How Coral Harbor compares inside Naples Reserve
Coral Harbor sells at about half the Naples Reserve median of $886,000, which is why it is the usual way into the community for buyers who want the gate, the lake and the Island Club at a lower price. At the other end, Parrot Cay's custom estates sold at a $2,075,000 county median.
| Benchmark | Sales | Median |
|---|---|---|

Recorded sales on the county file
We tracked Coral Harbor's sales on both the county file and the MLS. None of the recorded sales in the last 12 months was builder-direct.
Coral Harbor villas and floor plans
Coral Harbor's 178 villas were platted in two phases, Coral Harbor Phase 1 in November 2016 and Phase II in January 2017, and built by D.R. Horton from 2017 to 2021, with a median year built of 2019 and a median of about 1,515 square feet. Each villa is attached to a neighbor by a shared party wall but owned fee-simple with its own lot, so there is no condominium association.
The Cambridge villa
D.R. Horton introduced the Cambridge villa model at Naples Reserve in 2017: 1,519 square feet with two bedrooms and two baths. At launch, D.R. Horton priced Coral Harbor villas from the high $200s.
Who maintains a Coral Harbor villa?
Until 2026, a Coral Harbor supplemental declaration had the HOA collect roof and exterior paint reserves and split party-wall costs between neighbors. On June 8, 2026, after a member vote in March, a recorded amendment revoked that declaration and paid out the Coral Harbor reserve fund. Now each villa owner maintains, repairs and replaces the villa and its improvements, including roofs, walls, paint, patios, driveways, windows, gutters, doors and plantings. Ask the seller when the roof and paint were last done.
Coral Harbor paint colors
Exterior paint is limited to the community's approved schemes, and the HOA's paint program for Coral Harbor offers four: Repose Gray, Creamy, Oyster Bay and Accessible Beige.
Florida's condo law and Coral Harbor
Because Coral Harbor villas are fee-simple homes, not condominiums, Florida's condominium milestone inspection and reserve study rules do not apply.
What does it cost to own in Coral Harbor?
Owning in Coral Harbor means the Naples Reserve HOA assessment, the Naples Reserve CDD assessment on the county tax bill, trash collection on the tax bill and property taxes, with no club membership, initiation fee or club dues, because the Island Club and every other amenity belong to the HOA. Data updated: October 2026.
Coral Harbor carries the lowest lot-size tier of the Naples Reserve HOA assessment, and the second-lowest CDD assessment in the community. Since the 2026 amendment there is no separate villa reserve, so budget for your own roof and paint.
| Cost | Amount |
|---|---|
| Naples Reserve HOA | Not published; set in 11 lot-size tiers and given on the estoppel letter |
| Naples Reserve CDD, adopted fiscal 2027 | $1,386.87 for Coral Harbor ($678.54 operations plus $708.33 debt service), on the tax bill |
| Trash collection | $255.52 per home, on the tax bill |
| Design review fee | $25 or $75, plus a $1,500 refundable deposit |
| Club membership | None |
Board approval of a sale
Since a March 19, 2024 amendment, the HOA board must approve every Naples Reserve sale: the seller gives 30 days' notice with the signed contract, and the board has 20 days to decide. Build that into your closing date. For Jesse and Marc's full guide to Naples Reserve, the CDD by neighborhood, the flood map change and all eleven neighborhoods, see McGreevy and Comisar's Naples Reserve community guide.
Leasing and pets
Naples Reserve leases must run at least 30 consecutive days, with at most 12 leases a year, and short-term rentals are prohibited. An owner who leases gives up their own amenity access during the lease.
Coral Harbor and Naples Reserve amenities
Every Coral Harbor owner shares the Naples Reserve amenities, owned by the HOA and paid for by the HOA assessment, so there is no separate club to join and no initiation fee or dues for the Island Club, the lake beach, the courts or the boats:
- The Island Club, with a 5,160-square-foot clubhouse, a 3,500-square-foot fitness center open 5 a.m. to 10 p.m. and a resort pool with lap lanes.
- Sunset Beach, a sand beach on 125-acre Eagle Lake; it is a lake beach, not the Gulf.
- Match Point, with five Har-Tru tennis courts and four pickleball courts.
- The Outrigger Activities Center, with free kayaks, canoes and paddleboards, and Kids Cove, with a playground and a boat ramp.
- Two dog parks, a fitness trail, a nearly two-mile linear park and a one-mile rowing lane.
Boats on Eagle Lake must be electric or sail, no longer than 22 feet and no faster than 7 miles per hour. Swimming in the lakes is not allowed. Naples Reserve has no golf course.
Is Coral Harbor gated?
Yes. Naples Reserve's gate is staffed from 6 a.m. to 10 p.m., with a virtual guard around the clock. Naples Reserve is open to all ages.
Is Coral Harbor in a flood zone?
Coral Harbor sits inside Naples Reserve, where FEMA's flood map effective February 8, 2024 puts about 95.6 percent of the community in Zone AE with a 7-foot base flood elevation, 3.0 percent in AE at 8 feet and about 1.4 percent in Zone X, with no VE. Data updated: October 2026.
FEMA revalidated nine fill-based map revisions on February 9, 2024, three of them covering about 470 Naples Reserve lots, so many homes insure as if they were mapped higher. Collier County's preliminary flood map opened its 90-day appeal period on August 19, 2026, with a target effective date in summer 2027. Naples Reserve is in evacuation Zone D. Check the exact lot on FEMA's map and ask for the elevation certificate.
Schools for Coral Harbor
Every Naples Reserve address, Coral Harbor included, is zoned for the same Collier County public schools, and the zoning has not changed across three published school years, so every home in the community feeds the same elementary, middle and high school. Confirm the address with the district's zone tool before you rely on it:
- Manatee Elementary (A)
- Manatee Middle (A)
- Lely High (B)
