Recorded sales on the county file
We tracked Parrot Cay's sales on both the county file and the MLS. Most recent sales are resales, though custom builders were still recording deeds for new Parrot Cay homes into 2026.
Parrot Cay homes, lots and builders
Parrot Cay was platted in June 2015 with 79 homesites of 85 by 130 feet, the largest lots in Naples Reserve. The county roll shows 86 parcels in the plat, including 70 built homes and 9 vacant lots, with homes built from 2016 to 2025, a median year built of 2020 and a median of about 3,173 heated square feet.
Custom builders
Parrot Cay was sold as a custom-home neighborhood. Its builders include KTS Homes, Stock Signature Homes, Lundstrom Development, Marvin Development, McGarvey Custom Homes and Florida Lifestyle Homes. In 2019 the developer's marketing described Parrot Cay estates of about 2,812 to more than 3,500 square feet from the high $700s. Florida Lifestyle Homes and Lundstrom recorded deeds into 2026, so a vacant lot or a new custom home can still come up.
Docks on Eagle Lake
Some Naples Reserve homes on Eagle Lake and the rowing lane can add a floating dock with HOA design review approval, following a 2018 dock-locations master plan, and a county dock encroachment agreement; owners told the CDD in June 2026 that the county permit took nearly a year. Boats must be electric or sail, no longer than 22 feet and no faster than 7 miles per hour. Ask whether a specific Parrot Cay lot is on the dock plan before you buy for a boat.
The CDD refinancing
Parrot Cay's CDD debt service fell from $1,458.33 per home in fiscal 2025 to $1,215.26 after the district issued Series 2025 refunding bonds, which mature in 2045.
What does it cost to own in Parrot Cay?
Owning in Parrot Cay means the Naples Reserve HOA assessment, the Naples Reserve CDD assessment on the county tax bill, trash collection on the tax bill and property taxes, with no club membership, initiation fee or club dues, because the Island Club and every other amenity belong to the HOA. Data updated: October 2026.
Parrot Cay carries the largest lot-size tier of the Naples Reserve HOA assessment and one of the higher CDD assessments, because its debt service is tied to its larger lots.
| Cost | Amount |
|---|---|
| Naples Reserve HOA | Not published; set in 11 lot-size tiers and given on the estoppel letter |
| Naples Reserve CDD, adopted fiscal 2027 | $1,893.80 for Parrot Cay ($678.54 operations plus $1,215.26 debt service), on the tax bill |
| Trash collection | $255.52 per home, on the tax bill |
| Design review fee | $25 or $75, plus a $1,500 refundable deposit |
| Club membership | None |
Board approval of a sale
Since a March 19, 2024 amendment, the HOA board must approve every Naples Reserve sale: the seller gives 30 days' notice with the signed contract, and the board has 20 days to decide. Build that into your closing date. For Jesse and Marc's full guide to Naples Reserve, the CDD by neighborhood, the flood map change and all eleven neighborhoods, see McGreevy and Comisar's Naples Reserve community guide.
Leasing and pets
Naples Reserve leases must run at least 30 consecutive days, with at most 12 leases a year, and short-term rentals are prohibited. An owner who leases gives up their own amenity access during the lease.
Parrot Cay and Naples Reserve amenities
Every Parrot Cay owner shares the Naples Reserve amenities, owned by the HOA and paid for by the HOA assessment, so there is no separate club to join and no initiation fee or dues for the Island Club, the lake beach, the courts or the boats:
- The Island Club, with a 5,160-square-foot clubhouse, a 3,500-square-foot fitness center open 5 a.m. to 10 p.m. and a resort pool with lap lanes.
- Sunset Beach, a sand beach on 125-acre Eagle Lake; it is a lake beach, not the Gulf.
- Match Point, with five Har-Tru tennis courts and four pickleball courts.
- The Outrigger Activities Center, with free kayaks, canoes and paddleboards, and Kids Cove, with a playground and a boat ramp.
- Two dog parks, a fitness trail, a nearly two-mile linear park and a one-mile rowing lane.
Boats on Eagle Lake must be electric or sail, no longer than 22 feet and no faster than 7 miles per hour. Swimming in the lakes is not allowed. Naples Reserve has no golf course.
Is Parrot Cay gated?
Yes. Naples Reserve's gate is staffed from 6 a.m. to 10 p.m., with a virtual guard around the clock. Naples Reserve is open to all ages.
Is Parrot Cay in a flood zone?
Parrot Cay sits inside Naples Reserve, where FEMA's flood map effective February 8, 2024 puts about 95.6 percent of the community in Zone AE with a 7-foot base flood elevation, 3.0 percent in AE at 8 feet and about 1.4 percent in Zone X, with no VE. Data updated: October 2026.
FEMA revalidated nine fill-based map revisions on February 9, 2024, three of them covering about 470 Naples Reserve lots, so many homes insure as if they were mapped higher. Collier County's preliminary flood map opened its 90-day appeal period on August 19, 2026, with a target effective date in summer 2027. Naples Reserve is in evacuation Zone D. Check the exact lot on FEMA's map and ask for the elevation certificate.
Schools for Parrot Cay
Every Naples Reserve address, Parrot Cay included, is zoned for the same Collier County public schools, and the zoning has not changed across three published school years, so every home in the community feeds the same elementary, middle and high school. Confirm the address with the district's zone tool before you rely on it:
- Manatee Elementary (A)
- Manatee Middle (A)
- Lely High (B)
