Downtown Trolley routes 500 and 505, with the Rosa Parks Transportation Center at Widman Avenue and Jackson Street as the downtown hub. Fares in the plan are $1.50 one way for adults and $0.75 for the trolley. Which stops serve Oasis Grand Boulevard was not confirmed.

Bridge tolls to the islands

Lee County's LeeWay lists a Sanibel toll of $6 for a two-axle vehicle, plus a $3 administrative fee on non-transponder tolls, and annual passes, November 1 to October 31, of $400 for Sanibel, $330 for the Midpoint and Cape Coral bridges and $730 for all bridges. Rates change, so check the county's toll page.

What is changing near the Oasis

The City of Fort Myers is procuring design services (RSQ 26-039, submissions due October 30, 2026, selection committee November 12) for a FEMA hazard-mitigation-funded drainage project on about one mile of First Street west from the Edison Bridge. The City and the Lee County MPO hold First and Second Street corridor workshops on November 12, 2026 (6 to 8 p.m., Fire Station 11) and November 13 (noon to 4:30 p.m., the Regional Library). Midtown Phase 1, a $29.5 million utilities, drainage, roads and trail project, runs through late 2027.

Riverfront plans and bridge work

The Fort Myers Community Redevelopment Agency approved a $500,000 Innovation Walk master plan in fiscal 2025-26 for the riverfront from the Edison Bridge to the Caloosahatchee Bridge, now in planning, and approved a tax increment rebate for a Hilton Tempo hotel at 2300 First Street. FDOT lists overnight joint work on the Edison Bridge from July 31 through winter 2026 and pedestrian and lighting upgrades on Palm Beach Boulevard (SR 80) east of the tower.

The East Fort Myers redevelopment area

The Oasis is inside the City's East Fort Myers community redevelopment area, whose priorities include infrastructure, neighborhood parks, the Tarpon Street Pier, Billy's Creek restoration and the Palm Beach Boulevard corridor, per the Fort Myers Community Redevelopment Agency. The area sunsets in May 2050; the separate Downtown redevelopment area to the west sunsets in August 2044.

How the Oasis compares with nearby downtown towers

Oasis Tower One recorded more sales than either High Point Place or Riviera in the latest 12 months and at a lower median, on the same Lee County record and window. All three are downtown Fort Myers riverfront condominium towers finished from 2006 to 2008. The table compares them on one yardstick, with no verdict. Data updated: October 2026.

How to read the comparison table

Each building's count comes from its own legal name on the county roll, and unit size differs widely: High Point Place's median unit is 2,117 heated square feet, against 1,388 at the Oasis, so the price per heated square foot row is the closer like-for-like measure. Twelve months of 11 to 18 sales per building is a small sample. For other Fort Myers communities on the river, see Gulf Harbour homes for sale and Cinnamon Cove homes for sale.

The history of the Oasis

Oasis Tower One was built by The Related Group of Miami and finished in 2008, the year built on all 199 Tower One units. The association was incorporated February 21, 2008, owners took over operation about 2012, and the second tower was converted from condominium to a single rental parcel in December 2020 and sold in August 2021.

The master instruments and the land

Oasis unit legals refer back to master instruments recorded in 2006, and the land tracts under the site carry roll sales of $12,000,000 on December 27, 2004 and $2,000,000 on June 28, 2013. The state's elevator record shows an elevator installed May 29, 2007, so the tower was under construction or in testing by mid-2007.

The association's Articles were filed February 21, 2008 from The Related Group's Miami address at 315 South Biscayne Boulevard, with the developer appointing the first board. The 2018 appellate case caption names TRG Oasis (Tower One), Ltd. among the Related Group entities. Business Observer's 2021 report also says the towers were built in 2008 by Related Group.

Owner control from about 2012

The 2011 annual report still lists the developer-era officers at the Miami address. The association's principal address moved to 3000 Oasis Grand Boulevard on April 17, 2012, consistent with owners taking control of the board. Owners amended the Articles by member vote on March 18, 2021.

A 2018 appellate case

A 2018 appellate case between the developer entities and the association, Second District Court of Appeal case 2D18-16, was decided June 22, 2018; the published opinion reads "Denied" and states nothing more about the claims. The published opinion is the only record of it we cite.

The second tower becomes a rental

The second Oasis tower was planned and built as condominiums, and its condominium association was incorporated in 2008. Business Observer reported that the tower moved from condominium to fee-simple ownership in December 2020, and the county roll records its sale on August 23, 2021 for $71,000,000. Tower One stayed a condominium of 199 individually owned units.

Talk to our team about an Oasis home

Contact Domain Realty Group or call 239-441-2816, tell us the floor plan, floor range and budget you have in mind, and an agent will send matching Oasis listings, the recent recorded sales in that plan, and the documents to request before an offer: the estoppel certificate, the structural integrity reserve study and the current budget. You can also search current listings any time.

Thinking of selling an Oasis home?

Oasis buyers compare floor plans closely, and a unit priced against its own plan's recorded sales sells faster than one priced against the building median. Start with a Domain Realty Group home valuation, or see McGreevy and Comisar's guide to what a Fort Myers home is worth.

Frequently Asked Questions about Oasis homes for sale

Oasis buyers ask these questions most, and each is answered from the Lee County record, the association's state filings, Florida condominium law, FEMA's flood map, NOAA's river gauge and the Florida Department of Education. Each answer carries the same dates as the sections above, so every figure can be checked against its source below.

What are the HOA fees at the Oasis in Fort Myers?

The association does not publish its dues. 2026 MLS listing data shows $1,238 to $1,634 a month by unit, and two units of about the same size show $1,447 and $1,238. Confirm the exact unit's dues, and any special assessment, with an estoppel certificate from the association before you offer.

What do Oasis association dues include?

It differs by listing. 2026 MLS fields list cable TV, insurance, management, security and trash for unit 1007, and cable TV, pool and escrow reserves for unit 2802. These are agent-entered fields, not an association statement, so read the association's current budget to see exactly what the dues pay for.

Does the Oasis have special assessments?

No special assessment appears in any Oasis listing or public record we read, but that is silence, not proof that none exists. The reserve balance and the structural integrity reserve study are not published. The estoppel certificate for the exact unit states any assessment balance, and the budget shows the reserve plan.

Has the Oasis completed its structural integrity reserve study?

The study's status is not published. Section 718.112(2)(g) of the Florida Statutes requires one for buildings three habitable stories or higher, by December 31, 2026 at the latest, repeated every 10 years. A resale buyer must receive the most recent study or a statement, so ask the association for it.

When is the Oasis milestone inspection due?

Section 553.899 sets the first milestone inspection at 30 years after a building's certificate of occupancy, or 25 years where local environmental conditions apply, then every 10 years. Is the Oasis in the City of Fort Myers?

Yes. All 199 units sit in Lee County taxing district 322, FM East Fort Myers Redevelopment Area, with the City of Fort Myers fire district and City zoning on the county roll. The City is also the flood insurance community, NFIP 125106, with a Class 6 rating worth a 20 percent discount.

Is 3040 Oasis Grand Blvd a condo I can buy?

No. Lee County records show 3040 Oasis Grand Boulevard as one multi-family parcel with 265 units, built in 2008 and sold August 23, 2021 for $71,000,000 to a single owner. Business Observer reported it moved from condominium to fee-simple ownership in December 2020. It operates as rental apartments, not condominiums.

Is the Oasis a 55+ community?

No age restriction is recorded in the association documents we read. The 2008 Articles and the 2021 amendment contain no age rule, and the county and state records reviewed show none. The recorded Declaration, Lee County Instrument 2008000287371, was not read for this page, so confirm occupancy rules there and in the association's rules.

Can I rent out a condo at the Oasis?

Leasing is governed by the recorded Declaration and the association's rules, and the Articles give the association power to approve or disapprove leases. The minimum lease term and the number of leases a year are not published by a primary source, and secondary sources disagree, so ask the association for its current rule in writing.

Are pets allowed at the Oasis?

Pet rules at the Oasis are set by the association's rules, and the secondary sources we read give conflicting numbers and weight limits, so we print none. One 2026 MLS listing notes only that a size limit applies. Ask the association for the current pet rule and any approval step before you buy.

Is the Oasis in a flood zone?

Yes. FEMA's flood map places the Oasis parcel in Zone AE, a special flood hazard area, with a 10.0 foot base flood elevation (NAVD88) on panel 12071C0288H, effective November 17, 2022. All 30 Oasis units in a parcel sample returned Zone AE. An elevation certificate decides a unit's flood rating.

What hurricane evacuation zone is the Oasis in?

Lee County's evacuation layer places the Oasis in Zone A, surge zone 1, the first zone the county orders out when a storm threatens, checked October 28, 2026. The evacuation zone measures surge exposure and is separate from the FEMA flood zone. Check the address on the state or county lookup each season.

Did Hurricane Ian flood the Oasis?

NOAA's downtown gauge peaked at 7.53 feet NAVD88 in Ian on September 28, 2022, about half a foot under the tower's estimated 8.0 foot ground elevation, and the river flooded downtown streets. No public record we found documents water depth at the tower or damage inside Oasis Tower One.

Will the 2027 FEMA flood map change affect the Oasis?

FEMA's list of Florida map changes taking effect March 2, 2027 names only Estero and unincorporated Lee County, not the City of Fort Myers, where the Oasis sits. The tower's panel, 12071C0288H, was last made effective November 17, 2022. Check FEMA's Map Service Center for any later preliminary map.

How does flood insurance work at the Oasis?

Condominium towers usually carry one building policy, the RCBAP, which FEMA caps at $250,000 times the number of units and which excludes owners' contents. Owners add their own HO-6 and contents cover. The Oasis association's policy is not published, so ask for its insurance certificate. The City's Class 6 rating gives a 20 percent discount.

What schools serve the Oasis?

Lee County uses proximity zones, so no single school is assigned. For 2026-27 the Oasis falls in elementary zone H (Allen Park, Edgewood Academy, Edison Park, Franklin Park and Orangewood), middle zone EE (Fort Myers Middle and Dunbar Middle) and the East high school zone, sub-zone East 1.

How far is the Oasis from the airport?

Southwest Florida International Airport (RSW) is about 14.2 road miles and roughly 25 minutes from the Oasis in free-flow traffic, and about 10 miles in a straight line. Season, events and bridge work add time, so allow more on winter weekends. These are routing estimates, not live traffic.

How far is the Oasis from the beach?

Fort Myers Beach at Times Square is about 17.7 road miles and roughly 34 minutes from the Oasis in free-flow traffic, and the Sanibel Causeway toll plaza area is about 17.6 road miles and 33 minutes. The Sanibel toll is $6 for a two-axle vehicle, plus a $3 fee without a transponder.

Are there new condos for sale at the Oasis?

No. Every Oasis unit was built in 2008, and no builder-direct sale appears on the Lee County record in any year from 2015 to 2026. Every one of the 18 sales in the latest 12 months was a resale, so every Oasis condo for sale today is a resale unit.
