Recorded sales on the county file

The county file shows 10 qualified Oyster Harbor sales in the 12 months to August 17, 2026, at a $2,137,500 median, with the lowest at $1,299,000 and the highest at $3,200,000. We tracked every recorded Fiddler's Creek sale on the Collier County file to build these numbers.

Listed sales on the MLS

The Southwest Florida MLS recorded 11 closings at a $2,125,000 median in the 12 months to October 13, 2026. The MLS misses sales that never went through a listing, and the county file misses nothing that recorded, so the two rarely match exactly.

What is Oyster Harbor at Fiddler's Creek like?

Oyster Harbor at Fiddler's Creek is a single-family village that is still selling new homes on Kumamoto Lane and the neighboring village streets: 279 homes and 42 vacant lots on the county roll (350 parcels in all), built 2015 to 2025. It is one of 35 villages in Fiddler's Creek, a gated community of about 2,900 homes on 3,932 acres of the Marco Shores/Fiddler's Creek planned unit development, and its owners belong both to the village association and to the Fiddler's Creek Foundation. For Jesse and Marc's full guide to Fiddler's Creek, both CDDs village by village and the flood map, see McGreevy and Comisar's Fiddler's Creek community guide.

Oyster Harbor homes and floor plans

Oyster Harbor homes are single-family houses on individual lots, built 2015 to 2025. Floor plans and lot sizes vary by builder and phase; ask for the survey, the permit history and the builder's plan name with the listing.

Who built Oyster Harbor

Oyster Harbor was built by a 2014 joint venture between the Fiddler's Creek developer and Taylor Morrison; the developer now markets Oyster Harbor new homes "From $2,400,000 + Homesite". Fiddler's Creek as a whole is developed by the Gulf Bay Group of Companies (Aubrey J. Ferrao), which has managed the community since inception.

The Oyster Harbor association

Oyster Harbor owners belong to Oyster Harbor Village at Fiddler's Creek Association, Inc. (Florida corporation N14000011635, record), which sets village rules and its own dues, and to the Fiddler's Creek Foundation, Inc., the master association filed in 1996. Village dues are not published centrally; ask for the association's budget and estoppel certificate.

The setting

Oyster Harbor is reached through the three staffed Fiddler's Creek gatehouses. The community is bounded by Collier Boulevard on the west and US 41 on the north, with Rookery Bay's preserve lands and the Belle Meade Preserve along its edges and Marco Island Executive Airport about half a mile from the boundary to the south.

What does it cost to own in Oyster Harbor?

The yearly cost of a Oyster Harbor home is the CDD #2 assessment on the property tax bill, the Oyster Harbor association dues, the Fiddler's Creek Foundation assessment that carries The Club and Spa, and the property tax itself. The CDD figures below come from the official FY2027 budgets; the Foundation and village dues are not published on a public page, so we do not print a number we cannot source. Data updated: October 2026.

The CDD line on the tax bill

Oyster Harbor is in Fiddler's Creek Community Development District #2, and its CDD charge depends on the lot group. The CDD #2 FY2027 budget lists $4,447.66 per unit for Oyster Harbor Phase Three, $4,474.75 for the 76-foot and 62-foot replat lots, and $1,797.75 for every other Oyster Harbor lot, which pays operations and maintenance only. Ask which group a lot is in before you compare two homes. Source: the CDD #2 FY2027 budget. The CDD charge appears as a non-ad valorem line on the Collier County tax bill.

The Fiddler's Creek Foundation

Owning a home brings mandatory social membership in the Fiddler's Creek Foundation, subject to its assessments, and that membership includes The Club and Spa. The Foundation does not publish its quarterly dues; the estoppel certificate (Florida Statutes s. 720.30851) and the disclosure summary (s. 720.401) give the current figures at contract.

Listing-reported recurring fees

Listing agents enter a "total annual recurring fees" field on the MLS. For Oyster Harbor the median entry was $9,212, as reported on listings closed in the last 12 months or active on October 13, 2026. It is agent-entered, not an association figure, so verify it against the association's own statements.

Property taxes

Fiddler's Creek is in unincorporated Collier County. The 2025 millage for unincorporated areas served by Greater Naples Fire and Collier Mosquito Control totals 10.5058 mills, before the CDD line. Your bill resets to market value after a sale, so do not budget from the seller's homestead bill.

What to ask for before an offer

Ask for the seller's last tax bill to see the exact CDD line, the Oyster Harbor association's budget and last two statements, the Foundation estoppel, and any capital contribution at closing. A $15,000 Capital Acquisition Assessment for Club and Spa membership appears in 2010 bankruptcy filings; its current amount is not published, so ask.

Is golf membership required in Oyster Harbor?

No. Golf at Fiddler's Creek is an optional membership by separate application, and owning a Oyster Harbor home does not include it. The developer's legal disclosures state that The Golf Club and the Tarpon Club are not recreational property or common areas and are privately owned and operated by affiliated companies of the seller; a home gives you the opportunity to apply. What every owner does get is social membership in the Fiddler's Creek Foundation, which includes The Club and Spa, subject to the Foundation's assessments. Data updated: October 2026.

The Golf Club at Fiddler's Creek

The Creek Course is an Arthur Hills design, par 72, 7,200 yards from the tournament tees, with a 75.1 rating and 144 slope, an 18-acre practice facility with Toptracer bays and a 23,000-square-foot putting course (club golf page). It reopened in December 2024 after a renovation of about $10 million, Troon Prive has managed it since October 2021, and Golfweek's Best 2026 ranks it tied 80th among U.S. residential courses. Initiation and dues are not published.

The Club and Spa

The Club and Spa comes with Foundation membership: a clubhouse of about 54,000 square feet, a resort pool complex, fitness center and full-service spa, six Har-Tru tennis courts, pickleball, bocce, and the Caxambas and Gator Grille restaurants. A new tennis pro shop was under construction in October 2025.

The Tarpon Club

The optional Tarpon Club adds a beach pavilion on Marco Island and the Tarpon Club Marina on Isles of Capri, by separate membership.

Collier County's Community Rating System Class 5 gives NFIP policyholders a 25 percent discount.
