How The Estates compares with the rest of Grey Oaks
The Estates' $6,199,500 county median is about 1.6 times the Grey Oaks median of $3,975,000 over the same 12 months, second only to The Estuary's $9,000,000 on 5 sales.
The $16.5 million record
The highest recorded sale in Grey Oaks, $16.5 million on Indian Pipe Way, recorded December 18, 2025, is an Estates sale.
How fast Estates homes sell
A median 27 days on market and 98.4 percent of list on the MLS, both tighter than the Grey Oaks medians of 52 days and 94.9 percent.
The year-over-year move
The county median moved from $4,200,000 on 7 sales to $6,199,500 on 10. With samples this small, one or two large sales move the median a long way, so compare streets and lot sizes, not just the median.
Where is The Estates inside Grey Oaks?
The Estates is a sub-association of 167 platted lots on 12 streets on the east campus of Grey Oaks, in ZIP 34105, built from 1993 to 2025 with a median build year of 2000 on the county's residence records. Teardown and rebuild is real here: at least six Estates lots sold as improved homes, then sold again as vacant land, and carry a new house built from 2016 to 2025.
The 12 Estates streets
Bulrush Lane, Indian Pipe Way, Spicebush Lane, Day Lily Place, Chicory Lane, Buckthorn Way, Tarflower Way, Thistle Way, Silverleaf Lane, Bellflower Lane, Dahlia Way and Indigobush Way at numbers 2900 to 2928 only.
Not every Indigobush Way address
Indigobush Way numbers 3099 to 3127 belong to The Mews, a different Grey Oaks neighborhood, so check the house number on a listing.
Lots and homes
The median Estates home has about 4,943 square feet of living area on a lot of about 0.69 acres, the largest lots in Grey Oaks.
The association
The Estates is its own neighborhood under the Grey Oaks Property Owners' Association. A Tampa-area entity named Grey Oaks Estates HOA on Sunbiz is a different community; do not confuse the two.
Building new in The Estates
Replacement homes on Estates lots go through the master association's architectural review and Collier County permitting, and the county recorded no builder-direct Grey Oaks sale in the last 12 months.
What does it cost to own in The Estates?
The yearly cost of a The Estates home is the Grey Oaks master association, The Estates neighborhood assessment, the mandatory equity club dues and the property tax, with no community development district (CDD) on top. The club and the neighborhood associations publish no current schedule, so we print only figures we can source. Data updated: October 2026.
Master association fee
The Grey Oaks Property Owners' Association assessment was $1,509 a quarter, $6,036 a year, as posted on its resident portal in September 2026, including Comcast cable, internet and ADT monitoring. The budget is set each November; confirm the current quarter on the estoppel certificate.
The Estates neighborhood assessment
The Estates neighborhood association charges its own assessment on top of the master fee and does not publish it; ask for the last two statements and the estoppel certificate for the exact address.
Resale capital contribution
A buyer pays a capital contribution at closing capped at 0.33 percent of the price by section 3.4 of the recorded Grey Oaks declaration (Instrument 6667205); the board sets the live rate within the cap.
No CDD
Grey Oaks parcels carry no non-ad valorem assessment on the certified roll, and no Grey Oaks or Halstatt special district exists on Florida's registry.
Property taxes
The Estates is unincorporated Collier County in the North Collier Fire district, 9.4020 mills. The median tax bill across all Grey Oaks parcels was $20,537, and Estates bills run higher with the values.
Leasing rules
The master declaration allows leases of six to 12 months (section 10.1), and a neighborhood association may only be stricter.
What to ask for before an offer
Ask for the seller's last tax bill, the last two association statements, an estoppel certificate showing the capital contribution rate, and the club's current dues schedule.
Is club membership required in The Estates?
Yes. Every Grey Oaks owner, The Estates included, must hold an Equity Golf or Equity Sports membership in Grey Oaks Country Club under the recorded Mandatory Membership Amendment (Official Records 4797, page 1963, May 16, 2012). The club publishes no current joining fee or dues. Data updated: October 2026.
Equity Golf
Equity Golf gives year-round golf on the Pine, Palm and Estuary courses, per Grey Oaks Country Club.
Equity Sports
Equity Sports includes unlimited golf from May to October and none from November to April, per the club's 2026 membership guide, with an optional Non-Equity Golf Joining Waitlist.
The grandfather exemption
Owners who bought before June 1, 2014 were exempt, but the exemption does not pass to a buyer.
The courses and clubhouses
The Pine course, a Clifton design from 1993, reopened in November 2023 after Andrew Green's $15 million renovation; the Palm opened in 1997 and 1999 and the Bob Cupp Estuary course in 2003. The main clubhouse is about 62,000 square feet. Estates homes sit on the east campus, close to the main clubhouse and the Pine and Palm courses.
Is The Estates in a flood zone?
Flood zones in Grey Oaks vary by lot: in a 228-point sample across the community, 35.1 percent of points sat in Zone AE or AH and 64.9 percent in Zone X, with no coastal V zone, and base flood elevations ran 8.5 to 10.5 feet NAVD88. Check the exact Estates lot before you price insurance. Data updated: October 2026.
FEMA map panels
Grey Oaks is on FIRM panels 12021C0392J and 12021C0384J, effective February 8, 2024. FEMA's proposed new Collier maps entered appeal on August 19, 2026; search an address at the FEMA Flood Map Service Center.
Evacuation zone
The Grey Oaks east campus, which includes The Estates, is in Collier Hurricane Evacuation Zone C.
Map amendments
FEMA has 21 letters of map amendment or revision on file in Grey Oaks; ask the seller whether the lot has one.
Schools and location for The Estates
The Estates addresses are zoned for Poinciana Elementary, Gulfview Middle and Naples High for 2026-27, all graded A, on the district's zoning maps; Poinciana Elementary is at 2825 Airport-Pulling Road across from Grey Oaks. Confirm the zone for an exact address with the district's school zone lookup. Data updated: October 2026.
Drive times from the Grey Oaks main gate

City or county
The Estates is unincorporated Collier County, so Collier County handles permits and the Collier flood map applies.
