New Construction Homes in Babcock Ranch

Most homes sold at Babcock Ranch are brand new. In the latest twelve months of county records, 959 of the 1,258 qualified home sales recorded in the Charlotte and Lee County parts of Babcock Ranch were first sales from a builder, 76 percent of the market. Eleven builders are named in the town today: Lennar, D.R. Horton, DiVosta, Pulte Homes, Toll Brothers, Meritage Homes, William Ryan Homes, Dream Finders Homes, Park Square Homes, High Point Living and Florida Lifestyle Homes. Lennar has by far the most recorded closings. Updated September 2026.

This page lists every current Babcock Ranch builder by neighborhood, with the product, the developer's published starting price and its date, and what the builder's homes actually closed for on the county record. It is part of our Babcock Ranch homes for sale guide, which covers resale homes, all 25 neighborhoods and the district fees. Domain Realty Group has been the number one team in Southwest Florida since 2012, and we tracked every qualified recorded sale in the Babcock Ranch tax district for the twelve months to September 8, 2026, so every closing price on this page comes from the county property appraisers' records, not from builder marketing.

New construction homes for sale in Babcock Ranch right now

New construction at Babcock Ranch is sold two ways: homes a builder lists on the MLS, usually finished or nearly finished quick move-in homes, and homes contracted directly at a builder's sales center, which often never appear on the MLS at all. As of September 29, 2026 the MLS showed 115 new construction homes listed for sale at Babcock Ranch.

The listed count is display only. It is not the size of the new-home market, because a buyer who signs at a builder's sales center produces no MLS listing. That is why the recorded sales below come from the county, not the MLS. MLS figures for Babcock Ranch new construction are in the table that follows this paragraph, and recorded-sale data from the county is shown (Charlotte County Property Appraiser, recorded through September 8, 2026; Lee County Property Appraiser, recorded through August 5, 2026).

The MLS-recorded new construction figures are a subset of builder sales: 124 of the 435 closings are developer sales entered after closing, and builders close many sales outside the MLS. Babcock Ranch builders and where they build

Eleven builders are named on the Babcock Ranch developer's neighborhood directory (Kitson and Partners, page dated September 10, 2026), each tied to one or more neighborhoods. The table shows each builder's current neighborhoods, the product, the developer's published starting price where one is given, and the builder's recorded first sales over the last twelve months.

Data updated: September 2026. Starting prices are the developer's marketing claims as published on September 10, 2026. Recorded figures are qualified sales from September 1, 2025 to September 8, 2026 (Charlotte County) and to August 5, 2026 (Lee County).

Lennar homes at Babcock Ranch: where they build and what is available

Lennar is the largest builder at Babcock Ranch by recorded closings, with 487 first sales from the builder across five neighborhoods in the last twelve months. The developer's directory now lists Lennar at Tucker's Cove, Webb's Reserve, Sabal Glen and Willowgreen; older notes that name other builders for Tucker's Cove or Webb's Reserve are out of date.

  • Tucker's Cove (MidTown): single-family homes, townhomes and villas around a water-park amenity with a lazy river, water slide and the Shipwreck Tavern. 224 first sales from the builder at a median of $379,500.
  • Webb's Reserve (MidTown): single-family homes on an 18-hole Nicklaus-designed course with a Toptracer Aqua Range, 88 first sales at a median of $620,400, plus terrace and veranda condos and coach homes, 129 first sales at a median of $223,000.
  • Willowgreen (WestTown): 3-bedroom coach homes on Lake Babcock, 27 first sales at a median of $356,000.
  • Sabal Glen (MidTown): patio and executive homes of 1,429 to 2,391 square feet, 19 first sales at a median of $338,300.

See Lennar new construction at Babcock Ranch. For the condo and coach home side of Webb's Reserve and Willowgreen, see Babcock Ranch condos for sale.

Pulte homes at Babcock Ranch: where they build and what is available

Pulte Homes builds in two current Babcock Ranch neighborhoods, Verde and Northridge, and is one of the two builders named for Sawgrass Lakes, which the developer lists as coming soon. Pulte also built in the original Babcock Ranch phases, which now trade almost entirely as resales.

  • Verde (MidTown): 399 gated single-family homes of 1,400 to 3,600 square feet. 61 first sales from the builder at a median of $450,000.
  • Northridge (WestTown): 322 single-family homes in 13 designs, "from the high $300s" per the developer. 26 first sales from the builder at a median of $422,450.

As of September 29, 2026 the MLS showed new construction homes for sale in Pulte's Verde (4) and Northridge (3) neighborhoods. See Pulte new construction at Babcock Ranch.

Toll Brothers homes at Babcock Ranch: where they build and what is available

Toll Brothers builds in Waterview Landing, an all-ages neighborhood, and in Regency at Babcock Ranch, one of the town's two 55+ neighborhoods, and is the second builder named for Sawgrass Lakes. The developer's directory no longer lists Toll Brothers at Webb's Reserve.

  • Waterview Landing (WestTown): 96 single-family homes on a Lake Babcock peninsula, "starting in the mid $400s" per the developer. 16 first sales from the builder at a median of $603,750.
  • Regency at Babcock Ranch (MidTown): a gated 55+ community of single-family homes. 55 first sales from the builder at a median of $475,000. See Babcock Ranch 55+ communities for the age-restriction rules.

As of September 29, 2026 the MLS showed new construction homes for sale in Toll Brothers' Waterview Landing (1) and Regency (5) neighborhoods. See Toll Brothers new construction at Babcock Ranch.

D.R. Horton homes at Babcock Ranch: where they build and what is available

D.R. Horton builds Palmetto Landing, a gated MidTown neighborhood of 499 single-family homes and twin villas. It recorded 118 first sales from the builder in twelve months, second only to Tucker's Cove among Babcock single-family neighborhoods, at a median of $291,100, the lowest builder median of any single-family neighborhood in town.

As of September 29, 2026 the MLS showed 25 new construction homes for sale in D.R. Horton's Palmetto Landing neighborhood. See D.R. Horton new construction at Babcock Ranch.

Meritage homes at Babcock Ranch: where they build and what is available

Meritage Homes builds Crescent Lakes, a MidTown neighborhood of single-family homes that the developer says "start in the mid-$200s". The county recorded 53 first sales from the builder at a median of $362,000, alongside 27 resales, so Crescent Lakes already has an active resale market next to the builder's inventory.

As of September 29, 2026 the MLS showed no new construction homes for sale in Meritage's Crescent Lakes neighborhood. See Meritage new construction at Babcock Ranch.

William Ryan homes at Babcock Ranch: The Sanctuary and what is available

William Ryan Homes builds The Sanctuary at Babcock Ranch, a gated MidTown neighborhood of single-family homes that the developer says "start in the mid $300s". The county recorded 27 first sales from the builder at a median of $470,000 (the neighborhood is recorded as Village II Phase 1 on the parcel roll).

As of September 29, 2026 the MLS showed no new construction homes for sale in William Ryan's The Sanctuary neighborhood. See The Sanctuary homes for sale.

DiVosta homes at Babcock Ranch: TerraWalk and what is available

DiVosta builds TerraWalk, the one Babcock Ranch neighborhood in Lee County, with about 1,000 single-family homes and attached villas, open to buyers of all ages. The Lee County Property Appraiser recorded 95 qualified TerraWalk sales from September 2025 to August 5, 2026, at a median of $680,820, and 94 of them were first sales from the builder.

Del Webb's own Babcock Ranch page lists TerraWalk "Starting From $299,990". That starting figure and the recorded median describe different things: the lowest-priced home offered versus what actually closed across a mix of attached villas and single-family homes. TerraWalk is not a Del Webb or 55+ community; there is no Del Webb neighborhood at Babcock Ranch.

As of September 29, 2026 the MLS showed 5 new construction homes for sale in DiVosta's TerraWalk neighborhood. See TerraWalk homes for sale.

Dream Finders homes at Babcock Ranch: Creekside Run and what is available

Dream Finders Homes builds Creekside Run, a gated MidTown neighborhood of single-family homes of 1,657 to 3,550 square feet. The county recorded 12 first sales from the builder at a median of $440,000 and 2 resales in the twelve months to September 8, 2026.

As of September 29, 2026 the MLS showed 26 new construction homes for sale in Dream Finders' Creekside Run neighborhood. See Creekside Run homes for sale.

Park Square homes at Babcock Ranch: Townwalk and what is available

Park Square Homes builds Townwalk in WestTown, two-story townhomes with 3 to 4 bedrooms. With only 6 first sales from the builder on the county record in twelve months, we show the range, $288,500 to $360,800, rather than a median.

Park Square homes listed for sale right now are in the live search. See Townwalk homes for sale.

High Point Living at Babcock Ranch: Alta Key and what is available

High Point Living builds Alta Key, a gated 55+ neighborhood in MidTown where you own the home and lease the land under a 99-year land lease. The developer says "homes start in the mid-$200s". We have not isolated Alta Key's recorded sales on the county roll yet, so this page quotes no recorded Alta Key price; the land lease is covered on our 55+ page.

Alta Key homes listed for sale right now are in the live search. See Alta Key homes for sale.

Florida Lifestyle Homes at Babcock Ranch: Lake Timber and what is available

Florida Lifestyle Homes builds in Lake Timber, part of the original Babcock Ranch phases in WestTown, where the developer lists homes from "the $400s to over $1 million". Lake Timber is recorded on the same original-phase plats as several older neighborhoods, which recorded 81 sales in twelve months, 77 of them resales, so we do not quote a builder figure for Florida Lifestyle Homes.

As of September 29, 2026 the MLS showed 1 new construction home for sale in Florida Lifestyle Homes' Lake Timber neighborhood. See Lake Timber homes for sale.

How many new homes actually close at Babcock Ranch

Babcock Ranch recorded 1,258 qualified home sales in twelve months across its two counties, and 959 of them, 76 percent, were first sales from a builder. The Southwest Florida MLS shows 674 closed Babcock sales (all residential) for the twelve months from September 29, 2025 to September 29, 2026, about half the county count, because builder-direct contracts rarely reach the MLS.

Data updated: September 2026.

First sales from the builder have risen every year on the Charlotte County record, and the median fell sharply in 2025:

Calendar year (Charlotte County part)Recorded salesFirst sales from the builderMedianMedian per sq ft

20231,109961$424,000$240
20241,160972$452,050$231
20251,3411,133$375,000$202

2025 recorded the most Babcock sales on file at the lowest median since at least 2022. Part of that is mix: more villas, townhomes and condos from Lennar, D.R. Horton and Meritage. The developer's own figure of 1,066 homes sold in 2025 is a developer sales count, not a count of recorded deeds, and the two should not be blended.

New construction in Babcock Ranch under $400,000

New construction under $400,000 is the core of the Babcock market: 634 of 1,163 recorded Charlotte County sales at Babcock (54.5 percent) closed under $400,000 in the twelve months to September 8, 2026. These builder neighborhoods had a builder median under $400,000 over the same period:

  • Webb's Reserve condos and coach homes (Lennar): median $223,000 across 129 first sales.
  • Palmetto Landing (D.R. Horton): median $291,100 across 118 first sales.
  • Sabal Glen (Lennar): median $338,300 across 19 first sales.

  • Townwalk (Park Square Homes): 6 first sales from $288,500 to $360,800.

Coming soon: Sawgrass Lakes at Babcock Ranch

Sawgrass Lakes is the next new neighborhood on the Babcock Ranch developer's directory, listed as coming soon in WestTown with luxury single-family homes of 2 to 6 bedrooms by Pulte Homes and Toll Brothers. No homes have closed there yet, and the developer's directory publishes no starting price or opening date.

Interest lists for a new neighborhood are run by the builders. If you want to be early in Sawgrass Lakes, tell us and we will track the release of homesites and pricing from both builders and send it to you as soon as it is public.

New construction vs resale at Babcock Ranch: price per square foot

At Babcock Ranch a new home from the builder has recently cost less per square foot than a resale, not more. Across the Charlotte County part of town, first sales from the builder closed at a median of $189 per square foot in the last twelve months against $199 for resales. Neighborhood by neighborhood the pattern mostly holds:

Data updated: September 2026. Resale samples are small in most neighborhoods; read them as a direction, not a price.

A resale can still be the better fit when you want a finished lot with mature landscaping or a move-in date the builder cannot meet. Compare both: every Babcock resale is on our Babcock Ranch homes for sale page.

How buying new construction at Babcock Ranch works

Buying new at Babcock Ranch means buying from the builder, on the builder's own purchase agreement, in a town where a separate special district and a master association add their own charges to every home. The steps below are the order we walk buyers through.

  1. Bring your own agent to the first sales-center visit. The builder's sales consultant works for the builder. Builders' agent-registration policies commonly require your agent to be with you, or registered, on your first visit, so bring us on day one or confirm that builder's policy in writing before you walk in. Model homes and quick move-in homes are shown from each builder's own sales center.
  2. Pick the lot before the plan. The district's debt-service assessment varies by phase, bond series and lot width, and the flood zone varies by phase and lot, so two homes of the same plan can carry different annual costs.
  3. Get the district figure for the exact lot. Ask for the Babcock Ranch Community Independent Special District assessment for that homesite, including whether it is billed on the tax bill or directly by the district.
  4. Read the builder's purchase agreement. It is the builder's contract, not a standard resale form: deposit schedule, construction timeline, what happens if completion slips, and which upgrades are priced separately.
  5. Budget the master and neighborhood association. The master association fee is the same for every home; the neighborhood association fee varies.
  6. Inspect before closing. A new home still benefits from an independent inspection before the final walk-through.

What a new Babcock Ranch home costs to carry

Every new Babcock Ranch home carries three charges on top of the mortgage, property tax and insurance: the special district assessment, the master association fee and any neighborhood association fee. The district is not a CDD; it is the Babcock Ranch Community Independent Special District, created by Chapter 2007-306, Laws of Florida, and it prints on the Charlotte County tax bill as "BABCOCK RANCH CSID".

Two traps catch new-home buyers. First, 101 of the 190 rows in the district's FY2026 tables are off-roll parcels that the district bills directly, so they never appear on a tax bill; a brand-new home with no tax history is exactly where this is missed. Second, the fiscal year and the tax bill are a year apart: the FY2026 district schedule is what appears on the 2025 tax bill. Before you sign, read Jesse and Marc's line-by-line guide to Babcock Ranch district assessments so you know what a new Babcock home really costs to carry for the phase and lot you are choosing.

Flood zones for new construction at Babcock Ranch

Flood zone at Babcock Ranch varies by phase and by lot, so check the exact homesite before you choose it. FEMA flood map queries across Babcock neighborhoods found most homesites in Zone X, but all 426 homesites in Tucker's Cove Phase 2 map to Zone AE, and no part of Sabal Glen is unshaded Zone X.

Other neighborhoods, such as Northridge and Waterview Landing, have been mapped to Zone X through FEMA letters of map revision issued for those phases. The zone decides whether a lender requires flood insurance, so ask the builder for the lot's flood zone and elevation certificate and confirm the address on the FEMA Flood Map Service Center.

The Urban Land Institute's case study reports that all homes at Babcock Ranch are built "1 foot above the flood elevation of a 25-year event followed by a 100-year event". On Hurricane Ian in September 2022, the developer's own account reports that Babcock Ranch kept power, water and internet, with uprooted trees and roof shingle damage; that is the developer's account, not an independent assessment.
