On the MLS, Streamside closings by calendar year were 2 in 2021, 4 in 2022, 3 in 2023, 3 in 2025, 4 in 2026 (2021 and 2026 are partial years in the September 29 pull).

Streamside is the smallest of Spring Run's condominium neighborhoods, 80 garden condominiums in two recorded sections, and it has been one of the lowest-priced ways into a bundled-golf home at Spring Run: the MLS recorded a Streamside closing at $265,000 on September 28, 2026. Its buildings were finished over the longest span in Spring Run, from 1998 to 2002.

Streamside homes and floor plans

Streamside is made up of two recorded condominiums, Streamside Section I and II, of 40 units each: 80 garden condominiums on Spring Run Boulevard, built from 1998 to 2002 by Pulte Homes for Bonita Bay Group, The Brooks' developer. On the county roll the homes run from 1,138 to 1,455 heated square feet, a median of 1,250, and every home is a two-bedroom. Recent MLS closings ran from 1,209 to 1,558 square feet under air.

The Streamside association and setting

Streamside's neighborhood association is the Streamside Recreation Association (Sunbiz N98000000668), with its own pool, managed by Advanced Property Management according to the Spring Run club's 2026-27 sheet, inside the Spring Run Golf Club Community Association, which runs the club and the gate for all 847 Spring Run homes. In a condominium the association insures and maintains the buildings, so the association's budget and reserves matter as much as the unit.

What does it cost to own in Streamside?

The yearly cost of a Streamside home is the Spring Run Golf Club fee, which every owner pays, the Streamside Recreation Association, the CDD line on the tax bill, property tax and insurance. We print only figures we can source, and the neighborhood fees are not published by the club or the association. Data updated: October 2026.

The Spring Run Golf Club fee

The Spring Run Golf Club's annual fee for 2026-27 is $9,820, effective November 1, 2026, and it includes capital, a new project fund, reserves and a $725 prepaid food minimum. The club also lists Blue Stream Fiber at $215.55 (subject to change), a $250 estoppel fee and a resale fee of $12,000 for an outside buyer ($3,500 for an owner moving within Spring Run). The club fee, the fiber line and the $1,017.25 CDD come to about $11,050 a year before the neighborhood fee, taxes and insurance.

Fixed yearly layer, 2026-27Amount
Spring Run Golf Club annual fee$9,820.00
Blue Stream Fiber (club sheet, subject to change)$215.55
Brooks CDD operations and maintenance (fiscal 2027)$1,017.25
Total before the neighborhood fee, taxes and insurance$11,052.80

The CDD line on the tax bill

Every Streamside home pays $1,017.25 a year in fiscal 2027 for operations and maintenance of the Brooks of Bonita Springs Community Development District, with no debt line. In Spring Run only Winding Stream buildings 30, 31 and 32 carry CDD debt. Source: the Brooks CDDs' adopted fiscal 2027 budget.

Association fees

Streamside owners pay the Streamside Recreation Association on top of the club fee. Spring Run's club sheet does not publish neighborhood fees and refers buyers to the manager, Advanced Property Management. As entered on MLS listings, the Streamside condominium fee is typically $1,200 a quarter, with the club fee entered as a master fee of typically $9,159 a year (the club's fee from November 1, 2026 is $9,820).

Property taxes

The Brooks is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County, the fire district and the CDD line. A buyer's first bill resets to the purchase price, so the seller's bill is a poor guide.

Leasing rules

Spring Run's club lists a $550 delegation-of-use fee, plus 6.5 percent tax, which includes its rental administration fee of $150 plus tax. Minimum lease terms sit in each neighborhood's own documents. As entered on MLS listings, most Streamside listings show a 30-day minimum term and up to 12 leases a year.

What to ask for before an offer

Ask for the seller's last tax bill, the Streamside Recreation Association's last two statements and its estoppel, and the club's current schedule, and ask the association about any special assessment before you write an offer.

Florida's condo safety law

Florida's milestone inspection (F.S. 553.899) and structural integrity reserve study (F.S. 718.112) apply to condominium buildings three or more stories tall. Streamside's buildings are no more than two stories on the county roll, so ask the association whether either applies and for its latest reserve study and any special assessment.

Is golf included in Streamside?

Yes. In the club's own words, all Spring Run homeowners, by virtue of buying a home in Spring Run, automatically become members of the Golf Club. There is no separate golf decision for a Streamside buyer: the 2026-27 annual fee of $9,820 covers membership, and members pay a cart fee of $31 for 18 holes or $21 for 9.

The Spring Run Golf Club and its amenities

The Spring Run Golf Club is a members-only club on about 200 acres: an 18-hole course designed by Gordon Lewis and redesigned by John Sanford, renovated with Bimini turf in 2022, carts with the Visage GPS system, a 26,000-square-foot clubhouse remodeled and expanded with outdoor dining in 2023, four Har-Tru tennis courts with subsurface irrigation, three lighted Har-Tru bocce courts, a fitness center, a practice range and a pool. The gatehouse is staffed from 6:30 am to midnight in season, November to April.

The Commons Club

The Commons Club at The Brooks is a separate, member-owned club of 2,300 families on Coconut Road, with a 10,000-square-foot Health and Lifestyle Center, an Enrichment Center, a lakeside restaurant called The Rookery, seven pickleball courts and a private Beach Club on Little Hickory Island for Gold members. It is optional for Spring Run owners and sold separately.

Is Streamside at Spring Run in a flood zone?

Both Streamside addresses we sampled, one per recorded section, mapped to FEMA Zone AH with a 15-foot base flood elevation. Across Spring Run as a whole, 12 of 20 points sampled one per recorded section were Zone AH, so flood zone is a per-address question here, and a federally backed mortgage on a Zone AH home requires flood insurance. Data updated: October 2026.

Census geocodes are interpolated along the street, so a point can fall a few lots off. Zone X means a lender is unlikely to require flood insurance, not that a home cannot flood.

How to check one address

Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the seller for the elevation certificate, and get an insurance quote before the inspection period ends. In a condominium, the association's master policy covers the building; your own policy covers the interior and contents.

Where is Streamside at Spring Run?

Streamside sits on Spring Run Boulevard inside Spring Run at The Brooks, the southwest quadrant of The Brooks: south of Coconut Road, west of Three Oaks Parkway and east of the US 41 medical and commercial corridor. The Spring Run clubhouse is at 9501 Spring Run Boulevard. Every Streamside home has a Bonita Springs 34135 address inside the Village of Estero.

Schools near Streamside

Lee County assigns schools by choice within proximity zones. In our Estero area sample of 360 homes, every home was in elementary choice Zone Q (Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks Elementary), every sampled home with a 34135 address was in high school zone South 3 (Bonita Springs High, Estero High and South Fort Myers High), and most of Estero was in middle zone GG (Bonita Springs Middle and Three Oaks Middle). The district's address lookup has not been run for individual Streamside addresses for this page, so confirm the zone for the exact home with the School District of Lee County before you rely on it.

Is Streamside in Estero or Bonita Springs?

Streamside is in the Village of Estero. Its homes carry a Bonita Springs 34135 mailing address because The Brooks was planned as the Brooks of Bonita Springs before Estero incorporated in 2014; the Brooks districts' own description places them within the boundaries of the Village of Estero, and Village zoning and taxes apply.
