2026, to September 258$237,500

The Preserve's county median rose from $180,000 in 2019 to $335,000 in 2024, then fell to $294,000 in 2025 and $237,500 in 2026 to date, about 29 percent off the 2024 peak.

Four five-story buildings, the tallest in Breckenridge

The Preserve's 160 units sit in four buildings with units numbered from 1xx to 5xx, 8 to a floor, and the county parcel layer codes all 160 as part of a five-story building. On the MLS the four buildings carry the labels Preserve I (19851 Breckenridge Drive), Preserve II (19870 Breckenridge Drive), Preserve III (19880 Breckenridge Drive) and Preserve IV (4040 Durango Court). The roll dates them 2002 to 2005, median 2004, with 1,243 to 1,379 heated square feet; MLS listings in the last year described two-bedroom, two-bedroom-plus-den and three-bedroom units.

Florida's condo inspection law at Preserve

Florida's milestone inspection (F.S. 553.899) and structural integrity reserve study (F.S. 718.112) apply to condominium buildings three or more stories tall, so they apply to all four Preserve buildings. Each building's inspection and reserve study status is not published, so ask each association for both reports, the funding plan and any special assessment before you write an offer. Building systems such as elevators and roofs drive the reserve study, so confirm them for the building you are weighing.

The Preserve associations

The village is four recorded condominiums, each with its own association: Preserve I (Sunbiz N01000007839), II (N03000002544), III (N04000000304) and IV (N03000003415). All four sit under the Breckenridge master association (Breckenridge Association, Inc., N08814). One listing at 19880 Breckenridge Drive carried only the label Breckenridge on the MLS, so our searches include that label on the community page.

What does it cost to own in Preserve?

The yearly cost of a Preserve unit is the Breckenridge master fee, the Preserve condominium association's fee and the property tax. The master association publishes its 2026 fee schedule, so those figures are below; the Preserve associations do not publish their fees on a public page, so the Preserve fee below is the figure listing agents entered on the MLS. Data updated: October 2026.

First-year arithmetic for a new owner

At closing a new Breckenridge owner pays the $2,800 capital contribution and the $100 transfer assessment, $2,900 in all, to the master association. Each year after, the master fee is $2,800 before the village fee and the property tax.

Property taxes

Breckenridge is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the Estero fire district. We found no community development district for Breckenridge.

What to ask for before an offer

Ask for the Preserve association's budget, reserve schedule, milestone inspection status and structural integrity reserve study, the last two statements and any special assessment notice. For Jesse and Marc's take on daily life in Preserve, read McGreevy and Comisar's Preserve at Breckenridge guide.

Is Preserve at Breckenridge in a flood zone?

Both Preserve addresses we sampled, 19851 Breckenridge Drive and 4040 Durango Court, mapped to shaded FEMA Zone X, the 0.2 percent annual chance area outside the 1 percent floodplain, and to Lee County evacuation Zone A, surge zone 1, the first zone ordered out in a storm. Data updated: October 2026.

How to check one unit

Look the building up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the association for its flood and wind policies, and get a contents and HO-6 quote before the inspection period ends.

The Preserve vs Lake Augusta

The Preserve and Lake Augusta are Breckenridge's two largest villages, and both sold at a $235,000 MLS median in the 12 months to the October 2026 pull. The Preserve is newer (2002 to 2005), five stories against three, and slower: 9 closings against 11, with 8 listings against Lake Augusta's 2, so a Preserve buyer has more room to negotiate. The table compares all nine Breckenridge villages on the same yardstick, the build-day MLS pull of October 2026, with the county record to September 25. Data updated: October 2026.

Golf, tennis and the clubhouse

A Preserve address comes with the whole of Breckenridge. Breckenridge's 18-hole course is all par 3, par 54, private and bundled with ownership, with a range at the 10th hole and a putting green. The master association opens golf scrambles and open golf to all residents, tenants and tenants' guests, and we found no equity, initiation or green fee. The clubhouse has five pools and a hot tub, 8 lighted Har-Tru tennis courts, 3 pickleball courts, 6 shuffleboard courts, 3 bocce courts, horseshoes, a fitness room open 7 am to 10 pm, a library, a catering kitchen and a lanai; there is no restaurant.
