New Construction Homes in Bonita Springs, FL
New construction in Bonita Springs in October 2026 comes down to five builder sales programs and a steady trickle of custom homes. Pulte Homes and STOCK Luxury Homes are selling at Vivid Shores, Pulte has nine quick move-in townhomes left at Solis Grande, London Bay is selling the North Tower of The Ritz-Carlton Residences, Estero Bay at Saltleaf, and The Ronto Group is in the final release at Infinity at The Colony. Everything else that was new a year or two ago, from Bonita del Sol to Villa Mar, is now resale. For the whole city, with prices by price band, taxes and schools, start with Bonita Springs homes for sale.
This page lists every builder price we could confirm on the builder's own site, with the date we read it, then adds what the builders do not publish: the CDD debt behind each lot, the impact fees inside each price, what the county record says new homes actually closed for, and which projects are still only lines in a City case file.

Register your agent before your first builder visit. Most builders, including the national builders active in Bonita Springs, only recognize a buyer's agent who is registered at the buyer's first contact, and some count a web form or a chat as that first contact. If you want Domain Realty Group beside you at the model, tell us before you go or call 239-441-2816, and we will register you with the sales center.

How many builders are selling new homes inside Bonita Springs?
Four production builders and developers are selling planned communities in Bonita Springs in October 2026: Pulte Homes, STOCK Luxury Homes, London Bay Development Group and The Ronto Group. On top of them, small builders hold scattered lots across the city, and the Lee County roll shows builder-named owners on lots from El Dorado Acres to Imperial Shores. That is a short list for a city of Bonita Springs' size, and the reason is land: most of the open land east of I-75 is still rural under the County and City density rules covered further down.
Is Toll Brothers building in Bonita Springs?
No. Toll Brothers' own "near Bonita Springs" page lists six communities in October 2026, and none of them is in Bonita Springs: Summercrest is in Estero, Seven Shores is in Naples, and Sawgrass Lakes, Regency at Babcock Ranch, Waterview Landing and Toll Brothers at Willow are in Babcock Ranch and Punta Gorda. Bonita Lakes, off Imperial Parkway, is an older Toll Brothers community that now sells only as resale. The Estero options are on our Estero new construction page.
Is Lennar building in Bonita Springs?
Not with homes for sale. On October 24, 2026, Lennar's Bonita Springs page showed one community, Natura at Bonita Fairways, marked "Coming Soon" with 0 available homes and no price. The Lee County roll shows 113 Natura lots held by a Lennar-linked land-banking entity. Bonita National, which Lennar built, recorded its last new homes in 2022 and now sells only as resale; see Bonita National homes for sale.
Is D.R. Horton building in Bonita Springs?
Not in October 2026. D.R. Horton's Bonita Springs page lists no community, and both of its Bonita Springs neighborhoods are built out: Seasons at Bonita recorded its last build years in 2023, and Paloma on Grand Prix Drive is resale only. GL Homes finished Valencia Bonita, Minto finished Bonita Isles in 2015 and SobelCo's Villa Mar Bonita Beach is marked "Sold Out" on the developer's site.
Which new construction near Bonita Springs is not in Bonita Springs?
A lot of what shows up under a "Bonita Springs" search is in Estero, Naples, Fort Myers or Babcock Ranch. Portals pad their Bonita pages with those communities, and builders use "near Bonita Springs" to capture the search. Verdana Village (Pulte), Kingston and Toll Brothers' Summercrest are Estero communities; we cover them on the Estero new construction page. Saltleaf is the reverse case: it carries an Estero name and our page for it sits in the Estero section, but the Ritz-Carlton towers at 5000 Coconut Road are inside the City of Bonita Springs.
Who is building Vivid Shores, and what does it cost?
Vivid Shores in Bonita Springs is being built by two builders: Pulte Homes, with 13 plans from $759,990 to $1,133,990 base, and STOCK Luxury Homes, with 7 plans from $1,349,990 to $1,809,990 base on larger 76-foot and 90-foot homesites. It is a gated lakefront community off Bonita Grande Drive with a CDD, and Pulte's only listed quick move-in is ready in March 2027. Data updated: October 2026.
Vivid Shores sits east of I-75 off Bonita Grande Drive, in ZIP 34135, inside the City of Bonita Springs. Pulte describes 635 homesites, including 451 Pulte homes, and STOCK describes 1,031 acres overlooking a 117-acre lake, with personal boat docks on select homesites. Pulte gives the distances as 3 miles to Midtown at Bonita, 4.5 miles to downtown Bonita Springs, 9 miles to Coconut Point and 13 miles to the Gulf beaches. The sales centers are at 25419 Shimmering Sands Court (Pulte) and 25437 Shimmering Sands Court (STOCK). The name "Vivid Shores Naples" turns up in searches; the community is in Bonita Springs.

Pulte's only quick move-in at Vivid Shores on October 24, 2026 was a Madeira at 25923 Skipping Rock Circle (homesite 11200): 3,020 square feet, 3 bedrooms, 4 baths, a 3-car garage and a metal roof, priced at $1,522,313 and listed as available in March 2027. The gap between that price and the Madeira's $942,990 base is the size of the homesite premium and options on one finished home. Pulte includes impact glass on every Vivid Shores home.
What does STOCK Luxury Homes charge at Vivid Shores?
STOCK Luxury Homes builds its Indigo series on 76-foot homesites and its Cobalt series on 90-foot homesites, about 2,700 to over 4,000 square feet. STOCK publishes two different numbers, and both are real: a base "starting from" price for each plan, and a price for each specific home it has available. The available homes run about $872,000 to $1,691,000 above their plans' base prices.
| Plan | Series (homesite) | Living sq ft | Beds | Baths | Base price | Available homes on Crystal Shore Drive (price) |

Source: STOCK Luxury Homes, Vivid Shores floor plans and available homes, read October 24, 2026. Every STOCK plan has a 3-car garage.
STOCK opened four models: Madison II, Sterling IV, Margo IV and Gardenia II. The top of the MLS range for Vivid Shores on October 21, 2026, $3,471,465, is the Gardenia II at 25597 Crystal Shore Drive.
What was Vivid Shores before it was a neighborhood?
Vivid Shores is built on the former Bonita Grande Mine. The City of Bonita Springs record for the Bonita Grande Mine Residential Planned Development covers 1,342.6 acres at 25501 Bonita Grande Drive, rezoned from industrial and agricultural zoning to a residential planned development with a cap of 700 homes, of which up to 200 may be multifamily. The agricultural parcels were moved from the City's Density Reduction/Groundwater Resource (DR/GR) category to Conservation Fringe on May 20, 2020. The mining lakes are why Vivid Shores is a lake-and-dock community east of I-75 rather than a golf community: STOCK's 1,031 acres overlook a 117-acre lake, and the larger RPD acreage includes the lakes and preserve. Pulte says there is a lakeside boat dock at the amenity campus; boating rules for each lake are set by the community, so ask the builder for them in writing before you choose a homesite.
What amenities is Vivid Shores building?
Pulte describes a 13-acre lakefront amenity campus with a clubhouse of about 14,000 square feet, an indoor and outdoor restaurant and bar (Brisa Grille), a heated resort pool and a heated resistance pool, 2 Har-Tru tennis courts, 8 pickleball courts, 2 bocce courts, a lakeside boat dock, a fitness center and movement studio, infrared saunas, a wine tasting room, a firepit lounge and an event lawn. Neither builder publishes an opening date for the amenity campus, so treat it as a question for the contract.
What is the CDD at Vivid Shores?
Vivid Shores has a Community Development District, established by City of Bonita Springs Ordinance 25-11 in September 2025. The district's FY2026-27 final budget sets the first levy at $500 a year for operations plus a debt line that depends on the width of the lot, and it is collected on the Lee County tax bill.
| Lot width | Homes in the Series 2025 area | FY2026-27 debt assessment | FY2026-27 operations | FY2026-27 total a year | Series 2025 bond debt allocated per home |
|---|---|---|---|---|---|
| 52 ft | 112 | $2,464.86 | $500.00 | $2,964.86 | $34,474.06 |
| 66 ft | 188 | $3,128.48 | $500.00 | $3,628.48 | $43,755.54 |
| 76 ft | 36 | $3,602.49 | $500.00 | $4,102.49 | $50,385.16 |
| 90 ft and wider | 48 | $4,266.11 | $500.00 | $4,766.11 | $59,666.64 |
Source: Vivid Shores CDD, FY2026-27 final budget (August 2026) and First Supplemental Methodology (December 2025). Gross amounts before the 4 percent discount for paying the tax bill in November.
The bonds behind those numbers are Series 2025, $16,765,000 at 4.000 to 5.625 percent, issued December 18, 2025 and maturing in May 2056. Interest was capitalized through May 2026, which is why FY2026-27 is the first year owners see a levy. The district's own notice says the assessments "may be prepaid in whole at any time," so a buyer can pay off the debt part of the lot at closing or later, while the $500 operations line continues. STOCK's 76-foot homes fall on the $4,102.49 line and its 90-foot homes on the $4,766.11 line.
The part buyers miss: the district's master methodology authorizes up to $57,500,000 of debt for Phase 1, while the Series 2025 issue is $16,765,000 against a Phase 1 improvement cost estimated at $47,351,084. The documents do not say whether another series will be issued. Before you sign, ask the builder and the district in writing whether a second bond series is planned for your phase, and what it would add to your lot's annual line.
What will the HOA cost at Vivid Shores?
Neither Pulte nor STOCK publishes the Vivid Shores homeowners association assessment on its site, so we do not print one. The HOA bills quarterly. Ask the sales center for the current fee sheet, including any initial contribution, amenity fee or food and beverage minimum, and have it attached to your contract; the disclosure summary must be given to you before you sign. Treat any dollar figure you see on an agent's marketing site as unconfirmed until the builder hands you the sheet.
How is Vivid Shores trading on the MLS so far?
No Vivid Shores home has closed on the MLS yet. On October 21, 2026 the MLS showed 7 Vivid Shores homes for sale, priced from $1,517,313 to $3,471,465 with a $2,447,090 median, and 2 pending. The Lee County roll shows 440 parcels with a Vivid Shores legal description, 384 of them vacant residential lots, owned mostly by Pulte Home Company LLC and SD Grande Shores LLC, and none with a recorded build year yet. Until first closings record, the builder price lists above are the only real price evidence, which is also why we tracked the plan-by-plan prices rather than quoting one "from" figure.
What is left at Solis Grande?
Solis Grande in Bonita Springs is a gated Pulte townhome community that is now selling quick move-in homes only. On October 24, 2026, Pulte listed 9 Alder townhomes at $409,990 to $419,990, each 1,816 square feet with 3 bedrooms, 2.5 baths and a 1-car garage, ready April to May 2027. Pulte states there is no CDD. Data updated: October 2026.
Solis Grande has 118 townhomes at the northeast corner of Bonita Beach Road and Bonita Grande Drive, within walking distance of Midtown at Bonita, according to Pulte, which also says impact glass is included and the beach is about 7 miles away. Pulte's headline price of "from $399,990" is the Alder plan's base and matched no listed home on the day we checked, so the table below shows the actual list.
| Address (Bonita Springs 34135) | Homesite | Price | Was | Ready (est.) |
|---|---|---|---|---|
| 27806 Solis Grande Dr | 01504 | $409,990 | $417,055 | April 2027 |
| 27858 Solis Grande Dr | 01203 | $409,990 | $417,055 | May 2027 |

| 27812 Solis Grande Dr | 01507 | $415,990 | $426,560 | April 2027 |
| 27866 Solis Grande Dr | 01207 | $415,990 | $426,560 | May 2027 |
| 27810 Solis Grande Dr | 01506 | $419,990 | $430,990 | April 2027 |
| 27864 Solis Grande Dr | 01206 | $419,990 | $430,990 | May 2027 |
Source: Pulte Homes, Solis Grande quick move-in homes, read October 24, 2026. All nine are the Alder plan: 1,816 sq ft, 3 bed, 2.5 bath, 1-car garage.
The Alder puts all three bedrooms and the laundry upstairs, with a half bath on the main level. Pulte also shows a Rowan plan (1,657 square feet, 3 bedrooms, 2-car garage, from $419,990), but no Rowan was on the quick move-in list. The Lee County roll shows Pulte still owns 26 of 127 Solis Grande parcels, 16 of them vacant.
Does Solis Grande have a CDD or a pool?
Solis Grande has no CDD: Pulte's own page calls it a "Gated Community with No CDD." Pulte's Solis Grande page does not list a community pool or clubhouse, so the honest answer to "does Solis Grande have a pool" is that the builder does not advertise one; confirm with Pulte before you rely on it. Pulte does not publish the Solis Grande HOA fee either, so ask for it with the disclosure summary.
What have Solis Grande townhomes sold for?
Lee County recorded 43 builder-direct Solis Grande sales in the 12 months to September 25, 2026, at a $419,000 median and a range of $379,990 to $454,990 (recorded sales, builder-direct is our estimate). On the MLS, 24 Solis Grande homes closed in the 12 months to October 21, 2026 at a $405,495 median, $224 a square foot, a 48-day median on market and 97.4 percent of list price. There were 5 MLS listings from $409,990 to $425,000 on October 21, 2026, about 2.5 months of supply.
Is Solis Grande inside the City of Bonita Springs?
Solis Grande has a Bonita Springs address, but the Lee County record codes its parcels as unincorporated Lee County rather than City of Bonita Springs. That matters for two things: impact fees on the home follow Lee County's schedule rather than the City's, and the property tax bill carries unincorporated Lee County millage rather than the City's. Ask the title company to confirm the taxing district for your homesite before you budget the first tax bill.
What are the new condos in Bonita Springs?
The new condos in Bonita Springs in October 2026 are two high-rise towers: the North Tower of The Ritz-Carlton Residences, Estero Bay at Saltleaf (London Bay, 112 residences, "select residences from $3m," delivery 2027) and Infinity at The Colony (The Ronto Group, 96 residences, open since February 2026, in its final release). Both are inside the City of Bonita Springs. Data updated: October 2026.
There is no new low-rise or garden condo selling from a developer inside the city right now. Villa Mar Bonita Beach and Botanika at Bonita Fairways have sold out, and Midtown at Bonita's residences are rentals. For resale condos across the city, including the Bonita Bay and Pelican Landing towers, see Bonita Springs condos for sale, or search every Bonita Springs condo for sale.
What is selling at The Ritz-Carlton Residences, Estero Bay North Tower?
The North Tower at Saltleaf, 5000 Coconut Road, has its own 112 residences plus a screening room and a sports simulator lounge, and North Tower owners may use both towers' amenities. London Bay's headline is "Select residences from $3m." The developer shows six typical plans and two penthouses; Penthouse 1 is sold out.
| Plan | Beds | Baths | Den | Sq ft | North Tower status, October 24, 2026 |

Source: The Ritz-Carlton Residences, Estero Bay, residences page, read October 24, 2026. The developer does not publish a price list or a deposit schedule.
The North Tower topped out in September 2026, and delivery is scheduled for 2027. Shared amenities on the Saltleaf side include three pools, a one-acre lagoon, dining, a spa and fitness center, and the 72-slip Saltleaf Marina on Estero Bay. Saltleaf condo buyers pay a CDD line on top of condo and master fees: the Saltleaf CDD's FY2027 proposed on-roll assessment is $1,924.71 a year per high-rise unit (proposed, not adopted), and the district billed $812.15 per unit in debt service in FY2026 (adopted). London Bay does not publish the condo association fee, so ask for the estimated operating budget in the offering documents. The residences are not owned, sold or developed by The Ritz-Carlton; the brand is used under license.
What did the Ritz-Carlton South Tower sell for?
The South Tower opened in March 2026, and its closings are the best price evidence for the North Tower. Lee County recorded 96 builder-direct South Tower sales from April 13 to August 27, 2026 at a $4,397,500 median, ranging from $2,805,000 to $13,636,540 for the level 20 penthouse (recorded sales). The MLS counted 14 marketed closings at a $5,270,000 median and $1,356 a square foot, at 100.0 percent of list, with 16 residences listed from $3,828,000 to $8,245,000 on October 21, 2026, or 13.7 months of supply. The county also recorded 4 Saltleaf marina cabana sales from $1,350,000 to $1,825,000. The roll shows 113 South Tower condo parcels, with the developer entity still holding 15.
What is left at Infinity at The Colony?
Infinity at The Colony is a 22-story tower of 96 residences at 4861 Coconut Road, inside The Colony at Pelican Landing, built by The Ronto Group. Ronto announced it "open and move-in ready" on February 13, 2026, with five floor plans of 3,075 to 4,102 square feet priced from the "high $2 millions" at that time. In October 2026 the developer's site says "80% sold" and "now offering new final release pricing," with the last residences and furnished models touring; the final release prices are not published. The Lee County roll shows the developer entity still owns 22 of 100 condo parcels under the Infinity I legal description.
Lee County recorded 77 builder-direct Infinity sales in the 12 months to September 25, 2026 at a $2,995,000 median, from $1,480,000 to $4,940,000 (recorded sales, builder-direct is our estimate). The MLS counted 10 Infinity closings at a $3,395,000 median in the 12 months to October 21, 2026, with 10 listed for sale. Ronto has said Infinity is the first of two towers it plans in The Colony; the City's development order covers two towers and 200 units, but no date for a second tower is published. Owners may join The Colony Golf and Country Club. Our Infinity at The Colony page has the building detail.
How are condo deposits protected in Florida?
When you buy a condo from a developer before it is finished, Florida law requires the developer to put deposits up to 10 percent of the price with an independent escrow agent (section 718.202, Florida Statutes). Money above 10 percent goes into a special escrow and can be spent on construction only if the contract says so in bold type. Reservation deposits taken before a contract must be refunded "immediately and without qualification" on written request. Read the first page of any pre-construction contract for that bold legend before you wire anything above 10 percent.
How long do you have to cancel a new condo contract in Florida?
Every developer condo contract in Florida must say, in conspicuous type, that the buyer can cancel within 15 days after signing and after receiving all the required documents, and again within 15 days of any amendment that is materially adverse to the buyer (section 718.503, Florida Statutes). Since 2023 and 2024 the document package must also include the milestone inspection summary, the structural integrity reserve study and the turnover inspection report, or a conspicuous statement that one is not done or not required. Oral representations cannot be relied on; only the documents count.
What warranty comes with a new condo in Florida?
Florida gives condo buyers statutory implied warranties from the developer (section 718.203, Florida Statutes): 3 years on the unit from completion of the building, and on the roof, structure and mechanical, electrical and plumbing systems serving the building, 3 years from completion or 1 year after owners take control of the association, whichever is later, but no more than 5 years. Single-family homes have no equivalent statutory warranty; the builder's written warranty governs there.
Can you build a custom home on your own lot in Bonita Springs?
Yes. Custom and spec homes on scattered lots are a real share of Bonita Springs new construction, from canal lots off Saint Patrick Lane to acreage in San Carlos Estates and Gulf-front lots on Hickory Boulevard. The Lee County roll showed 2,039 vacant residential parcels in Bonita Springs in October 2026, and builder-named owners hold lots across the city. Data updated: October 2026.
Lee County recorded 13 builder-direct sales of new homes outside the planned communities in the 12 months to September 25, 2026, at a $1,375,000 median and from $450,000 to $3,200,000, in places such as San Carlos Estates, Trieste Preserve, Serrano, Arroyal and the Heitman's Bonita Springs blocks (recorded sales, builder-direct is our estimate). San Carlos Estates alone recorded new homes at $1,055,000, $1,800,000, $2,300,000 and $2,450,000. Habitat for Humanity of Lee County added 4 homes at Greyhound Square at $340,000 to $345,000 in the same window.
Which Bonita Springs areas see scattered-lot new builds?
The county roll shows small builders holding lots in El Dorado Acres and along Coconut Road, in Imperial Shores and the Bonita Farms area, on Nottingham Lane and Sherwood Lane under two-family zoning, on canal streets off Saint Patrick Lane, and in San Carlos Estates, where lots run to about 1.25 acres. On the Gulf, two spec homes on Hickory Boulevard were listed near $15 million on the MLS in October 2026. Some Bonita Springs mailing addresses near Barefoot Beach and Bonita Shores are in Collier County, and a few near San Antonio Lane sit outside City limits, so confirm the jurisdiction of any lot before you budget fees.
Who are the custom builders in Bonita Springs?
Several custom builders name Bonita Springs on their own sites as a service area, including Kaye Lifestyle Homes (building in Bonita Bay, Pelican Landing and Palmira), BCB Homes, Harwick Homes in Bonita Bay, Alair Homes, and Frey and Son Homes, whose office is on Bonita Beach Road. None of them publishes a Bonita Springs project list with addresses, so compare builders on finished homes you can walk, references and contract terms. If you are building inside an established community, check its architectural rules first; Bonita Bay and Pelican Landing both have design review.
Who pays impact fees on a custom home?
On a custom build, you or your contractor pay the impact fees and utility connection fees directly at permit, rather than finding them folded into a builder's price. In the City of Bonita Springs that is $17,199.95 in City impact fees plus $7,883 in Bonita Springs Utilities connection fees for a single-family home as of October 2026. Some older areas also carry Bonita Springs Utilities special service charges that must be paid in full for new construction, for example Spring Creek Village (water $4,826 plus wastewater $7,210) and Sun Village Estates ($3,584).
How long does a custom home take to build?
Nationally, a home built by a contractor on the owner's land took about 12 months from start to finish in 2024 completions, against 7.6 months for a home built for sale, according to NAHB's analysis of Census construction data. Design, permitting and flood elevation work add time before that clock starts, so a Bonita Springs custom home usually runs well past a year from contract to keys.
Which new communities are sold out, and what do they resell for?
Bonita del Sol, Valencia Bonita, Villa Mar Bonita Beach, Seasons at Bonita and Bonita National have all sold out from their builders and now sell only as resale. Their MLS closings are the best guide to what nearly new homes cost in Bonita Springs: from a $430,000 median at Villa Mar to $810,000 at Valencia Bonita in the 12 months to October 21, 2026. Data updated: October 2026.
| Community | Builder | Built (county roll or builder) | MLS closings, 12 months | MLS median sold | Median days on market | Active October 21, 2026 | Months of supply |
|---|---|---|---|---|---|---|---|
| Bonita del Sol | Pulte Homes | Last builder sales recorded 2026 | 23 | $635,000 | 30 | 2 ($608,888 to $789,000) | 1.0 |
| Valencia Bonita | GL Homes | Sold out | 50 | $810,000 | 64 | 21 ($529,000 to $1,299,000) | 5.0 |
| Villa Mar Bonita Beach | SobelCo | 96 condo parcels, 2023 and 2024 | 5 | $430,000 | 135 | 4 ($365,000 to $565,000) | 9.6 |
| Seasons at Bonita | D.R. Horton | 2018 to 2023 | 39 | $575,000 | 53 | 15 ($475,000 to $895,900) | 4.6 |

| Bonita Landing | Lennar (petitioned the 2016 CDD) | CDD created 2016 | 7 | $630,000 | 76 | 4 ($539,000 to $690,000) | 6.9 |

Medians move with the mix of what sold, so a few large homes can swing a small community's figure. Bonita National's 12-month median was 37 percent above the prior 12 months, and Bonita del Sol's was 10 percent below, partly because of which plans resold.
Is Bonita del Sol still selling new homes?
No. Bonita del Sol, Pulte's community on the former Bonita Springs Golf and Country Club land off Paradise Road, is sold out; Pulte no longer lists it on its Bonita Springs page, and the county roll shows no Pulte-owned parcels there. The City capped the rezoning at 350 homes. Lee County recorded 62 builder-direct Bonita del Sol sales in the 12 months to September 25, 2026 at a $682,921 median, the last on May 21, 2026. Resales are tight: 2 listings on October 21, 2026, about 1.0 month of supply, and a 30-day median on market.
Is Valencia Bonita still selling new homes?
No. GL Homes has finished Valencia Bonita, which is 55+ under its HOA rules. It now trades as resale: 50 MLS closings at an $810,000 median in the 12 months to October 21, 2026, with 21 homes listed from $529,000 to $1,299,000 and about 5.0 months of supply. Search results that still show it as a new-construction option are out of date.
What happened at Villa Mar Bonita Beach?
Villa Mar Bonita Beach, SobelCo's two-story carriage condos near Bonita Beach Road, is sold out; the developer's site says "Sold Out." The Lee County roll shows 96 Villa Mar condo parcels, built in 2023 and 2024. Five resales closed on the MLS in the 12 months to October 21, 2026 at a $430,000 median, with 4 listed from $365,000 to $565,000.
Is Bonita National still selling new homes?
No. Lennar built Bonita National between 2015 and 2022, according to the Lee County roll, and holds no homes there now; Lennar's former Bonita National page no longer resolves. Bonita National is the busiest nearly new resale community in the city: 97 MLS closings at a $750,000 median in the 12 months to October 21, 2026, with 28 listed and about 3.5 months of supply. See Bonita National homes for sale.
What is coming next in Bonita Springs new construction?
The next large for-sale community is Revana Lakes, Seagate Development Group's gated custom-home community of up to 299 homes on Bonita Beach Road east of I-75, which won final City approval in January 2026; construction is expected in 2027 and first residents in 2028. Lennar shows Natura at Bonita Fairways as Coming Soon, and a handful of small infill projects are in City review. Data updated: October 2026.
The City of Bonita Springs "Projects of Interest" register listed 40 open cases on October 24, 2026. These are the for-sale residential ones, in order of size.
| Project | Developer or builder | Location | Homes | Status, October 24, 2026 |
|---|---|---|---|---|
| Revana Lakes | Seagate Development Group | Bonita Beach Rd SE, east of I-75, across from Palmira; 204 acres | Up to 299 single-family | Final approval January 2026; three development orders in City review |
| Natura at Bonita Fairways (next phase) | Lennar (lots held by a Lennar-linked land bank) | US 41 and Bonita Beach Road | Not published | Coming Soon on Lennar's site; 113 lots on the roll |

When will Revana Lakes homes be available?
Not before 2028. City Council voted 4-3 in October 2025 to transmit the Revana Lakes plan amendment to state reviewers, then gave final approval in January 2026 to the annexation, the plan amendment over about 204 acres and a rezoning capped at 299 homes. Seagate filed three development orders in May and June 2026: Phase 1A for 19 homes plus grading of the whole site, Phase 1B for 50,000 square feet of commercial space, and Phase 2 for 145 homes. All three were waiting on additional information on October 24, 2026. Construction is expected to start in 2027, with first residents in 2028. Seagate has released no prices or plans, and there is no sales center, so any "Revana Lakes price" you see is a guess.
What is Natura at Bonita Fairways?
Natura is a neighborhood inside Bonita Fairways at US 41 and Bonita Beach Road, built in earlier phases by Home Dynamics. On October 24, 2026, Lennar listed "Natura at Bonita Fairways" as Coming Soon, with 0 available homes, no price and a welcome center by appointment. The Lee County roll shows 113 Natura lots held by a land-banking entity whose name includes Lennar's. That is the only Lennar listing in Bonita Springs, and it is not yet selling.
Is Saltleaf adding more homes?
Not more; possibly fewer. A pending City amendment filed February 27, 2026 would cut the unit cap on the Saltleaf zoning, known in City records as Bayview on Estero Bay, from 300 to 266. It is pending, not approved. Saltleaf itself is a land conversion: London Bay bought the 475-acre former Raptor Bay golf property in December 2020.
Why is so little of east Bonita Springs being built?
Most of the land east of I-75 is still in the Density Reduction/Groundwater Resource (DR/GR) area, which allows no more than one home per 10 acres to protect the water supply. Every large new community there has needed a site-specific plan change: Vivid Shores' mine land moved to Conservation Fringe in 2020, and Revana Lakes moved to Urban Fringe in 2026. In April 2021 City Council stopped Saphira, a request for up to 700 homes on 328 DR/GR acres. So east Bonita Springs stays mostly rural unless Council approves the next exception, which is why new construction here comes in a few big projects rather than a steady stream.
What else is being built in Bonita Springs?
The other large residential projects going up are rentals, not homes for sale: Midtown at Bonita (about 400 apartments with a hotel and retail planned) at Bonita Beach Road and I-75, Madison Bonita Springs (252 apartments) nearby, and Imperial 41 downtown (120 apartments with shops and two public parks), which broke ground in December 2025. They matter to buyers for traffic and shopping along Bonita Beach Road and Old 41, not as places to buy.
What fees are built into a new home's price?
Every new single-family home in the City of Bonita Springs carries $25,082.95 in government impact fees and Bonita Springs Utilities connection fees as of October 2026: $17,199.95 to the City and $7,883 to the utility. The builder pays them at permit, so they are inside the price, not a separate charge at closing. A condo or townhome unit carries $18,422.55. Data updated: October 2026.
| Fee | Single-family home | Condo, townhome or duplex unit | Effective basis |
|---|---|---|---|
| Roads impact fee | $12,350.00 | $9,576.00 | City Ord. 18-10 |
| Schools impact fee (Lee County School District, 55 percent collection rate) | $3,016.20 | $1,167.65 | Lee Ord. 18-07 and 18-08, since March 10, 2022 |
| Parks impact fee | $912.00 | $690.00 | City Ord. 18-07 |
| Fire impact fee (Bonita Springs Fire District, step 1 of 4) | $861.75 | $644.50 | Lee Ord. 26-01, effective May 4, 2026 |
| EMS impact fee (step 1 of 2) | $60.00 | $38.00 | Lee Ord. 26-01, $60 in the City's calculator |
| City impact fees, total | $17,199.95 | $12,116.15 | City calculator, read October 25, 2026 |
| Bonita Springs Utilities water connection (ANC) | $3,424.00 | $2,739.20 | BSU rates, tariffs effective January 1, 2026 |
| Bonita Springs Utilities wastewater connection (ANC) | $4,459.00 | $3,567.20 | BSU rates, tariffs effective January 1, 2026 |

Source: City of Bonita Springs impact fee calculator; Lee County Ordinance 26-01; Bonita Springs Utilities rates page. Permit fees themselves are a further builder cost not shown here.
That figure is part of the answer to "why are new construction homes so expensive" in Bonita Springs: before a single wall goes up, about $25,000 of a new single-family price is government and utility fees. Resale homes paid theirs years ago.
Will Bonita Springs impact fees go up?
The fire impact fee will. Lee County Ordinance 26-01, adopted February 3, 2026, raises the Bonita Springs Fire District single-family fee from $766 to a maximum of $1,149. Because that is a 50 percent increase, Florida law requires it to phase in over four equal annual steps (section 163.31801, Florida Statutes), each on May 4: $861.75 in 2026, $957.50 in 2027, $1,053.25 in 2028 and $1,149 in 2029. The EMS fee steps from $55 to $65 in two steps; the City's calculator shows $60 today. Builders price those steps into homes they permit later.
Do the City fees apply to every Bonita Springs address?
No. The City table applies to homes permitted inside City limits. A home with a Bonita Springs mailing address in unincorporated Lee County, such as the Solis Grande parcels, pays Lee County's impact fee schedule instead, and a Bonita Springs address in Collier County pays Collier's. On a builder home the difference is inside the price; on a custom build it is your bill, so check the jurisdiction first.
How do CDDs work on new Bonita Springs communities?
A Community Development District (CDD) is a special-purpose local government under chapter 190 of the Florida Statutes that borrows to build a community's roads, drainage, utilities and amenities, then repays the bonds through a yearly assessment on each lot, billed on the Lee County tax bill. Vivid Shores and Saltleaf have CDDs; Solis Grande does not. Data updated: October 2026.
Every first-sale contract inside a CDD must carry a boldfaced notice, larger than the contract text and right above the buyer's signature, saying the district may impose and levy taxes or assessments (section 190.048, Florida Statutes). The district also has to publish a public financing disclosure.
Which new Bonita Springs communities have a CDD?
| Community | CDD | Annual line, dated | Bonds |
|---|---|---|---|
| Vivid Shores | Vivid Shores CDD (City Ord. 25-11, 2025) | $2,964.86 to $4,766.11 by lot width (FY2026-27 final) | Series 2025, $16,765,000, to May 2056 |
| The Ritz-Carlton Residences, Saltleaf | Saltleaf CDD | $1,924.71 per high-rise unit, FY2027 proposed on-roll (proposed); $812.15 per unit debt in FY2026 (adopted) | Series 2024 and Series 2026 |
| Solis Grande | None ("Gated Community with No CDD," Pulte) | None | None |
| Bonita del Sol (resale) | None reported | None | None |
| Natura at Bonita Fairways | None (Bonita Fairways master association instead) | Not a CDD line | None |

Can you pay off a CDD early in Florida?
Usually yes, for the debt part. Vivid Shores' district notice says the assessments "may be prepaid in whole at any time," and the district posts a payoff request form; the payoff is the remaining principal on your lot plus interest to the next payment date. At Vivid Shores the Series 2025 debt allocated per home runs from $34,474.06 on a 52-foot lot to $59,666.64 on a 90-foot-plus lot. The operations part ($500 a year at Vivid Shores in FY2026-27) cannot be prepaid, because it pays for ongoing upkeep.
Do CDD fees ever go away?
The debt part ends when the bonds are paid off, or when you prepay your lot's share; at Vivid Shores the Series 2025 bonds mature in May 2056. The operations and maintenance part continues for as long as the district operates. That is why a CDD in a new community, at the start of a 30-year bond, has a much larger annual line and payoff than a CDD in a community built in the 2000s, whose bonds are near their end.
What is the average CDD fee in Bonita Springs?
There is no meaningful average, because each district sets its own budget and each lot width or unit type carries its own line. In new Bonita Springs communities the dated figures are $2,964.86 to $4,766.11 a year at Vivid Shores (FY2026-27) and $1,924.71 proposed for a Saltleaf high-rise unit (FY2027 proposed), while Solis Grande has none. Compare the specific district's budget, never a statewide average.
Will Vivid Shores issue more CDD bonds?
It may. The district's master methodology authorizes up to $57,500,000 of Phase 1 debt, with a maximum annual debt assessment per home far above today's lines, while only $16,765,000 has been issued against an estimated $47,351,084 Phase 1 cost. The documents do not say another series is planned. Ask the builder and the district, in writing, before you sign, and read the true-up section: during platting, true-up payments fall on the landowner or developer, not on end buyers.
How do builder incentives work in 2026?
Builder incentives in 2026 are large but national: PulteGroup reported incentives of 10.4 percent of home sale revenue for the third quarter of 2026 (reported October 22, 2026), and Lennar reported about 12.0 percent for its third quarter (September 16, 2026). These are company-wide averages, not offers at any Bonita Springs community. Data updated: October 2026.
Incentives in a given community change month to month, depend on the homesite and the timing, and are usually tied to the builder's own lender and title company. On a quick move-in a builder may cut the price, pay closing costs, buy down the rate, or mix all three. The useful habit is to compare the total cost of the home and loan with and without the incentive, not just the headline rate.
How big are builder incentives right now?
The best dated figures are what builders report to investors. PulteGroup: 10.4 percent of home sale revenue in the third quarter of 2026, up from 8.9 percent a year earlier (October 22, 2026). Lennar: about 12.0 percent in the third quarter of 2026 (September 16, 2026), down from about 14 percent in the first quarter. Both are national, company-wide figures. Pulte's Southwest Florida page footer, dated September 9, 2026, says quick move-in incentives range "between $0 and $100,000 in select communities" across its Pulte, Del Webb, DiVosta and Centex brands, which is a regional range rather than a Bonita Springs offer.
Why can't the builder pay all my closing costs?
Because your loan program caps it. On a conventional loan, Fannie Mae limits builder- or seller-paid contributions toward closing costs, points and buydowns by loan-to-value: 3 percent of the price when the combined loan-to-value is over 90 percent, 6 percent from 75.01 to 90 percent, and 9 percent at 75 percent or less, for a principal residence or second home. On a conventional loan with 10 percent down, the builder can pay at most 6 percent of the price toward your costs; anything above the cap has to come off the price instead.
Do I have to use the builder's lender?
Federal rules say a builder cannot require you to use its affiliated lender, and must give you a written Affiliated Business Arrangement Disclosure when it refers you (Regulation X, 12 CFR 1024.15). What builders can do is tie incentives to their lender: Pulte's published fine print ties advertised rates to its Affiliate Incentive Program with Pulte Mortgage, and Lennar states that use of Lennar Mortgage "is not required." Get a loan estimate from an outside lender too, and compare the rate, the fees and the incentive side by side.
How does a builder rate buydown work?
In a permanent buydown, the builder pays discount points through its lender so your note rate is lower for the life of the loan. In a temporary buydown, such as a 2-1, the builder funds an account that lowers your payment in years one and two, after which the payment rises to the note rate. Both count toward the lender's cap on builder-paid costs, and both are worth more the longer you keep the loan.
New construction or resale: how do insurance and building codes compare?
A new Bonita Springs home is built to the current Florida Building Code, with a 160 mph design wind speed for houses under City Ordinance 21-01, a new roof and a lowest floor at least 1 foot above FEMA's base flood elevation. After Hurricane Ian, a Category 4 storm, FEMA found no wind-related structural damage on homes built under the 2002 Florida Building Code or later. Resale wins on price per square foot and move-in date. Data updated: October 2026.
| Factor | New construction in Bonita Springs | Older resale in Bonita Springs |
|---|---|---|
| Price per heated sq ft, 12 months to September 25, 2026 | $590 median, builder-direct (Lee County recorded sales) | $310 median, resale (Lee County recorded sales) |
| Building code | 8th Edition Florida Building Code (2023); 9th Edition from December 31, 2026 | Whatever code was in force at permit; homes permitted before March 1, 2002 predate the statewide code |
| Wind design | 160 mph for houses (Risk Category II), City Ord. 21-01 | Varies by era |
| Wind mitigation credit | Qualifies for the top "Building Code" answer on the state form | Pre-2002 homes get no Building Code credit |
| Roof | New; insurers cannot refuse a roof under 15 years old solely for age | Check the roof permit date first |
| Flood elevation | Lowest floor at base flood elevation plus 1 foot (Florida Building Code) | Many pre-NFIP homes sit below today's base flood elevation |
| Citizens eligibility | Most new single-family homes price above the $700,000 replacement-cost cap | Many older condos and villas fall under it |
| Move-in | Quick move-ins listed for March to May 2027; to-be-built homes later | At closing |
| First-year extra spending (national) | $26,882 on appliances, furnishings and alterations | $18,673 |

How did newer homes do in Hurricane Ian?
FEMA's Mitigation Assessment Team for Hurricane Ian (report, December 2023) did not observe wind-related structural damage on any home built under the Florida Building Code, while some older homes had considerable structural damage. In FEMA's flood insurance claims for Ian, the average claim on a building built after 2010 was $48,091, against $164,891 for buildings from before 1980, and non-elevated buildings produced 67 percent of residential claims. Roofs remained the weak link on every age of home: the Insurance Institute for Business and Home Safety found damage on about half of asphalt shingle roofs it surveyed, against about 12 percent of metal roofs. The City of Bonita Springs logged 19,427 damage assessments after Ian.
How high does a new Bonita Springs home have to sit above flood level?
In FEMA A and AE zones, the Florida Building Code puts the lowest floor of a new home at least 1 foot above the base flood elevation, and in V, VE and Coastal A zones it puts the bottom of the lowest structural member there. The City of Bonita Springs enforces the code and adds no freeboard of its own for homes, but its flood ordinance (Ord. 22-05) adds two rules: a new home outside the flood zone must sit at least 12 inches above the crown of the nearest street, and improvements to an existing home are counted over 5 years toward the 50 percent substantial-improvement rule. The City kept its Community Rating System Class 5 rating after a 2024 FEMA review, worth a 25 percent discount on NFIP flood policies.
Can a new Bonita Springs home get Citizens insurance?
Often not, because of price. Under section 627.351, Florida Statutes, a home with a dwelling replacement cost of $700,000 or more is not eligible for Citizens Property Insurance, and most Vivid Shores and Saltleaf homes are above that line, so plan on the private market. Citizens had about 255,000 policies in September 2026, down from 1.4 million in 2023. From January 1, 2027, every Citizens personal residential policy that covers wind must also carry flood insurance.
Does roof age matter for insurance in Florida?
Yes, and it favors a new roof. Florida law bars an insurer from refusing to write or renew a home solely because the roof is under 15 years old, and a roof 15 years or older with at least 5 years of remaining life cannot be refused solely for age (section 627.7011, Florida Statutes). Since August 1, 2026, Citizens pulls roof age from permit records on new business, so unpermitted roof work on a resale shows as an old roof.
What changes with the 9th Edition Florida Building Code?
The 9th Edition (2026) Florida Building Code takes effect December 31, 2026, so homes permitted on or after that date are built under it. The Florida Building Commission says peninsula design wind speeds have not changed since the 2010 code, so the bigger shifts are in roofing and other details rather than wind maps.
What protects you when you buy from a builder in Florida?
Florida law gives new-home buyers a short list of real protections: deposit escrow rights, a 15-day cancellation right on new condos, statutory warranties on condos, a construction-defect notice process and a 7-year deadline for defect suits. Several of them can be waived in a builder's contract, so the contract matters as much as the statute. Data updated: October 2026.
| Protection | Applies to | What it says | Statute (2025 Florida Statutes) |
|---|---|---|---|
| Deposit escrow, condo | Developer condo sales before completion | Deposits up to 10 percent go to an independent escrow agent; above 10 percent can fund construction only with a bold contract legend | 718.202 |
| 15-day cancellation, condo | Every developer condo contract | Voidable within 15 days after signing and receipt of all documents, and after any materially adverse amendment | 718.503 |
| Deposit escrow, house | Builders selling 10 or more one- or two-family homes a year | Buyer has the right to escrow deposits up to 10 percent, but the right can be waived in writing | 501.1375 |
| Condo warranties | Developer and contractors | Unit 3 years; roof, structure and systems 3 years or 1 year after turnover, up to 5 years | 718.203 |
| CDD notice | First sale inside a CDD | Boldfaced notice above the buyer's signature | 190.048 |
| HOA disclosure | First sale in an HOA community | Disclosure summary before you sign | 720.401 |
| HOA turnover | Developer-controlled HOAs | Owners elect a board majority 3 months after 90 percent of parcels are conveyed | 720.307 |
| Flood disclosure | Every residential seller, including builders | Written flood disclosure at or before contract | 689.302 |
| Defect notice | Claims against builders and contractors | Written notice at least 60 days before suit; builder may inspect and must respond in writing within 45 days | 558.004 |
| Statute of repose | Construction defect suits | 7 years from the earliest certificate of occupancy date (was 10 years before 2023); 4-year limitations period | 95.11(3)(b) |
Source: Florida Statutes 2025, flsenate.gov. This is a summary, not legal advice; a Florida real estate or construction attorney can review a specific contract.
Can a home builder spend my deposit in Florida?
On a house, often yes. Section 501.1375 gives you the right to have your deposit, up to 10 percent of the price, held in escrow, and a builder that uses escrowed money for construction must post a surety bond. But the right can be waived in writing, and builder contracts often include that waiver. If you sign it, your deposit is a payment to the builder rather than money held for you. That waiver box is the single most important line in a builder contract, so read it before you sign.
What is the 7 year property law in Florida?
It is the statute of repose for construction defects. Since CS/SB 360 (2023), a suit over the design, planning or construction of a home must be filed within 7 years of the earliest of the temporary certificate of occupancy, the certificate of occupancy, the certificate of completion or abandonment, down from 10 years (section 95.11(3)(b), Florida Statutes). A chapter 558 defect notice does not pause that 7-year clock, so track it from the CO date, not your move-in date.
Is there a warranty on a new single-family home in Florida?
There is no state-mandated warranty for a new house in Florida; the builder's written limited warranty governs. Pulte, for example, offers a 10-year limited structural warranty, which is the builder's promise, not a state requirement. Florida also bars implied-warranty claims for offsite improvements such as streets and drainage (section 553.835). Condos are different, with statutory warranties under section 718.203.
When do owners take over the HOA from the builder?
In a single-family community, owners elect a majority of the HOA board 3 months after 90 percent of the parcels in all phases have been conveyed to buyers, or earlier on abandonment, bankruptcy or receivership; owners get one seat once 50 percent are conveyed (section 720.307, Florida Statutes). Until then the builder controls the budget, so the fee sheet you sign under can change after turnover.
How do you buy from a builder with your own agent?
Register your agent at your first contact with the builder, before you tour a model or fill in a web form, because most builders only recognize an agent who is registered at that first interaction. After that the steps are the same everywhere: pick the plan and homesite, read the contract and its deposit and waiver terms, finish the design center, inspect at pre-drywall and final, and compare lenders. Data updated: October 2026.
- Register first. Lennar's public policy requires the agent to be registered at the buyer's first interaction and to accompany the buyer on the first visit; Pulte's realtor programs require the agent to register the buyer on the first visit. A chat, a web form or a phone call can count as first contact.
- Compare plan, homesite and premium. At Vivid Shores the difference between a plan's base and a finished home's price ran from about $580,000 (Pulte's Madeira quick move-in) to about $1.7 million (STOCK's Margo IV) in October 2026. Ask for the homesite premium in writing.
- Read the contract before the deposit. Look for the deposit escrow waiver, the CDD notice, the HOA disclosure summary, the closing date terms and who controls delays.
- Design center. Price each option before the appointment, and decide what you would rather add after closing.
- Inspect twice. A Florida-licensed home inspector at pre-drywall (framing, straps, windows, plumbing rough-in) and before closing, plus an 11-month warranty walk.
- Compare lenders. Get an outside loan estimate next to the builder lender's, with the incentive shown on both.
- Collect the paperwork at closing. The certificate of occupancy, the elevation certificate, the wind mitigation form and the roof and window product approvals.
Do I need my own agent to buy new construction in Bonita Springs?
You do not have to have one, but the sales agent in the model works for the builder. Your own agent reads the contract terms with you, compares the homesite premium and incentives with resale options, follows the build and pushes on punch-list items. In most cases the builder pays the buyer's agent under its cooperating broker program, which is why registration at the first visit matters.
When should I inspect a new construction home?
Twice before closing and once after. Hire a Florida-licensed home inspector at pre-drywall, when the framing, hurricane straps, window installation and plumbing rough-in are still visible, and again before the final walk-through. Book a third inspection before the builder's one-year workmanship warranty ends. Check the builder contract for its access rules before you sign, because some builders limit when an outside inspector can be on site. The City of Bonita Springs performs code inspections and issues the certificate of occupancy, and permit records are public on the City portal.
How long does it take to build a new home?
Nationally, homes built for sale took 7.6 months from permit to completion in 2024, and 9.1 months on average from authorization to completion, according to NAHB's analysis of Census data. In Bonita Springs in October 2026, the quick move-ins listed for delivery from March to May 2027, which is the realistic floor for a home that is not yet finished.
What happens at the design center?
After you sign, you choose finishes and options at the builder's design center: flooring, cabinets, counters, lighting, outdoor kitchens and so on. The price you see on the plan does not include them, and builders rarely publish option prices. We could not find a current, reliable survey of what buyers spend there, so we do not print a percentage. Set a ceiling before the appointment and get each choice priced in writing.
How are new homes taxed in the first two years?
Florida assesses property on January 1, and a home that is not substantially complete on that date is taxed as land for that year (section 192.042, Florida Statutes). So the first tax bill on a new Bonita Springs home is often a lot bill, and the second, at full value, is several times larger. Homestead and the Save Our Homes cap start later than most buyers expect. Data updated: October 2026.
A worked example (the dates are an illustration):
- The home gets its certificate of occupancy in April 2026 and the buyer closes in July 2026. On January 1, 2026 it was not substantially complete, so the 2026 bill is on the lot, plus any CDD line. Taxes are prorated at closing on that lot figure.
- On January 1, 2027 the house and lot are assessed at full just value. If the buyer owns it and lives there as a permanent residence on January 1, 2027 and files by March 1, 2027, homestead applies to the 2027 bill.
- On January 1, 2028 the Save Our Homes cap begins: the assessed value can rise no more than 3 percent or the change in CPI, whichever is lower (section 193.155).
- A second-home buyer gets no homestead; the 10 percent cap on non-school taxes starts the year after the home becomes eligible, and school taxes follow full value every year.
At the City of Bonita Springs' 2025 final millage of 12.7970 (district 017), each $100,000 of taxable value costs about $1,280 a year, and homestead saves about $507 a year at 2025 rates. Any CDD line, such as Vivid Shores' first levy in FY2026-27, is on the bill from the district's first levy whether the house is finished or not, and it appears on the November bill rather than the August TRIM notice.
When can I file for homestead on a new home in Lee County?
You must own the home and make it your permanent residence on January 1, then apply by March 1 of that year with the Lee County Property Appraiser (sections 196.031 and 196.011, Florida Statutes). A home you close on in July 2026 can first carry homestead on the 2027 bill. If you are leaving a Florida homestead, you can move up to 3 years of Save Our Homes benefit (portability) by applying with the new homestead application.
Why does the second tax bill on a new home jump?
Because the first bill was on the lot alone. A home completed after January 1 carries no building value that year, so the bill at closing, and often the lender's escrow, is set on land only. The next January 1 the full house is assessed, and the November bill that follows can be several times the prorated amount. Ask your lender to escrow on the expected full-value bill, not the lot bill, to avoid a shortage.
What do recorded sales say about new homes vs resale in Bonita Springs?
Lee County recorded 299 builder-direct sales in Bonita Springs in the 12 months to September 25, 2026, at a $2,560,000 median, against 1,827 resales at $525,000. The new-home median is pulled up by tower condos: without the Saltleaf and Infinity closings, the other 122 builder-direct sales recorded a $594,253 median. Per square foot, new homes recorded $590 against $310 for resales. Data updated: October 2026.
We count a sale as builder-direct when it is the first qualified improved sale within one year of the year built, so the split is an estimate; every sale itself is on the Lee County record. These figures cover parcels with a Bonita Springs site city, excluding the Village of Estero.
| Builder-direct group, 12 months to September 25, 2026 | Recorded sales | Median | Range |

Are new construction homes cheaper than resale in Bonita Springs?
No, not per square foot. In the 12 months to September 25, 2026, builder-direct homes in Bonita Springs recorded a median of $590 a heated square foot, against $310 for resales (Lee County recorded sales). The cheapest new homes on the market in October 2026 were Solis Grande townhomes at $409,990 to $419,990, while resale condos and villas across the city start far lower. New homes cost more and carry newer roofs, codes and warranties; resale costs less and is ready now.
How many new homes are being built in Bonita Springs each year?
The Lee County roll shows 425 residential parcels in Bonita Springs with a 2025 year built and 188 so far with 2026, down from 922 in 2018 and 572 in 2022. The 2026 roll flags 1,354 parcels as newly built, and 2,039 vacant residential parcels remain. With Vivid Shores' 384 platted lots still showing no build year, the next jump in that count will come as Pulte and STOCK homes finish in 2027.

Do new construction homes go up in value in Bonita Springs?
The record shows they move with the market, in both directions. At Bonita National, built 2015 to 2022, the MLS calendar-year median went from $631,500 in 2022 to $613,450 in 2023, $551,500 in 2024, $589,000 in 2025 and $750,000 in 2026 to date. At Bonita del Sol, the 12-month MLS median was 10 percent below the prior 12 months. We do not forecast prices; the numbers are here so you can see what nearly new homes have actually resold for.

Frequently asked questions about Bonita Springs new construction
Short answers drawn from the sections above. Each figure has its date in the sections above and its source in the list below.
What are some new developments in Bonita Springs?
As of October 2026: Vivid Shores (Pulte Homes and STOCK Luxury Homes), Solis Grande (Pulte, quick move-ins only), the North Tower of The Ritz-Carlton Residences, Estero Bay at Saltleaf (London Bay) and Infinity at The Colony (The Ronto Group, final release). Revana Lakes (Seagate) is approved and expected to start construction in 2027, and Lennar lists Natura at Bonita Fairways as Coming Soon.
Who is building Vivid Shores in Bonita Springs?
Two builders: Pulte Homes, with its Aqua and Sapphire collections, and STOCK Luxury Homes, with its Indigo series on 76-foot homesites and Cobalt series on 90-foot homesites. Pulte describes 635 homesites, 451 of them Pulte homes.
How much do homes in Vivid Shores cost?
Pulte's 13 plans list from $759,990 to $1,133,990 base, and its one quick move-in was $1,522,313 (October 24, 2026). STOCK's 7 plans list from $1,349,990 to $1,809,990 base, and its 11 available homes run $2,222,380 to $3,471,465. Add the CDD line of $2,964.86 to $4,766.11 a year (FY2026-27) and the HOA, which the builders do not publish.
Are there quick move-in homes in Bonita Springs?
Yes, a few. On October 24, 2026, Pulte had 9 quick move-in townhomes at Solis Grande ($409,990 to $419,990, ready April to May 2027) and one at Vivid Shores (a Madeira at $1,522,313, ready March 2027). STOCK's 11 available homes at Vivid Shores are specific homes rather than to-be-built plans, but STOCK does not publish their completion dates.
Is the Ritz-Carlton Residences Estero Bay in Bonita Springs or Estero?
Bonita Springs. The towers at Saltleaf, 5000 Coconut Road, are inside the City of Bonita Springs, even though the name says Estero Bay and our Saltleaf page sits in the Estero section because buyers search it both ways.
How expensive are the Ritz-Carlton Residences in Bonita Springs?
The developer's headline for the North Tower is "Select residences from $3m." South Tower residences recorded a $4,397,500 median on 96 builder-direct sales from April 13 to August 27, 2026 (Lee County), and 16 residences were listed from $3,828,000 to $8,245,000 on the MLS on October 21, 2026.
Which new construction communities in Bonita Springs are gated?
Vivid Shores and Solis Grande are gated, according to Pulte. Infinity at The Colony sits inside The Colony at Pelican Landing, which has a guardhouse. We did not confirm a gate at the Saltleaf towers on a first-party source, so ask the sales gallery.
Is Vivid Shores in Naples?
No. Vivid Shores is in Bonita Springs, ZIP 34135, off Bonita Grande Drive inside the City of Bonita Springs. Pulte files it under its Fort Myers division, and some searches add "Naples," but the community is in Bonita Springs.
Why are new construction homes so cheap?
In Bonita Springs they are not cheaper. Builder-direct homes recorded a median of $590 a heated square foot in the 12 months to September 25, 2026, against $310 for resales (Lee County recorded sales), and every new single-family home in the City carries $25,082.95 in impact and utility fees in its price.
What is a CDD fee in Florida?
A CDD fee is the yearly assessment a Community Development District levies on each lot to repay the bonds that built the community's infrastructure and to run it. It appears as a non-ad valorem line on the county tax bill, and the debt part can usually be prepaid. In Bonita Springs, Vivid Shores and Saltleaf have CDDs and Solis Grande does not.
Who pays closing costs on a new construction home?
The buyer, unless the builder pays some as an incentive. Builder-paid closing costs are often tied to the builder's lender, and on a conventional loan they are capped at 3, 6 or 9 percent of the price depending on your loan-to-value. Impact fees are not a buyer closing cost on a builder home; the builder paid them at permit.
When is the deposit due on a new construction home?
At contract, and sometimes again at milestones, on the schedule in the builder's contract. Florida gives you the right to escrow deposits up to 10 percent on a house (unless you waive it in writing) and requires independent escrow of the first 10 percent on a developer condo. Ask for the full deposit schedule before you sign.
When do you close on a new construction home?
After the City issues the certificate of occupancy and you complete the final walk-through. For a to-be-built home that is usually many months after contract; the Bonita Springs quick move-ins listed in October 2026 were scheduled for March to May 2027.
Can I see my home while it is being built?
Usually, by appointment and under the builder's site safety rules. Builder contracts set when you and your inspector can be on site, so check those terms before you sign and schedule the pre-drywall inspection with the builder in advance.
Are there new construction homes on the water in Bonita Springs?
Yes. Vivid Shores is a lakefront community where select homesites have personal boat docks, according to STOCK; Saltleaf's towers sit on Estero Bay with a 72-slip marina; and spec homes on Hickory Boulevard face the Gulf. Ask for the boating rules and the flood zone of any homesite in writing.
What is the impact fee on a new home in Bonita Springs?
In the City of Bonita Springs, $17,199.95 in impact fees for a single-family home as of October 2026 (roads $12,350, schools $3,016.20, parks $912, fire $861.75, EMS $60), plus $7,883 in Bonita Springs Utilities connection fees, for $25,082.95. A condo or townhome unit carries $18,422.55.
Are there new construction condos in Bonita Springs under $1 million?
Not from a developer in October 2026. The two developer condo sales are the Saltleaf North Tower, from $3 million, and Infinity at The Colony. The lowest-priced new homes are the Solis Grande townhomes at $409,990 to $419,990, and nearly new resale condos at Villa Mar sold at a $430,000 MLS median.
How do I find every new construction home for sale in Bonita Springs?
Builder sites show only their own homes. Search Bonita Springs new construction listings for every home built in 2025 or later on the MLS, then ask us for the builder inventory that is not listed there.
Is Toll Brothers building in Bonita Springs?
Not inside the city in October 2026. Toll Brothers' own "near Bonita Springs" page lists communities in Estero, Naples, Babcock Ranch and Punta Gorda, none inside Bonita Springs. For new homes inside the city, the builders selling now are Pulte and STOCK Luxury Homes at Vivid Shores, Pulte at Solis Grande, London Bay at Saltleaf and The Ronto Group at Infinity at The Colony.
Is Lennar selling new homes in Bonita Springs?
No. On October 24, 2026, Lennar's only Bonita Springs listing was Natura at Bonita Fairways, marked Coming Soon with no available homes and no price. Bonita National, where Lennar built earlier, finished building in 2022 according to the Lee County roll, so homes there are resales.
How many homes will Vivid Shores have?
Pulte's own page describes 635 homesites at Vivid Shores, of which 451 are Pulte homesites; STOCK Luxury Homes builds on the rest. The approved cap for the former Bonita Grande Mine land is 700 units, up to 200 of them multifamily.
What is the price range for Pulte homes at Vivid Shores?
Pulte's 13 Vivid Shores plans carried base prices from $759,990 to $1,133,990 when we read them in October 2026, before homesite premiums and options. Its one quick move-in home, a Madeira at 25923 Skipping Rock Circle, was listed at $1,522,313 with completion in March 2027.
What is the price range for STOCK homes at Vivid Shores?
STOCK Luxury Homes' 7 Vivid Shores plans carried base prices from $1,349,990 to $1,809,990 in October 2026, and its 11 available homes on Crystal Shore Drive were priced from $2,222,380 to $3,471,465.
Does Solis Grande have a CDD?
No. Pulte lists no CDD at Solis Grande, and its remaining townhomes were priced from $409,990 to $419,990 in October 2026. Note that the Lee County record codes Solis Grande as unincorporated Lee County, so impact fees and the tax bill follow the county, not the City.
Can I get Citizens insurance on a new home in Bonita Springs?
Often not. Citizens Property Insurance excludes homes with a replacement cost of $700,000 or more, which covers most Vivid Shores homes, so plan on a private carrier and get quotes before you sign. From January 1, 2027, every Citizens homeowner policy with wind coverage must also carry flood insurance.
How high must a new home be built in a Bonita Springs flood zone?
The Florida Building Code puts the lowest floor at least 1 foot above the base flood elevation in an AE zone; the City adds no extra freeboard of its own. Outside the flood zone, the City requires a new home to sit at least 12 inches above the crown of the street.
How long do I have to cancel a new condo contract in Florida?
Fifteen days. Florida law gives a buyer of a new condominium from the developer 15 days after signing and after receiving all the required documents to cancel, and again within 15 days of any amendment that is materially adverse to the buyer.
How long does a builder's liability for construction defects last in Florida?
Since 2023, Florida's statute of repose for construction defect claims is 7 years, counted from the earliest certificate of occupancy date, down from 10 years. Sending a chapter 558 defect notice does not pause that 7-year clock, so act on a defect early.
When will Revana Lakes start selling?
Not yet. The City Council gave Revana Lakes final approval in January 2026 for up to 299 homes, Seagate filed its first development plans with the City in May and June 2026, and construction is expected in 2027 with first residents in 2028. Nothing was for sale in October 2026.
Are builder incentives bigger in 2026?
Builders are leaning on them. PulteGroup reported incentives equal to 10.4 percent of revenue for its third quarter of 2026, company-wide. Incentives usually depend on using the builder's lender, and Fannie Mae caps builder-paid closing credits at 3, 6 or 9 percent depending on the loan-to-value ratio.
Do I pay less property tax on a new home the first year?
Usually, but only for a year. A new home that is not substantially complete on January 1 is assessed as land for that year's bill, then at full value the next January 1. The Save Our Homes cap starts the year after you receive the homestead exemption, so budget on the full-value bill.
