Bonita Bay condos for sale range from lakeside mid-rise units that recorded resales near $300,000 to Gulf-view towers on Bonita Bay Boulevard that recorded resales up to $4,950,000. In the 12 months to August 10, 2026, Lee County recorded 143 condominium resales in Bonita Bay at a median of $650,000, or $338 per square foot, more condo resales than any other named community in Bonita Springs.

Single-family homes, the community overview and every subdivision are on our Bonita Bay community page, and the wider city is on our Bonita Springs page. We tracked every qualified Bonita Bay condo sale in the Lee County Property Appraiser's files to build the tables below, building by building. Updated September 2026.

Bonita Bay condos for sale right now

As of September 29, 2026 the MLS showed 48 Bonita Bay condos for sale, and some of them are in the Bonita Bay Boulevard high-rise towers. The list is drawn from the live listing feed, so it reflects the listings actually on the market rather than a monthly snapshot. You can open the full list of Bonita Bay condos for sale with photos, prices and floor plans, or browse every listing in Southwest Florida.

MLS snapshot for Bonita Bay condos: 149 closed sales, a median sold price of $648,375, a median of 87 days on market, a median sale-to-list ratio of 94.7% and a median of $313 per square foot, with 48 condos active and 11 pending. The county recorded-sale counts, medians and price per square foot below include every qualified sale whether or not it went through the MLS, so they differ from these MLS figures.

What Bonita Bay condos sold for in the last 12 months

Bonita Bay condominiums recorded 143 resales between September 1, 2025 and August 10, 2026 at a median of $650,000, a low of $240,000 and a high of $4,950,000, with a median of $338 per square foot. That median sits $250,000 above the Bonita Springs citywide condo resale median of $400,000 for the same window, and Bonita Bay accounted for 143 of the city's 692 condo resales, about 21 percent. Data updated: September 2026.

Source: Lee County Property Appraiser, qualified improved condominium sales (DOR codes 01 and 02, over $1,000), roll city Bonita Springs, September 1, 2025 to August 10, 2026. Area rows group every qualified resale by condominium name, from the Lee County Property Appraiser sales file, 12 months to August 10, 2026; each condominium belongs to exactly one area, so the rows add up to the city's 692 resales and 175 first sales. Sawgrass Point and Cypress Island are counted in Pelican Landing, where the Pelican Landing Community Association lists them. Data updated: September 2026.

Two things in that table matter to a Bonita Bay condo buyer. First, Bonita Bay recorded no new-construction condo closings in the window: every Bonita Bay condo that changed hands was a resale, while the new towers closing in Bonita Springs were at Saltleaf and at The Colony. Second, Bonita Bay's median of $338 per square foot is well under Bonita Beach's $558 even though Bonita Bay's median price is higher, so a buyer pays noticeably less per square foot in Bonita Bay than on the beach.

For wider context, Florida Realtors reported a median of $269,000 for townhouse and condo sales across the Cape Coral to Fort Myers metro area (all of Lee County) in August 2026, down 2.2 percent year over year, on 375 closed sales. Bonita Bay trades at more than twice that county median.

Bonita Bay high-rise towers

The Bonita Bay high-rise towers are the condominiums with Bonita Bay Boulevard addresses, and in the last 12 months their recorded resales ran from a $862,500 median at Vistas to a $2,200,000 median at both Tavira and Azure. The seven tower condominiums in the table recorded 48 resales between them, and Seaglass, the newest, carried the highest price per square foot in Bonita Bay at $738.

Each tower has its own guide with floor plans, amenities and its listings: Tavira, Azure, Seaglass, Horizons, Estancia, Esperia South and Vistas. Two more Bonita Bay buildings have tower guides of their own: Bayview at Bonita Bay, which recorded 5 resales at a $1,125,000 median ($391 per square foot, built 1994, Island Pond Court address), and Omega, which is not among the condominiums with four or more recorded resales in the window and so is not broken out in the county table.

We do not state floor counts on this page. The county roll does not carry the number of stories, and we will add them building by building only from the recorded declaration or the building permit.

Low-rise and mid-rise Bonita Bay condominiums

The low-rise and mid-rise condominiums are where most Bonita Bay condo sales happen and where the entry prices are: the nine in the table recorded 66 resales in the last 12 months at medians from $305,050 at Wild Pines to $680,000 at Village of Waterford. Most were built between 1985 and 2000, which puts several of them inside Florida's milestone-inspection window (covered below).

Condominium (county name) Resales Median Range Median $/sf Year built
Village of Waterford 10 $680,000 $585,000 to $1,075,000 $312 1993 to 1996
Waterford at Bonita Bay 5 $665,000 $465,000 to $750,000 $327 1992 to 1994
The Hamptons at Bonita Bay 5 $650,000 $560,000 to $995,000 $290 1997 to 1999
Wedgewood at Bonita Bay II 5 $507,000 $450,000 to $590,000 $290 1989 to 1992
Harbor Landing 8 $502,500 $420,000 to $740,000 $336 1994 to 1996
Harbor Lakes 5 $444,000 $430,800 to $745,000 $331 1993 to 1994
Bay Pointe at Bonita Bay 12 $414,512 $385,000 to $695,000 $249 1997 to 2000
Sandpiper at Bonita Bay 10 $384,500 $305,000 to $586,000 $278 1991 to 1994
Wild Pines of Bonita Bay 6 $305,050 $240,000 to $362,500 $288 1985 to 1989

Source: Lee County Property Appraiser, qualified resales, September 1, 2025 to August 10, 2026. Condominiums with four or more resales in the window are listed; the other Bonita Bay condominiums recorded 24 resales between them. Data updated: September 2026.

The spread inside a single condominium can be wide: Harbor Lakes ran from $430,800 to $745,000 and Bay Pointe from $385,000 to $695,000 in the same 12 months, so a building's median is a starting point for pricing a unit, not the answer.

Bonita Bay condo prices by budget

Bonita Bay condos fall into four practical budget bands, and the recorded medians show which buildings sit in each: under $750,000 is the low-rise and mid-rise market, $750,000 to $1.5 million covers Vistas, Esperia South, Bayview, Estancia and Horizons, and above $1.5 million is Seaglass, Tavira and Azure. Each band below opens a live search of Bonita Bay condos at that price. Data updated: September 2026.

Budget Buildings whose 12-month median falls in the band Live listings

$750,000 to $1,500,000 Vistas, Esperia South, Bayview, Estancia, Horizons Bonita Bay condos, $750k to $1.5M

Medians from the Lee County Property Appraiser, September 1, 2025 to August 10, 2026. A building's median is not a ceiling or a floor: most buildings recorded sales in more than one band.

Club membership and association fees in Bonita Bay

Club membership terms and costs for Bonita Bay condos are not stated on this page, because we have not verified them this month from the club's or the associations' own documents. Whether a condo purchase requires a club membership, what it costs to join, and the annual dues are the first questions to settle before you write an offer.

The same applies to condominium association fees: each Bonita Bay condominium has its own association, its own budget and its own reserve schedule, and the fee on one building says nothing about the next. Fee figures are not published on this page, because we do not take them from listing portals. Ask for the current adopted budget, the reserve schedule and, for any building three stories or taller, the structural integrity reserve study (below) before you commit, and contact Domain Realty Group for the documents on a specific unit.

Building age and the milestone-inspection clock

Florida's condo safety law ties two obligations to building age and height, and in Bonita Bay the older low-rise and mid-rise condominiums are the ones it reaches first. A building three habitable stories or taller needs a milestone structural inspection by December 31 of the year it reaches 30 years from its certificate of occupancy, then every 10 years, under section 553.899, Florida Statutes.

Using the year built on the county roll, these Bonita Bay condominiums are 30 or more years old in 2026:

  • Wild Pines of Bonita Bay (1985 to 1989)
  • Wedgewood at Bonita Bay II (1989 to 1992)
  • Sandpiper at Bonita Bay (1991 to 1994)
  • Waterford at Bonita Bay (1992 to 1994)
  • Harbor Lakes (1993 to 1994)
  • Village of Waterford (1993 to 1996)
  • Bayview at Bonita Bay (1994)
  • Harbor Landing (1994 to 1996)

Vistas at Bonita Bay (1998), Bay Pointe (1997 to 2000) and The Hamptons (1997 to 1999) turn 30 in 2027 to 2030 by phase. Of the towers, Horizons (2000) reaches 30 in 2030 and Seaglass (2018) not until 2048. Whether each building is three habitable stories or taller is not in the county data, so treat this list as the buildings to ask about, not a list of buildings with an inspection due. The law also lets the local building official require the first inspection at 25 years near salt water; we found no Bonita Springs announcement of a 25-year trigger and do not assume one.

The structural integrity reserve study (SIRS)

Under section 718.112(2)(g), Florida Statutes, a unit-owner-controlled association must have a structural integrity reserve study for each building three stories or higher, completed by December 31, 2025, or with its milestone inspection if that inspection is due on or before December 31, 2026, and in no event later than December 31, 2026. For budgets adopted on or after December 31, 2024, those associations may not waive or underfund the reserves the study requires. The Florida Department of Business and Professional Regulation keeps a public SIRS reporting database where you can check whether a Bonita Bay association has filed. We have not yet pulled the filing status for each building on this page, and a unit's SIRS and reserve position is the most useful single document to read before an offer on an older building.

Flood zones and condo insurance in Bonita Bay

Flood zones in Bonita Bay are set building by building by the FEMA flood map that took effect in Bonita Springs on November 17, 2022, and a tower on the bay and a mid-rise inland on a lake can sit in different zones. The City of Bonita Springs publishes a Find My Flood Zone map and an elevation certificate search for checking a specific address before you buy.

The city holds a Class 5 rating in FEMA's Community Rating System, which it reports is worth a 25 percent discount on National Flood Insurance Program premiums, maintained by a FEMA decision of November 21, 2024. Hurricane Ian in 2022 brought the reference storm-surge event: the National Hurricane Center recorded maximum inundation of 8 to 12 feet above ground level in Estero, Bonita Beach, Bonita Springs and North Naples. We have not pulled the zone for each Bonita Bay building; check the address in the city map, and ask the association for the building's elevation certificate.

How insurance splits in a condo matters for your budget. The association's master policy insures the building, and the unit owner's HO-6 policy covers the interior and contents. Florida's phased-in requirement that Citizens Property Insurance policyholders carry flood coverage, in section 627.351, Florida Statutes, exempts condominium unit-owner (HO-6) policies, so the building's flood coverage is an association budget line. That is one more reason to read the budget and the reserve study. We do not publish average HO-6 or master-policy premiums, because we have no verified source for a Bonita Bay figure.

Florida also requires a flood disclosure on residential resales under section 689.302, Florida Statutes, covering the seller's knowledge of flood damage, flood claims filed and flood assistance received, and chapter 2025-166, effective October 1, 2025, added flood disclosures to developer condo sales under section 718.503.
