Grey Wing Point is the name of a street, Grey Wing Pt, and not a separately recorded subdivision or association: its 38 single-family homes sit in the original Eagle Creek Country Club plat, recorded in Plat Book 14, Pages 1 to 5. This page is the Grey Wing Point section of our Eagle Creek homes and condos for sale guide, which is part of our Naples homes for sale and communities coverage. The same plat also holds 77 condominium-coded carriage villa units on Cypress View Drive and 15 homes on Eagle Creek Drive that the club’s architectural handbook counts with its villas, and this page counts neither. It shows how to search the street, what its homes sold for on the county record, how prices moved, how the street compares with Eagle Creek's other single-family sections, and the club, association, rules, flood, school and drive-time facts that come with an address here.

Key takeaways for Grey Wing Point buyers

Grey Wing Point is a street of 38 single-family homes where the county's latest 12 months show 4 sales at a $1,412,500 median, club membership comes with every purchase and no CDD assessment applies. These eight numbers frame a purchase on the street, from price and fees to flood and distance. Data updated: October 2026.

  • Grey Wing Point has 38 single-family homes in the Eagle Creek Country Club plat (Plat Book 14, Pages 1 to 5); the same plat's 77 carriage villa units and 15 Eagle Creek Drive homes are not part of the street.
  • Collier County recorded 4 qualified sales in the 12 months to October 2, 2026, at a $1,412,500 median, from $1,050,000 to $1,700,000, against 2 sales at $325,000 and $1,400,100 in the prior 12 months and 6 sales at a $1,300,050 median over 24 months.
  • Prices split into two tiers by condition: one Grey Wing Point home was recorded at $325,000 in July 2025 and at $1,200,000 in March 2026, after renovation according to listing remarks, so no single median is a typical price.
  • Every owner must keep a Golf or Social club membership under the bylaws, golf is not available to every property, and the club's website and bylaws give two different golf caps, 370 and 385.
  • Three money layers can apply to an address: the club, the master association and, if the declaration says so, a neighborhood association; no public source prints their dues, and there is no CDD.
  • Club rentals run a 30-day minimum and a 6-month maximum, and the club's rental plans last up to 3 years with an application due 45 days before the lease.
  • FEMA's effective map places 61 of 61 Grey Wing Pt street numbers we queried in Zone AE with an 8 foot base flood elevation, and the county places all 61 in Evacuation Zone A.
  • All 38 homes in the school district's address file zone to Manatee Elementary (A), Manatee Middle (A) and Lely High (B), and a Publix is about 1.0 mile away.

Grey Wing Point Eagle Creek Naples homes for sale right now

Grey Wing Point homes for sale are linked below through four MLS searches filtered to the Eagle Creek development names and a map frame around the community. The MLS has no Grey Wing Point subdivision label, so each search returns Eagle Creek single-family homes and the street shows in the listing address. Data updated: October 2026.

Listing data refreshes from the MLS throughout the day, and a listing shown may already be under contract. The searches show no listing count, so look for Grey Wing Pt in the address line of each result. How listings label Grey Wing Point

The Southwest Florida MLS has no Grey Wing Point subdivision label. A home on the street is filed under an Eagle Creek development name, and the development field is not uniform across the community, so the searches above use three Eagle Creek spellings plus a map frame instead of a street filter. ZIP code 34113 is not a filter either, because it also covers other East Naples communities. Marketing copy sometimes calls the area the Estate Homes, which is a label and not a recorded name. The street itself appears in an address as Grey Wing Pt or Grey Wing Point, and a Domain Realty Group agent can run a street-level search in the MLS that these public links cannot.

What have Grey Wing Point homes sold for?

Grey Wing Point homes sold at a $1,412,500 median on the Collier County record: 4 qualified sales in the 12 months to October 2, 2026, from $1,050,000 to $1,700,000. The count is even, so the median is the mean of the middle pair, $1,200,000 and $1,625,000. Data updated: October 2026.

Record and window Sales Median or prices Low High
County, 12 months to Oct 2, 2026 4 $1,412,500 $1,050,000 $1,700,000
County, prior 12 months (Oct 2, 2024 to Oct 2, 2025) 2 $325,000 and $1,400,100, listed $325,000 $1,400,100
County, 24 months to Oct 2, 2026 6 $1,300,050 $325,000 $1,700,000

Sources: Collier County Property Appraiser public data bundle, qualified improved sales over $1,000 on the 38 Grey Wing Pt single-family parcels, newest qualified Collier sale in the index dated October 2, 2026. Even counts use the mean of the middle pair, and two sales are listed because two prices do not make a median. Recorded sales reach the roll with a lag, so the newest weeks are the least complete.

Twelve and 24 months compared

The latest 12 months hold 4 sales between $1,050,000 and $1,700,000, and all 4 were resales; the county file shows no builder-direct sale in the window. The prior 12 months hold 2 sales, $325,000 and $1,400,100. The 24 months hold 6 sales at a $1,300,050 median, the mean of $1,200,000 and $1,400,100, and 5 of the 6 closed at $1,000,000 or more. The 24-month high of $1,700,000 is about 5.2 times the $325,000 low, which is why a median alone describes this street poorly.

Recent recorded sales

The table prints the month, year and price of every qualified sale the county recorded on the street since January 2022, newest first. It prints no addresses and no owner names, because the page describes a street and not its residents. Fifteen sales in just over four years means a buyer often has to look back a year or two for a comparable.

Why prices split into two tiers

One Grey Wing Point home shows both ends of the street's range. The county list records a $325,000 sale in July 2025 and a $1,200,000 sale in March 2026 for the same parcel, and listing remarks describe the second sale as following a renovation. Listing remarks across the street describe homes in original or value-add condition selling well below remodeled homes, and the county table shows the same spread, from $325,000 to $1,700,000 in 24 months. Treat the street as a range by condition and not as one price, and never read a median of 4 sales as what a given house is worth. The home's condition, lot, pool, roof and view explain more of its price than the street name does.

County sales and MLS closings differ

County counts are recorded closings. MLS-reported closings can lag the county index or differ from it, so a Matrix pull of the street can show sales the county file does not yet list. This page prints county figures only and does not mix the two sources in one median. Domain Realty Group runs the MLS pull for any Grey Wing Point home you are considering, so you see the county record and the MLS closings side by side before you offer.

How have Grey Wing Point prices moved?

Grey Wing Point's annual median sale price moved from $337,500 on 4 sales in 2016 to $1,398,750 on 4 sales in 2022 on the Collier County record, a step that arrived in one year, and the 2026 figure through October 2 is $1,412,500 on 4 sales. Counts are small, so each row shows its sales. Data updated: October 2026.

Year Sales Median or prices Low High
2016 4 $337,500 $269,000 $467,000
2017 2 $407,000 and $490,000, listed $407,000 $490,000
2018 1 $459,000, one sale $459,000 $459,000
2019 2 $300,000 and $415,000, listed $300,000 $415,000
2020 3 $380,000 $256,000 $400,000
2021 1 $399,000, one sale $399,000 $399,000

2024 0 no qualified sale in the county file none none
2025 2 $325,000 and $1,400,100, listed $325,000 $1,400,100

2016 to 2021

From 2016 to 2021 the county recorded 13 sales on the street, none above $490,000, and recorded prices run from $256,000 to $490,000. The 2016 median of $337,500 on 4 sales and the 2020 median of $380,000 on 3 sales are the only two medians in those six years that rest on 3 or more sales. Nothing in the county file explains why prices were that low, so this page does not offer a reason.

2022 and 2023

In 2022 the four recorded sales ran from $980,000 to $1,450,000 at a $1,398,750 median, about 4.1 times the 2016 median, and the five sales of 2023 ran from $935,000 to $1,700,000 at a $1,154,000 median. That is 9 sales in two years against 13 in the six years before. Listing remarks describe renovated and remodeled homes on the street, but we have not verified any rebuild, and permit history by address at the Collier permit portal is the document that would show one.

2025 and 2026

The county file shows no qualified sale dated in 2024, 2 in 2025 and 4 in 2026 through October 2. The two 2025 sales, $325,000 and $1,400,100, are a low-end and a high-end price of the street in the same year, so there is no 2025 median to quote. The 2026 sales cluster at $1,050,000 to $1,700,000, and one of them is the $1,200,000 sale of the renovated home described above.

Sales volume by year

The street recorded 0 to 5 qualified sales in each year of the table, 28 in all across 2016 to October 2, 2026. For a buyer, thin years mean comparable sales can be a year or two old, and for a seller they mean a listing is priced against condition and lot, not against a yearly median.

Grey Wing Point vs the other single-family sections of Eagle Creek

Grey Wing Point has 38 homes and the highest recorded median of Eagle Creek's four single-family sections: $1,412,500 on 4 sales in the 12 months to October 2, 2026, against $792,500 for Eagle Creek Estates, $790,000 for Creek Bed Estates and two listed prices for Crestwood Estates. Data updated: October 2026.

Section Homes Sales and median, 12 months Sales and median, 24 months
Grey Wing Point 38 homes 4 at $1,412,500 6 at $1,300,050
Eagle Creek Estates 68 parcels: 60 homes, 8 vacant lots 6 at $792,500 9 at $885,000
Creek Bed Estates 25 homes plus 1 vacant lot 4 at $790,000 6 at $894,900
Crestwood Estates 21 homes plus 3 vacant lots 2 sales, $490,000 and $545,000, listed 2 sales, $490,000 and $545,000, listed

Sources: Collier County Property Appraiser public data bundle, qualified improved sales, windows ending October 2, 2026, from the county-records run for each section. The Crestwood Estates count is two sales, so its prices are listed and no median is shown. Four-sale and six-sale medians describe what closed, not what a section is worth.

How the four sections differ

The four sections share the Eagle Creek gate, the club and the master association, and they differ in plat, lot count and recorded price. Grey Wing Point has no vacant lot on the county roll and sits at the top by recorded price, with a 24-month range from $325,000 to $1,700,000. Eagle Creek Estates is the largest single-family plat, with 60 homes and 8 vacant lots on Eagle Creek Drive. Creek Bed Estates is a plat of 25 homes on Cormorant Cove, and Crestwood Estates has 21 homes and 3 vacant lots. Our Eagle Creek guide walks through all twelve Eagle Creek neighborhoods.

How to read the medians side by side

The windows match, so the medians are comparable in method, but each rests on 2 to 9 sales and the sections hold different mixes of original-condition and renovated homes. A buyer comparing sections picks by plat, lot, pool, membership designation and condition, then compares the recorded sales and the governing documents for the specific addresses. Product terms decide the comparison more than the section name does.

What are Grey Wing Point homes like?

Grey Wing Point homes are single-family houses on a street about 0.3 mile by road from the Eagle Creek clubhouse. Listing remarks describe lots of about 0.17 to 0.41 acre, most with a pool or spa, and the MLS records for the homes we checked show the mid 1980s as their era. Condition ranges from original to fully remodeled.

The street and the plat

The county roll lists 38 single-family parcels on Grey Wing Pt, all in the Eagle Creek Country Club plat, which Collier County public records cite as Plat Book 14, Pages 1 to 5. The plat has lettered tracts alongside its lots, and we could not read the plat sheets to confirm which lot numbers fall on the street, so the 38 comes from the county roll. The school district's address file shows the same count by number: the 31 odd numbers from 1 to 61 plus 28, 30, 32, 54, 56, 58 and 60. Collier County's planned unit development list shows Eagle Creek as PUD Ordinance 96-79, approved December 10, 1996, with a status of built out, so no further homes are planned on the street by that record.

Lots, pools and views

Listing remarks for homes on the street describe lots from about 0.17 acre to about 0.41 acre, with a cul-de-sac lot and a fully fenced yard among them. Most of the homes described have a private pool or spa, and several remarks mention newer tile roofs, newer air conditioning or electric storm protection. Remarks describe 18th-fairway and water views for some homes, a preserve view for another and landscaped views for others. No public map confirms fairway or lake frontage by address, so a buyer checks the lot on the survey and in person. Our Eagle Creek guide describes the course and lakes of the community as a whole.

Renovations

Many Grey Wing Point homes date from the mid 1980s per MLS year built on the homes checked, and several have been renovated, per listing remarks. Remarks describe a mix: homes offered for a buyer's own renovation, homes described as designer-remodeled and homes described as re-imagined. No source we read describes a verified teardown and rebuild on the street, and we have not pulled permit history, so this page makes no new-construction claim. Because renovation scope varies so widely, a recorded price alone does not describe a home. Ask for the permit history by address, the roof permit and the seller's list of improvements.

The setting

The street sits inside the Eagle Creek gate, about 0.3 mile from the clubhouse at 11 Cypress View Drive and about 1.0 mile from a Publix on Tamiami Trail East. A listing's directions describe entering the gate onto Eagle Creek Drive, passing the Crystal Lake Tennis and Fitness Center and turning onto Grey Wing Pt. Eagle Creek's 18-hole course, which the club says was constructed in 1984, and its Crystal Lake sports complex are described in our Eagle Creek homes and condos guide. To see what is on the market now, use the single-family search and look for the street in the address line.

Who governs Grey Wing Point?

Grey Wing Point is governed in layers: Eagle Creek Golf and Country Club, Inc. runs the member-owned club, Eagle Creek Community Association, Inc. is the master association, and no Grey Wing Point association appears in Florida's corporation records checked October 28, 2026. Whether a neighborhood association covers a given lot is unverified.

The club

Eagle Creek Golf and Country Club, Inc. (Florida document N43890) is the member-owned club. Members bought the facilities from the developer and formed the equity club on October 1, 1997, per the club's timeline. The club's address is 11 Cypress View Drive, and the Board, not the master association, decides membership. A buyer on Grey Wing Pt deals with the club as an owner and as a member, which are two relationships under two sets of documents. The club's real estate page posts the bylaws, rules and regulations, community map and new-member application.

The master association

Eagle Creek Community Association, Inc. (Florida document N11750) is the master association, incorporated October 25, 1985, with its office at 746 Eagle Creek Drive. It runs an in-house property management office at the same address, publishes the Architectural Review Committee handbook and posts the purchase application for buyers. The Grey Wing Pt lots sit inside the community it serves.

The neighborhood association question

A neighborhood layer may exist, and no public document we read says so for Grey Wing Pt. Florida's records show an active Naples nonprofit named Eagle Creek Estates Homes No. 1 Neighborhood Association, Inc. (N13589), with its address in care of the same Eagle Creek Drive office. Nothing we read ties that entity to the Grey Wing Pt lots. One 2025 listing remark combines master association dues, estate-home association dues and club dues in a single total, which points to a neighborhood layer without naming it. Two for-profit companies with Grey Wing in their names appear in Florida's records, and they are companies, not associations. Which neighborhood association, if any, covers a lot is confirmed in the recorded declaration and in the estoppel certificate.

Management and the gate

Eagle Creek Property Management is the in-house office at 746 Eagle Creek Drive. The community association's property-management page directs after-hours emergencies to a 24-hour staffed gatehouse, which is a first-party statement. The club's community map also labels a gatehouse and a resident rear gate. Access hours for the rear gate and visitor procedures are not published in the sources we read, so a buyer asks the association how guests, renters and contractors are admitted.

What does it cost to own on Grey Wing Point?

Grey Wing Point owners pay for a required club membership, a master association, possibly a neighborhood association and county property tax, with no CDD assessment, and no source we could read publishes current dues in dollars. The documents named below price a purchase before an offer is written. Data updated: October 2026.

Cost Amount Status as of October 28, 2026
Club membership, golf or social Not published The club says pricing is available upon request
Club dues and capital assessment Not published The rules say they are billed quarterly; request the 2025-2026 membership guide
One-time club charges Not published here Confirm in writing with the club membership office before an offer
Master association dues Not published Request the estoppel certificate and the current budget
Neighborhood association dues, if any Not published Confirm the association first, then request its budget
CDD assessment None on the county's CDD map at the clubhouse Collier County GIS query, October 28, 2026
Special assessment None found in public sources Association minutes are owner-only, so request the last 12 months
Property tax Set by the parcel's taxable value Collier County Tax Collector parcel lookup

Source: club and association pages, Florida Statutes and county layers named in the sources below. No amount in this table is an estimate, and we print no dollar figure for dues because the two listings we read disagreed with each other by more than double.

Club membership

Membership is a separate purchase from the house. The bylaws say a property owner in the residential community must keep and maintain a Golf or Social membership, and admission is by Board invitation after a written application, a Membership Committee interview, posting and Board approval. The club says membership pricing is available on request. Listing remarks for the street sometimes quote club fees, but those figures change and are not first-party, so we print none. Ask the club for its current fee sheet in writing.

Association dues

A listing for a Grey Wing Pt home can show a neighborhood fee, a master association fee and a mandatory club charge, and the amounts in the two listings we read were not consistent with each other. Dues also change with budgets and with what the fee includes, such as lawn service, security, reserves or cable. The estoppel certificate states the current assessment, any unpaid balance and any fee due at transfer. Ask for it through the listing agent as soon as the contract is signed.

No CDD

Collier County's community development district layer returned no district at the Eagle Creek clubhouse on October 28, 2026, so no CDD assessment should appear on a Grey Wing Pt tax bill. The layer is a county map and not a title search, so a buyer reads the non-ad valorem section of the parcel's own bill to be sure.

Property taxes

A Collier County tax bill has two parts. The ad valorem lines are Collier County, the school district, the fire district and other taxing authorities, each the taxable value times its millage divided by 1,000. The non-ad valorem block lists flat charges such as solid waste. A seller's bill reflects the seller's assessed value, and a buyer's first-year bill follows the county's assessment of the new owner, so the Collier County Tax Collector's parcel lookup is the place to read a real bill. This page prints no worked example because it did not find a sourced full millage stack.

Documents to request

Ask for the estoppel certificate under Florida Statutes 720.30851, which an owner or the owner's designee can request from the association and which is due within 10 business days with capped fees and a limited effective period. Ask also for the recorded declaration for the lot, the association rules, the budget and reserve balance, the last 12 months of minutes, the club's bylaws and membership guide, and written golf-or-social confirmation from the club. Under Collier custom the buyer pays the owner's title policy, and a purchase also involves an association application and a separate club application.

Is golf included with a Grey Wing Point home?

Golf is not automatically included with a Grey Wing Point home: every Eagle Creek owner holds a golf or social membership, and the club says not all properties qualify for a golf membership. Listing remarks on the street show some homes sold with golf available and others with a social membership and a golf waiting program.

Golf membership versus social membership

A golf equity membership carries full golf privileges and the club's amenities. A social membership carries the clubhouse, dining, tennis, pickleball, the fitness center and the pool, plus play on the course from May 1 through November 30 and the practice facilities all year. The bylaws name four classes, Golf, Social, Non-Resident Golf and Non-Resident Social, and reserve Golf and Social for those who own in the residential community. An owner of two or more homes needs a membership for each, with a 24-month grace period for the second.

The cap on golf memberships

The club's website says golf equity memberships are capped at a soft 370, and the bylaws edition marked 3.4.25 on the club's site says no more than 385 Golf and Non-Resident Golf memberships may exist. The two numbers describe different documents. We print both with their sources and recommend asking the club which count governs and whether a waiting list applies to the property you are considering.

Confirming a property's status

The club's real estate page says buyers should confirm the membership designation for a specific property before purchase, and the bylaws we read assign memberships to owners without defining a per-parcel golf right. Two homes on the same street can therefore differ, and listing remarks on Grey Wing Pt have described immediate golf availability on some sales and a waiting program on others. Ask for written confirmation from the club membership office before you make an offer, and make the offer contingent on it if golf matters to you.

The course and club amenities

Eagle Creek's course is 18 holes, a Larry Packard design that the club says was constructed in 1984, and the club says it will host the 2028 Florida State Amateur. The Crystal Lake sports complex has Har-Tru tennis courts, bocce and pickleball, a pool and a fitness center, and a $12 million clubhouse refresh was revealed on November 9, 2024. Our Eagle Creek guide covers the course, dining and sports facilities in detail, and our Naples golf homes for sale page compares golf settings across the city.

What rules do Grey Wing Point owners live under?

Grey Wing Point owners live under club rules, master association rules, the Architectural Review Committee handbook and the neighborhood declaration if one applies. The club's rules, revised September 17, 2022, and the handbook, dated November 22, 2024, are public. The recorded declaration for a specific lot is not, and a buyer requests it.

Rentals

The club's membership page says rentals must be a minimum of 30 days and a maximum of 6 months. The club's rules and regulations, revised September 17, 2022, limit Golf and Social rental plans to three years, with a six-month maximum lease term per calendar year, an application due 45 days before the lease starts and a $100 application fee, and renters must join a rental plan. Association-level lease limits appear in listing fields, but the declaration governs and we print no number from them. A buyer who plans to rent reads the declaration and the club's rental guide before offering.

Architectural review

Exterior changes need approval from the Eagle Creek Community Association's Architectural Review Committee. Its handbook, dated November 22, 2024, says an owner submits an Exterior Change Request to the property manager and the committee decides within 30 days of receipt. The handbook limits roofs to concrete or clay tile, stone-coated metal tile or architectural asphalt shingles, and it says a new home's architecture must complement adjacent homes. The handbook applies to the community's condominiums, estate homes and villas without naming streets, so confirm how it applies to your lot.

Other rules a buyer meets

The handbook sets contractor work hours of Monday through Saturday, 7:00 AM to 6:00 PM, and says permanent fences are not allowed except at pools without cages. It allows removable storm shutters when a storm is imminent. The club's real estate page says "For Sale" and "For Rent" signs may not be visible from common areas and allows one tan and green open-house sign. Pets are not allowed on club facilities at any time, including the course, courts, pool and dining, though certified service animals are allowed, and the pet rules for a home sit in its declaration. A buyer also completes the association's purchase application; the posted form is a 2021 edition that listed a $100 fee, three personal references and filing 20 days before closing, so ask the listing agent for the current packet.

Is Grey Wing Point gated, and is it 55+?

Grey Wing Point is inside Eagle Creek's gate: the community association's property-management page describes a 24-hour staffed gatehouse, and the club's map shows a resident rear gate. We found no age restriction in the club or association documents we read, and we make no 55-plus claim either way.

The community is private and gated, and the street sits well inside it, about 0.3 mile from the clubhouse. The club's posted rules say a renter completes an association rental application and a club orientation before a gate access bar code is issued. Visitor procedures and rear-gate hours are not published, so ask the association for the current gate policy before you schedule showings, contractors or guests.

Age rules

No club or association document we read states an age requirement, and the bylaws govern club membership, not the age of residents. This page therefore neither calls the street age-restricted nor says it is unrestricted. A buyer who needs a firm answer asks for the recorded declaration and the association rules. Our Naples communities page lists the communities we track, and a community that publishes an age rule states it in its recorded documents.

Is Grey Wing Point in a flood zone?

Grey Wing Point is in FEMA Zone AE with a base flood elevation of 8 feet at all 61 Grey Wing Pt street numbers we queried on October 28, 2026, and Collier County places them in Evacuation Zone A. Flood risk is decided home by home, so a buyer asks the seller for the elevation certificate. Data updated: October 2026.

Source: the Census geocoder placed street numbers 1 to 61 along the street's frontage, 38 of which are homes in the school district's address file. A point is address-level evidence and not a building footprint, and the elevation certificate is the document for a home.

The effective map

The effective map is the 2024 Collier County coastal flood map, and the Grey Wing Pt street numbers fall on panel 12021C0612J, effective February 8, 2024, which matches the county's statement of when its coastal map took effect. Collier County is a Community Rating System Class 5 community, which FEMA lists with up to a 25 percent discount on eligible National Flood Insurance Program policies. We found no Letter of Map Change for an individual Grey Wing Pt home online, so ask the seller whether one exists. Use FEMA's Map Service Center to look up an address.

The preliminary map

FEMA released a preliminary Collier County map on March 20, 2025, the 90-day appeal period began on August 19, 2026 and the county's target for a new effective date is summer 2027, subject to change. At all 61 Grey Wing Pt street numbers the preliminary map also returns Zone AE at 8 feet, on preliminary panel 12021C0612K. That is a full pass of the street and not a sample, and the preliminary map is not in force. Zones can still change in the appeal process, and the county's floodplain page states the current status.

Hurricane Ian and claims context

We cannot say whether any Grey Wing Pt home flooded in Hurricane Ian, Helene or Milton, and no source says one did or did not. FEMA's claims data lists 20 Hurricane Ian flood-insurance claim records in the census block group that includes Eagle Creek, and 13 carry a payment. That block group is larger than the community and includes other developments, so the number is not a Grey Wing Pt count. The club's timeline reports historic flooding on its golf course in 2022 and does not describe homes. Ask each seller about claim history and request the flood and insurance claims disclosures.

Evacuation and wind

Collier County's evacuation layer returns Zone A for every Grey Wing Pt street number queried. Florida's Division of Emergency Management says Zone A is generally the most vulnerable and the most likely to be evacuated first, and its zones concern storm surge, not wind. The county's wind layer shows a design wind speed of 166 mph at every street number, a code value for new construction and not a forecast. MLS records for the homes checked show the mid 1980s, so older homes were built to earlier code editions. Roof age, shutters and window ratings are per home and sit in a wind mitigation report or the permit file.

Insurance and roofs

Florida's Office of Insurance Regulation reports Collier County averages as of March 31, 2026 of $5,534 a year for homeowners including wind and $3,169 excluding wind. Those are county averages, not quotes, and not Grey Wing Point figures. Under Florida Statutes 627.7011(5), an insurer cannot refuse to issue or renew a policy solely because a roof is under 15 years old, and for roofs 15 or older it must allow an inspector's report and cannot refuse on age alone if the report finds at least 5 years of useful life. Citizens asks for that proof on shingle roofs over 25 years and on tile, metal and other hard roofs over 50 years. My Safe Florida Home offers free wind inspections and grants up to $10,000 with homestead, a $700,000 insured-value limit and a permit applied for before 2008; check the program site for whether applications are open.

Which schools serve Grey Wing Point?

Collier County Public Schools assigns every Grey Wing Point home in the district's address file to Manatee Elementary, Manatee Middle and Lely High School for 2026-27, 38 of 38 addresses with no split. The Florida Department of Education's July 2026 grades are A, A and B. Zoning can change, so confirm the address with the district. Data updated: October 2026.

How we checked the zoning

We ran the district's address search for Grey Wing Pt street numbers and it returned a row for exactly 38 numbers: the odd numbers 1 to 61 and the even numbers 28, 30, 32, 54, 56, 58 and 60. Every row returned the same three schools, and no rezoning field was set. The other 23 numbers in the 1 to 61 range have no district row, which matches the county's count of 38 homes. The statement covers the addresses tested for 2026-27.

Reading the grades

School grades are one measure and change each year. Collier County Public Schools earned an A district grade for 2025-26, its ninth in a row, per the district's accountability brief. We list the zoned schools and the state's 2026 letters, and a buyer checks the Florida Department of Education grade files and the district's lookup for the address.

Where is Grey Wing Point, and how far is everything?

Grey Wing Point is on a point of land inside Eagle Creek Golf and Country Club, on the west side of Collier Boulevard just south of US 41 in Naples 34113, in unincorporated Collier County. The table gives approximate free-flow drive times from the middle of the street, run on October 28, 2026 without traffic. Data updated: October 2026.

Destination Distance Drive time without traffic
Eagle Creek clubhouse, 11 Cypress View Drive About 0.3 miles About 2 minutes
Publix, Tamiami Trail East About 1.0 miles About 5 minutes
Physicians Regional Medical Center, Collier Boulevard About 4.5 miles About 10 minutes

Naples Pier About 10.0 miles About 21 minutes

Southwest Florida International Airport About 41 miles About 55 minutes

Source: OSRM public router on OpenStreetMap geocodes, run October 28, 2026, from the middle of the 61 Census-geocoded Grey Wing Pt points. Free-flow times do not include traffic or season, and a driveway differs from the street's middle by a minute or two.

Location

Eagle Creek is described by the club as a private gated community of 461 residences on about 300 acres, and it sits between US 41 and Collier Boulevard. The county places Grey Wing Pt in unincorporated Collier County, not the City of Naples, so city services do not apply. Our Eagle Creek guide covers the community's utilities, fire and sheriff coverage and road work in more detail.

Hospitals and errands

Physicians Regional Medical Center on Collier Boulevard is about 4.5 miles from the middle of the street, and NCH Baker Hospital downtown is about 9.7 miles. These are routing estimates and not response times, and in an emergency a resident calls 911. A Publix is about 1.0 mile away by the same model. Confirm store hours and current operation with each retailer, because a map database is not a retailer listing.

Beaches, Marco Island and the airport

Fifth Avenue South is about 7.9 miles and 15 minutes from the street, the Naples Pier about 10 miles and 21 minutes, and Marco Island City Hall, which we use as a reference point for Marco Island, about 9.4 miles and 18 minutes. Southwest Florida International Airport is about 41 miles and 55 minutes without traffic, and peak-season traffic on US 41 and I-75 adds time. The club's own page quotes a shorter airport time, and we print the measured figure.

You can also meet our agent-partners on our agents page, search current listings any time, and read how Naples luxury homes compare. Domain Realty Group has been the #1 team in Southwest Florida since 2012.

Thinking of selling a Grey Wing Point home?

A Grey Wing Point home sells on its condition, lot, pool and membership designation, and a listing priced against the street's recorded sales by condition sells better than one priced against a median. Start with a Domain Realty Group home valuation and we will pull the recorded sales and MLS closings for the street and walk through what separates the two price tiers.

Frequently Asked Questions about Grey Wing Point Eagle Creek Naples homes for sale

These answers cover flood, insurance, schools, membership, rules, prices and distances for Grey Wing Point in Naples. Figures come from the Collier County Property Appraiser, the club and association documents, FEMA and county map layers, the state's insurance regulator and the school district, each dated in the sections above and listed in the sources below.

What flood zone is Grey Wing Point in?

FEMA's effective flood map placed all 61 Grey Wing Pt street numbers we queried on October 28, 2026, in Zone AE with a base flood elevation of 8 feet, on panel 12021C0612J effective February 8, 2024. Zone AE is a special flood hazard area. A single home's status depends on its elevation certificate, so request the seller's.

Do I need flood insurance to buy a home on Grey Wing Point?

FEMA says homes in high-risk flood areas with mortgages from government-backed lenders must carry flood insurance. Grey Wing Pt addresses tested as Zone AE, a high-risk zone, on October 28, 2026, so a purchase with that kind of loan will likely require it. A cash buyer sets their own coverage. Ask your lender for the requirement.

Is the flood map for Grey Wing Point changing?

FEMA released a preliminary Collier County flood map on March 20, 2025. At all 61 Grey Wing Pt street numbers we queried, the preliminary map also shows Zone AE at 8 feet, on panel 12021C0612K. The county said that, as of August 1, 2026, no final determination or effective date existed, so the map effective February 8, 2024 still governs.

What is the hurricane evacuation zone for Grey Wing Point?

Collier County's evacuation layer returned Evacuation Zone A at all 61 Grey Wing Pt street numbers we queried on October 28, 2026. Florida emergency management says Zone A is generally the most vulnerable and most likely to be evacuated first, and zones concern storm surge flooding. Confirm your address on the county lookup each season and follow county orders.

What wind speed are Grey Wing Point homes designed for?

Collier County's building code wind map shows a design wind speed of 166 mph at every Grey Wing Pt street number we queried. That is the speed new construction must be engineered to resist under code, not a forecast. MLS records for the homes checked show the mid 1980s, so older homes were built to earlier code editions.

How much is homeowners insurance in Collier County?

Florida's Office of Insurance Regulation reports Collier County average premiums as of March 31, 2026: $5,534 a year for homeowners including wind and $3,169 excluding wind. These are countywide averages, not Grey Wing Pt quotes. A home's roof age, wind features, coverage and insurer drive the real price, so get quotes before you make an offer.

Will roof age keep me from getting insurance?

Florida law bars an insurer from refusing a policy solely because a roof is under 15 years old. For roofs 15 or older, the insurer must let the owner get an authorized inspector's report, and cannot refuse on age alone if at least 5 years of life remain. Citizens separately asks for that proof on shingle roofs over 25 years.

Can I get a My Safe Florida Home grant for a Grey Wing Point house?

My Safe Florida Home offers free wind inspections and grants up to $10,000 for approved upgrades. Inspection rules require homestead, owner-occupied single-family homes; grants also need an insured value of $700,000 or less and a permit applied for before 2008. The program's page does not say whether applications are open now, so check the program site.

What schools are Grey Wing Point homes zoned to?

Collier County Public Schools' address lookup for 2026-27 returns Manatee Elementary, Manatee Middle and Lely High for all 38 Grey Wing Pt homes, with no rezone flags. The Florida Department of Education's July 2026 grades are A for Manatee Elementary, A for Manatee Middle and B for Lely High. Zoning can change, so confirm the address with the district.

Is club membership required to buy on Grey Wing Point?

Yes. Eagle Creek's bylaws require an owner in the residential community to keep a Golf or Social membership, and the club says all homeowners hold one. Admission is by Board invitation after a written application and a Membership Committee interview. Confirm in writing which type a specific home carries before you make an offer.

How far is the nearest hospital from Grey Wing Point?

Physicians Regional Medical Center on Collier Boulevard is about 4.5 miles from the middle of Grey Wing Pt, roughly 10 minutes without traffic, per an OSRM estimate run October 28, 2026. NCH Baker Hospital downtown is about 9.7 miles and 21 minutes. These are routing estimates, not response times. In an emergency, call 911.

How far is Grey Wing Point from Fifth Avenue South and the airport?

From the middle of Grey Wing Pt, Fifth Avenue South is about 7.9 miles and 15 minutes without traffic, the Naples Pier about 10 miles and 21 minutes, and Southwest Florida International Airport about 41 miles and 55 minutes, per OSRM on October 28, 2026. Season traffic on US 41 and I-75 adds time, so allow more.

Did Grey Wing Point flood in Hurricane Ian?

No source we found says whether any Grey Wing Pt home flooded in Hurricane Ian. Eagle Creek's club reports historic flooding on its golf course in 2022 but does not describe homes. FEMA's claims data counts 20 Ian flood-insurance claim records in the census block group that includes Eagle Creek, an area larger than the community.

Can I rent out a home on Grey Wing Point?

The club allows rentals of at least 30 days and up to 6 months, and its rental plans last three years at most, with an application due 45 days before the lease and a $100 fee. A home's own association may add limits that were not verified, so request the declaration before you buy for rental use.

What is Grey Wing Point in Naples?

Grey Wing Point is the street name for 38 single-family homes on Grey Wing Pt inside Eagle Creek Golf and Country Club, Naples, ZIP 34113, in unincorporated Collier County. The county places them in the Eagle Creek Country Club plat, and the club describes a private gated community of 461 residences on about 300 acres.

Do Grey Wing Point homes back onto the golf course or a lake?

Some may, and some do not. Listing remarks describe 18th-fairway and water views for certain homes on the street and preserve or landscaped views for others, and lot sizes differ. No public map confirms frontage by address, so check the specific lot on a survey and in person before you rely on a view.

What are the monthly dues for a Grey Wing Point home?

No association or club publishes dues on a page we could read, and the club says pricing is available upon request. Listings show a neighborhood fee, a master association fee and a mandatory club charge, with amounts that disagree between listings. Request the estoppel certificate and the club's current fee sheet in writing for the exact home.

Is there a CDD on Grey Wing Point?

Collier County's community development district layer returned no district at the Eagle Creek clubhouse on October 28, 2026, so no CDD assessment should appear on a Grey Wing Pt tax bill. The layer is a county map and not a title search, so read the non-ad valorem section of the parcel's own bill.

Is Grey Wing Point inside the City of Naples?

No. Grey Wing Point is in unincorporated Collier County, and the mailing city is Naples, ZIP 34113. City of Naples services do not apply to the street. Confirm jurisdiction for a specific address with the county's lookup tools before relying on any city service, and read the parcel's tax bill to see which taxing authorities apply.

Can I get a golf membership right away on Grey Wing Point?

It depends on the property. Listing remarks on the street have described immediate golf availability on some sales and a social membership with a golf waiting program on others. The club caps golf memberships, at 370 on its website and 385 in its bylaws, and says not all properties qualify. Get written confirmation from the club before you offer.

Is Grey Wing Point age-restricted?

We found no age restriction in the club or association documents we read, and the sources do not say the street is open to all ages either, so we make no claim. The rule, if any, sits in the recorded declaration. Ask for the declaration and the association rules before you buy.

Is Grey Wing Point gated?

Yes. The street is inside Eagle Creek's gate, and the community association's property-management page describes a 24-hour staffed gatehouse. The club map also shows a resident rear gate. Rear-gate hours and visitor procedures are not published, so ask the association how guests, renters and contractors are admitted before scheduling showings.

What have Grey Wing Point homes sold for recently?

Collier County recorded 4 qualified sales on Grey Wing Pt in the 12 months to October 2, 2026, from $1,050,000 to $1,700,000, with a $1,412,500 median. Four sales is a small sample and condition varies widely, so treat the figure as a range by condition, not a typical price.

Does Grey Wing Point have its own homeowners association?

No Florida nonprofit named for Grey Wing Point appeared in state records checked October 28, 2026. The homes sit under the Eagle Creek Community Association, and a neighborhood association may also apply. Ask for the recorded declaration and an estoppel certificate to learn which one covers a specific lot.

Can I remodel a Grey Wing Point home?

Exterior changes need approval from the Eagle Creek Community Association's Architectural Review Committee, which says it decides within 30 days of a complete Exterior Change Request. The November 2024 handbook limits roofs to tile, stone-coated metal tile or architectural shingles. It names no streets, so confirm how it applies to your lot.

What approvals does a buyer go through on Grey Wing Point?

Expect two reviews: an association purchase application, where the posted 2021 form listed a $100 fee, three personal references and filing 20 days before closing, and a separate club membership application with a committee interview and Board vote. Ask the listing agent for the current forms early in the contract period.

How do I get the real fees before making an offer?

Under Florida law an owner or the owner's designee can request an estoppel certificate from the association, due within 10 business days, with capped fees and a limited effective period. Ask the listing agent to order it, and ask the club separately for its current fee sheet in writing.

How old are the roofs on Grey Wing Point?

Roof age is per home. MLS records for the homes checked show the mid 1980s for the houses, and listing remarks mention newer tile roofs on some. The roof permit history, a 4-point inspection and a wind mitigation report show the real age, so ask the seller for them and for the roof permit from the county permit portal.

Is there a grocery store close to Grey Wing Point?

A Publix on Tamiami Trail East is about 1.0 mile and 5 minutes from the middle of the street without traffic, per an OSRM estimate run October 28, 2026. Confirm the store, its hours and its current operation with the retailer, because routing data comes from a map database and not a retailer listing.

Do I need an elevation certificate, and can I look one up?

Yes, ask the seller for one, because it records a building's lowest floor against the base flood elevation and an insurer uses it to rate a flood policy. Collier County's floodplain page points to its elevation certificate map, and a new certificate must come from a Professional Surveyor and Mapper on the current FEMA form.

How does Grey Wing Point compare with Eagle Creek Estates?

In the 12 months to October 2, 2026, Grey Wing Point had 4 county sales at a $1,412,500 median and Eagle Creek Estates, with 60 homes and 8 vacant lots, had 6 at $792,500. Condition, lot and pool vary within each section, so compare homes of the same condition and request each home's documents.
