Five phases, one pool, one product

River's Reach was recorded as five separate condominiums on one plat (Plat Book 55, page 34), each with its own association, all on Country Creek Drive and sharing one 16.01-acre common-element pool tract. The five phases' 2026 just-value medians are within $14,400 of each other, so the phase matters less than the unit's floor, view and condition. Data updated: October 2026.

The units

Every River's Reach unit is two bedrooms with 1,125 to 1,238 heated square feet, a median of 1,237, on the Lee County roll. The Lee County parcel layer records two stories on all 220 units. They are the only condominiums in Country Creek; the other 746 homes are one-story houses and villas.

Golf comes with the condo

A River's Reach owner holds the same bundled Country Creek golf membership as a house owner, through the master association: 18 holes, par 61, a $25 member green fee for 18 holes from May to October 2026, and no initiation fee.

What does it cost to own a River's Reach condo?

River's Reach owners pay the Country Creek master association, their own River's Reach condominium association and the property tax. There is no CDD and no golf initiation. Neither association publishes its assessment on a public page, so we do not print figures we cannot source. Data updated: October 2026.

The clubhouse special assessment

The Country Creek master association levied a Clubhouse Project special assessment for the clubhouse rebuild, which began with demolition on April 13, 2026. An owner lawsuit over whether a membership vote was required (Lee County case 26-CA-000387) is open. Ask what is paid and what is due before you write an offer.

Property taxes

River's Reach is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the Estero Fire Rescue district.

Buying a condo here: estoppels, insurance and the two-story rule

A River's Reach purchase needs two estoppel certificates, one from the Country Creek master association and one from the unit's condominium association, because each can bill the unit. Florida's condominium law, Chapter 718, governs the condominium association. Data updated: October 2026.

Milestone inspections and structural reserve studies

Florida's milestone inspection (Florida Statutes section 553.899) and structural integrity reserve study (section 718.112) apply to condominium buildings three or more stories tall. River's Reach buildings are two stories on the Lee County parcel layer, so neither law appears to apply on its face. Confirm with the association and ask for its reserve schedule and any planned assessment.

Insurance

Ask the condominium association for its master insurance summary, and price an owner's HO-6 policy before the inspection period ends. My Safe Florida Home inspections are for single-family and villa homes, not condominiums. We do not quote premiums.

What to ask for before an offer

Ask for both estoppel certificates, the last two statements from each association, the condominium's current budget and reserve schedule, the master insurance summary and the status of the clubhouse special assessment.

Is River's Reach in a flood zone?

Mostly not. In a census of every Country Creek parcel against the live FEMA flood map, 0.4 percent of parcels on Country Creek Drive, where all of River's Reach sits, fell in the high-risk Zone AE; the rest were Zone X. The higher-risk parts of Country Creek follow the Estero River on other streets. Data updated: October 2026.

All of Country Creek is in Lee County evacuation Zone A.

How to check one unit

Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the association for the building's elevation certificate, and get an HO-6 and flood quote before the inspection period ends.
