Port Charlotte Waterfront Homes for Sale
Port Charlotte waterfront homes for sale include canal, river, harbor and lake frontage, and this page covers waterfront homes in Port Charlotte, FL area by area, using Charlotte County's recorded sales. Water frontage and a boating route are two different things, so the page also covers bridges, the South Gulf Cove lock, canal assessments, seawalls and flood. For the whole market, see our Port Charlotte homes for sale page.
Charlotte County recorded 777 waterfront single family sales in the six Port Charlotte ZIP codes at a $406,000 median, against 1,862 non-waterfront sales at a $284,900 median, recorded from October 1, 2025 through September 9, 2026, the newest sale in the county's file (index built October 28, 2026). Waterfront here means flagged as waterfront on the Charlotte County property roll, which does not say whether a home has Gulf access. Live waterfront listings are in the search below.

Key takeaways for Port Charlotte waterfront buyers
Waterfront homes in Port Charlotte sell for noticeably more than homes off the water, but the premium varies by area, and the water behind a house matters as much as the price. These are the facts that decide most waterfront purchases here.
Data updated: October 2026.
- The county recorded 777 waterfront sales at a $406,000 median and 1,862 non-waterfront sales at a $284,900 median in the window below, so the waterfront median was $121,100 higher.
- Price per heated square foot was $223 for waterfront and $181 for non-waterfront, about 23 percent more per square foot, so the premium is not only a bigger-house effect.
- Waterfront sales were mostly resale: 659 sales at $422,500 (85 percent) against 118 builder-direct sales at $362,250 (15 percent), an estimate.
- Waterfront homes in the original Port Charlotte plat sections recorded 535 sales at a $450,000 median, and South Gulf Cove is the largest waterfront market by volume with 187 sales at a $600,000 median.
- Bridges set the mast limit by route: the Peace River's I-75 and U.S. 41 fixed bridges are 45 feet each, the El Jobean bridge on the Myakka River is fixed at 25 feet, and the Tamiami Trail bridge on the Myakka is fixed at 15 feet. Confirm your route on NOAA chart 11426.
- South Gulf Cove's canals reach the Myakka River and Charlotte Harbor through one county lock. A second, parallel lock was designed but the County Commission cancelled that work, and the contract was refocused on a new lock tender house (South Gulf Cove advisory board minutes, December 17, 2025).
- Canal waterway assessments run from $0 to $300 a year per unit in FY27 (Northwest Port Charlotte was $310 in FY26), and the units that name seawalls in their ordinances say the unit does not pay for them. The lot owner pays.
- The effective flood maps date from December 15, 2022, Charlotte County is a Community Rating System Class 5 community, and most canal-front sample points checked fell in Zone AE. Check the address.

The map frame is approximate. It covers the Port Charlotte ZIPs and also catches some Punta Gorda and North Port addresses on its edges, and Harbour Heights, which has a Punta Gorda postal address, sits inside it. Check the city shown on each listing. The links open the same map with a different sort, so you can compare without starting over.

What counts as a waterfront home in Port Charlotte?
A waterfront home in Port Charlotte is a single family home flagged as waterfront on the Charlotte County property roll. That designation covers canal, river, harbor, lake, pond and golf-course water frontage alike. It does not say Gulf access, sailboat access, or fresh or salt water, so each home's route and water have to be checked at the address.
Data updated: October 2026.
To get closer to canals, the tables below also report the original Port Charlotte plat sections, where waterfront homes recorded 535 sales at a $450,000 median in the same window (513 resale, 22 builder-direct). Lake and pond frontage is reported separately because it is a view and a water feature, not a boating route.
Harbour Heights, with a Punta Gorda postal address (ZIP 33983), is covered under Port Charlotte and is shown as its own row, never added to the six-ZIP totals. Alligator Creek and Pirate Harbor are on the Punta Gorda side and are not covered here. Deep Creek is covered with Punta Gorda.
Waterfront condos are a different product with their own rules. Rolls Landing and Tarpon Harbor are covered on the Port Charlotte condos for sale page. Waterfront lots are covered on the Port Charlotte land for sale page.
Is Port Charlotte on the Gulf of Mexico?
No. NOAA's Coast Pilot 5 places Port Charlotte "on Alligator Bay, on the north side of Peace River 3 miles above the entrance," on Charlotte Harbor. A boat reaches the Gulf by crossing the harbor and leaving through a pass such as Boca Grande Pass. Port Charlotte Beach Park, at 4500 Harbor Blvd, is a bayfront county park on that water.
What is the difference between canal, Gulf access and sailboat access?
No official definition of Gulf access or sailboat access exists, so the terms below are the ones this page uses. A canal is a platted waterway behind the lots, and it says nothing about where the water leads.
| Term | What it means on this page | What to check |
|---|---|---|
| Canal | A platted waterway behind the lot | The waterway unit, the route out, depth at the dock |
| Gulf access | A route by water from the canal to Charlotte Harbor and then to the Gulf through a pass such as Boca Grande Pass | Every fixed bridge on the route, the lock if there is one, the depth at low tide |
| Sailboat access | A route with no fixed bridge below your mast height and enough water for your keel at low tide | Your air draft and keel depth against NOAA chart 11426 and the canal itself |
Every Port Charlotte canal reaches the Gulf only through Charlotte Harbor, so the real questions are bridges, depth and, in South Gulf Cove, the lock.
How many Port Charlotte homes are on the water?
The county roll holds 13,405 single family parcels flagged as waterfront on the county roll out of 49,560 single family parcels in the six ZIPs, about 27 percent. Waterfront homes were about 29 percent of single family sales in the window (777 waterfront sales plus 1,862 non-waterfront sales), so waterfront homes turn over at about the same rate as the rest.

What do waterfront homes sell for in Port Charlotte?
Waterfront single family homes in the six Port Charlotte ZIPs recorded 777 sales at a $406,000 median, against 1,862 non-waterfront sales at a $284,900 median. Waterfront homes sold for $223 per heated square foot against $181. The median swings widely by location, from $310,000 in ZIP 33952 to $612,500 in ZIP 33981 within the original plat sections, so one citywide number hides the real range.
Data updated: October 2026.
The window is the same for every figure in this section: recorded from October 1, 2025 through September 9, 2026, the newest sale in the county's file (index built October 28, 2026). The sales are single family, qualified, improved sales in ZIPs 33948, 33952, 33953, 33954, 33980 and 33981.
Port Charlotte waterfront prices by ZIP code
Waterfront homes in the original Port Charlotte plat sections recorded 535 sales at a $450,000 median. The table splits those 535 sales by postal ZIP and compares each ZIP with the non-waterfront homes in the same plat sections. ZIP is the postal ZIP on the county roll, not a canal system boundary.
| ZIP | Waterfront sales | Waterfront median | Price per heated sq ft | Non-waterfront sales, same sections | Non-waterfront median |
|---|---|---|---|---|---|
| 33981 | 188 | $612,500 | $293 | 391 | $320,000 |
| 33948 | 129 | $420,000 | $251 | 288 | $260,000 |

Source: Charlotte County recorded sales, recorded from October 1, 2025 through September 9, 2026, the newest sale in the county's file (index built October 28, 2026). The seven sales in ZIP 33980 are too few to publish a median. ZIPs 33953 and 33954 rest on 28 and 26 sales, so one or two sales can move them.
ZIP 33981 stands out: its waterfront median is $292,500 above the non-waterfront median in the same sections, about 91 percent. In ZIP 33952 the gap is $90,000, about 41 percent. These ZIP rows use a different grouping from the named-area table later on this page, so do not add the two together.
Which Port Charlotte plat sections sell the most waterfront homes?
Eighteen original Port Charlotte plat sections recorded 10 or more waterfront sales in the window. The sections are plat units, not named neighborhoods, and the sample streets come from the county roll.
| Plat section | ZIP | Waterfront sales | Median | Price per heated sq ft |
|---|---|---|---|---|
| Port Charlotte Section 93 | 33981 | 42 | $710,000 | $324 |
| Port Charlotte Section 37 | 33948 | 35 | $410,000 | $256 |
| Port Charlotte Section 79 | 33948 | 28 | $412,500 | $277 |

| Port Charlotte Section 43 | 33952 | 11 | $558,000 | $304 |
| Port Charlotte Section 6 | 33952 | 10 | $319,500 | $218 |
| Port Charlotte Section 40 | 33952 | 10 | $550,000 | $289 |
Source: Charlotte County recorded sales, same window and rules as above. Sections with fewer than 10 waterfront sales are not shown.
Section 93 is the largest waterfront section, with 42 sales at $710,000. Section 51 is the one row where the waterfront median, $245,500, sits below the non-waterfront median in the same section, $266,500, because the county designation also covers small water features.
Resale or builder-direct: who sells Port Charlotte waterfront homes?
Most waterfront sales are resale. Of the 777 waterfront sales, 659 (85 percent) were resale at a $422,500 median and 118 (15 percent) were builder-direct, an estimate, at a $362,250 median. Among non-waterfront sales, 466 of 1,862 (25 percent) were builder-direct.
Builder-direct waterfront sales are mostly lake or pond lots and the HBE plat in South Gulf Cove, not old canal lots: 38 of 40 waterfront sales in the HBE plat on the east side of South Gulf Cove and 35 of 39 in Cove at West Port were builder-direct. The 129 waterfront sales in ZIP 33948 plat sections had none, so a buyer there is buying an existing house with an existing seawall and dock.
What does a square foot of waterfront cost in Port Charlotte?
The median waterfront sale was $223 per heated square foot against $181 for non-waterfront, a gap of $42 or about 23 percent. The comparison uses homes with at least 600 heated square feet. Because the gap holds per square foot, the waterfront premium is not only a bigger-house effect.
Have Port Charlotte waterfront prices moved over two years?
Not by much in the recorded medians. Over the 24 months since October 2024, the county recorded 1,475 waterfront sales at a $405,000 median, against 777 sales at $406,000 in the latest 12 months. The county file does not support a calendar-year trend table for waterfront, so this page makes no further claim about direction.
Which Port Charlotte areas have canal homes, and how do they compare?
Port Charlotte's waterfront homes fall into about ten areas, and the median runs from $268,500 in the Elkcam, Fordham and Niagara interior to $600,000 in South Gulf Cove. Each area has its own waterway unit, assessment, route to Charlotte Harbor and age of homes, so compare areas rather than quoting one Port Charlotte number.
Data updated: October 2026.
Counts and medians are waterfront sales recorded from October 1, 2025 through September 9, 2026, the newest sale in the county's file (index built October 28, 2026).

Source: Charlotte County recorded sales and property roll; Charlotte County MSBU budget sheets, retrieved October 28, 2026. "Adopted" and "proposed" are the county's own labels for the FY27 sheet. Seven sales are too few for a median, so El Jobean and Hayward show the count only. Median year built is for waterfront homes in the area.
Areas group plat sections, overlap the ZIP table and do not add up to 777. Confirm a home's waterway unit on its tax bill and the route before you buy for a boat.
Edgewater North and the Elkcam waterway
Edgewater North recorded 45 waterfront sales at a $280,000 median, and the Elkcam, Fordham and Niagara interior 58 at $268,500. Edgewater North has the oldest waterfront homes in the data: its median year built is 1960, and 811 of its 952 waterfront parcels (85 percent) were built before 1980.
The Sunrise Waterways are tidal (CHNEP), while the Elkcam, Fordham and Niagara waterways are fresh (FDEP Class I water bodies). The Edgewater North unit charges $20.12 in FY27 and its ordinance does not include seawalls. The county lists damaged Elkcam and Fordham weirs awaiting an Army Corps permit, and no route to the harbor is published. The Port Charlotte homes for sale page reports 96 Edgewater sales at $213,100 because it counts every home in the group; the figures here are waterfront ones.
Port Charlotte Beach and the Harbor Boulevard canals
Port Charlotte Beach and the Harbor Boulevard canals recorded 35 waterfront sales at a $558,000 median, with the middle half of sales from $422,500 to $960,000, so read the median with the count.
The Buena Vista unit charges $100 in FY27, its ordinance does not include seawalls, and the county last dredged its access channel and main canal in 2025. These canals lead to Alligator Bay and the harbor south of the Peace River bridges, and NOAA names no fixed highway bridge on that route. Confirm bridges inside the neighborhood on NOAA chart 11426. The Port Charlotte homes for sale page reports 37 Port Charlotte Beach sales at $550,000 because of how it groups sections; the 35 here are waterfront ones.
Manchester waterway and the Ackerman sections
Manchester and Ackerman recorded 91 waterfront sales at a $455,000 median, with a median year built of 1988. The Manchester unit charges $100 in FY27 and its ordinance does not include seawalls; the smaller Ackerman unit charges $25 and also funds 17 percent of spot dredging in the Manchester waterway.
A maintenance dredge is in design and permitting; the last spot dredge was in 2020. Water type and the route to the harbor are not stated, so ask at the address. The Port Charlotte homes for sale page reports 72 Manchester sales at $396,250 because it counts every home sale in Sections 44 and 79 over 12 months; the 91 here are waterfront sales across Sections 37, 44, 79 and 92 and the South Bayview plat in this page's window.
Central interior canals: Spring Lake, Tarpon, Pellam and Como
The central interior canals recorded 81 waterfront sales at a $379,900 median, with a median year built of 1985. Named waterways include Tarpon, Spring Lake, Pellam, Crestview, Haverhill and Como.
No county waterway unit is confirmed, so check the tax bill for a waterway line. The county lists a damaged weir near Cochran Boulevard on the Pellam system. Water type, harbor route and bridge clearance are not published.
Northwest Port Charlotte and the Myakka side
Northwest Port Charlotte recorded 27 waterfront sales at a $520,000 median, with a median year built of 2000. Its channels open on the east side of the Myakka River, and the named channels include Apollo, Venus, Cheshire, Jupiter and Juno.
The assessment was $100 in FY25, $310 in FY26 (adopted) and $150 in FY27 (adopted). The FY27 drop assumes the exterior dredge is done, and on October 15, 2026 the county showed it in survey and design, with a $1,267,000 budget and about 14,700 feet of channel. The ordinance does not include seawalls. Whether a canal exits the Myakka above or below the El Jobean bridge depends on the section, so confirm the route on NOAA chart 11426 before you buy for a mast.
El Jobean and the Hayward Canal
El Jobean and the Hayward Canal recorded only 7 waterfront sales, too few for a median or a price range, and they mix small Hayward Canal lots with two larger El Jobean sales. Lots are small, so check the lot and the dock before you plan a boat.
The Hayward Canal unit charges $54.92 in FY27 (proposed), and its ordinance does not include seawalls. NOAA reports that 3 feet can be carried to a marina at El Jobean, and the El Jobean highway bridge on the Myakka is fixed at 25 feet. Confirm on NOAA chart 11426. The FWC lists a public ramp at El Jobean Park.
Gulf Cove
Gulf Cove recorded 48 waterfront sales at a $406,950 median, with a median year built of 1991. The unit charges $300, labeled proposed for FY27. The county's interior dredge project covers 35 canals and reports shoaling since the last dredge.
Section 60 touches the Myakka River directly. Whether a canal exits above or below the El Jobean bridge depends on the section, so confirm the route on NOAA chart 11426 before you buy for a mast. Several sections also hold lake lots, which are not part of the boating network. The unit's ordinance is silent on seawalls.
South Gulf Cove
South Gulf Cove is the largest waterfront market by volume: 187 sales at a $600,000 median, 51 of them builder-direct, 38 of those in the HBE plat on the east side of South Gulf Cove. The median year built is 2016, and about 75 percent of its waterfront parcels were built in 2005 or later. Port Charlotte Section 93 alone recorded 42 sales at $710,000.
Every canal sits behind one county lock, which is a boating limit in addition to canal depth. NOAA lists no fixed highway bridge between the lock and Charlotte Harbor; confirm on NOAA chart 11426. The unit charges $50 for waterfront lots and $25 for dry lots (FY27 proposed), and a waterfront lot in the paving phases can carry up to about $510 in FY26 and $482 in FY27 in combined assessments, before stormwater. The Port Charlotte homes for sale page reports 282 South Gulf Cove sales at $490,000 because it counts every home in those sections; the 187 here are waterfront ones. A South Gulf Cove community page is coming.
Harbour Heights and the Peace River side
Harbour Heights has a Punta Gorda postal address (ZIP 33983) but is covered under Port Charlotte, and it is reported on its own: 21 waterfront sales at a $550,000 median. Platted lots are 40 by 125 feet, and some front the Peace River.
The unit charges $300 in FY27 (adopted) and its ordinance does not include seawalls. A rate increase to fund a dredge was not approved at the July 2025 hearing. Boats leave through the Peace River under the I-75 and U.S. 41 twin fixed bridges, 45 feet each, so confirm on NOAA chart 11426. Manatee slow-speed zones apply on the river. The Port Charlotte homes for sale page reports 53 Harbour Heights sales at $343,500 because it counts every home there; the 21 here are waterfront ones.
Which Port Charlotte waterfront homes face a lake or pond instead of a boating canal?
Lake and pond frontage is a view and a water feature, not a boating route. The county roll records 163 waterfront sales at a $335,000 median in Riverwood, Kings Gate, West Port and similar plats, 58 of them builder-direct. No public source gives these lakes a navigable route, a boat ramp or a boat size limit.
Data updated: October 2026.
Homes on lake or pond frontage recorded 163 sales at a $335,000 median in the window, with the middle half of sales from $280,000 to $390,000. Fifty-eight of the 163 were builder-direct. The median year built is 2012, newer than most canal areas, and over the 24 months since October 2024 the group recorded 358 sales at a $330,000 median. By plat, Kings Gate Section 8 recorded 10 sales at $273,500, and section 004 of the Cove at West Port plat 22 at $286,000.
The county roll treats these as waterfront, but the county's water layer names them as unnamed lakes or ponds or by lake name, and no source reviewed gives a water type for any of them. Lots are smaller than on the canals; Kings Gate lots are about 62 to 67 feet wide, for example, against the typical platted canal lot of 80 by 125 feet. None of the county's canal waterway units covers these plats, but lake lots can carry other county, homeowner association or stormwater charges, so ask the seller for the association budget and the recorded declaration before you offer. This page makes no price comparison between lake homes and canal homes, because the two products are not interchangeable.
Are Port Charlotte canals saltwater or freshwater?
Both exist, but most Port Charlotte canals are not classified in any public source. Public sources call the Elkcam, Fordham and Niagara waterways fresh, and the Sunrise Waterways, the Myakka River and the Peace River near the harbor tidal. For every other canal, ask for a salinity reading at the address before you assume either.
Data updated: October 2026.
| Water | What a public source says | Source |
|---|---|---|
| Elkcam, Fordham and Niagara waterways | Fresh: classed as potable-supply (Class I) water bodies; the Port Charlotte Canal System station read 0.3 parts per thousand on May 21, 2024 | FDEP Chapter 62-302; CHNEP Water Atlas |
| Sunrise Waterways | Tidal, about 1,973 acres | CHNEP Water Atlas |
| Myakka River and its mouth | Tidal | NOAA Coast Pilot 5; CHNEP Water Atlas |
| Peace River near the harbor | Tidal | NOAA Coast Pilot 5 |
| South Gulf Cove canals | Held at a managed level behind the county lock; the county opens the lock at times to raise canal water levels. Salinity not stated | County marine advisory, May 7, 2026 |
| Manchester, Gulf Cove interior, Northwest interior, Buena Vista, Harbour Heights canals, Hayward | No public source states fresh or salt | None found |
| Crestview and the lakes | County and CHNEP sources disagree on Crestview, and no source gives a water type for the lakes | None found |
Source: the sources named in the table, retrieved October 28, 2026.
No public source classifies every Port Charlotte canal as fresh or salt; ask for a salinity reading at the address. South Gulf Cove's canals are sometimes described as closed off from the harbor. They reach the Myakka River and Charlotte Harbor through the lock, and the county uses the lock to hold their water level.
Which bridges limit boat height from Port Charlotte canals?
On the Peace River, the I-75 and U.S. 41 fixed bridges are 45 feet each. On the Myakka River, the El Jobean highway bridge is fixed at 25 feet, and the Tamiami Trail bridge, 10 miles above the mouth, at 15 feet. Which bridges your boat passes depends on the route, so confirm it on NOAA chart 11426.
Data updated: October 2026.
| Bridge | Waterway | Fixed vertical clearance | Where it sits on a route | Source |
|---|---|---|---|---|
| U.S. 41 twin bridges at Punta Gorda | Peace River | 45 feet each | On the Harbour Heights route to the harbor | NOAA Coast Pilot 5 |
| I-75 twin bridges, 2.1 miles above U.S. 41 | Peace River | 45 feet each | On the Harbour Heights route to the harbor | NOAA Coast Pilot 5 |
| El Jobean highway bridge, 3 miles above the mouth | Myakka River | 25 feet | Upriver of El Jobean; whether a canal exits above or below it depends on the section | NOAA Coast Pilot 5 |

Measure your boat's air draft, which includes any antenna, radar or tower, and remember that a high tide can leave less room under a bridge than the published figure. The U.S. 41 bridges are at Punta Gorda, and for homes on that side of the river see our Punta Gorda homes for sale page.
Whether a Northwest Port Charlotte or Gulf Cove canal exits the Myakka above or below the El Jobean bridge depends on the section, so confirm the route on NOAA chart 11426 before you buy for a mast. NOAA lists no fixed highway bridge between the South Gulf Cove lock and Charlotte Harbor; confirm on NOAA chart 11426, and remember that the lock is the limit there. The Port Charlotte Beach and Harbor Boulevard canals reach Alligator Bay and the harbor south of the Peace River bridges, and NOAA names no fixed highway bridge on that route; canal bridges inside the neighborhood are not published.
No clearance for a Port Charlotte neighborhood canal bridge is published by NOAA; measure at high tide. Edgewater Drive crosses the Sunrise Waterway, for example, and a buyer with a tall mast should have any such crossing measured before an offer.
Is there sailboat access from Port Charlotte?
Sailboat access means a route with no fixed bridge below your mast height and enough water for your keel at low tide, and no official definition exists. Sailboat access has to be shown route by route, not by neighborhood name.
On the Peace River, a boat from Harbour Heights passes under fixed bridges of 45 feet each, so a mast under 45 feet clears them. On the Myakka River the El Jobean bridge is fixed at 25 feet and the Tamiami Trail bridge at 15 feet. South Gulf Cove has a published limit that is not a bridge: the county lock, whose chamber size, beam and draft limits are not published. For Northwest Port Charlotte and Gulf Cove, the answer depends on the section, so confirm the route on NOAA chart 11426. For the interior Edgewater, Elkcam, Spring Lake, Tarpon and Pellam systems, no route is published. The county's 2012 study counted 1,180 sailboats, 11.1 percent of the 10,613 boats it surveyed, which shows that sailboats are a real share of the boats on these waters.
How does the South Gulf Cove lock work?
South Gulf Cove's canals reach the Myakka River and Charlotte Harbor through one county lock at 15801 Cattle Dock Point Road. Boaters work the chains and interlocked gates themselves. The county sets the lock's hours and has changed them several times, including a closure of several months before it reopened in May 2025, so check the county's lock page and marine advisories.
Data updated: October 2026.
The county's operating instructions describe the sequence. Inside the lock, a boater holds the boat by the lines provided, does not tie to the lock wall, and pulls and holds the chain to close the door. When the water is level with the outside, the boater pulls and holds the chain until the door is fully open and a voice prompt sounds. At the dock, the boater checks that no boats are staged and no manatees are present, then holds the chain until the lock cracks and the door opens. On the manual control the gates are interlocked, there is a 10 second delay before the gate cracks, and it takes about 20 seconds for the levels to equalize.
The county also opens the lock at times to raise canal water levels, as in its May 7, 2026 marine advisory. This page prints no lock hours and no special-opening times because they change. Lock chamber size, beam and draft limits are not published. Read the county's lock page and its marine advisories before you plan a trip, and ask Public Works in writing for dimensions if your boat is large.
What happened to the South Gulf Cove parallel lock?
The county designed a second lock beside the existing one, at Cattle Dock Point Road in the Butterford Waterway at the turn basin, to cut downtime at the existing lock. The minutes of the South Gulf Cove Waterway advisory board for December 17, 2025 record that the Board of County Commissioners decided to cancel work on the parallel lock, and that the county is adjusting the design contract to focus on a new tender house for the existing lock (minutes).
The county's older project page for the parallel lock still shows a $12,891,801 budget and 90 percent plans under review, so the two county sources disagree; we follow the dated minutes. The existing lock remains the only way in and out, so ask the county about current lock work and any closures before you plan a boat around it.
How restricted are South Gulf Cove boats?
The county's 2012 Regional Waterway Management System study counted 388 restricted boats and about 13.26 miles of restricted channel in South Gulf Cove, the most in the county. The study predates Hurricanes Ian and Milton, so treat it as a 2012 picture and not a current depth chart.
The study measured access by comparing a boat's draft with the channel depth at mean lower low water. It rated access as not restricted, somewhat restricted (0.5 feet), restricted (1.0 or 1.5 feet), severely restricted (2.0 or 2.5 feet) and blocked (3.0 feet or more). Separately, the county's exterior maintenance dredge for South Gulf Cove covers a 1,850 foot channel from the lock to the Myakka River, 60 feet wide, with a target of minus 5.0 feet at mean low water, and it is in survey, design and permitting. The county's own documents give different budgets for that dredge, so this page prints no dollar figure.
How deep is the water, and which pass do Port Charlotte boats use to reach the Gulf?
Port Charlotte boats reach the Gulf through Charlotte Harbor, and the deep route is Boca Grande Pass, a federal channel 32 feet deep. Gasparilla Pass had a reported 3.5 foot bar in 2003, and Stump Pass should not be attempted without local knowledge. Canal depths are not published, so check the depth at the dock at low tide.
Data updated: October 2026.
NOAA's Coast Pilot 5 describes the main points. The federal project provides a channel 32 feet deep from deep water in the Gulf to Port Boca Grande. Tidal currents in the entrance channel average 2.2 knots at strength, and the ebb can reach 3 to 4 knots, which NOAA names as the hazard when it runs against the wind. At Gasparilla Pass, "local knowledge is needed to carry the deepest water," and the reported controlling depth over the unmarked bar was 3.5 feet in 2003. Stump Pass, between Knight Island and Manasota Key, "should not be attempted without local knowledge." NOAA also reports numerous floating piles in Charlotte Harbor and adjacent waterways.
On the rivers, NOAA reports that a depth of 9 feet can be taken into the mouth of the Myakka River and 3 feet to a marina at El Jobean. The county's published dredge targets give the nearest figures for canals: minus 3.8 feet at mean low water for the Northwest Port Charlotte exterior channels (permitted to minus 5.0 feet), minus 5.0 feet for the South Gulf Cove exterior channel, and minus 4 feet for the Gulf Cove interior design. The county's dock rule asks for minus 4 feet at mean low water at the end of a dock, which is a useful yardstick for what a canal needs to hold. These are targets and design figures, not measured depths at any lot.
Where are the public boat ramps near Port Charlotte canals?
The Florida Fish and Wildlife Conservation Commission's boating guide lists six public ramps on or near the Port Charlotte canals. Confirm fees and hours on the county parks page before you go.

Are there manatee and speed zones on Port Charlotte waters?
Yes, on the Peace River and in a few other places. State rule 68C-22.015 sets slow speed within 1,000 feet of shore on the Peace River from the U.S. 41 bridge to the I-75 bridge, and slow speed from the I-75 bridge to the Harbor Heights area outside the marked main channel. It also sets 25 mph zones in the marked river channel east of I-75.
The rule lists no manatee zone for the neighborhood canals or the Myakka River mouth, but that is not a statement that no speed rule applies, so obey posted signs and state law near docks. Rule 68D-24.108 sets slow speed minimum wake at the Gasparilla Island causeway bridge area on the Intracoastal route near the Gulf passes.
Which boat fits which Port Charlotte canal area?
Fit depends on three numbers you supply: draft, mast or tower height and beam. Match them to the route: 45 feet on the Peace River, 25 feet at El Jobean, the South Gulf Cove lock, and the depth at the dock. Where no public figure exists, the table says to check at the address.

What do Port Charlotte canal assessments (MSBUs) cost?
Port Charlotte waterway assessments run from $0 to $300 a year per unit in FY27, depending on the unit (Northwest Port Charlotte was $310 in FY26). They are charged per equivalent residential unit, not by home value, and vacant lots pay the same as built lots; South Gulf Cove instead charges by frontage, $50 for waterfront lots and $25 for dry lots. Confirm the unit and rate on the tax bill before you offer.
Data updated: October 2026.
A Municipal Service Benefit Unit (MSBU) is a separate non-ad valorem line on the property tax bill, set by fiscal year; FY27 began October 1, 2026. The table repeats the county's adopted or proposed labels.
| Waterway unit | Area | FY25 | FY26 | FY27 | What it pays for | Seawalls excluded in the ordinance |
|---|---|---|---|---|---|---|
| Northwest Port Charlotte | Myakka side, northwest sections | $100 | $310 (adopted) | $150 (adopted) | Dredging, maintenance, clearing, navigation markers, safety devices | Yes |

Source: Charlotte County MSBU budget sheets, retrieved October 28, 2026; confirm on your tax bill. Rates are dollars per equivalent residential unit per year. The Gulf Cove FY26 county file is a preliminary sheet.
The county's FAQ states that the rate is not based on assessed value, that there is no hardship exemption, and that the assessment stays with the property at sale. Combined lots still pay for each underlying lot.
What do the waterway units pay for, and what don't they?
The waterway units fund dredging, clearing, navigation markers and safety devices, and in South Gulf Cove the county lock and cattail removal. They do not fund a homeowner's seawall.
The ordinances for Northwest Port Charlotte, Buena Vista, Edgewater North, Harbour Heights, Manchester, Hayward Canal and South Bridge state that the unit shall not include seawalls. The others do not list seawalls among the work they fund. In every case the lot owner pays for the seawall.
What other assessments sit on a canal lot's tax bill?
A canal parcel can sit in a waterway unit, a street and drainage unit and a stormwater unit at once. Street and drainage units pay for paving, drainage, sidewalks and bridges, not dredging or seawalls.
| Street and drainage unit | Rate |
|---|---|
| Greater Port Charlotte | $149 occupied, $163.73 vacant (FY25 to FY27, adopted) |
| Northwest Port Charlotte | $80 in FY26 and FY27 (it was $218 in FY25) |
| Gulf Cove | $125 (FY27 proposed) |
| South Gulf Cove | $119 maintenance; sidewalk $41 in FY26 and $13 in FY27; $300 paving on the paving phases |
| Harbour Heights | $203 (FY27 adopted) |
| Gardens of Gulf Cove | $543 (FY26 adopted, FY27 approved) |
Source: Charlotte County MSBU budget sheets, retrieved October 28, 2026.
Stormwater units charge by the acre: $76 in Mid-Charlotte (FY27, adopted) and $103.10 in West Charlotte (proposed). As an example of stacking, a South Gulf Cove waterfront lot in paving Phases 2 to 5 carries up to about $510 in FY26 and $482 in FY27 ($50 plus $119 plus $41 plus $300, and $50 plus $119 plus $13 plus $300), before stormwater. Not every lot carries the paving charge.
Which dredging projects are under way?
The county publishes no completion dates for its dredging projects, so check the unit's page.
- Northwest Port Charlotte exterior dredge: in survey and design as of October 15, 2026, with a $1,267,000 budget funded by assessments and FEMA claims.
- Gulf Cove: design and permitting for the 35 interior canals, with dredging funded in the FY27 proposed budget.
- South Gulf Cove: exterior channel dredge and the new lock tender house (the parallel lock was cancelled), both described above.
- Manchester: exterior and interior maintenance dredge in design and permitting.
- Buena Vista: access channel and main canal last dredged in 2025.
- Harbour Heights: the dredge is deferred after the July 2025 hearing, and the canals were last dredged in 2017.
How do I follow my waterway unit?
Each county unit page posts agendas, minutes, budgets, the unit map and the latest bathymetric survey, with an email sign-up. Before a new or higher assessment, owners receive a mailed notice headed "This is not a bill," and written comments are accepted for 20 days after mailing.
Who pays for a seawall in Port Charlotte, and what does one cost?
The lot owner pays for a seawall in Port Charlotte. Canal assessments fund dredging and channel work, not seawalls, and the county's one seawall repair program has closed. Punta Gorda's budget material shows concrete seawall replacement at an estimated $480 per linear foot, a public anchor and not a Port Charlotte price.
Data updated: October 2026.
Seawall condition is part of a canal home's price. Edgewater North's median year built is 1960 and South Gulf Cove's is 2016. Age is not condition, but it is a reason to inspect.
What does a seawall replacement cost?
Charlotte County publishes no seawall price; the only public figures found are from Punta Gorda. Its FY2027 budget material in the June 17, 2026 council packet estimates replacement of a seawall with 12.5 foot panels at $480 per linear foot. A February 22, 2024 WINK News report put a typical Punta Gorda replacement in the high $40,000s to $50,000, with FEMA and the state covering 95 percent for qualified Ian walls.
Those are Punta Gorda anchors, not Port Charlotte prices. For scale, $480 per foot over a 100 foot frontage is $48,000. Quotes vary with access, material and soil, so get several written bids, and ask your carrier whether the policy covers a seawall. A February 2024 WINK News report counted more than 6 miles of seawall destroyed in Punta Gorda Isles; no source reviewed counts damaged seawalls in Port Charlotte canals.
Is the county seawall repair program still open?
No. The program reimbursed up to 50 percent of paid seawall repair costs for homestead single family homes whose seawalls were damaged by Hurricane Ian or Nicole. The complete packet was due May 31, 2025, and the expenditure deadline was June 30, 2025. No successor program was found.
A recorded Declaration of Restrictive Covenants was required for reimbursement, so ask the title company whether one is recorded against a home you are buying.
How do I check a seawall before I buy?
Ask the seller for the seawall and dock permits, final inspections and any warranty before the inspection period ends, and hire a licensed engineer or marine contractor to inspect above and below the waterline. Many home inspectors exclude seawalls, so confirm the scope in writing. The indicators below come from public engineering guidance in Miami and Fort Lauderdale, not Charlotte County rules.
| What to look at | What it can mean | Who confirms |
|---|---|---|
| Wall leaning or cap rotated toward the water | Tieback or anchor failure, soil pressure | Licensed engineer |
| Cracks in panels or caps, spalling, exposed rebar | Corrosion of reinforcing steel | Engineer or marine contractor |
| Joint gaps between panels, soil staining on the water side | Soil escaping through joints; voids forming | Engineer |
| Sinkholes or depressions in the lawn a few feet behind the cap | Active soil loss behind the wall | Engineer |
| Weep holes blocked or absent | Water pressure behind the wall cannot release | Marine contractor, engineer |
| Cap low against the surrounding grade, or water at the top on a high tide | Overtopping risk | Surveyor, engineer |
| Mixed materials or a patched section | Partial replacement; ask for permits for each | County permit history |
| A new wall | Permit, engineer seal, material and warranty to assign | Seller documents |
Look at the neighbors' walls on both sides, because a failing neighbor wall can erode your lot, and price repairs into the offer using written bids. An owner-builder permit bars sale for one year after completion, so ask about a sale inside that window.
What permits do docks, boat lifts and seawalls need in Charlotte County?
A seawall, dock or boat lift in Charlotte County needs a building permit, and state or federal approval may also apply. On a manmade canal a dock may not extend more than 25 percent of the open water span or 25 feet from the mean high waterline or seawall, whichever is less. County fees combine review fees and a building fee based on project value.
Data updated: October 2026.
How far can a dock extend into a Port Charlotte canal?
County code section 3-9-65(b)(2) limits a boating structure on manmade canals to the lesser of 25 percent of the open water span or 25 feet from the mean high waterline or seawall. County staff verify the open water span for a fee, so check your lot before you plan a dock.
Other rules in that section: at a canal end, structures stay inside a 45 degree line from each corner to the canal midpoint; structures more than 15 feet seaward of the seawall need white or yellow reflectors; and live-aboards are allowed only in marinas. A structure may not impede safe navigation.
What does a seawall, dock or boat lift permit involve?
All three need a county building permit. The county's fee text is county review fees plus a building fee of 0.004 times the project valuation when valuation is $50,000 or more, plus a $90 right-of-way review and a $95 zoning review at issuance, and a Notice of Commencement over $5,000. The county page gives no fee total.
| Permit | Key documents | Possible outside approvals |
|---|---|---|
| Seawall | Application, accessory structure affidavit, Notice of Commencement over $5,000, signed and sealed drawings and engineering, site plan, survey | FDEP and the Army Corps of Engineers |
| Dock | Same pattern, plus a subcontractor worksheet for electrical or other trades | FDEP and the Army Corps of Engineers |
| Boat lift | Manufacturer engineering for a new lift, or a hold harmless agreement for a used or relocated lift | FDEP and the Army Corps of Engineers |
Owner-builder permits bar sale within one year of completion. A seawall, dock and fence may go in on a vacant lot before a house, and the county does an on-site environmental review for a vacant-lot dock, seawall or boat lift.
When do state and federal permits apply?
Florida statute 403.813 and rule 62-330.051 exempt private docks of 1,000 square feet or less of over-water surface in artificial waterways, and seawall restoration at the previous location or within 18 inches waterward. Federal approval may still apply.
A seller who patched a seawall years after a storm may not have used the storm exemption, so ask for the permit or exemption paperwork. The Army Corps regional general permit SAJ-20 covers single-family docks for up to four motorized vessels and expires March 28, 2028, and the state programmatic general permit VI covers minor shoreline work. This is not legal advice; ask the county and FDEP about your lot.
Do manatee rules limit a single-family dock?
Rarely. Charlotte County's Manatee Protection Plan, accepted in 2017, exempts residential single-family docks with four or fewer slips from its boat facility siting strategy, though the dock must still meet federal, state and local rules. The plan matters for facilities of five or more slips, such as an association dock.
Are Port Charlotte waterfront homes in a flood zone?
Many are, but not all. In FEMA map checks at sample points, most canal-front points fell in Zone AE with base flood elevations of 8 to 10 feet, a few harbor and river shore points in Zone VE, and part of the Harbor Boulevard corridor in shaded Zone X. These are sample points, not a parcel lookup, so check the address.
Data updated: October 2026.
A flood zone and a base flood elevation (BFE) are separate from the elevation of the house, and the house's lowest floor sets the insurance premium.
How current are Charlotte County's flood maps?
Charlotte County's effective flood maps date from December 15, 2022. FEMA's map layer shows that date on 118 of the county's 123 panels, and the other 5 still carry a May 5, 2003 date. FEMA's preliminary and pending layers held no Charlotte County panels on October 28, 2026.
One Letter of Map Revision notice for unincorporated Charlotte County was published in the Federal Register on January 21, 2026. The county says the Coastal A Zone, where waves of 1.5 to 3 feet can occur in the base flood, must be regulated to the highest V-zone standards, while the Limit of Moderate Wave Action has no significance for NFIP premiums.
What base flood elevations apply on Port Charlotte canals?
In the sample checks, base flood elevations on canal areas were typically 8 to 10 feet NAVD88, 11 to 13 feet along the harbor and river shores, and 7 to 8 feet in Gulf Cove and South Gulf Cove. The table shows the pattern by sampled area.
| Sampled area | Zone pattern | Base flood elevation (feet, NAVD88) |
|---|---|---|
| Harbor shore and Edgewater side | AE inland of narrow VE strips | AE 9 to 11; VE 11 to 13 |
| Midway and Sunrise Waterway side | AE | AE 9 to 11; VE 12 to 13 |
| Ollie's Pond, Tippecanoe and El Jobean side | AE with VE near the river | AE 8 to 10; VE 11 to 12 |
| Central sections, Tamiami Trail and Easy Street | Mixed AE and shaded X | AE 9 to 10 |
| Harbor Boulevard corridor, Rampart and Peachland | Mostly shaded or minimal X, small AE pockets | AE 10 or no BFE |
| Gulf Cove and South Gulf Cove | AE | 7 to 8 |
| Harbour Heights | AE with shaded X | AE 10 to 11; VE 13 |

The county's maps use NAVD88, which the county says averages 1.15 feet lower than the older NGVD29, so a certificate or survey in NGVD29 has to be converted before it is compared with the current base flood elevation. The county's example: a finished floor at 10 feet NGVD29 is 8.85 feet NAVD88.
Where do I find an elevation certificate?
Charlotte County's flood portal lets you look up the flood zone and base flood elevation, and download available elevation certificates. If none exists, a Florida licensed surveyor completes FEMA's form FF-206-FY-22-152.
Ask the seller for the certificate before the inspection period ends. In FEMA's policy data for the six ZIPs, about 9 percent of sampled policies report being rated with an elevation certificate (1,369 of 14,536), but FEMA states that a blank does not mean none exists.
What is Charlotte County's 50 percent rule?
If the cost of an improvement or repair is more than 50 percent of the value of a building in a FEMA high-risk flood zone, the county requires the building to be brought up to Florida Building Code standards, including elevation. The rule applies to A and V zones, not to Zone X, and the structure's value excludes land.
The county's example: a Property Appraiser value of $250,000 gives a $125,000 threshold for a remodel. The work counts all materials and labor. A home built below today's base flood elevation can be fine to buy and insure, but a large remodel can trigger the rule, so get the contractor's estimate and the building value before the inspection period ends.
What does flood and wind insurance cost on a Port Charlotte waterfront home?
FEMA's policy data for Port Charlotte's six ZIPs show single-family flood policies averaging $1,923 a year in premium and $2,377 with fees, with Zone AE policies at $2,033 and Zone X at $930. Citizens' 2026 recommended averages for Charlotte County are $2,994 for a homeowners policy and $5,202 for wind-only. These are averages, not quotes.
Data updated: October 2026.

How much does floor height change a flood premium?
In the six-ZIP data, Zone AE policies whose lowest floor is 2 to 4 feet above base flood elevation averaged $941, against $1,894 for 0 to 2 feet above and $2,847 below it. That is an association, not a promise.
| Rated lowest floor versus base flood elevation | Policies | Mean premium |
|---|---|---|
| Below | 177 | $2,847 |
| 0 to under 2 feet above | 4,299 | $1,894 |
| 2 to under 4 feet above | 1,507 | $941 |
| 4 feet or more above | 106 | $699 |
Source: FEMA OpenFEMA NFIP redacted policies v3, six-ZIP Zone AE single-family policies with a rated elevation difference (6,089 policies).
The six-ZIP mean full-risk premium for Zone AE is $3,465, and FEMA states that rates cannot rise more than 18 percent a year for most policyholders, so premiums can keep rising at renewal.
What does CRS Class 5 mean for a Port Charlotte flood policy?
Charlotte County is CRS Class 5, and FEMA values Class 5 at a 25 percent discount, applied under its current pricing to Regular Program policies inside and outside the high-risk zones. In the six-ZIP data, all but one of the 14,536 sampled policies carry Class 5.
The Community Rating System is an NFIP program, so ask any private carrier how it rates.
Does Citizens require flood insurance?
Citizens does not sell flood insurance, but it requires it on many wind-covered policies. Personal residential policies with wind coverage inside the Special Flood Hazard Area must carry flood insurance. Outside it, the requirement applies by dwelling value, $400,000 or more since January 1, 2026, and reaches most wind-covered personal policies by January 1, 2027.
Condo unit-owner policies, tenant policies and policies that exclude wind or hail are not covered by the requirement. Check Citizens' live flood page before you rely on these dates, because the rules are phased in.
What do Citizens wind and homeowners policies average in Charlotte County?
Citizens' 2026 recommended averages for Charlotte County are $2,994 for a multi-peril homeowners (HO-3) policy and $5,202 for a wind-only homeowners policy, from the rate filing Citizens' board approved on December 10, 2025. These are averages, not quotes.
A wind-only policy means a separate flood policy is also needed. A wind mitigation inspection can earn credits. This page adds no single flood-plus-wind total, because each depends on the house, the lowest floor, the roof and the carrier.
Is private flood insurance an option?
Yes. Florida's Office of Insurance Regulation lists insurers eligible to write primary or excess flood coverage outside the NFIP, and private insurers may have higher limits or broader coverage than the NFIP. The NFIP building limit for a single-family home is $250,000, so a canal home priced above that usually needs excess or private coverage for the gap.
No source reviewed compares NFIP and private premiums for Port Charlotte canal homes, so get quotes on the actual address.
How did Ian, Helene and Milton affect Port Charlotte waterfront areas?
Charley, Ian and Milton each left a different mark on Port Charlotte. Charley's eyewall crossed it in 2004, Ian brought record Peace and Myakka river crests in 2022, and Milton pushed 5 to 8 feet of surge into northern Charlotte Harbor in 2024. Check each address, and ask sellers about repairs, permits and prior claims.
Data updated: October 2026.
The National Hurricane Center's reports give the record. Charley made landfall at Cayo Costa as a Category 4 on August 13, 2004, and its eyewall struck both Punta Gorda and Port Charlotte. Ian made landfall at Cayo Costa as a Category 4 on September 28, 2022; Port Charlotte surge sensors stayed dry because of offshore winds, but the Peace and Myakka Rivers crested at record levels. Helene brought a storm surge of 3 to 5 feet above ground level along the coast including Charlotte Harbor in September 2024. Milton made landfall near Siesta Key as a Category 3 on October 9, 2024, with 5 to 8 feet of surge in the northern part of Charlotte Harbor and along the Peace River.
For Charlotte County as a whole, the county reports that after Milton it completed more than 5,900 damage assessments, with over 2,500 structures sustaining major damage and about 250 homes destroyed, primarily due to storm surge. The National Hurricane Center reports that in Charlotte County Helene destroyed 8 structures, with 1,900 others having major damage, most of it due to storm surge.
Ian's dry surge sensors do not mean Ian spared Port Charlotte. The National Flood Insurance Program still recorded 997 Ian claims in the six Port Charlotte ZIPs plus Harbour Heights, mostly coded rainfall or tidal overflow.
| Storm | NFIP claims | Claims paid | Total net paid |
|---|---|---|---|
| Ian (September 2022) | 997 | 419 | $20,487,635 |
| Helene (September 2024) | 737 | 622 | $53,666,138 |
| Milton (October 2024) | 636 | 485 | $29,713,690 |
Source: FEMA OpenFEMA NFIP redacted claims v3, data as of September 8, 2026, totals for the six Port Charlotte ZIPs plus ZIP 33983. These are insured losses only and understate total flooding, because many buyers carry no flood policy. They are not by area and are not a reason to avoid any area.
Ask the seller what repairs were made after each storm and whether permits were closed. Florida law also requires sellers to make a flood disclosure under section 689.302 of the Florida Statutes.
What are the evacuation zones?
Charlotte County uses evacuation zones A to E. The county states that it has no certified Red Cross shelters; county-staffed shelters may open, they are pet friendly, and the county calls them a last resort. Confirm your zone on the county's Know Your Zone lookup before you buy.
What should you check before you buy a waterfront home in Port Charlotte?
Before you buy a waterfront home in Port Charlotte, confirm the boat route and bridge heights, the depth at the dock, the seawall's condition, the dock and lift permits, the waterway unit and every assessment on the tax bill, the flood zone and elevation, and the flood and wind quotes for that exact address. The checklist below puts them in order.
- Check the route. Trace the water from the lot to Charlotte Harbor on NOAA chart 11426 and compare every fixed bridge with your boat's air draft, including any antenna or tower.
- Check the depth. Measure the water at the dock at low tide against your boat's draft, and ask for the latest county survey for the waterway unit.
- Check the lock if the home is in South Gulf Cove. Read the county's lock page and marine advisories, and ask Public Works for the dimensions if your boat is large.
- Check the water type. Ask for a salinity reading at the address, since no public source classifies every canal.
- Have an engineer inspect the seawall above and below the waterline, and ask for the permit and any warranty.
- Check the dock and lift. Compare the dock's length with the 25 percent or 25 foot rule, and ask for the permits and the lift's capacity.
- Ask the title company whether a Declaration of Restrictive Covenants from the closed county seawall program is recorded.
- Read the tax bill. Find the waterway unit, the street and drainage unit and any stormwater charge, and confirm each rate and its fiscal year.
- Check the flood zone, the base flood elevation and the elevation certificate for the address, in NAVD88.
- Get an NFIP quote, a private flood quote and a wind quote before the inspection period ends.
- If you plan a remodel, ask for the structure value and run the county's 50 percent test.
- Ask when NFIP flood coverage would start. The county's insurance page says it generally starts 30 days after purchase unless it is tied to a loan or a transfer of title.
- Check the evacuation zone on the county's Know Your Zone lookup.
- For lake or pond homes, ask for the association budget, the recorded declaration and any rules on the water.

No. NOAA places Port Charlotte on Alligator Bay, on the north side of the Peace River 3 miles above the entrance, on Charlotte Harbor. Boats reach the Gulf through the harbor and a pass, with Boca Grande Pass the deep route.
What is the closest beach to Port Charlotte?
Port Charlotte Beach Park, at 4500 Harbor Blvd, is a 16.08 acre bayfront county park on Charlotte Harbor with a sand beach and boat ramp. It is a bay beach, not a Gulf beach.

What does sailboat access mean in Port Charlotte?
No official definition exists. Here it means a route with no fixed bridge below your mast height and enough water for your keel at low tide. Prove it route by route on NOAA chart 11426.
Can sailboats get out from Port Charlotte canals?
It depends on the route. From Harbour Heights a mast must clear 45 foot fixed bridges. From South Gulf Cove boats use the county lock, and NOAA lists no fixed highway bridge between the lock and the harbor. For Northwest Port Charlotte and Gulf Cove it depends on the section, so confirm on NOAA chart 11426.
What is the bridge clearance at El Jobean?
NOAA lists the El Jobean highway bridge on the Myakka River as fixed at 25 feet, 3 miles above the mouth, and the Tamiami Trail bridge 10 miles above the mouth at 15 feet. Confirm on NOAA chart 11426 and measure at high tide.
Do Harbour Heights boats pass under fixed bridges?
Yes. Boats leaving Harbour Heights pass under the I-75 twin fixed bridges and the U.S. 41 twin fixed bridges, 45 feet each according to NOAA. A mast taller than 45 feet cannot pass either.
Does South Gulf Cove have a lock?
Yes. South Gulf Cove's canals reach the Myakka River and Charlotte Harbor through one county lock at 15801 Cattle Dock Point Road. The lock is a boating limit in addition to canal depth, and its chamber size, beam and draft limits are not published.
What are the South Gulf Cove lock hours?
The county sets the hours and has changed them several times, including a closure of several months before the May 2025 reopening. This page prints no hours. Check the county's lock page and marine advisories.
Is a second South Gulf Cove lock being built?
No, as of the latest county record we read. The South Gulf Cove Waterway advisory board minutes for December 17, 2025 record that the County Commission cancelled work on the parallel lock and refocused the design contract on a new tender house for the existing lock. The county's older project page still lists a $12,891,801 budget, so check with the county before relying on either.
Are Port Charlotte canals saltwater?

Are there freshwater canals in Port Charlotte?

Which pass do Port Charlotte boaters use to reach the Gulf?
Boca Grande Pass, where the federal channel is 32 feet deep. Gasparilla Pass had a reported 3.5 foot controlling depth over an unmarked bar in 2003, and NOAA says Stump Pass should not be attempted without local knowledge.
What is an MSBU on a Port Charlotte tax bill?

The lot owner. The waterway units fund dredging, channel marking and, in South Gulf Cove, the lock. Seven units' ordinances state the unit shall not include seawalls, and the others do not list seawalls among the work they fund.
How much does it cost to replace a seawall?
Charlotte County publishes no seawall price. Punta Gorda's FY2027 budget material estimates replacement at $480 per linear foot, and a 2024 WINK News report put a typical Punta Gorda replacement in the high $40,000s to $50,000. Those are not Port Charlotte prices, so get written bids.
How long do seawalls last?
No reliable figure applies to every wall. Life depends on material, age, soil and storms. Ask for the permit history and have an engineer inspect the wall above and below the waterline.
Do you need a permit for a seawall in Florida?
In Charlotte County a seawall needs a county building permit, and state or federal approval may also apply. State statute 403.813 and rule 62-330.051 exempt some restoration in artificial waterways, including within 18 inches waterward of the previous location.
