South Gulf Cove is a canal and dry-lot community in ZIP 33981 on the west side of the Myakka River, part of Port Charlotte by postal address, and this page covers South Gulf Cove homes for sale using Charlotte County's recorded sales, rules and fees. South Gulf Cove sits in unincorporated Charlotte County, so the county, not a city hall, governs zoning, permits, utilities and taxes. For the whole market, see our Port Charlotte homes for sale page.
Charlotte County recorded 335 single family sales in South Gulf Cove at a $475,000 median, recorded from October 1, 2025 through September 9, 2026, the newest sale in the county's file (index built October 28, 2026). Key takeaways for South Gulf Cove buyers
These are the facts that decide most South Gulf Cove purchases, drawn from county recorded sales, county budget sheets, the association's own documents and federal flood maps. Each bullet carries its footprint and window, and the sections below show the sources and the arithmetic behind every figure.
Data updated: October 2026.
- Footprint: South Gulf Cove here means nine Port Charlotte plat sections plus the Harbor East and Harbor West plats, 12,943 parcels, nearly all in ZIP 33981, of which 4,862 are single family homes and 7,743 are vacant residential lots.
- Sales: the county recorded 335 qualified single family sales at a $475,000 median from October 1, 2025 through September 9, 2026. The lowest sale was $130,000 and the highest was $1,860,000.
- Builder-direct versus resale: 127 builder-direct sales (an estimate) had a $390,000 median and 208 resale sales had $566,350, a gap of $176,350 that reflects age, water and pool mix as much as price.
- Waterfront: 187 waterfront-flagged sales had a $600,000 median against $385,000 for 148 homes off the water, a gap of $215,000. Waterfront builder-direct homes were 51 sales at $449,500.
- The lock: one county lock, run manually by Charlotte County Public Works, stands between the canals and the Myakka River. County minutes of December 17, 2025 record that the county cancelled the parallel lock and refocused the contract on a tender house, and it publishes no lock hours and no chamber size.
- HOA and deed restrictions: the South Gulf Cove HOA is voluntary at $120 a year per household, while the recorded deed restrictions bind every lot whether or not the owner joins.
- Taxes: 12,929 of 12,943 parcels sit in tax district 006 at 15.5683 mills for 2026, so a $475,000 value works out to $7,394.94 before exemptions.
- Assessments: the waterway line is $50 for waterfront and $25 for a dry lot, street and drainage maintenance is $119, the sidewalk line is $41 in FY26 and $13 in FY27, paving is $300 only on lots in the paving phases, and stormwater is $103.10 per acre. A waterfront lot in a paving phase carries $482 in flat county lines on the county's approved two-year FY27 sheet before stormwater and solid waste.
- Flood: most of the canal grid is mapped Zone AE with a base flood elevation of 8 feet (NAVD88) on FEMA maps effective December 15, 2022, and the lot decides.
- Age: 45.6 percent of the single family homes (2,216 of 4,862) were built in the 2020s, and the median year built is 2018.

The map frame is approximate. It follows the community's outline in ZIP 33981 and also catches a little of Gulf Cove on the north edge, so check the city and subdivision shown on each listing. The three links open the same map with a different sort or filter, so you can compare without starting over.
Search sites report anywhere from 14 to 272 results for "South Gulf Cove" on the same day, because each draws the boundary differently and some mix houses, lots and nearby areas. This page states its boundary instead, in the next section, so that every county figure below can be matched to the same set of plats.
What is South Gulf Cove, and where are its boundaries?

Data updated: October 2026.
Our footprint follows the recorded South Gulf Cove declaration, which names nine Port Charlotte sections as a single community, and then adds the Harbor East and Harbor West plats that sit inside it. The county roll counts 12,943 parcels there: 4,862 single family homes, 7,743 vacant residential lots, 141 small multi-family buildings and the rest in other land uses. About 4,390 parcels carry the county's waterfront flag.

Nine Port Charlotte plat sections make up South Gulf Cove: 058, 071, 078, 081, 082, 085, 087, 093 and 094, with Harbor East (HBE) and Harbor West (HBW) added as two Lennar plats. Is South Gulf Cove the same as Gulf Cove?
No. Gulf Cove is a separate area of Port Charlotte plats to the north, made up of Sections 052, 053, 054, 056 and 060, and it has its own street and drainage and waterway units. South Gulf Cove has the lock and its own county units. Some builder pages label Gulf Cove plats as "South Gulf Cove", so check the plat section on any address.
The mix-up shows up in new construction. Holiday Builders, Maronda and Lennar each describe homes in Gulf Cove plats, such as Section 056, as South Gulf Cove, and builder pages place some of those plats in ZIP 34224. The recorded sales and fees on this page use only the South Gulf Cove sections above. We name Gulf Cove for comparison near the end of the page, with county sales for its own sections, but we do not mix its figures into South Gulf Cove's.
Why do some sites list South Gulf Cove under Rotonda or Englewood?
South Gulf Cove's postal city is Port Charlotte and its ZIP is 33981. The county's own park page gives South Gulf Cove Park at 10150 Amicola St, Port Charlotte, FL 33981. Some search sites file the community under Rotonda or Englewood because they follow a neighboring area name or a different ZIP, so match any address to the county plat section instead.
The county governs the whole community. It is unincorporated, so the Charlotte County Property Appraiser, Tax Collector, Public Works, Utilities and Community Development are the offices that matter for a purchase, and a Port Charlotte mailing address does not mean a city government.
What are Harbor East and Harbor West?
Harbor East and Harbor West are two Lennar plats inside our footprint, each with its own association; Harbor West also has its own architectural review. Harbor East (HBE) has 88 parcels: 82 single family lots plus six common parcels on 31.06 acres, with a final plat approved October 24, 2023, and every lot carries the county's waterfront flag. Harbor West (HBW) has 177 parcels.
Harbor East homes were built mostly in 2025: 14 in 2024, 65 in 2025 and 3 in 2026, and Lakes Edge Ln is its main street. The county file shows 82 Harbor East sales in the 24 months to September 9, 2026 at a $452,800 median, ranging from $293,000 to $819,000, and 40 sales at $435,000 in the one-year window used on this page.
Harbor West was built from 2019 to 2022 on about 100 acres planned for 165 homes. Its first sales by year were 16 in 2019, 51 in 2020, 67 in 2021 and 17 in 2022. In the 24 months to September 9, 2026 it recorded 14 sales at a $721,250 median, and 7 sales at $402,000 in the one-year window. The county roll lists 12 of its parcels as owned by Harbor West Community Assoc Inc, and county minutes of February 25, 2026 record a Harbor West architectural review body.
Neither plat is covered by the $120 South Gulf Cove HOA line. Each has its own association, and the dues come from the resale package, which is why this page prints no dollar figure for them.
How did South Gulf Cove start?
General Development Corporation recorded the eight original South Gulf Cove sections in 1960 and 1970, according to the county's South Gulf Cove Community Plan (revised July 11, 2002). The plan describes more than 6,200 acres, 15,053 deeded lots, 4,734 of them waterfront, and about 50 miles of navigable canals.
The recorded declaration lists the original deed restrictions section by section, with dates such as about December 1960 for Sections 81 and 82, about October 1961 for Section 87, about June 1970 for Section 93 and about November 1970 for Section 94. The association held its first meeting on November 17, 1978 and incorporated in 1982. In 1994, Atlantic Gulf Communities, the successor to General Development, assigned the association the right to enforce the deed restrictions.
The county plan counted about 591 homes in January 2002, 474 of them waterfront and 117 dry. The roll now lists 4,862 single family homes in our footprint, roughly eight times that count, although our footprint adds Section 94 and the Harbor plats. Most of the growth is recent: 790 of those homes were built in 2025 or 2026 alone.
What do South Gulf Cove homes sell for?
South Gulf Cove homes sold for a $475,000 median across 335 recorded single family sales from October 1, 2025 through September 9, 2026. Builder-direct homes recorded a $390,000 median and resale homes $566,350, while waterfront-flagged homes recorded $600,000 and homes off the water $385,000. These are county recorded sales, not asking prices.
Data updated: October 2026.
The window runs from October 1, 2025 through September 9, 2026, the newest qualified sale in the county's file (index built October 28, 2026). We tracked each sale in the Property Appraiser's files and kept qualified improved single family sales over $1,000. Where a table uses a different window or footprint, the heading or source line says so.
Recorded sales in the last year
The county recorded 335 qualified single family sales in the nine sections plus Harbor East and Harbor West, at a $475,000 median and a range from $130,000 to $1,860,000. Median price per living square foot was $231 on the same 335 sales. The table splits the year by product. We tracked each of those 335 deeds in the county file by section, so every table below comes from recorded sales rather than asking prices.
| Group (October 1, 2025 through September 9, 2026) | Sales | Median | Lowest | Highest |
|---|---|---|---|---|
| All qualified sales | 335 | $475,000 | $130,000 | $1,860,000 |

Source: Charlotte County Property Appraiser recorded sales and parcel files, compiled by Domain Realty Group; the nine plat sections plus Harbor East and Harbor West. Builder-direct means a first sale within one year of the year built.
Builder-direct versus resale homes
Of the 335 sales, 127 (an estimate) were the first sale of a new home at a $390,000 median, and 208 were resales at $566,350. The $176,350 gap is not a discount: builder-direct homes are newer and more often off the water, while resales include older canal homes with pools.
Over the 24 months to September 9, 2026 the same footprint recorded 629 sales at a $489,000 median, with 271 builder-direct at $400,000 and 358 resale at $570,000. In the 12 months to September 9, 2026, builder-direct sales on dry lots outside Harbor East were 88 at a $375,000 median, and waterfront builder-direct sales outside Harbor East were 14 at $597,500. Harbor East alone accounted for 40 builder-direct sales at $440,000 in those 12 months.
Waterfront versus dry-lot homes, and price per square foot
Waterfront-flagged homes recorded 187 sales at a $600,000 median, and homes off the water recorded 148 at $385,000, a difference of $215,000. Waterfront sales were 55.8 percent of the 335. The county's waterfront flag does not say whether a canal reaches the harbor, so the lock and bridge facts below matter more than the flag.
Per living square foot, the 24 months to September 9, 2026 show $285 for waterfront homes and $181 for homes off the water, against $231 overall on 629 sales. In the 12 months to September 9, 2026 the figures were $280 and $184 on 366 sales. A pool was on 223 of the 335 sales at a $580,000 median, but pools, water frontage and age travel together, so we do not claim a pool premium.
Sales by section
Section 093 recorded the most sales in the 24 months to September 9, 2026 with 128, and Harbor East recorded 82. Medians run from $355,000 in Section 085 to $880,000 in Section 094, but section counts are small, so treat each as a recorded range rather than a price for any one street.

Sales by year since 2016
Recorded single family sales in the eight-section CORE footprint rose from 153 in 2016 to 287 in 2020, and the median rose from $250,000 to $340,500. This table is the CORE footprint (Sections 058 to 093 without Section 094 and the Harbor plats), so it differs from the wide figures above.

How these figures compare with the Port Charlotte hub and waterfront pages
Three of our pages quote South Gulf Cove, and they use two footprints. This page and the Port Charlotte waterfront homes for sale page use the wide footprint, the nine sections plus Harbor East and Harbor West. The Port Charlotte homes for sale hub uses the eight-section CORE footprint.
The hub's figure of 282 sales at a $490,000 median is the CORE count for October 1, 2025 through September 9, 2026. The waterfront page's South Gulf Cove row of 187 waterfront sales at a $600,000 median is this page's wide figure for the same window. The 335 sales at $475,000 on this page add Section 094 and the Harbor plats to the 282, and Harbor East's new homes pull the median down.
What kinds of homes are in South Gulf Cove?
South Gulf Cove's housing stock is mostly newer single family houses: the county roll lists 4,862 of them, and 2,216, or 45.6 percent, were built in the 2020s. The median home was built in 2018 and has 2,100 square feet of living area, and 69.7 percent have a pool. Vacant lots and duplexes make up much of the rest.
Data updated: October 2026.
All figures in this section come from the county roll for the wide footprint unless a line says otherwise, read October 28, 2026.
How new are South Gulf Cove homes?
The median South Gulf Cove single family home was built in 2018, with the oldest built in 1976 and the newest in 2026. By decade, the roll shows 18 homes from the 1970s, 135 from the 1980s, 269 from the 1990s, 1,076 from the 2000s, 1,147 from the 2010s and 2,216 from the 2020s. That is 45.6 percent built in 2020 or later.
Building has been fast lately. The roll shows 790 homes built in 2025 or 2026, 425 of them in 2026 and 365 in 2025. Waterfront homes have a median year built of 2016 and dry-lot homes 2021. By section, median year built runs from 2007 in Section 081 to 2025 in Harbor East. Older homes exist: 20 sales in the 12 months to September 9, 2026 were of homes built before 2000, at a $520,500 median in the CORE footprint.
How big are the homes and lots?
The median living area is 2,100 square feet, and the middle half of homes run from 1,817 to 2,328 square feet. Waterfront homes have a median of 2,138 square feet and dry-lot homes 2,000. Lots are platted under the county's RSF-3.5 zoning, which sets a 10,000 square foot minimum lot and an 80 foot minimum width.
The county community plan says most lots are between one-fifth and one-half acre, and a 10,000 square foot lot is 0.23 acre. The county parcel card lists land as "LOT, 1 unit", so exact dimensions come from the plat and survey. The recorded deed restrictions add their own floor: new homes need at least 1,500 air-conditioned square feet, and the association's current guidelines call for an attached two-car garage of at least 400 square feet.
How many South Gulf Cove homes have pools?
The county roll shows a pool on 3,391 of 4,862 single family homes, or 69.7 percent. Waterfront homes carry pools at 85.5 percent and dry-lot homes at 50.9 percent. Among the 335 sales in the October 2025 to September 2026 window, 223 had a pool and the median was $580,000.
By section, the pool share runs from 45.0 percent in Section 085 to 91.6 percent in Section 094. The association's guidelines allow in-ground pools only, with above-ground wading pools under 300 gallons permitted, so a pool is a built-in feature of the lot rather than something added later without review.
Are there condos, villas or duplexes in South Gulf Cove?
There are no condominium or co-op parcels in South Gulf Cove, but the county roll shows 141 small multi-family parcels, and they are duplexes. Of those, 138 carry land use 0800, 117 were built in the 2020s and the largest groups are in Section 058 (58 parcels), Section 085 (38) and Section 078 (37). For attached ownership, see our Port Charlotte condos for sale page.
Duplex owners are mostly entities: 87 owners are companies and 54 are persons. Each building runs from 1,946 to 3,423 square feet, with a median of 2,662. The county recorded 51 duplex sales at a $457,500 median across the file, 12 in the 24 months to September 9, 2026 at $473,000 ($182 per square foot), and 6 in the last 12 months at $462,500. The community plan found one duplex and one triplex in 2002, so duplexes are mostly a post-2020 development.
Which builders build in South Gulf Cove?
Four builders show South Gulf Cove activity on their own sites: Lennar, Holiday Builders, Adams Homes and Maronda. Prices below are "from" prices on each builder's page, read October 29, 2026, and they change. Some "South Gulf Cove" builder listings sit in Gulf Cove, so check the plat section before comparing.
| Builder | What the builder's own page shows (October 29, 2026) | Where |
|---|---|---|
| Lennar | Community labelled Gulf Cove; Bloom 3 bed, 2 bath, 1,487 square feet from $286,999; Celeste 4 bed, 2 bath, 1,824 square feet from $304,999; range $286,999 to $369,999 | Sales office at 8160 Wiltshire Dr, in Section 058 |
| Holiday Builders | "Build on Your Lot or Ours", 19 plans from $279,000, 1,243 to 2,709 square feet | Sales center at 8510 Wiltshire Dr, in Section 058 |
| Adams Homes | "On Your Lot" program, "Starting from the Low $400s", plans from 1,755 to 2,330 square feet; 8 listed homes from $362,300 to $544,450, all inside South Gulf Cove sections | Model at 8034 Wiltshire Dr |
| Maronda | Scattered lots; Sienna 3,029 to 3,579 square feet from the $404s; Livorno 3,130 to 3,282 square feet from the $424s | Mostly Gulf Cove plats |
Source: builder websites, read October 29, 2026, listed in the sources section; county roll for plat sections. A builder's "from" price is a headline, not a quote for any lot. Other names appear on the county roll as owners, including Borges and Fascina Homes with 14 single family parcels and Adams Homes of NW Florida with 34, but we cite only builders whose own pages show South Gulf Cove activity.
Builder-direct sales are 127 of 335 in the window, or about 38 percent, so new construction is a large part of what sells. Harbor East, a Lennar plat, accounted for 38 of them.
What does it cost to build on a South Gulf Cove lot?
A rough build cost on a dry lot is a $20,000 lot plus a builder base price of $280,000 to $400,000, and finished builder-direct sales on dry lots sold near $375,000. Waterfront adds a lot near $100,000 plus a seawall and dock. This is an estimate from county and builder figures, not a quote. For lot-buying rules, see our Port Charlotte land for sale page.
| Component | Figure | Basis |
|---|---|---|
| Dry lot | $20,000 median (middle half $18,000 to $25,000) | 167 recorded vacant-lot sales, 12 months to September 9, 2026 |
| Waterfront lot | $100,000 median (middle half $70,400 to $132,000) | 56 recorded vacant-lot sales, same window |
| Builder base price | Holiday $279,000 to $382,747; Lennar $286,999 to $304,999; Maronda from the $404s | builder websites, October 29, 2026 |
| Builder-direct finished sale, dry lot | $375,000 median; $328,850 for 1,500 to 1,800 square feet and $398,750 for 2,200 and up | 88 sales, 12 months to September 9, 2026, excluding Harbor East |
| Builder-direct finished sale, waterfront | $597,500 median | 14 sales, same window, excluding Harbor East |
Source: Charlotte County Property Appraiser recorded sales, compiled by Domain Realty Group; builder websites. Over 24 months vacant lots sold at a $94,500 median for waterfront (95 sales) and $22,000 for dry (310 sales). Seawall, dock, impact fee, permit and utility connection costs are separate and are covered in the sections below.
Which streets sell the most homes in South Gulf Cove?
Lakes Edge Ln in Harbor East had the most sales in the 24 months to September 9, 2026 with 82 at a $452,800 median, 42 of them in the 12 months to September 9, 2026 at $440,000. Outside Harbor East, no street had more than 12 sales in two years. By home count, Appleton Blvd has the most single family homes at 88.
| Street (24 months to September 9, 2026) | Sales | Median | Section |
|---|---|---|---|
| Lakes Edge Ln | 82 | $452,800 | HBE |
| Acorn Cir | 12 | $755,500 | 093 |
| Alsask Cir | 12 | $598,850 | 093 |
| San Domingo Blvd | 10 | $491,500 | 093 |
| Calumet Blvd | 9 | $400,000 | 093 |
| St Paul Dr | 9 | $569,000 | 081 |
| Antwerp Cir | 8 | $715,000 | 093 |
| Melody Cir | 8 | $415,850 | 071 |
Source: Charlotte County Property Appraiser recorded sales and parcel files, compiled by Domain Realty Group. By single family home count the longest streets are Appleton Blvd (88), Alsask Cir (83), Ponce de Leon Trl (82), Lakes Edge Ln (82), Lakeland Cir (81) and Spanish Point Dr (77).
How does the South Gulf Cove lock work?
South Gulf Cove has one boat lock, run by Charlotte County Public Works, that holds the canals at a managed level and separates them from tidal harbor water. The county publishes no operating hours and no chamber size, so we print neither. Boats reach the Myakka River and Charlotte Harbor through a permitted exterior channel.
Data updated: October 2026.
Everything in this section comes from county pages, county waterway minutes, NOAA, the Florida Fish and Wildlife Conservation Commission (FWC) and a 2012 state study, read October 29, 2026. Check the county's South Gulf Cove boat lock page for current operations before you rely on any of it.
Who runs the lock, and when is it open?
Charlotte County Public Works runs the South Gulf Cove Boat Lock at 15801 Cattle Dock Point Road. The county posts operating instructions but no hours, and sources disagree, so we print none. The remote control system was disabled in 2018, and the June 3, 2026 waterway minutes record pull-chain rewiring under way.
County staff told commissioners in 2020 that the lock dates to the late 1970s. A tender house is the live project: it is designed as an elevated structure built to a 50-year flood standard, and the waterway minutes record $6.1 million in state funds for it. The March 4, 2026 minutes list design, bidding and construction steps, and the county gave no timeframe at an October 2026 workshop.
What happened to the parallel lock?
The county cancelled work on a second, parallel lock. The South Gulf Cove Waterway advisory board minutes of December 17, 2025 state that "The Board of County Commissioners decided to cancel work on the parallel lock," and the contract now focuses on the tender house. The county's older project page still shows a $12,891,801 budget and "90% plans," so the two sources disagree.
We follow the dated minutes. The advisory board had urged cancellation in December 2024, and its June 2026 minutes say the parallel lock should be deleted. Any listing or article that promotes a second lock is out of date. The cost section below covers whether this adds an assessment.
How deep is the water from the lock to the Myakka River?
The exterior channel from the lock to the Myakka River is 1,850 feet long and 60 feet wide, and it is permitted to a depth of 5.0 feet below mean low water. A survey run on April 21, 2023, after Ian, found channel centerline readings mostly between 5.6 and 7.3 feet below the NAVD88 datum and shoulders near 3 to 4.4 feet.
That is a permitted template, not a promise for any day, and shoaling is the reason a dredge is planned. The county's March 2026 minutes record that the waterway assessment maintains the center channel while owners dredge under their own lifts. Exterior and interior dredge design is under way. We do not print "5 to 6 feet year-round," because we found no county source for it.
Are there bridges between South Gulf Cove and Charlotte Harbor?
NOAA's Coast Pilot lists no fixed highway bridge between the lock and Charlotte Harbor. The fixed Myakka River highway bridge at El Jobean, 25 feet, and the Tamiami Trail bridge, 15 feet vertical and 43 feet horizontal, are upriver and not on the route to the harbor.
Inside the Cove, the county community plan mentions two bridges on St. Paul Blvd over the Staunton and Zephyr waterways. We found no published clearance for them. The association's FAQ gives bridge heights of 8 feet to 9 feet 6 inches, which is the association's statement and not our measurement, so measure before you buy a boat for a particular canal.
How do South Gulf Cove boats reach the Gulf?
The deep route to the Gulf is Boca Grande Pass, reached through a 32 foot federal channel into Charlotte Harbor. From the lock, the Port Boca Grande light is about 13.9 nautical miles in a straight line, or 16.0 statute miles. That is our estimate from map coordinates, and the charted route is longer.
NOAA notes that the Gasparilla Pass bar measured 3.5 feet in 2003 and calls for local knowledge. Boats heading north into Gasparilla Sound meet the Boca Grande Causeway swing bridge, listed at 80 feet horizontal and 22 feet vertical. We print no travel times, because tides, draft and lock timing change them. Use current NOAA charts.
Are South Gulf Cove canals salt or fresh?
The county describes the structure as a saltwater intrusion lock, and it holds the canals at a managed level. We found no salinity measurements, so we do not call the water fresh or brackish. The county has asked the Florida Department of Environmental Protection for permission to open the gates to admit harbor water during dry periods.
The May 28, 2025 minutes record two five-day openings in April 2025, and the minutes note that opening the lock raised the canal level by about 6 inches in June 2025. Those gate openings are not boats passing through. Canal depth inside the lock depends on rainfall and lock operation as well as tide.
How restricted are boats in South Gulf Cove?
A 2012 Florida Sea Grant study of Charlotte County waterways (Swett, Fann and Staugler) counted 388 restricted boats in the South Gulf Cove area. Of those, 220 were somewhat restricted, 82 restricted, 42 severely restricted and 44 blocked. That was 15 percent of the 2,628 restricted boats county-wide.
The same study found 53 miles of waterway in the area, 13.26 miles of them restricted, and 155,431 cubic yards of dredge volume, or 44 percent of the county total. It predates Ian and Milton, so use it for scale only. Many of the deepest-draft boats it counted were on land in dry storage, not at docks.
Are there speed or manatee zones?
FWC rule 68C-22.015 lists Charlotte County manatee protection zones, and the rule text, current through June 24, 2025, lists no zone for the Myakka River mouth, the open harbor at Cape Haze or the South Gulf Cove canals. Zones do apply on other Charlotte Harbor waters, so check the FWC map before boating.
We did not confirm a posted speed rule inside the canals. The advisory board voted against no-wake zones in the Interceptor Lagoon and Butterford Waterway in 2020, and later public comments mention longer ones. Follow the signs posted on the water.
What did Ian and Milton do to the lock and ramp?
Ian delayed lock operations and left debris and shoaling, according to the December 2022 waterway minutes. Milton destroyed the lock's floating dock and fender and the South Gulf Cove Park boat ramp, per the December 18, 2024 minutes. A sailboat struck the lock catwalk on February 15, 2025, and the lock was closed for repair.
The county has been repairing the ramp after the storm damage. We do not state whether it is open today. Check the county's South Gulf Cove Park page on the day you plan to launch.
Which boat fits South Gulf Cove?
No source states a mast height limit for the canals, so the fit depends on draft, air draft and beam checked against current surveys. Use this table as a checklist, not a verdict. Waterfront homes in the county's flag are 187 of the 335 sales in the lead window, so these questions come up often.
| What to measure | What the sources say | What to check |
|---|---|---|
| Draft | Exterior channel permitted to 5.0 feet below mean low water; shoaling is why a dredge is planned | Current county survey and the tide on your trip |
| Air draft (mast, tower) | Lock catwalk was struck in February 2025; St. Paul Blvd bridge clearances not published; upriver bridges at 25 and 15 feet are off the route | Measure the canal route to your dock |
| Beam and length | County publishes no chamber size | Ask Public Works before you buy |
| Route to the Gulf | Boca Grande Pass, 32 foot federal channel; causeway swing bridge 22 feet vertical if heading north | NOAA charts and local knowledge |
| Trailer launch | South Gulf Cove Park ramp damaged by Milton; status not stated here | County park page |

What do South Gulf Cove owners pay each year?
South Gulf Cove owners pay county property tax in tax district 006, 15.5683 mills for 2026, plus flat county assessment lines. On the $475,000 median, tax is $7,394.94 before exemptions or $6,773.33 with a homestead exemption. A waterfront lot in a paving phase adds $482 in flat lines on the county's approved two-year FY27 sheet.
Data updated: October 2026.
Every rate here comes from the Charlotte County Property Appraiser's 2026 final rate chart and the county's MSBU budget sheets, read October 29, 2026. The arithmetic is ours and is labelled derived. A real bill depends on the assessed value, exemptions and the lines on the parcel, so read the last bill for any home you consider.
Property tax in district 006
Tax district 006 holds 12,929 of the 12,943 parcels in our South Gulf Cove footprint, including Harbor East and Harbor West, and its 2026 total is 15.5683 mills. That is 0.1978 mills above district 104, the county's largest unincorporated district at 15.3705 mills. The other 14 parcels sit in districts 104 and 025.
Worked example, derived, on the $475,000 median sale from October 1, 2025 through September 9, 2026, with taxable value set equal to the price:
| Case | Taxable value | Mills | Tax |
|---|---|---|---|
| No exemptions (second home, rental or investor) | $475,000 | 15.5683 | $7,394.94 |
| Homestead: school levy | $450,000 ($475,000 less $25,000) | 6.2720 | $2,822.40 |
| Homestead: non-school levies | $425,000 ($475,000 less $50,000) | 9.2963 | $3,950.93 |
| Homestead total | $6,773.33 |
Source: Charlotte County Property Appraiser, 2026 Tax Roll Final Rate Chart; exemption method as on our Port Charlotte homes for sale hub. The school levy is 6.2720 mills (3.0240 state plus 3.2480 local) and the rest of the district total is 9.2963 mills. A buyer's first bill can differ from the seller's, because a homestead's assessed value resets after a sale and the non-homestead cap resets too.
County assessment lines on a South Gulf Cove bill
These non-ad valorem lines are flat amounts per unit, not a share of value. They appear on the November tax bill alongside the millage.
| Line | Amount | Fiscal year | What it pays for |
|---|---|---|---|
| South Gulf Cove Waterway | $50 waterfront and Village of Holiday Lakes; $25 dry lot | FY26 and FY27 | The lock, lock tenders and channel dredging |
| South Gulf Cove Street and Drainage, maintenance | $119 | FY26 and FY27 | Street, drainage and bridge maintenance |
| Street and Drainage, sidewalks and bike paths | $41 in FY26 and $13 in FY27 on the county's approved two-year sheet | FY26, FY27 | Loan repayment for sidewalks and bike paths |
| Street and Drainage, paving | $300 | FY26 and FY27 | Repaving, only on lots in the paving phases |
| West Charlotte Stormwater Utility | $103.10 per acre | FY26 and FY27 | Stormwater facilities, which the association's booklet says include the lock and backyard ditches |
| Solid waste | an annual sanitation assessment | each year | Curbside garbage, recycling and yard trimmings on improved parcels |
Source: Charlotte County MSBU and MSTU unit pages and budget sheets (South Gulf Cove Waterway; South Gulf Cove Non-Urban Street and Drainage FY26 adopted and FY27 approved; West County Stormwater FY27 proposed), read October 29, 2026. The county's curbside page confirms the sanitation assessment but does not print the amount, so we do not either. A July 2026 staff sheet proposed an even lower sidewalk figure for FY27, so the November 2026 bill is the final word.
The paving line depends on the phase. The county sheets name Phases A, B and C but do not list which plat sections fall in each, so check the parcel's last bill instead of assuming. Phase B paving was budgeted at $13.515 million for FY26, and the county's July 2026 sheet shows most of it still unspent and carried into FY27.
A worked yearly stack for a waterfront lot and a dry lot
Derived from the FY27 rates above, before property tax, stormwater and solid waste:
| Parcel | Waterway | Maintenance | Sidewalk | Paving | Flat total |
|---|---|---|---|---|---|
| Waterfront, in a paving phase | $50 | $119 | $13 | $300 | $482 |
| Waterfront, not in a paving phase | $50 | $119 | $13 | $0 | $182 |
| Dry lot, in a paving phase | $25 | $119 | $13 | $300 | $457 |
| Dry lot, not in a paving phase | $25 | $119 | $13 | $0 | $157 |
Derived by Domain Realty Group from county budget sheets. On FY26 figures, with the $41 sidewalk line, the waterfront paving-phase total was $510. Stormwater adds $103.10 per acre, so a quarter-acre lot adds about $25.78. A waterfront home in a paving phase at the $475,000 median with a homestead exemption therefore carries about $6,773.33 in property tax plus $482 in flat lines, plus stormwater and solid waste.
Does the cancelled parallel lock add an assessment?
No lock assessment has been adopted. The waterway line stays at $50 for waterfront lots and $25 for dry lots on the FY27 sheet, and $50 is also the maximum rate shown. The county's capital planning budget had pencilled in a possible lock assessment for FY28 or FY29 if the parallel lock went ahead, but the county cancelled that work in December 2025.
The waterway rates were $25 and $12.50 in 2020 and doubled to today's figures, and higher scenarios floated at a March 2025 advisory board meeting were not adopted. The advisory board's next meetings are listed on the county's waterway unit page, which is where any future rate change would first appear.
When are taxes due, and what discounts apply?
Charlotte County tax bills are mailed on November 1. The Tax Collector gives a 4 percent discount for payment in November, 3 percent in December, 2 percent in January and 1 percent in February, and the full amount is due in March. Unpaid taxes are delinquent after April 1.
The assessment roll is certified in mid September after the county's budget hearings, and TRIM notices arrive in August with the proposed millage and the non-ad valorem lines for the coming bill. When you buy, the title company prorates the year's tax between buyer and seller, so check the closing statement against the parcel's bill on the Tax Collector's site.
Does South Gulf Cove have an HOA or deed restrictions?
South Gulf Cove has a voluntary homeowners association with $120 a year dues per household, and recorded deed restrictions that bind every lot whether or not the owner joins. The General Development Corporation restrictions were restated in 2011 at O.R. Book 3545, Page 1467. Section 94 Waterview, Harbor East and Harbor West have separate associations.
Data updated: October 2026.
The association's own words are the clearest summary: "Membership in the HOA is voluntary but deed restrictions are mandatory." Its welcome booklet and FAQ, read October 29, 2026, are on southgulfcovefl.org, the South Gulf Cove Homeowners Association's own site. The clubhouse is at 14859 Ingraham Blvd.
Is the South Gulf Cove HOA mandatory?
No. The recorded declaration defines a member as an owner who elects "to join the Association on a voluntary basis," and dues are $120 a year per household, renewed each January and prorated for new members. The association's FAQ says Florida law makes it "virtually impossible" to convert a voluntary association to a mandatory one.
Membership brings clubhouse use, event discounts, voting and speaking rights at meetings and the newsletter. The booklet says the association is governed by the not-for-profit corporation statute, Chapter 617, rather than the mandatory homeowners association statute. The 2011 restatement was approved as a revitalized declaration under sections 720.403 to 720.406 of the Florida Statutes, and it runs 30 years from recording with 10-year extensions after that.
What do the recorded deed restrictions cover?
The 2011 restated declaration limits residential lots to one detached single family home per lot, bans mobile, manufactured, modular and factory-built homes, and sets a 1,500 square foot minimum living area with at least a two-car attached garage and no more than three stories. Every improvement needs architectural review first.
The declaration defines "improvement" broadly, including buildings, boathouses, docks, piers and seawalls. Its Architectural Review Committee guidelines, revised March 25, 2026, add a 38 foot height limit, a garage of at least 400 square feet, a 55 foot minimum overall width, roof pitch of 5/12 or steeper, underground electric service and in-ground pools only. Sheds and accessory structures need a county permit plus board approval, and a house must be built before other structures.
The guidelines also cover fences (none forward of the front of the house, and 4 feet maximum and see-through within 20 feet of a waterway), exterior colors that cannot match the house next door, and a $1,000 contractor clean-site deposit on new homes. Review fees run from $250 for a new home down to $50 for a fence or driveway. A county permit or variance is not association approval, and association approval is not a county permit.
Can I park a boat, RV or work truck at a South Gulf Cove home?
The deed restrictions do not mention boats, RVs or work trucks by name, so Charlotte County's zoning code governs. In single family districts one boat trailer, with or without a boat, may sit behind the leading edge of the house or in the driveway, and tandem-axle trucks and trailers are barred with listed exceptions.
The exceptions in section 3-9-91 include motor homes, pickup trucks of one ton or less owned by an occupant and service vehicles actively working. Pleasure boats, boat trailers and camping trailers must be operable and tagged and kept within the area where buildings are allowed. Living in an RV is allowed only in an RV park, and an unlicensed or inoperable vehicle may not stay outside a garage or carport for more than ten days. The association's FAQ points owners to the county code for these questions.
What about Section 94 Waterview, Harbor East and Harbor West?
Section 94 has its own Water View Property Owners Association, created by a 1981 declaration recorded at O.R. Book 669, Page 1484, and the South Gulf Cove association holds a non-exclusive right to enforce restrictions there under a 1994 assignment. Harbor East and Harbor West are Lennar plats with their own associations, and Harbor West has its own architectural review.
A business directory dates Harbor West's association to 2017, and county minutes of February 25, 2026 name a Harbor West architectural review contact. We found no first-party dues figure for any of the three, so we print none. Ask for the association's budget, rules and resale package before the inspection period ends, and confirm whether membership is mandatory under that plat's recorded declaration.
What does an estoppel letter cost in South Gulf Cove?
Because the main association is voluntary, it does not require an estoppel letter, but a title company may ask for one. The association's estoppel page, read October 28, 2026, lists a $50 fee with seven to ten days' turnaround or $75 expedited in three business days, plus a $29 third-party service fee through its online portal.
Harbor East, Harbor West and Section 94 Waterview set their own estoppel fees, which come with their resale packages. Ask the title company which certificate it needs and from whom.
Can I rent out a South Gulf Cove home?
The South Gulf Cove association's FAQ says "There are no rental restrictions," and tenants follow county noise, parking and other ordinances. A short-term rental of six months or less needs four registrations and collects 12 percent combined tax: 5 percent tourist development tax plus 7 percent state sales tax.
The Charlotte County Tax Collector lists the four steps as Florida Department of Revenue sales tax registration, a Department of Business and Professional Regulation vacation rental license, a Charlotte County business tax receipt ($35 a year) and a county tourist tax account, with tax remitted monthly by the 20th. Harbor East, Harbor West and Section 94 may have their own rental rules, so read those documents before you plan around rental income.
What do I need to know before building a dock or seawall in South Gulf Cove?
South Gulf Cove docks and seawalls need a Charlotte County building permit with signed and sealed drawings, and the county lists Florida Department of Environmental Protection and US Army Corps of Engineers approval as possible outside approvals. County code also limits how far a dock may extend into a canal, so check the code before you design one.
Data updated: October 2026.
The county's residential dock and seawall permit pages, read October 29, 2026, set out the package: the application, signed and sealed drawings, a site plan with property lines and any external agency approval. Reviews cover building (wind and flood loads), natural resources (protected species), right-of-way, trees and zoning. A Notice of Commencement is required when the contract exceeds $5,000.
Fees at application are a flat $90 plus 0.004 times the valuation when the valuation is $50,000 or more, plus a surcharge of 0.025 times the building fee. At issuance the county adds $90 for right-of-way review and $95 for zoning review. An owner-builder who pulls the permit may not sell or rent the property within one year of completion. Boat lifts have their own county permit page.
Order of construction is looser on the water than on land. The county FAQ says an owner may install "a seawall, dock, and fence before building a primary structure," and the zoning code lets noncommercial docks precede the house in single family districts. Nothing else may be stored on a vacant lot.
The association side is less settled. The recorded declaration lists docks, piers and seawalls as improvements that need architectural review, while the association's current fee page says docks and seawalls "do not require ARC review." Ask the association in writing before you build, and keep the answer with the permit.
Who pays is simple: the dock, lift and seawall are the owner's. The waterway assessment maintains the center channel, and the county's March 2026 waterway minutes record that owners dredge under their own lifts. No public inventory of South Gulf Cove seawall age or condition exists, so a marine contractor's inspection is the only way to price it on a purchase.
Are South Gulf Cove homes in a flood zone?
South Gulf Cove is mostly in FEMA Zone AE, with a base flood elevation of 8 feet (NAVD88) across most of the canal grid on maps effective December 15, 2022, and pockets at 7, 9 and 10 feet. The lot decides, so check the address on the county's flood lookup. Charlotte County is CRS Class 5, worth 25 percent off NFIP premiums.
Data updated: October 2026.
The figures here come from FEMA's National Flood Hazard Layer, the county's flood and storm pages, National Hurricane Center reports, OpenFEMA policy and claim data for ZIP 33981 and Citizens Property Insurance, read October 28 and 29, 2026. ZIP 33981 also includes Gulf Cove and other Port Charlotte addresses, so ZIP figures are wider than South Gulf Cove.
Which FEMA zones cover South Gulf Cove?
In a FEMA map query over the South Gulf Cove area, Zone AE with a base flood elevation of 8 feet covered 72.2 percent of the area, AE at 9 feet 7.2 percent, and shaded Zone X 18.2 percent. FEMA returned no VE (coastal high hazard) zone and no Limit of Moderate Wave Action line in the canal grid. Those shares include canal water, marsh and some land outside the community, not only lots.
Nine FIRM panels cover the area, all dated December 15, 2022, and no preliminary remap of Charlotte County was pending as of October 28, 2026. FEMA has issued 64 map amendment letters inside the eight original South Gulf Cove sections (058 to 093), 24 of them denials, so a lot's zone can differ from its neighbor's. A federally backed mortgage on a house in Zone AE requires flood insurance. Look up the address on FEMA's Flood Map Service Center or the county's flood portal, which also holds elevation certificates.
What is the evacuation zone for South Gulf Cove?
The county's evacuation map shows the South Gulf Cove canal grid mostly in Zone B (Orange), with Zone A (Red) in the northeast pocket and along the southern marsh edges. That is our reading of the county PDF, not an address answer. Check the address on the county's Know Your Zone lookup.
Evacuation zones come from storm surge modelling, not from FEMA's flood maps, so a lot can be in one and not the other. For Ian, the county ordered Zone A on September 26, 2022 and Zones A and B on September 27. For Milton, it ordered Zones A and B on October 7, 2024 and A, B and C on October 8.
What did Hurricanes Ian, Helene and Milton do in South Gulf Cove?
Ian made Florida landfall as a Category 4 near Cayo Costa on September 28, 2022, and none of the 431 Major Damage or 322 Destroyed entries in the county's Ian recovery plan falls on a parcel in the eight original South Gulf Cove sections, by our match to the roll. Yet ZIP 33981 filed 426 NFIP claims after Ian, 230 paid, for $13.9 million.
The National Hurricane Center's Ian report says most surge sensors placed in Port Charlotte stayed dry because the winds were offshore, so wind and rain did most of the work. Helene in September 2024 brought 3 to 5 feet of surge to Charlotte Harbor, and Milton, which landed near Siesta Key as a Category 3 on October 9, 2024, brought 5 to 8 feet to the northern harbor and Peace River. ZIP 33981 recorded 36 NFIP claims after Helene and 18 after Milton. No street-level surge height is published for South Gulf Cove, so we do not give one.
Charley made landfall as a Category 4 at Cayo Costa on August 13, 2004 and hit Punta Gorda and Port Charlotte with wind. The storms also left their mark on the water: Ian left debris and shoaling in the canals, and Milton destroyed the lock's floating dock and the park ramp, as the lock section above describes. The seller's flood disclosure and a claims history are the way to learn what happened to a particular house.
What does the 50 percent rule mean for an older South Gulf Cove home?
In a FEMA high-risk zone, if the cost of an improvement or repair exceeds 50 percent of the building's market value, land excluded, Charlotte County requires the whole structure to meet current code, including elevation. All permits tied to one storm event count together toward the threshold, whether open or closed.
The county's own examples: a $250,000 building value gives a $125,000 threshold, and a $400,000 value gives $200,000. The cost counts all materials and labor, including flooring, paint, cabinets and drywall. Most South Gulf Cove homes are recent, with a median year built of 2018, but the roll still shows 18 homes from the 1970s and 135 from the 1980s, and those are the ones where a large remodel can trigger raising. Ask for the Property Appraiser's building value and a contractor estimate before the inspection period ends.
What does flood and wind insurance cost in South Gulf Cove?
ZIP 33981 had 4,463 single family NFIP policies at a mean premium of $1,905 (an average, not a quote), $1,951 in Zone AE and $1,122 in Zone X. Citizens' approved Charlotte County averages, effective July 1, 2026, are $2,887 for an HO3 homeowners policy and $4,799 for wind-only HW2. Charlotte County's CRS Class 5 rating takes 25 percent off NFIP premiums.
| Measure | Figure | Footprint and date |
|---|---|---|
| NFIP mean annual premium, single family | $1,905 (median $1,623) | ZIP 33981, OpenFEMA policies |
| NFIP mean, Zone AE / Zone X | $1,951 / $1,122 | ZIP 33981 |
| NFIP mean all-in cost with fees | $2,358 | ZIP 33981 |
| Citizens HO3 approved average | $2,887 | Charlotte County, effective July 1, 2026 |
| Citizens wind-only HW2 approved average | $4,799 | Charlotte County, effective July 1, 2026 |
| CRS discount on NFIP premiums | 25 percent (Class 5) | Charlotte County, FEMA list of April 1, 2026 |
Source: OpenFEMA NFIP policy data as compiled for our waterfront page; Citizens Property Insurance approved rate changes by county (March 2026); FEMA Community Rating System. Citizens publishes no ZIP-level premium and no regulator publishes private wind premiums by ZIP, so get flood and wind quotes on the specific house during the inspection period.
Which insurance documents should I ask for?
Ask for the elevation certificate, a four-point inspection on homes over 20 years old, a wind mitigation form and the seller's flood disclosure required by section 689.302 of the Florida Statutes. Homes built to the 2001 Florida Building Code or later qualify for at least a 68 percent discount on windstorm coverage, and the form stays valid five years.
| Document | What it tells you |
|---|---|
| Seller's flood disclosure (F.S. 689.302) | Whether the seller knows of flood damage, flood claims or federal assistance on the house |
| Elevation certificate | The lowest floor against the base flood elevation, which drives the NFIP premium; the county holds many for homes built in 1984 and later |
| FEMA zone, panel and any map amendment | The lot's zone and base flood elevation, and whether FEMA removed it from the high-risk area |
| Four-point inspection | Roof, electrical, plumbing and HVAC condition; Citizens requires one on properties more than 20 years old |
| Wind mitigation form (OIR-B1-1802) | Roof shape, deck attachment, roof-to-wall connections and opening protection; a new version applies to inspections on or after April 1, 2026 |
| Claims history report | Up to seven years of insurance claims at the address, including earlier owners' |
Citizens also wants proof of at least five years of remaining life on shingle roofs over 25 years old, so note the roof permit date. A standard homeowners policy does not cover flood, as the statutory disclosure form itself says.
What utilities and services does South Gulf Cove have?
South Gulf Cove is on Charlotte County Utilities water and sewer by design: the county community plan lets lots develop only after county water and sewer are available. Sewer is a low pressure system with a grinder pump tank on each lot, treated at the county's West Port Water Reclamation Facility. Trash pickup is a county curbside service billed as an assessment.
Data updated: October 2026.
Facts here come from the county's sewer and water master plans, Utilities rate and fee schedules, the solid waste page and the community plan, read October 29, 2026. Utilities can change street by street, so file the county's availability form for a vacant lot and check the last utility bill for a home.
Water and sewer
The West Port Water Reclamation Facility at 15005 Cattle Dock Point Rd, rated at 1.2 million gallons a day, mainly serves South Gulf Cove and the SR 776 and Gasparilla Road corridors, through 258 miles of low pressure sewer, 27 miles of gravity sewer and 36 lift stations. We found no South Gulf Cove section on septic, but check the parcel.
Water comes from the county system, which took over the old General Development utility after the developer's bankruptcy. The county's water master plan lists a Robin Road booster station serving South Gulf Cove for 2026 to 2030 and a 12 inch main under the Santa Cruz Waterway along Calumet Blvd for 2031 to 2035. A regional 42 inch water pipeline ending near the county's Gulf Cove booster station was about 92 percent installed in August 2026.
What does a new connection cost?
On a vacant lot, Charlotte County Utilities' Schedule A, effective April 1, 2026, charges per equivalent residential connection: water tap $3,405, distribution $3,830, service installation $1,394 and a 3/4 inch meter $489; sewer tap $5,937, collection $3,791 and low pressure installation $6,253. By our arithmetic that is about $9,118 for water and $15,981 for sewer.
Those figures exclude impact fees and road restoration, which the county bills at actual cost, and they assume one tank and a standard meter. An existing home has already paid them. Monthly bills on the April 2026 rate sheets start at a $26.77 water base charge plus $6.84 per 1,000 gallons for the first tier, and a $47.26 residential sewer base charge plus $6.58 per 1,000 gallons, capped at 10,000 gallons. For the lot side of the decision, the land page linked above covers the availability form.
Electric, trash and schools
Florida Power and Light is the large electric utility in Charlotte County, but we did not confirm the provider by address, so check the Florida Public Service Commission's utility finder for the parcel. Waste Management runs the county's curbside service: garbage, single-stream recycling and yard trimmings, plus up to 4 cubic yards of bulk a week, paid through the county sanitation assessment.
School assignment is set by address, so check the Charlotte County Public Schools boundary locator for any home you consider rather than relying on a listing.

Estimates by Domain Realty Group from OpenStreetMap routing, October 29, 2026; not a county figure. The first I-75 interchange is about 20 miles away heading east and about 24 miles heading north. South Gulf Cove Park itself has a picnic shelter, playground, fishing and restrooms, and the county lists the boat ramp's status on the park page.
What should I check before I make an offer in South Gulf Cove?
South Gulf Cove purchases turn on a dozen public records: the plat section, the tax district, the assessment lines, the waterway and lock, the seawall and dock permits, the flood zone, insurance quotes, any sub-association, county utilities and the seller's flood disclosure. Work through the list below and have your attorney or title company write the contingencies.
Data updated: October 2026.
- Section and plat: pull the parcel on the Property Appraiser site and read the short legal (PCH 058, 071, 078, 081, 082, 085, 087, 093, 094, HBE or HBW). A listing that says "South Gulf Cove" may be in a Gulf Cove section.
- Tax district: confirm district 006 (15.5683 mills for 2026) and estimate the bill on your price, not the seller's assessed value.
- Assessment lines: read the last tax bill for the waterway ($50 or $25), street and drainage ($119), sidewalk and stormwater lines.
- Paving phase: check whether the bill carries the $300 paving line, because the county does not list sections by phase.
- Waterway class: confirm whether the parcel pays the waterfront or dry-lot waterway rate, and whether the canal behind it is navigable to the lock.
- Lock and channel fit: compare your boat's draft, air draft and beam with the county's latest channel survey, the lock page and the route to your dock.
- Seawall and dock: pull the county permit history for the seawall, dock and lift, and order a marine inspection of their age and condition.
- Flood zone and elevation: look up the zone and base flood elevation, and get the elevation certificate from the county flood portal or the seller.
- Insurance quotes: get flood and wind quotes on the specific house, with the four-point and wind mitigation reports, before the inspection period ends.
- Associations: for Harbor East, Harbor West or Section 94 Waterview, get the recorded declaration, budget, rules and resale package; elsewhere, read the South Gulf Cove deed restrictions and architectural guidelines.
- County utilities: confirm the water and sewer accounts and the grinder pump tank on a home, or file the utility availability form for a lot.
- Seller's flood disclosure: ask for the signed disclosure under section 689.302 of the Florida Statutes at or before the contract, with any claims history.
South Gulf Cove compared with Gulf Cove and the rest of Port Charlotte
South Gulf Cove's $475,000 median on 335 single family sales sits well above Gulf Cove's $320,000 on 137 home sales and the six-ZIP Port Charlotte single family median of $301,400 on 2,636 sales. South Gulf Cove is also the only one of the three behind a county boat lock.

Port Charlotte figures as printed on our waterfront page and our Port Charlotte homes for sale hub.
The table compares recorded prices, not value. South Gulf Cove's median is higher partly because its homes are newer (a 2018 median year built) and 55.8 percent of its sales carry the waterfront flag. Gulf Cove has 6,954 parcels, 4,127 of them vacant and 2,782 single family, and its own waterway and street and drainage units, so its assessment lines differ from South Gulf Cove's.

Frequently Asked Questions about South Gulf Cove homes for sale
These are the questions South Gulf Cove buyers ask most, answered from the county records and public rules on this page. Sales figures are for our footprint of nine Port Charlotte plat sections plus Harbor East and Harbor West, recorded from October 1, 2025 through September 9, 2026, the newest sale in the county's file (index built October 28, 2026), unless an answer says otherwise.
Data updated: October 2026.
What is the median price of a South Gulf Cove home?
The county recorded 335 qualified single family sales in South Gulf Cove at a $475,000 median from October 1, 2025 through September 9, 2026, with a range from $130,000 to $1,860,000. The median price per living square foot was $231. These are recorded sale prices from the Property Appraiser's files, not asking prices, so they will differ from the figures shown on listing sites.
How much more do waterfront homes cost in South Gulf Cove?
Waterfront-flagged homes recorded 187 sales at a $600,000 median, against 148 sales at $385,000 for homes off the water, a gap of $215,000 in the same window. Per square foot, waterfront homes ran $280 and dry-lot homes $184 in the 12 months to September 9, 2026. The county flag does not say whether a canal reaches the harbor easily, so check the route to the lock.
Are South Gulf Cove home prices coming down?
The county record shows a CORE footprint median of $515,800 in 2024, $480,000 in 2025 and $513,000 for 2026 through September 9, against $250,000 in 2016. That is a plateau since 2021 rather than a steady fall. We do not forecast prices, and live inventory and days on market come from the MLS search, not this page.
How many homes and lots are in South Gulf Cove?
The county roll counts 12,943 parcels in our footprint: 4,862 single family homes, 7,743 vacant residential lots and 141 duplex parcels, with about 4,390 carrying the waterfront flag. The county's 2002 community plan counted 15,053 deeded lots, 4,734 of them waterfront, on about 50 miles of canals, so lots far outnumber homes even now.
How new are the homes in South Gulf Cove?
The median South Gulf Cove single family home was built in 2018, and 2,216 of the 4,862 homes, or 45.6 percent, were built in the 2020s. The roll shows 790 homes built in 2025 or 2026. The oldest date to 1976, and 18 homes are from the 1970s and 135 from the 1980s, so older canal homes exist alongside new builds.
Is South Gulf Cove the same as Gulf Cove?
No. Gulf Cove is a separate group of Port Charlotte plats to the north, Sections 052, 053, 054, 056 and 060, with its own waterway and street and drainage units and no lock. Gulf Cove recorded 137 home sales at a $320,000 median in the 12 months from October 2025. Some builder pages label Gulf Cove lots as South Gulf Cove, so check the plat section.
Is South Gulf Cove in Port Charlotte, Englewood or Rotonda?
South Gulf Cove's postal city is Port Charlotte and its ZIP is 33981. It sits in unincorporated Charlotte County, so county offices govern zoning, permits, utilities and taxes. Some search sites file it under Englewood or Rotonda because they follow nearby ZIPs or census areas. Match any address to its county plat section rather than the city a website shows.
Does South Gulf Cove have a mandatory HOA?
No. The South Gulf Cove Homeowners Association is voluntary, with dues of $120 a year per household, renewed each January. The recorded deed restrictions, restated in 2011 at O.R. Book 3545, Page 1467, bind every lot whether or not the owner joins. Section 94 Waterview, Harbor East and Harbor West have their own associations, with dues in their resale packages.
What do the South Gulf Cove deed restrictions require?
The restated declaration allows one detached single family home per lot, bans mobile, manufactured and modular homes, requires at least 1,500 square feet of living area with a two-car attached garage, and caps homes at three stories. The architectural guidelines revised March 25, 2026 add a 38 foot height limit and require review before building, adding a structure or fencing.
What are the South Gulf Cove MSBU assessments?
The county waterway line is $50 for waterfront lots and $25 for dry lots, street and drainage maintenance is $119, the sidewalk line is $41 in FY26 and $13 in FY27 on the approved two-year sheet, paving is $300 only on lots in the paving phases, and stormwater is $103.10 per acre. Improved parcels also carry a solid waste assessment.
What are property taxes on a South Gulf Cove home?
Almost every South Gulf Cove parcel is in tax district 006 at 15.5683 mills for 2026. On a $475,000 value that is $7,394.94 before exemptions, or $6,773.33 with a homestead exemption using the school and non-school split. Add the flat county assessment lines, and expect the first bill after a purchase to differ from the seller's because assessed values reset.
Will the parallel lock raise my assessment?
No lock assessment has been adopted. The South Gulf Cove Waterway advisory board minutes of December 17, 2025 record that the Board of County Commissioners cancelled work on the parallel lock, and the contract now centers on a tender house. The waterway rate stays at $50 waterfront and $25 dry lot on the FY27 sheet, which is also the maximum rate shown.
What are the South Gulf Cove lock hours?
The county publishes no hours for the South Gulf Cove Boat Lock, and the sources we read disagree, so we print none. Charlotte County Public Works runs the lock manually; its remote control system was disabled in 2018. Check the county's boat lock page and marine advisories on the day you plan to go out, because closures have happened for repairs and storms.
How deep is the channel from the South Gulf Cove lock?
The exterior channel from the lock to the Myakka River is 1,850 feet long and 60 feet wide and is permitted to 5.0 feet below mean low water. A survey on April 21, 2023 read centerline depths mostly between 5.6 and 7.3 feet below NAVD88, with shallower shoulders. Shoaling is why a dredge is in design, so check the latest county survey.
Can a sailboat get from South Gulf Cove to the Gulf?
NOAA's Coast Pilot lists no fixed highway bridge between the lock and Charlotte Harbor, and the deep route to the Gulf runs through Boca Grande Pass on a 32 foot federal channel. Inside the canals, the St. Paul Blvd bridge clearances are not published, and the association quotes 8 feet to 9 feet 6 inches for bridges. Measure your route before you buy.
How long does it take to boat from South Gulf Cove to the Gulf?
We do not print travel times, because the lock, tide, draft and speed all change them. From the lock, the Port Boca Grande light is about 13.9 nautical miles in a straight line by our estimate, and the charted route is longer. Add the time to pass through the lock and use current NOAA charts and local knowledge for the passes.
Are there manatee or no-wake zones in South Gulf Cove?
The state rule for Charlotte County manatee zones, current through June 24, 2025, lists no zone for the Myakka River mouth or the South Gulf Cove canals, though zones apply elsewhere in Charlotte Harbor. The waterway advisory board voted against no-wake zones in two main waterways in 2020. Follow the signs posted on the water and check the state map before boating.
Is the South Gulf Cove boat ramp open?
The public ramp is at South Gulf Cove Park, 10150 Amicola St. Hurricane Milton destroyed it in 2024, according to the December 18, 2024 waterway minutes, and the county has been repairing it since. Sources we read disagree on whether it has reopened, so we do not say. Check the county's South Gulf Cove Park page on the day you plan to launch.
Can I keep a boat or RV at my South Gulf Cove house?
County zoning, not the deed restrictions, decides this. One boat trailer, with or without a boat, may sit behind the leading edge of the house or in the driveway, and boats and camping trailers must be operable and tagged. Tandem-axle trucks and trailers are barred in single family districts with listed exceptions, and living in an RV is allowed only in an RV park.
Who pays for canal dredging in South Gulf Cove?
The South Gulf Cove Waterway assessment, $50 for waterfront lots and $25 for dry lots, funds the lock, its tenders and channel dredging. The county's March 2026 minutes record that the assessment maintains the center channel while owners dredge under their own lifts. Exterior and interior dredge design is under way, and the county lists the advisory board's meetings on the unit page.
Are South Gulf Cove canals salt water or fresh water?
The lock holds the canals at a managed level behind a structure the county describes as a saltwater intrusion lock, separate from tidal harbor water. We found no published salinity measurements, so we do not call the canals fresh or brackish. The county has opened the gates in dry periods to admit harbor water, including two five-day openings in April 2025.
What flood zone is South Gulf Cove in?
Most of the South Gulf Cove canal grid is mapped Zone AE with a base flood elevation of 8 feet (NAVD88) on FEMA maps effective December 15, 2022, with smaller areas at 7, 9 and 10 feet and some shaded Zone X. FEMA shows no VE zone there. The lot decides, so look up the address on FEMA's map center or the county flood portal.
Did South Gulf Cove flood in Hurricane Ian?
None of the 431 Major Damage or 322 Destroyed entries in the county's Ian recovery plan falls on a parcel in the eight original South Gulf Cove sections, by our match to the roll.
