Lehigh Acres Land for Sale
Lehigh Acres land for sale is mostly a market of platted quarter-acre and half-acre vacant lots, and this page covers Lehigh Acres lots for sale with Lee County's recorded lot sales, the zoning, water, septic, permit, fee, flood, wildlife and fraud checks that come before a purchase, and the published fees to build. Lehigh Acres is unincorporated, so Lee County, not a city hall, sets zoning, permits and taxes, and separate districts handle drainage, fire and utilities. For houses, see our Lehigh Acres homes for sale page.
The Lee County Property Appraiser's 2026 roll lists 68,544 vacant residential lots with a Lehigh Acres address. The county recorded 2,881 qualified vacant-lot sales at a $22,500 median, recorded from September 26, 2025 through September 25, 2026, the newest day-dated sale in the Lee County Property Appraiser's file (local index built October 28, 2026). From here on we call that the latest 12-month county window. That count includes lots that have since been built on, so it differs slightly from the 2,871 sales at $22,800 on our Lehigh Acres homes page, which counted only lots still vacant on the roll. Live lot listings are in the search below.

Key takeaways for Lehigh Acres lot buyers
Data updated: October 2026.
- The 2026 roll lists 68,544 vacant residential lots, and 2,881 qualified lot sales were recorded in the latest 12-month county window at a $22,500 median; 79.4 percent sold under $30,000. ZIPs 33974 and 33972 hold 64.2 percent of the lots.
- Lots of 0.30 to 0.59 acre sold at a $25,000 median, against $21,000 under 0.30 acre. ZIP medians ran from $19,500 (33974) to $49,500 (33973, nearly all RM-2).
- RS-1 zoning covers 62,938 vacant lots: 7,500 square feet minimum, 75 feet wide and 100 feet deep, with 40 percent maximum building coverage. RS-1 does not list duplexes; RM-2 (3,623 lots) allows a duplex on 7,500 square feet.
- A well and septic lot faces Florida's half-acre rule unless its plat predates January 1, 1972, and the per-acre sewage flow cap applies either way. Check FGUA availability first.
- Lee County impact fees for one single-family home are $9,731.75, or about $10,023.70 with the 3 percent administrative fee, from May 4, 2026. FGUA capacity charges add $3,070 for water and $3,057 for wastewater on a utility lot.
- On a $20,003 lot (the roll's median just value), the 2025-26 bill works out to about $473.04 a year, and 53 percent of it is flat fire and drainage charges that do not shrink with the lot price.
- The FBI warned on June 16, 2026 about criminals impersonating owners of vacant parcels. Verify who owns a lot before you pay for anything.

What do lots sell for in Lehigh Acres?
The county recorded 2,881 qualified vacant-lot sales in the latest 12-month county window at a $22,500 median. Most sales were standard platted lots: 1,251 sold between $20,000 and $29,999, and lots of 0.30 to 0.59 acre ran about $4,000 above smaller lots. These are recorded sales, not asking prices.
Data updated: October 2026.
We kept sales the Florida Department of Revenue codes as qualified, recorded as vacant and over $1,000, whether or not the lot has since been built on. Lot size is the roll's GIS acreage, not a survey. Across 2,880 sales of lots still vacant, the median price was 1.08 times the January 1, 2026 roll just value.
Lot prices by ZIP code
ZIP 33974 had the most sales, 969, and the lowest median at $19,500. ZIP 33972 followed with 739 sales at $23,000. ZIP 33973 stands apart at $49,500 on 71 sales, because nearly all of its vacant lots are zoned RM-2, which allows a duplex. The ZIP is the mailing area on the parcel, not a neighborhood.

Lot prices by size
Lots under 0.30 acre are 69.8 percent of the vacant lots on the roll and recorded 2,007 sales at a $21,000 median. Lots of 0.30 to 0.59 acre recorded 848 sales at $25,000. Lots of one acre or more are rare: 575 on the roll and 19 sales in the window.

In 33972, half-acre lots sold at $25,000 on 560 sales against $16,750 for 165 smaller lots. In 33973 size barely moved price, because zoning drives value there.

The roll flags 421 vacant lots as lake frontage, 85 as golf and only 2 as canal, though the drainage district maintains 311 miles of canals, so read the survey, not the flag.
Lot prices by price band
Nearly four in five lot sales were under $30,000: 33.6 percent from $10,000 to $19,999 and 43.4 percent from $20,000 to $29,999. Only 67 sales, 2.3 percent, were under $10,000. Above $50,000 the sales are mostly RM-2 lots, acreage and larger parcels.

| Under $10,000 | 67 | 2.3 percent |
| $10,000 to $19,999 | 969 | 33.6 percent |

RS-1 lots recorded 2,711 sales at a $22,000 median and RM-2 lots 151 sales at $47,000. A sub-$10,000 price deserves extra checks on title, liens, wetlands and who the seller is.

By plat, 2,485 sales were in the original Lehigh Acres master plat at a $22,000 median, followed by Southwood (82 at $24,000), Greenbriar (71 at $16,700) and Lehigh Estates (69 at $49,500). The ZIP descriptions below are plain map locations, not neighborhood boundaries, and addresses carry suffixes such as W, SW, E, N and S, so always use the full address and parcel number.
ZIP 33974 lots
ZIP 33974 covers southeast and east Lehigh Acres, south of Lee Boulevard toward State Road 82 and east toward the Hendry County line. It holds the most vacant lots, 24,564, and 85.8 percent of them are under 0.30 acre. It recorded 969 lot sales at a $19,500 median, the lowest of the six ZIPs, with the middle half from $16,000 to $24,000.
Bell Boulevard runs north from State Road 82 through this ZIP. Published lot listings here have shown "Water Not Available, Sewer Not Available," so the FGUA letter comes first. RM-2 covers 1,255 vacant lots in 33974.
ZIP 33972 lots
ZIP 33972 covers north and northeast Lehigh Acres, north of Lee Boulevard. It has 19,430 vacant lots, and unlike the other large ZIPs most of them, 64.0 percent, are 0.30 to 0.59 acre. It recorded 739 lot sales at a $23,000 median, and half-acre lots there sold at $25,000 on 560 sales.
A lot of at least half an acre and 100 feet wide clears Florida's lot-size rule for a well with septic, and published listings here have also shown no water or sewer, so confirm utilities first.
ZIP 33971 lots
ZIP 33971 covers northwest and west Lehigh Acres, north of Lee Boulevard toward Buckingham and Fort Myers. It has 12,392 vacant lots, 89.3 percent of them under 0.30 acre, and recorded 564 lot sales at a $21,000 median, with the middle half from $17,000 to $28,000.
RS-1 covers 11,626 of its vacant lots and RM-2 247, and three of the most recent RM-2 sales in the county file were here, at $41,000 to $56,000.
ZIP 33976 lots
ZIP 33976 covers south-central and southwest Lehigh Acres, south of Lee Boulevard toward State Road 82, on the Sunshine Boulevard and Gunnery Road side. Every one of its 7,487 vacant lots is RS-1 on the roll, and 91.4 percent are under 0.30 acre. It recorded 422 lot sales at a $26,575 median, the second highest of the six ZIPs.
The Sunshine Boulevard widening and the Alico Road connector, covered below, land on this side of Lehigh Acres.
ZIP 33936 lots
ZIP 33936 is the largest Lehigh Acres ZIP by area and covers the central and east-central core along Lee Boulevard, Homestead Road and Joel Boulevard. It holds only 2,998 vacant lots, and 60.9 percent of them are 0.30 to 0.59 acre. It recorded 115 lot sales at a $25,000 median, with the middle half from $20,000 to $30,000.
A 2000 county commercial study described the core of Lehigh Acres as provided with all services while surrounding areas relied on wells and septic. That is a dated description, so check the parcel itself with FGUA.
ZIP 33973 lots
ZIP 33973 is the smallest Lehigh Acres ZIP, on the far west and southwest side next to the Gateway area. It has 1,607 vacant lots, and 1,603 of them are zoned RM-2, which allows a duplex on 7,500 square feet. That zoning is why 33973 recorded a $49,500 median on 71 sales, more than double the Lehigh Acres median.
The Lehigh Estates plat family recorded 69 sales at the same $49,500 median. A duplex lot price only holds if the lot meets the RM-2 dimensions and has a workable water and sewer path for two units, so confirm both before you pay a duplex-lot price.
Why so many Lehigh Acres lots have distant owners
Lehigh Acres was laid out starting in 1954 on former ranch land, much of it over the World War II Buckingham Army Air Field. Lots were sold on small monthly installments, later $10 down and $10 a month, through advertising in Northeast and Midwest newspapers, and most buyers had never visited Florida. A deed passed only after the last payment, and about 40 percent of buyers defaulted, so lots were resold again and again.
The result was a plat of roughly 135,000 lots on about 60,000 acres. After Lee County's 1984 comprehensive plan, the developer sued and the county vested every existing lot for one home, and by 1997 slightly over 121,000 lots were still undeveloped. Today, 21,598 of the 68,544 vacant lots on the 2026 roll, or 31.5 percent, mail their tax bills to an address outside Florida or abroad.
A mailing address says nothing about the owner. It matters to a buyer only because absentee ownership makes title work, heirs, estates and identity checks more important, as the fraud section explains. WGCU's history of the $10-down era names Lehigh Acres alongside Cape Coral and Port Charlotte as installment-lot towns: our Port Charlotte land for sale page covers that platted-lot market, and our Cape Coral homes for sale page covers the neighboring platted city.
Is a Lehigh Acres lot buildable?
Often, but never automatically. A lot must meet its zoning district, have a legal water and sewage path (FGUA lines, or a private well and septic that meet state lot-size and flow rules), drain to the district's standards, and have access. Each is decided parcel by parcel, so confirm all four before you pay.

This is general information about Lehigh Acres lots, not legal, engineering, surveying or tax advice. Rules and fees change, so confirm a specific parcel with Lee County, the Florida Department of Health in Lee County (DOH-Lee), FGUA and the Lehigh Acres Municipal Services Improvement District (LA-MSID) before buying or building.
Lee County describes Lehigh Acres as a 96-square-mile pre-platted community of mostly quarter-acre and half-acre lots. A county grant document from about 2020 counted 32,879 permitted septic tanks there and quotes the Lee Plan's goal of staged water and sewer extension, which is a goal, not a schedule.
Zoning: RS-1 and RM-2 lots
RS-1 is the zoning on 62,938 of the 68,544 vacant lots, or 91.8 percent. It allows a single-family detached home on a lot of at least 7,500 square feet that is at least 75 feet wide and 100 feet deep, with 7.5-foot side setbacks, a 20-foot rear setback, a 35-foot height limit and 40 percent maximum coverage.
| Standard | RS-1 | RM-2, single-family | RM-2, duplex or two-family |
|---|---|---|---|
| Minimum lot area | 7,500 sq ft | 6,500 sq ft | 7,500 sq ft (3,750 per unit) |
| Minimum width | 75 ft | 65 ft | 37.5 ft per unit (75 ft for two units) |
| Minimum depth | 100 ft | 100 ft | 100 ft |
| Setbacks, height, coverage | street by road class; side 7.5 ft; rear 20 ft; water body 25 ft; 35 ft height; 40 percent | not in the ordinance table read | not in the ordinance table read |
Source: Lee County Table 34-695 as reproduced in a 2021 county amendment draft (RS-1) and Ordinance 16-19, adopted November 15, 2016 (RM-2), as published in Lee County ordinance documents; either may have been amended. The 75-foot width is our arithmetic.
On a 10,000 square foot lot, 40 percent coverage is 4,000 square feet under roof; on a quarter acre (10,890 square feet) it is 4,356.
RS-1 does not list duplexes. RM-2, on 3,623 vacant lots (1,603 in 33973 and 1,255 in 33974), allows a duplex on 7,500 square feet, and Ordinance 16-19 says such a duplex needs no separate open space set-aside. A rule summary site reports that each duplex unit needs its own paved driveway at least 20 feet wide and long, and that one accessory dwelling unit is allowed per single-family home; confirm both with Lee County Zoning.
A summary of the county code reports that lots of record created before June 1962 can hold a single-family home on as little as 4,000 square feet and 40 feet of width, with the owner carrying the burden of proof, and that abutting lots may be combined and redivided if density does not rise and setbacks are met. Ask Lee County Zoning how a home straddling two lots is recorded.
Well and septic or FGUA water and sewer
FGUA, a governmental utility authority, is the central water and sewer provider in Lehigh Acres. Its Lehigh Acres system lists ZIP codes 33913, 33936, 33971, 33972, 33973 and 33974. FGUA's home page links a Check Your Service Address map, and the reliable answer for a parcel is FGUA's $100 utility availability letter with map.
Under Florida law, sewer is "available" to a single-family lot when a sewer line sits in a public easement or right-of-way that abuts the property line. Request the letter through FGUA's developer portal (as of October 2026, a $100 check by tracked mail), ask for water and wastewater together, and keep it for the building permit. Where FGUA serves the lot, its October 1, 2026 schedule adds a $25 connection charge and a $170 deposit.
If the letter says no service, the lot is a well and septic lot. Lee County Natural Resources permits private wells under a 2005 delegation from the South Florida Water Management District. The residential well construction permit is $275, a signed Well Affidavit goes with the building permit, a private domestic well needs at least 30 feet of casing, and the well must be inspected and approved before the certificate of occupancy. DOH-Lee permits the septic system, and in unincorporated Lee County the system must be designed by a Florida licensed professional engineer.
The septic rules that apply to a quarter-acre lot
Florida's septic statute sets lot sizes. With a private well, a lot needs at least half an acre and a 100-foot minimum dimension, with sewage flow capped at 1,500 gallons per acre per day. With public water, the limit is four lots per acre and 2,500 gallons per acre per day. Lots platted before January 1, 1972 are not subject to the lot-size requirements, but the same per-acre flow limits still apply.
That exemption is why many quarter-acre Lehigh Acres lots can still take a well and septic. Platting began in 1954, but confirm the recording date of each parcel's plat, because later plats and replats exist.
The flow cap is the limit buyers miss. On a 10,000 square foot lot (0.23 acre) with a private well, 1,500 gallons per acre per day allows about 344 gallons per day of sewage flow. On the same lot with public water, 2,500 gallons per acre allows about 574 gallons per day. DOH-Lee estimates a home's flow from its bedrooms and floor area, so on a well and septic lot the cap can limit home size; ask DOH-Lee or the engineer before you buy. The arithmetic is ours.
The second rule is nitrogen. Lehigh Acres appears on the map of the Caloosahatchee River and Estuary Basin Management Action Plan (BMAP). Inside a BMAP, Florida law (s. 403.067) bars new septic where sewer connection is available, and on lots of one acre or less without sewer requires an enhanced nutrient-reducing system with at least 65 percent nitrogen reduction, a rule DOH-Lee ties to a 2023 state law (HB 1379). Status is parcel by parcel, so price most Lehigh Acres lots of an acre or less for the enhanced system and confirm with DOH-Lee.
Drainage, swales and the LA-MSID
The Lehigh Acres Municipal Services Improvement District handles drainage and flood control. The Florida Legislature created it on June 10, 2015, replacing the East County Water Control District, and it covers about 70,000 acres with 311 miles of canals, 20 lakes, 3,260 culvert crossings and 22 bridges. Its assessment appears on every lot's tax bill.
The district needs a permit for any connection to, crossing of, culvert in or structure on its canals, lands or drainage facilities. A culvert permit is $1,000 for up to 120 linear feet and $1,250 for longer runs, fees double if work starts first, culverts over 12 inches generally must be reinforced concrete pipe designed by a Florida-licensed engineer, and the district wants 48 hours' notice before work in its right-of-way. Its two pages disagree on the threshold for a single-family drainage permit: the permits page says parcels larger than one acre, and the permitting manual revised August 30, 2022 says parcels over 10 acres or with more than 2 acres impervious. Its drainage permit for 2 acres or less is $1,500.
On district right-of-way, grass is the only permitted vegetation, private fences and buildings are barred, piers and private boat ramps are prohibited, and observation decks need a permit and 30 feet of water width. If a lot already has a district permit for a deck or culvert, the seller must disclose it, and a new owner must notify the district within 30 days of the transfer.
Lee County requires a site fill grading plan when the final grade will sit more than 18 inches above the road crown or an adjacent developed lot.
Roads, paving and access
Paving is not automatic. Lee County DOT keeps a Paving Wait List, has an inspector rate each road, ranks roads by condition and number of residences, and pays mostly from local gas tax, not property tax. Its FAQ says two or three houses on a road do not trigger paving. On December 3, 2024 the county approved about $1 million to pave 62 unpaved segments, 13.9 lane miles, in Lehigh Acres.
Lee DOT maintains about 1,500 miles of paved roads in Lehigh Acres and receives more than 1,000 paving requests a year, and we found no county figure for unpaved miles. Price an unpaved-road lot as one.
A driveway into a county road needs a Lee DOT right-of-way permit: $95 for a single driveway, and $120 or $125 for a double (the permit page and the FAQ disagree). Lee County requires a poured concrete or asphalt apron from the road edge to the right-of-way line, inspections run from stakeout through culvert, form, limerock and final, and fees double if work starts without a permit. A private road needs no county right-of-way permit, but then ask who maintains it.
Lot types compared
Impact fees apply to every single-family home whatever the lot type; the other fees depend on the utility path.

What permits and fees come with building on a Lehigh Acres lot?
A single-family home on a vacant Lehigh Acres lot runs through Lee County zoning and building, FGUA or DOH-Lee and the county well program, Lee DOT for the driveway, and LA-MSID for any canal connection. Impact fees alone are $9,731.75, or about $10,023.70 with the 3 percent administrative fee, from May 4, 2026.

Impact fees are assessed when the building permit is issued, and an owner-signed impact letter goes with the permit application. Lee County amended its fire impact fees on February 3, 2026, so an older county table with $55 EMS is out of date, and FGUA says any Board resolution prevails over its published rates. The building permit fee itself is not in the table, because Lee County updated its permit fees effective April 15, 2026; get the current figure when you apply.
What does it cost to build on a Lehigh Acres lot?
Before the house itself, published fees come to about $20,404 to $24,495 on an FGUA utility lot and about $10,884 to $11,039 on a well and septic lot, plus the well and septic system. Those are county, FGUA and DOH-Lee fees only, using the $22,500 median lot, and they leave out the house, fill and site work.

The well and septic system has no public price. One Lehigh Acres builder discloses that septic or well "can add $20,000 to $30,000" (builder marketing), and an April 2026 cost guide, a secondary source, puts a Southwest Florida septic system at $10,000 to $25,000 and a well at $6,000 to $14,000.
Not in the table: the house, the building permit fee, clearing, fill, any culvert and LA-MSID permit, the survey (one builder lists $500 to $700 on a quarter-acre lot), wildlife and wetland surveys, insurance and closing costs. To compare lots against these costs, open the lowest-priced Lehigh Acres lots in the map search.
Several builders publish Lehigh Acres programs that build on a buyer's lot or sell a house on a scattered homesite they own. The table repeats each builder's own page on October 29, 2026; it is builder marketing, not a recorded sale, and we do not rank or recommend builders.

Source: each builder's own website, read October 29, 2026. Builder marketing, not a recorded sale. Prices change without notice, and most of these pages do not say whether well, septic, fill, clearing or impact fees are in the price.
Ask every builder to list in writing, and say who pays for, clearing and fill, the well and septic system, FGUA fees, impact and permit fees, the driveway and culvert, the survey and wildlife work. Before you buy a lot for a program, check whether a builder's on-your-lot program covers Lehigh Acres. Census data for 2022 put the average start-to-completion time for a contractor-built single-family home in the South at 9.2 months, before permits.
Is the lot in a flood zone, a wetland or protected habitat?
Check four things for every Lehigh Acres lot: the FEMA flood zone, signs of wetlands, gopher tortoise and burrowing owl burrows, and the clearing and burning rules. Each is decided parcel by parcel and can add permits, time or cost. Look the address up on FEMA's map and walk the lot before you write an offer.
Data updated: October 2026.
FEMA and the Lee County floodplain administrator decide flood zones, the South Florida Water Management District and the Army Corps decide wetlands, the Florida Fish and Wildlife Conservation Commission (FWC) and the U.S. Fish and Wildlife Service decide listed species, and the Florida Forest Service authorizes burns.
Flood zones and elevation
Look up the exact address on FEMA's Flood Map Service Center or ask the Lee County floodplain administrator. Zones beginning with A (A, AE, AH, AO, AR, A99) are high-risk flood areas; zone X is moderate or minimal risk; zone D means risk has not been determined.
Flood insurance is mandatory for federally backed mortgages on structures in high-risk A and V zones, and FEMA's consumer site says 1 in 3 flood claims come from low- and moderate-risk zones. Read the map for your parcel, not the lot next door.
For a new home, the Florida Building Code 8th Edition (2023) requires the lowest floor in A zones to be at or above the base flood elevation plus 1 foot, or the design flood elevation if higher, and Lee County can require more, so confirm with the county. A garage or enclosure slab below that height needs flood openings, or it becomes the lowest floor. Lee County's permit guide requires a certified elevation certificate, in NAVD, before the tie beam or framing inspection.
Lee County's flood maps were revised in 1984, 2008, 2018, 2022 and 2026, WGCU reports, though we did not confirm which Lehigh Acres panels changed, so ask the seller about standing water too.
Wetlands and federal permits
Wetlands are the single biggest build risk on a low Lehigh Acres lot. Any work in wetlands needs a state Environmental Resource Permit, and wetlands that are federal waters also need an Army Corps Section 404 permit. Florida ran its own 404 program from December 22, 2020 until a federal court vacated it on February 15, 2024.
The D.C. Circuit affirmed that ruling on March 27, 2026, a legal report says, and the Army Corps states it is the only entity in Florida with authority to issue Section 404 permits. A Corps jurisdictional determination, generally valid five years, answers whether a parcel's wetland is federal while federal definition proposals remain unfinished.
For one house, the state route is a general permit under rule 62-330.475 for a single-family home with driveway, garage and septic in uplands or isolated wetlands. Its conditions include a tract not divided after July 1, 1994, no more than 4,000 square feet of isolated wetland filled including the house and no more than 6,000 square feet cleared; the agency answers within 30 days, and it does not replace a federal permit.
Signs a lot may hold wetlands include cypress trees and cypress knees, water marks or stains on trunks, drift lines, aquatic mosses, crayfish burrows and wet soils. LA-MSID has said cypress trees can signal wetlands and recommends buying dry lots. A dry day proves little: on a cleared or filled lot, state rule 62-340.300 lets agencies reconstruct the wetland boundary from soils, remaining plants and aerial photos. Fox 4 reported that state regulators found some Lehigh Acres builders lacked wetland permits, so get a wetland professional's opinion on a low lot.
Gopher tortoises, burrowing owls, bats and panthers
Gopher tortoises are state threatened, and the FWC says they must be relocated under a permit before any clearing unless every burrow is avoided by 25 feet in all directions, including burrows on a neighbor's lot.
For a single home the usual permit is the FWC's "10 or Fewer Burrows" permit, for five or fewer tortoises, handled by a trained person or an Authorized Gopher Tortoise Agent, not FWC staff. Each permit carries a mitigation contribution under a table effective for applications from August 1, 2026; ask the agent for the figure.
If a lot is cleared before the survey, FWC may require a Disturbed Site permit, with higher mitigation, surveys only after 28 days without disturbance, and no permit until any enforcement case closes. Order the burrow survey before anyone clears.
Burrowing owls have been state threatened since 2017, and FWC often requires a permit to excavate a burrow. Cape Coral's city procedure, an example rather than a Lehigh Acres rule, keeps a 33-foot buffer in nesting season, February 15 to July 10.
The Florida bonneted bat and the panther are federal species, and federal review usually reaches a single lot only through a federal permit such as a Corps wetland permit. Lee County is in the bat's consultation area, and 2024 federal guidance says tree removal should not occur from April 15 to August 15 in roosting areas.
For panthers, the Fish and Wildlife Service key dated February 19, 2007 treats projects under one acre in the Panther Focus Area as "may affect, not likely to adversely affect," and its 2012 methodology, which names Lehigh Acres, says building on lots of 5.0 acres or less is not expected to cause take.
Clearing and burning rules
Burning land-clearing debris needs Florida Forest Service authorization. Under rule 5I-2.006, a residential pile burn must be 300 feet from occupied buildings other than the landowner's, 100 feet from a paved public road and 50 feet from wildlands, while a non-residential pile burn without an air curtain incinerator needs 1,000 feet from occupied buildings.
The state environmental agency's open burning page puts a land-clearing pile burn at 1,000 feet from any occupied building other than the landowner's and 100 feet from a paved road, and says local governments may ban open burning. Setbacks can be waived only in writing by every affected party. Check both rules, and Lee County's, before planning a burn.
Lee County's vegetation removal guide, dated June 2026, lists a single-family clearing permit threshold of 5 acres or more countywide and protects certain trees under section 14-412, while the county's tree page says a vegetation removal permit is required for clearing trees for any development reason. For a vacant lot under an acre, ask Lee County Environmental Sciences before clearing. Brazilian pepper and melaleuca are both on Florida's Noxious Weed List.
What does it cost to own a vacant lot in Lehigh Acres?
About $473 a year on a $20,003 lot at 2025-26 rates: about $220.28 of property tax, a $209.64 fire assessment and $43.12 of LA-MSID drainage on a quarter acre. Vacant land gets no homestead exemption, and the flat fire and drainage charges are 53 percent of that bill, so a cheaper lot barely lowers it.
Data updated: October 2026.
This is general information, not tax or legal advice; confirm figures on the current tax notice and with a Florida real estate attorney, title agent or tax professional.

The flat lines, $209.64 plus $43.12, are $252.76, or 53 percent of the $473.04 total. The fiscal year 2026-27 view is higher: with the adopted 5.271 school rate, the adopted $224.31 fire charge, and the other county levies assumed unchanged, the same lot comes to about $486.75 before any discount. Without the lighting unit, subtract $12.00.
Bills go out in November with discounts of 4, 3, 2 and 1 percent from November through February; taxes are due March 31 and delinquent April 1. Homestead requires a home you own and live in, so a vacant lot pays on its full assessed value.
Fire and LA-MSID assessments
The Lehigh Acres Fire Control and Rescue District charges an equal base amount on every parcel, "even vacant or unimproved parcels," plus a charge per $1,000 of building value, and says the assessment is its main revenue.
| Fiscal year | Per parcel (base) | Per $1,000 of building value | Source |
|---|---|---|---|
| 2024-25 | $194.98 cap | $1.12 | district (stale; superseded) |
| 2025-26 | $209.64 | $1.20 | Resolution 25-07-01, adopted July 29, 2025 |
| 2026-27 | $224.31 | $1.28 | Resolution 26-06-01, adopted June 30, 2026 |
Source: Lehigh Acres Fire Control and Rescue District resolutions and assessment information page, read October 29, 2026.
The district may raise the charge each year by up to the five-year average growth in Florida personal income (FY 2025-26 used 7.52 percent), and the assessment is a lien equal in rank with taxes.
The adjoining-lot exemption is worth knowing before you buy the lot next to a home. Voters approved the simplified method and an adjoining residential lot exemption on August 18, 2020, but the exemption is now grandfathered only and ends when a parcel is sold or transferred to a bona fide purchaser for value. A buyer who assembles two lots pays two per-parcel fire charges unless the parcels are legally combined.
LA-MSID's drainage assessment is charged by the acre. Its Finance page posts $172.48 per acre, with no fiscal year shown, and its contact page shows $142.15, so the district posts two figures; confirm the line on the parcel's tax bill. At $172.48, a quarter acre is $43.12, a 0.23-acre lot about $39.67 and a half acre $86.24.
Buying a tax deed lot
A tax deed lot is not a shortcut to clean title. The Lee County Clerk's FAQ says it "does not guarantee a clear title," that buyers take title subject to defects, liens and encumbrances, and that bidders should get a title search and an attorney first, because government liens can survive.
When taxes go unpaid, the Tax Collector sells a tax certificate, with bids starting at 18 percent interest and moving down in quarter-percent steps. Two years after April 1 of the issuance year, the holder may apply for a tax deed, and the Clerk runs the sale online. The winning bidder pays a nonrefundable deposit of $200 or 5 percent of the bid, whichever is greater, and the balance by 1 p.m. the next business day, plus documentary stamps on the bid.
Under Florida law, a municipal, county, special district or community development district lien of record survives a tax deed if sale proceeds do not pay it, and recorded covenants run with the land. Code enforcement liens for mowing or debris are county liens of record, a real risk on a long-held lot.
Former owners generally cannot sue more than four years after the tax deed (s. 95.192). A quiet title action removes clouds sooner, and one Florida law firm says tax deed holders generally need one before a title insurer will insure a resale, so ask a title agent before you bid or buy a tax-deed lot.
Liens to check before you buy
Search the parcel on the Tax Collector's site for prior-year taxes and assessment lines, search the Clerk's Official Records for recorded liens, and order a title commitment. These lines follow a vacant lot.
| Lien or charge | Why it matters on a vacant lot | Survives a regular sale? | Survives a tax deed? |
|---|---|---|---|
| Unpaid taxes and tax certificates | First lien; certificates attach to the parcel | Yes, until paid at closing | Paid or cancelled through the sale |
| Fire district assessment | Lien equal in rank to taxes | Yes, until paid | Collected through the tax roll |
| LA-MSID assessment | Collected on the tax bill | Yes, until paid | Collected through the tax roll |
| Lee County code enforcement liens (mowing, debris, nuisance) | Common on long-held vacant lots | Yes, recorded against the parcel | Yes, as a county lien of record |
| Other special district liens of record | Any district lien recorded against the lot | Yes | Yes, if not paid from the sale |
| Recorded covenants and deed restrictions | Original plats can carry restrictions; read the commitment | Yes | Yes |

Ask the title company whether its search covers open code cases and permits, which a commitment may not show.
Closing costs on a lot purchase
The state deed tax is $0.70 per $100 of price or fraction of $100, paid when the deed is recorded: $157.50 on the $22,500 median and $140.70 on $20,003. Who pays it is set by your contract. Recording, settlement, lien search and survey fees come from the title agent's quote.
The promulgated owner's title insurance rate is $5.75 per $1,000 up to $100,000, with a $100 minimum, so $115.00 on a $20,000 lot and about $129.38 on $22,500 (our arithmetic; the rate comes from a mirror of the state rule). An Attorneys' Title Fund survey article lists Lee as a traditional seller-pay county for the owner's policy and notes every item is negotiable. Endorsements, settlement and search fees are separate. On a tax deed purchase, documentary stamps are due on the winning bid.
How lots are financed
Conventional conforming loans do not cover vacant land: Fannie Mae's Selling Guide B2-3-01 (dated September 3, 2025) lists "vacant land or land development properties" as ineligible. A Lehigh Acres lot purchase is therefore cash, seller financing, a local or portfolio land loan, or part of a construction-to-permanent loan.
Construction-to-permanent loans fund the lot and the house together: Fannie Mae allows the lot to be "previously acquired or be purchased as part of the transaction," and Freddie Mac, FHA, VA and USDA have their own versions with builder and lot rules. VA does not list vacant land alone, and USDA eligibility depends on the address.
With seller financing, have a Florida real estate attorney review the note and mortgage, and confirm through the title company that the person offering terms is the record owner. We give no rates or loan advice; ask a lender who makes construction loans.
How do you avoid vacant land fraud in Lehigh Acres?
Verify the owner before you pay for anything. The FBI warned on June 16, 2026 that criminals impersonate owners of vacant parcels to sell them through real agents and title companies. Compare the seller with the owner of record, use a title company you choose, send a certified letter to the tax-roll address, and never wire money on emailed instructions.
Data updated: October 2026.
How the seller impersonation scheme works
The FBI's public service announcement I-061626-PSA describes three steps: impostors build fake IDs, email accounts and internet phone numbers from public records and stolen data; they contact a local agent and a title company to sell a vacant parcel; and proceeds go to a co-conspirator attorney in another state. Red flags include a seller who will not meet or talk live, pressure to close fast at a price well below market, a seller who knows little about the lot, wires to accounts in other names, and a deed notarized abroad.
Lehigh Acres has a documented case. The Florida Department of Law Enforcement announced an arrest on May 11, 2022 for posting properties for sale without the owners' knowledge across six counties, with more than 45 victims and nearly $300,000 taken, and Fox 4 reported that the affidavit listed 11 Lee County properties, nine of them in Lehigh Acres. Industry surveys point the same way, both reported by Florida Realtors: in ALTA's 2026 survey, 82 percent of title firms named vacant land a common target, and NAR's 2025 survey found vacant land in 62 percent of title fraud cases.
What protects a buyer
| Check | How |
|---|---|
| Identity | Compare the seller with the owner of record on the Property Appraiser site |
| Certified letter | Have a letter sent to the owner's address on the tax roll |
| Title search | Use a Florida title company or attorney you choose, not the seller; ask how it verifies the seller |
| Title policy | Buy an owner's policy; the newer ALTA forgery endorsement is not offered on vacant land |
| Survey | Order one and compare it with the parcel map |
| Utilities | FGUA availability letter ($100) |
| Zoning | Confirm RS-1, RM-2 or other district and lot dimensions |
| Flood | Read the FEMA map for the parcel |
| Wetlands | Walk for cypress and water marks; get a professional opinion on low lots |
| Tortoise survey | Burrow survey of the buildable area before clearing |
| Assessments | Read the tax bill for fire and LA-MSID lines |
| Liens | Tax Collector, Clerk's Official Records and a code lien question to the title company |
| Escrow and wires | Call the title company at a number you looked up; never wire on email alone |

If a lot is offered on an assignment, the person offering it holds a contract to buy and is selling their place in it, so they may not own the lot. Ask to see the underlying contract and the recorded deed, and make sure your title agent can reach the record owner.
After closing: the Clerk's recording alert
Florida law (s. 28.47) requires every county clerk to run a free opt-in recording alert that emails you within 24 hours when a document records on a name or parcel you monitor. The Lee County Clerk offers it, and The Florida Bar News reported in 2024 that Lee alerts had run since 2019 with 46,000 registrations.
Sign up for your name and the parcel the week you close, and keep your mailing address current with the Property Appraiser. An alert cannot stop a fake deed, but it shortens the time to act, and a 2023 law (s. 65.091) created a fast-track quiet title action for a fraudulent attempted conveyance. Lee County also ran the state's deed-recording ID pilot from August 1, 2023 until that statute was repealed July 1, 2025.
What laws and disclosures apply to buying a Lehigh Acres lot?
The standard Florida Realtors form for a lot is the Vacant Land Contract, now revision VAC-15, effective January 5, 2026. A licensee must disclose known facts that materially affect value, the seller flood disclosure covers residential real property rather than lots, and FIRPTA withholding applies when the seller is a foreign person.
Data updated: October 2026.
The public August 2024 redline of the prior form (VAC-14) shows a due diligence period of 30 days by default, during which the buyer can terminate in its sole discretion for zoning, access, utilities, soils or permits; a buyer survey whose encroachments are treated as title defects; and three assignment choices (assign and be released, assign and not be released, or no assignment). Confirm the VAC-15 defaults with your agent before relying on a number.
Florida's Johnson v. Davis rule requires a seller of residential property to disclose known material facts that are not readily observable, but we found no appellate case applying it to a vacant lot, so treat the seller's duty as unsettled. A licensee's duty is settled: s. 475.278 defines a residential sale to include "unimproved residential property intended for use of four units or fewer," and both single agents and transaction brokers must disclose known material facts. The seller flood disclosure in s. 689.302, expanded October 1, 2025, applies to "residential real property" and does not mention vacant land, so check the lot's flood zone yourself.
We found no Florida wholesaling statute; the broker license law (s. 475.01) covers anyone who sells or advertises property for another for compensation, and unlicensed brokerage is a felony (s. 475.42).
FIRPTA: if the seller is a foreign person, the buyer is generally the withholding agent for 15 percent of the amount realized, and the closing agent handles the IRS forms. The $300,000 exception requires that the buyer acquire the property for use as a residence with definite plans to live there at least half the days used in each of the first two 12-month periods, so a lot bought to hold or resell does not qualify. FinCEN's rule requiring reports on certain all-cash residential purchases, including land for a one-to-four family home, was vacated on March 19, 2026 by a federal court in Texas and is on appeal, so filing is not required while that order stands.
What is changing around Lehigh Acres lots?
Roads on the west side, a new elementary school on State Road 82, and steady building on scattered lots. Of the lots that sold vacant since 2022, 5,428 now carry a home on the 2026 roll, led by 33974 and 33971. These are dated items, not forecasts, and none is a utility promise for any lot.
Data updated: October 2026.
| ZIP | Lots sold vacant since 2022 that now carry a home |
|---|---|
| 33974 | 1,526 |
| 33971 | 1,456 |
| 33976 | 1,351 |
| 33972 | 944 |

Roads: State Road 82 is already four lanes divided from Alabama Road to the Lee and Hendry County line, completed by 2022 under two FDOT projects. On the west side, the Alico Road connector will run a new four-lane road to State Road 82 at Sunshine Boulevard, and Sunshine Boulevard is being widened to four lanes from State Road 82 to 23rd Street SW, with construction scheduled for early 2026 per a 2024 East Lee County News report; Lee County accelerated the connector's second phase in May 2025, and Fox 4 reports completion expected in 2028 or 2029. The same 2024 report lists about 4.2 miles of Bell Boulevard sidewalks and 24.6 miles of repaving on 40-plus eastern roads.
Schools: the Lee County School District's Elementary L opens in August 2026 on a temporary campus at 900 Gunnery Road North, between Lehigh Senior High School and Varsity Lakes Middle School. Its permanent campus at 17250 State Road 82 starts construction in 2027 and will be ready for 1,000 students in August 2028, with a middle school planned there in 2028 and a high school expected in 2032. The name is not final; the finalists are Bright, Green Meadow and Lucky Lee Elementary, and the naming survey closes at 5:00 p.m. Wednesday, November 19. High School NNN, at 21700 Tuckahoe Road in Alva north of Lehigh Acres, is set for August 2027 with 2,000 seats.
Commerce and building: a November 2023 East Lee County News report, citing county figures, counted 38 active developments in the Lehigh Acres planning district with 8,012 residential units, and builders continue to market homes on scattered single lots.

What we check on a Lehigh Acres lot before you write an offer. We tracked 2,881 lot sales in the latest 12-month county window, so we price a lot against recorded sales of the same size, zoning and ZIP, not asking prices. We tracked the fees and rules on this page from the county, DOH-Lee, FGUA and the districts, so before an offer we check:
- The owner of record against the seller, and the tax-roll mailing address for the certified letter.
- Zoning and lot dimensions against RS-1 or RM-2.
- The FGUA availability letter, or the well and septic path, plat date and flow cap.
- The FEMA flood zone, low ground and wetland signs.
- Tortoise burrows, with no clearing before the survey.
- The road surface and the driveway and culvert route.
- The tax bill's fire and LA-MSID lines, and any liens.
- Contingencies long enough for county, FGUA and DOH-Lee answers.

Frequently Asked Questions about Lehigh Acres land for sale
These are the questions lot buyers ask most, answered from the county record and public rules on this page. Sales figures cover the latest 12-month county window, recorded from September 26, 2025 through September 25, 2026, and every fee or rule carries the date given in its section above.
Data updated: October 2026.
How much is a lot in Lehigh Acres?
The county recorded 2,881 qualified lot sales in the latest 12-month county window at a $22,500 median; lots under 0.30 acre had a $21,000 median and lots of 0.30 to 0.59 acre $25,000.
How many lots are for sale or sold in Lehigh Acres?
The 2026 roll lists 68,544 vacant residential lots, and 2,881 sold in the latest 12-month county window. Live listing counts change daily, so use the map search on this page for current inventory.
Can I build on a quarter-acre lot in Lehigh Acres?
Usually, if it meets RS-1 (7,500 square feet, 75 feet wide, 100 feet deep) and has a water and sewage path. On well and septic, a pre-1972 plat avoids the half-acre rule, but the flow cap still applies.
Do Lehigh Acres lots have city water and sewer?
Some do. FGUA serves parts of Lehigh Acres, and other lots need a private well and septic. A $100 FGUA availability letter answers it for a parcel.
How much does a septic permit cost in Lee County?
DOH-Lee charges a $390 application fee, plus $155 for a site evaluation only if it requires one, and $465 for a performance-based system application (page modified June 23, 2026). The engineer's design and the system itself are extra.
What are impact fees in Lehigh Acres?
Lee County impact fees for one single-family home are $9,731.75, or about $10,023.70 with the 3 percent administrative fee, from May 4, 2026. The fire and EMS parts rise again on May 4, 2027.
What zoning is a Lehigh Acres lot?
Most are RS-1: 62,938 of the 68,544 vacant lots. RM-2 covers 3,623, and smaller groups carry MPD, RPD, C-2 and other districts. Confirm with Lee County Zoning.
Can I build a duplex on a Lehigh Acres lot?
Only where zoning allows it. RS-1 does not list duplexes; RM-2 allows a duplex on 7,500 square feet. Of the 3,623 RM-2 vacant lots, 1,603 are in 33973, and RM-2 lot sales had a $47,000 median.
Is my lot in a flood zone?
Look up the address on FEMA's Flood Map Service Center. In zones beginning with A, a new home's lowest floor must sit at least 1 foot above base flood elevation.
Do I need a gopher tortoise survey?
Yes, before any clearing. If every burrow is avoided by 25 feet, FWC requires no permit; otherwise a "10 or Fewer Burrows" permit comes first.
Can I burn brush on my lot?
Only with Florida Forest Service authorization and the setbacks: 300 feet from other occupied buildings for a residential pile burn under rule 5I-2.006, and 1,000 feet on the state's land-clearing guidance, plus 100 feet from paved roads. Check both, and Lee County's rules.
How much are taxes on a vacant lot in Lehigh Acres?
On a $20,003 lot at 2025-26 rates, about $473.04 a year: $220.28 of property tax, a $209.64 fire assessment and $43.12 of LA-MSID drainage on a quarter acre. Vacant land gets no homestead exemption.
What is the LA-MSID assessment?
The Lehigh Acres Municipal Services Improvement District charges by the acre for drainage. Its Finance page posts $172.48 per acre, about $43.12 on a quarter acre, and its contact page shows $142.15, so confirm the line on the tax bill.
Should I buy a tax deed lot?
Only after a title search and an attorney's advice. The Lee Clerk does not guarantee clear title, and government liens of record can survive the deed.
How do I avoid vacant land scams?
Compare the seller with the owner of record, use your own title company, send a certified letter to the tax-roll address, and never wire on emailed instructions alone.
Can I get a loan for a lot?
Not a conforming one: Fannie Mae excludes vacant land. Options are cash, seller financing, local land loans, or a construction-to-permanent loan for the lot and house together.
Why do so many Lehigh Acres lots have out-of-state owners?
Lots were sold from 1954 on installment plans through newspaper ads, often to buyers who never visited. On the 2026 roll, 31.5 percent of vacant lots mail tax bills outside Florida or abroad.
Are lot prices going down in Lehigh Acres?
The record shows flat prices on lower volume. The yearly median was $22,000 in 2024, $23,000 in 2025 and $22,900 in 2026 so far, while sales fell from 7,309 in 2021 to 3,602 in 2025.
Which ZIP has the cheapest lots?
ZIP 33974 had the lowest median, $19,500 on 969 sales, followed by 33971 at $21,000. ZIP 33973 was highest at $49,500, because nearly all its lots are RM-2.
How big are Lehigh Acres lots?
Mostly a quarter or half acre: 47,847 vacant lots are under 0.30 acre and 19,799 are 0.30 to 0.59 acre by roll GIS acreage. Only 575 are one acre or more.
Are roads paved in Lehigh Acres?
Many are, and some are not. Lee DOT does not pave automatically when homes are built; it ranks requests on a Paving Wait List by condition and number of residences, and on December 3, 2024 funded 62 segments in Lehigh Acres.
Do I need a survey?
We recommend one. It confirms boundaries, encroachments and ground elevation, and the vacant land form treats survey encroachments as title defects.
What is FIRPTA withholding on a lot?
If the seller is a foreign person, the buyer is generally responsible for withholding 15 percent of the amount realized for the IRS, and the closing agent handles the forms. The $300,000 exception needs a plan to live in the property.
Who builds on scattered lots in Lehigh Acres?
Several builders publish programs, either building on a buyer's lot or on homesites they own. The cost section lists what each page said on October 29, 2026, as builder marketing, not a recommendation.
How long does it take to get a building permit?
A permit expediter's March 2026 summary cites 10 to 15 business days for residential plan review; septic, well, FGUA and wildlife steps come first and add time.
Is there cheap land in Lehigh Acres under $10,000?
Rarely. Only 67 of the 2,881 lot sales, 2.3 percent, were under $10,000, and a price that low calls for extra checks on title, liens and the seller.
How many vacant lots are in Lehigh Acres?
The Lee County Property Appraiser's 2026 roll lists 68,544 vacant residential lots with a Lehigh Acres address. ZIPs 33974 and 33972 hold 43,994 of them, or 64.2 percent, and 47,847 of all the lots are under 0.30 acre by the roll's mapped acreage, so most of the supply is quarter-acre lots in the east and north.
What does it cost to build on a Lehigh Acres lot before the house?
Published fees come to about $20,404 to $24,495 on a lot served by FGUA water and sewer and about $10,884 to $11,039 on a well and septic lot, plus the well and septic system itself. Those totals add Lee County impact fees, FGUA capacity and tap fees or the DOH-Lee and well permits, and the driveway permit, at the rates dated in the build-cost section above.
Do any Lehigh Acres lots have water frontage?
Very few. The 2026 roll records 421 vacant lots on a lake, 85 on a golf course and 2 on a canal, and the other 68,036 carry no water frontage. A lot listed as near a canal may sit on one of the drainage canals the LA-MSID maintains, so check the plat and the district's map before paying for a view.
How many Lehigh Acres lots that sold vacant now have a house?
Of the lots that sold vacant since 2022, 5,428 carry a single-family home on the 2026 roll: 1,526 in 33974, 1,456 in 33971, 1,351 in 33976, 944 in 33972, 149 in 33936 and 2 in 33973. Building on scattered lots is steady, which is why a lot's neighbors can change quickly.
What is the deed tax on a Lehigh Acres lot?
Florida's documentary stamp tax on a deed is $0.70 per $100 of price, or fraction of $100, paid when the deed is recorded. On the $22,500 median lot that is $157.50. Who pays it, the buyer or the seller, is set by your contract, so read that line before you sign.
