What does it cost to own in Village at Wildcat Run?

The yearly cost of a Village at Wildcat Run home is the Wildcat Run master association bill, the mandatory club social membership and any golf membership, the Village at Wildcat Run association dues and the property tax. The master association

The Wildcat Run Community Association bills $2,457 in association dues and $1,253 for Comcast bulk cable TV and internet, $3,710 a year on the 2025 schedule, up from $3,657 in 2024. No 2026 schedule had been posted when we checked in October 2026, so confirm the current figure with the association.

The club social membership

The Wildcat Run declaration makes one social membership in the Wildcat Run Country Club Association an appurtenance of every lot and condominium unit, so at least one owner of every home is a social member and the membership passes with the home. Golf is optional. The club has been member owned since 2002, and its initiation, dues and capital contributions are on a Schedule of Fees given to applicants.

The club estoppel and your membership application

The club will not issue its estoppel until the buyer has filled out a membership application, so start the application as soon as your offer is accepted. The master estoppel costs $280 ($250 plus a $30 Homewise fee), $100 more for a rush, and your neighborhood association issues its own.

Property taxes

Wildcat Run is inside the Village of Estero, which kept its tax rate at 0.73 mills for 2026-27. The proposed 2026 total for a Wildcat Run estate folio was 12.9827 mills across all taxing authorities, before exemptions, so ask for the seller's last bill.

Leasing rules

Leasing is allowed under the Wildcat Run declaration and rental guidelines dated October 15, 2025. Tenants must be 25 or older, apart from family dependants. The guidelines set a $100 lease processing fee and a $40 background check for each adult ($45 for an international check), and a lessee who takes the owner's club privileges pays a transfer fee of $3,500 for golf or $2,500 for social.

What to ask for before an offer

Ask for the seller's last tax bill, the club's current Schedule of Fees, the last two Village at Wildcat Run association statements and the association's current budget.

Buying a condo here: three estoppels and the club application

A Village at Wildcat Run purchase runs through three estoppels, the club's, the Wildcat Run master association's and the condominium association's, and Florida's condominium law adds a reserve and inspection layer worth checking before you write an offer. Start the club membership application first, because the club estoppel waits on it. Data updated: October 2026.

Florida's condo safety law

Florida's milestone inspection (F.S. 553.899) and structural integrity reserve study (F.S. 718.112) apply to condominium buildings three or more stories tall. The club's descriptions and the county parcel layer put the Village at Wildcat Run buildings at one or two floors, below that line, but ask the association for its latest reserve study and any special assessment anyway. MLS listings enter the Village at Wildcat Run buildings at one or two floors as well, most of them one floor.

Is Village at Wildcat Run in a flood zone?

All four addresses we sampled in October 2026, two in the Village and one each in Lakeside Villas and Cypress Bend, map to FEMA Zone X, the area of minimal flood hazard, like all 17 Wildcat Run points sampled. Small mapped flood areas sit along the south and southwest edges of Wildcat Run, so check the exact address. Data updated: October 2026.

Source: FEMA National Flood Hazard Layer, point queries run October 21, 2026 on US Census geocodes of county roll addresses; the FIRM panel for the clubhouse area is 12071C0625F, effective August 28, 2008. Zone X means a lender is unlikely to require flood insurance, not that a home cannot flood. Wildcat Run is in Lee County evacuation zone D, and the Village of Estero's Community Rating System Class 6 rating is worth a 20 percent discount on National Flood Insurance Program policies.

How to check one address

Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the seller for an elevation certificate, and get an insurance quote before the inspection period ends.

Corkscrew Road runs along the north side of Wildcat Run, RiverCreek, a GL Homes community, wraps the south and east sides, and inside the gate the homes back onto golf holes, lakes and cypress preserve. What is changing nearby

Phase 2 of the Corkscrew Road widening, east of Bella Terra to Alico Road, is due to finish at the end of 2026. RiverCreek next door is still building out, the former Old Corkscrew Golf Club to the east is being remade as the private Pandion Club with an opening planned for late 2027, and Kingston, approved for up to 10,000 homes, is coming farther east on Corkscrew Road.
