The Cross Creek Country Club price trend since 2015
The county record shows a long flat stretch, a sharp rise in 2022 and 2023, and a slide since. Every recorded sale in the series was a resale, because the last Cross Creek Country Club homes were built in 1989.

What the county record shows about the 2023 peak
The Cross Creek Country Club median rose from $164,000 in 2021 to $232,000 in 2022 and $250,000 in 2023, then fell to $229,500 in 2024, $207,200 in 2025 and $187,000 for 2026 through mid-September. The 2026 year-to-date median is about 25 percent below the 2023 peak. That is a county-record fact about recorded prices, not a forecast.

Price per square foot in Cross Creek Country Club
County dollars per square foot on this page use heated (living) area from the Lee County roll, not total area under roof. On that basis the 12-month median was $181 per square foot for all homes, $187 for condominiums and $169 for single-family homes. The calendar-year peak was $250 in 2023, and the 2026 year to date sits at $186.
The White Marsh Lane condominiums

What the county record cannot show
The county file records the price and the date a deed was recorded. It does not record the asking price, how long the home was listed, whether it sold furnished, or how many homes are for sale today. Those are MLS fields, and the listing links above show current inventory now. One unit, 13273 White Marsh Ln #314, sold twice in the window: $205,000 on December 18, 2025 and $185,000 on September 15, 2026.
Cross Creek Country Club associations compared
Cross Creek Country Club is 18 condominium associations, each with its own recorded declaration, board, budget, insurance and reserves, under one master association that runs the golf course, clubhouse, private roads and lakes. The association decides the building, the floor plan and most of the price. Data updated: October 2026.
The Lee County roll abbreviates the legal names (for example "CROSS CRK OF FT MYERS CNDO" and "CROSS CK OF F M VILLAS I") and spreads them over 30 legal prefixes, including one-parcel misspellings. The table groups those prefixes into the 18 associations by their recorded declaration references. Most of the community is condominium, so compare it with other Fort Myers condos for sale as well.

Source: Lee County Property Appraiser parcel roll and qualified sales, 24 months to the October 28, 2026 index, grouped by the association roster in our records research; OR book and page values come from the county legal descriptions, not from the recorded declarations themselves. Terraces II to IV share two county legal names (CROSS CREEK OF FM, 4 sales at a $209,000 median, and CROSS CREEK OF FT MYERS, 1 sale at $244,000), so their sales cannot be split by association. A median of one to three sales is a single price or a range, not a market.

Both have a 1,690 square foot median. Twenty-four-month medians were $323,325 and $303,000, and the six 12-month sales ran from $237,000 to $352,500.
Cross Creek Estates is a separate community
Cross Creek Estates, on Breton Circle, Kedleston Circle, Manderston Court, Allendale Circle and nearby streets, is a separately platted subdivision (Plat Book 46, Pages 41 to 60) of 508 parcels, about 501 homes, built 1990 to 2002, with its own amenity tract at 12501 Cross Creek Boulevard. It is not one of the 18 associations, and none of its sales are in this page's figures.
What kind of homes are in Cross Creek Country Club?
Cross Creek Country Club is mostly two-bedroom condominiums: the Lee County roll records all 788 condominiums as two bedrooms, from 778 to 1,646 heated square feet with a 992 square foot median. The 116 single-family homes run 1,247 to 2,048 square feet with a 1,690 square foot median, 88 with two bedrooms and 28 with three. Data updated: October 2026.
Build years
Every Cross Creek Country Club home on the roll was built between 1984 and 1989, with a median year of 1986; 901 of the 904 homes date from 1985 to 1989 and 3 from 1984. Because the community was finished by 1989, every home for sale today is a resale, and the age of roofs, windows, plumbing and electrical systems matters in each association's reserves.
Building heights on the county roll
The county roll records 233 home parcels as one story, 386 as two stories and 285 as three stories. Condominium buildings of three or more stories fall under Florida's structural integrity reserve study and milestone inspection rules, covered in the condominium law section below, so the story count for the exact building is worth checking.
Golf and lake views
The Lee County roll gives a land view for each parcel: 630 Cross Creek Country Club homes carry a golf view and 270 a lake view, with 4 blank. A golf or lake view on the roll describes the parcel's setting, not a specific window or lanai, so look at the unit itself.
Pools, garages and the roll's other flags
The county roll flags a pool on 789 of the 904 home parcels (87 percent), which reflects shared association pools as well as private ones, and a garage on 30 percent. The community site says many associations, about ten, have their own pools in addition to the clubhouse pool and hot tub.
Assessed values on the 2026 roll
On the 2026 Lee County roll the median condominium has a just value of $146,672 and a taxable value of $135,702, on a median lot share of 0.224 acres. The median single-family home has a just value of $259,094, a taxable value of $206,220 and a 0.150 acre lot. Taxable value is after exemptions, so a homesteaded owner's figure is lower than a non-homesteaded one.
Is golf included with a Cross Creek Country Club home?
Yes. Cross Creek Country Club golf is included with ownership: the 18-hole executive course belongs to the master association, which the community's site describes as owned by the members, and the community counts 905 living units in its 18 associations. No separate equity membership or initiation fee was found in the sources we read; club costs run through association fees.
The Arthur Hills executive course
The Cross Creek course is an 18-hole, par-60 executive layout designed by Arthur Hills in 1985 and built in 1987, according to the club's golf course page. Its greens, tees and bunkers were renovated from 2012 to 2015. The April 2, 2026 board minutes record a greens renovation on hole 8. The course was closed on Mondays through October 2026.
Who can play, and when tee times open
The club lists five kinds of players: members, tenants, golf associates, associate members and the public. Members, tenants and golf associates can book tee times 14 days ahead; the public can book 6 days ahead. The March 27, 2025 annual meeting minutes record that associate member dues were to be raised.

What members said about value
In the association's 2025 member survey, with 439 responses, 32 percent strongly agreed and 44.5 percent agreed that the club is good value. The same survey reported that 30 percent of respondents live in Cross Creek year round, 47 percent stay 3 to 6 months, 12 percent 7 to 12 months and 11 percent under 3 months.
Golf events and leagues
The club keeps a golf events calendar and posts local rules and a reciprocal list for play at other clubs on its site. A women's 18-hole group sheet posted on the club's site is open to any female member, tenant or associate. Check the calendar page for the current season's events.
Who runs Cross Creek Country Club?
Cross Creek Country Club runs in three layers: a master association that operates the golf course, clubhouse, restaurant, private roads and common lakes; 18 separate condominium associations, each with its own board, budget, insurance and reserves; and the owners, who vote as members of the master association. At the March 27, 2025 annual meeting, 498 members were present.
The master association's name
The master association's legal name is written three ways in its own documents: "Cross Creek of Fort Myers Association, Inc." in board minutes, and "Cross Creek of Fort Myers Community Association, Inc." and "Cross Creek Community Assoc., Inc." in annual meeting minutes and financials. The variants are not reconciled in the records we read, so this page says "the master association." The state corporate filing is searchable on Sunbiz.
What the 2025 annual meeting decided
The March 27, 2025 annual meeting minutes record a vote to transfer funds, 416 yes and 3 no, and a vote to waive the year's audit, 373 yes and 44 no, so no audited statement exists for that year. The minutes also record that the reserve study was last done in 2016 and was approved for 2025 at a maximum of $9,000, and that lake bank restoration covers lakes 13 and 15 to 18.
Private roads inside Cross Creek
The March 27, 2025 annual meeting minutes record that Cross Creek maintains its own private roads: Cross Creek Boulevard, White Marsh Lane and Tallgrass Court. Road upkeep is a community cost, not a county one, and it flows through the master association's budget.
Sewer service
The April 2, 2026 board minutes record that switching to city sewer service could save about $400,000 a year, but that the Florida Public Service Commission confirmed the community is locked into its current provider. That is a board statement in the minutes, not a Public Service Commission order we read.
The visioning plan for the clubhouse
The community's Visioning Our Future page describes a clubhouse renovation and planning process, with a first "Square One" phase, a focus group framework posted in June 2026 and an online scorecard posted in August 2026. The page says funding would likely be a special assessment over several years. No approved amount was published in the sources we read.
What does it cost to own in Cross Creek Country Club?
Cross Creek Country Club ownership costs stack in three layers: the condominium association fee, a master association fee that covers golf and the clubhouse, and property tax at the district 047 rate of 13.3623 mills. The master dues for all 18 associations are not published, so we print only figures with a dated source. Data updated: October 2026.
| Cost layer | Amount | Period and source |
|---|---|---|
| Property tax, district 047 | 13.3623 mills ($1,336.23 per $100,000 of taxable value) | 2026 adopted (actual) rate, Lee County Property Appraiser |
| Master fee, Villas I example | $408 per unit per quarter | Villas I April 2025 financial report |
| Villas I association budget | $218,762.15 a year | Villas I May 2025 financial report |
| Master dues, all other associations | not published | ask for each association's budget and estoppel certificate |
| Capital contribution at sale | not published | estoppel certificate |
| Proposed dues increase | about $200 per quarter | proposed in the April 2, 2026 board minutes, not shown as adopted |
| Proposed food assessment | $300 a year per household | proposed in the April 2, 2026 board minutes, not shown as adopted |
One association's budget, line by line
The Villas I association's May 2025 financial report shows an annual budget of $218,762.15, including $72,000 a year in master fees, paid as a $6,000 monthly "Cross Creek Community Fee," $55,305 for insurance and $4,896 for management. Its April 2025 report lists a quarterly master fee of $408 per unit. Other associations set their own budgets, so this is one example, not a community rate.
The master dues are not published
The master association does not publish its dues schedule on a public page, and no master budget was found in the sources we read. Each condominium association's fee also varies by building. Ask the seller for the estoppel certificate, which Florida law requires the association to issue, and for the last two years of the association's budget.
Proposals in the April 2, 2026 board minutes
The April 2, 2026 board minutes record proposals, not adopted changes: a dues increase of about $200 per quarter, a $300 annual food assessment per household (about $270,000 in total) and a planned sheriff security assessment. Whether any of them passed was not published in the sources we read. The September 10, 2024 minutes had floated an increase of about $100 a month.
Special assessments and the restaurant
No adopted special assessment amount was found in the sources we read. The clubhouse visioning plan says its funding would likely be a special assessment over several years, and the March 27, 2025 annual meeting minutes record a restaurant deficit of more than $300,000 per year. Ask each association and the master association for any assessment voted or pending.
Property taxes in taxing district 047
Every Cross Creek Country Club home is in Lee County taxing district 047, South Trail Fire, in unincorporated Lee County, so there is no city millage. The 2026 adopted total is 13.3623 mills. The proposed column on the same page read 13.3738 and the rollback rate 13.3601; the actual column is the adopted rate.
| Taxing authority, district 047 | 2026 mills (actual) |

A worked yearly tax example (illustrative)
Take the 2026 roll's median Cross Creek Country Club condominium taxable value of $135,702. Property tax at 13.3623 mills is $1,813.29. For the median single-family taxable value of $206,220, it is $2,755.57. Adding the Villas I quarterly master fee of $408 (four quarters, $1,632) gives $3,445.29 for the condominium example. This is an illustration, not a quote.
| Line | Condominium example | Single-family example |
|---|---|---|
| Taxable value (2026 roll median) | $135,702 | $206,220 |
| Property tax (taxable x 13.3623 / 1,000) | $1,813.29 | $2,755.57 |
| Villas I master fee ($408 x 4), one association's figure | $1,632.00 | not published |
| Illustrative subtotal | $3,445.29 | $2,755.57 plus fees |
The example leaves out each condominium association's own fee, any special assessment, insurance, utilities and exemptions, all of which change the real figure. Run it with the exact home's tax bill and estoppel certificate.
What do Florida's condo safety laws mean for Cross Creek Country Club buyers?
Cross Creek Country Club condominium buildings of three or more stories fall under Florida's structural integrity reserve study and milestone inspection rules, and the county roll records 285 Cross Creek home parcels as three stories. Section 718.112(2)(g) of the Florida Statutes sets the reserve study and section 553.899 the milestone inspection.
The structural integrity reserve study
Florida law since 2022 requires a structural integrity reserve study, or SIRS, for qualifying condominium buildings of three or more stories, under section 718.112(2)(g). The study sets reserves for the building's major structural parts. Ask whether the association's building has one, what it recommends and whether the budget funds it.
The milestone inspection
Section 553.899 requires milestone inspections of qualifying condominium buildings of three or more stories. Most Cross Creek Country Club buildings are two or three stories on the county roll, and whether each building crosses the three-story threshold was not confirmed building by building, so check the building you want.
Records a buyer can ask for
Sections 718.111 and 718.116 set the association's duty to keep official records and to issue an estoppel certificate showing what a unit owes. For a Cross Creek purchase, ask for the estoppel certificate, the current budget, the reserve schedule, any SIRS and milestone report, the last year of board minutes and the master association's current fee.
The 2016 reserve study and the audit waiver
The March 27, 2025 annual meeting minutes record that the master association's reserve study was last done in 2016 and was approved for 2025 at a maximum of $9,000, and that members voted 373 to 44 to waive that year's audit. Read those minutes alongside the current budget when you weigh any master-level cost.
What amenities does Cross Creek Country Club have?
Cross Creek Country Club's amenities center on the clubhouse at 13050 Cross Creek Boulevard: the golf course and pro shop, Birdies restaurant, a ballroom and multi-purpose room, the clubhouse pool and hot tub, three tennis and pickleball courts, bocce, shuffleboard and a library. Many of the 18 associations, about ten, also keep their own pools.
Birdies restaurant
Birdies is the clubhouse restaurant, open to the public. The club's dining page lists hours of 10:30 a.m. to 6 p.m. on Tuesday, Thursday and Saturday, 10:30 a.m. to 7 p.m. on Wednesday and Friday, and 9 a.m. to 5 p.m. on Sunday, closed Monday, with happy hour 3 to 5 p.m. Tuesday to Friday. Lunch and dinner menus are posted for October 2026.
Pools and courts
The clubhouse has a pool and hot tub, and the community site lists three tennis and pickleball courts, bocce and shuffleboard. The association pools are separate from the clubhouse pool and are run by each condominium association, so the pool closest to a given unit depends on its association.
Events and the ballroom
The clubhouse has a ballroom and a multi-purpose room used for weddings and private events, according to the club's weddings and events page, and the community calendar lists club activities through the season. The notices page carries current association items and meeting notices.
Can you lease a home in Cross Creek Country Club?
Yes, Cross Creek Country Club homes can be leased, but each association sets its own rules. The community's rentals page shows 30-day rental increments in some units and 3-month minimums in others, with background check fees of $125 to $150. Each association's recorded declaration governs the minimum term, and those declarations were not read for this page.
Lease approval and fees
The rentals page lists a golf membership transfer fee and an association background check for leases on Oak Hill Loop, and background check fees of $125 to $150 elsewhere. Because the 18 declarations differ, ask the association for its lease application, minimum term and approval timeline before you sign a lease or buy to lease.
Pets
The rentals page marks some units "no pets," and pet rules vary by association. Confirm the pet rule in the declaration and rules of the exact association, and on the estoppel or resale documents, before you buy.
Age rules
No recorded age rule was reviewed for this page.
For sale and for rent signs
The March 11, 2026 draft board minutes record enforcement of the sign rule: one For Sale or For Rent sign of no more than 36 by 24 inches. Those minutes were a draft when posted, so confirm the current rule with the association.
Is Cross Creek Country Club gated?
Cross Creek Country Club's gate status is not confirmed in any first-party source we read. The community's own site does not describe a gate, and secondary listings disagree with each other, so we do not state it either way. Ask the association office at 13050 Cross Creek Boulevard how entry works for owners, tenants and guests.
Security proposals in the minutes
The April 2, 2026 board minutes record a planned sheriff security assessment. As with the other items in those minutes, it is a plan recorded by the board, not an adopted assessment shown in the sources we read.
Is Cross Creek Country Club in a flood zone?
Mostly Zone X, with some Zone AE. On a 30-parcel random sample of Cross Creek Country Club homes on FEMA's National Flood Hazard Layer, 29 parcels were in Zone X, the area of minimal flood hazard, and 1 was in Zone AE, a special flood hazard area. The flood zone depends on the exact building, so check the address.
Where the AE area is
The sampled AE parcel is on Cold Stream Drive, and FEMA's layer shows a small Zone AE area and an AE floodway polygon crossing the course along the lake and slough edge in the north part of the community. A full parcel-by-parcel count of all 904 homes was not run, so treat the sample as a screen, not a determination.
The FEMA map panel
Cross Creek Country Club is on FEMA flood insurance rate map panel 12071C0437H, effective November 17, 2022. Flood zones intersecting the community's bounding box include Zone X, a Zone AE floodway and Zone AE. FEMA's layer publishes no static base flood elevation for those areas, so an elevation certificate for the exact building is the document that matters. Search any address at the FEMA Flood Map Service Center.
The March 2, 2027 map revision
FEMA's Letters of Final Determination list Lee County (Unincorporated Areas), community 125124, with revised flood maps effective March 2, 2027, and the county's floodplain page states the same date. Panel 12071C0437H was not listed in what was read for this page, so recheck the panel for the address before closing on or after that date.
Cross Creek Country Club evacuation zone
A Lee County GIS query of all 904 home parcels places every one in Evacuation Zone C on the county's 2025 layer. An evacuation zone measures storm surge exposure and is separate from a FEMA flood zone, so a home can be in Evacuation Zone C and FEMA Zone X at the same time. Confirm the address on the county's map.
What the board said about flood insurance
The April 2, 2026 board minutes record a discussion that the property is now in a flood zone after Ian-era map changes and that flood insurance is mandatory for many homes. That is the board's statement, not a FEMA finding. Each condominium association carries its building's master flood policy, and the unit owner insures the unit's interior.
Hurricanes Ian, Helene and Milton
We found no Cross Creek specific record of Hurricane Ian surge, rainfall or damage in the county, FEMA or association sources read for this page, beyond the board's flood insurance remarks; that is an absence of a record, not a finding of no damage. Lee County keeps Ian, Helene and Milton track layers in its GIS, and no Cross Creek impact from Helene or Milton was found.
Insurance notes for Cross Creek buyers
Lender flood insurance requirements follow each unit's FEMA zone, and the zone can differ between buildings in Cross Creek. Ask the association for its master policy declarations, ask the seller for the unit's current premiums, and get an elevation certificate for the building if the address maps to Zone AE.
Which schools serve Cross Creek Country Club?
Cross Creek Country Club homes fall in Lee County elementary Proximity Zone J, middle Zone EE and high school South Zone sub-zone S1 for 2026-27, under the district's Student Enrollment Plan. Zone J choices are Colonial, Gateway, Ray V. Pottorf and Treeline elementary schools; Zone EE choices are Fort Myers Middle and Paul Laurence Dunbar Middle.
How 2026-27 school choice works
Lee County assigns students by choice among the schools in a proximity zone, not to one neighborhood school. Families rank schools in the zone through the district's FOCUS portal, and living in the zone gives eligibility, not a guaranteed seat. Sub-zone S1 high school choices are Cypress Lake High and Fort Myers High, with Dunbar High by waiver; contiguous sub-zone S2 includes South Fort Myers High.

Gateway Elementary and Gateway High
Gateway Elementary, a Zone J choice, is a different school from Gateway High, which is not in this zone's list. Cross Creek Country Club is in School Board District 2, and the exclusive transportation zones for sub-zone S1 cover Fort Myers High and Cypress Lake High.

Why we print straight-line miles
Straight-line distances are measured from the median Cross Creek parcel point on the county roll to each hospital and are shorter than any drive. Service lines at each hospital were not confirmed for this page, so check Lee Health's own pages for emergency and specialty services.

Is Cross Creek Country Club in the City of Fort Myers?
No. All 904 Cross Creek Country Club home parcels are in Lee County taxing district 047 in unincorporated Lee County, outside the City of Fort Myers. That decides the millage, the county building department and the county's flood insurance community. The mailing city is Fort Myers for every home, which is a postal name, not a jurisdiction.
Fire protection
The South Trail Fire District covers Cross Creek Country Club: the county's fire district layer assigns 890 of the 904 home parcels to it, with the rest blank, and the community is in the response zone of Station 62. The district office is at 5531 Halifax Avenue, Fort Myers 33912. The district's 2.5000 mills is part of the 13.3623 total.
Zoning
The county's zoning layer shows RM-2 on 236 Cross Creek parcels; the condominium unit parcels carry no zoning attribute of their own. Nearby zoning within about a mile includes AG-2, RPD, MPD, CPD and EC districts.
What is changing near Cross Creek Country Club
Lee County's development activity layer, queried October 28, 2026 within about a mile, lists mostly new apartments: Oak Villages (permitting, up to 262 dwelling units, 7 single family and 255 multifamily), Carissa (permitting, 255 multifamily units) and The Reserve at Pinto Place (rezoning, 84 apartment units). Permitting does not mean approved or under construction. No project is inside the 18 associations.
Completed and approved projects nearby
The same layer shows Cypress Hammock complete (225 mid-rise rental units on 25.63 acres off Ben C. Pratt Six Mile Cypress Parkway), a 35-unit multifamily building on Six Mile Cypress at the development order stage, and Pratt's Preserve, an 82-lot single-family subdivision on about 31.46 acres, with a 44-unit Phase II.
Daniels Parkway commercial projects
On the Daniels Parkway side, the county lists Parker Commons (medical offices including a 22,470 square foot two-story building, development order), a 22,012 square foot Tractor Supply store under construction, the completed rebuild of the Daniels Crossing Publix, a completed 10,577 square foot Cooper's Hawk restaurant, a completed mini warehouse and a proposed Public Storage amendment.
How Cross Creek Country Club compares with nearby communities

Condominium share is our division of the county counts. The table makes no recommendation.
How to read the comparison table
The four counts use each community's legal names or street roster on the county roll, so they can differ from association totals. Product mix moves the overall median: Eagle Ridge and Fiddlesticks are mostly single-family homes, whose medians are far higher, while Seven Lakes has no single-family homes. Compare the condominium rows for the closest like-for-like view of Cross Creek Country Club.
The history of Cross Creek Country Club
Cross Creek Country Club was built from 1984 to 1989 as a golf community of condominium associations, with 3 homes on the county roll dating from 1984 and 901 from 1985 to 1989. The Arthur Hills course was designed in 1985 and built in 1987, and its greens, tees and bunkers were renovated from 2012 to 2015.
The declarations, by book and page
The 18 associations were declared one by one in Lee County Official Records, from Terrace I at OR Book 1761, Page 518 and Wyldewood Village I at Book 1764 to Terrace IV at Book 1987, Page 3598. The county legal descriptions carry each book and page; the declarations themselves are at the Lee County Clerk and were not retrieved for this page.
The name and the neighbors
The community's own site calls itself Cross Creek of Fort Myers, and the club uses Cross Creek Country Club. Cross Creek Estates, built 1990 to 2002, has its amenity tract at 12501 Cross Creek Boulevard but is a separate subdivision. Other clubs named Cross Creek in North Carolina, South Carolina and Maryland are unrelated.
The club today
The club keeps its restaurant open to the public, posts public golf rates and runs a member visioning process for a clubhouse renovation. Its 2025 member survey drew 439 responses, and its board posts minutes, financials and notices on the community site for owners and buyers to read.

Frequently Asked Questions about Cross Creek Country Club homes for sale
Cross Creek Country Club buyers ask these questions most, and each answer comes from the Lee County record, the community's own minutes, financials and club pages, FEMA's flood map, Lee County GIS and the Florida Department of Education. Every answer carries the same dates as the sections above, so each figure can be checked against its source below.
How many homes are in Cross Creek Country Club?
The October 25, 2026 Lee County parcel file lists 904 Cross Creek Country Club homes: 788 condominiums and 116 single-family land-condominium homes, built 1984 to 1989, in 18 condominium associations. The community's own site counts 905 living units, a match within one unit. Cross Creek Estates is a separate subdivision and is not counted.
What is the median home price in Cross Creek Country Club?
