Domain Realty Group, the #1 team in Southwest Florida since 2012, shows homes and lots in Bayfront Gardens, and the tables below are the checks we run before a first tour: what sold, what the two recorded declarations say, what the flood map shows and what the paperwork costs. We tracked all 35 Bayfront Gardens parcels on the 2026 Collier roll, every Collier recorded sale on the plat since 1988 and every MLS closing of the last five years for this page.
Key takeaways for Bayfront Gardens buyers
- On October 21, 2026, 6 Bayfront Gardens homes were active, asking $3,895,000 to $6,495,000, and 1 more was pending at $4,595,000. That is 45 months of supply on the 60-month closing pace, from thin data.
- The Southwest Florida MLS counted 8 closings in the 60 months to October 21, 2026, at a $5,082,500 median, from $2,300,000 to $6,650,000.
- Collier County recorded 7 qualified sales in the same window, from $3,026,000 to $6,650,000, median $4,300,000. One of the 7 is a vacant lot, so read that median with the caveat.
- Two associations with different rules share one plat. Bayfront Gardens (lots 11 to 33) shows no leasing cap or sale approval in the recorded text we read, while Bayside (lots 1 to 10) has a 30-day minimum, 3 leases a year and Board approval of every sale.
- Docks are lot-private. Neither declaration sets a bay dock regime, so each dock, lift and permit is a survey and permit question for the lot you are buying.
- The 2026 county roll fell: the median improved just value is $3,136,754 against $3,754,733 in 2025, a median change of minus 17.1 percent, and recent sales sit above the roll.
- A first-year tax estimate is $36,576.97 on a $3,875,000 purchase if the just value equals the price and there is no homestead, or $25,684.81 if the just value is 70 percent of the price. The Property Appraiser sets the real figure.
- Every financed purchase here is a jumbo loan, and Citizens Property Insurance cannot write a dwelling with a replacement cost of $700,000 or more, so expect private insurance quotes.
What is Bayfront Gardens at Barefoot Beach, and where is it?
Bayfront Gardens is a 1988 plat of 33 single-family homesites at Barefoot Beach, in unincorporated Collier County with a Bonita Springs mailing address. The homes ring a protected basin of Little Hickory Bay inside the gated community, under two homeowners associations. Data updated: October 2026.
Two names matter on this plat. "Bayfront Gardens" is the plat and the neighborhood name for all 33 homesites. "Bayside at Barefoot Beach" is the separate association for lots 1 to 10, the boulevard homes, since 1999. From here, "Bayfront Gardens" covers both groups unless a rule differs, and then we name the association. The surrounding market is on our Bonita Springs homes for sale page, and this page covers only the 33 homesites and their two tracts.
The homes ring a protected basin that opens north into Little Hickory Bay. The Bayfront Dr homes sit on one side of their street, on the water, with a mangrove preserve across the street. The Bayside homes at 220 to 242 Barefoot Beach Blvd back onto the same basin from the boulevard side. We describe them as bay-side homes on a basin of Little Hickory Bay, not Gulf-front or beachfront homes.

Is Bayfront Gardens in Bonita Springs or Naples?
The mailing address is Bonita Springs, ZIP 34134, but the land is unincorporated Collier County. The county parcel layer shows no municipal levy on any of the 35 parcels, so the City of Bonita Springs does not tax or govern them. North Collier Fire Control and Rescue District provides fire service, and Collier County Public Schools assigns the schools by address. Searchers who type Naples or North Naples are looking at the same Collier side of the barrier island, and Lee County's Bonita Beach Park lies north across Bonita Beach Road.
How many homes and lots are in Bayfront Gardens?
The recorded plat has 33 numbered homesites (lots 1 to 33), plus lot 34, the 3.24-acre Bayfront Dr street tract, and lot 35, a 4.39-acre mangrove preserve that the Bayfront Gardens association owns across the street. The 2026 roll carries 35 parcels: 27 single-family, 6 vacant and 2 other. Of the 6 vacant parcels, 4 are building sites and 2 are the street and preserve tracts. Data updated: October 2026.
Table 2. Bayfront Gardens parcels by group (Collier County roll, October 28, 2026)
| Group | Bayside, lots 1 to 10 | Bayfront Gardens association, lots 11 to 33 | Street and preserve tracts, lots 34 and 35 | All parcels |
|---|---|---|---|---|
| Homes | 9 | 18 | 0 | 27 |
| Building sites | 1 | 3 | 0 | 4 |
| Other parcels | 0 | 2 | 0 | 2 |
| Tracts | 0 | 0 | 2 | 2 |
| Parcels | 10 | 23 | 2 | 35 |
The four building sites are 187 and 213 Bayfront Dr, 236 Barefoot Beach Blvd, and the part of lots 28 and 29 listed as 205 Bayfront Dr. The two other parcels are the part of lots 28 and 29 listed as 203 Bayfront Dr, which has a dock in place per its listing, and 239 Bayfront Dr, a cleared lot. One of the 27 homes, 215 Bayfront Dr, is a new house under a 2024 permit that the roll has not yet valued, with improvements of $6,588. By street, 21 parcels are on Bayfront Dr, 11 are on Barefoot Beach Blvd (even numbers 220 to 244, where 244 is the roll address of the street tract) and 3 have no site address. Broker pages that say 30 homesites do not match the recorded plat.
Which Bayfront Gardens homes are on the water?
The homesites ring the protected basin, but the water is a basin of Little Hickory Bay and not open Gulf or open-bay frontage. Bayfront Dr homes sit on the water side of their street, and the mangrove preserve (lot 35) lies across it. The 2023 NAIP aerial in our hero image shows the ring of lots around the basin, which opens north into the bay.
The county roll has no waterfront field, so frontage, depth and shoreline type come from surveys and listings. Listings describe 131 feet of waterfront at 191 Bayfront Dr, 172 feet at 203 Bayfront Dr and 158 feet at 205 Bayfront Dr (supporting, listing records). County lot sizes run from 7,340 sq ft (237 Bayfront Dr, 0.169 acre) to 17,563 sq ft (242 Barefoot Beach Blvd, 0.403 acre). The median is 0.266 acre on Bayfront Dr and 0.259 acre on the boulevard.
How do Bayfront Gardens lots compare with Southport on the Bay lots?
Bayfront Gardens is the smaller neighborhood. The roll counts 27 homes here against 100 single-family parcels at Southport on the Bay, and the median lot is 0.266 acre here against 0.298 acre there (range 0.169 to 0.403 here, 0.217 to 0.779 at Southport).
The ownership structure also differs. Southport on the Bay has a property owners association plus a separate dock owners association, and we found no dock owners association on this plat (supporting, listing and association references). Southport's dock terms could not be read from recorded text, so this page does not compare dock fees. See Southport on the Bay homes for sale for that neighborhood.
What Bayfront Gardens homes are for sale right now?
On October 21, 2026, the Southwest Florida MLS showed 6 Bayfront Gardens homes active, asking $3,895,000 to $6,495,000, and 1 pending at $4,595,000. Months of supply were 45 on the 60-month closing pace and 48 on the 24-month pace, both from thin data. Data updated: October 2026.
The supply arithmetic is 6 active divided by 8 closings over 60 months, or 0.1 a month, which is 45 months (6 / (8 / 60) = 45), and 6 active divided by 3 closings over 24 months, or 0.125 a month, which is 48 months (6 / (3 / 24) = 48). With 8 and 3 closings behind them, treat both as a rough guide and not a forecast. The median of the six active asks is $4,795,000, the average of the middle two, $4,595,000 and $4,995,000.

What do the seven listings say?
The remarks below are listing records, which are supporting and not an association publication or a county record. We leave out the listing brokers, and listing dates are from October 28, 2026.

The listing describes a composite dock with a covered boat lift (2025), an elevated pool and spa, a 3-car garage and a standby generator with a propane tank. County records show an alteration permit issued November 16, 2022 and an aluminum structure permit issued December 11, 2025.
- 191 Bayfront Dr, $6,225,000. Four stories with a private elevator to all four floors, 4,486 square feet of MLS living area and a 3-car garage. The listing describes an 80-foot private dock with a 20,000-pound lift, power and water at the dock, 131 feet of waterfront, a pool and spa, and a furnished sale. This is the same home that closed at $5,815,000 on June 24, 2025.
- 219 Bayfront Dr, $4,995,000. Listed as one-level living with a private elevator, a screened pool on the bay and a west-facing exposure. The listing describes a private dock with a lift for a large boat and a metal roof. The MLS living area is 3,000 square feet against about 7,000 square feet total, and a county alteration permit of $300,000 was issued March 13, 2025 and revised through June 8, 2026.
- 237 Bayfront Dr, $4,595,000. Concrete block on the lower two floors, a top-floor room with a wraparound balcony, a new dock and lift, a pool and spa, an elevator and a 3-car garage. The listing gives 1995 as the year built, while the county roll says 2014.
- 217 Bayfront Dr, $4,595,000, pending. All-concrete construction with an elevator, dual private boat lifts, a roof replaced in December 2020 and a 4-car garage. It has the largest MLS living area on the list, 6,271 square feet, against 9,097 square feet total.

County records show a $180,000 alteration permit issued January 24, 2023 and a marine permit issued January 11, 2024.
- 225 Bayfront Dr, $3,895,000. Three floors with a private elevator added in 2023, a covered boat lift canopy, a saltwater pool, five new HVAC units in 2023 and fiber-cement siding. The listing says about half of the openings are storm-protected and gives 1999 as the year built, while the roll says 2016. It also states a 30-day minimum lease and 3 leases a year, which matches the Bayside rule but is a different association's text; see the rules section.
How do asking prices compare with what sold?
Asking prices run above closings. The 60-month MLS median sold-to-list ratio is 88.6 percent, and the range is 76.8 to 100.0 percent. The 24-month median is 88.2 percent. A home listed at a round number has often closed well below it. For example, 235 Bayfront Dr sold at 88.2 percent of a $4,395,000 list price after 193 days, and 219 Bayfront Dr sold at 76.8 percent of $2,995,000 after 170 days. The one 100.0 percent closing, 232 Barefoot Beach Blvd in March 2022, took 6 days.

Yes, as of October 28, 2026, listing sites show lots at 203, 205, 236 and 239. The county roll has 4 building sites and 2 other parcels. The listing asks below are supporting records, not sale prices, and the county values are 2026 just values, which are assessments.

A building site on a lot this size is a rebuild question as much as a price question, so read the building rules section for the height, yards and architectural review that apply. Table 5. Southwest Florida MLS closings by window, pulled October 21, 2026
| Window | Closings | Price or median | MLS median per sq ft | Median days on market | Median sold-to-list | Range |
|---|---|---|---|---|---|---|
| Last 12 months | 1 | $3,875,000 | not printed | not printed | not printed | one closing |

| Last 60 months | 8 | $5,082,500 | $914 | 80 | 88.6 percent | $2,300,000 to $6,650,000 |
The 60-month median is the midpoint of the fourth and fifth sorted prices: ($4,350,000 + $5,815,000) / 2 = $5,082,500. The mean of the 8 closings is $4,764,500, which is $38,116,000 divided by 8. The per-square-foot figures use MLS living area, not the county base area, which is far smaller on multi-level homes.

Where two records differ, we print both and do not choose. For 223 Bayfront Dr, the county qualified sale is $5,700,000 recorded October 9, 2023 and the MLS closing is $6,200,000 on October 13, 2023. The two records differ, and the recorded deed's documentary stamps settle it. The county did not qualify the sales at 232 and 230 Barefoot Beach Blvd and 219 Bayfront Dr, which means they are recorded deeds that the county did not pass through its arm's-length screen, and we never use them for a county median. Listing sites also report a closing at 242 Barefoot Beach Blvd on October 13, 2026 that is not yet in our MLS pull or the county file (supporting, not confirmed).

The 7-sale median is $4,300,000 and the range is $3,026,000 to $6,650,000, and one of the 7 is the vacant lot at 213 Bayfront Dr. The 6 home sales alone run from $3,026,000 to $6,650,000. Collier recorded 1 qualified sale in the last 12 months and 3 in the last 24, and we print no median for those thin windows. The county's unqualified transfers over $100,000 in the same five years add 6 recorded deeds: 236 Barefoot Beach Blvd ($3,160,000, 2023-06-28), 230 Barefoot Beach Blvd ($4,350,000, 2023-04-16), 219 Bayfront Dr ($2,300,000, 2023-03-22), 232 Barefoot Beach Blvd ($5,900,000, 2022-03-07), 239 Bayfront Dr ($1,750,000, 2021-11-12) and 213 Bayfront Dr ($2,500,000, 2021-10-29). Bayside, lots 1 to 10, has no county qualified sale in the five years, and its MLS closings are 232 Barefoot Beach Blvd ($5,900,000, March 2022) and 230 Barefoot Beach Blvd ($4,350,000, April 2023).
What do the most recent sales tell a buyer?
Three recent sales show the range. 235 Bayfront Dr sold for $3,875,000 on April 29, 2026 after 193 days, at 88.2 percent of a $4,395,000 list price, with 6,024 square feet of MLS living area and four stories per the listing. 191 Bayfront Dr sold for $5,815,000 on June 24, 2025 after 73 days at 84.9 percent of $6,850,000, and it is now listed at $6,225,000, which is about 7.1 percent above that sale price ($410,000 divided by $5,815,000). 233 Bayfront Dr sold for $3,026,000 on May 15, 2025 after 87 days at 93.1 percent of $3,250,000, and a $125,000 alteration permit was issued for it on June 12, 2026.
The spread inside the five-year closings is wide. A $2,300,000 closing at 219 Bayfront Dr in March 2023 was a 3,000 square foot MLS home that took 170 days, while a $6,650,000 closing at 195 Bayfront Dr in January 2024 was a 6,643 square foot home that took 166 days.
How have Bayfront Gardens prices moved since 1988?
Collier recorded 113 qualified sales on the plat across all history in the county index, from $110,000 to $6,650,000. The first sales came in 1988 to 1990: 26 qualified sales, from $110,000 to $195,000, with yearly medians of $135,000, $167,500 and $185,000. The table prints a median only where the county file does, which is 5 or more sales in a year. The windows that matter for a buyer today are the 5-year ones above.
Table 8. Collier qualified sales by calendar year, 1988 to 2026

Years with no row, such as 2003, 2008 to 2010, 2016 and 2022, had no qualified sale. Early rows mix lots and homes, because many early sales were of vacant homesites before the houses existed, and the 2014 sale of $455,000 at 191 Bayfront Dr is an example of a low-priced transfer that the county still qualified. Treat the table as a record of what recorded, not as an index.
What does the county value Bayfront Gardens homes at?
The 2026 Collier roll puts the median just value of the 26 improved single-family parcels at $3,136,754, from $1,731,270 to $4,626,093, against $3,754,733 in 2025. The median parcel-level change from 2025 to 2026 is minus 17.1 percent, with a range of minus 18.5 percent to plus 10.4 percent. Just value is an assessment as of January 1, not a price.
The seven qualified sales since 2021 sit above the 2026 roll, at 54.8 to 97.2 percent of the sale price. For example, 235 Bayfront Dr sold for $3,875,000 and carries $2,755,939 (71.1 percent), 223 Bayfront Dr sold for $5,700,000 and carries $4,010,386 (70.4 percent), and 191 Bayfront Dr sold for $5,815,000 and carries $3,189,523 (54.8 percent). The 2026 values predate the April 2026 sale at 235 Bayfront Dr, so the Property Appraiser will re-assess that home on January 1, 2027. Of the 26 improved parcels, 14 carry a homestead exemption.
Why does the roll's year built differ from the listings?
The county roll dates the homes 1990 to 2024 (median 2013), but those dates reflect remodels for many homes. The roll's year is an effective year, and listings give earlier construction years for the same addresses: 237 Bayfront Dr is 1995 in the listing and 2014 on the roll, 235 Bayfront Dr is 2001 against 2014, and 225 Bayfront Dr is 1999 against 2016.
Collier's posted permit files, which run from January 2020 to September 2026 and are a floor because they are missing 2019, June 2021 and December 2023, show only 2 new-home permits on the plat: 207 Bayfront Dr (issued March 4, 2020) and 215 Bayfront Dr (issued October 29, 2024). They also show demolition permits at 4 addresses (195, 205, 207 and 215 Bayfront Dr) and alteration permits of $100,000 or more at 9 addresses: 191, 195, 219, 229, 233 and 235 Bayfront Dr and 220, 232 and 234 Barefoot Beach Blvd. We cannot tie the roll years of 13 homes dated 2005 to 2016 to a permit because those permits predate the posted files. So the permit history for the exact address is the record that settles when a home was built or rebuilt.
County heated "base area" runs about half of the MLS living area for multi-level homes. For example, 191 Bayfront Dr is 1,547 square feet on the county roll and 4,486 square feet on the MLS. We therefore use MLS living area for size on this page and never print a price per county square foot.
What do you own in Bayfront Gardens, and what do the associations cover?
A Bayfront Gardens owner holds a fee-simple lot and house under Florida's chapter 720, governed by one of two associations split by lot number: Bayfront Gardens for lots 11 to 33 and Bayside for lots 1 to 10. Both sit inside the Barefoot Beach Master Association, and each owner insures and rebuilds the home. Data updated: October 2026.
Which association governs which lot?
The lot number decides. Lots 1 to 10 are 220 to 242 Barefoot Beach Blvd and belong to Bayside at Barefoot Beach. Lots 11 to 33 are on Bayfront Dr and belong to the Bayfront Gardens association, which also owns lot 34, the street, and lot 35, the preserve. The 1999 separation of the two groups was done by unanimous written consent of all lot owners (OR 2590 PG 3332).
Table 9. Which association governs which lot
| Lots | Association | Recorded declaration | Doors at the Master Association |
|---|---|---|---|
| 1 to 10 (220 to 242 Barefoot Beach Blvd) | Bayside at Barefoot Beach Homeowners Association, Inc. | OR 2590 PG 3271 (1999) | 10 of 716, 1.40 percent |
| 11 to 33 (Bayfront Dr) | Bayfront Gardens Homeowners Association, Inc. | OR 1335 PG 1835 (1988), with amendments at OR 1437 PG 1512 (1989), OR 2454 PG 2220 (1998) and OR 2590 PG 3332 (1999) | 23 of 716, 3.21 percent |
| 34 and 35 (street and preserve) | Owned by the Bayfront Gardens association | Same as lots 11 to 33 | Not applicable |
The declarations are Collier Clerk records, and later amendments, board rules and architectural criteria are not public, so we did not read them. Ask for the current documents and one estoppel certificate for each association that applies to the lot. We found no evidence that a Bayfront Gardens lot is a member of the Barefoot Beach Property Owners Association, which governs the older lane units, but the estoppel's "other associations" line settles it.
What are the Bayfront Gardens HOA fees?
No first-party dollar figure for either association or the Master Association is public, so this page prints the structure only. Listing records show widely different dues figures for the same neighborhood, and agent-entered MLS fee fields are unreliable, so ask for the current budget and the estoppel certificate, which states the amount owed and the current assessment.
For Bayfront Gardens, the 1988 bylaws divide the association budget among the lots and make assessments due January 15 each year, with special assessments by the Board (bylaws 8.1B, 8.2 and 8.3). For Bayside, each parcel pays one tenth of the association's budget (3.3), and Master Association assessments are collected as Bayside assessments secured by a lien (8). The Master assesses quarterly, in advance, by door count: Bayfront Gardens carries 23 of 716 doors (3.21 percent) and Bayside 10 of 716 (1.40 percent). Florida Statute 720.30851 requires an estoppel certificate within 10 business days of a request, with fee caps set by the statute and adjusted by the state, and the standard Florida contract form puts the estoppel cost on the seller. A resale at Bayfront Gardens carries no capital contribution or resale fee that we found. The recorded initial capital contribution applies only to the first conveyance from the declarant.
Who maintains the street, the preserve and the water management system?
At Bayfront Gardens, the association owns lot 34 (the Bayfront Dr street) and lot 35 (the preserve) as common areas that are not dedicated to the public, and it owns and maintains the water management system. The owner insures and rebuilds the home (declaration 8.1). At Bayside, the association maintains common areas, water management, roads, walls and the pool, controls irrigation at the owner's expense (5.1 and 5.2), insures the common areas, and the owner insures the parcel and residence (9).
A county staff report for a Bayfront Dr lot describes the parcel across the street as a preserve owned by the Bayfront Gardens association (applicant statement in a county document, 2025). The recorded declaration also reserves utility easements and a perpetual service easement across the lots, and a state easement for preserve access is recorded at OR 1376 PG 279, which we did not read.
What does the Barefoot Beach Master Association do?
The Master Association owns and maintains Barefoot Beach Blvd from Bonita Beach Road to the entrance of the county park and preserve, about 1.8 miles, and provides security (bylaws 1.02, OR 4675 PG 2424). The Property Owners Association conveyed the boulevard to the Master by the 2009 Turnover Agreement (OR 4519 PG 1839), which also requires the Master to staff the guardhouse 24 hours a day and keeps a gatehouse easement for the Property Owners Association.
The Master has eight mandatory member entities that cannot resign, and owners do not vote there. Each member entity appoints one delegate, with a weighted vote out of 17 and meetings open to members of the member entities without a vote. Assessments are by door count and quarterly in advance, with 18 percent default interest, and the method cannot be changed without unanimous consent of the Board of Delegates (8.03). Bylaw amendments need two thirds of the weighted votes.
Table 10. Doors by member entity, Master Association bylaws exhibit
| Member entity | Doors |
|---|---|
| Bayfront Gardens (named "Heron Cove" in the exhibit) | 23 |
| Bayside at Barefoot Beach | 10 |
| Villas at Barefoot Beach | 50 |
| Cottages | 15 |
| Miramar | 30 |
| Property Owners Association | 136 |
| Southport on the Bay | 104 |
| Barefoot Beach Club | 348 |
| Total | 716 |
The Turnover Agreement also bars the Master from installing a sidewalk between Bonita Beach Road and Anguilla Lane, from permitting public parking, and from prohibiting golf carts. Bayfront Dr has its own gate at its boulevard end, shown on OpenStreetMap (supporting), and the Bayfront Gardens association's documents settle whether that gate is staffed or keyed.
What rules apply to Bayfront Gardens owners?
Bayfront Gardens owners live under two recorded declarations with different rules. The 1988 Bayfront Gardens text shows no leasing cap or sale approval, while the 1999 Bayside text sets a 30-day lease minimum, 3 leases a year and Board approval of every sale. Both can be amended, so confirm current documents. Data updated: October 2026.
Table 11. Recorded rules, side by side (as of the dates of the instruments)
| Rule | Bayfront Gardens (lots 11 to 33), OR 1335 PG 1835 (1988) and amendments | Bayside (lots 1 to 10), OR 2590 PG 3271 (1999) |
|---|---|---|
| Leasing minimum | None in the text read | 30 days (11.2) |
| Leasing frequency | None | No more than 3 times in a calendar year (11.2) |
| Lease maximum and renewal | None | 1 year maximum, no renewal option, no subleasing |
| Lease approval | None; a lease is subordinate to the association lien (6.4) | Written lease of the whole parcel to a natural person, Association approval with 10 days notice, an unapproved lease is a nullity |
| Short-term rental | No covenant limit found beyond the county registration rule | The 30-day minimum and 3-a-year cap effectively bar it |
| Sale approval | None; only an assessment payment certificate at sale (bylaws 8.7) | Board approval of every sale or gift, 20 days written notice, decision within 20 days of a complete file and at most 60 days, silence is approval (10.2 to 10.4) |
| Application fee | None found | Up to $100 per applicant (10.6) |
| Pets | Dogs, cats, fish and birds in reasonable numbers, leashed; tenants and guests may not keep pets (3.17) | Dogs, cats and common household pets, leashed or carried; tenants may not keep pets (7.4) |
| Vehicles and boats | Boats, trailers, campers and RVs fully enclosed in a structure; commercial vehicles limited to 4 hours a day (3.16) | Only vehicles that fit the garage; boats on site only in garages (7.9) |
| Signs | Architectural Review Committee approval (3.12) | "For Rent" signs prohibited (7.6) |
| Architectural review | Written approval for any exterior change (7.1) | Architectural Review Board written approval for any improvement (6) |
| Minimum home size | 1,400 sq ft one story and 1,800 sq ft two story in 1988; the 1998 amendment's text reads 2,800 sq ft under air (3.23) | 2,400 sq ft under air (5.6) |
| Walls and fences | 6 ft maximum with approval (3.13) | Through the Board (6) |
| Docks | No bay dock regime; 3.19A covers water management areas only | No bay dock regime; 5.5A is the same kind of clause |
| Voting | One vote per lot (Class B declarant votes converted by 1995) | One vote per parcel |
| Duration | 30 years from 1988 with automatic 10-year renewals unless three quarters of votes cast terminate (10.3) | To July 1, 2014, then automatic 10-year renewals; next renewal July 1, 2034 (12.1) |
| Amendment | Two thirds of voting interests present (10.6) | Two thirds of voting interests, effective on recording (12.2) |
| Assessments | Budget divided among the lots, due January 15 | One tenth per parcel (3.3) |
A later amendment or board rule could change either column. Ask for the estoppel and any recorded amendment before you write an offer. The recorded text we read is the 1988 declaration, three amendments and the 1999 Bayside declaration, and the Clerk's name search settles whether any later amendment exists.
Can you rent out a Bayfront Gardens home?
It depends on the lot. In Bayfront Gardens (lots 11 to 33), the recorded 1988 declaration and its amendments we read contain no leasing minimum, frequency cap or lease approval. Tenants and guests may not keep pets. One current listing at 225 Bayfront Dr states a 30-day minimum and 3 leases a year, which differs from the recorded text and may reflect a later amendment, a rule or a copy of the Bayside terms, so confirm it in writing.
In Bayside (lots 1 to 10), a lease must be written, cover the whole parcel, go to a natural person, be approved by the Association with 10 days notice, run 30 days to one year, and happen no more than 3 times in a calendar year. Collier's short-term rental ordinance 2021-45, effective January 3, 2022, requires registration for rentals under 30 days more than 3 times a year, with fines up to $500 per violation per day. Owners also carry the 6 percent state tax and the Collier tourist tax on short rentals. A county tourist-tax ballot question is on the November 3, 2026 ballot, with the result after November 3.
How does Bayside's sale approval work?
It is a Board approval, not a right of first refusal. A Bayside seller or donor gives 20 days written notice before closing, and the Board decides within 20 days of a complete file and at most 60 days. Silence is approval. The Board may disapprove only for good cause by a majority of the whole Board with a written opinion of counsel. The application fee is up to $100 per applicant, and a recordable Certificate of Approval follows.
A first mortgagee is excepted (10.4), and an unapproved sale is void or voidable (10.5). Bayfront Gardens lots (11 to 33) have no sale approval in the recorded text we read, only the assessment payment certificate at sale. Florida Statute 720.401 also requires the seller to give the disclosure summary before the buyer signs, and the contract is voidable for 3 days after the buyer receives it or until closing, whichever is first.
What can you build on a Bayfront Gardens lot?
Bayfront Gardens requires Architectural Review Committee written approval for any exterior change, walls and fences of 6 feet or less, and a minimum dwelling size that the 1998 amendment's text reads as 2,800 square feet under air (confirm on the recorded image, because the text extraction loses strike and underline marks). Boats, trailers and RVs must be fully enclosed. Bayside requires Architectural Review Board approval and 2,400 square feet under air, with boats only in garages.
The county zoning is Tract I of the Lely Barefoot Beach planned unit development, which the county lists as built out (ordinance 11-04). A 2025 Collier staff report for one Bayfront Dr lot describes three habitable stories over parking, with required yards of 27.83 feet front, 7.5 feet side and 30 feet rear in that case and a 10-foot minimum front yard. That is per a 2025 Collier staff report for one lot, and the outcome of its variance request was not confirmed. The ordinance text for Tract I is image-only at the Clerk, so verify height and yards with the county for any lot.
The state coastal construction control line recorded for Collier County in 1989 runs close to this plat, and two parcel-centroid tests we ran disagree on which side some lots fall, so ask for the survey and the Florida DEP CCCL permit history for the lot. Collier also applies FEMA's 50 percent substantial improvement rule, which the flood section covers.
Can the rules change after you buy?
Yes. Bayfront Gardens amendments need two thirds of the voting interests present (10.6), and the declaration's 30-year term from March 1988 passed in 2018 with automatic 10-year renewals unless three quarters of the votes cast terminate (10.3). Bayside amendments need two thirds of voting interests and the declaration renews automatically in 2034 unless two thirds vote to terminate.
Florida's marketable record title act can lapse covenants older than 30 years unless they are preserved, and a 76-page notice recorded in February 2020 at OR 5726 PG 2339 may be a preservation filing for the 1988 covenants (a lead, not read by us), so the Clerk's name search settles whether the Bayfront Gardens covenants were preserved. The declarant's own amendment right expired by 1993 at the latest.
Can you keep a boat at Bayfront Gardens?
Bayfront Gardens has no community dock or slip association, so docks are private to each lot, and neither recorded declaration sets a bay dock regime. Collier's land development code, state submerged-land rules and each lot's permits decide what a dock can be, and a survey and permit review settle dock status. Data updated: October 2026.
Table 12. Docks and lifts as the listings describe them, with Collier permit records
| Address | Dock and lift as the listing describes | Collier permit record |
|---|---|---|
| 191 Bayfront Dr | 80 ft dock, 20,000 lb lift, power and water at the dock, 131 ft of waterfront | Alteration permit 2023-01-11 |
| 203 Bayfront Dr (lot) | Double dock and lift and a double jet ski lift in place, 172 ft of waterfront | Roll improvements of $11,680 |
| 205 Bayfront Dr (lot) | No dock yet, 158 ft of waterfront | Demolition permit 2023-03-16 |
| 237 Bayfront Dr | New dock and lift | None found in the posted files |
| 232 Barefoot Beach Blvd | Composite dock, covered boat lift (2025) | Boat lift cover permit 2025-12-11 |
| 225 Bayfront Dr | Covered boat lift canopy | Lift cover permit 2021-11-10 |
| 217 Bayfront Dr | Dual private boat lifts | Minor permits only |
| 220 Barefoot Beach Blvd | New boat lift | Marine permit 2024-01-11, $85,000 |
| 219 Bayfront Dr | Private dock with a lift for a large boat | Alteration permit 2025-03-13 |
| 195 Bayfront Dr | Not in a current listing | Marine permit 2020-07-17, $61,450 |
| 229 Bayfront Dr | Not in a current listing | Lift cover permit 2021-11-10 |
| 233 Bayfront Dr | Not in a current listing | Lift cover permit 2022-09-11 |
Listing statements are supporting records dated October 28, 2026, and lift capacities and conditions in them are not permit records. Marine permits at 195 Bayfront Dr and 220 Barefoot Beach Blvd and lift-cover permits at 225, 229, 233 and 232 are the dock permits we could verify. Collier's posted permit files are a floor, so the county's CityView portal settles any address.
How long is the boat ride to the Gulf?
No first-party travel time exists. By water, the route runs south through Little Hickory Bay, Water Turkey Bay and Wiggins Pass, about 2.4 miles in a straight line to the pass on OpenStreetMap (supporting) and about 3 to 5 miles by water. At the posted limits we estimate roughly 15 to 25 minutes (estimate, not a published figure). Listings describe 10 to 15 minutes and "no bridges" (supporting), and we found no fixed bridge on the Wiggins route.
Florida's manatee rule 68C-22.023 sets year-round zones: slow speed in the northern bay, 20 mph farther south and 30 mph in the marked channel. Most Bayfront Gardens frontage falls in the 20 mph band by latitude, and the northern lots (27 to 31) sit at or just north of the slow-speed line (estimate). Wiggins Pass shoals and is dredged on a multi-year cycle, and Florida State Parks posted a maintenance dredge notice effective September 25, 2026. We found no published depth for Little Hickory Bay or any dock, so we print none: get a dock-by-dock sounding and a boat draft check from the seller. Little Hickory Bay's status as an Outstanding Florida Water was not found, and it decides which state exemption size applies.
What permits does a dock need?
Three layers apply. Collier Land Development Code 5.03.06, as the county's hearing agenda quotes it, limits protrusion to 20 feet into waterways wider than 100 feet, and for narrower waterways to the lesser of 25 percent of the width or 20 feet. Docks need a 15-foot side setback for lots with 60 feet or more of frontage, and a longer dock needs a boat dock extension petition at the Hearing Examiner. A neighboring Southport on the Bay petition sought 52.25 feet into a waterway about 209 feet wide (agenda BD-PL20240007420, outcome not found).
State rules add Florida Statute 403.813, which exempts private docks of 1,000 square feet or less over water from the state environmental permit unless the water is an Outstanding Florida Water or manatee habitat is affected, and Chapter 18-21 of the Florida Administrative Code, which sets 25-foot setbacks inside the riparian lines and a lease or consent for state bay bottom. The manatee rules and federal authorization for work in navigable waters can also apply. Bayfront Gardens is outside the Estero Bay Aquatic Preserve, whose nearest boundary is about 0.52 mile north at the Lee County line. A buyer and a lender will usually ask to see the county permit, the state permit or exemption and any federal authorization for each dock.
What should Bayfront Gardens buyers know about flood zones and storms?
FEMA's current map, panel 12021C0179J effective February 8, 2024, puts every Bayfront Gardens parcel in Zone AE with a base flood elevation of 10 feet NAVD88. The neighborhood is in Collier Evacuation Zone A, and unincorporated Collier is CRS Class 5. An elevation certificate and a flood quote settle each home. Data updated: October 2026.
The nearest VE polygon, a coastal high-velocity zone with base flood elevations of 12 to 16 feet, lies 121 to 372 meters from the parcel centroids, and no Bayfront Gardens parcel touches it. FEMA's Limit of Moderate Wave Action line passes 3 to 96 meters from the parcel centroids, so which lots fall inside the Coastal A area is a question for the lender's zone determination or the elevation certificate. Collier holds elevation certificates on file for 22 files across addresses on both streets, but they are scanned images and we did not read the elevations. Listings mention a 48-inch flood barrier at 235 Bayfront Dr and pool equipment raised about three feet at 232 Barefoot Beach Blvd, which show how buyers price flood risk and do not show that any home flooded.
What happened here in Hurricane Ian?
Hurricane Ian made landfall on September 28, 2022 as a Category 4 storm, and the National Hurricane Center reported 8 to 12 feet of inundation above ground in Estero, Bonita Beach, Bonita Springs and North Naples. The closest USGS sensor, at Delnor-Wiggins Pass State Park about 3 miles south, recorded a storm tide of 10.24 feet and 9.73 feet of inundation above ground. Those are area figures, not Bayfront Gardens property readings. Florida DEP graded the beach segment R1 to R16 at Barefoot Beach Condition IV.
Collier's permit files show a cluster of alteration permits within about four months after Ian: 232 Barefoot Beach Blvd (issued November 16, 2022, $100,000), 225 Bayfront Dr (kitchen and bath, 2022, $40,000), 191 Bayfront Dr (January 11, 2023, $250,000) and 220 Barefoot Beach Blvd (January 24, 2023, $180,000). The permits do not state a cause, so no address should be read as storm repair. We found no public damage record for any Bayfront Gardens home. Ask the seller for the claim and permit history and read the seller's flood disclosure.
Do you need flood insurance?
A lender will require flood insurance in a FEMA special flood hazard area, and the map shows Zone AE here. The National Flood Insurance Program covers a building up to $250,000 and contents up to $100,000, far below the value of these homes, so full structure coverage means private or excess flood insurance. NFIP coverage starts 30 days after purchase unless a mortgage closing waives the wait.
FEMA's Risk Rating 2.0 sets NFIP premiums by each property's flood risk, including distance to water, elevation and the cost to rebuild. Unincorporated Collier's CRS Class 5 gives a 25 percent discount on eligible NFIP policies in special flood hazard areas, per FEMA's table. For contracts signed on or after October 1, 2025, the seller must give a flood disclosure under Florida Statute 689.302, which asks about flooding, claims and flood assistance during the seller's ownership. We print no premiums, and a licensed agent's quote for each address settles cost.
What are the rules for rebuilding?
Collier applies FEMA's substantial improvement rule: work costing 50 percent or more of the structure's market value before the work, including repair of substantial damage, triggers current flood and building code compliance, and the county asks for forms with the permit. Bayfront Gardens also requires association architectural approval, and Bayside requires Board review, as the rules section lists.
The coastal construction control line sentence above applies here too: ask for the survey and the Florida DEP CCCL permit history for the lot before you plan a pool, deck or addition near its edge. The Tract I height and yard rules from the county staff report are in the building rules answer above, and the planned unit development text is image-only at the Clerk, so confirm them with the county.
How do Bayfront Gardens owners reach the beach?
Bayfront Gardens sits on the bay side of Barefoot Beach Blvd, with the Gulf beach about 0.4 to 0.5 mile west by straight line. Public access is Collier County's Barefoot Beach Access and Barefoot Beach Preserve, and we found no recorded private beach path for Bayfront Gardens. Data updated: October 2026.
Listings describe two private beach accesses for Bayfront Gardens residents and deeded beach access within a 2 to 5 minute walk (supporting, listing records), but we found no first-party record of a private path, so confirm any access right with the association and the title commitment. The Barefoot Beach Preserve is a county park open from 8 a.m. to sunset, with paid parking. The county's public beach access sits beside Bonita Beach Road north of the guardhouse, and the Turnover Agreement restricts beach access signs and public parking on the boulevard. Lee County's Bonita Beach Park lies north of Bonita Beach Road, and our Bonita Beach homes for sale page covers the Lee side. A Collier beach renourishment in October 2026 is at Naples Beach, not Barefoot Beach.
How far are I-75, the airport, shopping and hospitals?
All times below are free-flow routing estimates from a public car router with no live traffic, and distances are measured to the Open Street Map gate position, which is supporting and not a surveyed guardhouse.
Table 13. Distances and drive times from Bayfront Gardens (routing estimates, October 28, 2026)

From 211 Bayfront Dr, NCH North Naples Hospital (11190 Health Park Blvd) is 8.47 miles and 16.7 minutes, Lee Health's Coconut Point emergency room (Estero) is 8.37 miles and 16.4 minutes, and Physicians Regional Pine Ridge is 15.77 miles and 26.3 minutes by the same router.
Which public services and schools serve Bayfront Gardens?
The land is unincorporated Collier County with no city levy. North Collier Fire provides fire service from Station 43 at 16325 Vanderbilt Drive, and Collier EMS Medic 43 is at the same address. The Collier County Sheriff's Office serves the area, and we did not confirm the patrol district for the parcels. The recorded planned unit development ordinance places Barefoot Beach in the Collier County Water-Sewer District, and whether a lot is on sewer or septic is not confirmed, so check your utility account. Florida Power and Light is the likely electric supplier, which is an inference, so confirm on a power bill.
Collier's solid waste assessment is $269.77 for the 2026 bill on the 26 improved parcels, and the hauler for this area is not confirmed. For schools, the district's own zone service returns Naples Park Elementary, North Naples Middle and Gulf Coast High at four Bayfront Gardens test points. Zones change, so confirm by address in the Collier County Public Schools locator.
What does it cost to own a Bayfront Gardens home each year?
A first-year property tax estimate for a $3,875,000 Bayfront Gardens purchase runs $25,684.81 to $36,576.97, depending on the just value the Property Appraiser sets. Association dues, insurance and dock upkeep add to that, with no public figure. Every number below is an estimate. Data updated: October 2026.
The 2026 adopted rate is 9.3696 mills in Collier's unincorporated tax district (millage area 3): county 3.8969, school 4.1470 and other levies 1.3257, which include North Collier Fire at 1.0000 mills, plus a $269.77 solid waste assessment on improved parcels. Florida's change-of-ownership rule resets a buyer's assessment to just value as of January 1 of the year after closing, and for a non-homestead owner the school levy runs on full just value every year. A seller's bill is no guide, and Florida Statute 689.261 requires the contract to say so.
Table 14. First-year property tax estimates for a Bayfront Gardens buyer (2026 rates and exemptions)
| Purchase price | $3,875,000 | $5,700,000 | $6,225,000 |
|---|---|---|---|
| Non-homestead, just value equals the price | $36,576.97 | $53,676.49 | $58,595.53 |
| Same, paid in November at the 4 percent discount | $35,113.89 | $51,529.43 | $56,251.71 |
| Non-homestead, just value at 70 percent of the price | $25,684.81 | $37,654.47 | $41,097.80 |
| Homestead, just value equals the price | $36,204.80 | $53,304.32 | $58,223.36 |
| Homestead, just value at 70 percent of the price | $25,312.64 | $37,282.30 | $40,725.63 |
| Homestead saving in year one | $372.17 | $372.17 | $372.17 |
| Homestead plus $500,000 portability, just value equals the price | $31,520.00 | $48,619.52 | $53,538.56 |
Every figure includes the $269.77 solid waste assessment. The 70 percent column follows the pattern on the 2026 roll for the three most recent sales (71.1, 70.4 and 66.9 percent), but the seven sales since 2021 ran from 54.8 to 97.2 percent, so a real first bill could land above or below either column. Each $100,000 of just value adds $936.96 of ad valorem tax.
The line detail at $3,875,000 with just value equal to the price is county lines $15,100.49, school lines $16,069.63 and other lines $5,137.09, which total $36,307.20 in ad valorem tax, plus $269.77 for $36,576.97. For comparison, the 2026 bill for the actual 235 Bayfront Dr parcel under its prior owner is $26,091.82, and the median 2026 bill across the 26 improved parcels is $24,365.05 ($29,777.07 for the 12 without a homestead). Two neighboring homes can differ by more than $15,000 because a long-held homestead carries a Save Our Homes benefit: 211 Bayfront Dr has a just value of $3,164,514 and a bill of $14,999.87, while 209 Bayfront Dr has $3,257,721 and $30,421.16. A buyer inherits neither.
Tax bills mail around October 31 and are due November 1, with a 4 percent discount in November that falls by 1 percent a month through March, and delinquency on April 1 with a 3 percent penalty. Association dues are separate from the tax bill, and the estoppel certificate states the current amount. Insurance is by quote for each address, and a dock, lift or seawall is the lot owner's to maintain.
What does closing cost a Bayfront Gardens buyer?
State-fixed closing items scale with price. Deed stamps are 0.70 percent, note and mortgage stamps plus intangible tax on a loan are 0.55 percent of the loan, and the owner's title risk premium follows Florida's rate rule. Who pays what is custom and contract, and the contract controls. Data updated: October 2026.
Table 15. State-fixed closing items at three prices (2026 statute and rule rates)
| Item | $3,875,000 | $5,700,000 | $6,225,000 |
|---|---|---|---|
| Deed documentary stamps, 0.70 percent (seller by the standard form) | $27,125.00 | $39,900.00 | $43,575.00 |
| Owner's title risk premium, original rate (customarily the buyer in Collier) | $12,262.50 | $16,650.00 | $17,831.25 |
| Loan at 80 percent of price | $3,100,000 | $4,560,000 | $4,980,000 |
| Note and mortgage stamps, 0.35 percent of the loan | $10,850.00 | $15,960.00 | $17,430.00 |
| Intangible tax, 0.2 percent of the loan | $6,200.00 | $9,120.00 | $9,960.00 |
| Loan taxes combined, 0.55 percent | $17,050.00 | $25,080.00 | $27,390.00 |
The title premium arithmetic at $3,875,000 is $575.00 on the first $100,000, $4,500.00 on $100,000 to $1 million, and $7,187.50 on the $2,875,000 above $1 million at $2.50 per $1,000, which total $12,262.50. A financed buyer's title premium plus loan taxes comes to $29,312.50 at $3,875,000, $41,730.00 at $5,700,000 and $45,221.25 at $6,225,000, before a $25 minimum lender's policy, recording fees, lender fees, appraisal, inspection, survey, elevation certificate, wind mitigation report, association fees and prepaid items, none of which has a published price. In Collier County, title company sources say the buyer customarily pays the owner's policy. That is custom, not law, and a box in the contract decides.
How do you finance a home here?
Every financed Bayfront Gardens purchase is a jumbo loan. The 2026 Collier County conforming limit for a one-unit home is $832,750, and the lowest qualified sale in five years, $3,026,000, needs a loan of $2,420,800 at 80 percent loan to value, which is about 2.9 times the limit ($2,420,800 divided by $832,750). The highest price a conforming-only loan can fund at 80 percent is $1,040,938.
At the three price points, an 80 percent loan is $3,100,000, $4,560,000 or $4,980,000. Rates, reserves and down payment minimums are lender decisions that change monthly, so we print none. A lender will ask about the FEMA zone and flood coverage, wind and flood insurance binders, the association documents for both associations that apply, the elevation certificate and the permits for any dock or lift. Because Citizens Property Insurance cannot write a dwelling with a replacement cost of $700,000 or more (Florida Statute 627.351), expect the private market, which is our inference and depends on each insurer's estimate. The state's wind-mitigation grant program, My Safe Florida Home, limits eligibility to an insured value of $700,000 or less, which most of these homes likely exceed.
How does homestead change the bill?
Homestead is worth little in year one at these prices. The 2026 exemption is $25,000 on the school levy and $51,411 on non-school levies, so the first-year saving is $372.17. The larger effects come later through the Save Our Homes cap, which was 2.7 percent for 2026, and through portability, which moves up to $500,000 of the difference between just and assessed value from a prior Florida homestead. Of the 26 improved parcels, 14 carry a homestead exemption.
Non-homestead residential property has a 10 percent cap on yearly assessment increases for non-school levies, and the cap does not apply to the school levy. Amendment 3 on the November 3, 2026 ballot would change the homestead exemption and the non-homestead cap from 2027, with the result after November 3.
Bayfront Gardens, Southport on the Bay or the Villas: how do they compare for buyers?
Bayfront Gardens is 27 fee-simple homes under two associations, Southport on the Bay is about 100 single-family homes with a property owners association and a dock owners association, and the Villas at Barefoot Beach are 50 fee-simple villas under one association. Compare them as ranges, not a ranking. Data updated: October 2026.
Table 16. Bayfront Gardens, Southport on the Bay and the Villas at Barefoot Beach, in property terms
| Item | Bayfront Gardens | Southport on the Bay | Villas at Barefoot Beach |
|---|---|---|---|
| Form of ownership | Fee-simple homes, two homeowners associations | Fee-simple homes, property owners association plus a dock owners association | Fee-simple villas, one homeowners association |
| Homes | 27 | About 100 per the parent community roll | 50 |
| Median lot | 0.27 acre | 0.30 acre | Not applicable, party-wall villas |
| Docks | Lot-private, no dock association found | Dock owners association, per the community pack (recorded lead) | None in the declaration |
| Collier qualified sales, last 60 months | 7 sales (one lot), $3,026,000 to $6,650,000 | 32 sales, median $3,725,000 (17 sales in 24 months, $2,175,000 to $7,000,000) | 4 sales, $1,500,000 to $3,500,000 |
| Recorded lease minimum | Bayfront Gardens: none recorded; Bayside: 30 days and 3 leases a year | 60 days and no more than 3 leases a year (2019 rules, OR 5640 PG 3564, recorded lead) | 30 days and 4 leases a year (2002 declaration; a 2024 change was proposed and the outcome was not found) |
The sales columns come from Collier recorded qualified sales with the window ending October 2, 2026, and the lease row comes from recorded documents that vary by neighborhood and may have been amended, so confirm with each association before you write an offer. Compare them as ranges, because the counts run from 4 to 32. For the neighbors, see Southport on the Bay homes for sale, Villas at Barefoot Beach for sale and Barefoot Beach condos for sale, for the whole gated community Barefoot Beach homes for sale, and for the city's other neighborhoods Bonita Springs communities. The comparison is in property terms only: ownership form, size, recorded rules and recorded price.

Frequently asked questions about Bayfront Gardens at Barefoot Beach
These are short answers to the questions buyers ask most about Bayfront Gardens at Barefoot Beach, drawn from the county roll, the Southwest Florida MLS, the two recorded declarations, FEMA's flood map and Florida law in the sections above. Each one is current to October 2026.
Where is Bayfront Gardens at Barefoot Beach?
Bayfront Gardens is on Bayfront Dr and the even-numbered 220 to 242 Barefoot Beach Blvd, on the bay side of the boulevard inside the gated Barefoot Beach community. The homes ring a protected basin that opens north into Little Hickory Bay, about a half mile to a mile by road from the entrance gate at Bonita Beach Road.
Is Bayfront Gardens in Bonita Springs or Naples?
Bayfront Gardens has a Bonita Springs mailing address, ZIP 34134, but the land is unincorporated Collier County, with no city levy on any of its 35 parcels. North Collier Fire provides fire service, and the Collier County school zone service assigns the schools. People who search Naples or North Naples mean the same Collier side of the island.
Which county is Bayfront Gardens in?
Bayfront Gardens is in Collier County, Florida, in unincorporated Collier and not inside any city. Lee County begins north of Bonita Beach Road, where Bonita Beach Park lies. Property tax is set by Collier County, Collier County Public Schools, North Collier Fire and the water districts, for a 2026 total of 9.3696 mills in millage area 3.
What ZIP code is Bayfront Gardens in?
Bayfront Gardens parcels use ZIP 34134, which is the Bonita Springs mailing ZIP. All 35 parcels on the 2026 Collier roll carry 34134 even though the land is in unincorporated Collier County and not inside the City of Bonita Springs, so a Bonita Springs mailing address does not mean a city tax bill.
How many homes are in Bayfront Gardens?
Bayfront Gardens has 27 single-family parcels on the 2026 Collier roll, including one new home under a 2024 permit that the roll has not yet valued. Nine are Bayside homes on Barefoot Beach Blvd and 18 are on Bayfront Dr. Four more parcels are building sites. Broker pages that say 30 homesites do not match the recorded plat.
How many lots are in Bayfront Gardens?
The Bayfront Gardens plat has 33 numbered homesites, lots 1 to 33, plus lot 34, the 3.24-acre street tract, and lot 35, a 4.39-acre mangrove preserve. The roll shows 4 building sites and 2 other parcels, a cleared lot at 239 Bayfront Dr and a lot with a dock at 203 Bayfront Dr. Lots run from 0.17 to 0.40 acre.
What is Bayside at Barefoot Beach?
Bayside at Barefoot Beach is the separate homeowners association for lots 1 to 10 of the Bayfront Gardens plat, the homes at 220 to 242 Barefoot Beach Blvd, formed in 1999 by the unanimous consent of the lot owners. It has its own declaration, with a 30-day lease minimum, 3 leases a year and Board approval of every sale.
Which association governs my Bayfront Gardens lot?
The lot number decides. Lots 1 to 10 on Barefoot Beach Blvd belong to Bayside at Barefoot Beach, and lots 11 to 33 on Bayfront Dr belong to the Bayfront Gardens Homeowners Association. Both are member entities of the Barefoot Beach Master Association. Ask for each association's estoppel certificate, because rules differ between the two declarations.
Is Bayfront Gardens gated?
Bayfront Gardens is inside the gated Barefoot Beach community. The recorded 2009 Turnover Agreement requires the Barefoot Beach Master Association to staff the guardhouse 24 hours a day near Bonita Beach Road. OpenStreetMap also shows a second gate at the boulevard end of Bayfront Dr, and the association's documents settle whether that gate is staffed or keyed.
Is Bayfront Gardens on the Gulf?
No. Bayfront Gardens is on the bay side of Barefoot Beach Blvd, around a protected basin of Little Hickory Bay, with the Gulf beach about 0.4 to 0.5 mile west by straight line. It is not Gulf-front or beachfront. The Gulf is reached by the beach across the boulevard on foot or by boat through Wiggins Pass.
Is Bayfront Gardens on the water?
Yes. The Bayfront Gardens homesites ring a protected basin of Little Hickory Bay, and the Bayfront Dr homes sit on the water side of their street with a mangrove preserve across it. It is a basin and not open-bay frontage. The county roll has no waterfront field, so frontage and shoreline come from surveys and listings.
Do Bayfront Gardens homes have docks?
Many Bayfront Gardens homes do, but docks are private to each lot and neither declaration sets a bay dock regime. Listings describe docks at 191, 219, 232 and 237, and Collier shows marine permits at 195 Bayfront Dr and 220 Barefoot Beach Blvd. Dock status is a survey and permit question for each lot.
Can I have a boat lift at a Bayfront Gardens home?
Lifts are common in Bayfront Gardens listings, from a 20,000-pound lift at 191 Bayfront Dr to dual lifts at 217, and Collier shows lift-cover permits at 225, 229, 233 and 232. Lift and canopy rules come from Collier's dock code and each lot's permits, not from the declarations. Ask for the permit and a boat draft check.
How long is the boat ride to the Gulf from Bayfront Gardens?
No first-party time exists. From Bayfront Gardens the route runs south through Little Hickory Bay, Water Turkey Bay and Wiggins Pass, roughly 3 to 5 miles by water, and we estimate about 15 to 25 minutes at the posted speed limits. Listings describe 10 to 15 minutes. Wiggins Pass shoals and was under a maintenance dredge in September 2026.
How many Bayfront Gardens homes are for sale?
On October 21, 2026, the Southwest Florida MLS showed 6 Bayfront Gardens homes active and 1 pending. The six active homes asked $3,895,000 to $6,495,000 and the pending home was at $4,595,000. Lots at 203, 205, 236 and 239 were also listed on listing sites. At the 60-month closing pace the six homes are 45 months of supply.
What do Bayfront Gardens homes sell for?
The Southwest Florida MLS counted 8 Bayfront Gardens closings in five years to October 21, 2026, at a $5,082,500 median from $2,300,000 to $6,650,000. Collier recorded 7 qualified sales at a $4,300,000 median, one of them a lot. The newest qualified sale was 235 Bayfront Dr for $3,875,000 on April 29, 2026.
What is the price per square foot in Bayfront Gardens?
The Bayfront Gardens MLS median over 60 months was $914 per square foot of MLS living area, and current asks run $733 to $1,665. We use MLS living area, because the county's base area is about half of living area for multi-level homes, and we print no price per county square foot.
How long do Bayfront Gardens homes take to sell?
Bayfront Gardens homes had a median of 80 days on market across the 8 MLS closings in 60 months, from 6 to 193 days. The three closings in the last 24 months had a median of 87 days. Sold-to-list has a median of 88.6 percent, so asks run above closings.

The 2026 Collier roll puts the Bayfront Gardens median improved just value at $3,136,754, from $1,731,270 to $4,626,093, against $3,754,733 in 2025, a median change of minus 17.1 percent. Recent sales sit above the roll, at 54.8 to 97.2 percent of price. Just value is an assessment as of January 1 and not a price.
What are the Bayfront Gardens HOA fees?
No first-party dollar figure is public for either association or the Master Association. Bayfront Gardens divides its budget among the lots, due January 15, and Bayside parcels each pay one tenth of its budget. The Master assesses quarterly by door count. The estoppel certificate states the current amount, and Florida requires it within 10 business days.

The Master Association owns and maintains Barefoot Beach Blvd from Bonita Beach Road to the county park entrance, about 1.8 miles, and provides security. Bayfront Gardens and Bayside are two of its eight member entities, with 23 and 10 of 716 doors. Owners do not vote at the Master, and assessments are quarterly by door count.
Can I rent a Bayfront Gardens home?
In Bayfront Gardens lots 11 to 33, the recorded 1988 declaration and its amendments we read have no leasing minimum, frequency cap or lease approval, and tenants may not keep pets. A listing at 225 Bayfront Dr states a 30-day minimum and 3 leases a year, so confirm any later amendment in writing. Collier's rental registration rules also apply.
Can I rent a Bayside home at Barefoot Beach?
Bayside lots 1 to 10 of Bayfront Gardens require a written lease of the whole parcel to a natural person, with Association approval on 10 days notice, a 30-day minimum, a one-year maximum and no more than 3 leases in a calendar year. Subleasing and "For Rent" signs are barred, and an unapproved lease is void.
How does Bayside's sale approval work?
A Bayfront Gardens sale or gift in Bayside needs prior written Board approval with 20 days notice. The Board decides within 20 days of a complete file and at most 60 days, and silence is approval. Disapproval needs good cause and counsel's written opinion. The fee is up to $100 per applicant. It is not a right of first refusal.
What is the minimum home size in Bayfront Gardens?
The 1998 amendment's text for the Bayfront Gardens association reads 2,800 square feet under air, after earlier minimums of 1,400 square feet for one story and 1,800 for two. Confirm it on the recorded image, because the text extraction loses strike and underline marks. Bayside requires 2,400 square feet under air in its 1999 declaration.
Are pets allowed in Bayfront Gardens?
The Bayfront Gardens declaration allows dogs, cats, fish and birds in reasonable numbers, leashed, and the Board can order removal, while tenants and guests may not keep pets. Bayside allows dogs, cats and common household pets, leashed or carried, and its tenants may not keep pets. Later rules could differ, so confirm in writing.

Is flood insurance required at Bayfront Gardens?

The National Flood Insurance Program covers a building up to $250,000, so full cover at these values is private or excess flood. Unincorporated Collier is CRS Class 5, a 25 percent discount on eligible NFIP policies.

Ian made landfall as a Category 4 on September 28, 2022, and the National Hurricane Center reported 8 to 12 feet of inundation above ground across Bonita Beach, Bonita Springs and North Naples. Those are area figures. We found no public damage record for a Bayfront Gardens home, so ask for the seller's flood disclosure and permit history.

Is Bayfront Gardens a condo?
No. Bayfront Gardens is a platted community of fee-simple single-family lots under two homeowners associations, governed by Florida's chapter 720 and not the condominium statutes. Each owner owns the lot and house and insures and rebuilds the home. The Barefoot Beach Club next door is the condominium, and it is a different place.
Is Bayfront Gardens the same as The Club at Barefoot Beach?
No. The Club at Barefoot Beach is a separate private beach club with its own membership, and Bayfront Gardens owners are not automatically members. No. Barefoot Bay is a court of 9 homes outside the gate, while Bayfront Gardens is a plat of 33 homesites inside the Barefoot Beach gate.
