Domain Realty Group, the #1 team in Southwest Florida since 2012, shows homes and homesites in Lely Barefoot Beach, and the tables below are the checks we run before a first tour: what sold under each record, what the recorded declaration asks of an owner, what the flood map and the state coastal line say and what the paperwork costs. We tracked all 120 Lely Barefoot Beach parcels on the 2026 Collier roll, every Collier recorded sale on the plat since 1983 and every MLS closing of the last five years for this page.

Key takeaways for Lely Barefoot Beach buyers

  • Lely Barefoot Beach is 85 single-family homes and 8 homesites, not a condominium. The 120 roll parcels also include four tracts or common areas and the club, utility and common parcels around them.
  • Twenty homes touch Tract BF, the platted Gulf beach tract that the property owners association owns. The other 65 reach the beach through their block's private Beach Garden and that tract: 48 on interior lanes and 17 on Barefoot Beach Blvd.
  • Two price records exist. Collier County recorded 11 qualified sales in 60 months at a $8,000,000 median. The Southwest Florida MLS counted 16 closings at a $8,825,000 median, plus a 17th for 109 Curacao Ln at $15,500,000 in July 2026.
  • Position moves price. The three MLS closings on Gulf-front lots in 60 months had a $15,500,000 median. The ten on interior lanes had an $8,150,000 median. Three sales on the boulevard sit between.
  • Every sale needs the association's written approval within 30 days, and the buyer pays a Resale Assessment. A lease must run 90 days to one year, once a year, with Board approval. Read the estoppel certificate and the current rules before you write an offer.
  • All 85 homes sit seaward of Florida's mapped 1989 Coastal Construction Control Line. A rebuild, addition, pool or walkover needs a state permit, and Gulf-front rebuilds generally need an individual permit.
  • FDEP lists the beach in front of the homes as critically eroded, and its sand-placement record shows no sand placed on this stretch. Hurricanes Ian, Helene and Milton each left major erosion on Barefoot Beach.
  • About one lot in five has been rebuilt or is being rebuilt since 2015: 12 completed homes with a residence dated 2015 to 2025 and 4 more under construction on the 2026 roll.
  • A first-year tax estimate on an $8,000,000 purchase is $75,226.57 if the just value equals the price and there is no homestead, or $63,983.05 at 85 percent of the price. The Property Appraiser sets the real figure.
  • Every financed purchase here is a jumbo loan, and Citizens Property Insurance cannot write a dwelling with a replacement cost of $700,000 or more, so expect private insurance quotes.

Where is Lely Barefoot Beach, and what exactly is it?

Lely Barefoot Beach is the single-family plat inside gated Barefoot Beach: 85 homes and 8 homesites on 12 island-named lanes and Barefoot Beach Blvd, in unincorporated Collier County with a Bonita Springs mailing address. Twenty homes touch the platted Gulf beach tract, and one property owners association governs the lanes. Data updated: October 2026.

The name needs care, because several places near it share words. "Lely Barefoot Beach" is the recorded plat, and this page uses it for all 85 homes. The condominiums, the villas and the bay-side neighborhoods are different places with their own pages.

The Lely Barefoot Beach Club is not The Club at Barefoot Beach and not the Barefoot Beach Club condominium. It is the association's clubhouse and recreation club, and every owner belongs to it.

Is Lely Barefoot Beach in Bonita Springs or Naples?

The mailing address is Bonita Springs, ZIP 34134, but the land is unincorporated Collier County. The county parcel layer shows no municipal levy on any of the 120 parcels, so the City of Bonita Springs does not tax or govern them. Searchers who type Naples or North Naples mean this same Collier side of the island, and Lee County begins at the county line just north of the plat. We never call these homes Naples homes.

What are the lanes and the Beach Gardens?

The plat runs 12 short lanes west from Barefoot Beach Blvd toward the Gulf, named for islands. Each block of Unit One has a Beach Garden, a private common court that runs to the east edge of Tract BF. The 1978 declaration limits Beach Garden facilities to swimming pools, recreation, footways, landscaping and fountains, and the 2009 restatement says only the owners of the adjoining cluster may use each garden. The gardens are not open to the public.

Because every Unit One lot touches its block's garden, a Beach Garden is not a Gulf-front marker. It is how a lane home reaches the beach: through its own garden and then Tract BF.

Which Lely Barefoot Beach homes are Gulf-front?

Gulf-front here means the lot touches Tract BF, the platted beach-front tract that the association owns. By that test, 20 homes are Gulf-front, 48 are interior lane homes and 17 are Barefoot Beach Blvd homes. The test is ours, run on county parcel polygons, and a boundary survey of any one lot controls.

Table 3. Lely Barefoot Beach homes by position, with 2026 county values (Collier County Property Appraiser, 2026 roll)

Position Homes Median 2026 just value Median land just value Median lot (acres)
Gulf-front (touches Tract BF) 20 $9,459,797 $7,243,250 0.24
Interior lanes 48 $5,209,740 $2,869,688 0.13
Barefoot Beach Blvd 17 $6,586,857 $4,020,000 0.27
All homes 85 $6,586,857 not printed 0.20

Listings use a wider word. The Southwest Florida MLS "Gulf frontage" field is broader than the plat definition, and several interior and boulevard homes carry it. Treat the plat position as the definition on this page, and ask for the survey and the Beach Garden rights of any home you tour.

What is Barefoot Estates?

Barefoot Estates is the 1995 replat of Unit One Block E and Beach Garden E into seven lots (Lots 1 to 7) and a common Tract A. It is part of the same association, with its own director seat and an 11 of 136 share of costs and votes. Six homes stand on it today. Its 1995 covenants (OR 2120 PG 1745) require 2,500 square feet of air-conditioned living area, one home per lot and no wooden fences.

Those covenants also allow leases of one month, which conflicts with the association's 90-day rule. The stricter association rule is the one the Declaration sets for the whole Community, and a title search shows both documents.

Why does the association count 136 Plots for 85 homes?

The 2009 Declaration counts 136 platted Plots: 125 in Units One and Two, plus Barefoot Estates' seven lots counted as 11 shares. A share is a unit of cost and vote, not a house. The roll shows 85 homes and 8 homesites because some homes sit on two or three combined lots, and 25 pairs of Unit One lots are limited to one house per pair by developer deed restrictions that a 2011 recorded notice (OR 4679 PG 398) kept alive.

If you are buying what looks like a double lot, ask for the title commitment before you plan a second house. The Declaration also bars dividing any Plot without the association's consent.

Is Lely Barefoot Beach gated, and who owns the road?

Yes, it is inside the Barefoot Beach gate. Barefoot Beach Blvd belongs to the Barefoot Beach Master Association since the 2009 Turnover Agreement (OR 4519 PG 1839), and the 12 lanes stayed with the property owners association. The Master must staff the guardhouse 24 hours a day, seven days a week, and must restrict public parking on or beside the boulevard.

The association pays the Master for its 136 of the Master's 716 doors out of its own budget, so owners are not billed by the Master directly. Beach Gardens are common areas that the Declaration says are not dedicated to the public.

Is every one of the 85 homes in the association's recorded Community?

The recorded Community is Unit One, Unit Two and Barefoot Estates. One of the 85 homes, 246 Barefoot Beach Blvd, sits on Unit Five Tract A, which the 2009 text does not name. Ask the title commitment which documents bind that parcel. Units Three and Four, and the club and utility tracts on our roll, are not homes in the association.

What Lely Barefoot Beach homes are for sale right now?

On October 21, 2026, the Southwest Florida MLS showed 2 Lely Barefoot Beach homes active, asking $14,900,000 and $11,575,000, and 1 pending at $7,975,000. Listing sites on October 28 showed two new asks, $16,950,000 and $16,995,000. The search below shows live inventory. Data updated: October 2026.

Months of supply are 7.5 on the 60-month closing pace (2 active divided by 16 closings over 60 months, or 0.27 a month) and 12 on the 24-month pace (2 divided by 4 closings over 24 months, or 0.17 a month). With 16 and 4 closings behind them, treat both as a rough guide and not a forecast. The median of the two MLS asks is $13,237,500, the average of $14,900,000 and $11,575,000.

105 Saint Eustacius Ln Active, new construction, about October 22 Interior $16,995,000 6,072 $2,799 4 stories, elevator, private pool

The two Table 5 asks are above every closing in the five-year MLS pull, whose high is $16,100,000. Ask per square foot is the ask divided by the living area each listing shows. We do not link listing sites, and the IDX search below is the live record.

What do the current listings say?

The remarks below are listing records, which are supporting and not a county or association record. We leave out the listing brokers, and listing dates are from October 28, 2026.

  • 99 Saint Lucia Ln, $14,900,000. A 3-story home with a private infinity pool and spa and a metal roof, listed since January 13, 2026 and cut from $16,900,000, which is $2,000,000. The listing gives 2024 as the year built. County records show a new-home permit issued March 2, 2022 with a declared value of $2,500,000, and the lot sold for $4,125,000 on February 19, 2021 and $4,500,000 on September 21, 2021.
  • 101 Jumento Cay Ln, $11,575,000. The largest MLS living area on the plat, 9,399 square feet, in a 5-story home with an elevator, a metal roof and the Beach Garden community pool. The listing gives 2012 as the year built.
  • 104 Kaula Ln, $7,975,000, pending. A 4-story home with an elevator and the Beach Garden community pool, cut from $8,295,000, which is $320,000. The listing gives 2000 as the year built with a 2024 renovation, and the county issued a $1,661,000 alteration permit on July 13, 2023.
  • 110 Kaula Ln, $16,950,000. A Gulf-front, 4-story home on a double lot (Block K Lots 1 and 2) with an elevator, a private pool, a tile roof and a pier foundation. The listing gives 2013 as the year built. It closed on the MLS at $15,500,000 on December 14, 2021, so the new ask is 9.4 percent higher ($1,450,000 divided by $15,500,000).
  • 105 Saint Eustacius Ln, $16,995,000. New construction on a lot bought for $7,500,000 on April 29, 2022 and demolished October 17, 2022. The county roll shows the new residence finished in 2025, and the state issued a coastal permit for it on August 22, 2023. The listing shows 4 stories, an elevator and a private elevated pool.

Remarks that call an interior lane home "Gulf frontage" or "on the Gulf beach" describe beach access through the block's Beach Garden. Use the plat position in Table 3.

How do asking prices compare with what sold?

Asking prices have run ahead of closings recently. The 60-month MLS median sold-to-list ratio is 95.5 percent, but the last 12 months show 86.2 percent, and the median days on market rose from 48 days over 60 months to 133 days over 12. Two of the four closings in the last 12 months took 167 and 240 days.

For example, 108 Hispaniola Ln closed June 30, 2026 at $5,500,000, which was 80.3 percent of a $6,850,000 list price after 240 days. 104 Bonaire Ln closed October 30, 2025 at $7,250,000, or 80.6 percent of $8,995,000, after 167 days. At the other end, 205 Barefoot Beach Blvd closed September 29, 2026 at $8,850,000, 95.7 percent of $9,250,000, with no days on market recorded.

Are homesites for sale in Lely Barefoot Beach?

The 2026 roll holds 12 vacant-coded parcels. Four are tracts or common areas: Tract BF, two Beach Gardens and a tract at 276 Barefoot Beach Blvd. The other 8 are homesites, and 2 of those are under construction (112 Anguilla Ln and 104 Guadeloupe Ln), which leaves 6 vacant homesites. Only one vacant-lot sale was qualified in 60 months, $4,500,000 on May 30, 2023.

Table 6. The 6 vacant homesites on the 2026 Collier roll

Parcel Acres 2026 land just value Note
108 Bonaire Ln 0.111 $2,408,500 House demolished June 7, 2022; offered as land on a listing site on October 28, 2026, ask not printed
101 Curacao Ln (Block B Lots 9 and 10) 0.238 $5,190,500 House demolished February 22, 2021; no new-home permit in the posted files
103 Saint Eustacius Ln 0.159 $3,453,000 No permit found
Block C Lot 2 (no address) 0.059 $1,311,500 Platted lot
Block G Lot 2 (no address) 0.077 $1,675,500 Platted lot
Block I Lot 4 (no address) 0.081 $1,769,065 Platted lot

Several of these parcels carried houses at their last sales, so they are teardown purchases, not land sales. Whether the three smallest lots are buildable alone under the planned unit development and the Declaration is not confirmed, so ask the county and the association before you offer. The state coastal line, the sale approval and the architectural review all apply to a lot as they do to a home. For other land around the city, see Bonita Springs land for sale.

The 60-month median is the midpoint of the eighth and ninth sorted prices, ($8,800,000 + $8,850,000) / 2 = $8,825,000. The pull missed one closing: 109 Curacao Ln closed on the MLS July 10, 2026 at $15,500,000 with 6,400 square feet of living area (a supporting listing record), and the county recorded it July 7, 2026 at $15,500,000 as qualified. With it the count is 17 and the median is the ninth sorted price, $8,850,000. The per-square-foot figures use MLS living area, never the county's ground-floor figure.

109 Curacao Ln, Gulf-front (supporting) 1 $15,500,000 not printed one closing 2026-07-10

The Gulf-front median is the middle of three closings, so it is a thin number. The interior median is the average of the fifth and sixth sorted prices, ($7,800,000 + $8,500,000) / 2 = $8,150,000. Adding 109 Curacao Ln makes four Gulf-front closings with a $15,500,000 median.

Why do the county and MLS counts differ?

The county's qualified file screens for arm's-length sales, and the MLS records every listed closing. Of the 16 MLS closings, 8 match a county qualified sale and 8 are recorded deeds the county did not qualify: 104 Anguilla Ln, 105 Curacao Ln, 104 Guadeloupe Ln, 105 Jumento Cay Ln, 110 Saint Eustacius Ln, 105 Saint Eustacius Ln, 105 Bonaire Ln and the 2026 deed at 205 Barefoot Beach Blvd. Three county qualified sales are not in the MLS pull: 209 Barefoot Beach Blvd, 103 Jumento Cay Ln and 109 Curacao Ln.

An unqualified deed is a recorded transfer the county did not pass through its screen, and we never use one for a county median. Where two records differ we print both. The 205 Barefoot Beach Blvd MLS closing of September 29, 2026 is $8,850,000, and the county recorded an unqualified deed September 21, 2026 at $8,700,000 (OR 6634 PG 1330). The two records differ by $150,000, and the deed image settles it.

How much more do Gulf-front homes sell for?

On MLS closings, Gulf-front homes sold at about 1.9 times the interior median: $15,500,000 against $8,150,000 (a ratio of 1.90), and $3,056 against $1,477 per MLS square foot. The county's 2026 land values show the same direction: a $7,243,250 median land value for Gulf-front lots against $2,869,688 for interior lots, a ratio of 2.52.

Three Gulf-front closings are few, and each was a different year and lot. Size does not explain the gap, because the Gulf-front MLS living areas we have (4,688 to 6,400 square feet) overlap the interior range (3,320 to 9,399). What separates the groups is land and position.

What do the most recent sales tell a buyer?

The newest records show a wide range. 109 Curacao Ln, a Gulf-front home, closed July 2026 at $15,500,000. 108 Hispaniola Ln closed at $5,500,000 after 240 days and was demolished on a permit issued July 16, 2026. 105 Felipe Ln, in Barefoot Estates, closed April 24, 2026 at $7,800,000 after 99 days, with 8,255 square feet of MLS living area, the lowest price per square foot on the list at $945. 205 Barefoot Beach Blvd resold at $8,850,000, against $8,000,000 in November 2021.

Repeat sales show direction without a forecast. 110 Kaula Ln sold for $3,600,000 in November 2011 and $15,350,000 in December 2021. 104 Bonaire Ln sold for $4,950,000 in January 2015 and $7,250,000 in October 2025. 205 Barefoot Beach Blvd sold for $4,000,000 in May 2017, and a state coastal permit for decks and balconies followed that December. Some homes were renovated or rebuilt between sales, so a repeat sale compares two different houses.

How have Lely Barefoot Beach prices moved since the 1980s?

Collier recorded 215 qualified single-family sales on the plat across all history in the county index, from $81,000 in 1983 to $15,500,000 in 2026. The table prints a median only where the county file does, which is 5 or more sales in a year. The busiest year on record was 2021, with 17 qualified sales.

Years with no row, 2023 and 2024, had no qualified single-family sale, although the county recorded unqualified deeds in both years (Table 10). The table is a record of what recorded, not an index. Early sales were of smaller homes and some lots with houses of other eras, and the prices are not adjusted for inflation or renovation.

What does the county value Lely Barefoot Beach homes at?

The 2026 Collier roll puts the median just value of the 85 homes at $6,586,857, from $2,264,159 to $15,245,478. For the same homes the 2025 median was $6,542,677, and the median parcel-level change from 2025 to 2026 is minus 7.0 percent, from minus 16.4 percent to plus 101.3 percent, the top end being a rebuilt home. Just value is an assessment as of January 1, not a price.

Recent sales sit above the roll. The two homes sold in late 2025 and re-valued on January 1, 2026 came back at 86.9 percent of price (209 Barefoot Beach Blvd, $5,211,786 on a $6,000,000 sale) and 84.1 percent (104 Bonaire Ln, $6,098,906 on $7,250,000). The three 2026 sales carry pre-sale values of 72.0, 59.3 and 65.2 percent of price (105 Felipe Ln, 108 Hispaniola Ln and 109 Curacao Ln), and the Property Appraiser re-assesses them on January 1, 2027. Of the 85 homes, 49 carry a homestead exemption.

How many Lely Barefoot Beach homes have been rebuilt?

On the 2026 Collier roll, 12 of the 85 Lely Barefoot Beach homes carry a residence row dated 2015 to 2025, and 4 more are under construction, so 16 of the 85 homesites, about 1 in 5, hold a new or rising home. Four teardown pairs below show a sale followed by a demolition permit. Data updated: October 2026.

Which Lely Barefoot Beach homes were torn down after a sale?

Four sales on the plat are followed by a recorded demolition. In each case the date pair comes from the county deed index and the county permit files, so the order is a record and not an inference about intent.

Table 12. Sale, then demolition (Collier recorded sale and permit dates)

Address Sale Price Demolition permit What followed
104 Guadeloupe Ln 2023-02-27 $8,900,000 2023-03-30 New home under construction on the 2026 roll, declared value $8,000,000, issued 2024-02-09
108 Bonaire Ln 2021-07-12 $4,900,000 2022-06-07 Vacant homesite on the 2026 roll
105 Saint Eustacius Ln 2022-04-29 $7,500,000 2022-10-17 New home finished 2025, listed October 2026 at $16,995,000
108 Hispaniola Ln 2026-06-29 $5,500,000 2026-07-16 Permit file only; no new-home permit posted yet

The $8,900,000 sale at 104 Guadeloupe Ln also appears in the MLS list with 7,041 square feet, the house that was later demolished. That is why the MLS price per square foot for a teardown is not a guide to what a buyer paid for the home: the buyer paid for the lot.

What are the new Lely Barefoot Beach homes like?

The 12 completed homes with a residence row dated 2015 to 2025 are 225 Barefoot Beach Blvd (2015), 229 Barefoot Beach Blvd (2015), 110 Inagua Ln (2016), 246 Barefoot Beach Blvd (2016), 227 Barefoot Beach Blvd (2017), 105 Curacao Ln (2018), 109 Kaula Ln (2019), 107 Dominica Ln (2020), 110 Dominica Ln (2022), 217 Barefoot Beach Blvd (2022), 99 Saint Lucia Ln (2024) and 105 Saint Eustacius Ln (2025). By position they split 3 Gulf-front, 4 interior and 5 boulevard.

Listing records for the newest homes show 3 to 5 stories with an elevator, which is a design response to the flood elevations in the flood section below. A residence row date is the county's year for the improvement and not a certificate-of-occupancy date, so ask for the permit file on any home you consider.

Which Lely Barefoot Beach homes are under construction?

Four homes appear on the 2026 roll as under construction and not yet valued. The declared value on a permit is the applicant's figure at issue, and we call it a declared construction value and never a cost.

Table 13. Homes under construction on the 2026 Collier roll

Address Declared construction value Permit issued
112 Bonaire Ln $10,000,000 2022-10-20
110 Hispaniola Ln $10,400,000 2024-09-16
104 Guadeloupe Ln $8,000,000 2024-02-09
112 Anguilla Ln $8,200,000 2024-10-16

Two of those four (112 Anguilla Ln and 104 Guadeloupe Ln) sit among the 8 homesites on the roll, while 112 Bonaire Ln and 110 Hispaniola Ln are carried as homes under construction. The 112 Bonaire Ln permit was issued more than four years ago, so a long build is a fact of the plat and a reason to read any new-home timeline closely.

What did Hurricane Ian do to Lely Barefoot Beach on the county roll?

Hurricane Ian made landfall as a Category 4 storm on September 28, 2022. On the 2023 roll, 7 Lely Barefoot Beach homes lost more than 50 percent of their improvement value and 29 lost 20 to 50 percent. The county issued 16 single-family alteration permits of $250,000 or more in 2023, against 3 in 2021 and 5 in 2022.

These are floors, because some permit types do not reach the index. The National Hurricane Center put inundation at 8 to 12 feet in the Bonita Beach, Bonita Springs and North Naples area, which is an area figure and not a reading at any one lot.

What does a Lely Barefoot Beach owner sign up for?

Lely Barefoot Beach owners join a property owners association under a recorded 2009 Declaration (OR 4430 PG 3692). The Board approves each sale within 30 days and each lease of 90 days to 1 year, one lease a year, and the association pays a Master Association for 136 Plots. No dollar dues are recorded. Data updated: October 2026.

Does the Lely Barefoot Beach association approve sales?

Yes. Under the 2009 Declaration the Board must approve a sale within 30 days. If it disapproves and the seller demands it, the association must deliver an approved buyer who pays the same price in cash within 30 days, or the sale is deemed approved, so the clause works like a right of first refusal. Gifts and inheritances also need approval. Ask your agent to send the approval request with the contract, and make the approval a contract condition. A 30-day clock sits inside most closing timelines, so the contract date and the approval date need to line up.

Can you rent a home in Lely Barefoot Beach?

The Declaration allows leases of 90 days to 1 year, one a year, with Board approval. Collier's registration rule applies to rentals under 30 days (Ordinance 2021-45), so a compliant 90-day lease falls outside it. The state and Collier tourist taxes still apply to short leases, as the leasing tax section below explains. Confirm the current rule with the association before you plan on rental income.

What are the HOA fees in Lely Barefoot Beach?

No dollar dues are recorded in the files we hold. The structure is an annual Base Assessment collected quarterly at 1/136 per Plot, and the association pays the Master Association for 136 of 716 doors. Listings dated October 2026 state quarterly dues of $3,903 to $6,124.01, which varies by listing, and the estoppel certificate (Florida Statutes 720.30851) is the binding figure. The estoppel is due within 10 business days and carries a base fee of up to $250.

What is the Lely Barefoot Beach Resale Assessment?

Section 7.10 of the Declaration, added by the amendment at OR 4586 PG 823 on July 14, 2010, sets a Resale Assessment on a purchase. The buyer pays it, it is non-refundable, the Board sets the amount, and family, estate-planning and co-owner transfers are exempt. The dollar amount is not in the files we hold, so we print none. Ask for it in writing with the estoppel before you remove contingencies.

What is the Lely Barefoot Beach Club?

Under the 2009 Declaration, every owner is automatically a member of the Lely Barefoot Beach Club, a social club owned by the association, and membership is mandatory and cannot be separated from the Plot. The association's property list includes a clubhouse on Tract B at 218 Barefoot Beach Blvd. It is not The Club at Barefoot Beach and not the Barefoot Beach Club condominium. No dollar fee for it is recorded.

Can the Lely Barefoot Beach rules change?

Yes. The Declaration can be amended by a Board-initiated majority or by 75 percent of owners otherwise, and the term runs to 2039-02-26 with 10-year renewals. Fines follow the 2009 text ($100 per violation) and the hearing procedure Florida added in 2024 (HB 1203, Florida Statutes 720.305), which applies over the older text.

What rules cover pets, vehicles and garages in Lely Barefoot Beach?

The Declaration lists dogs, cats and birds in reasonable numbers, leashed, a two-car enclosed garage on each home, and boats and trailers kept no longer than 48 hours unless enclosed. Time-shares are banned and a Plot cannot be subdivided without consent. Architectural review applies to every exterior change.

What does it take to build or rebuild in Lely Barefoot Beach?

All 85 Lely Barefoot Beach homes sit seaward of the 1989 Collier Coastal Construction Control Line, so new work needs state coastal review as well as county permits and association approval. Florida DEP records 172 permit records on these addresses from 1982 to 2026. The county also runs a second coastal review. Data updated: October 2026.

Table 16. Coastal lines by position (our geometry test on county and state layers)

Position Homes Seaward of the 1989 CCCL 2010 general permit line crosses Wholly landward of the general permit line County coastal line LiMWA touches
Gulf-front 20 20 18 0 20 0
Interior lane 48 48 2 46 1 11
Barefoot Beach Blvd 17 17 0 17 0 9

Two Gulf-front lots, 108 Curacao Ln and 114 Anguilla Ln, lie wholly seaward of the general permit line.

What is the coastal construction control line?

The Coastal Construction Control Line is a state line that sets where Florida DEP reviews construction near the beach. The line that applies here is the 1989 Collier line. In Table 16 every one of the 85 homes sits seaward of it. Work seaward of the line needs a state permit before the county issues a building permit.

Does a general permit or an individual permit apply?

The 2010 general permit line (Florida rule 62B-34.160) marks where a lighter state review can apply. In Table 16, the line crosses 18 Gulf-front lots and 2 interior lots, and 63 homes sit wholly landward of it. Florida DEP's records on these addresses split into 103 individual permits, 41 general permits and 28 field permits.

The THIRTY_YEAR_EROSION field reads NO on all 172 records. FDEP reviews against a 30-year erosion projection, not a 50-year one.

Which approvals does a Lely Barefoot Beach project need besides the state's?

The Declaration requires association architectural approval for every exterior change, with a two-car enclosed garage on each home. The county adds a second review tied to its own coastal construction line, and we could not verify the distance for that line, so we do not print one. Lely Barefoot Beach sits in county planned unit development 132, active, amended by county ordinances through 2019-44. We print no height or setback number here. Confirm with a Collier zoning verification letter before you design.

What must a Lely Barefoot Beach seller tell a buyer about the coast?

Florida Statutes 161.57 requires a seller of property partly or wholly seaward of the control line to give the buyer a coastal disclosure at or before signing the contract, and a survey or affidavit showing the line at or before closing, unless the buyer waives it in writing. Florida Statutes 689.302 adds a flood disclosure, and 720.401 gives a buyer a 3-day right to cancel after receiving the HOA disclosure summary. Your agent should put all three in the contract timeline.

What building-code rules apply to a Lely Barefoot Beach home?

Florida Building Code section 3109 covers coastal construction, and the 9th edition of the code takes effect on December 31, 2026. A permit application date can decide which edition governs, so ask the county which edition applies to a given project before you buy a teardown.

Are there height limits in Lely Barefoot Beach?

The planned unit development and the county rules set height, and we print no number because the files do not give a verified one. Listing records show 3 to 5 stories on current homes. Ask for a Collier zoning verification letter that states the height limit and setbacks for the exact lot.

What should Lely Barefoot Beach buyers know about flood zones, the beach and storms?

Every Lely Barefoot Beach home sits in a FEMA Special Flood Hazard Area. All 20 Gulf-front lots are touched by a VE polygon, and 18 of the 20 by a VE 15 or 16 polygon on the beach side. The map panels took effect February 8, 2024, and the whole plat is in Evacuation Zone A. Data updated: October 2026.

Table 18. FEMA base flood elevation at the home center, by position (NAVD88 feet, FIRM effective 2024-02-08)

Position Homes VE 13 VE 12 AE 12 AE 11 AE 10
Gulf-front 20 16 2 1 1 0
Interior lane 48 0 1 1 37 9
Barefoot Beach Blvd 17 0 0 0 6 11

These counts come from the zone at each home's center point. No home is outside the Special Flood Hazard Area, and a lot can be touched by more than one zone. The elevation that governs a given home is on its elevation certificate and the FEMA panel, so treat Table 18 as a summary and not an address list.

Which flood map covers Lely Barefoot Beach?

Two FIRM panels, effective February 8, 2024, cover the plat: 12021C0179J covers 79 homes and 12021C0178J covers 6. The 2024 map lowered some lane elevations. For example, 99 Saint Lucia Ln was VE 14 and is now AE 11. Look up any address in FEMA's flood map service.

What do elevation certificates show for Lely Barefoot Beach homes?

At least one elevation certificate is on file for 62 of the 85 addresses. As one example, the 2024 certificate for 99 Saint Lucia Ln shows a lowest horizontal member of 18.3 feet NAVD88, about 7 feet above AE 11. That is one house and not an average, so request the certificate for the home you want.

Which Lely Barefoot Beach homes are in the Limit of Moderate Wave Action?

The LiMWA line touches 20 lots, 11 interior and 9 boulevard, and none of the Gulf-front lots. It marks where the code can apply stricter construction rules to wave-prone areas. Ask the county which rules apply to the exact lot.

Is the beach eroding at Lely Barefoot Beach?

Florida DEP's August 2025 list shows Collier monuments R1 to R9, 1.6 miles, as critically eroded. No sand was placed on R-1 to R-5, and all 7 placements from 2003 to 2020 were at R11 to R16. DEP's 2025 plan recommends a dune project of 36,948 cubic yards, and we could not verify whether it was built. Hurricanes Ian, Helene and Milton each left Condition IV erosion at R1 to R16.

What is the Lely Barefoot Beach evacuation zone?

The whole plat sits in Evacuation Zone A, the first zone Collier orders out when a storm threatens. Check the county's current evacuation map and your insurer's notice terms before storm season.

What are the sea turtle lighting rules at Lely Barefoot Beach?

Sea turtle nesting season runs May 1 to October 31. Lights visible from the beach must be off after 9 p.m. or shielded. Dune walkovers on five Beach Garden parcels were permitted in October 2023, and a walkover that crosses the dune also needs state approval.

How do Lely Barefoot Beach owners reach the beach and the water?

Lely Barefoot Beach owners reach the Gulf by private beach access over Tract BF, 5.18 acres owned by the property owners association, and by the Beach Gardens in each block. The public Barefoot Beach Preserve is 0.9 mile and 3 minutes away. A 25-slip dock lease on Little Hickory Bay serves some owners. Data updated: October 2026.

Who owns the beach at Lely Barefoot Beach?

Tract BF is 5.18 acres and is owned by the property owners association under a 2007 court judgment in case 06-0627-CA, with deeds at OR 4182 PG 260 and OR 4298 PG 3450. The tract is the dry-sand strip the Gulf-front lots touch. Public beach access is governed by Florida law and by the posted rules, so ask the association what it allows and where.

Can Lely Barefoot Beach owners dock a boat?

The association holds a 25-slip dock lease on Little Hickory Bay, running from July 9, 2025 to July 9, 2035 (OR 6629 PG 1577). Slips are limited to owners in Unit One, Unit Two and Barefoot Estates and transfer by recorded certificates approved by the association and the dock association. A slip does not come with a home unless the contract and a recorded certificate say so. There are no private docks on the Gulf lanes. We did not test 246 Barefoot Beach Blvd for water frontage.

How far is the Barefoot Beach Preserve from Lely Barefoot Beach?

The Preserve is 0.9 mile and 3 minutes from the middle of the lanes. It covers 342 acres, opens from 8 a.m. to sunset, charges $10 to park without a Collier beach sticker and does not allow dogs. Fees and hours are as of October 2026, so check the county parks page before you go.

Who provides fire service and schools at Lely Barefoot Beach?

North Collier Fire Control and Rescue District serves the plat, from Station 43 at 16325 Vanderbilt Dr. The assigned schools in the records are Naples Park Elementary, North Naples Middle and Gulf Coast High, and you should confirm them by address with the district. Water is Collier County utility territory. The sewer and electric providers are not confirmed in the records we read, so ask the seller for recent bills.

What does it cost to own a Lely Barefoot Beach home each year?

The 2026 Collier millage on Lely Barefoot Beach is 9.3696 mills plus a $269.77 solid waste assessment. On an $8,000,000 just value that is a first-year bill of about $75,226.57 for a non-homestead owner. Each $100,000 of just value adds $936.96. Dues are separate, and no dollar figure is recorded. Data updated: October 2026.

Table 20. First-year property tax estimates at three values (2026 millage of 9.3696 plus $269.77)

Case $5,000,000 $8,000,000 $16,000,000
A. Non-homestead, just value equals price $47,117.77 $75,226.57 $150,183.37
B. Non-homestead, just value 85% of price $40,090.57 $63,983.05 $127,696.33
C. Homestead, just value equals price $46,745.60 $74,854.40 $149,811.20
D. Homestead, just value 85% of price $39,718.40 $63,610.88 $127,324.16
E. Homestead plus $500,000 portability $42,060.80 $70,169.60 $145,126.40
A, paid in November (4% discount) $45,233.06 $72,217.51 $144,176.04

The homestead exemption saves $372.17 against the non-homestead bill at any of these values. Case B and D assume the Property Appraiser sets just value at 85 percent of the price, which is a modeling choice from the roll-to-price ratios above and not a prediction.

Table 21. 2026 tax by taxing authority at an $8,000,000 just value (millage times value)

Levy Amount
General Fund $24,085.60
Municipal service taxing unit (MSTD) $5,475.20
Water Pollution Control $196.80
Conservation Collier $1,417.60

Mosquito control $1,064.80
North Collier Fire $8,000.00
Total ad valorem $74,956.80
Plus solid waste assessment $269.77
Bill $75,226.57

The 2026 actual bills on the roll have a median of $50,399.21 for all 85 homes, $38,400.37 for the 49 homestead homes and $63,526.44 for the 36 non-homestead homes. Bills are mailed about October 31 and due November 1. Discounts run 4, 3, 2 and 1 percent for payment in November through February, and the bill is delinquent April 1 with a 3 percent penalty. Florida Statutes 197.222 lets an owner apply for an installment plan by April 30.

How does the homestead exemption work in Lely Barefoot Beach?

The homestead exemption is $25,000 plus an additional $26,411 on the 2026 roll. The Save Our Homes cap limits annual assessed value growth to 2.7 percent in 2026, and portability carries up to $500,000 of the cap to a new Florida homestead. A non-homestead home has a 10 percent cap that does not apply to the school levy. Florida Statutes 689.261 requires a warning to a buyer that the tax bill can rise after a sale.

What are the closing costs on a Lely Barefoot Beach home?

State-set costs are the large items. Deed stamps are 0.70 percent of price, the loan taxes are 0.55 percent of the loan, and the owner's title premium follows the state rate card. Recording is $10 for the first page and $8.50 for each added page.

Table 22. State-set closing costs at four prices (loan at 80 percent)

Item $5,000,000 $8,000,000 $8,825,000 $16,000,000
Deed stamps (0.70%) $35,000 $56,000 $61,775 $112,000
Owner's title premium $15,075 $21,825 $23,681.25 $38,325
Loan at 80% $4,000,000 $6,400,000 $7,060,000 $12,800,000
Loan taxes (0.55%) $22,000 $35,200 $38,830 $70,400

Who pays each item is set by the contract and local custom. At $8,000,000 with a mortgage, the buyer's state-set total is the title premium plus the loan taxes: $21,825 + $35,200 = $57,025, and about $57,050 once recording is added. These figures are as of October 2026, and a title agent's closing estimate settles the number.

How does financing work on a Lely Barefoot Beach home?

The 2026 Collier conforming loan limit is $832,750, and every price in the 60-month record is far above what a conforming loan can fund. The lowest closing, $5,500,000, at 80 percent is a $4,400,000 loan, about 5.28 times the limit ($4,400,000 divided by $832,750). A conforming-only loan at 80 percent funds a price of only $1,040,938. A loan as a multiple of the limit is 4.8 at $5,000,000, 7.7 at $8,000,000 and 15.4 at $16,000,000. Buyers use jumbo loans, portfolio loans or cash, and the 2026 cash share on the plat is not in the files.

What insurance does a Lely Barefoot Beach home need?

A lender requires flood insurance in a Special Flood Hazard Area, and every home on the plat is in one. The National Flood Insurance Program covers a building up to $250,000 and contents up to $100,000, so full structure coverage on an $8,000,000 home means private or excess flood insurance. Citizens Property Insurance is not available when the replacement cost is $700,000 or more (Florida Statutes 627.351). Collier County holds Community Rating System Class 5, and the source we used lists a 25 percent flood discount for it, a figure we flag as inferred and not re-read. We print no premiums.

What taxes apply when you rent a Lely Barefoot Beach home?

A compliant 90-day lease is outside Collier's registration rule for stays under 30 days (Ordinance 2021-45). Leases of 6 months or less owe the 5 percent Collier tourist tax plus the 6 percent state tax, 11 percent in total, and 12 percent if the November 3, 2026 ballot question passes. Ask a tax adviser how the rules apply to a specific lease.

What is FIRPTA, and when does it apply to a Lely Barefoot Beach sale?

The Foreign Investment in Real Property Tax Act requires a buyer to withhold 15 percent of the price when the seller is a foreign person, unless an exception applies. That is $750,000 at $5,000,000, $1,200,000 at $8,000,000 and $2,400,000 at $16,000,000. A title agent handles the withholding paperwork, and an IRS withholding certificate can reduce it.

What is on the November 3, 2026 ballot for Lely Barefoot Beach owners?

Two items are on the November 3, 2026 ballot: Amendment 3 and a Collier tourist-tax question. We state them neutrally. Both are on the ballot, and the results will be known after November 3. We do not predict the outcome.

Collier County recorded 11 qualified single-family sales in the five years to October 2, 2026, at an $8,000,000 median, from $5,500,000 to $15,500,000. The Southwest Florida MLS counted 16 closings at an $8,825,000 median over the same five years. The two layers differ because the county screens out some deeds.

How many Lely Barefoot Beach homes are on the Gulf?

Twenty of the 85 homes are Gulf-front, meaning the lot touches Tract BF, the association's beach strip. Another 48 are on interior lanes and 17 are on Barefoot Beach Blvd. The positions come from our own geometry test on county parcel boundaries and are not a county or association label.

Does the Lely Barefoot Beach association approve sales?

Yes. Under the 2009 Declaration the Board approves a sale within 30 days, and if it disapproves at the seller's demand it must supply an approved cash buyer at the same price or the sale is deemed approved. Your agent should send the approval request with the contract and make approval a contract condition. The 30-day clock is inside most closing timelines, so line up the contract date and the request date at the start.

Can I rent my Lely Barefoot Beach home?

The Declaration allows leases of 90 days to 1 year, one lease a year, with Board approval. A compliant 90-day lease is outside Collier's registration rule for stays under 30 days. The state and Collier tourist taxes can still apply to leases of 6 months or less, so confirm the details before you plan rental income.

The buyer pays it, it is non-refundable and the Board sets the amount, with family, estate-planning and co-owner transfers exempt. The dollar amount is not in the files we hold. Ask for it in writing with the estoppel certificate.

Is every Lely Barefoot Beach home in the association?

Not every home is clearly named in it. The recorded Community covers Unit One, Unit Two and Barefoot Estates, and 246 Barefoot Beach Blvd sits on Unit Five Tract A, which the 2009 text does not name. Ask the association and the title commitment whether any home you consider is a member, and what it owes, before you make an offer.

Do I need flood insurance in Lely Barefoot Beach?

A lender requires it because every home is in a Special Flood Hazard Area. A licensed agent's quote for each address settles cost.

Can Citizens insure a Lely Barefoot Beach home?

Citizens Property Insurance is not available when replacement cost is $700,000 or more under Florida Statutes 627.351. Homes on this plat have replacement costs above that, so owners use the private market. Ask an independent insurance agent for wind and flood quotes before you remove contingencies.

Florida DEP has 172 permit records on these addresses since 1982, 103 of them individual permits. The county adds a second review, and the association's architectural committee approves every exterior change.

Six vacant homesites are on the 2026 roll, from 0.059 to 0.238 acre, with 2026 land just values from $1,311,500 to $5,190,500. Two more homesites have homes under construction. Only one vacant-lot sale was qualified in 60 months, $4,500,000 on May 30, 2023.

Are sea turtle lighting rules in effect in Lely Barefoot Beach?

Yes. Sea turtle nesting season runs May 1 to October 31, and lights visible from the beach must be off after 9 p.m. or shielded. Ask the county and the association how the rule applies to the exact lot, particularly when you plan new exterior lighting or a pool.

What are the deed stamps on a Lely Barefoot Beach purchase?

Florida deed stamps are 0.70 percent of price: $35,000 at $5,000,000, $56,000 at $8,000,000 and $112,000 at $16,000,000. Loan taxes are 0.55 percent of the loan, which is $35,200 on a $6,400,000 loan. Who pays each is negotiable, so check the contract and the title agent's estimate.

Can I get a conforming loan on a Lely Barefoot Beach home?

Not for the price alone. The 2026 Collier conforming limit is $832,750, and even the lowest five-year closing, $5,500,000, at 80 percent is a $4,400,000 loan, about 5.28 times the limit. Buyers use jumbo or portfolio loans or pay cash. Talk to a lender about the terms.

What is the foreign seller withholding on a Lely Barefoot Beach sale?

FIRPTA requires the buyer to withhold 15 percent of the price when the seller is a foreign person, unless an exception applies. That is $1,200,000 at $8,000,000. A title agent handles the paperwork, and the IRS can issue a withholding certificate that reduces the amount.

What are the minimum home sizes in Lely Barefoot Beach?

The 1978 Unit One restrictions set 1,200 square feet for a one-story home and 2,000 for a two-story home. Barefoot Estates sets 2,500 square feet. The 2009 restatement points to the December 2002 Design Guidelines, which are not recorded, so ask the association for the current standard.

How long does the Declaration last?

The 2009 Declaration runs to February 26, 2039 and renews in 10-year terms. Owners can amend it by a Board-initiated majority, or by 75 percent of owners otherwise. Time-shares are banned. Ask the association for the current amendment list before you buy.
