The Hidden Lakes association and setting

Hidden Lakes' neighborhood association is the Hidden Lakes Recreation Association (Sunbiz N00000000093), managed by Sandcastle Community Management, inside the Spring Run Golf Club Community Association. It is the largest of Spring Run's ten neighborhoods, 182 of 847 homes.

What does it cost to own in Hidden Lakes?

The yearly cost of a Hidden Lakes home is the Spring Run Golf Club fee, which every owner pays, the neighborhood association, the CDD line on the tax bill and the property tax. We print only figures we can source, and the neighborhood fees are not published. Data updated: October 2026.

The Spring Run Golf Club

The Spring Run Golf Club's annual fee for 2026-27 is $9,820, effective November 1, 2026, and it includes capital, a new project fund, reserves and a $725 prepaid food minimum. The club also lists Blue Stream Fiber at $215.55 (subject to change), a $250 estoppel fee and a resale fee of $12,000 for an outside buyer ($3,500 for an owner moving within Spring Run). The club fee, the fiber line and the $1,017.25 CDD come to about $11,050 a year before the neighborhood fee, taxes and insurance.

The CDD line on the tax bill

Every Hidden Lakes unit pays $1,017.25 a year in fiscal 2027 for operations, with no debt line, per the Brooks CDDs' adopted budget.

Association fees

Hidden Lakes owners pay the Hidden Lakes Recreation Association on top of the club fee. Spring Run's club sheet does not publish neighborhood fees and refers buyers to the manager, Sandcastle Community Management. As entered on MLS listings, the Hidden Lakes association fee is typically $1,450 a quarter.

Property taxes

The Brooks is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County, the fire district and the CDD line.

Leasing rules

Spring Run's club lists a $550 delegation-of-use fee, plus 6.5 percent tax, which includes its rental administration fee of $150 plus tax. Minimum lease terms sit in each neighborhood's own documents. As entered on MLS listings, Hidden Lakes leases carry limits, most often a 30-day minimum term; listings disagree on how many leases are allowed a year, so confirm it in the association's rules.

What to ask for before an offer

Ask for the seller's last tax bill, the neighborhood association's last two statements and its estoppel, and the club's current schedule, and ask the association about any special assessment before you write an offer.

Florida's condo safety law

Florida's milestone inspection (F.S. 553.899) and structural integrity reserve study (F.S. 718.112) apply to condominium buildings three or more stories tall. Hidden Lakes' buildings are two stories on the county roll, so ask the association whether either applies and for its latest reserve study and any special assessment.

Is golf included in Hidden Lakes?

Yes. In the club's own words, all Spring Run homeowners, by virtue of buying a home in Spring Run, automatically become members of the Golf Club. There is no separate golf decision for a Hidden Lakes buyer: the 2026-27 annual fee of $9,820 covers membership, and members pay a cart fee of $31 for 18 holes or $21 for 9.

The Spring Run Golf Club and its amenities

The Spring Run Golf Club is a members-only club on about 200 acres: an 18-hole course designed by Gordon Lewis and redesigned by John Sanford, renovated with Bimini turf in 2022, carts with the Visage GPS system, a 26,000-square-foot clubhouse remodeled and expanded with outdoor dining in 2023, four Har-Tru tennis courts with subsurface irrigation, three lighted Har-Tru bocce courts, a fitness center, a practice range and a pool. The gatehouse is staffed from 6:30 am to midnight in season, November to April.

The Commons Club

The Commons Club at The Brooks is a separate, member-owned club of 2,300 families on Coconut Road, with a 10,000-square-foot Health and Lifestyle Center, an Enrichment Center, a lakeside restaurant called The Rookery, seven pickleball courts and a private Beach Club on Little Hickory Island for Gold members. It is optional for Spring Run owners and sold separately.

Is Hidden Lakes at Spring Run in a flood zone?

All four Hidden Lakes addresses we sampled, one per recorded section, mapped to FEMA Zone AH with a base flood elevation of 15 feet, a Special Flood Hazard Area where shallow ponding is expected. A lender will require flood insurance on a federally backed mortgage unless an elevation certificate or a Letter of Map Amendment shows the building above the base flood elevation. Across Spring Run, 12 of 20 sampled points were Zone AH. Data updated: October 2026.

Address sampled FEMA zone
9871 Spring Run Blvd 2601 (Sec I) AH, BFE 15 ft
23760 Clear Spring Ct 1301 (Sec II) AH, BFE 15 ft
23770 Clear Spring Ct 1401 (Sec III) AH, BFE 15 ft
23800 Clear Spring Ct 1701 (Sec IV) AH, BFE 15 ft

Source: FEMA National Flood Hazard Layer, point queries run October 21, 2026 on US Census geocodes of county roll addresses; Lee County's current flood maps took effect November 17, 2022. Census geocodes are interpolated along the street, so a point can fall a few lots off. Zone X means a lender is unlikely to require flood insurance, not that a home cannot flood.

How to check one address

Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the seller and the association for the elevation certificate, and get an insurance quote before the inspection period ends. In a condominium, the association's master policy covers the building; your own policy covers the interior and contents.

Schools near Hidden Lakes

Lee County assigns schools by choice within proximity zones. In our Estero area sample of 360 homes, every home was in elementary choice Zone Q (Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks Elementary), every sampled home with a 34135 address was in high school zone South 3 (Bonita Springs High, Estero High and South Fort Myers High), and most of Estero was in middle zone GG (Bonita Springs Middle and Three Oaks Middle). The district's address lookup has not been run for individual Hidden Lakes addresses for this page, so confirm the zone for the exact home with the School District of Lee County before you rely on it.

Is Hidden Lakes in Estero or Bonita Springs?

Hidden Lakes is in the Village of Estero. Its homes carry a Bonita Springs 34135 mailing address because The Brooks was planned as the Brooks of Bonita Springs before Estero incorporated in 2014; the Brooks districts' own description places them within the boundaries of the Village of Estero, and Village zoning and taxes apply.

Hidden Lakes vs Autumn Lake

Hidden Lakes and Autumn Lake are Spring Run's two carriage home neighborhoods. Autumn Lake is 120 units on Sandycreek Terrace, built 1998 to 2000, and recorded 7 county sales in 12 months from $287,500 to $500,000; Hidden Lakes is 182 units, slightly newer (2000 to 2002), and recorded 4. Both sample mostly Zone AH, so price the flood policy in either. The table compares every Spring Run neighborhood on the record for the 12 months to September 2026. Data updated: October 2026.
