The Reserve sits inside Pelican Landing, the roughly 2,365-acre gated community that WCI Communities began developing in 1989 west of US 41 on Estero Bay. Its approximately 60 low-rise condominium residences were built in 1995 and 1996 in small courtyard-style buildings.

Pelican Landing residents share a 34-acre private beach park on Big Hickory Island, reached by a 12-minute community shuttle boat across Estero Bay, plus a 12-court Har-Tru tennis center, a sailing center, kayaking and canoeing on Spring Creek, and a 14,900-square-foot community center with a fitness studio and resort-style pool. The Nest golf club, with two Tom Fazio championship courses, is a separate, optional membership.
