Price per square foot in Parker Lakes

County dollars per square foot on this page use heated (living) area from the Lee County roll, not total area under roof. On that basis the 12-month median was $188 per square foot for all homes, $211 for single-family homes and $179 for condominiums, against $203 for all homes in the prior 12 months. The calendar-year peak was $244 in 2022, and 2026 to date sits at $189.

Single-family homes against condominiums

Single-family and villa homes made up 25 of the 65 recorded sales (38.5 percent) and condominiums 40 (61.5 percent), close to the community's mix of 465 single-family and 587 condominium parcels. The single-family median rose from $296,000 to $350,000 between the two 12-month windows, while the condominium median moved from $270,000 to $263,500, which is why the overall median held at $285,000.

What the county record cannot show

The county file records the price and the date a deed was recorded. It does not record the asking price, how long the home was listed or how many homes are for sale today. Those are MLS fields, and they are being added in our next data refresh; the listing links above show current inventory now.

Source: Lee County Property Appraiser parcel roll and qualified sales, grouped by the short legal description, 24 months to the October 28, 2026 index. One further parcel carries a misspelled Palm Isle legal name and is counted in the community total. The county roll also carries 44 residential common-element parcels and one other parcel, which are not homes.

The county's legal names do not always use the association's neighborhood names. Willow Brook (120 plus 40), Grandview (48 plus 40), Crystal Cove (40 plus 44), Glen Cove, The Meadow and The Grove match the association counts exactly. Lakeside shows 96 county parcels against 95 on the association list, and Bridgeway 95 against 96, a one-unit swap that nets to zero. The Enclave matches Parker Lakes Parcel Three + Four (22 homes), and the Isles of Parker Lakes groups plus Par 5 add to the 142 homes of Coral Isle and Palm Isle; that last mapping has not been confirmed against the plat.

Is Parker Lakes a 55+ community?

No. Parker Lakes Homeowners Association states on its about page, read October 28, 2026, that there are no age restrictions. Parker Lakes does not claim the housing for older persons exemption, and no recorded age restriction was found in the public sources we read. The recorded declaration itself was not publicly readable.

What the association states

The association's about page describes 11 neighborhoods and says there are no age restrictions. Because the covenants page sits behind the member login, we cite the association's statement rather than a recorded article. A buyer who needs the exact occupancy text can ask for the recorded declaration through the association or the Lee County Clerk's official records.

The 80 percent rule in Florida law

Florida's housing for older persons exemption, in section 760.29 of the Florida Statutes, requires at least 80 percent of occupied units to have at least one occupant 55 or older, along with published age-verification procedures. Parker Lakes does not claim that exemption, so the statute is background only for this community.

Who runs Parker Lakes?

Parker Lakes is governed in layers: a master association, Parker Lakes Homeowners Association, Inc. (Florida document N32478, filed May 24, 1989), plus neighborhood associations and separate condominium associations. The master's state filing lists a management company address, while the association's on-site office is at 15151 Parker Lakes Boulevard.

The master association

Parker Lakes Homeowners Association, Inc. is an active Florida not-for-profit corporation on the Division of Corporations record, filed May 24, 1989, with annual reports filed April 25, 2024, April 15, 2025 and April 27, 2026. Its principal address is in care of Alliant Property Management, LLC, 13831 Vector Avenue, Fort Myers 33907. The association's site lists an on-site office at 15151 Parker Lakes Boulevard, open Monday to Saturday from 9 a.m. to 1 p.m. as published October 28, 2026.

Neighborhood associations

Two single-family neighborhood associations are active on the state record: The Meadow at Parker Lakes Neighborhood HOA (N32480, filed 1989) and The Grove at Parker Lakes Neighborhood HOA (N35013, filed November 2, 1989). State name searches did not return a current separate association for Coral Isle, Palm Isle or The Enclave, so whether those neighborhoods have their own association or are covered by the master alone is not confirmed.

Source: Florida Division of Corporations (Sunbiz), read October 28, 2026. The current operating association for Lakeside and for Grandview is not confirmed: the state record shows only inactive entities under those names, which may have been renamed or merged, so a buyer confirms the association on the resale certificate.

Management companies on the record

State filings name different managers for different associations: the master and The Meadow show Alliant Property Management, The Grove and Willow Brook III show Schoo Association Management (9403 Cypress Lake Drive), and Glen Cove shows Suitor, Middleton, Cox and Associates. Managers change, so confirm the current one with the association office.

Governing documents are behind the member login

The association's covenants page and its neighborhood management companies page both require a member login, as checked October 28, 2026. That means the recorded declaration, rules, budgets and neighborhood contacts are not publicly readable. The Lee County Clerk's official records system holds the recorded declaration and amendments; the book and page were not located in the public sources we read.

Why Parker Lakes dues are not printed here

Master and neighborhood dues, special assessments and reserve balances were not found in any public primary record. The association's covenants and management pages require a member login, and figures that appear on search results or vendor pages do not agree with each other and do not come from the association. Dues differ by neighborhood and building type, so ask for the last two statements and the certificate for the exact home.

The resale certificate and estoppel fee caps

Florida law caps what an association may charge for the certificate that states what a seller owes. For a condominium, section 718.116 requires the certificate within 10 business days and caps the fee at $250 when nothing is delinquent. For a homeowners association, section 720.30851 caps the fee at $250, plus up to $150 if the account is delinquent, and allows $100 more for delivery within 3 business days.

What a new owner can owe

Under section 720.3085, a homeowners association has a lien for assessments, and a new owner is jointly and severally liable with the prior owner for assessments unpaid at the time of transfer. Under section 718.116, a first mortgagee that takes a condominium by foreclosure owes the unpaid assessments that came due in the 12 months before it acquired title. The estoppel certificate is how a buyer sees the balance before closing.

Is there a CDD in Parker Lakes?

No. The Lee County Property Appraiser's 2026 millage rates for taxing district 068 list no community development district line, and the association materials we read name none. Non-ad valorem lines, such as solid waste, are billed separately and were not pulled for Parker Lakes parcels, so check a current tax bill or the property's TRIM page.

Property taxes in taxing district 068

The November 3, 2026 fire district vote

Chapter 2026-192, Laws of Florida (House Bill 4013, approved June 10, 2026) would merge the Fort Myers Beach Fire Control District into the Iona-McGregor Fire Protection and Rescue Service District if a majority of voters in each district approve on November 3, 2026. The Lee County Supervisor of Elections has published the ballot language. Parker Lakes pays 2.5000 mills to Iona-McGregor today; the result was pending as of October 28, 2026, and this page will be refreshed after the vote.

Assessed values on the 2026 roll

The 2026 Lee County roll shows a median just value of $322,392 and a median taxable value of $211,517 for the 465 single-family parcels, and a median just value of $206,315 and taxable value of $184,376 for the 587 condominium parcels. Just value is the appraiser's market estimate, not a sale price.

A worked yearly tax example (illustrative)

This example is illustrative and uses the 2026 roll's median taxable values. Homestead, the Save Our Homes cap and other exemptions change the taxable value, and a purchase resets the assessed value, so run the numbers with the exact home's tax bill. Association dues, insurance, utilities and any flood policy are extra.

Line Single-family median Condominium median
2026 median taxable value $211,517 $184,376
Property tax (taxable value x 13.3623 / 1,000) $2,826.35 $2,463.69
CDD assessment None None

Non-ad valorem lines and first-year taxes

The county's millage list covers ad valorem taxes only. Solid waste, stormwater or other non-ad valorem lines appear separately on the November bill, and the Property Appraiser's TRIM page for each folio lists them. A buyer's first-year bill can also be higher than the seller's, because the assessed value resets after a sale.

What should Parker Lakes condominium buyers know?

Parker Lakes condominium buyers should know that Florida's milestone inspection law (section 553.899) and structural integrity reserve study law (section 718.112) apply to condominium buildings of three or more habitable stories. Building heights in Parker Lakes were not confirmed, so ask each association for its filing. See also Fort Myers condos for sale.

The milestone inspection rule

Section 553.899, Florida Statutes, requires a milestone inspection of a condominium building with three or more habitable stories by December 31 of the year it reaches 30 years from its certificate of occupancy (25 years if the local enforcement agency finds that necessary), then every 10 years. The Parker Lakes condominium associations were filed between 1996 and 2000, so where the rule applies, 30-year dates fall around 2026 to 2030. Certificate of occupancy dates were not pulled.

The structural integrity reserve study

Section 718.112(2)(g), Florida Statutes, requires a structural integrity reserve study for each condominium building of three habitable stories or more, with reserves funded to the study. For associations existing on July 1, 2022 the study was due by December 31, 2025. Whether each Parker Lakes condominium has buildings in scope, and whether studies were completed, is not published.

What the county stories field shows

The 2026 Lee County roll's stories field lists 604 Parker Lakes home parcels at one story, 437 at two stories, 8 at three stories and 3 at a fractional value. That is a parcel field, not a building height determination for the statutes, so it does not settle whether a given building is in scope. Ask the association for the answer in writing.

Documents a condominium buyer requests

Ask the seller or the association for the resale certificate, the current adopted budget and reserve schedule, the most recent minutes, any structural integrity reserve study and milestone inspection report, the building's insurance summary, a wind mitigation report and a list of any scheduled special assessments. These are the documents that show the real cost of a unit.

Single-family neighborhoods are not condominiums

The Meadow, The Grove, Coral Isle, Palm Isle and The Enclave are single-family and villa neighborhoods under homeowners association rules, not condominiums, so the milestone inspection and reserve study laws for condominium buildings do not apply to them. Their costs come from the master association, any neighborhood association and the owner's own upkeep.

What amenities does Parker Lakes have?

Parker Lakes amenities, as the association lists them on October 28, 2026, include the Fantasy Island clubhouse, a fitness center, a pool, spa and wading pool, a lap pool, a Sports Park with a playground, a fishing pier, picnic pavilions, racquetball, basketball, shuffleboard, tennis and pickleball. Four neighborhoods also have their own pools.

Fantasy Island clubhouse

The Fantasy Island clubhouse is the association's central building and is available by reservation only. The association lists WiFi at Fantasy Island, the Sports Park and the lap pool. The fitness center is open 6 a.m. to 11 p.m. as published October 28, 2026; hours can change, so check the association's site.

Pools and spa

The association lists a pool, spa and wading pool open 6 a.m. to 11 p.m. and a lap pool open sunrise to sunset. The Grove, The Meadow, Palm Isle and Coral Isle each have a neighborhood pool according to the association's properties page. On the 2026 county roll, 688 of the 1,052 home parcels (65 percent) carry a pool code on the county roll.

Sports Park and courts

The Sports Park holds a playground, and the association lists racquetball, basketball, shuffleboard, tennis and pickleball, with the courts open sunrise to sunset. Picnic pavilions are open 8 a.m. to 10 p.m. The association's boards and committees and social activities pages list the groups that use these spaces.

Lakes and the fishing pier

The association lists a fishing pier among its amenities and describes about 30 acres of lakes on about 230 acres. On the county roll, 778 of the 1,052 home parcels (74.0 percent) carry a lake land view. Lake frontage varies by building and lot, so check the exact home.

Is there golf in Parker Lakes?

No. The association's amenities list, read October 28, 2026, includes no golf course and no golf membership. Search results describing a short course inside the Sports Park are not supported by the association's list, so we do not repeat them.

Is Parker Lakes gated?

Parker Lakes gate rules are not published. The association pages read on October 28, 2026 describe 11 neighborhoods, shared amenities and an on-site office, but they state no gate policy, and entry arrangements can differ by neighborhood. Confirm access rules in the association documents for the exact neighborhood before relying on any description.

What the association publishes about access

The association's public pages cover amenities, neighborhoods, boards, social activities, a calendar and announcements. Rules on entry, vehicles and guest access would sit in the covenants and rules behind the member login. Search engine summaries that call the community gated cite social media posts, which are not a primary source.

Showing access

Showings in Parker Lakes are scheduled through a Domain Realty Group agent, who confirms any access steps with the listing agent or the neighborhood association in advance. Tell us the homes you want to see and we will arrange the times.

Leasing and rental rules in Parker Lakes

Parker Lakes leasing rules are set in each neighborhood's and condominium's documents, and those documents are not public. The minimum lease term, application fees, approval steps and any cap on rentals were not found in a primary public record as of October 28, 2026, so ask the association for the lease rules for the exact home.

What to request before you plan to lease

Ask for the neighborhood or condominium declaration's leasing article, the current rules and regulations, the lease application and its fee, the approval timeline and any limit on the number of leases a year. Buyers planning to lease should have these in hand before the inspection period ends.

Pets

Pet rules were not found in the public documents we read. Pet limits often differ between condominium associations and single-family neighborhoods, so confirm them in the rules for the exact building or neighborhood and on the resale certificate.

Short-term rentals

No Parker Lakes short-term rental ban or permission was found in the public records reviewed, and the county pages reviewed do not license short-term rentals separately from state and tax rules. The association documents control, so treat any short-term rental plan as unconfirmed until the documents are read.

Is Parker Lakes in a flood zone?

Yes, on the evidence of a county sample. A sample of 30 Parker Lakes parcels checked against FEMA's National Flood Hazard Layer on October 28, 2026 found all 30 in Zone AE, a special flood hazard area, with base flood elevations of 8.0 to 9.0 feet NAVD88. Lee County places the whole community in Evacuation Zone A.

The FEMA sample of 30 parcels

We drew 30 random Parker Lakes home parcels from the county roster (seed recorded in the research file) and checked each against FEMA's National Flood Hazard Layer. All 30 returned Zone AE, coastal floodplain, so 30 of 30 (100 percent) were in a special flood hazard area. A sample is a screen, not a determination: the FEMA panel and an elevation certificate for the exact address decide flood insurance rating.

Base flood elevation by home type

In the sample, 11 of the 16 single-family parcels showed a 9.0 foot base flood elevation and the other 5 showed 8.0 feet, while all 14 condominium parcels showed 8.0 feet. Streets in the sample include Lake Olive Drive, Blackbird Lane, Cricket Lane, Coral Isle Way, Daffodil Drive, Bridgeway Lane and Vista View Way. Search any address at the FEMA Flood Map Service Center.

Parker Lakes evacuation zone

Lee County's evacuation layer returned Zone A (surge zone 1) at three points on October 28, 2026: the center of the community, its southwest corner and its northeast corner. Zone A is the first zone ordered out because it is the most exposed to storm surge. An evacuation zone is separate from a FEMA flood zone, and zones can be redrawn, so check the county's Know Your Zone tool before each season.

New FEMA maps effective March 2, 2027

FEMA's Letters of Final Determination page lists new flood maps effective March 2, 2027 for Lee County (Unincorporated Areas), community 125124, and Lee County's letter of final determination dated September 2, 2026 says the same. Parker Lakes is in unincorporated Lee County, so the county's revised maps apply to the area. The panels covering Parker Lakes were not confirmed, so we do not say whether its zones or elevations change.

Hurricane Ian

The National Hurricane Center's report records Ian's landfall at Cayo Costa on September 28, 2022 at 130 knots, with storm surge of 10 to 15 feet above ground at Fort Myers Beach, 9 to 13 feet at Sanibel and 5 to 8 feet along the Caloosahatchee River through Fort Myers. The report counts 41 surge deaths, 36 of them in Lee County. No Parker Lakes specific damage record was found in primary sources, so we do not state whether homes there took on water.

Hurricane Milton

The National Hurricane Center's report records Hurricane Milton's landfall near Siesta Key on October 9, 2024. Lee County's disaster recovery reports describe county-wide impacts from Helene and Milton, but no Parker Lakes specific impact was found in the records we read. Ask each seller for the home's storm history and any insurance claims.

Insurance notes for Parker Lakes buyers

Lenders that make federally backed mortgage loans generally require flood insurance on buildings in a FEMA special flood hazard area, which includes Zone AE, so ask your lender and insurance agent early. Ask the seller for the elevation certificate and a current wind mitigation report. Nearly all Parker Lakes homes were built 1990 to 1999 (964 of 1,052 on the county roll). No premium or deductible benchmarks for Parker Lakes were found in primary records.

Which school choice zones include Parker Lakes?

Parker Lakes falls in Lee County's choice zones for 2026-27: elementary Proximity Zone O, middle Proximity Zone MM and the South high school zone, sub-zone 1. Lee County assigns seats by ranked choice within a zone, not by street, so these are choice zones, and buyers confirm any address with the School District of Lee County.

How the Lee County choice zones work

The School District of Lee County's 2026-27 Student Enrollment Plan has families rank schools within their zone, with proximity priority for homes within two miles of a school. County proximity layers queried at the center of Parker Lakes on October 28, 2026 returned Zone O, Zone MM and South Zone 1. The layer vintages differ (elementary 2023-24, middle 2024-25), and the 2026-27 plan still lists the same zones.

For the other schools listed, see each school's report card on the Florida Department of Education's school report card site. Grades describe a school, not a home or its residents.

Is Parker Lakes in the City of Fort Myers?

No. All 1,052 Parker Lakes home parcels are in unincorporated Lee County: taxing district 068 (Iona McGregor Fire), zoning area ULC, with no city levy. The mailing city is Fort Myers for all 1,052, but that is a postal name, not a jurisdiction. That decides the millage, the permitting office and the flood map community.

Parker Lakes is not Lakes Park

Lakes Park, also called Lakes Regional Park, is a Lee County park, not the Parker Lakes community, and no Parker Lakes record refers to it.

How to read the comparison table

The four counts use each community's legal names on the county roll, so they can differ from association totals. Each community's mix of condominiums and single-family homes moves its overall median: The Landings has 85 single-family homes and 6 recorded single-family sales in the window, so compare the single-family and condominium rows as well. The table is a set of facts, not a ranking.

The history of Parker Lakes

Parker Lakes dates to 1988 and 1989 on the Florida corporate record: an earlier Grove at Parker Lakes corporation was filed December 1, 1988, and the master association was filed May 24, 1989. The Lee County roll shows homes built from 1989 to 2000, with 726 built from 1995 to 1999.

The 1988 and 1989 filings

The Grove at Parker Lakes, Inc. (K48451, now inactive) was filed December 1, 1988. Parker Lakes Homeowners Association, Inc. followed on May 24, 1989, and The Meadow (N32480) and The Grove (N35013, November 2, 1989) neighborhood associations the same year. Who the master developer was is not confirmed in the records we read, and the recorded declaration's book and page were not located.

The build years

By five-year band, the county roll shows 12 homes built 1985 to 1989, 238 built 1990 to 1994, 726 built 1995 to 1999 and 76 built 2000 to 2004, with a median year built of 1997. The single-family neighborhoods came first: The Meadow from 1989 and The Grove from 1990, with Coral Isle and Palm Isle from 1994.

The condominium years

The condominiums followed from 1996: Bridgeway and Lakeside (1996 to 1997), Grandview (1997 to 1998), Crystal Cove (1998 to 1999), and Willow Brook and Glen Cove (1999 to 2000), matching the condominium association filings of 1996 to 2000 on the state record. Glen Cove's association was filed August 5, 1999, and Willow Brook IV's in 2000, the last of the condominium filings.
