Key takeaways for Ibis Landing buyers
Lee County recorded 214 qualified home sales on the Ibis Landing plats, including the original Copperhead plats, in the 12 months through September 25, 2026, at a $210,000 median. Home types range from Terrace condominiums to Copperhead golf homes, so the median hides large gaps by type. Eight facts to know first.
Data updated: October 2026.
- Count and median. The 2026 Lee County roll lists 619 parcels on the Ibis Landing plats and the original Copperhead plats. The county recorded 214 qualified sales in the 12 months through September 25, 2026, at a $210,000 median, with the middle half from $188,998 to $270,000.
- Product range. Terrace II condominiums recorded 52 sales at $159,999 and Terrace I recorded 5 at $163,000. Carriage Homes recorded $200,000 (Carriage Homes I, 21 sales) and $210,000 (Carriage Homes II, 26 sales). Ibis Landing Phase 2 recorded 73 sales at $214,045, the 2023 Ibis Landing plat 33 sales at $350,000, and the original Copperhead plats 4 sales at $395,000.
- 24-month figures. Over 24 months the county recorded 356 sales at a $220,000 median, with the middle half from $197,500 to $315,999.
- Quarterly median trend. The quarterly median fell from $399,548 (2024 Q3, 6 sales) to $205,498 (2026 Q3, 46 sales). Our reading is that this is a mix effect: condominium and Carriage Home plats closed in volume while the higher-priced 2023 plat slowed.
- Share under $300,000. 167 of the 214 sales (78.0 percent) closed under $300,000. Another 31 closed from $300,000 to $399,999.
- The CDD exists. The Ibis Landing Community Development District is a Chapter 190 special district (its site, ibislandingcdd.org, was read October 31, 2026). Which parcels it covers and the assessment per parcel are not published there, so read the non-ad valorem lines on the parcel's tax bill.
- Golf passes are sold publicly. The club sells annual passes: $5,750 (individual) before January 1, 2027 and $6,500 after, plus sales tax, valid through December 31, 2027. Whether a particular home carries golf access varies by collection and listing, so ask which access the home carries.
- Costs and checks ahead. The builder's association figures carry no billing period, and the county tax bill shows the special lines. Later sections of this page list the dues, taxes, closing costs and documents to check before an offer.

Where can I see Ibis Landing homes for sale right now?
Search every active Ibis Landing listing on our MLS-fed map, sorted from the highest price, the lowest price, or condominiums only. Ibis Landing sales recorded by the county ran at a $210,000 median over 12 months, so use the closed-sale tables below to judge any asking price.

The map frame is approximate and can catch a listing on its edge, so confirm the plat and ZIP on each listing. Copy the parcel number from the listing first: it ties the listing to the Property Appraiser record, the tax bill and the recorded documents discussed on this page.
Asking prices and closed prices measure different things. Third-party market pages that we do not link showed a median asking price of $299,999 on October 1, 2026, with 15 active and 10 pending listings that day (SUPPORTING, third party). The county's recorded median over 12 months is $210,000. The two numbers describe different sets of homes, since asking prices include the builder's higher-priced Executive homes and recorded sales include many condominiums, so the gap is not a discount rate (our reading). One undated third-party snapshot showed sales near 94.0 percent of original asking price (SUPPORTING); the county file holds sale prices only and cannot confirm it.

How to read an Ibis Landing listing
Five checks turn a listing into a record you can verify:
- Which plat and association. The county's legal description names the plat: Terrace I or Terrace II at Ibis Landing, Carriage Homes I or II at Ibis Landing, Ibis Landing Phase 2, the 2023 Ibis Landing plat, or Copperhead Phase 1 and 1A. Each can sit under different associations, and one listing remark for an original Copperhead lot said "no CDD and no HOA" (a listing remark, not a record), so confirm the association for the exact parcel.
- Golf access carried. Builder materials describe golf membership access for some collections, resale listing fields show golf inside some association fees, and the club sells public annual passes. Ask in writing which access the home carries.
- The CDD line on the tax bill. Ask for the prior-year tax bill and read the non-ad valorem lines by name.
- Condominium or fee simple. The county codes 64 of the 72 Carriage Homes parcels as condominium (DOR 04), and the Terrace plats are condominium plats. Whether a villa or a Manor home is a condominium unit or a fee simple parcel is shown by its recorded declaration or deed.
- Builder warranty on a 2024 to 2026 home. Warranty terms were not on the builder pages we checked. Ask for the written warranty form and whether it transfers to a second owner.

Source: Lee County Property Appraiser 2026 roll and sale data files (October 25, 2026 bulk file), DOR-qualified improved sales over $1,000, day-dated. The 12-month window is September 25, 2025 to September 25, 2026; the 24-month window starts September 25, 2024. The county test counts a sale as builder-direct when it is the parcel's first qualified sale within one year of its built year. 194 of the 214 sales were on parcels with no built year on the January 1, 2026 roll, which are most likely homes finished after the roll date (INFERRED), so the 207 "resales" are not a clean resale count.
Prices by home type and plat
By roll use code, condominiums recorded the most sales in the 12 months: 103 at $187,000. Single-family parcels recorded 57 sales at $214,045. Parcels still coded vacant residential on the roll recorded 53 sales at $285,000, where a 2026 sale is most likely a newly finished home (INFERRED).

Source: Lee County Property Appraiser 2026 roll and sale data files, compiled by Domain Realty Group; windows as stated above. Terrace I shows a 12-month median on 5 sales and Copperhead on 4, so treat those medians as pointers. The 12-month sales add to 214 and the parcels add to 619.
Of the 12-month sales, 73 on Ibis Landing Phase 2, 52 on Terrace II, 26 on Carriage Homes II, 21 on Carriage Homes I and 22 on the 2023 plat were on parcels that showed no building on the 2026 roll. Those 194 sales are the ones the roll cannot classify as resales.
Prices by price band
Most Ibis Landing sales closed under $300,000: 167 of 214, or 78.0 percent. Another 31 closed from $300,000 to $399,999, 15 from $400,000 to $499,999 and 1 from $500,000 to $599,999. None closed at $600,000 or more.

How prices moved by quarter
The quarterly median fell from $399,548 in 2024 Q3 to $205,498 in 2026 Q3. Nine quarters of sales add to the 356 sales in the 24-month window. 2024 Q3 holds only the sales from September 25, 2024, so its 6 sales are a small base.
| Quarter | Sales | Median |
|---|---|---|
| 2024 Q3 | 6 | $399,548 |
| 2024 Q4 | 28 | $298,000 |
| 2025 Q1 | 26 | $359,500 |

| 2025 Q4 | 44 | $209,498 |
| 2026 Q1 | 58 | $212,500 |
| 2026 Q2 | 60 | $203,500 |
| 2026 Q3 | 46 | $205,498 |

The mix of homes changed, and a changing mix moves a median without any single home changing price. In the 24-month window the 2023 plat accounted for 122 of 356 sales, but in the latest 12 months it accounted for 33 of 214. Terrace and Carriage Homes plats accounted for 104 of the 214 sales in the latest 12 months, or 48.6 percent (our arithmetic). Because those condominium and Carriage Home plats sell at lower prices than the 2023 plat, the overall median falls as they close in volume. That is a mix effect, our reading, and it is not a like-for-like price change. We do not forecast prices.
Resales of homes built before 2026
Sales on parcels with a heated area on the 2026 roll, which are homes built before 2026, show a median of $138 per heated square foot across 20 sales in the 12 months. New homes finished after the roll date have no roll heated area and are left out of this figure. A third-party snapshot showed $142 per square foot (SUPPORTING, not linked), close to the county's $138.
| Total heated area (roll) | Sales, 12 months | Median |
|---|---|---|
| Under 1,600 sq ft | 13 | $195,000 |
| 1,600 to 1,999 sq ft | 0 | n/a |
| 2,000 to 2,399 sq ft | 4 | $381,250 |
| 2,400 sq ft or more | 3 | $450,000 |
Source: Lee County Property Appraiser 2026 roll; heated area is the roll's figure for the whole parcel. The rows add to 20 sales, so read the upper rows as examples.
The original Copperhead plats recorded 4 sales at $395,000 in the 12 months, with 7 over 24 months at $390,000. Of 38 parcels with a pool flagged on the roll, 6 sold in the 12 months at a $414,700 median. Single-family parcels tagged "golf course" by the roll recorded 18 sales at $379,500, and those tagged "lake" recorded 3 at $390,000. The builder publishes no golf-view, lake-view or lot premium on the pages we checked.
Calendar years
The year table shows when the builder's closings began. Before 2023 the county recorded 1 to 3 qualified sales a year on these plats. In 2023 it recorded 64, all builder-direct by the county test.
| Year | Sales | Median | Builder-direct |
|---|---|---|---|
| 2016 | 2 | $160,000 | 0 |
| 2017 | 1 | $249,000 | 0 |
| 2018 | 2 | $216,200 | 0 |
| 2019 | 3 | $217,500 | 0 |
| 2020 | 3 | $295,000 | 0 |
| 2021 | 3 | $236,000 | 0 |
| 2022 | 2 | $344,590 | 0 |
| 2023 | 64 | $362,948 | 64 |
| 2024 | 92 | $316,000 | 88 |
| 2025 | 158 | $257,500 | 81 |
| 2026 (through September 25) | 164 | $210,000 | 0 |
Source: Lee County Property Appraiser 2026 roll and sale data files. The builder-direct test needs a built year on the roll, so the 2026 row reads zero because 2026 sales sit on parcels the roll does not yet show as built. Years with 1 to 3 sales are not a market read.
What kinds of homes are at Ibis Landing?
Ibis Landing is not one home type: the builder listed five collections on October 31, 2026, in a $154,990 to $420,999 price range, and the county records original Copperhead golf homes from 2002 on the same grounds. Ibis Landing condominiums recorded a $187,000 median over 12 months, against $214,045 for single-family.

Terrace condominiums
Terrace Condominiums are single-level, 2 bedroom, 2 bath condominiums of 1,120 to 1,301 square feet with carports. The plans are the Arbor (1,120 square feet, from $154,990), the Birkdale (1,154 square feet, from $164,990) and the Carolina (1,301 square feet, from $194,990). The Arbor and Birkdale plan pages list hurricane-impact windows and sliding glass doors; the features lists on the builder pages are truncated, so confirm the package for the exact home.
The county records two condominium plats, Terrace I at Ibis Landing and Terrace II at Ibis Landing, with 62 parcels each. Terrace II recorded 52 sales at $159,999 in the 12 months, and Terrace I recorded 5 at $163,000. Terrace I parcels show a 2024 built year on the roll, a median heated area of 1,161 square feet and 2 bedrooms.
Carriage Homes
Carriage Homes are two-level, townhome-style homes with 2 bedrooms and 2 baths, 1-car garages and 1,487 to 1,848 square feet. The plans are the Seagrape, Mangrove, Sabal (which adds a den) and Hibiscus, priced from $205,990 to $225,999 on October 31, 2026. The builder's pages call the collection multi-family and mention membership access to the club; what that includes is not stated, so confirm it in writing.
The county lists Carriage Homes I and Carriage Homes II as separate plats of 36 parcels each, and codes 64 of those 72 parcels as condominium. Carriage Homes I recorded 21 sales at $200,000 and Carriage Homes II recorded 26 at $210,000 in the 12 months.
Villa homes
Villa Homes are attached, single-level homes with a lanai: the Magnolia (3 bedrooms, 2 baths, 2-car garage) and the Orchid (2 bedrooms, 2 baths), of 1,417 to 1,564 square feet. The builder showed $204,990 and $205,990 and no villa move-in homes on October 31, 2026.
Which county plat holds the villas is not stated by the builder. Ibis Landing Phase 2 is most likely the villa homes, our reading of the record, based on price level and size: it recorded 73 sales at $214,045 in the 12 months. The roll shows 97 vacant residential parcels on that plat, so confirm the plat, the association and whether a given villa is a condominium unit or a fee simple parcel before you offer.
Executive and Manor homes
Executive Homes are detached, single-story homes with a split plan, a lanai and a 2-car garage: the Venice and Marsala (3 bedrooms, 3 baths) and the Trevi (4 bedrooms, 3 baths), of 1,849 to 2,201 square feet. Base prices ran $301,990 to $337,990, and the collection page said "From $289,990" because of a $289,990 move-in home. The brochure's Executive listing shows a washer and dryer included; confirm coverage per home.
Manor Homes are detached 3 and 4 bedroom plans of 2,244 to 2,444 square feet (Princeton II, Tivoli, Summerville II), shown as sold out on October 31, 2026, so any Manor home on the market is a resale. The 2023 Ibis Landing plat is most likely the Executive and Manor homes, our reading: it recorded 33 sales at $350,000 in the 12 months, and the roll shows 146 single-family homes there with a 2024 built year.
Original Copperhead homes
The Copperhead Phase 1 and 1A plats were recorded in 2003 (Plat Book 77), and the roll shows homes built from 2002, with 117 parcels in total. The builder does not market them, and the county recorded 4 sales at $395,000 in the 12 months and 7 over 24 months at $390,000. Whether a given Copperhead lot sits under the newer associations or the CDD is not published, so check the tax bill and the recorded documents lot by lot.

On incentives, the builder's pages showed a "Limited-Time Deals on New Homes" banner and a mention of Lennar Mortgage promotions on October 31, 2026. No dollar incentive was printed on any collection, plan or home page we checked, so ask the sales office for written terms and the end date. Estimated completion dates and lot or view premiums were also not stated on the home pages we checked.
The builder's entry price moved over the year. A September 7, 2025 search-index snapshot of the brochure page showed $210,999 to $420,999 (SUPPORTING; not fetched directly), and the page showed $154,990 to $420,999 on October 31, 2026, with a Terrace condominium at the low end. The snapshots do not show whether the lower end reflects price changes or the Terrace collection being listed, so we do not read it as a price cut.

How does Ibis Landing compare with other Lehigh Acres communities?
On the county record, Ibis Landing had 214 qualified sales at a $210,000 median in the 12 months through September 25, 2026, against $305,549 across all Lehigh Acres on 4,096 sales. The comparison below uses the same window and method for ten named communities.

Compare by home type, not by the headline median. Ibis Landing carries 184 condominium parcels, the most of any community in this table; only Westminster (40) has others, and the other eight list none. The condominium plats pull the overall Ibis Landing median down, while its single-family median of $214,045 on 57 sales is the lowest in the table, with Vistanna Villas next at $215,000 (11 sales) and Olympia Pointe at $235,500 (18 sales). Whether a community has a golf course is not in the county file, so this table does not rank on it. Prices describe recorded sales only, not value, quality or fit.
What does the golf club at Ibis Landing include?
Ibis Landing Golf & Country Club has an 18-hole course designed by Gordon Lewis III per the club's own site, a driving range, a putting green, two tennis courts and six pickleball courts. The club sells public annual passes, $5,750 for an individual pass through December 31, 2026 and $6,500 from January 1, 2027, plus a higher-priced multi-person pass, so ask which golf access your home carries.
Data updated: October 2026.
Ibis Landing is the redeveloped Copperhead Golf Club. The facts below come from the club's own pages read on October 31, 2026, unless the table names another type of source.

The par and tee ratings on directory pages (for example Tee I at 6,573 yards, rating 72.5, slope 141) are the pre-renovation figures on GolfPass. The club advertises a six tee system, so confirm current yardages with the club.
Golf access with a home
Whether a home includes golf varies by collection and by listing. Here is what the records show, with no single rule behind them.
- The builder says Carriage Home buyers get "membership access" to the club. The builder's approximate HOA figures carry no billing period.
- Some 2026 MLS listings show "Golf" inside the association fee, including a 2024 single-family home at $1,400 per quarter and a 2026 Terrace condominium. One 2025 single-family listing remark reads "Golf membership included, along with landscaping and internet."
- One 2023 single-family listing shows a golf course and a "Private Membership" among its amenities but does not say the membership is included.
- A listing for an original Copperhead Phase 1 lot says "no CDD and no HOA." That is a listing remark, not a record, and our research did not confirm it.
- The club also sells annual passes to the public (table above), and the club page does not say who must join.
Ask for these in writing before an offer: which club access the home carries, what it costs each year, whether it transfers to the next owner, and which document grants it. A listing remark is not the contract.
The clubhouse and amenity center
As of October 31, 2026 the club's own clubhouse page says "Coming Soon" and lists a tiki bar, fitness center, aerobics, resort-style pool and game room. The builder's pages describe a pool, fitness center and an open-air dining spot called Ibis Grille, and MLS remarks for condominiums list a clubhouse, fitness, pool and restaurant. One listing remark says pool and fitness would be ready in fall 2026. We found no permit or press release dating the opening.
Do not rely on any amenity being open because a listing names it. The courts and the golf course appear on the club's public pages. Treat the clubhouse, pool and fitness center as planned or in progress, and ask the club for the current opening status in writing.
Where is Ibis Landing?
Ibis Landing is a golf community in east-central Lehigh Acres, ZIP 33936, with the builder's sales office at 20800 Copperhead Drive. By OpenStreetMap routing from the community's center point, Southwest Florida International Airport is 9.8 miles and 23 minutes away, and the hospital area on Lee Boulevard is 2.0 miles and 7 minutes away.
Data updated: October 2026.
The Lee County Property Appraiser roll puts the 619 parcels in a box from latitude 26.5847 to 26.5935 and longitude -81.6620 to -81.6500, about 305.2 GIS acres. The roll's zoning field reads MPD (mixed planned development) on 520 parcels, RM-2 on 2 and blank on 97. We did not find the county zoning resolution, so treat the roll value as a roll value.
| Destination | Miles | Minutes |

Method: OpenStreetMap routing on the public OSRM demo router, driving profile, run October 31, 2026, no traffic. The start is the computed center of the county parcel footprint, not the clubhouse door. Destination points are approximate coordinates, not geocoded addresses, so treat times as plus or minus a few minutes. The I-75 points are approximate interchange areas. Drive times are our routing, not an official source.
Getting in and out
A common route, taken from a 2026 listing's directions, runs from Lee Boulevard to Homestead Road North, right on Beth Stacey Boulevard, then left on Copperhead Drive. We have not confirmed it against a map, and no first-party source names the roads that bound the community.
State Road 82 is a nearby state road. The Florida Department of Transportation shows two completed projects widening it from two lanes to a four-lane divided road with a 54 foot grassed median, expandable to six lanes: project 425841-4 from Alabama Road to Homestead Road, and project 425841-6 from Homestead Road to the Lee and Hendry County line, about 5.6 miles. The two projects meet at Homestead Road, and FDOT lists both as completed (pages last updated February 24, 2022). Nothing we found says Ibis Landing's entrance uses State Road 82.
County and state road work continues around Lehigh Acres, and none of the projects we found runs through the Ibis Landing footprint. Check current project pages before you rely on any travel time.
Utilities
The Florida Governmental Utility Authority (FGUA) is the water and wastewater utility named for Lehigh Acres on its own site, which also lists a boil water advisory lifted October 27, 2026 for a 2-inch main break in Lehigh Acres. FGUA's site does not name Ibis Landing or Copperhead Drive. A 2026 listing for a home near Ibis Landing shows public water and public sewer.
Confirm the water and sewer provider on the seller's last utility bill, and use FGUA's service-area lookup for the exact address. We could not confirm the electric provider from a first-party page, so ask the seller for the last electric bill.
Flood maps and storms
We found no flood zone stated for Ibis Landing, and this page does not state one. The check is quick: enter the exact address on the FEMA Flood Map Service Center (msc.fema.gov), ask the seller for any elevation certificate, and get an insurance quote before your inspection period ends.
One map change is dated. A FEMA letter dated September 2, 2026 says the Flood Insurance Study and flood maps for Lee County (unincorporated areas, community number 125124) become effective March 2, 2027. We did not confirm which map panels change or whether any cover Ibis Landing, so check your address under both the current and the revised maps.
County-level storm history is not specific to this community. Lee County's engineering report recorded up to 20.31 inches of rain over five days in Hurricane Irma (2017). After Hurricane Ian (September 28, 2022), the county's after-action report counted 24,585 damaged residential structures and 5,076 destroyed homes countywide. We found no damage account specific to Ibis Landing.
Florida's flood disclosure law, s. 689.302, requires the seller to give a statutory flood disclosure at or before contract. It asks three yes or no questions about flood damage knowledge, insurance claims and federal assistance. Standard homeowners' policies do not cover flood.
Who runs Ibis Landing: HOA, condo associations and the CDD?
Ibis Landing has layers of governance: a master homeowners' association, separate condominium associations for the Terrace and Carriage Homes buildings, and the Ibis Landing Community Development District, a Chapter 190 special district. Attached homes can carry two association fees, and the CDD's parcels and charges are not published on its site.
Data updated: October 2026.
We could not obtain recorded declarations, Sunbiz entity records or DBPR condominium records for this page. The table says what is known and what to ask.
| Body | What we know | What to ask or check |
|---|---|---|
| Master homeowners' association | An Ibis Landing homeowners' association exists as the master layer. A property manager job posting for an Ibis Landing homeowners' association role appeared in search results. Legal name not confirmed in our records | Legal name, current budget, whether the developer still controls the board |
| Terrace I and Terrace II condominium associations | The plats are "Terrace I at Ibis Landing" and "Terrace II at Ibis Landing." Legal names unverified | Each association's legal name, declaration, budget and reserve schedule |
| Carriage Homes I and II condominium associations | The plats are "Carriage Homes I at Ibis Landing" and "Carriage Homes II at Ibis Landing." Legal names unverified | Same documents; confirm the home is a condominium parcel |
| Ibis Landing Community Development District | The district exists (ibislandingcdd.org, read October 31, 2026): a Chapter 190 special-purpose government, infrastructure financed with tax-exempt bonds, district-owned facilities open to the public, District Manager PFM Management Services LLC. A landowners' election notice for November 3, 2026 was posted | Which parcels are inside the district and the yearly assessment: read the non-ad valorem lines on the parcel's tax bill and ask the District Manager |
| Original Copperhead Phase 1 lots | One listing says "no CDD and no HOA, grandfathered." Our research did not confirm it | Do not rely on the remark; ask for the declaration and the tax bill |
| Golf club operator | Not named on the club site. A golf operator directory lists the course as semi-private. Owner and operator not confirmed | Who owns and operates the club, and what the owner's access terms say |
Two Palm Beach County entities carry similar "Ibis" names (a property owners association and a golf and country club). They are different places, so check that any document you receive names Lehigh Acres and Lee County.
Fees you may see
No single "HOA fee" exists for Ibis Landing in the records we read. The figures below are dated and carry their source type, and the builder's estimates carry no billing period. We do not convert one into another, and we do not add them together.
| Home type | Figure | Billing period | Source type and date |
|---|---|---|---|
| Builder community brochure | HOA about $531.83; special assessment about $1,756.80; tax rate about 1.03% | Not stated | Builder's published estimate, October 31, 2026 |
| Builder Villa Homes page | HOA about $486.83; special assessment about $1,275.40 | Not stated | Builder's published estimate, October 31, 2026 |
| Builder Executive Homes page | HOA about $531.83; special assessment about $1,756.80 | Not stated | Builder's published estimate, October 31, 2026 |
| Builder Carriage Homes page | HOA about $723.17; special assessment about $1,007.79 | Not stated | Builder's published estimate, October 31, 2026 |
| Builder Terrace condominium pages | HOA about $703.83; special assessment about $1,007.79 | Not stated; the "HOA and Fees" block is empty except a services link | Builder's published estimate, October 31, 2026 |
| Resale single-family, built 2024 | $1,400 | Quarterly | MLS listing field, 2026 |
| Resale single-family, built 2025 | $470 | Monthly | MLS listing field, 2026 |
| Resale single-family, built 2023 | $424 | Monthly ("Other Association Fee") | MLS listing field, 2026 |
| Resale townhouse, sold June 29, 2026 | $890 plus a second fee of $383 | Both quarterly | MLS listing fields, 2026 |
| Resale townhouse, sold February 9, 2026 | $1,254 | Quarterly | MLS listing field, 2026 |
| Resale Terrace condominiums | $1,032 | Quarterly | MLS listing fields, 2026 |
What the listings say the fee covers varies by home. Listing fields for condominiums and townhouses name items such as association management, irrigation water, legal and accounting, grounds, pest control, recreation facilities, a reserve fund, road maintenance and street lights. Some add golf, insurance, internet and structure maintenance. The builder's "special assessment" figure comes with no explanation. It could be a one-time buyer charge, a recurring assessment or a capital contribution, and the builder pages do not say.
The townhouse with two fees shows that an attached home can receive two association bills, probably a master and a sub-association. Ask for both budgets. We found no resale capital contribution or transfer fee in any source, so ask whether one applies.
Section 720.401 requires the seller of a home in a homeowners' association to give a prospective buyer disclosure summary before contract. The form leaves blanks for the assessment and its period, and the buyer may void the contract within 3 days of receiving the summary if it was not given first. Ask for it. Condominiums follow chapter 718 instead, with the developer's estimated operating budget disclosed under s. 718.503.
Rules to read before you buy
We did not find the rules that most affect daily use. These are documents to request, not facts we can state:
- Leasing: minimum lease terms, how many leases a year, and approval steps. Leasing does occur (one 2026 listing says a lease recently started), but no minimum is published.
- Pets: MLS fields read "Call, Conditional" on four listings and "Allowed" on one. That means conditions exist, not what they are.
- Vehicles, parking, trailers and boats: not published.
- Architectural and buyer approval: not published.
- Gate: MLS fields in 2026 show "Gated" or "Security Gate" for condominium, townhouse and single-family listings. We did not find how the gate is staffed or which plats it covers.
- Developer turnover: ask whether the developer still controls each board. Lennar was still selling new homes in October 2026, and no turnover notice was found.
For a condominium resale, s. 718.503 requires the contract to state that the buyer received the declaration, articles, bylaws, rules, the latest annual financial statement and budget, and the FAQ document more than 7 days (excluding Saturdays, Sundays and legal holidays) before signing. If not, the buyer can void the contract by written notice within 7 days of signing and receipt. For contracts after December 31, 2024, the clause also covers the milestone summary, the turnover inspection report and the latest structural integrity reserve study, if any.
What does it cost to own a home at Ibis Landing?
Owning at Ibis Landing means a county tax bill, a fire assessment, association dues, insurance and possibly a CDD line. On our arithmetic, a $210,000 purchase works out to about $2,334 a year in county taxes and fire assessment with homestead and about $2,752 without. A $350,000 purchase works out to about $4,019 with homestead and about $4,437 without.
Data updated: October 2026.
These are our arithmetic on 2025-26 rates, not quotes. Your bill depends on the Property Appraiser's just value, exemptions and special district lines.
Property tax
The Lee County Property Appraiser's 2026 roll lists 619 parcels on the Ibis Landing plats, all in the Lehigh Acres Fire / Lehigh Acres Light taxing district. Lee County recorded 214 DOR-qualified home sales on the Ibis Landing plats, including the original Copperhead plats, in the 12 months through September 25, 2026 at a $210,000 median, which is why we show examples at $210,000 and $350,000.
Assumptions, so you can redo the math:
- Price equals taxable value. A Property Appraiser's just value is often below price, so this overstates the bill.
- The 2025-26 millage stack carried in our research totals 11.0122 mills, of which 5.3190 is the public school total, leaving 5.6932 non-school.
- Improvements are 80 percent of price ($168,000 and $280,000) for the fire assessment. That split is our assumption.
- Excluded: water management district, mosquito and similar levies (not confirmed), LA-MSID drainage, solid waste, association dues, CDD lines and insurance. The real bill is somewhat higher.
- The homestead case is owner-occupied, first-year value, with $25,000 off all levies and a second $25,000 off the non-school levies.
- The 4 percent November early-payment discount is applied last.
| $210,000 purchase (our arithmetic) | Non-homestead | Homestead owner |
|---|---|---|
| School ad valorem | $1,117 | $984 |
| Non-school ad valorem | $1,196 | $911 |
| Ad valorem subtotal | $2,313 | $1,895 |
| Fire assessment ($224.31 + 168 x $1.28) | $439 | $439 |
| Total before discount | about $2,752 | about $2,334 |
| After the 4 percent November discount | about $2,642 | about $2,241 |
| $350,000 purchase (our arithmetic) | Non-homestead | Homestead owner |
|---|---|---|
| School ad valorem | $1,862 | $1,729 |
| Non-school ad valorem | $1,992 | $1,708 |
| Ad valorem subtotal | $3,854 | $3,437 |
| Fire assessment ($224.31 + 280 x $1.28) | $583 | $583 |
| Total before discount | about $4,437 | about $4,019 |
| After the 4 percent November discount | about $4,260 | about $3,858 |
A Terrace condominium at $160,000, the 12-month median on the Terrace II plats, runs about $2,150 before discount on the same assumptions (160 x 11.0122 = $1,762, plus fire of $388). The improvement share for a condominium unit is unverified.
The homestead exemption has two steps. Section 196.031 gives up to $25,000 off assessed value for all taxes, plus up to $25,000 more on assessed value above $50,000 for all levies other than school district levies, adjusted yearly for inflation. It is not a flat $50,000 off. It does not reach special-benefit assessments. Apply by March 1 for the following tax year, because the exemption does not transfer from the seller.
You do not inherit the seller's bill. Homestead property is reassessed to just value as of January 1 of the year after a change of ownership (s. 193.155). Save Our Homes then limits yearly assessed value growth to the lower of 3 percent or the CPI change. Non-homestead residential property with nine or fewer units has a 10 percent annual cap on non-school levies and also resets after a change of ownership (s. 193.1554; s. 193.1555 covers larger and nonresidential property). A seller with a long homestead history may have a much lower bill than you will. Ask the seller for the prior year's tax notice only as a cross-check, not as your bill.
Tax bills go out in November. The Tax Collector's early-payment discount is 4 percent in November, 3 percent in December, 2 percent in January and 1 percent in February, with no discount in March and bills due March 31.
Fire district and other non-ad valorem charges
Non-ad valorem charges appear on the tax bill beside the millage and are not reduced by the homestead exemption.
| Charge | What we know |
|---|---|
| Lehigh Acres Fire Control and Rescue District | FY 2026-27: $224.31 per parcel plus $1.28 per $1,000 of improvements (Resolution 26-06-01, adopted June 30, 2026). FY 2025-26: $209.64 plus $1.20 per $1,000. Collected on the tax bill, and the lien ranks with taxes. We could not re-read the 2026 resolution at the source, so confirm the figure on your bill |
| Lehigh Acres street lighting | Funded as an ad valorem levy, 0.6000 mills for 2025-26, not a flat line |
| LA-MSID (Lehigh Acres Municipal Services Improvement District) | Its finance page shows $172.48 per acre with no year printed, and a second page shows $142.15. Whether a platted Ibis Landing lot or condominium unit pays, and how much, is not determined |
| Ibis Landing Community Development District | The district exists. Parcels covered and amounts are not on its site. Read the non-ad valorem lines on the parcel's tax bill |
| Solid waste | Named by the Tax Collector as an example of a non-ad valorem charge; no Ibis Landing amount was read |
Whether the fire district charges its improvement-value portion to each condominium unit parcel is unconfirmed, because condominium units are separate parcels. Confirm on the unit's tax bill. Ask the closing attorney or title company for the tax and assessment search, because an unpaid fire assessment lien can attach to the parcel.
Insurance
We print no premiums, because we found none from a first-party source. The structure differs by home type.
- Single-family: a homeowner policy with wind coverage, plus separate NFIP or private flood coverage if wanted. The NFIP limits for a one-to-four family building are $250,000 for the building and $100,000 for contents.
- Terrace condominium: the association's master policy covers the building and common elements as the declaration says. The owner needs an HO-6 policy for the interior, contents, loss assessment and liability. The listing fields that include "Insurance" and "Structure maintenance" in a condominium fee suggest a master policy, but the scope is not documented.
- Carriage Homes: the policy structure depends on whether the home is a condominium parcel or fee simple with shared walls. The plats are named "Carriage Homes I and II at Ibis Landing" and the roll shows condominium reserve parcels. Read the declaration.
A wind mitigation inspection can change the wind premium. The Uniform Mitigation Verification Inspection Form is OIR-B1-1802, Rev 04/26, and inspectors must use the revised form from April 1, 2026.
Section 627.7011 is about dwelling replacement cost coverage and roof claim payment, not roof age. It limits a roof payment to actual cash value until the roof deductible is shown paid. Some insurers and Citizens restrict coverage for older roofs, and we found no first-party age threshold, so ask each insurer for its rule on your roof.
Ask your insurance agent for wind, flood and condominium or homeowner quotes before your inspection period ends.
Condominium law for the Terrace and Carriage buildings
Florida's milestone inspection rule (s. 553.899) applies to a building "three habitable stories or more in height" that is condominium or cooperative property. The first inspection is due by December 31 of the year the building reaches 30 years from its certificate of occupancy, then every 10 years. A local agency may require it at 25 years in places such as near salt water. Whether any Ibis Landing building meets the three-story test is unverified, because the roll gives the plat and not the story count. Ask the association for each building's story count, its certificate of occupancy date and any milestone or reserve study summary.
For condominium associations that must obtain a structural integrity reserve study (SIRS), reserves must be kept for the SIRS items and may be waived only in limited ways under s. 718.112. Newly elected directors must complete education that includes milestone inspections and the SIRS.
Estoppel certificates are your paper trail. Under s. 718.116, the certificate may not cost more than $250, plus $100 if expedited (delivered within 3 business days), plus $150 more if money is owed. It must be issued within 10 business days of a written request. Section 720.30851 sets the same caps for a homeowners' association. The buyer must pay any amount owed to the association within 30 days after transfer, so read the estoppel before closing.
The tables above are not legal advice. A real estate attorney or your title company reads the declaration, the budget and the estoppel for the specific home.
How can you finance a home at Ibis Landing?
Ibis Landing buyers can use cash, a conventional loan, an FHA loan, a VA loan or, if the address qualifies, a USDA loan, and condominium units add a project-approval step. FHA requires at least 3.5 percent down. The builder's highest Ibis Landing price of $420,999 sits below the $541,287 FHA limit that lenders report for Lee County.
Data updated: October 2026.
| Program | Rule that matters at Ibis Landing | What to ask your lender | How we know |
|---|---|---|---|
| FHA | Minimum required investment is 3.5 percent of adjusted value. The 2026 one-unit limit for Lee County is $541,287, as lenders report. | Is the condominium project on the HUD list, or can the lender obtain a single-unit approval? | The 3.5 percent figure is in HUD Handbook 4000.1. The $541,287 limit is lender-reported, so confirm it on HUD's lookup. |
| VA | A condominium needs project approval or a single-unit approval. | Is the project on the VA condominium report? | Lender and trade guides. We did not run the VA search for Ibis Landing. |
| Conventional | The 2026 conforming one-unit baseline is $832,750. | Will the lender review the condominium project, and how long does it take? | The $832,750 baseline is from the Federal Housing Finance Agency's 2026 announcement. |
| USDA | Eligibility is checked address by address on USDA's property eligibility site, and income limits apply. | Does this exact address show as eligible? | We did not read the USDA map for Ibis Landing, so we make no claim either way. |
| Cash | No project approval step. | Ask the title company for the tax and assessment search. | Not applicable. |
The $832,750 baseline and the FHA limit are both above the highest builder price on October 31, 2026 ($416,598 for a move-in Executive home), so the limits are not the constraint at Ibis Landing prices. Interest rates, payments and lender names are outside this page: ask a licensed lender for a current quote.
Financing a Terrace condo
Terrace Condominiums are the lowest-priced product at Ibis Landing. Builder prices ran $154,990 to $203,989 on October 31, 2026, and Terrace I and II plats had 57 recorded sales in the 12 months through September 25, 2026 in the county file (5 on Terrace I and 52 on Terrace II). For an FHA or VA loan the lender looks at the project as well as the unit.
We could not confirm whether Terrace I, Terrace II or any Carriage Homes association is on a HUD or VA approved list. That is an open question, not a no. Before you write an offer, ask your lender to check HUD's condominium lookup and the VA condominium report, or to request a single-unit approval. A single-unit approval adds time and is not a promise.
For conventional loans, lenders report that Fannie Mae retired its Limited Review for condominium projects on applications dated on or after August 3, 2026 (Lender Letter LL-2026-03), leaving a Full Review or a Waiver of Project Review. Treat that as a lender-reported change and confirm it with your lender. A project that is still selling and an older project that has turned over to owners are different questions, so ask about the status of the project, not just the unit.
First-time buyer programs
Programs open and close, and we have not confirmed any 2026 funding status from an official notice, so these are questions to put to a lender, not promises.
- Florida Housing offers a first mortgage with Florida Assist, described in secondary sources as a $10,000 deferred second mortgage. Is it open, and can it be paired with another program?
- Is Hometown Heroes taking reservations now? Secondary sources conflict, so ask Florida Housing or a participating lender.
- Does Lee County SHIP have funding this year? A county information sheet dated 2020 says the lender applies for the buyer and the county sets the amount by need.
- Does Lee County's CDBG homeownership assistance still run? It launched in 2023 with up to 50 percent of the lender-required down payment, capped at $75,000, per WGCU.
- Does your lender participate with the Housing Finance Authority of Lee County?
Each program sets its own income, first-time status, location and occupancy rules. Read them as published and apply to the ones you meet.
What are the closing costs on an Ibis Landing home?
On an Ibis Landing purchase at $210,000, Florida deed stamps are $1,470.00, and at $350,000 they are $2,450.00, at 70 cents per $100 under s. 201.02. A loan adds note stamps and intangible tax. On a $210,000 conventional loan with 5 percent down, the government-set lines total $2,567.25 (our arithmetic). The contract decides who pays each line.
Data updated: October 2026.
| Line | Rule | $210,000 purchase | $350,000 purchase |
|---|---|---|---|
| Deed documentary stamps | $0.70 per $100 (s. 201.02) | $1,470.00 | $2,450.00 |
| Note and mortgage stamps, 5 percent down | $0.35 per $100 or fraction thereof (s. 201.08) | $698.25 on a $199,500 loan | $1,163.75 on a $332,500 loan |
| Intangible tax, 5 percent down | 2 mills of the loan (s. 199.133) | $399.00 | $665.00 |
| Government lines, conventional 5 percent down (our arithmetic) | Deed stamps plus the two loan lines | $2,567.25 | $4,278.75 |
| Note and mortgage stamps, FHA 3.5 percent down | $0.35 per $100 or fraction thereof, rounded up | $709.45 on a $202,650 loan | $1,182.30 on a $337,750 loan |
| Intangible tax, FHA 3.5 percent down | 2 mills of the loan | $405.30 | $675.50 |
| Government lines, FHA 3.5 percent down (our arithmetic) | Deed stamps plus the two loan lines | $2,584.75 | $4,307.80 |
| Owner's title premium, original rate | $5.75 per $1,000 to $100,000, then $5.00 per $1,000 | $1,125.00 | $1,825.00 |
| Owner's title premium, reissue rate | $3.30 per $1,000 to $100,000, then $3.00 per $1,000, only if prior-policy conditions are met | $660.00 | $1,080.00 |
Source: Florida Statutes ss. 201.02, 201.08 and 199.133 on flsenate.gov; title rates from Rule 69O-186.003 extracts, so a title agent's quote controls. The arithmetic is ours, assumes the stated down payment, and excludes any financed FHA upfront mortgage insurance, which would raise the loan and these taxes. A new home from the builder has no prior policy, so only the original rate would apply to it.
Who pays: the Department of Revenue says every party to a deed is liable for the stamp, and the contract sets who pays in practice. Note stamps and intangible tax attach to the loan, so they belong to the borrower. Lender fees, appraisal, prepaid taxes and insurance, recording fees, survey and inspections are not in the table, and we print no averages for them.
Association paperwork adds lines. For a condominium or an HOA parcel, an estoppel certificate may cost no more than $250 when nothing is owed, plus $100 if delivered within 3 business days and up to $150 more if money is owed, and it is due within 10 business days of a written request (ss. 718.116 and 720.30851). Some trade pages quote $299 because the state adjusts the cap periodically, so ask for the current figure. Ask the title company to confirm any assessment owed to the Ibis Landing Community Development District or an association at closing, and read the non-ad valorem lines on the tax bill. We found no published capital contribution or transfer fee for Ibis Landing.
What should you check before buying at Ibis Landing?
Before you buy at Ibis Landing, confirm the associations that bill the parcel, the golf access in writing, the Community Development District line on the tax bill and the condominium documents. Lee County recorded 214 qualified sales on the Ibis Landing plats in the 12 months through September 25, 2026, so check each home individually.
Data updated: October 2026.
| # | Check | Why it matters | Where to look |
|---|---|---|---|
| 1 | Plat and associations that bill the parcel | Some listings show a master fee beside a local fee; entity names are not published | Recorded declaration, Sunbiz, the estoppel certificate |
| 2 | Condominium unit or fee simple | Carriage Homes and Villa Homes may be either; the legal form changes insurance and approval | Recorded declaration and the title commitment |
| 3 | Golf access the home carries | Builder materials, listings and the club's public passes describe it differently | Written statement from the seller, builder or club |
| 4 | Community Development District line | The district exists, but its parcel boundary and amount are not published online | Non-ad valorem lines on the prior-year tax bill; the District Manager |
| 5 | Fire assessment and other non-ad valorem lines | The Lehigh Acres fire assessment is $224.31 per parcel plus $1.28 per $1,000 of improvements for FY 2026-27 | Lee County tax bill |
| 6 | Association budget, estoppel and rules | Fees, billing period, pet, leasing and vehicle rules are not published | Estoppel certificate, budget, rules and regulations |
| 7 | Condominium documents and the 7-day right | A resale buyer may void within 7 days if documents arrived late (s. 718.503) | The contract clause and the delivery date |
| 8 | Tax reset | The seller's capped bill does not carry over (s. 193.155) | TRIM notice, Lee County Property Appraiser records |
| 9 | Flood map and flood disclosure | No flood zone is stated for Ibis Landing in any source we read | FEMA Flood Map Service Center, seller's s. 689.302 form |
| 10 | Insurance quotes and inspections | Premiums are not published; carriers ask for different inspections | Your insurance agent, wind mitigation form OIR-B1-1802 |
| 11 | Open or expired permits | An open permit can delay a loan or insurance (s. 553.79) | Title agent, county permit records |
| 12 | Water, sewer and electric provider | No page we read names the provider for Ibis Landing | Last utility bill, title company |
| 13 | Amenity status in writing | The club site listed the clubhouse, pool and fitness center as "Coming Soon" on October 31, 2026 | Club clubhouse page, contract language |
| 14 | Loan and project approval | FHA, VA and conventional lenders review condominium projects | Your lender, before the offer |
On a new home
Florida law gives a buyer from a builder several protections that do not depend on the builder's marketing. Which one applies depends on the product.
- Deposits on a detached one- or two-family home: s. 501.1375 requires the builder to notify you that a deposit up to 10 percent can be escrowed with a bank, trust company, Florida Bar attorney, licensed Florida broker or title insurer, unless you waive it in writing. Read the waiver line.
- Deposits on a new condominium unit: s. 718.202 requires payments up to 10 percent to be escrowed when the building is not substantially complete.
- Cancellation on a new condominium unit: s. 718.503 gives a buyer 15 days after receiving all required documents.
- Defect claims: chapter 558 requires written notice of a claim at least 60 days before suit (120 days for an association of more than 20 parcels), and the responding party may inspect within 30 days (50 for large associations).
- Building code: s. 553.84 gives a person damaged by a material violation of the Florida Building Code a cause of action, with conditions where permits and inspections were passed.
- Warranty: the builder's warranty terms were not on the pages we checked. Ask for the written warranty booklet and the purchase agreement before you sign.
- Inspections: ask in writing whether you may hire an independent inspector at pre-drywall and before closing, because the contract controls access.
The builder's inventory is dated in the section above, and these protections apply to any builder.
On a resale
- Permits: ask the title agent or the county whether any permit is open or expired (s. 553.79).
- Association approval: some declarations require board approval or carry a right of first refusal, and the statutory estoppel form asks both.
- Condominium documents: the resale contract must say you received the documents more than 7 days before signing, or you may void within 7 days, excluding weekends and holidays (s. 718.503). For contracts after December 31, 2024, an added clause covers the milestone inspection summary, turnover report and structural integrity reserve study where they apply.
- Seller disclosure: under Johnson v. Davis (Fla. 1985), a seller must disclose known facts that materially affect value and are not readily observable.
- Flood: the seller must give the statutory flood disclosure at or before the contract (s. 689.302).
- Radon: Florida requires a radon notice in sale paperwork (s. 404.056(5)).
- Insurance: ask your agent which inspections the carrier wants. A wind mitigation inspection can change the wind premium.

What we check on an Ibis Landing home before you write an offer. We tracked 214 qualified sales on the Ibis Landing plats in the 12 months through September 25, 2026, so we price a home against recorded sales of the same product and plat, not asking prices. We tracked the fees, taxes, district and club facts on this page from the county, the statutes, the Ibis Landing Community Development District and the club itself. Before an offer we check:
- The plat family and product (Terrace, Carriage Homes, Phase 2, the 2023 plat or original Copperhead) against the recorded sales for that group.
- Whether the home is a condominium unit or a fee simple parcel, from the recorded declaration.
- The golf access the home carries, in writing.
- The Community Development District line and the fire assessment on the prior-year tax bill.
- The estoppel certificate, association budget and rules, including pet, leasing and vehicle rules.
- The condominium documents and the 7-day right, or on a new home the deposit escrow terms and the warranty booklet.
- The FEMA flood map result for the address and the seller's flood disclosure.
- Project approval with your lender for a condominium, and insurance quotes before the inspection period ends.

Frequently Asked Questions about Ibis Landing homes for sale

Data updated: October 2026.
How much do homes cost at Ibis Landing?
Ibis Landing in Lehigh Acres showed builder prices from $154,990 to $420,999 across five collections on October 31, 2026 (builder brochure, subject to change). Recorded resales are lower: Lee County recorded 214 qualified sales in the 12 months through September 25, 2026 at a $210,000 median, with the middle half from $188,998 to $270,000.
What is the average sale price at Ibis Landing?
The county record shows a $210,000 median (not an average) across 214 qualified Ibis Landing sales from September 25, 2025 to September 25, 2026. Single-family sales (57) had a $214,045 median and condominium sales (103) a $187,000 median. Medians mix new and resale homes, so read them by product.
How many homes sold at Ibis Landing in the last year?
The Lee County Property Appraiser roll shows 214 qualified sales on Ibis Landing parcels in the 12 months through September 25, 2026, and 356 in 24 months. Of the 214, 7 were builder-direct by the county test, and 207 were resales. Another 194 sit on parcels with no building year, so some may be new homes.
Are Ibis Landing home prices going up or down?
Recorded Ibis Landing medians by calendar year were $362,948 in 2023, $316,000 in 2024, $257,500 in 2025 and $210,000 in 2026 to date. The mix changed as lower-priced condos and carriage homes began closing, so this is a mix shift, not a like-for-like price change. We do not forecast.
What is the cheapest home you can buy at Ibis Landing?
On October 31, 2026 the builder's lowest advertised price was $154,990 for the Arbor Terrace condominium (2 bed, 2 bath, 1,120 square feet). Builder move-in Terrace homes ran $155,989 to $203,989. Terrace resales recorded medians of $155,000 to $164,250 over the last 12 months. Prices change, so confirm the day you shop.
What is the most expensive home at Ibis Landing?
The builder's top advertised price on October 31, 2026 was $420,999 for the community, and its highest move-in Executive home was $416,598. County resales of golf-course single-family parcels had a $379,500 median on 18 sales. Original Copperhead lots recorded a $395,000 median on 4 sales. These are dated snapshots only.
How much is a golf course lot or golf-view home at Ibis Landing?
The county roll tags 150 Ibis Landing parcels as single-family with golf course land use, and 18 sold in 12 months at a $379,500 median. The builder pages we checked publish no golf-view, lake-view or lot premium, so we cannot state one. Ask the sales office for any premium in writing.
What is the price per square foot at Ibis Landing?
For resales of homes with a county heated area, the median was $138 per heated square foot across 20 sales in the 12 months through September 25, 2026. New-home sales on parcels without a roll heated area are excluded from that county figure, so it describes homes built before 2026.
What types of homes are at Ibis Landing?
The builder listed five collections on October 31, 2026: Terrace Condominiums, Villa Homes, Carriage Homes, Executive Homes and Manor Homes (sold out). The county also records original Copperhead-era single-family homes on the 2003 plats. Those older homes are resale only and are not marketed by the builder.
What are the Terrace condos at Ibis Landing?
Terrace Condominiums are 2 bed, 2 bath, single-level condos of 1,120 to 1,301 square feet with carports and stucco, in plans Arbor, Birkdale and Carolina. Builder prices ran $154,990 to $203,989 on October 31, 2026. The county has Terrace I and Terrace II as separate condominium plats, with 62 parcels each.
What are Carriage Homes at Ibis Landing?
Carriage Homes are two-level townhome-style homes, 2 bed, 2 bath, 1,487 to 1,848 square feet, with a 1-car garage, in plans Seagrape, Mangrove, Sabal and Hibiscus. Builder prices ran $205,990 to $225,999 on October 31, 2026. The county lists them as Carriage Homes I and II plats.
What are Villa Homes at Ibis Landing?
Villa Homes are attached single-level homes with a lanai: Magnolia (3 bed, 2 bath, 2-car garage) and Orchid (2 bed, 2 bath), 1,417 to 1,564 square feet. The builder showed $204,990 and $205,990 with no villa move-in homes on October 31, 2026. Which county plat holds them is our reading, not a confirmed record.
What are Executive Homes at Ibis Landing?
Executive Homes are detached single-story homes with a 2-car garage and lanai: Venice and Marsala (3 bed, 3 bath) and Trevi (4 bed, 3 bath), 1,849 to 2,201 square feet. Base prices ran $301,990 to $337,990 on October 31, 2026, and five move-in homes ran $289,990 to $416,598.
What are Manor Homes at Ibis Landing?
Manor Homes are detached 3 to 4 bedroom plans (Princeton II, Tivoli, Summerville II) of 2,244 to 2,444 square feet. The builder page showed them sold out on October 31, 2026, with no price shown. Any Manor home on the market would be a resale, so confirm the plat and association documents for that address.
What are the original Copperhead homes at Ibis Landing?
The Copperhead Phase 1 and 1A plats (2003) hold 117 parcels, with homes built from 2002 to 2024 and a $395,000 median on 4 sales in the 12 months through September 25, 2026. Builder pages do not market them. Confirm assessments and association membership lot by lot, because a listing remark is not a record.
What is the difference between a Terrace condo and a Carriage Home?
Both are 2 bed, 2 bath. Terrace units are single-level condos with carports (1,120 to 1,301 square feet). Carriage Homes are two-level townhome style with a 1-car garage (1,487 to 1,848 square feet). Recorded medians over the last 12 months: Terrace about $155,000 to $164,250, Carriage Homes about $199,999 to $214,999.
Are Ibis Landing carriage homes condos or townhomes?
The builder markets Carriage Homes as multi-family, townhome style. The county lists them as Carriage Homes I and II plats, with condominium use codes on 64 of 72 parcels. Whether a given home is a condominium unit or a fee simple parcel needs the recorded declaration, so ask the title company before you offer.
Is golf included with an Ibis Landing home?
It varies by collection and listing, and we have not confirmed it in writing for any collection. The builder's 2023 release said membership came with purchase, its 2026 Carriage page says "membership access," and some resale listings show golf in dues. Ask which access the home carries and get it in writing.
How much is a golf pass at Ibis Landing?
The club's site listed public annual passes of $5,750 for an individual and $9,000 for its multi-person tier before January 1, 2027, and $6,500 and $10,500 after, plus Florida sales tax, valid through December 31, 2027. The club did not publish resident rates.
Can the public play golf at Ibis Landing?
Yes. The club's rates page posted public green fees on October 31, 2026: $79 morning, $69 midday and $59 twilight through October 31, then $99, $89 and $69 from November 1, plus 6.5 percent tax, carts included. Rates change by season, so check the club site for the current schedule.
Is the Ibis Landing clubhouse open?
As of October 31, 2026 the club's clubhouse page showed a new clubhouse (tiki bar, fitness center, aerobics, resort-style pool, game room) as "Coming Soon," while the builder's pages advertise a pool, fitness center and Ibis Grille. Treat amenities as planned until opening is confirmed in writing, and put any amenity you are paying for in the contract.
Is there a CDD at Ibis Landing?
Yes. The Ibis Landing Community Development District is a special-purpose government under Chapter 190, Florida Statutes, managed by PFM Management Services. Its website does not state which parcels it covers or the assessment amounts. Read the non-ad valorem lines on the parcel's tax bill, and ask the District Manager and the title company.
What are the HOA fees at Ibis Landing?
The builder published "approximate HOA fees" on October 31, 2026 of $486.83 (Villa), $531.83 (Executive), $703.83 (Terrace) and $723.17 (Carriage), with no billing period stated. Resale listings show quarterly figures from $948 to $1,408 plus separate master fees on some. We do not reconcile them, so request the current association budget.
What is an estoppel certificate and what does it cost?
An estoppel certificate states what an owner owes an association. Florida caps the fee at $250 if nothing is owed, plus $100 if expedited (3 business days) and up to $150 more if money is owed. It is due within 10 business days of a written request (condominiums s. 718.116, HOAs s. 720.30851).
What are property taxes at Ibis Landing?
Our arithmetic on 2025-26 adopted rates gives roughly $2,350 to $2,750 a year on a $210,000 purchase and $4,000 to $4,450 on $350,000, before the November discount. Actual bills depend on just value, exemptions and special lines. This is an estimate, not a quote, so check the parcel's tax bill.
How does the homestead exemption work for an Ibis Landing home?
Florida gives up to $25,000 off assessed value for all taxes, plus up to $25,000 more on value above $50,000 for non-school levies (s. 196.031). Apply by March 1 for the following year. The exemption is not transferred from the seller, and owner-occupied condominium parcels can qualify.
Will my Ibis Landing taxes be the same as the seller's?
No. Homestead property is reassessed to just value as of January 1 of the year after a change of ownership (s. 193.155), and non-homestead residential property resets under the cap statute. The seller's capped bill does not carry over, so request the TRIM notice and the county's current value for the parcel.
What is the Lehigh Acres fire assessment?
Lehigh Acres Fire Control and Rescue District charges a non-ad valorem assessment on the tax bill: $224.31 per parcel plus $1.28 per $1,000 of improvements for FY 2026-27, up from $209.64 plus $1.20 in FY 2025-26. All 619 Ibis Landing parcels on the roll are in that fire district.
How much is homeowners insurance at Ibis Landing?
We found no first-party premium data, so we print none. Condominium owners usually need an HO-6 policy while the association carries the master policy, and single-family owners buy a homeowner policy. Get quotes before the inspection period ends, because wind mitigation credits, roof age and construction year can change premiums.
Is Ibis Landing in a flood zone?
We do not state a zone, because no source we read gives one for Ibis Landing. Check the address on the FEMA Flood Map Service Center and ask for an elevation certificate. Lee County's pages describe new FEMA maps that FEMA's September 2, 2026 letter reportedly sets to take effect March 2, 2027.
Who provides water and sewer at Ibis Landing?
A 2026 listing near the community lists public water and sewer, and the Florida Governmental Utility Authority operates the Lehigh Acres utility system. No page we read names Ibis Landing, so confirm the water and sewer provider for the address on the utility bill, and do not rely on listing fields alone.
Where is Ibis Landing?
Ibis Landing Golf & Country Club is in east-central Lehigh Acres, Lee County, ZIP 33936, with the sales office at 20800 Copperhead Drive. A listing gives a common route via Lee Blvd, Homestead Rd N, Beth Stacey Blvd and Copperhead Dr. We do not name SR 82 as a boundary.
How far is Ibis Landing from the Fort Myers airport?
About 10 miles and 23 minutes to Southwest Florida International Airport without traffic, from OpenStreetMap routing at the community midpoint on October 31, 2026. It is a computed estimate, not a promise about travel time, so allow more at peak hours and re-run it from the address you are considering.
Is there new construction at Ibis Landing?
Yes, as published by the builder on October 31, 2026: 15 quick move-in homes, made up of 5 Executive ($289,990 to $416,598), 4 Carriage ($210,990 to $220,990) and 6 Terrace ($155,989 to $203,989). Prices and availability change within weeks, so confirm with the sales office.
Does Lennar offer a warranty at Ibis Landing?
Warranty terms were not on the builder pages we checked. Ask Lennar for the written warranty booklet and the purchase agreement before you sign, and keep both in your file. Warranty coverage is a contract matter, so compare it line by line with the resale homes you are considering.
Can I use an FHA or VA loan to buy an Ibis Landing condo?
Condominium eligibility depends on project approval and each lender, and we have not confirmed approval status for the Terrace or Carriage plats. The FHA minimum investment is 3.5 percent per HUD Handbook 4000.1. Ask a lender to check whether the project is on the HUD or VA lists.
What are closing costs on an Ibis Landing home?
Florida deed documentary stamps are $0.70 per $100 of price, note stamps are $0.35 per $100 and intangible tax is 2 mills on a mortgage, in addition to title and lender fees. On a $210,000 price, deed stamps are $1,470.00. The contract decides who pays each line.
Do I need an inspection on an Ibis Landing home?
We suggest an inspection by a licensed home inspector, and the contract's inspection period is negotiated, not set by one rule. Inspect the roof, AC and windows, and for condos ask which common elements the association maintains. Consider a wind mitigation inspection on form OIR-B1-1802 (Rev 04/26).
Should I buy new or resale at Ibis Landing?
We do not advise on that. The facts: new Terrace condos started at $154,990 on October 31, 2026, while Terrace resales recorded $155,000 to $164,250 medians, and Carriage resales $199,999 to $214,999. Compare features, warranty, dues and assessment lines item by item, with dates.
How do I search Ibis Landing homes for sale?
Use the search links on this page, or ask us for an MLS search by plat, which separates Terrace, Carriage, Phase 2, the 2023 plat and Copperhead lots. County sold data for each plat family is on this page and dated, so you can compare asking prices with recorded sales.
