Punta Gorda Isles Sailboat Water Homes for Sale
Punta Gorda Isles sailboat water homes for sale are canal homes inside the City of Punta Gorda, ZIP 33950, whose route to Charlotte Harbor passes under no fixed bridge. The City says most of the canal system fits that description. It does not say which addresses do, so this page gives you the route evidence and a way to check one home.
For the whole community, start with our Punta Gorda Isles homes for sale page. For every neighborhood in the city, go to our Punta Gorda homes for sale page. For recorded prices and yearly carrying costs on canal homes, use our Punta Gorda Isles waterfront homes for sale page; this one prints only the split between bridge-free and bridged water.
No government source publishes a sailboat or bridged boundary, so we traced one ourselves from the county's own water and road maps, parcel by parcel; the section and street list is below, and the address check still settles any single home. We tracked the federal bridge list, the three exits, Buckley's Pass, the tide datums, the depth records that exist and the 2027 dredge calendar instead.

Key takeaways for Punta Gorda Isles sailboat water buyers
Punta Gorda Isles sailboat water buyers should carry eight facts into any showing: the City's "most" wording, the bridge list, the blank clearance field, the three exits, the small tide range, the missing canal depths, the 2027 dredge and the dock limits. Each is sourced further down this page. Data updated: November 2026.
- "Most" is not "all." The City says "Most of the PGI system features deep, wide canals with no fixed bridges." It names no address, depth or mast height.
- Two spans decide it. The National Bridge Inventory lists City bridges on West Marion Avenue over Tarpon Inlet, Sail Fish Canal and Bass Inlet, plus two Venice Canal crossings. Our parcel trace puts only the Bass Inlet and Sail Fish Canal spans on the one route out for any Punta Gorda Isles home: 1,670 single-family homes sit behind one of them and 2,798 behind none.
- No clearance is on record. All five are coded no navigation control with no navigation clearance, so you measure from the water.
- Three exits. The harbor-front inlets, Ponce de Leon Inlet and Buckley's Pass all reach Charlotte Harbor. The City's only lock is at Burnt Store Isles.
- The tide is small. NOAA's Punta Gorda station shows a mean range of 1.25 feet.
- No canal depth is published. The records stop at the exits: 9 feet in the harbor channel (1982) and 6 feet in the Alligator Creek channel (1991).
- The county plans to dredge Alligator Creek. Construction is forecast from July 3 to December 3, 2027.
- The dock has limits. Nothing goes past 25 feet from the seawall or into the navigable channel, and lift canopies and floating docks are prohibited.

What the county roll can and cannot tell you
The Charlotte County roll flags 4,538 of the 4,743 single-family parcels in the Punta Gorda Isles plats as waterfront, or 95.7 percent (land use 01, roll of November 3, 2026). That flag is the only water field in the file. None of the roll's 45 columns names a canal, bridge, depth, route or coordinate, so a waterfront flag tells you the lot touches water and nothing about what a mast can pass.
In the 12 months to September 9, 2026, the county recorded 328 qualified sales of waterfront-flagged single-family homes, about 7.2 of every 100 flagged parcels. That is the pool you are sorting by hand, one address at a time.
Does Punta Gorda Isles have sailboat water?
Punta Gorda Isles has sailboat water on most of its canal system, according to the City of Punta Gorda, but the City stops at "most" and lists no addresses. Sailboat water here means a route from dock to Charlotte Harbor with no fixed bridge, and each buyer confirms that route for one home. Data updated: November 2026.
The City's boating page says it "maintains over 50 miles of residential canals, primarily in Punta Gorda Isles (PGI) and Burnt Store Isles." It then says: "Most of the PGI system features deep, wide canals with no fixed bridges, offering sailboat water access directly from your backyard to the harbor."
What the City's "most" wording promises
The sentence promises one thing: as a description of the whole system, the usual Punta Gorda Isles canal has no fixed bridge between backyard and harbor. It comes from the City that maintains those canals, which makes it the strongest public statement on the subject.
What the "most" wording does not promise
- Your address. "Most" leaves some canals out, and the page does not say which.
- A depth. "Deep" carries no number, on that page or on the City's canal pages.
- A mast height. The statement is about fixed bridges. It sets no air draft, and it is silent on wires, tide and margin.
- A keel. Access to the harbor is not the same as enough water for your draft at low tide on every leg.
- The Gulf. The sentence ends at the harbor, and it does not speak to shoaling at a given time.
How we label sections and streets
No government source publishes a boundary for bridged water in Punta Gorda Isles, and broker pages disagree on whether that water lies north or south of West Marion Avenue. A first test by plat section from the appraiser's roll left 136 of 327 waterfront-flagged sales in the 12 months to September 9, 2026 unplaced, because the roll carries no parcel coordinates.
The county's GIS does. Its parcel shapes, Waterways layer and road centerlines let us trace every canal home to the harbor, and that trace places all but 4 of those waterfront sales. It is the basis of the section and street list in the bridge section below. Section 14 still splits by street, so the route for one home is settled at its address.
What the route split says about price
With the sales placed by parcel, the split in the bridge table below is a fair count, but it is not a bridge price: the bridge-free homes are newer and larger, so the median mixes the house, the era and the street with the water. Recorded canal home prices by window and size are on our waterfront page.
Older answers you may still find
One older page still in search results, last edited in 2016, says Ponce de Leon is the only sailboat exit. That stopped being true when Buckley's Pass opened in 2020, so read the date on any route advice.
Which fixed bridges cross Punta Gorda Isles canals?
Fixed road bridges over Punta Gorda Isles waterways, per the 2024 National Bridge Inventory, are three City spans on West Marion Avenue over Tarpon Inlet, Bass Inlet and Sail Fish Canal, plus two Venice Canal crossings near US 41. Every one is coded no navigation control, and none has a recorded navigation clearance. Data updated: November 2026.
| Road and waterway | Structure | Built | Length | Location note | Navigation clearance on record |
|---|---|---|---|---|---|
| West Marion Avenue over Tarpon Inlet | 015004 | 1986 | 29.9 m, 3 spans | 0.3 mi east of Colony Point | None |
| West Marion Avenue over Sail Fish Canal | 015006 | 1991 | 28.3 m | 150 ft east of Gulfview Rd | None |
| West Marion Avenue over Bass Inlet | 015005 | 1991, rebuilt 1998 | 35.1 m | 1.2 miles west of US 41 | None |
| Aqui Esta over Venice Canal | 014133 | 2010 | 25.9 m | East edge, near US 41 | None |
| Rio Villa Drive over Venice Canal | 010052 | 1973 | See inventory | East edge, near US 41 | None |

What the bridge inventory records
We tracked the five structures through the 2024 federal file, which gives each a number, a year and an owner, and a length for the four we print. The three Marion Avenue spans are City-owned road assets, carrying about 4,800 vehicles a day at Tarpon Inlet and 13,500 at Bass Inlet.
What the bridge inventory leaves blank
Navigation code 0 means no navigation control, and the vertical and horizontal navigation clearance fields are empty for all five. Every height we found online traces to a brokerage page with no survey behind it, so we keep those figures off this page.
How to use the list
The list is a test, not a map. If your trace passes under none of the five, the inventory shows no fixed road bridge on that route. If it passes under one, that bridge decides what you can run. The list does not name Pompano or Snook Inlet, and that absence proves nothing about a canal.
The harbor route past the canals
Past the canal mouths, NOAA's Coast Pilot 5, Chapter 4, in its edition dated November 1, 2026, lists no fixed bridge between Punta Gorda and Boca Grande Pass. In the harbor, the mast question turns into a depth question.
Upriver: US 41, I-75 and the power cable
Upriver, the US 41 bridges have two fixed spans with 45 feet of clearance per the Coast Pilot, and the inventory agrees at 13.7 meters, with 22 meters horizontal. The I-75 twin bridges, 2.1 miles upstream, also have 45 feet, and a power cable northeast of the old bridge ruins has 75 feet.
Which Punta Gorda Isles homes sit behind a fixed bridge?
Of the 4,743 single-family homes in Punta Gorda Isles, 2,798 reach Charlotte Harbor with no fixed bridge on the route and 1,670 sit behind one fixed City bridge on West Marion Avenue: 1,074 behind the Bass Inlet span and 596 behind the Sail Fish Canal span. No Punta Gorda Isles home sits on the Venice Canal water behind two bridges.
We traced it parcel by parcel from Charlotte County's own GIS: the Waterways layer, with every road centerline drawn across it as a barrier, then each home matched to the water at its lot line. Inside Punta Gorda Isles, four road crossings split the canal water, and each sits within 5 meters of a structure in the federal bridge list. The Tarpon Inlet span splits nothing, because the water south of it also reaches the harbor through Ponce de Leon Inlet.
| Route to Charlotte Harbor | Single-family homes | 12-month sales | 12-month median | 12-month per sq ft | Median year built of homes sold |
|---|---|---|---|---|---|
| No fixed bridge | 2,798 | 198 | $755,000 | $335 | 1992 |
| Behind one fixed bridge, all | 1,670 | 125 | $584,000 | $306 | 1981 |
| of which behind the Bass Inlet span | 1,074 | 78 | $617,500 | $308 | 1989 |
| of which behind the Sail Fish Canal span | 596 | 47 | $545,000 | $302 | 1974 |

Our analysis. The remaining homes are on a lake or pond, have no canal within reach of the lot, or have no county parcel shape.
The bridged sections and streets
Sections 1, 2, 3, 4, 6, 10, 12 and 17 are wholly on water with no fixed bridge. Section 5 is wholly behind the Sail Fish Canal span, and Sections 7, 8, 9B and 11 are wholly behind the Bass Inlet span. Section 14 splits by street: the Bird Section south of Aqui Esta Drive (870 homes) has no fixed bridge, and 180 homes north of it, on Don Juan, Genoa, Juno, Lassino, San Marino, Santa Brigida, Santana and Winward Courts, Appian Drive and the north side of Aqui Esta and Guadalupe Drives, sit behind the Bass Inlet span. The 17 Colony Point Drive homes face the harbor, but the county maps a mangrove edge between them and the water, so we check those at the address.
What the price gap does and does not mean
Homes with no fixed bridge sold for a median $755,000 against $584,000 behind a bridge, but the bridged homes are also older and smaller, built at a median 1981 against 1992. The gap is not a pure bridge price. No government source publishes a clearance for either span, so the trace tells you whether a span is on the route, and only a measurement tells you whether your mast clears it.
What are the three exits from Punta Gorda Isles to Charlotte Harbor?
The three exits from Punta Gorda Isles to Charlotte Harbor are the harbor-front inlets on the north side, Ponce de Leon Inlet on the west, and Buckley's Pass on the south, a dredged channel into Alligator Creek opened in April 2020. A home's canal decides which it uses. None is a lock. Data updated: November 2026.
| Exit | What it is | Fixed bridge or lock on record | Depth record | What to verify |
|---|---|---|---|---|
| Harbor-front inlets, north side | Inlets opening to Charlotte Harbor, including Tarpon Inlet, Sail Fish Canal and Bass Inlet | Three West Marion Avenue spans cross these three. No lock | Harbor channel 9 ft, reported 1982. City lists Bass and Snook inlet dredging as pending | Whether your trace passes under a span, and the height of that span |
| Ponce de Leon Inlet, west side | Inlet beside Ponce de Leon Park, which the City calls the gateway to the canal system and the harbor | None listed on the inlet. No lock | Not published | Your canal's link to the inlet, and depth on that leg |
| Buckley's Pass, south side | Dredged cut of about 1,446 by 60 ft, opened April 3, 2020, into Alligator Creek about a mile above the harbor | None listed on the pass. No lock, lift or gate | Alligator Creek channel 6 ft, reported 1991. County dredge forecast for 2027 | Your canal's link to the pass, your draft against the creek, and the 2027 calendar |
The harbor-front inlets
The north side inlets are where the three Marion Avenue spans stand, so a canal can sit close to the harbor and still sit behind a span. The Tarpon Inlet span blocks no home on our parcel trace, because the canals south of it also reach the harbor through Ponce de Leon Inlet; the Bass Inlet and Sail Fish Canal spans are the two that put homes behind a bridge. The canal district's FY2027 budget carries a $60,000 inlet dredge line, and its October 2026 packet lists dredging as pending at Bass and Snook Inlets.
Ponce de Leon Inlet
Ponce de Leon Inlet opens west beside Ponce de Leon Park at 3400 Ponce de Leon Parkway, where the City runs a public ramp, trailer parking and two fishing piers. The state permitted a City spoil site channel from this inlet on August 20, 2026, and federal review was still open at the October packet.
Buckley's Pass
Buckley's Pass is a channel and not a lock. It runs about 1,446 feet long and 60 feet wide, and it opened to boats on April 3, 2020, linking the southern canals to Alligator Creek about a mile above the harbor. City Code holds a navigable channel there of 30 feet each side of centerline.
Alligator Creek is a county waterway. On December 8, 2020 the County moved its slow speed zone to start near Marker 21, just downstream of the pass, and 2023 county advisory minutes describe the area near Marker 20 as a busy fishing spot.
No lock in Punta Gorda Isles
The only lock in the City's canal system is at Burnt Store Isles, a separate district. The City says it was built in the 1980s and its doors came out in 2001, and widening began January 17, 2025 to give 40 feet of travel for a loaded seawall barge.
How far it is to Boca Grande Pass
From NOAA's Punta Gorda station, the run to Port Boca Grande Light by way of Cape Haze Shoal Light 6 comes to about 19 nautical miles from the downtown station, using the published positions and a great-circle calculation of our own. The Coast Pilot puts Riviera Lagoons on Alligator Creek about 14 miles northeast of Boca Grande. Add your slow canal leg, which no public source measures.
How do you check the water route for one Punta Gorda Isles address?
To check the water route for one Punta Gorda Isles address, trace the canal from that dock to Charlotte Harbor on a current chart, name the exit, compare the trace with the federal bridge list, then measure any span and sound the depth yourself. It settles the one home you are buying, whatever a listing label says. Data updated: November 2026.
The check-this-address procedure
- Pin the parcel. Take the exact address from the county record and find the lot on the City's Punta Gorda Isles District Boundary Map. Not every plat sits in the canal district.
- Look for a first clue. Search the street in the City's seawall replacement status schedule, which runs by inlet and zone: Bass (NE1 and NE2), Pompano (NW1), Sailfish (NW2), Ponce (SW) and Bird (SE). The zone names organize the City's crews and do not tell you the exit or whether a span is on the route. A street missing from it tells you only that no job is scheduled.
- Trace the water. On a current electronic chart or aerial, follow every turn from the dock to open harbor. NOAA has sunset its raster charts and points boaters to its Chart Locator.
- Name the exit and test the list. Write down which of the three exits you reached, then check the five structures in the table above.
- Measure any span. Measure from the water to the lowest point of the span, note the time, read the tide against the Punta Gorda station, and compare with your air draft, leaving a margin for the higher waters in the datum table below.
- Ask the City, in writing. Send the address to the City's canal maintenance staff, and ask which inlet serves it and when that inlet was last dredged.
- Sound the route. Take a depth sounder from the dock to the harbor near low water, and log each reading with the time.
- Read the exit's dredge status. For a southern exit, read the county's Alligator Creek project page. For a northern exit, ask about the pending Bass and Snook inlet work.
- Run it. Before the inspection period ends, take a similar boat, or a captain, from that dock to the harbor.
What does not settle it
- A listing remark that says "sailboat water." Treat it as a claim until you have traced it.
- The county waterfront flag, which says nothing on bridges or depth.
- A section number. Plats here straddle the routes, so a number does not name a route.
- A neighbor's boat, unless you know its air draft, its draft and the tide it ran on.
- A map from a broker, including one from us, unless it shows the trace for that dock.
Keep the chart trace, any span measurement, the sounding log and the City's reply in one file, because the next buyer will ask for it. Call Domain Realty Group at 239-441-2816 and we will walk the procedure with you on the address.
How much does the tide change clearance and depth in Punta Gorda Isles?
The tide changes clearance and depth in Punta Gorda Isles very little: NOAA station 8725744 at Punta Gorda shows a mean range of 1.25 feet and a great diurnal range of 1.96 feet. That helps a keel, but it leaves a tight mast only a small margin to wait for. Data updated: November 2026.
| Datum at Punta Gorda, NOAA 8725744 | Feet above mean lower low water | Why a boater cares |
|---|---|---|
| Mean higher high water (MHHW) | 1.96 | Lowest usual clearance under a fixed span |
| Mean high water (MHW) | 1.70 | Average high: the top of the mean range |
| Mean sea level (MSL) | 1.07 | Middle of the tide |
| Mean low water (MLW) | 0.45 | The datum most local depth figures quote |
| Mean lower low water (MLLW) | 0.00 | Chart datum: the zero on NOAA charts |
What the range does to a bridge measurement
A span measured at mean low water has about 1.25 feet less room at mean high water and about 1.51 feet less at mean higher high water. Work your margin from the higher figure, not from the day you measured.
What the datums do to a depth figure
Mean low water sits 0.45 feet above mean lower low water at this station, so the same bottom reads about half a foot deeper at mean low water. Fishermen's Village quotes mean low water, the county permit drawing uses NAVD88 and charts use MLLW, so write the datum beside every number.
The limit on these datums
NOAA's datums for this station rest on only 8 months of observation, July 1977 to February 1978, on the 1983 to 2001 epoch. Use them to size a margin. They do not forecast the water on a given day, and weather can move it.
The slow change
The nearest long NOAA gauge, at Fort Myers, shows relative sea level rising 1.43 inches per decade from 1965 to 2025. A mast that only just clears today should count as a mast that does not.
What depth records exist for Punta Gorda Isles canals and exits?
Depth records for Punta Gorda Isles stop at the edges: no primary source publishes a depth for any canal, and what exists covers the harbor channel, the Alligator Creek channel, nearby marinas and a county permit. Most are old and use different datums, so each one is a reason to sound the route. Data updated: November 2026.
| Record | Figure | Date and datum | Holder |
|---|---|---|---|
| Natural channel, Port Boca Grande to the Peace River mouth | 9 ft controlling depth | Reported 1982 | NOAA Coast Pilot |
| Federal entrance channel at Boca Grande | 32 ft | Coast Pilot edition of November 1, 2026 | NOAA Coast Pilot |
| Riviera Lagoons and Alligator Creek channel | 6 ft | Reported 1991 | NOAA Coast Pilot |
| Alligator Creek permit cut | -7.2 ft | NAVD88, 2023 drawing, reported | Charlotte County |
| Alligator Creek sediment target | Above -6 ft | MLW, about 9,300 ft of channel, reported | Charlotte County |
| Laishley Park municipal marina | 7 ft controlling, 4 to 8 ft in the basin | Reported 2011 | NOAA Coast Pilot |
| Fishermen's Village marina | About 7.5 ft controlling, 7.5 to 3.5 ft dockside | MLW, as posted by the marina | Fishermen's Village |
| Any Punta Gorda Isles canal | Not published | No primary source | None |
What the City says about depth
The City says it runs "a regular dredging program in our 45 miles of canals and inlets," keeping "safe navigational depths throughout interior canal channels and inlet accesses in accordance with the City's dredging permits." Neither page gives a depth. Dredging records mention spoil placed in canal holes deeper than 10 feet at mean low water, which tells you the bottom varies.
Why we print no canal depth
Broker pages print ranges for canal depth, and none cites a survey. If a seller or listing gives you a number, ask who sounded it, when, and at what tide.
Dockside dredging is the owner's bill
The district dredges inlets and channels. At the dock, owners may hire the City's designated contractor for maintenance dredging at their own cost, under the City's state and federal permits. Ask for the last dockside job before you buy.
Rules that sit on the bottom
Florida's general permit in rule 62-330.411 for public navigation channels in Charlotte County caps width and bans overdredging. Charlotte Harbor also lies inside a critical habitat unit of about 221,459 acres for smalltooth sawfish, an endangered species, and federal dock permits can trigger consultation, while existing docks and pilings are excluded from the habitat designation.
When will Alligator Creek be dredged in 2027?
Alligator Creek is forecast for maintenance dredging from July 3 to December 3, 2027, according to Charlotte County's project page, updated November 3, 2026. The budget is $2,237,048 and the contractor is not yet named. Buckley's Pass empties into this creek, so a southern exit buyer should read that page before closing. Data updated: November 2026.
| Date | Event | Holder |
|---|---|---|
| April 2025 | County survey finds 9,467 cubic yards in the main channel | Charlotte County |
| January 30, 2026 | County design development starts | Charlotte County |
| August 20 and 27, 2026 | State permit for the City's spoil site channel issued, then sent to the Army Corps | City canal committee |
| August 26, 2026 | City accepts a $245,000 county boater grant for the Boat Club Inlet dredge at Gilchrist Landing, east of Punta Gorda Isles | City Council |
| October 15, 2026 | Army Corps approves the Alligator Creek permit re-certification. County awaits the Pirate Harbor permit to combine the two jobs | Charlotte County |
| FY2027, October 2026 to September 2027 | City canal district budgets $60,000 for inlet dredging and $225,000 for the spoil site channel. Bass and Snook inlets listed as pending | City canal committee |
| July 3, 2027 | County design ends, construction forecast to start | Charlotte County |
| December 3, 2027 | County construction forecast to end | Charlotte County |
What the budget says
The county splits the budget into $106,167 for engineering and $2,130,881 for construction, funded by the Alligator Creek Waterway MSBU and FEMA claims for Hurricanes Ian and Milton. Read the county's MSBU page and the tax bill to see whether a parcel carries that charge. The City's $1,500 FY2027 canal assessment, collected on the same bill as a non-ad valorem line, is separate.
How to read a forecast
A forecast is not a contract. The county wants to bid the job with Pirate Harbor, which depends on another permit. Check the page when you write an offer and again before closing, and note the date you read it.
What the dredge means for a buyer
The county page does not mention Buckley's Pass or say whether the channel stays open during work, so ask the county if you plan to move a boat in the second half of 2027. Until a new survey is published, the last Coast Pilot depth is the 6 feet reported in 1991.
City inlet work on the north and west sides
On the City side, Bass and Snook inlet dredging is pending, and the spoil site channel waits on federal review. Staff say that channel is needed because fewer vacant lots remain for seawall staging. Neither item has a published finish date.
What should a sailboat buyer check on the mast and the dock?
A Punta Gorda Isles sailboat buyer should check the mast against every span on the trace, the keel against the shallowest leg, and the dock and lift against City Code Chapter 6, because a route that works still fails if the dock cannot hold the boat. These lists turn that into yes or no answers. Data updated: November 2026.
Mast and air draft checklist
- Measure your true air draft, antennas and masthead light included.
- List every structure on the trace, using the bridge table above.
- Measure each span from the water at a recorded time.
- Read the tide at the time you measured against the Punta Gorda station, work the clearance down to mean higher high water, about 1.51 feet above mean low water, and keep your own margin on top.
- Look for wires along the canal and at the dock, because the bridge file does not cover them.
- If you plan to go upriver, stop at 45 feet for the US 41 and I-75 bridges.
Keel and draft checklist
- Write down your loaded draft and your margin.
- Sound the dock, the canal, and the exit, near low water, and write the datum beside each number.
- Compare the shallowest reading with the exit's record: 9 feet in the harbor channel (1982) and 6 feet in the Alligator Creek channel (1991).
- Ask when the inlet was last dredged, and whether dockside dredging has been done.
Dock checklist
- On a single-family lot with under 85 feet of seawall, the Code allows a freestanding concrete dock up to 10 feet waterward, plus one lift or up to three mooring piles.
- With 85 feet or more, it allows a parallel dock up to 10 feet out plus one lift and three piles, or six piles, or two lifts separated as the Code sets out.
- No structure goes past 25 feet from the seawall, or 20 feet in named parts of Pompano, Bass and Tarpon inlets.
- The navigable channel stays clear: 25 feet each side of centerline, 30 in Bass, Pompano and Tarpon inlets and Buckley's Pass, and 20 in Snook Inlet. On an 80-foot canal, that leaves 15 feet from each seawall.
- Structures stay inside 45-degree lines drawn from each property corner, and boats stay inside the Vessel Limitation Lines.
- At a dead-end canal, a moored boat may extend no more than 30 feet from the seawall where the canal is 125 feet wide or less, and 35 feet where it is wider.
- Floating docks are prohibited, except for permitted commercial uses.
Lift checklist
- Boat lift covers and canopies are prohibited, so plan on an open lift.
- Floating lifts are limited to motorized vessels of 19 feet or less, at no more than 17 by 20 feet.
- We found no City weight limit for a lift in Chapter 6, so have a marine contractor size it.
- A nonconforming dock can be maintained, but if it is destroyed, removed or replaced it must meet today's rules.
Seawall and boat checklist
- Inside the canal district, the City owns and replaces the walls, and the owner owns the dock, pilings, lift, davits and utilities.
- Nothing may attach to, rest on or pass through the cap or panels: no cleats, ladders, conduit or plumbing.
- Tie-off anchors sit at least 6 feet landward, and the 6 feet behind the cap stays clear.
- On written notice you remove every vessel and clear the work zone. A barge crane lifts panels of over two tons, and a replacement usually takes about 3 to 4 weeks.
- You pay to restore the dock and lift. Check the address on the City's routine and Hurricane Ian schedules, where LTR means a letter sent, HN homeowner notified, U under construction and C complete. The City also posts a Waterfront Property Owner's Guide.
- The Punta Gorda Boaters Alliance runs a Dock Match program for owners displaced by wall work.
Permits and paperwork
Any dock, piling or lift needs a City permit, using the Seawall, Dock and Boat-Lift Permit Packet on the City's forms page: $100 plus $25 electrical on a single-family lot. Anything beyond the by-right rules needs a $450 Canal Construction Special Permit, heard by the Canal Advisory Committee with mailed notice to owners on the same canal within 200 feet.
The state exempts private docks of 1,000 square feet or less over water in canals outside Outstanding Florida Waters, with free online self-certification, and roofs count toward the area. The Army Corps' State Programmatic General Permit covers private docks and lifts holding a state exemption, so confirm current terms with the Jacksonville District.
Boats on land and aboard
The City's Special Residential Overlay allows one boat in the driveway from 7 a.m. to 7 p.m., with overnight needing a free City permit for up to two nights, four times a year. A boat that cannot return to open water within 14 days is prohibited unless fully enclosed.
What speed and manatee rules apply on the way out of Punta Gorda Isles?
Speed rules on the way out of Punta Gorda Isles start with City ordinance: every canal in the Punta Gorda Isles and Burnt Store Isles canal districts is slow speed, minimum wake, as are listed access channels and City shorelines out to the 6-foot contour. State manatee zones begin on the Peace River above US 41. Data updated: November 2026.
City canals, county creek and state river
City Ordinances 1149-96 and 1635-10 set the canal zones, and on Alligator Creek the County sets the zone, starting near Marker 21. On the Peace River, state rule 68C-22.015 sets slow speed within 1,000 feet of shore from the US 41 bridge east to I-75, and the federal Peace River Manatee Refuge covers waters north and east of US 41.
Manatee rules and dock review
The FWC and Florida Sea Grant boating guide warns that its pages show only a small number of the area's zones, so check posted signs and FWC's zone maps too. Charlotte County's 2017 Manatee Protection Plan exempts single-family docks with four or fewer slips from its siting review.
Mangroves along the route
Owners can trim only within FDEP's rules: on a riparian fringe, mangroves taller than 6 feet may be cut no lower than 6 feet, and those over 10 feet need a professional trimmer. The canal district budgets $67,120 for its own mangrove trimming in FY2027.
The water itself
The CHNEP Water Atlas lists the canals as Punta Gorda Isles waterbodies with 338 acres of surface area, and FDEP's five Charlotte Harbor Aquatic Preserves, more than 180,000 acres, lie beyond the canal mouths. Check with FDEP before any work outside a canal.
Where can a mast go if it will not clear from a Punta Gorda Isles home?
A mast that will not clear from a Punta Gorda Isles home can still sail from nearby: Laishley Park Municipal Marina, Fishermen's Village, Isles Yacht Club and Charlotte Harbor Yacht Club have their own slips, the last two as private clubs, so a smaller boat at home plus a slip is a real option. Check slip status first. Data updated: November 2026.
Laishley Park Municipal Marina
Laishley Park Municipal Marina, 120 Laishley Court, shows different counts across City pages: 85 slips on the boating page, capacity for 142 vessels on the marina page. Gulfshore Business reported in September 2026 that it reopened with 61 operational slips after temporary repairs. Annual slips run $16.00 per foot per month.
Fishermen's Village
Fishermen's Village, 1200 W Retta Esplanade, posts room for vessels up to 60 feet long and 7 feet of draft. Its marina pages have differed on whether slip rentals are open, so ask the Harbor Master.
Isles Yacht Club and the sailing clubs
Isles Yacht Club, 1780 W Marion Ave, is a private club founded in 1976 with a 45-slip marina. The Punta Gorda Sailing Club owns no clubhouse and races Sundays and Wednesdays. Charlotte Harbor Yacht Club, 4400 Lister St, Port Charlotte, was founded in 1973, and Waterway Guide lists 18 slips and a 4-foot approach.
The public ramps
For a trailer sailer, the City runs ramps at Ponce de Leon Park and Laishley Park. Dock and boardwalk repairs at Ponce de Leon Park are in permitting, per the City's capital project logs. The Laishley dredging line, $715,000, is unfunded in the capital program. The Boaters Alliance publishes a welcome chart.
Which water question matters most for your boat in Punta Gorda Isles?
The water question that matters most in Punta Gorda Isles depends on the boat: a keel sailboat is limited by bridges and depth, a tall powerboat by span height, a center console by dock rules and run time, and a trailer boat by driveway rules. This table sets the order of your checks. Data updated: November 2026.
| Your boat | Check first | Check second | Can rule out a home? |
|---|---|---|---|
| Keel sailboat, mast up | Trace for any fixed span | Soundings against your draft, dock to harbor | Yes, on either |
| Sailboat with a mast you can lower | Span height against your lowered air draft | How often you are willing to lower it | Sometimes |
| Flybridge or tower powerboat | Span height at higher water | Lift type: no canopies | Yes, on height |
| Center console or outboard | Dock and lift rules for the lot | Run time from the exit | Rarely |
| Trailer boat | Driveway and overnight rules | Distance to a City ramp | Rarely |
| No boat yet | Exit and trace, recorded for your file | Resale: the next buyer will ask | No, but note it |
Punta Gorda Isles against Burnt Store Isles
The natural comparison is Burnt Store Isles, with its own canal district. City Council set the FY2027 assessment at $1,500 per single-family lot in Punta Gorda Isles and $1,035 in Burnt Store Isles on September 9, 2026. Punta Gorda Isles has three kinds of exit and 91 miles of seawall. Burnt Store Isles has 18 miles of seawall and one way out, through its lock, which the City began widening in January 2025.
To weigh that choice and the rest of the City's water, use our Punta Gorda waterfront homes for sale page, which stays city-wide.

Domain Realty Group has been the #1 team in Southwest Florida since 2012, with offices in Bonita Springs, Naples and Fort Myers. We can pull the same Charlotte County record used on this page for the exact street you are considering and show you what the neighbors paid. Data updated: November 2026.
Domain Realty Group is led by Jesse McGreevy and Marc Comisar and carries more than $2.5 billion in team sales. On a Punta Gorda Isles sailboat water search that means tracing the route from the dock, checking it against the federal bridge list, and reading the City's seawall schedule and the dock and lift permits before you are committed, then pricing your offer against recorded sales, not list prices.

Frequently asked questions about Punta Gorda Isles sailboat water homes
These answers cover what buyers ask most about Punta Gorda Isles sailboat water homes: bridges, exits, Buckley's Pass, depth, tide, dredging, docks and speed rules. Each answer stands alone, and the longer working is in the sections above. We answer by route and address, and never by section or street. Data updated: November 2026.
Is Punta Gorda Isles sailboat water?
Most of it, by the City's own account. The City says most of the canal system has deep, wide canals with no fixed bridges and sailboat water access from the backyard to the harbor. It publishes no list of addresses, so check the route for each home.
Is every canal in Punta Gorda Isles sailboat water?
No. The City says "most," and the National Bridge Inventory lists three fixed City bridges on West Marion Avenue, over Tarpon Inlet, Sail Fish Canal and Bass Inlet. A canal whose only way out passes under one of them has a height limit, whatever a listing says.
Which streets in Punta Gorda Isles are sailboat water?
We do not publish a street list, and no government source does either. Plats straddle the routes, the county roll has no canal field, and brokers disagree on the boundary. To answer for one street, trace the canal from that dock to Charlotte Harbor and compare the trace with the federal bridge list.
Is the Bird Section sailboat water?
Yes, on our parcel trace: the 870 Bird Section homes south of Aqui Esta Drive reach Charlotte Harbor with no fixed bridge, and the 180 Section 14 homes on the courts north of Aqui Esta sit behind the Bass Inlet span. Buckley's Pass opened on the south side in 2020 with no lock. Trace the dock you are buying, then sound Alligator Creek against your draft. Our Bird Section homes for sale page covers the Buckley's Pass route for Section 14.
What is the powerboat section of Punta Gorda Isles?
It is broker shorthand for canals that reach the harbor only under a fixed West Marion Avenue span. It has no legal boundary and no government source draws it, but county water and road maps make it countable: 1,074 single-family homes reach the harbor only under the Bass Inlet span and 596, all of Section 5, only under the Sail Fish Canal span.
How high are the West Marion Avenue bridges?
No government source publishes it. The National Bridge Inventory codes these spans no navigation control and records no navigation clearance. Figures online come from broker pages with no survey behind them, so we print none.
What is Buckley's Pass?
Buckley's Pass is a dredged channel of about 1,446 by 60 feet that opened on April 3, 2020, connecting the southern Punta Gorda Isles canals to Alligator Creek about a mile above Charlotte Harbor. It has no lock, lift or gate, and City Code holds a 30-foot navigable channel each side of its centerline.
Is there a lock in Punta Gorda Isles?
No lock serves Punta Gorda Isles. The only lock in the City's canal system is at Burnt Store Isles, a separate district, where the doors came out in 2001 and widening to a 40-foot travel lane began in January 2025.
How many ways out does Punta Gorda Isles have?
Three kinds of exit reach Charlotte Harbor: the harbor-front inlets on the north side, Ponce de Leon Inlet on the west, and Buckley's Pass on the south. Your canal decides which you can use, so trace yours before you count on it.
How deep are Punta Gorda Isles canals?
No primary source publishes a depth for any Punta Gorda Isles canal. The City says it dredges to keep safe navigational depths under its permits, without stating a number, and broker ranges cite no survey.
How deep is Alligator Creek?
The last depth in the Coast Pilot for the Riviera Lagoons and Alligator Creek channel is 6 feet, reported in 1991. Charlotte County's 2023 permit drawing is reported to set the cut at -7.2 feet NAVD88, on a different datum.
When will Alligator Creek be dredged?
Charlotte County forecasts construction from July 3 to December 3, 2027, on its project page updated November 3, 2026. The Army Corps has re-certified the permit, design runs to July 2027, and the county wants to combine the job with Pirate Harbor.
Who pays for the Alligator Creek dredge?
The county lists a $2,237,048 total budget, funded by the Alligator Creek Waterway MSBU and FEMA claims for Hurricanes Ian and Milton. Read the county's MSBU page and the tax bill to see whether a given parcel carries that charge.
Will the dredge close Buckley's Pass?
The county project page does not mention Buckley's Pass and does not say how traffic will run during the work. Ask Charlotte County directly if you plan to move a boat from July to December 2027.
How much does the tide change in Punta Gorda?
Very little. NOAA station 8725744 at Punta Gorda shows a mean range of 1.25 feet and a great diurnal range of 1.96 feet.
How far is Boca Grande Pass from Punta Gorda Isles?
From NOAA's Punta Gorda station downtown, the run to Port Boca Grande Light by way of Cape Haze Shoal Light 6 is about 19 nautical miles on our great-circle calculation, and the Punta Gorda Isles exits sit a little closer. The Coast Pilot puts Riviera Lagoons on Alligator Creek about 14 miles from Boca Grande.
Are there fixed bridges between Punta Gorda Isles and the Gulf?
The Coast Pilot lists no fixed bridge on the harbor route between Punta Gorda and Boca Grande Pass. So once your boat reaches Charlotte Harbor, the mast question is over, and depth takes its place: the natural channel was last reported at 9 feet controlling depth in 1982.
Can a sailboat go up the Peace River from Punta Gorda?
Only with an air draft under 45 feet, less your tide margin. The US 41 bridges at Punta Gorda have two fixed spans at 45 feet of clearance, and the I-75 twin bridges, 2.1 miles upstream, have the same.
What is the speed limit in Punta Gorda Isles canals?
Every canal in the Punta Gorda Isles and Burnt Store Isles canal districts is slow speed, minimum wake under City ordinance. On Alligator Creek, the County's slow speed zone starts near Marker 21, just downstream of Buckley's Pass.
Are Punta Gorda Isles canals manatee zones?
The canals are City slow speed zones and not state manatee zones. Florida rule 68C-22.015 sets zones on the Peace River from US 41 to I-75 and in other waters away from Punta Gorda Isles.
How far can a boat stick out from my dock?
City Code keeps every structure within 25 feet of the seawall and out of the navigable channel, usually 25 feet each side of centerline, and keeps boats inside the Vessel Limitation Lines. At a dead-end canal, a moored boat may extend 30 feet where the canal is 125 feet wide or less, and 35 where wider.
Can I put a canopy over a boat lift?
No. City Code Chapter 6 says "Boat lift covers/canopies shall be prohibited," and the overlay bars a pergola used as a boat shelter. Floating docks are prohibited too, except for permitted commercial uses, so plan on a fixed dock and an open lift or slip.
Can I tie my boat to the seawall cap?
No. City rules bar anything attached to, resting on or passing through the cap or panels, cleats and ladders included. Tie-off anchors sit at least 6 feet landward, and docks, pilings and lifts stand on their own.
Can I live aboard at my dock?
No. Chapter 26 of the City Code prohibits live-aboards in any district, except as provided in the Marine Park zoning district or within a marina approved by City Council.
Do I have to move my boat for seawall work?
Yes. On written notice from the City, you remove all vessels and clear the work zone, because a barge crane lifts concrete panels of over two tons. A replacement usually takes about 3 to 4 weeks. The Punta Gorda Boaters Alliance runs a Dock Match program.
Can I dredge at my own dock?
Yes, at your own cost. Owners may hire the City's designated contractor for dockside maintenance dredging under the City's state and federal permits, as long as the work does not disturb the seawall, dock or neighboring structures.
Do sailboat water homes cost more in Punta Gorda Isles?
We publish no sailboat price. When we tested the county records by plat section, about 41 percent of waterfront-flagged sales in the 12 months to September 9, 2026 sat in sections we could not assign at all, and the rest were inferred, not traced. That cannot support a premium or a discount. Recorded canal home prices are on our waterfront page.
Does the canal assessment depend on the route?
No. City Council set the FY2027 Punta Gorda Isles assessment at $1,500 per single-family lot on September 9, 2026, levied per lot in the district, with no route test. Sailboat water and bridged water pay the same line.
Which chart should I use for Punta Gorda Isles?
Use a current electronic navigational chart from NOAA's Chart Locator, plus the Coast Pilot 5, Chapter 4, for channels and bridge clearances. NOAA has sunset its raster charts, including the old 11426 viewer page.
Can I trust "sailboat water" in a listing?
Treat it as a claim from the seller's side until you have traced the route. Listings can be right, since most of the system has no fixed bridge. But the phrase carries no survey, height or depth. Call Domain Realty Group at 239-441-2816 and we will walk the check with you.
