Key takeaways for Southport on the Bay buyers

  • Two price layers, never mixed. Collier County recorded 17 qualified sales at a $3,700,000 median in 24 months, from $2,175,000 to $7,000,000, and the MLS counted 10 closings at $3,725,000 in the last 12 months (Collier recorded qualified sales and Southwest Florida MLS).
  • The market moved up. The county 12-month median rose from $3,275,000 to $3,750,000, and the MLS median rose from $3,100,000 to $3,725,000. The records give no cause.
  • Supply on October 21, 2026: 9 active listings from $1,995,000 to $4,350,000, with a $3,250,000 median ask. Asking prices are not sale prices.
  • Newer homes carry the price. 31 of the 100 homes carry a year built of 2020 or later, and their 8 recorded sales in 24 months had a $4,262,500 median.
  • Water is mixed. A parcel-to-water screening, not a survey, found 33 homes backing onto interior ponds and 11 touching the mapped Little Hickory Bay polygon; ask for the dock file on the exact address.
  • Every tested parcel is in a mapped flood zone: all 111 are in AE, and all are in Hurricane Evacuation Zone A.
  • The association's rules are specific: leases of at least 60 days, board approval before any exterior change including repainting, and a $3,000, $5,000 or $10,000 construction deposit by project size.
  • No association dollar fee is published. It is billed each December, due January 1, and the estoppel certificate for a specific home states the amount.

Where is Southport on the Bay, and what is inside it?

Southport on the Bay is inside the gated Barefoot Beach community in unincorporated Collier County, with a Bonita Springs mailing address, ZIP 34134. It has about 100 homes on four streets and four recorded plats, an inner gate, interior lakes, a preserve lot and a small park, but no clubhouse or courts of its own. Data updated: October 2026.

The Collier County parcel layer returns 112 parcels whose legal description starts "Southport on the Bay": 100 improved single-family homes, 3 private vacant lots, 1 lot under construction at 183 Topanga Dr, and 8 association-owned common parcels. The plats are Unit One (97 parcels), Unit 2 (13), Unit 2A (1) and Unit 2B (1, at 51 Southport Cv). Because older counts vary, "about 100 homes" is the supportable public figure.

Southport Cove is a street of Southport on the Bay, not a separate community. No plat or parcel is named Southport Cove, 41 improved homes sit on Southport Cv across all four plats, and the association's own welcome packet places its Sunset Park common area on Southport Cove. The common parcels are three lake parcels, a 7.66-acre preserve lot at 213 Topanga Dr and four small tract lots. The county carries them at nominal values.

Southport on the Bay by street, Collier County roll, 2026

All four streets 100 2014 2,807 0.30 $2,603,340

Just value is Collier's 2026 assessment of a property, not a sale price. Malibu Cv has the highest street median just value, and the other three streets sit between $2.1 million and $2.7 million.

Southport on the Bay homes by build era, Collier County roll

Build era Homes Median heated sq ft Median lot (acres) Median 2026 just value

2010s 27 3,090 0.30 $2,666,661
2020s 31 2,667 0.31 $3,197,113

The roll's year built is the current improvement. By year, the 31 homes from the 2020s are 2 from 2020, 1 from 2021, 5 from 2022, 8 from 2023, 10 from 2024 and 5 from 2025.

Is Southport on the Bay gated?

Yes, in two layers: the Barefoot Beach guardhouse first, then Southport's own gate. The association's gate document describes RFID tags, QR passes, keypad codes and guard control, with more than 250 gate cycles a day. This page makes no claim about crime or solicitors and does not describe gate procedure for guests. For other gated neighborhoods in the city, see Bonita Springs gated communities.

What services come with the association?

As the association's welcome packet states (read October 2026), the speed limit is 15 mph and there is no street parking. Trash pickup is Tuesday, and trash, recycling and yard waste are collected Friday. Fiber television and internet are bundled through Hotwire and billed with the association. Services can change, so ask the association for the current packet before you rely on any of them.

Does Southport on the Bay have a clubhouse, pool or courts?

No. Southport on the Bay has no clubhouse or courts of its own. The association's welcome packet says residents do not have access to the clubhouse and courts just north of the entrance, which belong to a different association. The private Club at Barefoot Beach is separate and optional, and its public pages do not tie membership to owning a home, so ask the club. The common amenities Southport names are Sunset Park with benches, the interior lakes and the preserve parcel.

What Southport on the Bay homes are for sale right now?

On October 21, 2026, the Southwest Florida MLS showed 9 active Southport on the Bay listings, asking from $1,995,000 to $4,350,000, with a $3,250,000 median ask. Four are on San Mateo Dr, three on Topanga Dr and two on Southport Cv. Asking prices are not sale prices. Data updated: October 2026.

200 Topanga Dr $1,995,000 4,060 $491 100

Source: Southwest Florida MLS (Matrix), pulled October 21, 2026, against the Collier parcel layer. The median ask is the fifth of nine asks, $3,250,000, and the median is 100 days on market. The MLS living-area field can run well above the county roll's heated area for the same address: 207 San Mateo Dr lists 4,954 square feet in the MLS against 2,227 heated on the roll, and 195 San Mateo Dr lists 4,333 against 2,432. For that reason, ask for the permit set or an appraisal before you compare homes by size, and treat the per square foot column as the MLS listing's own figure.

What do Southport on the Bay homes sell for?

Southport on the Bay homes sell in two price layers. Collier County recorded 17 qualified sales in the 24 months to October 2, 2026 at a $3,700,000 median, from $2,175,000 to $7,000,000, and the MLS counted 10 closings in the last 12 months at a $3,725,000 median. Data updated: October 2026.

The county layer is Collier County recorded qualified (arm's-length) sales, newest October 2, 2026. The MLS layer is Southwest Florida MLS closings pulled October 21, 2026. We tracked every Collier recorded qualified Southport on the Bay sale of the last 60 months for this page. The two layers do not match sale for sale: a closing can be unqualified on the roll (related parties, partial interest) or recorded just outside a window. Each has its own table, and the two measure area differently, so this page does not compare their per square foot figures. The county 12-month median rose from $3,275,000 to $3,750,000, a gain of $475,000 or 14.5 percent, and the MLS 12-month median rose from $3,100,000 to $3,725,000, a gain of $625,000 or 20.2 percent. The MLS median days on market rose from 123 to 158, and the sold-to-list ratio rose from 87.6 percent to 93.3 percent. The records give no cause for any of these moves.

Table A. Collier County recorded qualified sales, window ending October 2, 2026

Window Qualified sales Median Low High Median per heated sq ft (county roll)
Last 12 months 9 $3,750,000 $2,600,000 $6,000,000 $1,269
Prior 12 months (October 2, 2024 to October 2, 2025) 8 $3,275,000 $2,175,000 $7,000,000 $1,220
Last 24 months 17 $3,700,000 $2,175,000 $7,000,000 $1,269
Last 60 months 34 $3,687,500 $1,825,000 $7,000,000 $1,348

The 60-month window includes two vacant-lot sales, and its low of $1,825,000 is the October 2022 sale of 185 Topanga Dr as a vacant lot; the roll now shows a home there with a year built of 2025.

Table B. Southwest Florida MLS closings, pulled October 21, 2026

Last 60 months 35 $3,450,000 $818 83 92.8% $2,175,000 $7,000,000

The MLS counted 10 closings in the last 12 months against 9 recorded qualified sales, because one closing can fall outside the county's qualified file or window. On the county side, the newest qualified sale in the file is October 2, 2026.

The first nine rows are the last 12 months and the last eight are the prior 12 months. 54 Southport Cv appears twice, at $3,450,000 in June 2025 and $3,750,000 in August 2026, and the roll dates that home 2025. A sale price may include a prior home, and the year built and heated area are today's roll figures, so the per square foot column describes the current building at the sale price, not necessarily the building that sold.

Era: 2020s 8 $4,262,500 $2,800,000 $7,000,000 $1,515

Footnote: a sale price may include a prior home. The roll's year built is the improvement standing today, so a lot sold with an older house or as a teardown appears in the era of what stands there now. Medians print only where a group has three or more sales.

Why do newer homes carry the price in Southport on the Bay?

Homes built in 2020 or later are 31 of the 100 on the roll, and 2024 alone has 10. Their 8 recorded sales in the last 24 months had a $4,262,500 median, the highest of any era, and across 60 months their 12 sales had a $4,512,500 median. The roll's median 2026 just value for these homes is $3,197,113, against $1,984,057 for homes built before 2000.

The MLS also puts the 2020s highest over 60 months: 14 closings of 2020s homes at a $4,125,000 median, against 9 closings of 2000s homes at $2,900,000 and 5 of pre-2000 homes at $3,050,000. Collier's monthly permit reports show 10 new principal single-family permits on the four streets since 2020, 3 of them teardown replacements (226 Malibu Cv, 219 Malibu Cv and 52 Southport Cv), so the 31 homes with a 2020s year built include rebuilds and finished spec homes. A sale price may include a prior home, so read the era split as a pattern, not a price list.

What do vacant lots in Southport on the Bay sell for?

The roll shows 3 private vacant lots, and 183 Topanga Dr, coded vacant on the roll, has a new-home permit issued October 17, 2025. The recent recorded lot sales are 185 Topanga Dr at $1,825,000 on October 20, 2022 and 183 Topanga Dr at $2,450,000 on May 3, 2022. Check the flood zone, the association's architectural review and the permit history before you price a lot. For land elsewhere in the city, see Bonita Springs land for sale.

How do docks and boating work in Southport on the Bay?

Southport on the Bay is a bay, canal and pond neighborhood: many homes have a private dock and lift, and some back onto interior ponds instead. A parcel-to-water screening, not a survey, found 33 pond-backed homes and 11 touching the mapped Little Hickory Bay polygon. Ask for the dock file. Data updated: October 2026.

Docks are the real diligence item here, because dock rights, seawall condition and lift capacity are lot-level facts that no public record summarizes for the whole neighborhood. The recorded plat, the dock permit and as-built for the lot, and the Dock Owners' Association documents settle them.

What water is next to each home?

We screened the 100 homes against the National Hydrography Dataset water polygons and checked the result against aerial imagery. The result is a screening of parcel geometry, not a survey, and it does not say whether a given lot has a dock. It found 33 homes backing onto the neighborhood's interior ponds, which are not boat water, and 11 homes (plus 2 vacant lots) touching the mapped Little Hickory Bay polygon: Malibu Cv 218 to 224, the even numbers from 202 to 212 San Mateo Dr, and 195 San Mateo Dr. That leaves 56 homes that the screening places on canals, coves or the street ring, where the data alone cannot resolve frontage. No tract on the parcel roll carries a marina or dock land use, and we found no published count of homes with deepwater, lift-ready frontage.

Southport on the Bay Dock Owners' Association, Inc. (Sunbiz N94000006293, incorporated December 14, 1994) is a separate nonprofit from the Property Owners' Association. Whether a dock membership attaches to a deed is a document question, and the association says boat lift cover applications go to its architectural review committee first.

What dock rules apply?

Collier's Land Development Code section 5.03.06 governs dock facilities. In the code excerpt we read, a dock on a waterway 100 feet wide or wider may protrude a maximum of 20 feet, and on a narrower waterway the lesser of 25 percent of the width or 20 feet. Confirm the figures against the published code before you rely on them. The county's administrative variance form for dock construction measures from mean high water and lists a $1,000 fee.

A dated local example shows why the rule matters. Hearing Examiner petition BD-PL20240007420, for 185 Topanga Dr (Lot 90, Southport on the Bay Unit One), asked to extend a dock 32.25 feet beyond the 20-foot maximum, to 52.25 feet in total, into a waterway about 209 feet wide, for two slips and personal watercraft lifts. It was heard March 13, 2025, and the public notice does not state the outcome. The county's permit file shows a marine permit issued at the same address on October 17, 2025, with a declared value of $100,000. A dock above mean high water is generally also reviewed at the state and federal level, so ask which permits are on file for the lot.

2021 3
2022 5
2023 10
2024 3
2025 2

There were none in 2020. Of the 25 marine permits, 21 sit on lots the screening does not place on interior ponds, which supports the pattern that docks sit on the bay and canal lots. The county has not posted the June 2021 and December 2023 files, so every permit count on this page is a floor. Declared values are the applicant's figures, not construction costs.

Where does the boat route go?

Boats from Southport on the Bay reach the Gulf of Mexico through Little Hickory Bay and Wiggins Pass. Under Florida Administrative Code 68C-22.023(2)(c)1, the Little Hickory Bay waters at Southport lie in a year-round slow-speed manatee zone, except the marked channel where (2)(e)1 allows 30 mph. We hand-checked the boundary against the parcel coordinates, which is not a legal survey, and FWC says the rule text prevails over its maps.

NOAA's Coast Pilot calls Wiggins Pass "subject to frequent changes" and gives no controlling depth, and Florida State Parks lists a Wiggins Pass maintenance dredge effective September 25, 2026 with no end date posted. This page therefore prints no channel depth and no travel time to the Gulf. For the depth at a specific dock, ask for a recent survey, and for the pass, check the state park's page and the Corps or Florida Department of Environmental Protection notice.

The rules say to see the governing documents for current text. The association says the covenants and bylaws were re-adopted by owner vote in fall 2021 and that amending them takes a two-thirds vote of the entire community. We could not read the 2021 covenant PDF, so the lease rule above is verified from the 2019 recorded instrument and should be confirmed against the 2021 text. We also did not read the pet, vehicle or exterior color rules, so ask for the covenants and the rules and regulations before you assume anything about them. The older Restated Declaration (OR 2594 PG 259, 1999) and any Certificate of Revitalization under Florida Statutes 720.403 to 720.407 are the settling records for what the covenants say today.

Can I rent out a home in Southport on the Bay?

Yes, within the recorded rule: a lease of at least 60 days, no more than three leases a calendar year, and a copy of the lease to the board 10 days before possession. Collier's short-term rental registration under Ordinance 2021-45 covers rentals of fewer than 30 days, and the 60-day minimum already sits above that line. Florida law keeps counties from setting minimum stays, but a private covenant is a different layer, so the association's rule controls. Of the neighborhoods inside the gate, Southport's 60-day minimum sits between the 30-day Club and Bayside minimums and the 90-day beach lanes minimum.

What does architectural review require for building or repainting?

The architectural review committee must approve any building, renovation or exterior change, including repainting, before work starts. The construction deposit is $3,000, $5,000 or $10,000 by project size, the Certificate of Occupancy is due within 18 months for new construction, and the fine is $100 a day. Contractors work Monday to Saturday from 7 a.m. to 6 p.m., and the rules bar street parking. Collier's permit reports show 10 new single-family permits on the four streets since 2020, so the process is in regular use. The flood section below gives the county side.

Who manages the association?

The association is managed by a licensed community association manager, and the current contact is on the association's own site. The recorded 2019 rules name an earlier manager, so use the association's entity, Southport on the Bay Property Owners' Association, Inc., when you request documents. It is a separate entity from the Dock Owners' Association and is a member of the Barefoot Beach Master Association.

What should Southport on the Bay buyers know about flood zones and building?

All 111 Southport on the Bay home and lot parcels we tested sit in FEMA flood zone AE, with a base flood elevation of 10 feet on 101 and 11 feet on 10, and all are in Collier Hurricane Evacuation Zone A. An elevation certificate settles any one home. Data updated: October 2026.

We queried FEMA's National Flood Hazard Layer at the centroid of each of the 111 parcels (100 homes and 11 vacant or common parcels), and every one returned zone AE, the coastal floodplain subtype, on the NAVD88 datum. The 10 parcels at 11 feet are 178, 179, 181, 183, 185, 193, 195, 197 and 199 Topanga Dr (nine in all) and 53 Southport Cv; the other 101 are at 10 feet. This is a point query, not an elevation certificate, and it does not replace a lender's flood determination. Collier's flood map panels took effect February 8, 2024. We could not confirm the panel number for these parcels, so FEMA's Map Service Center is the settling record.

What is the elevation standard for rebuilding?

Collier requires the lowest floor of new and substantially improved structures at base flood elevation plus 1 foot in the Special Flood Hazard Area. For a Southport lot at 10 feet, that means a finished lowest floor at least 11 feet NAVD88, and at 11 feet, at least 12 feet. Collier Ordinance 2019-01 treats a repair or improvement costing 50 percent or more of a building's market value as substantial improvement, and the same 50 percent test applies to substantial damage after a storm. Collier's unincorporated area has been in FEMA's Community Rating System since October 1992 at Class 5, a 25 percent discount on National Flood Insurance Program premiums. No public source gives a Southport premium, so this page prints none.

What is the hurricane evacuation zone?

All 111 tested parcels returned Zone A in Collier County's evacuation layer on the query date. Florida's Know Your Zone page describes Zone A as the zone most likely to be evacuated first, so check your address on the Collier County emergency assistance page. The National Hurricane Center reported maximum inundation of "8 to 12 ft AGL" in Bonita Beach and North Naples during Hurricane Ian on September 28, 2022. That is a regional figure, and we found no Southport-specific damage record.

How much building has happened since 2020?

Collier's monthly issued-permit reports show 378 unique permits on the four Southport streets from January 2020 to September 2026. The counts are floors, because the June 2021 and December 2023 files are not posted.

The demolition column counts three demolition permits: 226 Malibu Cv (2020), 219 Malibu Cv (2021) and 52 Southport Cv (2022), each followed by a new home permit. The permit reports also show 19 pool permits and two large additions: $1,500,000 at 63 Southport Cv (July 2023) and $1,325,000 at 72 Southport Cv (February 2023). The declared values below are permit values, not sale prices or construction costs.

What does it cost to own in Southport on the Bay?

Owning in Southport on the Bay starts with Collier's 2025 final millage of 9.5058 mills, or $35,171.46 a year on $3,700,000 of taxable value, the county 24-month median, before exemptions and non-ad valorem lines. The association fee is billed each December, and no dollar figure is published. Data updated: October 2026.

The association fee. No recorded document or association page we read gives a dollar amount. The association's own FAQ says the annual fee is billed each December and due January 1, that it includes the Barefoot Beach Master Association share, and that late amounts carry 18 percent interest. Southport holds 104 of the Master's 716 doors, one delegate and two votes. The estoppel certificate for a specific home states the exact amount, any unpaid balance and any special assessment. Florida Statutes 720.30851 sets the estoppel fee caps and a 10-business-day delivery clock for a homeowners association, and section 720.401 covers disclosure to a prospective buyer. We found no special assessment in the association pages we read, and the estoppel settles it. Listing-entered fee fields are agent-entered, so they are not association facts.

Property tax. Collier's 2025 final total for the Barefoot Beach millage areas (areas 3, 143 and 167, which carry the same stack) is 9.5058 mills, which is $950.58 a year per $100,000 of taxable value. The Collier parcel layer shows 9.4020 mills for 2026, labeled preliminary, so always read the year printed beside a rate. No municipal levy applies, because Barefoot Beach is unincorporated.

Worked example at the county 24-month median of $3,700,000. Taxable value is assumed equal to the price with no exemptions, which makes the tax an upper bound, and the loan is an assumed 80 percent.

Line Amount Basis
Property tax, per year, 2025 final rate $35,171.46 $3,700,000 x 9.5058 / 1,000
Same price at the 2026 preliminary rate $34,787.40 $3,700,000 x 9.4020 / 1,000, preliminary
Deed documentary stamps $25,900 $0.70 per $100; Collier custom is the seller, and the contract controls
Loan at 80 percent $2,960,000 Assumption
Mortgage documentary stamps $10,360 $0.35 per $100 of the loan; buyer
Intangible tax $5,920 0.2 percent of the loan; buyer
Owner's title premium $11,825 Florida promulgated rate; in Collier the buyer customarily pays and chooses the closing agent, and the contract controls
Lender's title premium (simultaneous issue) $25 Rule 69O-186.003 minimum; buyer
Down payment (20 percent) $740,000 Assumption
Cash at closing before variable lines $768,130 Down payment + mortgage stamps + intangible tax + lender's policy + owner's policy

The owner's premium is $575 on the first $100,000, plus $5.00 per $1,000 on the next $900,000 ($4,500), plus $2.50 per $1,000 above $1,000,000 ($6,750 on the remaining $2,700,000), for $575 + $4,500 + $6,750 = $11,825. The $2,960,000 loan exceeds the 2026 conforming limit of $832,750 for one unit by $2,127,250, so it is a jumbo loan. A cash purchase skips the mortgage stamps, intangible tax and lender's policy. Recording, title search, closing fee, appraisal, lender fees, prepaid items, association dues and insurance are variable lines this page does not estimate.

Does homestead apply in Southport on the Bay?

Homestead applies only if the buyer makes the home a permanent Florida residence and applies by March 1, and a seller's exemption does not carry over. A change of ownership resets the assessment to just value on January 1 of the following year, so the seller's lower assessed value does not follow the home. The Barefoot Beach page covers the exemption, the Save Our Homes cap and portability in more detail.

Who pays for title insurance and closing costs in Southport on the Bay?

In Collier County the buyer customarily pays the owner's title policy and chooses the closing agent, and the deed documentary stamps are customarily the seller's. The contract controls, and the title premium is set by rule, so it does not vary by agent. Ask for the estoppel and the association documents early, because the review period for them runs inside your contract.

Yes, twice: the Barefoot Beach guardhouse, then Southport's own gate, which the association describes as using RFID tags, QR passes and keypad codes.

Is every home in Southport on the Bay on the water?

No. A parcel-to-water screening, not a survey, found 33 homes backing onto interior ponds and 11 touching the mapped Little Hickory Bay polygon, with the rest on canals, coves or the street ring. Ask for the dock file on the exact address.

Do Southport on the Bay homes have docks and boat lifts?

We found none in the association pages we read. The estoppel certificate and the association's budget settle it for a specific home.

What is an estoppel certificate and who pays for it?

It is the association's written statement of fees, balances and assessments for a home. Florida Statutes 720.30851 sets the fee caps and a 10-business-day delivery clock, and the contract sets who pays.
