Key takeaways for Lucaya buyers
Lucaya is a 322-home condominium and villa community in unincorporated Fort Myers where the county record, the community development district's budget and FEMA's flood map answer most buyer questions. These are the points that matter most before you tour a Lucaya home, each one sourced in the sections below.
- Lucaya has 322 homes on the Lee County roll (294 condominium units and 28 single-family homes), and the Lucaya CDD's FY2027 adopted budget bills the same 322 units in four classes: Garden Condo 116, Carriage 80, Coach 32 and Villas 94.
- Lee County recorded 14 qualified Lucaya sales at a $277,500 median in the 12 months through September 25, 2026, every one a condominium resale, against 10 sales at $382,500 in the 12 months before, a 27.5 percent lower median on a small sample.
- The latest 12-month Lucaya sales ran from $227,500 (a Sonsette garden condominium, July 28, 2026) to $435,000 (a Graycliff coach condominium, May 27, 2026), at a median of $178 per heated square foot.
- The FY2027 Lucaya CDD assessment, adopted August 12, 2026 and billed on the November 2026 tax bill, is $1,837.96 to $2,750.53 per unit by class, including $649.78 per unit for bulk water.
- The bond part of the CDD bill ends with the final Series 2005 bond payment on May 1, 2035 per the district's audits and debt schedule; $830,000 was outstanding after the May 1, 2026 payment. Operations and water charges continue after that.
- Association dues, any capital contribution, and leasing and pet rules are not published on a public page; the association documents sit behind the owner login, so the estoppel certificate is the document that states them for a specific home.
- Taxing district 068 (Iona McGregor Fire) carries a 2026 adopted rate of 13.3623 mills, or $1,336.23 per $100,000 of taxable value, and a fire district merger referendum is on the November 3, 2026 ballot.
- All 30 Lucaya parcels sampled on FEMA's flood map are in Zone AE with an 8.0 foot base flood elevation on panel 12071C0418G, and the community is in Lee County Evacuation Zone A.
- The Lee County 2026-27 school maps place Lucaya in elementary choice zone O, middle zone MM and high school South Zone 1, and HealthPark Medical Center is about 2 miles away in a straight line.
- Taylor Morrison (formerly Taylor Woodrow Communities) developed Lucaya and lists it as sold out; the Villas II condominium villas, built 2017 to 2019, are the newest homes.

Which Lucaya listings come up most
Most Lucaya resales are condominiums, because 294 of the 322 homes are condominium units. In the latest 12 months all 14 recorded sales were condominiums: six in Sonsette, three in Graycliff, two in Hamilton, two in Villas II and one in Hamilton II. The 28 single-family Villas at Lucaya homes recorded no sale in that window.

Source: Lee County Property Appraiser sale and parcel files, DOR-qualified improved sales over $1,000, index built October 28, 2026. The 12-month window is September 26, 2025 to September 25, 2026, and the newest Lucaya sale in it was recorded July 28, 2026. No sale in the window was builder-direct: all 14 were resales. The median moved down 27.5 percent, from $382,500 to $277,500, while the number of sales rose from 10 to 14.
Why the Lucaya median fell: a small sample and a different mix
Fourteen sales is a small sample, and the mix of sections moves the Lucaya median more than any single price does. Six of the latest 14 sales were Sonsette garden condominiums, the smallest and least expensive plan, and all six closed between $227,500 and $280,000. In the prior 12 months the condominium median was $385,000, which reflects a different mix of buildings. Compare like with like by section before reading a trend into the drop.
The Lucaya price trend since 2015
The county record shows the build years and the resale years. Builder-direct sales appear in 2018 (18) and 2019 (47), the years Villas II was delivered; every other year shown is resales only.

Price per square foot in Lucaya
County dollars per square foot on this page use heated (living) area from the Lee County roll, not total area under roof. On that basis the 12-month median was $178 per square foot, against $239 in the prior 12 months and $197 over 24 months. The calendar-year high was $237 in 2025, and the 2026 year to date sits at $178.
What the county record cannot show
The county file records the price and the date a deed was recorded. It does not record the asking price, how long the home was listed, the floor a condominium sits on, its view or how many Lucaya homes are for sale today. Those are MLS fields, and they are being added in our next data refresh; the listing links above show current inventory now.
Lucaya assessed values on the 2026 roll
The Lee County Property Appraiser's 2026 roll puts the median just value of the 294 Lucaya condominium parcels at $275,710 and their median taxable value at $224,599. The 28 single-family parcels have a median just value of $302,118 and a median taxable value of $251,832. Just value is the appraiser's roll figure, not a sale price, and taxable value is what the millage applies to; the cost section below uses these taxable medians in its worked examples.
Lucaya sections compared
Lucaya is six sections on the Lee County roll, and the section decides the product, the size and most of the price: Sonsette garden condominiums, Hamilton and Hamilton II carriage condominiums, Graycliff coach condominiums, the single-family Villas at Lucaya and the Villas II condominium villas.
Data updated: October 2026. The table shows each section's homes and its sales over 24 months.

Sonsette at Lucaya
Sonsette at Lucaya is the largest section: 116 garden condominium units built 2006 to 2008 on Abaco Lakes Dr, with a median heated area of 1,529 square feet. It recorded 7 sales in 24 months at a $270,000 median, and its six sales in the latest 12 months ran from $227,500 to $280,000. Sonsette is billed as the CDD's Garden Condo class, $1,837.96 for FY2027, the lowest of the four classes.
Hamilton at Lucaya
Hamilton at Lucaya holds 74 carriage condominium units built 2006 to 2009 on Dolce Vista Rd, with a 1,981 square foot median heated area. The county recorded 3 sales in 24 months at a $270,000 median; the two latest 12-month sales, both at 14562 Dolce Vista Rd, closed at $255,000 (1,776 square feet) and $270,000 (2,193 square feet) in May 2026. Hamilton's CDD class is Carriage, $2,204.04 for FY2027.
Hamilton II at Lucaya
Hamilton II at Lucaya is six carriage condominium units built in 2009, the smallest group on the county roll. No separate Hamilton II association appears in the state corporate records, and the CDD bills it inside the Carriage class of 80 units with Hamilton. It recorded 2 sales in 24 months at a $352,500 median, including $325,000 for 14573 Abaco Lakes Dr #203 on June 25, 2026.
Graycliff at Lucaya
Graycliff at Lucaya is 32 coach condominium units, all built in 2006 on Dolce Vista Rd, with the largest median floor plan in Lucaya at 2,314 heated square feet. It recorded 4 sales in 24 months at a $415,000 median and holds the three highest Lucaya sales of the latest 12 months, $415,000, $415,000 and $435,000. Graycliff's CDD class is Coach, $2,478.98 for FY2027.
Villas at Lucaya (single family)
Villas at Lucaya is the only single-family section: 28 homes built 2012 and 2013 on Peso Del Rio Dr, with a 1,842 square foot median heated area (1,539 to 1,855). The county recorded 1 sale in 24 months, at $360,000, and none in the latest 12 months, so Villas listings are rare. These homes are billed in the CDD's Villas class, $2,750.53 for FY2027.
Villas II at Lucaya
Villas II at Lucaya is 66 condominium villas built 2017 to 2019, the newest homes in the community, on streets including Abaco Lakes Dr and Santiva Way. Its median heated area is 1,478 square feet. Villas II recorded 7 sales in 24 months at a $385,000 median, and its two latest 12-month sales closed at $355,000 and $385,000. It shares the Villas CDD class with the single-family Villas.
Sonsette at Lucaya Fort Myers: what a garden condominium buyer sees
A buyer searching Sonsette at Lucaya Fort Myers is looking at the entry price point of the community. On the county record every Sonsette unit has the same 1,529 square foot median heated area, the six latest sales sit within about $52,500 of each other, and the FY2027 Garden Condo CDD line is $1,837.96, of which $361.62 is bond debt on units that still carry it.
Floor plans as marketed in 2009
Naples Daily News reported on March 7, 2009 that the Sonsette garden homes were offered as the Pembroke (1,632 square feet) and Stonington (1,616), the Hamilton carriage homes as the Paget (1,916) and Cambridge (2,387), and the Graycliff coach homes as the Carrington (2,034) and Southampton (2,587). Those are marketing square footages from 2009; the county heated-area figures on this page are the ones to compare.
Bedrooms, stories and lake views on the county roll
Of the 294 Lucaya condominium units, the 2026 roll lists 159 with two bedrooms, 119 with three and 16 with four; their heated area runs from 1,441 to 2,652 square feet. The 28 single-family homes have two bedrooms (12) or three (16). The roll codes 172 home parcels as two-story and 150 as one-story, flags a garage on 64 percent of home parcels, and records a lake land view on 305 of the 322.
Lot sizes and zoning
The median Lucaya condominium parcel is 0.170 acre and the median single-family parcel 0.117 acre on the 2026 roll. The Lee County parcel layer lists the community in zoning area ULC, and the clubhouse parcel's zoning as RM-2. Zoning sets what can be built; the recorded declarations set how each building is used.
Who runs Lucaya?
Lucaya is run by three layers: Lee County, as the local government for an unincorporated address; the Lucaya Community Development District, an independent special district under Chapter 190 of the Florida Statutes that owns the lakes and bills on the tax bill; and private associations, a master property owners association plus five neighborhood associations, managed by two companies.
The Lucaya Community Development District
The Lucaya CDD covers about 98.89 acres and was created by Lee County Ordinance 04-25, effective December 21, 2004, according to the district's own page. A five-seat board of supervisors meets in public at the Lucaya Clubhouse, 14506 Abaco Lakes Dr, with Governmental Management Services as district manager, Barraco and Associates as engineer and Kilinski Van Wyk as counsel. The district states that its improvements remain open to the public.
What the Lucaya CDD owns and maintains
From its audits and budgets, the Lucaya CDD owns and maintains the ponds and lake parcels, aquatics, a lift station, a fountain, a mitigation area, the fire system pump house, landscaping and the stormwater system, and it buys bulk potable water for the whole community. Its March 11, 2026 minutes list pond erosion behind Santiva and a branch across the canal behind Graycliff among the items discussed.
The Lucaya Master Property Owners Association
Lucaya Master Property Owners Association, Inc. (Florida document N06000005076) was filed May 9, 2006 and is active, with its 2026 annual report filed April 3, 2026, care of Resort Management in Naples. It owns the clubhouse parcel at 14506 Abaco Lakes Dr. Its budget, rules and declaration sit behind the owner login on the association website, so they are not quoted here.

Lucaya buyers deal with two management offices. The state records place the Master association, Hamilton and Sonsette with Resort Management in Naples, and the Villas, Villas II and Graycliff entity addresses with Sandcastle Property Management in Fort Myers. The district names Resort Management Group as its homeowners association contact. Ask the listing agent which office issues the estoppel certificate for the exact unit.

How long is the CDD fee at Lucaya?
The Lucaya CDD fee has two parts with different lives. The bond debt part ends with the final Series 2005 bond payment on May 1, 2035, according to the district's audits and debt schedule. The operations and maintenance and bulk water parts have no end date and continue every year. FY2027 totals run $1,837.96 to $2,750.53 per unit.

How the Lucaya CDD bill changed for FY2027
Every Lucaya class rose between 13.9 and 15.0 percent from FY2026 to FY2027. The debt line did not change; operations and bulk water did, with water rising from $536.72 to $649.78 per unit. Operations and water together rose about 19 percent in every class, from $1,237.25 to $1,476.34 for a Garden Condo unit.

The Series 2005 bonds and the 2035 payoff
The Lucaya CDD issued $2,315,000 of Series 2005 Capital Improvement Revenue Bonds on May 19, 2005 at a fixed 5.375 percent, with interest due May 1 and November 1. The FY2025 audit shows $900,000 outstanding at September 30, 2025; after the $70,000 principal payment on May 1, 2026, $830,000 remains, and nine annual payments retire it.
| Principal due | Amount |
|---|---|
| May 1, 2027 | $75,000 |
| May 1, 2028 | $80,000 |
| May 1, 2029 | $85,000 |

Source: Lucaya CDD FY2025 audit and amortization schedule; the FY2018 audit gives the same final maturity. One page on the district's website lists May 1, 2036; the audits and schedule agree on 2035, and the nine payments above sum to the $830,000 balance. Ask the district manager to confirm the payoff in writing.
Why some Lucaya homes pay no bond debt
Only 269 of the 322 Lucaya units carry the debt assessment in FY2027: 115 Garden Condo, 79 Carriage, 32 Coach and 43 Villas units. The other 53 carry no debt line, which indicates the principal was prepaid by an earlier owner. A unit with no debt line pays operations and water only, so the CDD bill differs between two homes in the same class.
What the Lucaya CDD spends
The FY2027 budget sets operations and maintenance assessments at $548,458 net ($571,310 gross before the early-payment discount), up from $460,476 net in FY2026, and bulk water at $202,419 of expenditures. The transfer to capital reserves is $76,609, and the budget states the capital reserve plan is $41,936 below its reserve study. The March 11, 2026 receipt schedule showed 93 percent of assessments collected.
What the Lucaya CDD board said about the increase
At its May 13, 2026 meeting the board described the FY2027 increase as "really necessary to keep the capital reserve fund where it needs to be," and noted the district had worked from a $61,000 deficit the prior year. The same meeting approved deferred cost requisition No. 9 to Taylor Morrison, whose $250,000 deferred obligation had $161,589 unpaid at September 30, 2025.
Is the Lucaya CDD on the tax bill?
Yes. The Lucaya CDD's assessments are non-ad valorem lines on the Lee County property tax bill, so they are paid with property tax each November and are not a separate invoice. The FY2027 lines appear on the November 2026 bill. A buyer sees them on the seller's most recent tax bill and on the property appraiser's tax record for the parcel.
What does it cost to own in Lucaya?
Lucaya ownership costs stack in four layers: Lee County property tax at the district 068 rate, the Lucaya CDD assessment on the same tax bill, master association dues, and neighborhood association dues for the section. The association dues are not published, so this page names the document that states them.

Lucaya HOA fees: what is and is not public
Lucaya's master and neighborhood association budgets sit behind the owner login on the association website, and no association budget was available in a public record we could read. We therefore print no Lucaya HOA fee. Search-engine summaries quote a master figure, but none of them cites an association statement, and the association documents are the only source that sets dues.
How to get the exact Lucaya dues: the estoppel certificate
The document that states the current dues, any unpaid balance and any capital contribution for a specific Lucaya home is the estoppel certificate the association issues at the seller's request. For a condominium it is governed by section 718.116 of the Florida Statutes, and for a homeowners association such as the Villas at Lucaya neighborhood association by section 720.30851. Ask for it, with the current budget, early in the contract period.
Estoppel fee caps in Florida law
Section 718.116(8)(f) sets a base cap for a condominium estoppel certificate of $250, plus $100 if expedited and $150 if the account is delinquent, adjusted for inflation every five years. A 2025 law firm article reports the adjusted caps as $299, $119 and $179. The statute formula governs, so expect the fee in that range on a Lucaya condominium purchase.
Capital contributions and transfer fees
Whether a Lucaya buyer pays a capital contribution is set by each declaration, which was not available publicly. Florida law frames it by entity type: Sonsette, Hamilton, Graycliff and Villas II are condominium associations, which may charge only a capped application fee as a transfer fee, while the Villas neighborhood association and the Master association are homeowners-type associations that may charge what their declarations allow.
Unpaid assessments and the new owner
Florida law makes a new owner jointly and severally liable with the previous owner for unpaid assessments that came due before the transfer, and limits a first mortgagee that takes title to the lesser of 12 months of assessments or 1 percent of the original mortgage debt (section 720.3085 for homeowners associations). That is why the estoppel certificate's balance line matters at closing.
Property taxes in taxing district 068
Every Lucaya home is in Lee County taxing district 068, Iona McGregor Fire, in unincorporated Lee County. The 2026 adopted total is 13.3623 mills, down from 13.4125 in 2025, a drop of 0.0502 mill (0.37 percent). Each $100,000 of taxable value costs $1,336.23 at that rate. The proposed 2026 rate was 13.3738 and the rollback rate 13.4063.

School millage totals 5.2710 mills in 2026 (39.4 percent of the total) and the fire district 2.5000 mills (18.7 percent). The CDD is billed separately as non-ad valorem lines.
The November 3, 2026 fire district merger referendum
Iona McGregor Fire District Resolution 2026-03, adopted June 17, 2026, states that House Bill 4013 (2026) calls for an involuntary merger of the Iona McGregor and Fort Myers Beach fire districts, subject to a referendum on November 3, 2026. The district's study projects 2.6156 mills in year one and about 3 mills in years two and three, against the current 2.5 mill cap. The outcome was not known on October 28, 2026; we will update this line after the vote.
A worked yearly cost example (illustrative)
These examples are illustrative. They apply the 2026 rate of 13.3623 mills to the 2026 roll's median taxable values, $224,599 for the 294 condominium parcels and $251,832 for the 28 single-family parcels, and add the FY2027 CDD line for the class, including debt. Homestead and other exemptions change the taxable value, and association dues, insurance and utilities other than bulk water are extra.
| Line | Sonsette garden condominium | Graycliff coach condominium | Villas at Lucaya single family |
|---|---|---|---|
| Taxable value used (2026 roll median) | $224,599 | $224,599 | $251,832 |
| Property tax (taxable value x 13.3623 / 1,000) | $3,001.16 | $3,001.16 | $3,365.05 |
| Lucaya CDD, FY2027, with debt | $1,837.96 | $2,478.98 | $2,750.53 |
| Yearly total before association dues | $4,839.12 | $5,480.14 | $6,115.58 |
A unit whose bond debt was prepaid pays the CDD line without its debt portion: $361.62 less for a Garden Condo unit and $639.75 less for a Villas unit in FY2027. Run the numbers with the exact home's tax bill and estoppel certificate.
Water and other bills
Bulk potable water for Lucaya is bought by the CDD and billed per unit on the tax bill, $649.78 for FY2027, up from $536.72 in FY2026. A buyer who assumes water is a separate monthly bill will find it in the CDD line instead. Electricity, sewer, internet, insurance and any flood policy are outside the CDD figures on this page, so ask the seller for recent statements.
The 2026 proposed tax notice
The Lee County Property Appraiser posts 2026 proposed tax notices by folio. The notice for a sample Lucaya folio shows the proposed rates of 2.5000 mills for the fire district, 3.0230 for the state school levy, 0.2201 for mosquito control and 0.0200 for hyacinth control; the adopted rates in the table above replaced the last two. Read the notice for the exact parcel, because the worked examples use roll medians, not the exemptions on a specific home.
Leasing and pet rules in Lucaya
Lucaya leasing and pet rules are set in each section's recorded declaration and the association rules, and none of those documents is posted on a public page, so we state no minimum lease term, rental cap or pet limit. Request the recorded declaration, the current rules and the resale package for the specific building.
What Florida law says about rental restrictions
Section 718.110(13) of the Florida Statutes says a condominium amendment that restricts unit rentals applies only to owners who consent to it and to owners who acquire their units after it takes effect. That describes the law for the five condominium groups at Lucaya; it does not say what any Lucaya declaration provides today, so read the recorded text for the building.
Documents to request before an offer
Ask the listing agent for the recorded declaration and amendments for the section, the master and neighborhood rules, the current budgets, the last two years of board minutes, the reserve schedule, the insurance summary and the estoppel certificate. The association website notes the documents are on the owner portal, so the seller or the management office supplies them.
Lucaya occupancy records
No recorded age restriction was found in the Lee County records, district documents and association pages reviewed for this page. The recorded declarations hold any occupancy rules, so ask for the recorded declaration for the specific building and read it before you make an offer.
Do Florida's condo safety laws apply to Lucaya?
Lucaya's homes are one and two stories on the Lee County roll (150 one-story and 172 two-story parcels), while Florida's structural integrity reserve study and milestone inspection laws apply to buildings of three or more habitable stories. On that record the statutes likely do not reach Lucaya, but each building's permit settles it.
What the two statutes require
Section 718.112 requires a structural integrity reserve study for condominium buildings three habitable stories or higher. Section 553.899 requires milestone inspections for buildings of three or more habitable stories, first due by December 31 of the year a building reaches 30 years of age. The oldest Lucaya buildings date from 2006.
What a Lucaya condominium buyer should still check
Even where those two statutes do not apply, the association's reserve schedule, roof and paint history and insurance summary show how the building is funded. The Lucaya CDD's own capital reserve plan is $41,936 below its reserve study for FY2027, a district figure separate from any association reserve.
What amenities does Lucaya have?
Lucaya's amenities, per the association website, are two swimming pools and a hot tub, propane gas grills, and a clubhouse with a fitness center, gathering room, lounge, a library with a public computer, Wi-Fi and a catering kitchen, plus a social committee, a natural preserve and two freshwater lakes. The clubhouse is owned by the Master association.
The Lucaya clubhouse
The clubhouse sits on its own 3.859-acre parcel at 14506 Abaco Lakes Dr: a 4,648 square foot building built in 2007 and owned by Lucaya Master Property Owners Association. The CDD board and the district's public meetings use the clubhouse, and the CDD pays the clubhouse's bulk water, $1,624.45 in FY2027.
Pools, hot tub and fitness
The association lists two swimming pools, a hot tub and propane gas grills, with app-controlled pool security, and a fitness center inside the clubhouse. Pool hours, guest rules and any fees for guests are in the association rules on the owner portal and are not quoted here.
Lakes and preserve
Lucaya's two freshwater lakes and its natural preserve are part of what the CDD maintains: ponds, aquatics, a fountain and a mitigation area appear in its budgets. The county roll records a lake land view on 305 of the 322 home parcels. Florida Weekly reported in 2009 that the original plan included 51 acres of preserve.
What is not confirmed
Florida Weekly reported in 2009 that a private Island Beach Club was part of Lucaya's original plan. Whether that club exists today, and whether Lucaya owners have access to it, was not confirmed in any current record, so this page promises no beach access. Golf, tennis and a marina are not on the association's list.
Is Lucaya gated?
Yes. The Lucaya association website describes an app-controlled gate, along with pool security. The site does not say how many gates there are, whether a guard staffs the entrance or how visitors are admitted, so ask the management office for the current access rules before relying on them for guests, deliveries or showings.
Gate access for showings
Tell us which Lucaya homes you want to see and a Domain Realty Group agent coordinates gate entry with the listing agent and the tour schedule. Contractors, movers and inspectors follow the association's current access rules, which the management office supplies.
Is Lucaya in a flood zone?
Yes. All 30 Lucaya parcels sampled on FEMA's National Flood Hazard Layer on October 28, 2026 are in Zone AE, a special flood hazard area in the coastal floodplain, with a base flood elevation of 8.0 feet (NAVD88) on countywide panel 12071C0418G, effective November 17, 2022. The whole community is in Lee County Evacuation Zone A, surge zone 1.
The FEMA sample at Lucaya
The county parcel layer matched all 322 Lucaya home parcels, and a random sample of 30 of them, condominiums and single-family homes in every section, returned Zone AE with an 8.0 foot base flood elevation at every point. A sample is a screen, not a determination: the FEMA map panel and an elevation certificate for the exact address decide flood insurance. Search any address at the FEMA Flood Map Service Center.
What Zone AE and an 8.0 foot base flood elevation mean
Zone AE is a special flood hazard area with a published base flood elevation, here 8.0 feet above the NAVD88 datum. A home's lowest floor relative to that 8.0 foot figure, shown on its elevation certificate, drives the flood insurance premium and decides what a large repair must meet. Ask the seller for the elevation certificate and the current flood policy declarations page.
The 50 percent rule in Lee County's floodplain
Lee County requires permits for repairs and renovations in the special flood hazard area and applies the substantial damage and substantial improvement rule: if the cost to repair or improve a building exceeds 50 percent of its market value, the building must be brought up to current floodplain requirements. Whether a specific Lucaya unit would be affected depends on its value and its first-floor elevation.
New FEMA maps effective March 2, 2027
FEMA's Letters of Final Determination page lists new flood maps effective March 2, 2027, letter dated September 2, 2026, for Estero and for Lee County (Unincorporated Areas), community 125124; Lee County's own letter and floodplain page give the same date. Lucaya is in unincorporated Lee County, so the county's new maps apply to the area. The affected panel numbers were not fetched, so whether panel 12071C0418G changes is not verified.
Lucaya evacuation zone
Lee County's evacuation zone dataset places Lucaya's whole footprint in County Zone A, surge zone 1; the county's dataset page lists updates on March 11, 2025 and April 28, 2026. An evacuation zone measures storm surge exposure and is separate from the FEMA flood zone. When an evacuation is ordered is decided by Lee County Emergency Management for each storm, so check the state's Know Your Zone lookup for the address each season.
The flood insurance discount in unincorporated Lee County
Unincorporated Lee County participates in FEMA's Community Rating System at Class 5, which gave a 25 percent discount on flood insurance premiums in special flood hazard areas, according to the county and 2024 reporting. That reporting also covered local officials objecting to a FEMA change affecting these discounts, and the class in force for the current policy year was not confirmed from FEMA's list, so confirm the discount with an insurance agent.
Hurricane Ian in September 2022
The National Hurricane Center reports that Ian made landfall on the barrier island of Cayo Costa at 1905 UTC on September 28, 2022, at 130 knots. It measured surge inundation of 10 to 15 feet above ground at Fort Myers Beach, 9 to 13 feet on the eastern part of Sanibel, 5 to 8 feet up the Caloosahatchee River in Fort Myers and 8 to 12 feet in Estero, Bonita Beach, Bonita Springs and North Naples. Surge caused 41 deaths, 36 of them in Lee County.
What the record shows at Lucaya after Ian
No Lucaya-specific damage record was found in the public sources reviewed for this page; that is a statement about the records, not about any building. The Lucaya CDD's FY2022 audit says its budget was amended for "increased legal, landscape maintenance and mitigation monitoring" and does not mention Ian, and a search of the FY2023 audit returned no hurricane terms. A November 8, 2023 budget amendment raised stormwater, lift station, pond bank and fire system lines without stating a cause.
Hurricanes Helene and Milton in 2024
Helene made landfall in Florida's Big Bend on September 26, 2024, and Milton on Siesta Key at 0030 UTC on October 10, 2024, near 100 knots; neither made landfall in Lee County. For Milton, the National Hurricane Center lists a Fort Myers tide gauge reading of 5.27 feet above mean higher high water and 4 to 6 feet of inundation from south of Boca Grande through Bonita Beach, including the Caloosahatchee.
The Iona McGregor Fire District storm report
The Iona McGregor Fire District chief's report of October 16, 2024 said the district "weathered Hurricane Helene with flooding issues in some areas," that Milton did not have the expected impact, and that flood panels kept water out of Station 71 except for minor intrusion. The report does not name Lucaya. Lee County's after-action report says surge readings at county stations showed significant flooding during the 2024 storms.
Insurance notes for Lucaya buyers
Ask the seller and the association for four documents: the unit's elevation certificate, its current flood policy declarations, its wind and property policy, and the condominium association's master insurance summary. The insurance cost and claims history for Lucaya homes were not available in a public record, so these documents are the only way to price a Lucaya purchase fully.
Which school choice zones include Lucaya?
Lucaya addresses fall in elementary proximity zone O, middle zone MM and high school South Zone 1 on the School District of Lee County's 2026-27 maps. Lee County uses choice zones, not single attendance zones: families rank the available schools in their zone.
Confirm any address with the district's school locator.
How Lee County school choice works
The district's 2026-27 Plan for Student Enrollment says families "rank, in preference order all the available schools" in their zone, and placements are made by lottery at the end of the enrollment period, so applying on the first day does not change the outcome. The county's 2025-26 and 2026-27 zone layers returned the same codes at Lucaya's center point.
Schools listed in Lucaya's zones
Zone O elementary choices are Heights, Rayma C. Page and Tanglewood (printed as Tanglewood Villas in the 2026-27 enrollment plan). Zone MM middle choices are Cypress Lake Middle and Lexington Middle. South Zone 1 high school choices include Cypress Lake High, Fort Myers High, South Fort Myers High and Dunbar High; the plan lists an arts magnet at Cypress Lake High.

School projects near Lucaya
Lee County's development activity layer lists the Cypress Lake Middle Rebuild, a replacement building of about 149,338 square feet for about 1,000 students, at Development Order status, and the Heights Career Technical School, about 64,000 square feet on 4.88 acres, about 0.85 mile from Lucaya's center point, also at Development Order status.
How close are hospitals to Lucaya?
HealthPark Medical Center, Lee Health's hospital at 9981 S HealthPark Dr, Fort Myers 33908, with an emergency department and Golisano Children's Hospital, is roughly 2 miles from Lucaya's center point in a straight line. Gulf Coast Medical Center, a Level II trauma center at 13681 Doctors Way, is about 5.6 miles away. Road time varies with traffic and season.
HealthPark Medical Center
HealthPark is the nearest hospital to Lucaya: 2.3 miles straight-line to the campus anchor used in the county distance check and 1.7 miles to the main building's address point. Lee Health's case study of Hurricane Ian says HealthPark's parking lot was inundated, about 500 staff cars were lost, and HealthPark, Gulf Coast and the children's hospital were evacuated when water pressure failed, while "the emergency rooms never closed."
Gulf Coast Medical Center
Gulf Coast Medical Center, at 13681 Doctors Way, Fort Myers 33912, is a Lee Health Level II trauma center with 70 emergency department beds including 4 trauma bays, per Lee Health; its trauma and emergency center is at 13685 Doctors Way, Suite 100. It is about 5.6 miles from Lucaya's center point in a straight line.
A free-standing emergency room on College Parkway
Lee County's development activity layer lists HCA Florida West Fort Myers Emergency, a free-standing emergency department on College Parkway, as complete under record DOS2023-00017. Its distance from Lucaya was not computed. Lee Health posts live emergency department status on its website, which changes by the hour.
Where is Lucaya?
Lucaya is in south Fort Myers, ZIP 33908, in unincorporated Lee County, along Abaco Lakes Dr, Dolce Vista Rd, Peso Del Rio Dr and Santiva Way, with the clubhouse at 14506 Abaco Lakes Dr. Its center point is about 2 miles from HealthPark and 8.6 miles from downtown Fort Myers in a straight line.

Is Lucaya in the City of Fort Myers?
No. All 322 Lucaya home parcels are in unincorporated Lee County: taxing district 068, Iona McGregor Fire, zoning area ULC, with no city levy. The mailing city is Fort Myers for all 322, but that is a postal name, not a jurisdiction. How to read the comparison table
Each count uses the community's plat names on the county roll, so totals can differ from association counts. The mix of condominiums and single-family homes moves each overall median, and Lucaya recorded no single-family sale in the window, so compare the condominium row as well as the overall median. Samples of 14 to 29 sales are small, and one building's sales can swing a median.
The history of Lucaya
Lucaya was developed by Taylor Morrison, formerly Taylor Woodrow Communities, inside a community development district Lee County created in December 2004. The district issued its bonds in 2005, the first homes on the county roll date from 2006, and the Villas II condominium villas finished the build-out from 2017 to 2019. Taylor Morrison's own website lists Lucaya as sold out.
The district and the 2005 bonds
Lee County Ordinance 04-25 created the Lucaya Community Development District effective December 21, 2004, over about 98.89 acres. On May 19, 2005 the district issued $2,315,000 of Series 2005 Capital Improvement Revenue Bonds at 5.375 percent, the debt that the debt service line on today's CDD bill still repays through May 1, 2035.
The 2006 opening and the first sections
Florida Weekly reported on July 22, 2009 that Lucaya opened in 2006, and the county roll dates Graycliff to 2006, Sonsette to 2006 to 2008 and Hamilton to 2006 to 2009, with the Hamilton and Sonsette declarations recorded August 4, 2006. The same 2009 article put the plan at 364 homes; 322 were built.
The Villas phases
Villas at Lucaya, the 28 single-family homes on Peso Del Rio Dr, followed in 2012 and 2013, under a neighborhood association filed January 11, 2012. Villas II at Lucaya, 66 condominium villas, followed from 2017 to 2019, with its association filed June 21, 2017. The county record shows 18 builder-direct sales in 2018 and 47 in 2019 as those villas were delivered.
Taylor Morrison's remaining role
The county roll still shows Taylor Morrison of Florida, Inc. owning remnant tracts inside the plat, and the CDD's FY2025 audit carries a deferred obligation to Taylor Morrison of $250,000, with $161,589 unpaid at September 30, 2025. Taylor Morrison's SEC filings list Taylor Woodrow entities among its subsidiaries, the corporate lineage behind the original Taylor Woodrow name.

Thinking of selling a Lucaya home?
Lucaya buyers compare sections closely, and a listing priced against its own section's recorded sales, its CDD class and whether its bond debt is prepaid reads better than one priced against the community median. Start with a Domain Realty Group home valuation, or see McGreevy and Comisar's guide to what a Fort Myers home is worth.

Six of the latest 14 were Sonsette garden condominiums, the smallest plan, which closed between $227,500 and $280,000. A shift in which sections sold moves a small sample's median, so compare section by section.

Why did the Lucaya CDD fee go up?
Every Lucaya CDD class rose 13.9 to 15.0 percent from FY2026 to FY2027, driven by operations and bulk water, which rose about 19 percent; water went from $536.72 to $649.78 per unit. At its May 13, 2026 meeting the board called the increase necessary to keep the capital reserve fund where it needs to be.
Can I pay off the Lucaya CDD bond?
Fifty-three of Lucaya's 322 units carry no debt line in the FY2027 budget, which indicates earlier owners prepaid their bond principal; 269 units still carry it. The current payoff amount for a specific unit is a question for the district manager, Governmental Management Services, who can state it in writing before closing.
What are the Lucaya HOA fees?
Lucaya's master and neighborhood association dues are not published on a public page; the budgets sit behind the owner login on the association website. Ask for the estoppel certificate and the current budget for the exact home. The CDD assessment, $1,837.96 to $2,750.53 for FY2027, is separate and appears on the county tax bill.
Is there a capital contribution when buying in Lucaya?
No public Lucaya document states a capital contribution amount. Each section's recorded declaration sets whether one applies. Florida law limits condominium associations such as Sonsette, Hamilton, Graycliff and Villas II to a capped application fee as a transfer fee, while homeowners-type associations follow their declarations. The estoppel certificate states any amount due.
What is an estoppel certificate and what does it cost?
An estoppel certificate is the association's statement of a unit's dues, balance and fees at closing. Section 718.116(8)(f) sets a base condominium cap of $250, plus $100 expedited and $150 if delinquent, adjusted for inflation every five years; a 2025 law firm article reports the adjusted caps as $299, $119 and $179.

Exemptions and prepaid bond debt change the figure, so use the home's own bill.
Is Lucaya a gated community?
Yes. The Lucaya association website describes an app-controlled gate and pool security. It does not say how many gates there are, whether a guard staffs the entrance or how visitors are admitted, so ask the management office for the current access rules. A Domain Realty Group agent coordinates gate entry for showings.
Is Lucaya a 55+ community?

Lucaya leasing rules are in each section's recorded declaration and rules, which are not posted publicly, so no minimum lease term or rental cap is stated here. Florida section 718.110(13) says a condominium amendment restricting rentals binds only consenting owners and later buyers. Read the declaration and rules before assuming any rental use.
Are pets allowed in Lucaya?
Lucaya's pet rules are set in each section's declaration and the association rules, which sit behind the owner login and were not available publicly. No pet limit is stated on this page. What hurricane evacuation zone is Lucaya in?
Lee County's evacuation zone dataset places all of Lucaya in County Zone A, surge zone 1. The evacuation zone is separate from the FEMA flood zone. Lee County Emergency Management decides when evacuations are ordered for each storm, so look up the address on the state's Know Your Zone tool before each season.
Did Hurricane Ian flood Lucaya?
No Lucaya-specific damage record was found in the public sources reviewed, which is a statement about the records, not about any building. Ian made landfall at Cayo Costa on September 28, 2022, and the National Hurricane Center measured 5 to 8 feet of surge up the Caloosahatchee in Fort Myers. Ask for the unit's claims history.
Will the 2027 FEMA maps change Lucaya's flood zone?
FEMA lists new flood maps for Lee County (Unincorporated Areas), community 125124, effective March 2, 2027, and Lucaya is in unincorporated Lee County. The affected panel numbers were not fetched for this page, so whether panel 12071C0418G or Lucaya's Zone AE changes is not verified. Recheck the FEMA map for the address after that date.
Is there a flood insurance discount for Lucaya?
Unincorporated Lee County participates in FEMA's Community Rating System at Class 5, which gave a 25 percent discount on flood insurance premiums in special flood hazard areas, according to county and 2024 sources.
