Source: Lee County Property Appraiser sale and parcel files, DOR-qualified improved sales over $1,000, index built October 28, 2026; 12 months is September 26, 2025 to September 25, 2026 and the prior 12 months is September 26, 2024 to September 25, 2025. The newest Laguna Lakes sale in the window was recorded September 11, 2026. No sale in the latest 12 months was builder-direct: all 18 were resales.
Why the Laguna Lakes median moved
The all-homes median moved down 2.0 percent, from $380,000 to $372,500, on 18 sales against 22. The two home types moved in different directions: the single-family median fell from $474,750 to $435,000, while the condominium median rose from $345,500 to $350,000. Single-family homes were 11 of the 18 sales in the latest window against 12 of 22 before. Eleven and seven sales are small samples, so one or two sales move each median.
The Laguna Lakes price trend since 2015
The county record shows a resale market in every year since 2015: the builder-direct column is zero throughout. Yearly medians ran from a $227,000 low in 2019 to a $443,000 high in 2023, and 2021 was the busiest year with 68 sales.

Source: Lee County Property Appraiser sale files by calendar year. Builder-direct is estimated as the first qualified sale within one year of the year built. Yearly medians swing with the share of condominiums: 2017 had 24 condominium sales out of 42, and 2026 to date has 4 out of 14.
Price bands in the last 12 months

Eighteen sales is a small sample, and home size explains much of the spread: 8790 Paseo de Valencia St, at 3,468 heated square feet, recorded at $350,000, while 15329 Laguna Hills Dr, at 1,874, recorded at $575,000. The county file does not record condition, view or updates.
What the county record cannot show
The county file records the price and the date a deed was recorded. It does not record the asking price, how long the home was listed or how many homes are for sale today. Those are MLS fields, and they are being added in our next data refresh; the listing links above show current inventory now.
Laguna Lakes neighborhoods compared
Laguna Lakes is two recorded plat groups on the Lee County roll: 374 single-family homes recorded under the Laguna Lakes legal name and 236 condominiums recorded as Pebble Beach at Laguna Lakes. The single-family side is split among three neighborhood associations. The table shows each county group and its sales over 24 months. Data updated: October 2026.
| County plat group (short legal) | Homes | Product | Year built | Median heated sq ft | 24-month sales | 24-month median |
|---|---|---|---|---|---|---|
| Laguna Lakes | 374 | Single family | 2003 to 2005 | 2,136 | 23 | $469,500 |
| Pebble Beach at Laguna Lakes | 236 | Condominium | 2004 to 2005 | 1,795 | 17 | $350,000 |
Source: Lee County Property Appraiser parcel roll and qualified sales, grouped by the short legal description, 24 months to the October 28, 2026 index. The roll also carries five residential common element parcels, two governmental or common-area parcels, one church parcel and one vacant commercial parcel inside the legal name, none of them counted as homes.
Laguna Lakes single-family homes
The county's Laguna Lakes plat group holds 374 single-family homes built 2003 to 2005, with a 2,136 square foot median heated area and a range of 1,338 to 3,781 square feet. It recorded 23 sales in 24 months at a $469,500 median, and 11 sales in the latest 12 months ran from $300,000 to $765,000 at a $435,000 median. Single-family streets with recorded sales include Paseo de Valencia Street, Laguna Hills Drive and Spring Mountain Way.
Single-family lot widths on the CDD roll
The Laguna Lakes CDD bills single-family homes by lot width. Its 2026-27 roll counts 87 lots at 70 feet (86 plus one prepaid), 169 at 50 feet (168 plus one lot with a separate debt figure) and 122 at 40 feet (120 plus two prepaid), for 378 single-family units. The CDD count is three or four units above the county's 374 because the two systems count parcels differently, so treat it as a billing table, not a census.
The three single-family associations
Three single-family neighborhood associations are on file with the Florida Division of Corporations: Santa Barbara at Laguna Lakes Association, Inc. and Monterey at Laguna Lakes Association, Inc., both filed September 26, 2003, and Beverly Hills at Laguna Lakes Association, Inc., filed November 14, 2003. A single-family owner belongs to the master association and to one of these three, so the estoppel certificate for a specific home names the right one.
Pebble Beach at Laguna Lakes condominiums
Pebble Beach at Laguna Lakes is the condominium side of the community: 236 condominium homes on the county roll, built 2004 to 2005, every one of them with three bedrooms. Heated areas run from 1,706 to 2,049 square feet with a 1,795 square foot median. The group recorded 17 sales in 24 months at a $350,000 median. The section below covers Pebble Beach prices and documents.
Single-family sizes and bedrooms
The county roll lists 43 two-bedroom, 120 three-bedroom, 139 four-bedroom, 67 five-bedroom and 5 six-bedroom single-family homes, with a median of four bedrooms. That spread is wide for a community built in three years: the smallest single-family home on the roll has 1,338 heated square feet and the largest 3,781. Square footage, more than street, explains most of the single-family price range.
Lots, lake views and pools
The 2026 roll lists a pool on 403 of the 610 home parcels (66 percent), a garage on every home parcel and a lake view on 478 parcels. It counts 312 two-story and 298 one-story home parcels. The median single-family lot is 0.136 acre. The CDD describes about 41 acres of lakes inside a district of about 156 acres, which is why so many parcels carry the lake view code.
Assessed values on the 2026 roll
The Lee County Property Appraiser's 2026 roll shows a median just value of $411,962 and a median taxable value of $305,446 for the 374 single-family parcels, and a median just value of $270,266 and a median taxable value of $249,244 for the 236 condominium parcels. Just value is the appraiser's market estimate as of January 1; it is not a sale price.
Streets in Laguna Lakes
Recorded sales and the flood sample place single-family homes on Paseo de Valencia Street, Laguna Hills Drive, Spring Mountain Way, Red Canyon Drive, Los Alisos Way and Alton Drive, and Pebble Beach condominiums on Belleza Way, Calle Arragon Avenue and Milagrosa Drive. The clubhouse is at 15300 Lakes of Laguna Boulevard. Search by street in the listing links above to see current homes on each one.
Pebble Beach at Laguna Lakes condominiums
Laguna Lakes condominiums are the 236 Pebble Beach at Laguna Lakes homes on the county roll, all three-bedroom, 1,706 to 2,049 heated square feet, built 2004 to 2005. Lee County recorded 7 condominium sales at a $350,000 median in the 12 months through September 25, 2026, from $245,000 to $400,000. Data updated: October 2026.

Pebble Beach condominium prices

The condominium median per heated square foot was $193, against $191 the year before, when 10 sales recorded a $345,500 median from $244,000 to $385,000. In calendar 2023 the condominium median reached $412,450 on 16 sales.
Pebble Beach association and recorded documents
Pebble Beach at Laguna Lakes Association, Inc. (Sunbiz N03000009948, filed November 14, 2003) governs the condominiums, with its principal address on Milagrosa Drive and a 2026 annual report filed March 4, 2026. County legal descriptions cite a run of Official Records instruments for the Pebble Beach buildings, starting at OR Book 4211, Page 4198; Building F maps to OR 4347/3086, Building G to 4384/3141 and Building H to 4409/2712.
What a Pebble Beach buyer should request
Florida's Chapter 718 governs condominium associations. Ask the seller for the declaration and its amendments, the current budget, the most recent reserve information and the estoppel certificate for the unit before an offer becomes final. The association's dues are not published in any public source we read, so those documents are where the amount for a specific unit appears.
Who governs Laguna Lakes?
Laguna Lakes is governed by five associations on Florida's corporate record plus a Community Development District: the master Laguna Lakes Community Association, Inc. (Sunbiz N03000008338, filed September 26, 2003), three single-family neighborhood associations, the Pebble Beach condominium association and the Laguna Lakes CDD. Owners pay the associations through dues and the CDD through the tax bill.

The Laguna Lakes Community Development District
The Laguna Lakes CDD is a Chapter 190 special district created by Lee County Ordinance 02-033 in November 2002, on a petition by Transeastern Laguna Lakes LLC covering 156.64 acres in Section 33, Township 45 South, Range 24 East. The district describes about 156 acres, about 41 acres of lakes and 614 residential units, bounded by Gladiolus Drive, Bass Road, Portofino Springs Boulevard and Sonoma Drive, and the former Iona Drainage District Canal B-1.

CDD meetings and records
The CDD board has five members and meets at 4:30 p.m. at the clubhouse, 15300 Lakes of Laguna Boulevard, on the third Wednesday, moving to the fourth Wednesday from January 2027. The August 19, 2026 minutes record a balanced FY2027 budget with no anticipated assessment increase; the October 21, 2026 agenda listed irrigation, lake maintenance bids and berm planting, and the calendar shows a November 18, 2026 meeting.
Recorded plat and declarations
The county legal descriptions cite the Laguna Lakes plat at Plat Book 74, Pages 1 to 8. The master association's declaration was not found online, and its leasing, pet and age provisions sit in the Lee County Clerk's official records. The CDD posts its rules of procedure, adopted February 11, 2003, and berm and swale guidelines dated March 11, 2025.
Is Laguna Lakes gated?
Laguna Lakes has a perimeter wall and fence maintained by the Laguna Lakes CDD: a wall on the north, the west and part of the south, and a fence on the east and part of the south. A staffed guardhouse and its hours were not confirmed in the records we read; ask the master association about entry.
The perimeter wall, fence and berms
The CDD's services page lists the perimeter wall, fence and berms among the district's facilities, alongside the lakes and stormwater system, and the district adopted berm and swale guidelines on March 11, 2025. Its April 30, 2021 flyer lists the clubhouse security system as an association item. Neither document describes a staffed gate.
Is Laguna Lakes a 55+ community?
Laguna Lakes has no age restriction in any public record we read, and the Laguna Lakes CDD calls the community "intergenerational." Under section 760.29(4) of the Florida Statutes, housing qualifies as housing for older persons only with a recorded instrument, at least 80 percent of occupied units with an occupant 55 or older, and published age-verification procedures.
Leasing and rental rules
Laguna Lakes leasing rules were not found in any public document. Each association's governing documents set its own rules, and the recorded declaration controls. No minimum lease term or rental cap is stated in the records we read, so request the declaration, the rules and a current estoppel certificate before buying a Laguna Lakes home to rent out.
Pets, vehicles and architectural rules
Pet, vehicle, parking and architectural rules for Laguna Lakes are not published in any public source we read. They sit in the declaration and in each association's rules and regulations, which a seller or the association can provide. Read them before an offer if you plan to keep a boat, a commercial vehicle or several pets.
What does it cost to own in Laguna Lakes?

The Laguna Lakes CDD assessment for 2026-27
The CDD's assessment page lists the 2026-27 rates (October 1, 2026 to September 30, 2027) and states they are unchanged from 2025-26. Each unit pays $955.86 for operations and maintenance plus a debt service share that depends on unit type. The county collects the assessment as a non-ad valorem line on the tax bill under section 197.3632 of the Florida Statutes.
| Laguna Lakes CDD, 2026-27 | Units | Operations and maintenance | Debt service | Total per unit |
|---|---|---|---|---|

Source: Laguna Lakes CDD assessments page, read October 28, 2026. Averaged over 12 months, the full-rate lines equal about $122 a month for a condominium and about $161 for a 70-foot lot (our arithmetic), but the assessment is billed once a year with property tax.
The CDD debt and the May 2033 payoff
The district's current debt is two Special Assessment Revenue Refunding Notes, Series 2017A-1 ($562,973, August 2017) and Series 2017A-2 ($4,200,000, February 2018), at 3.35 percent, with a final principal payment in May 2033. The FY2022 audit shows $3,713,329 outstanding at September 30, 2022 and a $32,500 reserve requirement. The notes refunded Series 2007 bonds of $6,010,000.
What continues after 2033
When the notes are paid, the debt part of each assessment ($512.11 to $972.99 per full-rate unit today) falls away. The operations and maintenance part, $955.86 per unit for 2026-27, pays for the lakes, stormwater, irrigation and perimeter wall and continues as long as the district operates. The FY2022 audit schedules $324,867 of principal for FY2027 and $395,883 for FY2033.
Association dues: what is and is not published
None of the five Laguna Lakes associations publishes its dues, and no budget, declaration or estoppel certificate with a dues figure was reachable on October 28, 2026. Dues differ by association: the master association plus Santa Barbara, Monterey or Beverly Hills for a house, or plus Pebble Beach for a condominium. Request the current budgets and the estoppel certificate during the buyer's review period.
Property taxes in taxing district 068
Every Laguna Lakes home is in Lee County taxing district 068, Iona McGregor Fire. The 2026 actual total is 13.3623 mills, down from 13.4125 in 2025; the proposed total was 13.3738 and the rollback 13.4063. Each $100,000 of taxable value costs $1,336.23 at that rate. Lee County's Tax Collector releases 2026 bills the weekend of October 30, 2026.

The Iona McGregor Fire District line
The Iona McGregor Fire District levies 2.5000 of the 13.3623 mills on a Laguna Lakes tax bill, the second-largest single line after Lee County general revenue. The district's Station 73 at 15961 Winkler Road is about 0.82 mile from the center of Laguna Lakes, and Station 75 at 15660 Pine Ridge Road is about 1.73 miles.
A worked yearly cost example (illustrative)
Take a single-family home on a 50-foot lot at the 2026 roll's median single-family taxable value of $305,446. Property tax at 13.3623 mills is $4,081.46, and the 2026-27 CDD assessment is $1,775.22, for $5,856.68 a year. This is an illustration, not a bill: association dues, insurance and other non-ad valorem lines are extra, and homestead and other exemptions change taxable value.
| Line | Yearly amount |
|---|---|
| Property tax ($305,446 x 13.3623 / 1,000) | $4,081.46 |
| Laguna Lakes CDD, 50-foot lot, 2026-27 | $1,775.22 |
| Subtotal before association dues | $5,856.68 |
At the roll's median condominium taxable value of $249,244, property tax at the same rate is $3,330.47, and adding the $1,467.97 condominium CDD line gives $4,798.44 before Pebble Beach and master association dues.
Estoppel certificates and closing documents
Under section 720.30851 of the Florida Statutes, a homeowners association may charge at most $250 for an estoppel certificate, plus $100 if expedited and up to $150 if the account is delinquent, and must deliver it within 10 business days. The CDD charges $150 for a debt payoff estoppel letter, which matters only if a buyer or seller chooses to prepay the debt share.
What amenities does Laguna Lakes have?
Laguna Lakes amenities center on the association-owned clubhouse at 15300 Lakes of Laguna Boulevard, with a fitness room, pool, wading pool, spa and billiards, plus tennis, pickleball and beach volleyball courts and a playground, according to the Laguna Lakes CDD's April 2021 flyer. The CDD maintains about 41 acres of lakes. No golf course is inside the community.
The Laguna Lakes clubhouse
The clubhouse is an association facility, paid through dues rather than the CDD assessment. The CDD's flyer lists fitness, a pool, a wading pool, a spa, billiards and a security system there. The CDD also holds its public board meetings in the clubhouse at 4:30 p.m., so owners can attend district meetings in the same building they use for the pool.
Courts and playground
The associations maintain tennis courts, pickleball courts, a beach volleyball court and a playground, per the same CDD flyer. Court rules, reservation systems and hours are association matters and are not published in the public sources we read, so ask the master association for current rules.
Lakes and reclaimed-water irrigation
The Laguna Lakes CDD runs the lake and stormwater system, a midge treatment program and irrigation distribution using reclaimed water supplied by Lee County Utilities. Because irrigation is district infrastructure, most homes do not carry a separate potable irrigation meter for lawn water. The district's October 21, 2026 agenda listed irrigation, lake maintenance bids and berm planting.
Golf near Laguna Lakes
No golf course sits inside Laguna Lakes. The City of Fort Myers owns two 18-hole public courses, Fort Myers Country Club and Eastwood Golf Course, and both welcome public play. Lee County zoning records show golf course cases for Crown Colony and Cypress Lake Country Club about 1.0 to 1.2 miles from the center of Laguna Lakes.
Is Laguna Lakes in a flood zone?
Yes. Laguna Lakes is mapped in FEMA Zone AE, a special flood hazard area, with a static base flood elevation of 9.0 feet at the community's median point on panel 12071C0418G, effective November 17, 2022. A 30-parcel sample on October 28, 2026 returned Zone AE on all 30 parcels. Lee County places Laguna Lakes in Evacuation Zone A.
FEMA zone, base flood elevation and panel
FEMA's National Flood Hazard Layer returns Zone AE, coastal floodplain subtype, at the median parcel point, with a static base flood elevation of 9.0 feet, DFIRM 12071C. In the 30-parcel sample, the condominium parcels on Belleza Way, Calle Arragon Avenue and Milagrosa Drive returned 9.0 feet, and the single-family parcels 10.0 feet except one on Paseo de Valencia Street at 9.0 feet. A sample is a screen, not a determination. Search any address at the FEMA Flood Map Service Center.
Ground elevation and the elevation certificate
USGS 3DEP elevation data (2018 lidar) puts the ground at about 6.61 feet at the median point, 4.94 feet at a northwest sample and 5.27 feet at a Pebble Beach sample, about 5 to 7 feet in all. Ground elevation is not finished floor elevation: homes sit above grade, and the elevation certificate for the exact address is the document that compares the floor with the base flood elevation.
The March 2, 2027 flood map update
FEMA's Letters of Final Determination list new flood maps for Lee County (Unincorporated Areas, community 125124) effective March 2, 2027, with the county's letter dated September 2, 2026. Laguna Lakes is in unincorporated Lee County, but whether panel 12071C0418G changes on that date was not confirmed in the records we read. Recheck the exact address on FEMA's map service after March 2, 2027.
Laguna Lakes evacuation zone
Lee County's evacuation layer returned Evacuation Zone A (storm surge zone 1) at all three points checked in Laguna Lakes on October 28, 2026. Lee County Emergency Management says Zone A is the first zone it may order evacuated. An evacuation zone measures storm surge exposure and is separate from a FEMA flood zone, so check both for an address before each storm season.
Hurricane Ian and Hurricane Milton in the CDD record
Hurricane Ian made landfall at Cayo Costa on September 28, 2022 as a Category 4 storm; the National Hurricane Center estimated surge of 5 to 8 feet above ground along the Caloosahatchee and Fort Myers and 10 to 15 feet at Fort Myers Beach. The CDD's October 26, 2022 minutes list fence repair estimates, tree removal, irrigation controller and fountain repairs and a FEMA small project application. Its October 16, 2024 minutes record Hurricane Milton toppling areca palms onto a pool screen. Ask any seller for the home's flood history, claims and elevation certificate.
Roofs, building age and My Safe Florida Home
Every Laguna Lakes home was built 2003 to 2005, so an original roof would be more than 20 years old in 2026; no public summary lists replacements, so check permits for the exact address. The My Safe Florida Home program offers a free inspection and grants of up to $10,000 for homesteaded homes built before January 1, 2008 with an insured value of $700,000 or less, per its FAQ modified May 15, 2026.
Schools near Laguna Lakes
Laguna Lakes addresses fall in the School District of Lee County's 2026-27 elementary choice Zone O, middle Zone MM and the South high school zone, sub-zone 1, on the district's proximity layers. Students choose among schools in each zone, and the district says its mapping accuracy is not guaranteed, so verify by address.
School choice zones for Laguna Lakes addresses
The district's 2026-27 layers list Heights, Rayma C. Page and Tanglewood Villas as the Zone O elementary choices; Cypress Lake Middle and Lexington Middle for Zone MM; and Cypress Lake High, Dunbar High, Fort Myers High and South Fort Myers High for South sub-zone 1. That sets the tax rate, the county building and zoning authority and the county flood insurance community. A mailing city is a postal name.

How to read the comparison table
Each count uses that community's plat names on the county roll, so it can differ from association or district totals; the Laguna Lakes CDD counts 614 units. Each community's mix of condominiums and single-family homes moves its overall median: The Landings is mostly condominiums and Laguna Lakes is mostly houses. Compare the single-family and condominium rows too. The table gives facts only and recommends none of the four.
The history of Laguna Lakes
Laguna Lakes began with Lee County Ordinance 02-033 in November 2002, which created the Laguna Lakes Community Development District on a petition by Transeastern Laguna Lakes LLC for 156.64 acres. The master and neighborhood associations were filed with the state in September and November 2003, and the county roll dates every home to 2003 to 2005.
Transeastern and the 2002 district ordinance
The ordinance names Transeastern Laguna Lakes LLC as petitioner for a district in Section 33, Township 45 South, Range 24 East. The district's own records give the ordinance date as November 26, 2002, and its FY2016 audit gives November 6, 2002. The CDD adopted its rules of procedure on February 11, 2003, before the first homes were finished.
Build-out and turnover
The CDD says the community was built out by turnover in 2005. The county roll agrees: year-built dates run 2003 to 2005 with a median of 2004, and 448 of the 610 homes date from 2003 and 2004. Every recorded Laguna Lakes sale since 2015 has been a resale, with no builder-direct sales in the county record.
Refinancing the district's debt
The district issued Series 2007 refunding bonds of $6,010,000 on September 27, 2007, at 3.75 to 5.25 percent, according to its FY2016 audit. Those were refunded by the Series 2017A-1 and 2017A-2 notes at 3.35 percent, issued August 2017 and February 2018, which carry the final principal payment scheduled for May 2033.
