The story count of the Golf Residences buildings has not been confirmed for this page, so ask the association for its latest reserve study and any special assessment.

What does it cost to own in Traditions?

The yearly cost of a Traditions home is the Grey Oaks master association, the villa or condominium association, the mandatory equity club dues and the property tax, with no community development district (CDD) on top. The club and the neighborhood associations publish no current schedule, so we print only figures we can source. Data updated: October 2026.

Master association fee

The Grey Oaks Property Owners' Association assessment was $1,509 a quarter, $6,036 a year, as posted on its resident portal in September 2026, including Comcast cable, internet and ADT monitoring. The budget is set each November; confirm the current quarter on the estoppel certificate.

Villa and condominium association dues

The Villas of Traditions HOA and the Golf Residences condominium association each charge their own assessment and do not publish it; ask for the last two statements and the estoppel certificate.

Resale capital contribution

A buyer pays a capital contribution at closing capped at 0.33 percent of the price by section 3.4 of the recorded Grey Oaks declaration (Instrument 6667205); the board sets the live rate within the cap.

No CDD

Grey Oaks parcels carry no non-ad valorem assessment on the certified roll, and no Grey Oaks or Halstatt special district exists on Florida's registry.

Property taxes

Traditions is unincorporated Collier County. The millage in Grey Oaks runs 9.4020 in the North Collier Fire district and 10.4020 in the Greater Naples Fire district, so check the district on the seller's bill.

Leasing rules

What to ask for before an offer

Ask for the seller's last tax bill, the last two association statements, an estoppel certificate showing the capital contribution rate, and the club's current dues schedule.

Is club membership required in Traditions?

Yes. Every Grey Oaks owner, Traditions included, must hold an Equity Golf or Equity Sports membership in Grey Oaks Country Club under the recorded Mandatory Membership Amendment (Official Records 4797, page 1963, May 16, 2012). The club publishes no current joining fee or dues. Data updated: October 2026.

Equity Sports

Equity Sports includes unlimited golf from May to October and none from November to April, per the club's 2026 membership guide, with an optional Non-Equity Golf Joining Waitlist.

The grandfather exemption

Owners who bought before June 1, 2014 were exempt, but the exemption does not pass to a buyer.

The courses and clubhouses

The Pine course, a Clifton design from 1993, reopened in November 2023 after Andrew Green's $15 million renovation; the Palm opened in 1997 and 1999 and the Bob Cupp Estuary course in 2003. The main clubhouse is about 62,000 square feet. Traditions homes sit on the east campus near the Pine and Palm courses.
