Key takeaways for Gulf Cove buyers
These are the facts that decide most Gulf Cove purchases. Each bullet carries its footprint and window, and the sections below show the arithmetic.
Data updated: October 2026.
- Footprint: every county parcel with a short legal that begins PCH 052, 053, 054, 056 or 060, 6,954 parcels, 6,943 of them in ZIP 33981, in unincorporated Charlotte County.
- Mostly land: 4,127 parcels (59.3 percent) are vacant residential lots and 2,782 are single family homes. The roll shows 2 small multi-family parcels and no condominiums.
- Homes: 143 recorded sales at a $315,000 median in the 12 months to September 7, 2026, from $135,000 to $850,000, at $212 a living square foot.
- Canals: 30 waterfront-flag sales at $507,500 against 113 others at $298,000, and $287 a square foot against $205.

- Direction: home medians were $186,000 in 2016, $360,000 in 2022 and $329,900 for 2026 through September 7. We do not forecast.
- Sections: 24 month medians run from $280,000 in Section 52 to $509,950 in Section 54, and Section 56 recorded 115 of the 301 sales.

- Not the same place: South Gulf Cove, in sections 58, 71, 78, 81, 82, 85, 87 and 93, and Gardens of Gulf Cove, in portions of sections 66 and 95, are separate.
- Name traps: some builder and portal pages that say Gulf Cove show homes outside these five sections, so check the short legal on the county record.
- Two county units: the Street and Drainage Unit is $125 per unit on every parcel and the Waterway Unit is $300 per unit inside it (fiscal year 2027, proposed).

Where can I see Gulf Cove homes for sale right now?
Gulf Cove homes for sale are on our MLS-fed map, which you can open by keyword, sorted from the highest or the lowest price. Live counts and asking prices appear in the search, not on this page, which adds Charlotte County recorded sales and the cost, flood and governance facts for Gulf Cove.
Data updated: October 2026.
The search matches the name, so check that each listing is in Port Charlotte Sections 52, 53, 54, 56 or 60, ZIP 33981, before you rely on it. The county record shows the section as the short legal (PCH 052, 053, 054, 056 or 060). Other places share the Gulf Cove name, and some builder pages use it for homes in ZIP 33954 or in South Gulf Cove. The next section states this page's boundary, so every county figure matches the same parcels.
Where is Gulf Cove, and how is it different from South Gulf Cove and Gardens of Gulf Cove?
Gulf Cove is a canal and lot grid in unincorporated Charlotte County, mailed as Port Charlotte 33981, bounded by the Myakka River and State Road 776 and filed by the county as Port Charlotte Subdivision Sections 52, 53, 54, 56 and 60. South Gulf Cove and Gardens of Gulf Cove are separate places with their own sections.
Data updated: October 2026.
The Property Owners of Gulf Cove, Inc., the voluntary civic group, describes its area as bounded by the Myakka River, State Road 776, the Newgate Waterway behind Foresman Boulevard and the Anderson Waterway (gulfcove.org, read October 30, 2026). Our parcel rule is the county's short legal PCH 052, 053, 054, 056 or 060, which gives 6,954 parcels, 6,943 of them with ZIP 33981 and 11 with none. The association's territory also takes in a strip along Foresman Boulevard that the county files under other plat sections, and we leave that strip out of every figure.

How is Gulf Cove different from South Gulf Cove?
The water route is the clearest difference. South Gulf Cove's canals sit behind a county lock, and Gulf Cove's do not have one. Every Gulf Cove canal instead opens on the Myakka River above the fixed State Road 776 bridge at El Jobean, which NOAA Coast Pilot 5 gives a 25 foot vertical clearance, so a boat bound for Charlotte Harbor passes under it. Claims of "straight out" or "no bridges" online are wrong. Each community also has its own county street and drainage unit and its own sections, so a figure for one never describes the other.
How is Gulf Cove different from Gardens of Gulf Cove?
Governance and the street unit differ. The Gardens of Gulf Cove association describes the community as mandatory and deed restricted, with 986 home sites, and the county bills it a separate $543 street and drainage unit. Gulf Cove has no mandatory association, and the Property Owners of Gulf Cove says it is "not an HOA deed restricted community." Myakka River Elementary sits in the Gardens of Gulf Cove area, which is a reason to confirm schools by address.
Which listings use the Gulf Cove name for other places?
Several builder pages use Gulf Cove as a sales name. Lennar's Gulf Cove page includes homes in Sections 65 and 67 as well as 56 and 60, and Holiday Builders' South Gulf Cove page shows only 5 of 24 homes inside our five sections. Maronda's model is in Section 72, and Adams Homes and Maronda use Gulf Cove for lots in ZIP 33954. Some national portals file Gulf Cove under North Port or Rotonda. Check the short legal on the county record before you rely on a listing's community name.
What do Gulf Cove homes sell for?
Gulf Cove homes sold for a $315,000 median across 143 recorded sales in the 12 months to September 7, 2026, with prices from $135,000 to $850,000. Resales sold at $330,000 and builder-direct first sales at $300,000. These are county recorded sales, not asking prices, and they cover single family homes only.
Data updated: October 2026.
The newest recorded Gulf Cove sale in the county files dated October 28, 2026 is September 7, 2026. We tracked every recorded sale on the PCH 052, 053, 054, 056 and 060 parcels in the Charlotte County Property Appraiser downloads and kept qualified improved sales over $1,000, so unqualified deeds and nominal transfers are out. Every window below is counted back from September 7, 2026.

How our county numbers differ from other sites
Our hub page prints 137 Gulf Cove sales at $320,000 for October 1, 2025 to the September 2026 file date, and it counts all improved home types. This page prints 143 single family sales at $315,000 for the 12 months to September 7, 2026. Each figure is right for its dates, so match the window before you compare.
How much more do Gulf Cove canal homes sell for?
Gulf Cove homes with the county's waterfront flag sold at a $507,500 median across 30 recorded sales in the 12 months to September 7, 2026, against $298,000 for 113 homes without it. That is $209,500 more, or 70.3 percent. The flag does not say whether the water is a canal, the river or a lake.
Data updated: October 2026.
The premium holds in longer windows, but it describes recorded sales and does not prove a cause. Water, pools, size and section overlap, and the sections below show where the flag sits.
The premium by window
| Window | Waterfront-flag sales | Median | Other sales | Median | Gap |
|---|---|---|---|---|---|
| 12 months to September 7, 2026 | 30 | $507,500 | 113 | $298,000 | $209,500 |
| 24 months | 50 | $530,000 | 251 | $304,900 | $225,100 |

Source: Charlotte County Property Appraiser recorded sales and parcel files dated October 28, 2026, compiled by Domain Realty Group. Flagged homes were 21.0 percent of the 143 sales in the lead window and 22.8 percent of the 2,782 homes on the roll.
Where the flag sits
The county flags 824 Gulf Cove parcels as waterfront: Section 60 has 510 and Section 54 has 294. Section 53 has 14, Section 56 has 6 and Section 52 has none, so a dry-lot search in Section 52 or 56 is a different market from a canal search in Section 54 or 60.
| Section | Parcels | Waterfront-flag parcels | Share of the section | Waterfront-flag vacant lots |
|---|---|---|---|---|
| 52 | 1,244 | 0 | 0.0 percent | 0 |
| 53 | 722 | 14 | 1.9 percent | 5 |

Canal lots
Canal lots sell at a different scale from dry lots. In the 12 months to September 7, 2026, 5 waterfront-flag lots sold at a $127,000 median, from $80,000 to $172,000, against 135 other lots at $17,500. Over 24 months, 10 waterfront-flag lots sold at $140,000, and every one was in Section 60.
What the water adds to the yearly bill
Canal lots in Sections 54 and 60 sit mostly inside the Gulf Cove Waterway Maintenance Benefit Unit, a county assessment of $300 per unit proposed for fiscal year 2027, on 827.3 units. Every parcel also pays the Gulf Cove Street and Drainage Unit, $125 per unit proposed for fiscal year 2027. Seawalls are the owner's responsibility under county permits. At the $507,500 waterfront median, property tax on a homestead taxable value works out to $7,266.18 a year and on a non-homestead value to $7,900.91, before the two county units (illustrative, 2026 rates).
Which Gulf Cove section fits your budget?
Gulf Cove sections differ in price more than the one name suggests. In the 24 months to September 7, 2026, median home sales ran from $280,000 in Section 52 to $509,950 in Section 54, and Section 56 recorded 115 of the 301 sales. The table shows each section.
Data updated: October 2026.
We read the sections as price and stock ranges only. A section median describes the homes that sold, and the range column shows how much one section can span.

Sections 56, 52 and 53
Section 56 is the newest and the busiest. Its median home was built in 2013, it holds 346 of the 829 homes built 2020 or later, and it recorded 115 of the 301 sales at a $306,000 median. It has 1,458 vacant lots, 64.5 percent of its parcels, and only 6 waterfront-flag parcels. Section 52 recorded the lowest 24 month median, $280,000 on 59 sales, with no waterfront-flag parcels and a median home built in 1999. Section 53 has the fewest homes, 333, and recorded 41 sales at $315,000, close to the five-section median of $319,900.
Sections 54 and 60: the canal sections
Section 54 recorded a $509,950 median on 28 sales and Section 60 recorded $369,750 on 58 sales, with a range up to $1,495,000. Their homes are larger (1,797 and 1,803 median square feet) with the highest pool shares.
What kinds of homes are in Gulf Cove?
Gulf Cove has 2,782 single-family homes on the Charlotte County roll, with a median build year of 2002 and a median of 1,636 square feet of living area. Three housing stocks sit side by side: 1,286 homes from the 1960s to 1990s, 667 from the 2000s and 2010s, and 829 built in 2020 or later.
Data updated: October 2026.
The 2,782 homes sit among 4,127 vacant residential lots, which means the five sections are still mostly land.
Homes by decade built
The table counts homes by the year built on the roll and adds the qualified sales in the 24 months to September 7, 2026.
| Decade built | Homes | Median sq ft | Pool share | Waterfront-flag share | Sales (24 months) | Median price | Price per sq ft |

| 2020s | 829 | 1,640 | 21.7 percent | 6.9 percent | 158 | $310,500 | $200 |
Source: Charlotte County Property Appraiser roll and recorded sales dated October 28, 2026, compiled by Domain Realty Group. The two 1960s homes are left out. Ten sales is a thin base for the 2010s, so read that row as a window and not a value.
The 1970s and 1980s homes went up first along the canals. The 2020s wave fills the dry interior lots, which is why only 6.9 percent of the newest homes are waterfront-flagged. A buyer pays more per foot for an older canal home than for a new dry-lot home.
How big are the homes, and how many have a pool?
The middle half of homes runs from 1,367 to 1,892 square feet, and only 120 homes exceed 2,500. Builders concentrate on the 1,200 to 1,799 range, where 564 of the 829 newest homes sit.
A pool shows on 1,262 homes, or 45.4 percent. Pool homes sold at a $470,000 median in the 12 months to September 7, 2026 (51 sales), against $315,000 for all homes. A pool and a canal often travel together, so part of that gap is water.
How do the five sections differ?
Section 54 is the canal section and the oldest and least rebuilt. Section 56 is the new-build section.
| Section | Homes | Vacant lots | Median year built | Pool share | Built 2020 or later | Sales (24 months), median |
|---|---|---|---|---|---|---|
| 52 | 643 | 594 | 1999 | 39.8 percent | 28.9 percent | 59, $280,000 |
| 53 | 333 | 385 | 2006 | 36.0 percent | 34.2 percent | 41, $315,000 |
| 54 | 348 | 210 | 1993 | 74.7 percent | 13.5 percent | 28, $509,950 |
| 56 | 789 | 1,458 | 2013 | 28.0 percent | 43.9 percent | 115, $306,000 |
| 60 | 669 | 1,480 | 1996 | 60.5 percent | 20.3 percent | 58, $369,750 |
Source: Charlotte County Property Appraiser roll and recorded sales dated October 28, 2026, compiled by Domain Realty Group; sales through September 7, 2026.
Waterfront-flagged homes cluster on the Terrace streets of section 54 and on Bacchus Rd in section 60, which has 56.
Are there duplexes, condominiums or manufactured homes?
Almost none. The roll shows two small multi-family parcels, one on Herron Ter (built 1987) and one on Kempson Ln (built 1975), and no condominium, co-op or manufactured-home parcels. If a listing under the Gulf Cove name says condo or duplex, check its address against the five sections.
What building code era and roofs should I expect?
The roll counts 1,351 of the 2,782 homes, or 48.6 percent, as built before 2002, the year the statewide Florida Building Code began to apply. Insurers commonly ask for a wind mitigation report and a four-point inspection on older homes, and the permit history for the address shows roof, window and electrical updates.
What changed after Hurricane Ian, and what is the 50 percent rule?
Homes built per roll year went from 93 in 2022 to 164 in 2023, 169 in 2024, 110 in 2025 and 140 so far in 2026. That is timing only; the roll shows the stock and not demolitions, so we do not credit a storm.
Charlotte County states that its Floodplain Management Ordinance limits repairs to a structure below the required flood elevation to 50 percent of its market value, land excluded, unless the building is brought up to current standards (county 50 percent rule page). It applies in FEMA zones A and V and not in zone X, and the county counts all permits tied to one storm together. Since 2025, Florida Statute 163.31795 bars a cumulative substantial improvement period, so on our reading the test applies to one project; ask the county how it applies the statute.
Who builds new homes in Gulf Cove, and how do builder prices compare with recorded sales?
Lennar's Gulf Cove page, read October 30, 2026, lists homes from $286,999 to $369,999. Charlotte County recorded 28 builder-direct first sales in the 12 months to September 7, 2026, at a $300,000 median, and 402 since 2021 at $314,300. Builder asks are marketing; the recorded price is what closed.
Data updated: October 2026.
How many new homes have been built?
The roll counts 829 homes built in 2020 or later, 29.8 percent of all homes, with 346 of them in section 56. Of the 829, 180 have a pool and 57 carry the waterfront flag.

What have builder-direct homes sold for?
We call a sale builder-direct when it is the first qualified sale of a home built in the sale year or the year before. This is an inference from the county file and not a deed-party check.
| Sale year | Sales | Median price | Price per sq ft |
|---|---|---|---|
| 2021 | 53 | $239,900 | $154 |
| 2022 | 59 | $326,000 | $211 |
| 2023 | 105 | $316,300 | $213 |
| 2024 | 104 | $324,900 | $200 |
| 2025 | 66 | $305,450 | $192 |
| 2026 (to September 7) | 15 | $304,000 | $190 |
Source: Charlotte County recorded sales dated October 28, 2026, compiled by Domain Realty Group.
The price jump came in 2022, up 36 percent on the median, and not after Ian. Since 2023 builders have held a flat to slightly falling price on a 1,500 to 1,650 square foot home. In the 12 months to September 7, 2026, the 28 builder-direct sales ran from $240,000 to $445,000, against $330,000 for 115 resales.
What does Lennar publish?
Lennar's New Homes in Gulf Cove page lists standalone homes with "zero HOA fees," which is the builder's own claim. We read it on October 30, 2026. The Bloom (3 bedrooms, 1,487 square feet) starts at $286,999, and the Celeste (4 bedrooms, 1,824 square feet) at $304,999. Its three homesites, on Gillot Blvd, Beiman Ave and Montego Ln, were priced $299,499 to $309,499 and sit in sections 56 and 60, almost on the $300,000 recorded median.
Lennar's sales center at 8160 Wiltshire Dr. is in section 58, a South Gulf Cove section, and the roll lists a company owner on the homesites and not Lennar by name. Ask who the seller is and which declaration, if any, applies to the address.
What do other builders publish?
Holiday Builders' community page is titled South Gulf Cove, shows 19 plans from 1,243 to 2,709 square feet and prices from $279,000, as read October 30, 2026. Of its 24 listed homes, 5 are inside Gulf Cove's five sections. The other 19 are in plats to the west, and four carry an Englewood 34224 address.
Maronda's Gulf Cove page shows larger plans from the $404s and a 1,988 square foot Drexel quick move-in at $339,900 on Shellnut Ave, read October 30, 2026. Its URL says ZIP 33954, though every address on it is 33981. Adams Homes and D.R. Horton showed "High $300s" and $284,990 in search snippets of their own pages the same day; neither page would open for us, so ask each for a current price sheet.
Which builders hold Gulf Cove lots?
Companies hold 769 of the 4,127 vacant lots, spread over 390 entities. The builders that sell to the public and hold lots under their own names:
| Owner on the roll | Vacant Gulf Cove lots |

| Southern Impression Homes LLC | 25 |
| LGI Homes (two LLC spellings) | 17 |
| Holiday Builders Inc | 8 |
| Adams Homes of NW Florida Inc | 4 |

What is the name trap on builder pages?
"Gulf Cove" is a sales name as much as a place. We matched the addresses on each builder page to their plat sections.
| Builder page | Addresses checked | Inside the five sections |
|---|---|---|
| Lennar, New Homes in Gulf Cove | 7 | 4 (others in sections 65 and 67) |
| Holiday Builders | 24 | 5 |
| Maronda, Gulf Cove | 3 | 1 (model in section 72) |
| Adams, Gulf Cove | 3 | 2 (model in ZIP 33954) |

Check the short legal on the county record, PCH 052, 053, 054, 056 or 060, for any new-home listing.
What should I check on a new home?
- A survey and the elevation certificate for the finished floor, because the lot decides the flood zone.
- Septic or sewer, and the final inspection on the system.
- Impact-rated windows and the builder's written warranty.
- Whether the price includes the lot, since a builder price near $300,000 and a dry lot near $18,000 suggest it does.
What do Gulf Cove lots cost, and what should I check before I buy one?
Gulf Cove lots sold at a $17,750 median in the 12 months to September 7, 2026, across 140 qualified sales: $17,500 for lots without the waterfront flag and $127,000 for five waterfront-flagged lots. Before you buy, confirm water and septic, the flood zone, any scrub-jay permit boundary, and the $125 yearly street and drainage unit.
Data updated: October 2026.
Of the 6,954 parcels, 4,127 (59.3 percent) are vacant residential. We count a lot sale as a sale of land that was vacant at the time of sale, qualified by the county, over $1,000, whatever the parcel is today. For the wider market see our Port Charlotte land for sale page, which uses its own definition and prints 132 Gulf Cove lot sales at $17,500 for its window. Each figure is right for its definition and dates.
What have lots sold for each year?
| Year | Lot sales | Median price |
|---|---|---|
| 2016 | 75 | $6,300 |
| 2017 | 52 | $6,400 |
| 2018 | 91 | $6,000 |

| 2026 (to September 7) | 111 | $18,000 |
Source: Charlotte County recorded sales dated October 28, 2026, qualified, vacant at sale, compiled by Domain Realty Group.
Sales doubled in 2021 and the median more than doubled, peaking at $20,000 in 2022 before settling near $18,000. Bulk deals sit behind that: the sales file flags 341 multi-parcel vacant sale records in 2021 and 196 in 2022. For the 640 homes built since 2021 with a recorded lot sale, the median last lot price was $25,000.
What is the difference between waterfront and other lots?
In the 12 months to September 7, 2026, five waterfront-flagged lots sold at $127,000 ($80,000 to $172,000) and 135 others at $17,500 ($5,000 to $317,500). Over 24 months, 10 waterfront lots sold at $140,000, every one in section 60. Five sales is a small sample, so treat $127,000 as an illustration.
How many lots are in each section?
| Section | Vacant lots | Waterfront-flagged lots | Lot sales (24 months) | Median price |
|---|---|---|---|---|
| 52 | 594 | 0 | 38 | $20,000 |
| 53 | 385 | 5 | 31 | $18,000 |
| 54 | 210 | 37 | 14 | $20,000 |
| 56 | 1,458 | 0 | 91 | $19,500 |
| 60 | 1,480 | 129 | 71 | $15,000 |
Source: Charlotte County Property Appraiser roll and recorded sales dated October 28, 2026, 24 months to September 7, 2026, compiled by Domain Realty Group. Section 54 had no waterfront lot sale in 24 months, so its canal lot prices are not visible.
Ownership is spread thin: 2,709 owners hold one lot each.
Will a lot have water, sewer or septic?
Availability is lot by lot. Water comes from Charlotte County Utilities, and most Gulf Cove homes use septic tanks, with central sewer on some streets only. The county's long-range sewer plan names areas inside Gulf Cove, and no construction date is set. Ask the county for an availability report on the specific lot; the request form carries a $5 report fee from April 1, 2026 (county availability page). If a sewer main abuts the lot, connection is mandatory. If the lot is on septic, the Florida Department of Health permits an engineer-designed system.
What are the flood zone and fill questions?
The lot decides the flood zone. FEMA's county map took effect December 15, 2022. A sample point near Gulf Cove, carried from a FEMA National Flood Hazard Layer check on October 28, 2026, read Zone AE with a base flood elevation of 8 feet, with shaded X around it. That point is an approximate centroid and not a confirmed Gulf Cove address, so look up the address on the FEMA Flood Map Service Center. Section 52 has no waterfront-flagged homes and is more likely to be zone X, which is our inference. In a high-risk zone the lowest floor must reach the required elevation, which can mean fill or a raised slab.
What are the scrub-jay checks?
The county's GIS scrub-jay permit boundary flags about 103.9 acres across the Gulf Cove sections: 55.7 in section 56, 33.1 in section 60, 8.8 in section 53 and 6.3 in section 52, and none in section 54. A lot inside the boundary owes a habitat fee at permit, and clearing is restricted March 1 to June 30.
What permits, impact fees and connection fees apply?
| Item | Amount | Date or basis |
|---|---|---|
| County impact fee, single-family detached | $7,804 | effective October 12, 2022 |
| 2026 impact fee study (not adopted) | $27,685 or $30,982 | board returns November 24 and December 8, 2026 |
| Water connection, Charlotte County Utilities | $9,118 | effective April 1, 2026 |
| Sewer connection, where available | $11,343 gravity, $17,596 low pressure | effective April 1, 2026 |
| Building permit example | about $1,880 | $300,000 valuation |
| Scrub-jay habitat fee, inside the boundary only | $2,031, $4,063 or $10,005 | 2026 tiers by lot size |
| Septic design and installation | not published | engineer-designed, quote-based |
Source: Charlotte County impact fee schedule, county Schedule A, approved January 13, 2026 and the county permit page, compiled by Domain Realty Group. No impact fee increase was adopted as of October 28, 2026.
The impact fee, water connection and permit example total $18,802 before septic, survey, clearing, fill and construction. Gravity sewer takes it to $30,145. That is arithmetic and not a quote.
What does it cost each year to hold a lot?
At the $17,750 median lot, property tax is $276.34 at the 15.5683 mills of tax district 006 (2026 final), with no homestead on vacant land. The price is an illustrative taxable value.
| Line | Amount per year | Basis |
|---|---|---|
| Property tax on a $17,750 lot | $276.34 | 15.5683 mills |
| Gulf Cove Street and Drainage Unit | $125 | FY2027 proposed, maximum $166 |
| Subtotal | $401.34 | |
| Gulf Cove Waterway Unit, inside the unit | $300 | FY2027 proposed, maximum $300 |

Can a Gulf Cove boat reach Charlotte Harbor and the Gulf?
Yes, by one route. Gulf Cove has no lock, but every canal opens onto the Myakka River upstream of the fixed State Road 776 bridge at El Jobean, which NOAA charts at 25 feet of vertical clearance. Any boat bound for Charlotte Harbor passes under it, and Boca Grande Pass is the deep route to the Gulf.
Data updated: October 2026.
Listings often say Gulf Cove boats go "straight out" or have "no bridges." The first claim is close and the second is wrong. For canal homes across the rest of the area see our Port Charlotte waterfront homes for sale page.
Is there a lock?
No. We found no county, state or association source that names a lock, weir or gate on a Gulf Cove canal. South Gulf Cove's canals sit behind a county lock, and Gulf Cove's do not. The river here is tidal: NOAA reports the current flooding to the northwest at an average of 0.5 knot at the Myakka River bridges (NOAA Coast Pilot 5, Chapter 4). No source we found publishes canal salinity, so ask for a reading at the address.
What are the canals like?
The county describes 35 interior canals in the Gulf Cove waterway system. The Terrace finger canals of section 54 (Conner, Neville, Forbes and Cooper) end at the river itself, and the Bacchus, Mitchell and Blitman waterways of section 60 reach the river farther northwest. Widths read from county GIS run from about 45 to 89 feet, and canal depth is not published. The Florida Department of Environmental Protection classes the receiving water as Class II, Outstanding Florida Waters, conditionally approved for shellfish harvesting, in its 2015 order on the Myakka River Gulf Cove access dredge, so expect careful permitting for docks and dredging.
What is the route, leg by leg?
| Leg | Fixed overhead limit | Depth or condition |
|---|---|---|
| Canal to the Myakka River | none seen at the section 54 finger canals; interior canal bridges, such as the David Blvd crossing, are unmeasured | county design target minus 4 feet at mean low water; shoaling reported |
| River down to the El Jobean bridge, 0.4 to 1.5 nautical miles | none | 3 feet can be carried to the El Jobean marina |
| SR 776 bridge at El Jobean | fixed, 25 feet | beside it, the old railroad bridge is a fishing pier |
| Bridge to the river mouth, about 3 miles | none | 9 feet can be taken into the mouth |
| Mouth, across Charlotte Harbor, to Port Boca Grande | none | natural channel; federal channel 32 feet deep from the Gulf to Port Boca Grande |
Source: NOAA Coast Pilot 5, Chapter 4, footer October 25, 2026, read October 30, 2026, and map geometry compiled by Domain Realty Group. The depth figures are NOAA's reported controlling depths, and the Coast Pilot says the 9 feet applies to the mouth.
The distance from the section 54 canal mouths to Port Boca Grande Light is about 14.4 nautical miles in a straight line, and from the section 60 river reach about 15.4. The boat route is longer. The Property Owners of Gulf Cove says on its own site that the harbor is about 25 minutes and the Gulf about 40 minutes by boat; that depends on the boat, so treat it as the association's claim.
How do the bridge and the passes limit a boat?
The canals sit upriver of the El Jobean bridge. We place every Gulf Cove canal mouth above it from OpenStreetMap geometry and aerial imagery. A mast or arch taller than 25 feet cannot pass, and high tide lowers the margin. We print the clearance and leave the decision to you; confirm it on NOAA chart 11426 and at the bridge.
Past the harbor, NOAA calls Gasparilla Pass shallow, with a reported controlling depth of 3.5 feet over the unmarked bar in 2003 and local knowledge needed, and says Stump Pass should not be attempted without local knowledge. Boca Grande Pass is the deep route; NOAA reports tidal currents in the entrance channel averaging 2.2 knots, with the ebb sometimes 3 to 4.
Are there manatee or speed zones?
Florida's Charlotte County manatee rule, 68C-22.015, names no zone on the Myakka River at Gulf Cove, and the Sarasota County rule makes the Myakka Slow Speed all year only northwest of the county line. That is not a statement that no speed rule applies. Posted signs control on the water, and we found no source for signage inside the canals.
Where are the ramps?
The only ramp inside Gulf Cove is private. The voluntary Property Owners of Gulf Cove owns two private riverfront properties of a little over 5 acres, with a ramp, trailer parking and a launch dock. Ramp use requires an annual decal for owners and renters with a Gulf Cove address; in 2026 the decal is $75 and membership dues are $75 (gulfcove.org, read October 30, 2026). The county's El Jobean Boat Ramp at 4224 El Jobean Rd, FWC ramp 7, is about 3.8 road miles and 9 minutes away on typical free-flow estimates from OpenStreetMap routing.
What does the waterway unit pay for, and who pays for the seawall?
Parcels inside the Gulf Cove Waterway Maintenance Benefit Unit pay $300 a year, proposed for FY2027, and the unit pays for dredging and canal upkeep. The county describes design and permitting for the interior canal dredge as under way, with dredging funded in the FY2027 proposed budget as of October 2026, and residents have reported shoaling since the last dredge. Seawalls are the owner's responsibility under county permits, and the unit's purpose clause names canals, waterways, channels and accessory structures. Ask for the dock and seawall permits and an engineer's seawall inspection.
What does it cost to own a Gulf Cove home each year?
At the $315,000 county median sale, a homesteaded Gulf Cove owner's 2026 property tax works out to $4,269.28 before the county's flat lines, and the two Gulf Cove county units add $125 or $425 more. Without a homestead the tax is $4,904.01. These are illustrative figures, not a tax bill.
Data updated: October 2026.
The yearly bill has four parts: property tax, two county assessment units that bill only Gulf Cove parcels, utilities, and insurance. The only way to know one house's bill is to read the seller's actual tax bill on the Tax Collector's parcel lookup, which shows every line the county adds to it.
What is the property tax in Gulf Cove?
Gulf Cove parcels sit in Charlotte County tax district 006, which the Property Appraiser's 2026 final rate chart sets at 15.5683 mills (read October 30, 2026): 6.2720 for schools and 9.2963 for everything else. A mill is $1 per $1,000 of taxable value. We checked the county roll dated October 28, 2026: 6,950 of the 6,954 parcels in our five sections are in district 006.
Section 52 has 1,244 of those parcels, section 53 has 722, section 54 has 563, section 56 has 2,258 and section 60 has 2,163. The other four are three county canal parcels and one parcel in district 025.
The extra 0.1978 mills that district 006 carries over the main unincorporated district (15.3705) is the Stump Pass dredging levy, as the Florida Association of Counties millage history lists it. On a $315,000 non-homestead value that difference is $62.31 a year.
How does a homestead change the tax?
A homestead takes $25,000 off every levy and $51,411 off non-school levies in 2026, because the second exemption is indexed by the Florida Department of Revenue to $26,411 (DOR chart, F.S. 196.031). We use price as taxable value for scale only. Assessed value resets on the January 1 after a sale, and just value usually sits below price.
| Illustrative price (12 months to September 7, 2026) | Homestead tax | Non-homestead tax |
|---|---|---|
| $298,000 (median, no waterfront flag, 113 sales) | $4,004.63 | $4,639.35 |
| $315,000 (median, all homes, 143 sales) | $4,269.28 | $4,904.01 |
| $507,500 (median, waterfront flag, 30 sales) | $7,266.18 | $7,900.91 |
Source: Charlotte County Property Appraiser 2026 final rate chart; Florida DOR exemption chart; county qualified sales dated October 28, 2026; arithmetic by Domain Realty Group.
At the median, the homestead figure is about $355.77 a month and 1.36 percent of price; without a homestead it is about $408.67 a month and 1.56 percent. Paying in November earns a 4 percent discount on the whole bill (F.S. 197.3632).
Amendment 3 (HJR 1F) is on the November 3, 2026 ballot and would raise the non-school homestead exemption if approved (House analysis). These figures use current law.
What does the Street and Drainage Unit charge?
The Gulf Cove Street and Drainage Unit bills $125 per unit a year on every parcel in it, vacant or built. The rate was $125 in fiscal years 2025 and 2026 and is proposed at $125 for fiscal year 2027 (October 1, 2026 to September 30, 2027), with a maximum of $166 (county FY27 proposed sheet). The county still listed the 2027 sheet as proposed on October 28, 2026, so confirm the figure on the November 2026 bill.
The unit counts 8,190.95 units, more than the 6,954 parcels in our five sections, so it also covers parcels outside them. It pays for paving and drainage of platted streets from assessments inside the unit only, lists paving as anticipated in 2032, and funds the Gulf Cove Sidewalks project on Gillot Boulevard, deferred to fiscal year 2028 (county project page).
What does the Waterway Unit charge?
The Gulf Cove Waterway Maintenance Benefit Unit bills $300 per unit a year, the same in fiscal years 2025 and 2026, proposed at $300 for 2027, and $300 is also its maximum (county FY27 proposed sheet). The unit has 827.3 units, almost all in sections 54 and 60. Canal and river lots inside it pay the $300; inland lots do not.
The county roll flags 824 Gulf Cove parcels as waterfront (294 in section 54, 510 in section 60), close to the unit's count, but we have not matched parcels to the unit one by one, so the bill is the proof. Its purpose clause is "dredging and periodic maintenance and repairs of canals, waterways, channels and accessory structures." It is silent on seawalls, and seawalls are the owner's responsibility under county permits.
What do both units add for a median home or lot?
With both units, the median Gulf Cove home carries $4,694.28 a year with a homestead or $5,329.01 without, before the county's solid waste, fire and stormwater lines, which you read on the seller's bill. With the street and drainage line alone, it is $4,394.28 or $5,029.01.
| Illustrative home | Homestead | Non-homestead |
|---|---|---|
| Median home, $315,000: district 006 tax | $4,269.28 | $4,904.01 |
| Street and Drainage Unit, FY2026 rate | $125.00 | $125.00 |
| Total, street and drainage only | $4,394.28 | $5,029.01 |
| Waterway Unit, only if the parcel is in it | $300.00 | $300.00 |
| Total with both units | $4,694.28 | $5,329.01 |
| Waterfront median, $507,500, with both units | $7,691.18 | $8,325.91 |
Source: Charlotte County Property Appraiser 2026 final rate chart; county Gulf Cove assessment sheets; arithmetic by Domain Realty Group.
A lot at the $17,750 median sale pays $276.34 in tax (no homestead on vacant land), so $401.34 with the street and drainage line, or $701.34 inside the waterway unit. At the $127,000 median of five waterfront lot sales it is $1,977.17 in tax and $2,402.17 with both units. Five sales is a small sample, so treat that as an illustration.
What else is on the November bill?
Charlotte County Fire and EMS covers Gulf Cove, and district 006 carries no fire millage, so the fire assessment is a flat line on the bill. Read the seller's bill for fire, solid waste and stormwater amounts. Assessments stay with the property at sale.
When will the Gulf Cove canals be dredged?
Charlotte County's Gulf Cove interior canal dredge is in design and permitting, and the fiscal year 2027 proposed budget carries $1,746,567 for it, as of October 2026. The county sets no construction date in the sources we read. The project covers 35 interior canals and paused after Hurricane Ian in 2022.
Data updated: October 2026.
Dredging is the main thing the $300 waterway line pays for. Everything below comes from county pages and budget sheets read October 28 to 30, 2026, and the county can change a schedule at any time. The advisory board's next listed meeting is October 30, 2026, then January 20, 2027 (county page).
What does the county say about the interior canals?
The county project page lists 35 interior canals, a design depth of 4 feet below mean low water, and the status "survey, design and permitting in progress," with Coastal Engineering Consultants as designer (county project page). The exterior waterway was last dredged in 2010 on a five year cycle, with the next work planned for fiscal year 2026.
Our sources disagree on the interior canals: the county capital plan shows them last dredged in 2019, while the project page says residents have reported shoaling since 2010. We do not pick between them.
What is in the fiscal year 2027 budget?
The proposed fiscal year 2027 sheet lists engineering at $153,567, dredging at $1,475,000 and labor at $118,000, a total of $1,746,567 (county FY27 proposed sheet). The sheet is a proposal, and the county still listed it that way on October 28, 2026.
The $300 rate already equals the unit's maximum, so a cost above reserves would need a new maximum after a mailed notice and public hearing; we found no sign one is planned. Reserves were about $1.54 million at the start of fiscal year 2026 (FY26 preliminary sheet). The fiscal year 2025 summary said "Future dredging is anticipated for 2028" (FY25 summary), so plans have moved.
The county says the interior dredge was put on hold after Hurricane Ian and did not qualify for the first FEMA application because a shoaling rate could not be shown. We found no later FEMA decision.
Does Gulf Cove have an HOA or deed restrictions?
Gulf Cove has no city government, no community development district and no mandatory homeowners association. A voluntary group, Property Owners of Gulf Cove, Inc., owns a private riverfront park and boat ramp and says Gulf Cove is "not an HOA deed restricted community." County code sets the rules, and a title search shows any recorded restriction.
Data updated: October 2026.
Gulf Cove is unincorporated Charlotte County, so the county handles zoning, permits and code compliance. Facts here come from the voluntary group's own site (read October 30, 2026), the county roll and county code. Check the recorded plat and any declaration for the lot you are considering.
What is Property Owners of Gulf Cove, Inc.?
Property Owners of Gulf Cove, Inc. (POGC) is a voluntary property owners association. Its site describes the area as the Myakka River, State Road 776, the Newgate Waterway behind Foresman Boulevard and the Anderson Waterway, and says Gulf Cove is "regulated by Charlotte County's Code of Laws and Ordinances" (POGC about page).
It owns two private riverfront properties of a little over 5 acres on the Myakka River, with a pavilion, playground, trailer parking and a boat ramp that it says is not affiliated with the county's public ramps. Dues, ramp decals and fundraisers fund it, and no Gulf Cove tax or assessment money can be used for its property.
What does POGC membership cost?
For 2026 the group lists membership at $75 a year (January 1 to December 31), needed to use the park and playground, and a boat ramp decal at $75 a year (POGC membership page). Any Gulf Cove owner, including a vacant lot owner, may join. Renters may take a social membership without a vote. A ramp decal needs a boat and a trailer registration with a Gulf Cove address. The page prints no effective date, so confirm the fees. Joining is a choice, not a condition of ownership.
Are Gulf Cove lots deed restricted?
POGC says Gulf Cove is not deed restricted beyond county code. We could not confirm that independently. General Development Corporation recorded a separate declaration for each Port Charlotte section, so original restrictions very likely exist for sections 52 to 60, but whether any still binds after Florida's 30 year Marketable Record Title Act period (F.S. 712.05) is something we did not verify. The Clerk's Official Records hold the section declarations, and your title company can pull them.
Does a new Gulf Cove home come with an HOA fee?
Lennar's page "New Homes in Gulf Cove" says "zero HOA fees" for its standalone homes, read October 30, 2026 (Lennar page). That is the builder's own claim. Its sales center at 8160 Wiltshire Drive is in plat section 58, a South Gulf Cove section covered by a recorded South Gulf Cove declaration, and the October 28, 2026 roll shows no Lennar parcel in our five sections.
Gardens of Gulf Cove, a separate deed restricted community in sections 66 and 95, has its own assessment and association.
Can I park a boat, RV or trailer at my home?
Charlotte County code generally requires a boat, RV or trailer on a developed residential lot to belong to a resident or guest, be operable and registered, and sit behind the leading edge of the principal building or on a paved driveway. It may not be lived in or used for business, and storing one on a public right of way or vacant property is prohibited (county code Sec. 3-9-79.1). We read the code through a mirror site, so confirm the current text with the county.
No association rule sits on top of the code in Gulf Cove. The county FAQ adds that nobody may live in an RV before a certificate of occupancy (county FAQ).
Can I rent a Gulf Cove home short term?
Florida law bars local governments from prohibiting vacation rentals or regulating their duration or frequency, with a grandfather date of June 1, 2011 (F.S. 509.032). Gulf Cove has no association leasing limit, because it has no mandatory association. Rentals of six months or less owe the 5 percent county tourist development tax plus state sales tax (Tax Collector).
What flood zone is Gulf Cove in, and what does flood insurance depend on?
FEMA's current flood map for Charlotte County took effect December 15, 2022, with no pending county remap found. In the one Gulf Cove sample point we carried, the center read Zone AE with a base flood elevation of 8 feet and shaded Zone X around it. Zones vary by lot, so look up the address.
Data updated: October 2026.
That sample point is an approximate centroid, not a confirmed Gulf Cove address, and we did not run a new FEMA map query for this page. Treat the pattern below as a guide to the questions to ask, never as a zone for any one lot.
What FEMA zones and elevations appear in Gulf Cove?
Our carried sample (FEMA National Flood Hazard Layer queries of October 28, 2026) found Zone AE with a base flood elevation of 8 feet (NAVD88) at its center, with shaded Zone X to the north, south and east. The surrounding box held no VE (coastal high hazard) zone.
Canal side and low lots are more likely to map AE, and slightly higher interior ground may map shaded X. Section 52 has no waterfront-flagged homes and 643 homes, so it is more likely to include Zone X; that is our inference, not a map reading. We found no VE on any Gulf Cove lot in our samples, though lots on the open Myakka River can carry higher base flood elevations. Check the address.
Where do I look up one address?
Use FEMA's Flood Map Service Center address search at msc.fema.gov, which gives a FIRMette, or the county's Forerunner portal for zones and elevation certificates. A lot near a zone line needs the FIRM, not the county layer.
What is the evacuation zone?
We did not confirm an evacuation zone letter for Gulf Cove, so we print none. Charlotte County has five zones, A to E, set from storm surge modelling rather than FEMA flood zones, and the county's Know Your Zone page looks up one address (county lookup).
What did the recent storms do near Gulf Cove?
Ian in September 2022 was the flood claim storm for ZIP 33981. FEMA's NFIP data show 426 claims, 230 paid, and $13,946,074 paid (average $60,635 per paid claim) in that ZIP; Helene in 2024 produced 36 claims and $2,036,404; Milton produced 18 claims and $126,056 (OpenFEMA data as of September 8, 2026). Those cover all of ZIP 33981, which includes South Gulf Cove and other areas, so they are not Gulf Cove only.
The National Hurricane Center's report put Ian's highest rainfall at 26.95 inches at Grove City, about 6 miles west of Gulf Cove, and said Port Charlotte surge sensors "remained dry." It also said the Peace and Myakka Rivers crested at record levels. We do not say Gulf Cove stayed dry in Ian: rain and the river did the work, and claims count insured losses only.
Milton's peak surge was in the northern part of Charlotte Harbor and along the Peace River.
What does flood insurance cost in ZIP 33981?
In ZIP 33981, 4,463 single family NFIP policies had a mean premium of $1,905 and a mean full-risk premium in Zone AE of $3,936, against a Zone AE mean premium of $1,951 across 4,196 policies. Zone X policies averaged $1,122 across 250 policies (OpenFEMA, data as of September 8, 2026).
The gap between $1,951 and $3,936 means many AE policies are still moving toward full risk, and FEMA's cap lets most renewals rise up to 18 percent a year (FEMA Risk Rating 2.0). Ask for the seller's current declarations page and the full-risk figure. NFIP building coverage caps at $250,000, and Gulf Cove waterfront homes sold at a $507,500 median, so excess or private flood coverage is a real question on canal homes.
The federal program's authority runs to December 11, 2026, per a National Association of Realtors FAQ; recheck at closing.
What does homeowners insurance cost?
Citizens Property Insurance's approved Charlotte County averages from July 1, 2026 are $2,887 for a standard homeowners (HO-3) policy, down 5.9 percent, and $4,799 for wind-only, down 5.5 percent (Citizens rate table). They are county averages, not Gulf Cove figures. Roof age and wind mitigation drive a real quote; homes built to the 2001 Florida Building Code or later qualify for a minimum 68 percent windstorm discount (OIR).
Citizens requires flood coverage with its wind coverage in a special flood hazard area, and on most remaining policies by January 1, 2027 (Citizens).
What is the county flood rating and the 50 percent rule?
Charlotte County holds a Class 5 rating in FEMA's Community Rating System, a 25 percent discount on NFIP premiums (county reports, September 2025). In flood hazard zones, if repair or improvement cost exceeds 50 percent of a building's market value (land excluded), the building must meet current code, including elevation; the county counts all permits from one storm event together (county 50 percent rule). A 2025 state law bars a cumulative lookback across projects (F.S. 163.31795).
The Property Appraiser's building value decides for a real home.
What must a seller disclose about flood?
Under Florida law, a seller gives a flood disclosure at or before the sales contract is signed, covering knowledge of flood damage, flood claims and federal flood assistance (F.S. 689.302). Standard homeowners policies exclude flood. Before your inspection period ends, collect the disclosure, elevation certificate, FIRMette, four point and wind mitigation reports and flood and wind quotes.
What utilities and services does Gulf Cove have?
Charlotte County Utilities supplies water to Gulf Cove, and most homes use private septic tanks, with central sewer on some streets only. No source we read puts these sections in the Englewood Water District. Availability is lot by lot, so ask Charlotte County Utilities for an availability report on the address.
Data updated: October 2026.
Gulf Cove is unincorporated, so the county provides water, sewer, fire and EMS, roads and drainage rather than a city. Rates and fees below come from county sheets dated 2026, read October 28 to 30, 2026, and some were reached through sibling research files.
Who supplies water, and what are the rates?
Charlotte County Utilities (CCU) supplies water through its Port Charlotte water system, buying about 95 percent of it from the Peace River Manasota Regional Water Supply Authority. The county bought the General Development Utilities assets in 1991, the core of the Gulf Cove systems (county potable water master plan). The Gulf Cove water booster station roof was damaged in Hurricane Milton, and a regional pipeline toward it was about 92 percent installed in August 2026 (authority report).
The April 1, 2026 sheet lists a water base charge of $26.77, a $5.02 customer charge and $6.84 per 1,000 gallons, so 4,000 gallons comes to about $59.15 before taxes, our arithmetic (CCU water rates). The sewer base is $47.26 plus $6.58 per 1,000 gallons (CCU sewer rates). The county's rates page labels its sheets "Effective Oct. 1, 2026," so confirm.
Is there sewer, or is it septic?
Gulf Cove had central sewer only in portions, and the county's 2024 sewer master plan flags septic to sewer conversion in Gulf Cove as capacity constrained (county sewer master plan). We found no active or designed septic to sewer project and no sewer assessment unit in Gulf Cove.
The county's long range sewer plan names areas inside Gulf Cove; no construction date is set. If a sewer main abuts your lot, connection is mandatory (county code Sec. 3-8-41, F.S. 381.00655).
What are the connection and capacity fees?
CCU fees effective April 1, 2026 for a typical single family home are $9,118 for water, $11,343 for gravity sewer and $17,596 for low pressure sewer (CCU Schedule A). The county impact fee for a single family home is $7,804 under the schedule effective October 12, 2022; a 2026 study proposes a higher figure, and the board returns to it on November 24 and December 8, 2026 (county agenda).
A vacant lot pays no water or sewer charge until a structure is built. Impact fee, water and about $1,880 of permit fees on a $300,000 build total about $18,800, before septic, survey, clearing, fill, any scrub-jay fee and construction. That is our arithmetic, not a quote.
How do I confirm utilities on a lot?
Use CCU's Utility Availability Request Form, one lot per form, with a $5 report fee from April 1, 2026 (CCU availability page). Some western Port Charlotte areas rely on wells, so do not assume central water.
What fire, EMS and road services are there?
Charlotte County Fire and EMS covers Gulf Cove. Station 4 is listed at 13600 Marathon Boulevard and houses one of the county's two marine operations teams. Florida Power & Light serves most of the county, and curbside trash collection is a line on the tax bill; we could not confirm the Gulf Cove hauler. The street and drainage unit maintains platted roads, and the Greater Charlotte Street Lighting District adds 0.1907 mills.
What environmental checks apply to a lot?
The county's scrub-jay permit boundary covers about 104 acres across sections 52, 53, 56 and 60, with 97 of its 185 flagged areas in section 56 and none in section 54. Inside it a habitat conservation fee of $2,031 to $10,005 applies in 2026 by lot size, and clearing is limited from March 1 to June 30. Section 56 holds the most vacant lots (1,458), so check the boundary first there.
Which schools serve Gulf Cove addresses?
Charlotte County Public Schools assigns schools by address, so the district's boundary locator decides which schools serve a Gulf Cove address, not a ZIP code, a listing or a builder page. The district earned a 2026 district grade of A and a state ranking of 21st, per its own page read October 30, 2026.
Data updated: October 2026.
We name no school as zoned. A zone can change, a ZIP code spans several, and the district's own lookup is the record. Run it for the exact address, then confirm with the school before you remove your contingencies.
How do I find the schools for one Gulf Cove address?
Open the Charlotte County Public Schools boundary locator, enter the street address and read the elementary, middle and high school it returns. The district's site also lists boundary pages by school, and it calls the locator a guide, so a call to the school office settles any doubt.
What grade does the district hold?
The district's key performance page shows a 2026 district grade of A and a 2026 state ranking of 21st (district page, read October 30, 2026). That is a district grade, not a school grade. We have not pulled per-school grades from the Florida Department of Education for this page, so we print none.
Why do portal school lists differ?
Portal pages often pull school names from a ZIP code or a nearby address, and builders attach the Gulf Cove name to places outside it. We found portal lists that did not match the district's own answer for Gulf Cove addresses, so we send you to the locator.
Where is Gulf Cove, and how long are the drives?
Gulf Cove is unincorporated Charlotte County on the Myakka River, just upriver of the State Road 776 bridge at El Jobean, with a Port Charlotte 33981 mailing address. Typical non-rush estimates from a central point are 9 minutes to Publix, 20 to Englewood Beach, 21 to Port Charlotte Town Center and 40 to Punta Gorda Airport.
Data updated: October 2026.
These are estimates. We routed each trip on October 30, 2026 from a central Gulf Cove point on Spire Street, using OpenStreetMap roads at free-flow speeds and no live traffic, so real trips run longer at rush hour and in season. Distances to the water are straight-line map readings.
Which roads connect Gulf Cove to the rest of the county?
State Road 776 (El Jobean Road, then South McCall Road) forms the east edge. Inside, Gillot Blvd has the most homes on the county roll (175 single family), followed by David Blvd, Bacchus Rd, Drysdale Ave, Kempson Ln and Montego Ln. Jennings Blvd and Foresman Blvd run along the southern side of the association's boundary.
How long are the drives?
| Destination | Road miles | Minutes |
|---|---|---|
| Publix at Gulf Cove, 13435 S McCall Rd. | 3.5 | 9 |
| El Jobean Boat Ramp (county) | 3.8 | 9 |

Where are the hospitals and shopping?
HCA Florida Englewood Hospital, 700 Medical Blvd., is the nearest at about 19 minutes. It reopened October 11, 2024 after Hurricane Milton, per the company's newsroom. HCA Florida Fawcett Hospital (21298 Olean Blvd.) is about 24 minutes and AdventHealth Port Charlotte (2500 Harbor Blvd.) about 25.
Everyday shopping sits along State Road 776: Publix at Gulf Cove at 13435 S McCall Rd. and the Englewood Walmart. The regional mall, Port Charlotte Town Center, is at 1441 Tamiami Trail.
What is nearby for beaches, boating and golf?
Englewood Beach at Chadwick Park on Manasota Key reopened in stages from April 2025 after Milton, and Stump Pass Beach State Park reopened September 19, 2025 (news reports; confirm current hours). Manasota Beach is in Sarasota County. The old railroad bridge beside the El Jobean bridge is now a fishing pier, per NOAA.
Gulf Cove has no golf course. The nearest courses we located are in Englewood, Lemon Bay Golf Club at about 18 minutes and Myakka Pines Golf Club at about 26. We did not confirm public access at either, so ask each club.
What should I check before I make an offer in Gulf Cove?
Gulf Cove buyers should check fourteen things before an offer: the section on the county record, the tax and county unit lines, water and septic, the flood zone and elevation certificate, roof and wind items, permit history, any recorded restrictions, the canal and seawall, and for a lot, the build costs and scrub-jay boundary.
Data updated: October 2026.
- Read the short legal on the county record. It should begin PCH 052, 053, 054, 056 or 060, not a South Gulf Cove section, a Gardens of Gulf Cove section or a 33954 builder sales name.
- Compute first-year tax from the sale price at 15.5683 mills, then add the Street and Drainage Unit ($125, proposed for FY2027) and, if the parcel is inside it, the Waterway Unit ($300).
- Ask Charlotte County Utilities for an availability report for the lot ($5 from April 1, 2026) and learn whether water and sewer abut it. Assume septic until the report says otherwise.
- Read the FEMA zone, base flood elevation and panel for the exact address, ask for the elevation certificate and get a flood quote early.
- Look up the evacuation zone for the address on the county's Know Your Zone page.
- Date the roof from the permit record and order a wind mitigation inspection and a four-point inspection.
- Pull the permit history in Citizen Access, and ask how the 50 percent rule would apply to your plans.
- Order the title search and have the Clerk's Official Records checked for any recorded section declaration.
- For a canal or river home, inspect the seawall (the owner maintains it, not the unit), check dock and lift permits, and measure your boat against the 25 foot fixed bridge at El Jobean.
- Ask where the canal is dredged and how deep it runs now. The county reports shoaling and has no construction date for the interior dredge.
- If you want the private ramp, plan for the Property Owners of Gulf Cove membership and the annual ramp decal, which need a Gulf Cove address ($75 each in 2026).
- For new construction, confirm the address is inside the five sections, ask who the seller is, and ask for the survey, elevation certificate, impact window specifications and written warranty.
- For a lot, check the scrub-jay boundary, the septic design quote, the water connection fee, the impact fee ($7,804, with a 2026 study pending) and the fill needed for the flood elevation.
- Read the county code on boat, RV and trailer parking and the rental rules if you plan to rent, run the school lookup, and collect wind and flood quotes before you remove contingencies.
Which contingencies fit a Gulf Cove offer?
Ask for time for a septic inspection with pump-out on a home, utility and septic feasibility on a lot, a flood quote and the elevation certificate, a seawall and dock inspection on a canal home, and the title search. The county utilities office and the Department of Health answer on their own schedules.
Gulf Cove compared with South Gulf Cove, Harbour Heights and Port Charlotte

The tables compare recorded prices, not value, and each column reports its own county sample. The waterfront flag covers 22.8 percent of Gulf Cove homes and 52.2 percent of South Gulf Cove homes, so the two medians reflect different mixes of canal and dry-lot homes. Our South Gulf Cove, Harbour Heights and Port Charlotte pages carry each area's full tables.

Where is Gulf Cove in Port Charlotte?
Gulf Cove is on the Myakka River in unincorporated Charlotte County, with a Port Charlotte 33981 mailing address. The Property Owners of Gulf Cove bounds it by the Myakka River, State Road 776, the Newgate Waterway behind Foresman Boulevard, Jennings Boulevard and the Anderson Waterway. It sits just upriver of the El Jobean bridge.
Is Gulf Cove the same as South Gulf Cove?
No. South Gulf Cove is a separate area of eight plat sections farther south, behind the county boat lock, with its own county assessment units. This page covers only sections 52, 53, 54, 56 and 60, which have no lock. Builder pages often blur the two names, so check the short legal on the county record.
Is Gulf Cove the same as Gardens of Gulf Cove?
No. Gardens of Gulf Cove, in parts of sections 66 and 95, lies south of Gulf Cove's boundary line. Its own association calls it a mandatory deed restricted community of 986 single-family home sites, and it has its own county street and drainage unit. Gulf Cove's voluntary association says Gulf Cove is not an HOA deed restricted community.
Which plat sections make up Gulf Cove?

Active inventory comes from the MLS search, not county files, so use the search links near the top of this page.
How much more do Gulf Cove canal homes sell for than dry-lot homes?
Homes with the county's waterfront flag sold at a $507,500 median on 30 sales, against $298,000 on 113 sales without it, in the 12 months to September 7, 2026. Per living square foot that is $287 against $205. Canal and river lots inside the waterway unit also pay $300 a year.

How many new homes have been built in Gulf Cove since 2020?
The county roll shows 829 single family homes built in 2020 or later, 29.8 percent of the 2,782 homes, and 346 of them are in section 56. By year built: 77 in 2020, 76 in 2021, 93 in 2022, 164 in 2023, 169 in 2024, 110 in 2025 and 140 so far in 2026.
Which builders are building in Gulf Cove, and at what prices?
Lennar's Gulf Cove page, read October 30, 2026, lists homes from $286,999 to $369,999. Holiday Builders shows prices from $279,000 and Maronda plans from the $404s, but both pages include homes outside Gulf Cove's five sections. Those are asks. The county recorded 28 builder-direct sales at a $300,000 median.
Does a new Gulf Cove home come with an HOA or CDD fee?
Lennar's page says zero HOA fees, which is the builder's own claim. We found no community development district and no mandatory association in Gulf Cove. A new home still carries the county's $125 street and drainage unit (proposed for fiscal 2027) and, on a canal or river lot inside the unit, the $300 waterway unit.
How many vacant lots are in Gulf Cove, and what do they sell for?
The county roll shows 4,127 vacant residential parcels, 59.3 percent of the 6,954. In the 12 months to September 7, 2026, 140 lots sold at a $17,750 median, with five waterfront-flag lots at $127,000. Companies hold 769 of the vacant lots, and 2,709 owners hold one each.
Do Gulf Cove lots have county water and sewer, or well and septic?
Charlotte County Utilities supplies water, but sewer reaches some streets only, and most homes use septic tanks. Availability is lot by lot, so request the county's availability report, which carries a $5 fee from April 1, 2026. We found no active septic to sewer project. A new septic system is engineer-designed.
Is Gulf Cove deed restricted or an HOA community?
Gulf Cove has no mandatory HOA, and the Property Owners of Gulf Cove says Gulf Cove is "not an HOA deed restricted community." Original section declarations from General Development Corporation may exist, and whether they still bind is something the title search shows. County code governs parking, rentals and building.
What is the Property Owners of Gulf Cove, and what does it cost to join?
Property Owners of Gulf Cove, Inc. is a voluntary association that owns two private riverfront properties of a little over 5 acres, including a park and boat ramp. For 2026 it lists dues of $75 a year and a ramp decal at $75 a year. Joining is a choice, not a condition of ownership.
Where is the Gulf Cove boat ramp, and who can use it?
The only ramp inside Gulf Cove is the private Property Owners of Gulf Cove ramp, open to owners and renters with a Gulf Cove address who hold the $75 annual decal. The county's public El Jobean Boat Ramp, 4224 El Jobean Rd., is about 3.8 road miles and 9 minutes away.
Can a Gulf Cove boat reach Charlotte Harbor and the Gulf of Mexico?
Yes, by one route. Every Gulf Cove canal opens onto the tidal Myakka River above the State Road 776 bridge at El Jobean. The river runs about 3 miles to Charlotte Harbor, and Boca Grande Pass is the deep route to the Gulf, about 14 to 15 nautical miles in a straight line.
Is there a fixed bridge between Gulf Cove and Charlotte Harbor, and how high is it?
Yes. The State Road 776 bridge at El Jobean is a fixed bridge that NOAA's Coast Pilot gives 25 feet of clearance, and every Gulf Cove boat bound for Charlotte Harbor passes under it. We place the canal mouths above it from map and aerial geometry, so confirm on NOAA chart 11426.
Can I keep a sailboat in Gulf Cove?
Only if the mast clears 25 feet at the tide of the day and the keel fits the water. Listings that say sailboat access or no bridges are wrong for Gulf Cove. NOAA reports about 3 feet can be carried to the El Jobean marina, and the county's canal design target is 4 feet below mean low water.
Does Gulf Cove have a boat lock like South Gulf Cove?
No. We found no lock, weir or gate on a Gulf Cove canal in any county, state or association source. South Gulf Cove's canals sit behind a county boat lock, and Gulf Cove's open directly to the Myakka River, which is tidal. Gulf Cove's route has one fixed bridge instead.
Which Gulf Cove lots pay the waterway assessment, and how much is it?
The Gulf Cove Waterway Maintenance Benefit Unit bills $300 per unit a year, proposed at $300 for fiscal 2027, which is also its maximum. It has 827.3 units, almost all in sections 54 and 60. Canal and river lots inside the unit pay; inland lots do not. Read the tax bill for the parcel.
What is the Gulf Cove street and drainage assessment?
The Gulf Cove Street and Drainage Unit bills $125 per unit a year on every parcel in it, vacant or built. The rate was $125 in fiscal years 2025 and 2026 and is proposed at $125 for 2027, with a maximum of $166. It pays for platted streets and drainage.
When will the Gulf Cove canals be dredged?
The county's interior canal dredge is in survey, design and permitting, and the fiscal 2027 proposed budget carries $1,746,567 for it, including $1,475,000 for dredging, as of October 2026. The county sets no construction date in the sources we read. The project covers 35 interior canals.
What does it cost each year to own a Gulf Cove home?
At the $315,000 median sale, illustrative 2026 property tax is $4,269.28 with a homestead and $4,904.01 without. The street and drainage unit adds $125 and the waterway unit $300 where it applies, so $4,394.28 to $4,694.28 homesteaded, before solid waste, fire, stormwater, utilities and insurance.
What flood zone is Gulf Cove in?
No single zone covers Gulf Cove. Our carried FEMA sample near its approximate center read zone AE with a base flood elevation of 8 feet, with shaded X around it, and we saw no VE. The county's flood map took effect December 15, 2022. Look up the exact address on FEMA's Flood Map Service Center.
Do I need flood insurance for a Gulf Cove home?
Standard homeowners policies exclude flood, and whether you must buy it depends on your lender and the lot's zone. In ZIP 33981, which includes South Gulf Cove, zone AE policies averaged $1,951 against a full-risk average of $3,936, so renewals can rise up to 18 percent a year. Get a quote early.
Which public schools serve Gulf Cove addresses?
Charlotte County Public Schools assigns by address, so we name none. Use the district's boundary locator for the exact address and confirm with the school. The district earned a 2026 district grade of A and a state ranking of 21st on its own page, read October 30, 2026.
How far is Gulf Cove from Englewood Beach, Boca Grande and Punta Gorda Airport?
From a central Gulf Cove point, typical non-rush estimates are 20 minutes to Englewood Beach at Chadwick Park (10.3 road miles) and 40 minutes to Punta Gorda Airport (21.7 miles). Boca Grande is by water: about 14 to 15 nautical miles in a straight line from the canals to Port Boca Grande Light; the boat route is longer.
