Six three-story buildings on Ian Court

Lake Augusta's 180 units sit in six buildings on Ian Court with units numbered from 1xx to 3xx, 10 to a floor, and the county parcel layer codes every one of them as part of a three-story building. The roll dates them 1996 to 2001, with a median of 1998, and lists 967 to 1,273 heated square feet, a median of 1,209: 78 two-bedroom and 102 three-bedroom units. MLS closings in the 12 months to the October 2026 pull included two-bedroom, two-bedroom-plus-den and three-bedroom units.

Florida's condo inspection law at Lake Augusta

Florida's milestone inspection (F.S. 553.899) and structural integrity reserve study (F.S. 718.112) apply to condominium buildings three or more stories tall, so they apply to every Lake Augusta building. The milestone inspection falls due as a building reaches 30 years of age, and Lake Augusta's buildings date from 1996 to 2001. Each building's inspection and reserve study status is not published, so ask the association for both reports, and for any special assessment they triggered, during the contract period.

The Lake Augusta associations

The village is three recorded condominiums, each with its own association: Lake Augusta I (Sunbiz N96000001461), II (N97000004713) and III (N00000000425). All three sit under the Breckenridge master association (Breckenridge Association, Inc., N08814), which runs the golf course, clubhouse and gate.

What does it cost to own in Lake Augusta?

The yearly cost of a Lake Augusta unit is the Breckenridge master fee, the Lake Augusta condominium association's fee and the property tax. The master association publishes its 2026 fee schedule, so those figures are below; the Lake Augusta associations do not publish their fees on a public page, so the Lake Augusta fee below is the figure listing agents entered on the MLS. Data updated: October 2026.

First-year arithmetic for a new owner

At closing a new Breckenridge owner pays the $2,800 capital contribution and the $100 transfer assessment, $2,900 in all, to the master association. Each year after, the master fee is $2,800 before the village fee and the property tax.

Property taxes

Breckenridge is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the Estero fire district. We found no community development district for Breckenridge.

What to ask for before an offer

Ask for the Lake Augusta association's budget, reserve schedule, milestone inspection status and structural integrity reserve study, the last two statements and any special assessment notice. For Jesse and Marc's take on daily life in Lake Augusta, read McGreevy and Comisar's Villages on Lake Augusta guide.
