The newest Eagle Ridge sale in the window was recorded September 10, 2026. No sale in the latest 12 months was builder-direct: all 25 were resales.

Why the all-homes median rose while both product medians fell

The all-homes median moved up 20.9 percent, from $442,500 to $535,000, but that is a change in the mix of sales, not a price rise. Houses were 18 of the 25 sales in the latest window (72 percent) against 16 of 30 in the prior window (53.3 percent). On the same record the single-family median fell 9.8 percent, from $610,000 to $550,000, and the condominium median fell 14.3 percent, from $280,000 to $240,000, while the number of sales dropped from 30 to 25. Compare houses with houses and condominiums with condominiums.

The Eagle Ridge price trend since 2015

The county record shows a resale market with one builder-direct sale since 2015 (in 2022). Because houses and condominiums trade at very different prices, the all-homes median swings with the mix: 2018, when 24 of 42 sales were condominiums, set the low of $183,000, and 2022 set the high of $599,000.

Source: Lee County Property Appraiser sale files by calendar year. Builder-direct is estimated as the first qualified sale within one year of the year built. The single-family median peaked at $652,500 in 2022, and the 2025 all-homes median of $370,000 reflects a year when condominiums were half of the 30 sales.

Price bands in the last 12 months

Of the 25 recorded sales, 6 closed at $300,000 or less, 1 between $300,000 and $400,000, 2 between $400,000 and $500,000, and 16 between $500,000 and $750,000. No Eagle Ridge sale in the window reached $750,000. The $500,000 to $750,000 band holds almost every single-family sale, and the condominiums cluster at $300,000 and under.

Price per square foot in Eagle Ridge

County dollars per square foot on this page use heated (living) area from the Lee County roll, not total area under roof. On that basis the 12-month median was $232 per square foot for all homes, $243 for single-family homes and $208 for condominiums, against $252 and $240 in the prior 12 months. The calendar-year peak was $254 in 2022, and the 2026 year to date sits at $230.

What the county record cannot show

The county file records the price and the date a deed was recorded. It does not record the asking price, how long the home was listed or how many homes are for sale today. Those are MLS fields, and they are being added in our next data refresh; the listing links above show current inventory now.

A median of three to eight sales is a range, not a price.

Eagle Ridge Unit 1, Unit Two and Unit Five

The Lee County parcel layer splits the single-family homes into six plats: Unit 1 (109 homes, built 1984 to 2000), Unit Two (87, 1985 to 2002), U-3 (44), U-4 (50), Unit Five (46, 1987 to 2003) and U-6 (61). Units 1, Two and Five share the county's plain "Eagle Ridge" legal group, which recorded 22 sales in 24 months at a $550,000 median. Its 11 sales in the latest 12 months, on Aeries Way Dr, Eagles Flight Ln, Twin Eagle Ln, Triple Eagle Ct, Majestic Eagle Ct and Eagle Ridge Dr, ran from $425,000 to $599,000.

Eagle Ridge U-6

U-6 is the newest plat: 61 single-family homes built 1990 to 2022 on blocks 20 to 25, with the largest median floor plan in Eagle Ridge at 2,482 heated square feet. It recorded 6 sales in 24 months at a $612,500 median, and its 4 sales in the latest 12 months ran from $500,000 to $700,000, including the highest sale of the window at 14800 Bald Eagle Dr.

Eagle Ridge Condominium

Eagle Ridge Condominium is 40 two-bedroom, two-bath units of 1,174 square feet in four two-story buildings, the first homes built in Eagle Ridge (1984 to 1986), according to the association. The county roll records 39 of the units in the plain Eagle Ridge legal group and one as "Condo Bldg 1". Its declaration was recorded December 27, 1985, per the state condominium file. No unit sale was recorded in the latest 12 months.

The Fairways at Eagle Ridge

The Fairways is 90 two- and three-bedroom condominium units in eight buildings, A to H, built 1985 to 1988, with a 1,153 square foot median heated area and its own pool and small clubhouse. It recorded 12 sales in 24 months at a $282,000 median, and 4 sales in the latest 12 months ran from $190,000 to $300,000. Its declaration was recorded December 16, 1985.

The Pines at Eagle Ridge

The Pines is 90 two- and three-bedroom condominium units in 11 buildings, each unit with a one-car garage, built 1986 to 1990, with a 1,453 square foot median heated area. It recorded 8 sales in 24 months at a $263,500 median, and 3 sales in the latest 12 months ran from $210,000 to $254,500. Its declarations were recorded from March 24, 1986 to May 16, 1990.

What the county roll says about the housing stock

Across all 617 homes the roll shows 583 with a pool (94 percent), a garage on 79 percent, a golf land view for 475 homes, and a median year built of 1987, with 425 one-story and 191 two-story buildings. Single-family homes have a 2,322 square foot median heated area (range 1,574 to 4,119) and mostly three bedrooms (259 homes) or four (128). Condominiums have a 1,174 square foot median (range 1,048 to 1,758), with 123 two-bedroom and 97 three-bedroom units.

Assessed values on the 2026 roll

The 2026 Lee County roll gives Eagle Ridge single-family homes a median just value of $512,876, a median taxable value of $281,106 and a median lot of 0.392 acre. Condominium units have a median just value of $214,847 and a median taxable value of $177,022. Taxable value is lower than just value mainly because of homestead and other exemptions, which change on a sale.

Where owners receive their tax bills

The 2026 roll lists owner mailing addresses in Florida for 465 of the 617 homes, with Illinois (22), New York (14), Ontario (14), Ohio (12), Wisconsin (12), Indiana (11) and Michigan (9) next. A mailing address is a seasonal-ownership signal from the county roll, not a statement about where anyone lives.

Eagle Ridge Lakes is a separate community

Eagle Ridge Lakes, on Eagle Ridge Lakes Drive, shares the name but not the association. It is 204 condominium units in 41 two-story buildings, declared in three phases from 1997 to 2001 and built 1997 to 2003, under its own planned development (ZAB-84-108) and master association. The Eagle Ridge Property Owners Association says in writing that Eagle Ridge Lakes is not part of its association, so its sales, fees and flood points are left out of every Eagle Ridge figure on this page.

Condominium prices by association

Over the latest 12 months The Fairways recorded 4 sales from $190,000 to $300,000 and The Pines 3 sales from $210,000 to $254,500; Eagle Ridge Condominium recorded none. Over 24 months the Fairways median was $282,000 on 12 sales and the Pines median $263,500 on 8. The Pines units are larger on the roll (1,453 square foot median against 1,153), and each Pines unit has a garage.

Condominium dues and documents

Each condominium has its own association and board, and its dues are paid to that association on top of the $228 a year Eagle Ridge Property Owners Association assessment for condominium owners. None of the three publishes its dues or budget on a public page, so we print none. Ask for the estoppel certificate, the current budget and reserve schedule, the rules and the insurance certificate before an offer.

Milestone inspections and structural reserve studies

Florida's milestone inspection law (Section 553.899) applies to condominium buildings of three or more habitable stories, and the structural integrity reserve study rule (Section 718.112(2)(g)) to buildings three stories or higher. Lee County's structures layer shows the Eagle Ridge condominium buildings at two stories, so both thresholds appear not to apply; this is our reading of the county data, so confirm it with each association.

Is Eagle Ridge Golf Club membership required?

No. Eagle Ridge Golf Club, at 14589 Eagle Ridge Drive, is privately owned and open to the public, and membership is optional: the Eagle Ridge Property Owners Association's assessment carries no golf charge. The club sells annual Platinum and Gold memberships to any golfer, and residents and visitors can also play at daily rates.

Who owns Eagle Ridge Golf Club?

Coral Hospitality lists Eagle Ridge Golf Club among the clubs it operates. Trade press reported that Coral Hospitality executives bought the 128.76-acre club for $1.87 million in spring 2015 from a Wells Fargo unit, after a 2012 foreclosure; the Lee County record shows a recorded $1,865,000 sale in March 2015 and a 2026 just value of $2,330,924 for the golf parcel.

The 18-hole course and scorecard

The course is 18 holes, par 72, designed by Gordon G. Lewis, with water in play on 17 of the 18 holes. The club's scorecard (dated June 2015) lists 6,538 yards from the Blue tees, 6,020 from the White, 5,447 from the Gold and 4,897 from the Red, with four par 3s, ten par 4s and four par 5s; the 13th is a 571-yard par 5 from the Blue tees. Homeowner property is out of bounds.

Source: Eagle Ridge Golf Club membership page, read October 28, 2026. The page heading says 2027 annual memberships while the application forms are titled 2026, so we date the prices by the day we read them. The club's 2026 forms add 6.5 percent sales tax ($8,413.50 for a single Platinum membership) and state that fees are non-refundable and paid by cash or check.

Daily rates and cart fees

The membership page lists a cart fee of $30 for 18 holes and $23 for 9. The rates page, read October 28, 2026, showed public rates of $79, $65 and $45 for October and $89, $75 and $50 for November, without stating the column labels, so check the time of day and season with the club before you book. No initiation fee, equity or food minimum is listed on the membership page.

Practice, leagues and food

The club lists a putting green, a target green, a limited-flight driving range, rental clubs and an on-site golf school. A men's league plays Monday mornings from November 2026 ($5 a week, up to 40 players) and a ladies league plays Wednesday mornings. Food is sandwiches and cold drinks plus a seasonal beverage cart; no restaurant is listed on a club page.

Other Eagle Ridge golf clubs in Florida

At least two other courses called Eagle Ridge rank for the same searches, including one in Summerfield, Florida, with different rates. They are not connected to the Fort Myers club. Check that a rate, tee time or membership page shows the 14589 Eagle Ridge Drive, Fort Myers address before relying on it.

Is Eagle Ridge a 55+ community?

No age restriction is stated in the Eagle Ridge association materials we read. The Eagle Ridge Property Owners Association's new-resident page applies the same steps to every buyer, and the county record and Sunbiz filings carry no 55+ statement. The recorded deed restrictions were not reviewed, so read them before relying on this.

What the association materials say

The association's frequently asked questions page tells potential and new residents that "All buyers must complete the New Resident Form," and lists fees and services without any age language. A community that qualifies as housing for persons 55 or older needs a recorded restriction and a published age-verification policy, and none is published here.

The document that would settle it

The ERPOA Deed of Restrictions is posted on the association's documents page (updated July 11, 2025), but the file sits behind a human-verification prompt and we did not read it. The recorded version is in the Lee County Clerk's official records. Each condominium also has its own recorded declaration, which we did not review.

Is Eagle Ridge gated?

No gate is described on the Eagle Ridge association's website, and none of its pages lists a gatehouse, guard or gate code. Lee County's road layer shows the entrance segment of Eagle Ridge Drive, Aeries Way Drive, Twin Eagle Lane and Bald Eagle Drive as county-maintained roads, and the Lee County Sheriff's Office has jurisdiction.

Roads and access

The entrance segment of Eagle Ridge Drive, from Daniels Parkway to American Colony Boulevard, is a two-lane county road with a 30 mph limit on the county layer. Eagle Ridge Lakes Drive, which serves the separate Eagle Ridge Lakes community, is a private road. Confirm access details for a specific address before relying on either.

Leasing and rental rules in Eagle Ridge

Eagle Ridge leasing rules for houses come from the Eagle Ridge Property Owners Association, which posts a "Lease Agreement Form for Homeowners" (updated July 11, 2025) on its documents page. The minimum lease term and any limit on leases per year are not published in what we could read, so ask for the form and the deed restrictions.

The ERPOA lease form

The lease form is described as "lease information for rented houses." The association says it has no application reviews or application fees for buyers, but the lease form and the deed restrictions sat behind a human-verification prompt when we read the site on October 28, 2026, so we print no lease minimum, pet rule or vehicle rule.

Condominium leasing

Leasing in The Fairways, The Pines and Eagle Ridge Condominium is governed by each condominium's own declaration and rules, which are not published on a public page. Ask each condominium board for its lease application and rules, in addition to the association's form, before signing a contract for a unit you plan to rent.

What does it cost to own in Eagle Ridge?

Eagle Ridge ownership costs come in three layers: the Eagle Ridge Property Owners Association's 2026 assessment ($722 a year for homes, $228 for condominium owners), condominium dues where they apply, and property tax at the district 047 rate. There is no Community Development District and no golf charge. Data updated: October 2026.

Cost layer Amount Period and source
ERPOA assessment, homeowners $722 a year (about $60.17 a month), including fiber internet 2026, ERPOA new-resident page

The ERPOA assessment

The association's 2026 assessment is $722 a year for homeowners, and its page says the amount "includes mandatory annual fee for Internet service through Blue Stream Fiber Optic." Condominium owners pay $228 a year to the association "plus the condo association fees that are paid directly to the condo association." No special assessment appears in the 2026 document titles we read; the minutes themselves were not read.

Estoppel, transfer and closing charges

The association lists an estoppel fee of $250 and a transfer fee of $50, both payable at closing. Florida's homeowners' association estoppel statute (Section 720.30851) caps the fee at $250 when no amount is delinquent, with $100 more for an expedited certificate. Condominium units carry a separate condominium estoppel under Section 718.116.

Condominium association dues

The three condominium associations publish no dues or budget, so we print no figure. Under Section 718.116, a buyer of a condominium unit is jointly and severally liable with the seller for unpaid assessments due at the time of transfer, and under Section 720.3085 the same applies to homeowners' association parcels. The estoppel certificate shows what is owed.

No CDD in Eagle Ridge

Eagle Ridge has no Community Development District. The 2026 Lee County millage page for district 047 lists no CDD, lighting or security district, and the county's district layers show none at the Eagle Ridge sample points. A single parcel's tax bill is the document that shows every non-ad valorem line, including the county solid waste charge, whose 2026-27 amount we did not find.

Property taxes in taxing district 047

Every Eagle Ridge home is in Lee County taxing district 047, South Trail Fire, in unincorporated Lee County. The 2026 actual total is 13.3623 mills, down from 13.4125 in 2025, and each $100,000 of taxable value costs $1,336.23 at that rate. Fire service is funded by the 2.5000-mill South Trail Fire District levy, not a separate assessment.

A worked yearly cost example (illustrative)

Take an Eagle Ridge single-family home at the 2026 roll's median taxable value of $281,106. Property tax at 13.3623 mills is $3,756.22. Add the $722 association assessment and the yearly total is $4,478.22 before insurance, utilities and any golf membership. This is an illustration, not a bill: a sale resets exemptions and taxable value, so run it with the exact home's tax bill.

Line Yearly amount
Property tax ($281,106 x 13.3623 / 1,000) $3,756.22
ERPOA assessment, homeowners $722.00
Total $4,478.22

At the roll's median condominium taxable value of $177,022, property tax at the same rate is $2,365.42, and with the $228 association assessment the total is $2,593.42 before the condominium's own dues.

Utilities and internet

The association lists Florida Power and Light for electric, Lee County Utilities for water, Sunshine Water Service for sewer and Waste Pro for trash (county Solid Waste Area 3). Homes get Blue Stream Fiber internet through the assessment; condominium owners choose their own provider. A 2019 county variance (VAR2019-00004) covers the existing wastewater plant site on Aeries Way.

Documentary stamp tax at closing

Florida charges documentary stamp tax on a deed at $0.70 per $100 of the price under Section 201.02: $3,745 on a $535,000 sale and $1,680 on a $240,000 sale. Who pays which closing costs is set by the contract. Florida also allows a 4 percent discount for paying the property tax bill in November (Section 197.162).

Who runs Eagle Ridge?

Eagle Ridge is run by the Eagle Ridge Property Owners' Association, Inc., a Florida not-for-profit filed February 1, 1983 (Sunbiz document 766790), which calls itself the master association over the homes and the three condominium neighborhoods. Its board is made up of volunteers, and each condominium has its own separate board.

The master association on record

The Sunbiz record shows the association active, reinstated April 13, 2005, with annual reports filed January 13, 2024, January 15, 2025 and January 18, 2026, and a principal address of 14501 Aeries Way Drive. The association says it does not use a management company, holds its meetings at the golf club and elects officers every two years.

The governing documents the association publishes

The association's documents page lists the Articles of Incorporation, By-Laws, Deed of Restrictions and Lease Agreement Form for Homeowners (each updated July 11, 2025), Architectural Guidelines revised October 2026, a Request for Property Addition or Alteration form for homeowners, monthly minutes from 2019 (the latest posted September 15, 2026), and the 2026 budget and reserves. Florida requires an association with 100 or more parcels to post these records online (Section 720.303), and a condominium with 25 or more units likewise (Section 718.111).

Zoning: the Eagle Ridge PUD

Lee County approved the Eagle Ridge planned unit development by resolution Z-81-345 in 1981; the county's planned developments layer shows about 370.74 acres. The home lots carry RM-2 base zoning with an Outlying Suburban future land use. Eagle Ridge Lakes sits in a separate planned development, ZAB-84-108. No change-of-use application for the golf course appeared on the county's zoning layers on October 28, 2026.

Is Eagle Ridge in a flood zone?

Eagle Ridge is mapped mostly in FEMA Zone X. On a screen of 30 random Eagle Ridge parcels against FEMA's National Flood Hazard Layer on October 28, 2026, 29 returned Zone X (minimal flood hazard) and one returned shaded Zone X (0.2 percent annual chance), with none in a special flood hazard area. The association still warns of street flooding.

The FEMA flood zone screen

The 30-point screen covered houses and condominiums across Aeries Way Dr, Twin Eagle Ln, Bald Eagle Dr, Golden Eagle Ct, Eagle Ridge Dr and the courts. The one shaded Zone X point was 14658 Aeries Way Dr. No sampled point carried a base flood elevation. A screen is not a determination; the elevation certificate for the exact home settles flood insurance.

FEMA map panels for Eagle Ridge

Eagle Ridge sits on FEMA flood insurance rate map panels 12071C0437H and 12071C0439H, both effective November 17, 2022, the map set revised after Hurricane Ian. Search any address at the FEMA Flood Map Service Center for the panel and zone of a specific home.

What the association says about flooding

The Eagle Ridge Property Owners Association's safety page says Eagle Ridge is "barely outside the Special Flood Hazard Area" and warns that "Localized flooding can be expected on streets" after heavy rain. That is the association's own caution, and it is the reason a flood quote matters even in Zone X.

The March 2, 2027 map update

FEMA's Flood Map Service Center lists new flood maps for Lee County effective March 2, 2027, six panels, and Lee County's Letter of Final Determination for its unincorporated areas (community 125124) is dated September 2, 2026. Eagle Ridge is in unincorporated Lee County. The panel numbers were not published in what we read, so check the address on FEMA's or the county's map tool before and after that date.

The Lee County flood insurance discount

Unincorporated Lee County (community 125124) is Class 5 in FEMA's Community Rating System list effective October 1, 2026, a 25 percent flood insurance premium discount for policies in the special flood hazard area. Eagle Ridge homes in Zone X are outside that area, and their policy pricing is set differently.

Eagle Ridge evacuation zone and storm surge

The association's safety page places Eagle Ridge in Evacuation Zone C and Storm Surge Zone 3. Lee County's storm surge layer puts the sample points in the category 3 surge area, and the clubhouse point in category 4. An evacuation zone measures storm surge exposure and is separate from a FEMA flood zone, so a home can be in Evacuation Zone C and Zone X at once.

Hurricanes Ian and Milton

Hurricane Ian made landfall on Cayo Costa on September 28, 2022 at 130 knots, and the National Hurricane Center put surge up the Caloosahatchee River in Fort Myers at 5 to 8 feet above ground. The association says that, at its request, Lee County lowered the canals that drain the Eagle Ridge lakes before landfall, which "resulted in only minor flooding in the streets," and that the entrance island was heavily damaged. Milton made landfall at Siesta Key on the night of October 9 to 10, 2024 as a category 3 storm, with a 5.27-foot peak above high water on the Fort Myers gauge.

Flood insurance claims in the surrounding tract

FEMA's open National Flood Insurance Program claims data for census tract 401.08, which holds Eagle Ridge and its neighbors, shows 11 claims since 1997, one of them from Ian and none from Milton, as read for our research on October 28, 2026. The tract is larger than Eagle Ridge, so treat the count as an upper bound for the community.

Building age, roofs and insurance

By the Lee County parcel layer, 599 of the 617 Eagle Ridge homes were built before the Florida Building Code took effect on March 1, 2002. Under Section 627.7011, an insurer may not refuse a policy solely because a roof is under 15 years old, and for an older roof it must allow an owner-paid inspection. Citizens asks for a four-point inspection on homes more than 20 years old, and the state wind mitigation form OIR-B1-1802 was updated effective April 1, 2026, valid up to five years.

The Citizens flood requirement

Citizens Property Insurance requires flood coverage on its wind policies even outside the special flood hazard area on a phase-in: dwellings valued at $400,000 or more from January 1, 2026, and all policies from January 1, 2027. Condominium unit-owner policies are exempt. Ask your agent how the rule applies to the exact home.

The club itself warns of construction on Daniels Parkway during 2026 and 2027.

Rezoning and permits near the entrance

Lee County case DCI2026-00019, Eagle Ridge Park, asks to rezone 2.75 acres at the Eagle Ridge Drive and Daniels Parkway entrance from CPD, PUD and EC to CPD; the county listed it as waiting on the applicant, and an earlier request (DCI2025-00027) was denied. About 1.2 miles away, Arthrex at Plantation (DCI2024-00034, 37.8 acres) was decided July 21, 2025. The Daniels Crossing Publix rebuild was finaled September 19, 2025.

How to read the comparison table

Each count uses that community's plat names on the county roll, so it can differ from association totals. Each community's mix of condominiums and single-family homes moves its overall median, so compare the single-family and condominium rows as well. The table gives facts only and recommends none of the three.

The history of Eagle Ridge

Eagle Ridge and its golf club were conceived in 1980, according to the association's history page. The first newspaper advertisement ran in April 1982, offering home sites at $18,500 and condominiums at $59,000, the association was filed with the state on February 1, 1983, and the first homes went up in April 1984.

1980 to 1990: lots, condominiums and the club

The association dates the club's opening to 1982, with golf and tennis memberships, while the county dates the clubhouse building to 1984. The first custom homes and the Eagle Ridge Condominium were built from April 1984, The Fairways opened in 1985 and The Pines began in 1986. The county roll's oldest homes date from 1984, and 445 of the 617 were built 1985 to 1989.

The golf club's ownership changes

Trade press records a long chain of club owners: Wells Fargo Bank Minnesota took the property in October 2000, it sold in December 2005 for $4.3 million to Tampa-based CT Eagle Ridge LLC, Wachovia Bank foreclosed in February 2012, and Coral Hospitality executives bought it for $1.87 million in spring 2015. Coral's own case study describes building the limited-flight driving range.

The utility, fiber and the last lot

The developer-era wastewater utility became the state-regulated Utilities, Inc. of Eagle Ridge; Florida Public Service Commission orders counted about 869 customers in 2008 and about 822 in 2012, and sewer now comes from Sunshine Water Service. In 2024 owners voted to replace cable service of more than 35 years with fiber for every house. The association says the last home lot was developed in 2022.

Did Eagle Ridge home prices go up in 2026?

Not by type. The all-homes median rose 20.9 percent, to $535,000, only because houses were a larger share of sales. For homeowners, the $722 assessment for 2026 includes the mandatory annual fee for Blue Stream Fiber internet service, according to the association.
